This is a good apartment, but there are some issues we dealt with while living there for 1.5 years.Pros:1. The pet policy is great. There are no weight/breed restrictions, and that is tough to find.2. The townhomes were nice in terms of living room and bedroom size.3. Our neighbors to our right/left were amazing, and I wouldnt trade them for anything. We lucked out in having great people living near us that were respectful and quiet.4. The amenities were good, particularly the 24/7 gym. The pool area is clean and allowed for lots of people to use it at the same time.5. The staff communicated regularly w/ us about what was going on in terms of issues, and the maintenance people themselves were friendly.6. The neighborhood the complex is in is nice, quiet, and overall a great area to live in (Fairborn address, but you live in Beavercreek, allowing for access to the golf course and library).7. The appliances, while old, were fixed/replaced when we put in maintenance requests. While we were there, we were given a new stove, dishwasher, and washing machine.8. The price you pay is very good for the area, and they have a military discount.Cons:1. The townhomes are old and in desperate need of updates. The appliances are not necessarily the best, and the carpets are pretty poor quality, even when new. It would be nice if they could update the look to a more modern/high-quality feel.2. Living on a golf course might be nice, but my rear windshield was broken by a golf ball. I understood the risks living here (they warn you in advance that they and the golf course are not liable, which we understood). That being said, there is ONE net that we could see to prevent stray golf balls from causing damage. They could easily install two large nets (on the two holes that surround the complex), and this could provide so much help for tenants.3. The walk to the garbage, while not tedious, is long and unlit for the majority (there is no light on the walk between the end of the units at the top of the hill and the location of the garbage/mail). We felt unsafe walking to take our garbage out/get the mail, and a light or two along that path would alleviate so many unsafe feelings.4. The clubhouse, where any packages are taken (at least from UPS and Post Office), is not open 24/7. And the hours/days are not consistent. So if you receive a package you need to access, good luck trying to get it in a timely matter if its in the evening or on weekends. We were lucky and didnt require medication/food via delivery, but I cannot imagine needing packages on time and having to deal with not being able to receive them right away.5. The clubhouse and pool would randomly be closed/rented out for staff only events and private parties, with little advanced notice (mostly, the tenants would receive a text a few hours prior letting us know the clubhouse would be closed. In order to rent the clubhouse, they need advance notice, so it would have been nice to receive that same notice of closure.6. The maintenance crew all smoke, and whenever they entered the apartment to fix anything, the smell of smoke would linger for at least 2 days. They also do not regularly salt the sidewalks (which are required to walk to take out our garbage and get our mail!) unless it snows a specific amount. When they did, there were several spots they would miss, and then over salt other areas. We were eventually given our own bag of salt, which we appreciated because we were able to salt better ourselves.7. Poop was EVERYWHERE in the complex. You could not walk through any open grass area without stepping in it. The complex has pet stations located throughout the community to help dog owners, but most dont care about picking up after them, including near our cars.8. We loved having our own washer/dryer in unit, but there is no pantry in the townhomes, and little pantry space. If they used stacking washers/dryers, they could use the space better and allow for a pantry to be created.

I lived in what they call an Eagles Nest and honestly its pretty good for the price. Its small but the open layout is cool. Kitchen is a good size for a 700 sqft apartment. Really easy and cheap to heat and cool due to that small size, which was nice in the winter. I was really impressed with the walls here. I couldnt hear neighbors above or below, left or right. Every now and then Id hear a dog bark or a cabinet slam, but overall I was very happy with it. Large bedroom closet with attic space, lots of cabinet space in the kitchen as well. We had a full pantry. Theres even an in unit W/D, and Ive never seen that in a 700 sqft apartment before. Despite being 700 sqft, 2 people and a 20 pound dog living there wasnt crammed or uncomfortable at all.Ive been in the townhomes here and they are also really nice. Perfect for roommates as there are separate bathrooms in each bedroom.Great pet policy. There are dogs like huskys, German shepherds, and I think even pitt bulls here (check this, I could be wrong). There doesnt seem to be any breed restrictions at Wexford, and I loved that. All of the dogs were friendly and the owners looked after them like they should. Also, while I lived here, pet rent was $35 for one OR two pets. Ive looked at a lot of apartments in the Dayton area, and Ive never seen that before. The cheapest Ive seen rent for two pets around here is $50.The review on here about Wexford being pitch black is complete nonsense. Nowhere in Wexford is pitch black. Thats nonsense IMO.But yea overall I liked it here and I would recommend Eagles Nest to anyone that wants an affordable place to stay for a year. Perfect for single people and young couples.

TLDR; Good priced apartments near popular hangouts/locations, pet friendly, wide ranging/amount of community events. Can get loud at times, maintenance can be slow at times. Frame of reference 2 years.Pros:Community Engagement: Even during the height of the pandemic the community managers have (and continue to) worked their butts off to provide excellent perks of being a community member. They hold regular events (i.e. Murder Mystery, Holiday Celebrations, Gift Exchanges, 5k walk/runs, Community Gardening, and many more) that help introduce members to one another. They also work regularly with keeping skunks/other pests at bay as best they can, and have built a rapport with BPD to conduct patrols around the neighborhood if needed. Regular community updates and alerts via text or portal for those that check. Very supportive of local businesses.Truly Pet Friendly: There are 8 pet waste cans with fully stocked doggie bags and an additional 3 cans themselves. No restrictions on dog breeds or forced declawing of cats. Very close to multiple parks to take your critters to as well.Price: We originally came this way via Columbus (Dublin) and comparatively we were able to go from 1 bed / 1 bath to 2 bed / 2 1/2 bath for almost the same price.Area: Pool in the complex, in the middle of a golf course. Not far from Wright State (~ 5 mins), Yellow Springs (~15 mins), Mall at Fairfield Commons (~5 mins), The Greene (~20 mins), and Wright-Patterson AFB (~10 mins). Easy access to 675. The community was extremely quick with snow removal and pot hole fixes.Extras: Complex allows for free storage of your own washer and dryer (if applicable) and provide in unit washer/dryer. Multiple recycling bins on site (next to dumpster). Rental unit for guests(pending availability). 24/7 use of gym (keycode needed), and good hours for package pickups at the office (some retailers send straight to your door)Cons:Maintenance: Bit slow to respond; though it couldve been the poor timing of outside events at fault (state shutdown).Noise: Freeway can become a bit noisy at times, along with the occasional flights going in/out of Wright-Patterson AFB.No Frame of Reference:School District: no kids at the time of our stay

I lived at Wexford for three glorious years and loved every minute of it. The thing I loved the most was the pool and the community of folks I lived around. Everyone was so nice and the management went WAY out of their way to always throw fun events that would try to include everyone. I was able to meet a lot of great friends this way.I lived in both a single bedroom and a double bedroom. Both were golf course views which were amazing.The management went out of their way to fix any issues and maintenance was always very quick to respond. If I ever find myself in need of moving back into an apartment, this will be my first stop!

Stayed at Wexford for one year. Very nice apartment complex. The townhouses are great value for money. Did not stay in the 1 story apartments, so I cant comment on those. The support staff is AMAZING - all the ladies who run the operation are extremely nice, and maintenance is typically there the same day you call. Dog friendly, $35 for two dogs. Baggie stands everywhere, so very little waste from the dogs present. Apartments arent the newest, but theyre very solidly built, and fairly quiet. No evidence of any bugs or rodents, everything VERY clean throughout the entire complex.Very nice location - golf course gives it a relative sense of peace, yet its a 5 minute drive to fairfield commons mall.Some small cons are the highway noise (I didnt notice it, being from the city, but I can see where people used to peace and quiet may get annoyed by it), the townhouses only have windows on 1 side for most units (pet peeve, I like cross breezes), and some areas (not all) the appliances and fixtures are a little older.In summary, this is a great place. Ive lived in many apartments, and I can definitely say this is one of my favorites. Nice area, nice apartments, and nice staff. Definitely recommended.

I have loved living here this past year. The town homes/floor plans are great, the landscape is well kept, the pool area is wonderful and the people who live here are so friendly. The clubhouse is very roomy to have events at. The clubhouse staff is the best! Theyre so nice, they know almost everyone by first names and are very welcoming. They also hold events for the residents at the pool which is a great way to meet everyone. Definitely recommend Wexford!

Never experienced such fast maintenance before... We have put in requests at 7:00pm and came home from work the next day to things fixed!!Price is awesome, so many of our friends cant believe we live on the golf course for what were paying!Overall, love the apartments here. Very quiet and lots of dog people :-)

This is my first and last year at Wexford. There are good and bad things about it, and I want to provide an honest perspective for people who are looking for a new apartment. At the end, Ill explain my overall rating. Also, Im not using my real name because I dont want to be discriminated against for leaving an honest review. So if Wexford tries to reply with a we have no record of you living here, thats why. If you read my review, it is very clear that I am a current tenant. Lets start with the pros.PROSMaintenance- Ive lived in six apartment complexes in my life, and I have to say that Wexford has the best maintenance team that Ive ever seen. They actually fix the problem. No need to worry about a wannabe plumber landlord half fixing things lol. They are truly great at what they do.Truly Pet Friendly- Wexford is also one of the best places that Ive seen for pets. They allow cats that have their claws, and have no weight limits for dogs. This is great when considering the trend of apartments in the area that impose weight restrictions on pets.CONSPrice- No matter how you slice it, Wexford is overpriced. I dont even blame Wexford for overcharging. It only takes enrolling in a basic econ class to understand capitalism. With that being said, there are so many other options where you get more bang for your buck with square feet and amenities. Also, In three years, Wexford has raised rent three times. The last time, they raised it $50 bucks with little notice (this was pre-COVID-19, I dont want to provide a false narrative that Wexford raised rent during the pandemic. This was months ago).Unwanted Noises- There is not a unit here that can escape the noise of the nearby highway. No matter where you are, you will hear semis at 3 in the morning. If its windy outside, and you live in one of the units next to the electrical towers, you will hear the electric lines moving in the wind all night. Its hard to ignore when trying to sleep. The walls at Wexford are also extremely thin. I hear people talking, babies crying, adults makin love, and even people snoring at night. I need not tell you how annoying that is. Not all apartments have thin walls, but Wexford does.Safety of Tenants- This is by far my biggest problem with Wexford, and the issue that I hold most against them in evaluating the apartment. Recently there was a masked man walking on the property in the early hours of the morning. While they cannot prevent a masked, possibly dangerous man walking on the property, they can take measures to better protect the tenants from a possible mugger. Unfortunately, Wexford chooses to not invest in such measures. The property is poorly lit. Im not talking about the sections up front near the entrance that everyone sees passing by. Im talking about the sections of Wexford tucked in the corners, as well as directly behind the leasing office. THEY ARE PITCH BLACK!!!!!! The fact that they dont take care of this shows a complete lack of regard for the safety of their tenants, which is absolutely disgusting. Dont believe me? Take a look for yourself behind the leasing office at night, where there are at least 20 units, before you commit to living here. It is very dark and very unsafe. I pray every night that no one gets hurt from the laziness and penny pinching of the Wexford higher ups.In summary, I gave Wexford two stars. While I really appreciate how pet friendly it is, its overpriced and unsafe. There are better places to live.Two stars is my opinion. Everything else stated is a fact. I encourage you to form your own opinion on Wexford based on your own visit and the facts I provided as a tenant. Im currently in my second year of living here. 2 bdrm, 1 bath. It is quiet with a nice view of the golf course. So far, no golf balls have hit my unit. :) The office and maintenance staff are very friendly and easy to work with. In comparison to other apartments in the area, I think this is a great place to live at a reasonable price. I would definitely recommend it!

Written in March of 2017. A great price for this area given the size of the units. I have one of the town houses.The units come with washer and dryer, a decently-sized galley kitchen, and optional garages. The toilets are a little small, but necessarily so. Carpets are kept in good shape, and the paint jobs are decent. Wexford allows tenants to paint their units for the duration of their stay, as long as they paint them back to white when they leave. Up to 2 pets are allowed, cats and dogs (some breeds are restricted). The online payment portal makes paying rent a breeze. The one complaint I have that the dumpster tends to fill up quicker than its emptied.And no, there are very few (if any) stray golf balls.
