Vanguard took over my apartment building in early 2018. Since then there has been a lack of communication, and a lack of professionalism. First of all, my roommates and I must resign our lease to continue living in our apartment. While everybody else in the building was signing leases, we were not contacted. I got worried and contacted them asking about our lease and was told that we were forgotten about and that we would be contacted soon. After one week I received no call, letter, or email. I called again asking to resign our lease, and was given a five day notice (technically 3 because they are not open on the weekend) to coordinate five tenants and a cosigner to visit the office to sign. I am still in the process of scrambling everything together, and they will not answer my calls for assistance.The lack of communication is also glaring elsewhere. Since living in the building we have received no emails from Vanguard. There was a large repair in the garage that took weeks that nobody was notified about, and we are not sure that they were even fixing. I have friends in other apartments that have had to jump through multiple hoops to attempt to resign leases as well. One of my friends is foreign, and they would not accept his LEGAL VISA as identification and told him that he needed an American license to qualify. Seems like discrimination to me. I have also heard news of them not being able to return security deposits to tenants departing because they have to work on it with their legal team. They have owned the building for five months and one would think it would be settled by now.
I am eager to write this because I came across some very negative reviews when I was researching this company that made me pretty wary, but our experience has been so good, I have to let people know. I dont know if management has changed, or why our experience was so different than the negative reviewers, but we have been very happy. This company has provided the best rental experience Ive had in twenty years. We cant get over how clear, thorough and responsive communication has been. The Parkside building is beautiful and has been well maintained over the years, including new electricity and windows, and even though they knew they had secured our commitment to the unit, they went out of their way to redo the floors and add tiles and paint, and we were moved by how clean and lovely the place is. The maintenance worker was thoughtful and found things we hadnt noticed that were a little off and fixed them, such as the bathtub plug and kitchen faucet screen. Everything feels safe and secure, beautiful, friendly and pet friendly. We hope to be here a long time! I will update if things change, but I doubt they will - seems like a solid operation. One reason I have faith that our good experience will continue is that the last two places we lived were so poorly maintained, and moving into this place we can see how well it has been maintained over the years. Additionally, as rents are rising quickly in Lakewood, we find the rent to be pretty affordable considering the quality. We are very grateful.
(Elbur Avenue Apartments). For anyone who is thinking about renting from here, my advice to you : please do not waste your time or money. This apartment caused so many issues. To start, there was a lack of care from management. I called over multiple issues with our unit, plumbing, laundry etc, and they wouldn’t come out to fix unless it was an emergency . I would constantly smell cigarette smoke on my way into the apartment building when the lease specifically mentions you are not allowed to smoke in the building. There was a big issue with parking, there is very limited parking for the tenants for each building. When you fulfilled your lease term they will deduct money from damages tenants didn’t even create. I knew I should’ve taken pictures when I moved in because of this or else they wouldn’t have believed me if I told them I wasn’t responsible for this. Please look else where there are better apartments in lakewood where your unit will be cared for with less issues.
Would totally give them a negative if I could....first of all the front lobby door at the cliffs is unlocked about every 3 or 4 times out of 10 when I come home, and they say this is a secure place!? BS!! Letter 2, they are full of two face people! Was under the impression at the beginning of this month (January) that I was paid up for this last years lease, as I am moving out at the end of the month when I was told when I moved in 2 years ago! Apparently that’s not the situation, and they’ve given me almost no time to pay them back $730 for months rent. Also I told Molly, that I could get her/vanguard the full amount next week in money order, like we had to do last month because they had misplaced my rent check as they’ve done this few times in my two years here!....Really Don’t get why I would be charged late fees on a misunderstanding and mess up on both ends! So, looks like I’m getting evicted and they are pretty much black balling me from other apt applications currently....no wonder vanguard has a barley 2/5 rating on many credibale review sites!!
If I could give this management company a 0 star I would. My apartment was filled with cockroaches when I first moved in. I was asked to fill out move in papers the last week of June and I noted some issues in my apartment that needed attention. Today is October 15, and all of these issues still have not been addressed, and the broken items still have not been fixed. Smoking apartments make all apartments in the building reek. There are definitely better managed properties in Lakewood, dont waste your time with this company or any of their properties.Ps- half of the decent ratings on here are from staff members
By far the worst company I ever rented from. They don’t care about residents at all. Only money and they’ll stop at nothing to get your money. I’m a current resident at Clifton corner between W 115th and W 116th on Clifton Blvd.I’ve tried to contact the property manager numerous times about the automatic lease renewal. I know he exists because a formal resident actually met him after threatening to bash them all over the internet. Any time I request to speak with him I get a condescending “I’ll take a message” from the collection officer but I never get a call back.The collection officer is only good at collecting money. If you are late on rent or having financial trouble don’t expect any type of assistance from them. The late charges are riculous. They filed an eviction on me but I managed to pay the $1500+. Verbally told the collection officer I would not be renewing my lease. She told me I had to give a written 30 day notice. When I went to put in my 30 day notice she claimed it was a 60 day notice. After reading my lease I learned she was correct but I feel like she did it on purpose to keep me in the lease. I asked “since I’m stuck can you change my rent due date”. The collection officer said the can’t do anything. She didn’t even try to help..The building maintenance sucks. They have a mouse issue. Parking is ok but dealing with illegal parking from surrounding businesses is annoying. Warm nights are loud from drunken bar goers. Good luck getting sleep! Your car WILL be broken into. They have cameras but they’re always “out” when you request to see footage.I’m stuck and miserable living under a company that doesn’t care about me. I should be their number one customer since I’ve paid so much in late charges. Simply moving my rent date from the 1st to the 15th was all I wanted now to compromise. Now I don’t want to be here at all. Tired of dealing with all this unprofessional nonsense. I’ve been forced to contact a lawyer.
I dont even know where to begin. I have lived here for 3.5 years. It started off okay but has progressively gotten worse. First issue, the laundry room. There are 150-ish apartments in this building and only 8 washers and 8 dryers. Aside from there not being nearly enough appliances to go around, in 3.5 years all the washers have never been working at the same time. There are constantly 2-3 washers out of order (because the parts take 6 months to get, as if) so when you decide to do laundry you basically have to fight people over them. My husband, who has lived here 2-3 years more than me believes most of these issues started when Vanguard bought the machines and started managing them themselves. You have people who will force the doors open to steal a free wash (at your expense), coin changer that is down quite often (because guess what, they manage that too), washers that dont spin the water out of your clothes forcing you to pay another $1.75 just to get the water out (no other option because wet clothes weigh a lot and are not easy to move). Not to mention i have personally witnessed an employee removing the out of order signs before showing a prospective tenant around (talk about misrepresentation!!). Second issue, maintenance. Our apartment doesnt usually require much, but when it did it was like pulling teeth. We had a leak from the bathroom ceiling so we called. They sent someone out to look at it, and they said they fixed it (only temporarily), after a few days it was leaking again. We called and told them we want it actually fixed. They came and actually fixed it but left a 12x12 hole in our ceiling that didnt get filled for a few weeks after. Maintenance issue two, the most recent winter started and we noticed that it was on average 62 degrees in our apartment. Knowing they set the heat at 72 we called to have them look at it. They came twice and said everything was fine, yet it was still extremely cold. They even came with an infrared thermometer and saw for themselves the heater wasnt running hot. So we called again, they came while we were at work, come home to a warm apt. Wondering how it was possible we learned that the knob was turned off for years, it just took this extremely cold winter of 2018-2019 to make a noticeable difference. Third issue, they have remodeled the lobby area, new brick walls, wood floors, nice new furniture (had to be thousands in cost). They plan to add grills outside for tenants to use (since having our own is against the lease) as well as other community amenities for our building. All this would be fine and dandy if not for issue one. How are you gonna spend thousands of dollars to remodel the lobby when you cant maintain the most crucial part of the building. You could have used that money to fix current appliances and purchase more so that we arent fighting over them. Fourth issue, and this one is the one that sets me off most, the renewal contract. Our lease end at the end of March, and the lease states we must give 60 days notice of intent to leave before the lease ends, which means we have to give notice by the end of January. I have no issues with this, I think it is fair. What I think is unfair is that they dont give you your renewal lease and new rent price until after that 60 day mark has passed. We received our rent increase for the new lease near the end of February, leaving us with the option to let our lease change to a month-to-month lease (increased monthly rent more than the normal increase, for convenience lol), renew at the new rent price for a whole year more only to get screwed at the end again, or to break the lease which would cost an enormous amount of money. How do you expect someone to make a financial decision this big without letting us know what we are getting into. TERRIBLE BUSINESS PRACTICE!! Needless to say as soon as we can afford to move, if ever given the rent increases and economy, we will.
If I could I would give them negative stars. By far the WORST company I have ever dealt with. I don’t even know where to begin. Last year I was living with my ex. Things got bad and I tried to move out and said I couldn’t. So I decided to get my own apartment just in a different building. When I moved in the tub was broken, closet door was off the hinge, the power switch in the living room was disconnected, and the handle for the front closet was broken. Now I moved in mid August 2018. Put a work order in when I moved in to get the stuff fixed. It is now January 2019 and nothing has gotten fixed. I call 1-4 times a week and every single time I get sent to voicemail and when I leave a voicemail no one ever calls me back. They have entered my apartment without giving me notice like they are suppose to. Now I have a ESA animal. I was told I had to have certain papers in order to keep him. I sent them the information they requested and that have been harassing me since then. I called molly and told her I will be late with rent asked if it was ok and she confirmed it would be fine. I send my money order and the next day I receive a letter saying Im being evicted. DO NOT EVER RENT FROM THIS COMPANY. THEY DO NOT CARE ABOUT THEIR RENTERS AND ONLY WANT YOUR MONEY.
Vanguard properties in Cleveland is the worst management properties that ever I experienced. There is no security of properties. I stay there more than two years. In the beginning of 3rd years my valuable stuffs were stolen from my apartment. Thief used the duplicate key to open the door and got in. I report police and to the manager about the bulgary/theft. I also ask to change lock but they didnt listen. Again after 2 days thief enter to my locked up apartment. Again I report police and also the properties manager about the incidents. I call and request them to change lock and they ask $100.00 to change lock. When I got to the office to pay $100.00, but there in the office the lady said that they need $150.00 for lock change. So I move out within 2 days from there. From these incidents I learned that those peoples have no heart, no sympathy, no kindness.
Do not, I repeat, do not rent any apartment unit from this management company, they manage over 24 of them (see their website) with 6 total maintenance men for all of them. The absolute worse around, and Im giving one star too many..not by choice. Things are not fixed in a timely fashion, or done right the first time. Parking lot where Im moving from (Windsor Apartments in Fairview Park, Ohio) is unsecured, no cameras, I had a $2,000 key job done to my car, and 2 other neighbors vehicles was also damaged with no concern from this management company. Also, at The Windsor, they are now charging new people $700/mo for a 425 square foot one bedroom apartment, with no amenities, because the building sits in Fairview Park..oh, you arent allowed to grill either. I found a 844 sq foot, two bedroom for $750, with a pool, carwash, grills, fitness room, party room, community room, extra storage space, elevators, cameras, secure entrance with buzz in feature using your home or cell phone, garage spot..etc. Please people do yourselves a huge favor, and read the other one star reviews on here, they all sing the same song..money. We dont know each other on here, so we all cant be lying. Look elsewhere people, because here, you are looked upon as a rent check..they care more about your money than you, or your personal property that sits on their private property! As of September 2020, none of the above mentioned issues have been addressed!
Ive lived at A Vanguard Properties apartment for almost one year. In accordance with my lease, I sent them notice to vacate when my lease expires 60 days prior to its expiration. Two weeks later they sent me a letter saying that my lease auto-renewed because they never received my notice. I explained to them that I mailed it a month ago, and they suggested I drop off my notice in person. The next week their attorney sent me a letter saying I owed three months rent because I didnt turn my notice in on time. Avoid renting from this company at all costs, they are horrible.
I have lived in one of their building since August, in that time I have had no hot water for a total of 10 days, had no stove for the first 3 weeks of living here (they took it out and didn’t replace it) had a massive gas leak in the building, found other residents passed out in the hall and had to call ambulances on them. A man died in his apartment and was left there for 5 days. Calling in to Vanguard regarding these issues has resulted in no action, having hot water when it’s 12 degrees out “isn’t a priority” and they have taken no action to make sure the building is kept safe for its residents. This is a disgusting and awful company to deal with. Stay away!
The Edgewater properties off of Rockyriver drive are rotting out from roof leaks. I went ahead and moved in and my first couple of months were okay until I start seeing mice and instead of blocking the holes from where they were coming in they left mice traps everywhere then I asked him to fix my sink then I asked again and again and finally it was down to a trickle so I put a cup underneath and fixed it myself. But then the real fun began after my roof leaked into my kitchen cabinets not once but four times. I actually spoke with the maintenance person and let them know if they have a roof person they need to get a new one because they have failed to fix the problem in the two years that I have been there. There was still plenty of water damage to be repaired each time that it leaked and when they were done they left all of the paint chips and dust for me to clean every time. I pointed out to them with the leak and when I had to clean the dust that there was lead paint disclosure signing when I moved in. This did not discourage them from charging me $25 to paint the apartment thats still has a leaking ceiling and water damage in the bedroom. I would have called that in to be fixed as well but the last two times they left the mess for me to clean. Because it also leaked in my dining room when they painted that I couldnt help but notice that there was mold from where they painted and a crack along the wall going into the dining room from where the repair was made. Good luck ever dealing with these people they are a joke.
Similar to an earlier review, I have tried contacting Vanguard Property Management for an apartment that they listed online. I called on Tuesday was told by someone in the office that the property manager was busy and would call me back. I never got a call back. After a day or so, I found their rental application online. I filled out the information and give the application to them. I still got no emails or phone calls and it had been three days. So I called back again on Saturday to confirm receipt of my rental application. I was told an email would be sent to all the rental agents and somebody would get back to me. Well, Monday came around and still no response.If nobody will get back with you to rent an apartment, what do you think will happen if you have a problem with the apartment after you rent it? Thank you Vanguard Properties for not responding to my emails and phone calls. You just helped me avoid making a big mistake!
This is the worst leasing company I have dealt with unfortunately. Most of the employees I dealt with were nice enough, but I am not quite sure they know what theyre doing. In my year and a half living there I had more than a few instances that were unpleasant. For one, they slipped an eviction notice under my door for lack of rent payment when I DID pay my rent and they were in posession of my check. We got this cleared up but it was still an extreme inconveniece. Once I moved out I also recieved a letter stating they were sending me to collections for non payment of my last due - which again - I DID pay and had the proof of a cashed check made out to them in my bank account. Another mishap occured when I extended my lease - they wrote monthly payment for the wrong amount. If I would not have caught it before signing I would have been paying an additional 90$ a month.I also lived in a building that consistantly had centipedes and a few mice (which I wont necessarily hold against the leasing company as I know old buildings come with this type of thing), but when I did call maintenence for assistance with the mice problem, I received a letter on my door stating they had left me mouse traps to put out on my own. I also never received any follow up in regards to an animal living in the walls that I called repeatedly about. If I had to guess I would say the animal has most likely chewed through the walls by now...Good luck to the new tenant.I would not recommend leasing any of their properties as it was more of a headache to deal with them than it was worth.
Terrible, Terrible, Terrible.I probably called the police once a week while living at my location. I caught the management in tons of lies about the safety of the place. The cameras were off but was marketed to me as being on. I found this out when I woke up to a man looking through my bedroom window in the middle of the night. He smashed out a window in the apartment complex and when the police asked for the footage from Vanguard, they had to admit they never turned on the cameras. About a year later, they still arent on.I finally offered to take them to court or let me out of my lease. They decided to let me go but kept my security deposit. Theyre jerks. I signed with a woman named Kit who was about the biggest liar on the face of the planet.The management isnt honest, will keep your deposit, does NOT care about your safety and the places arent clean. They tempt you with cheap prices but if you can get something else, believe me when I say youre better off.
0 STARS!!! DO NOT LEASE FROM THEM! Currently living at Clifton corner. The building has a rat and mouse problem. Vanguard refuses to fix the problem. Instead they keep sending out exterminators. I stopped keeping food in my house and that just made it worse. A rat bit me on my finger while I was sleeping. I shouldnt have to worry about pests in my place. I want out of my lease and they dont care. Most of my neighbors besides the ones with cats also have pests and want out. Im in the process of finding a lawyer and Ive contacted all of Cleveland news to expose these people. BUYER BEWARE!! They just want your money.
Ive lived under Vanguard Property Management for two years. In the first winter, we experienced a pretty violent cold snap, causing a grotesque amount of mildew to show up on the wall that was shared with the exterior of the building, which was, coincidentally, my bedroom and clothes closet. After throwing away some dresses and being assured by maintenance that this issue would be addressed permanently, I hung my clothes back in my closet and continued to go about business as usual. The following winter, mildew struck again, this time, with a vengeance, only now it began to drip down my walls, through my baseboards, and through the frame around my window, instead of keeping to itself in my closet. When I called maintenance, I asked why this hadnt been addressed from the prior year. Their response? A rude [we] would never guarantee anything so stupid... Do you want us to come clean it or something? I opted to have them do so, only to learn that EVERY BUILDING IN THE COMPLEX had been struggling with this disgusting issue and that nothing was scheduled to be done about it. Each time this mildew rears its ugly head, Ive called to have it dealt with but most recently, I called at 6:15pm and discovered I was in the hands of 24-hour maintenance. The rude and angry dispatcher told me that my issue wasnt important when I stressed the volume of mildew and my concern that the radiator had stopped working. She remarked something about it being an emergency line and that theyd deal with it later. Easy to say when youre in a heated office when its 28 degrees outside AND inside my bedroom. Every single time I try to deal with any issue with this leasing agency, their office is rude and unprofessional. I am shocked and appalled that not only have I spent 24 months of hard-earned money on rent in this disgusting facility, but that they have had the audacity each year to raise the price! If I could see where our money was going, Id gladly pay it, but since it seems to be going to the paychecks of their awful staff, Ill take my money elsewhere. Do yourself a favor and move back in with your parents or live in a van down by the river. Vanguard doesnt deserve your money!
Kept my security deposit for no good reason and threatened to take me to court. If I didnt know any better I would have paid the made up fines. I said I was willing to go to court and that was the last I heard. During my stay I was accused of making a mess outside and told if I didnt clean it up I would be fined. It was complete nonsense and offensive. I really wish I would have read some reviews before I rented from this company. I can not stress enough. This is a terrible company to rent from. There are much better options available.
Applied for the apartments on Elbur St. in Lakewood. Liked the the apartment but this management company only wants your money. I applied with Michelle and gave $150 for the application fee and to hold the apartment. I didnt hear anything from her in almost 2 weeks which I had to email her because she was never available and no one else knew what was going on. It took for me to reach out to get a response. I have dealt with a few apartment complexes and never have it took this long to hear back nor was ignored about approval. I have turned down the apartment because of lack of communication and of course I can not get my money back.
Terrible Experience. Doesnt even deserve one star. Here is the email that was sent to the director of operations, but never responded.Hello Dan,My name is Vinny Hokavar and we spoke over the phone Thursday afternoon last week. My girlfriend and I live in apartment 101 in the Sheffield building. When we spoke over the phone Thursday, I had expressed our dissatisfaction with your company in regards to the maintenance requests we have put in, and continuously have been denied. I am writing you to have written proof of contact and displeasure.When we spoke on Thursday, I gave you the timeline of contact between us and your company about maintenance on a cold water issue. In my records, I called your offices on January 26th to put in a maintenance request for someone to come inspect our issues with cold water. We have not been able to control our water temperature, and can only run hot water for a minute at the most. The office representative took the request and said she would forward it to maintenance and the matter would be handled. Through the coming days, which turned to weeks, we had no maintenance slip on our door or in our apartment that showed evidence of someone being there to help us with our issue. We went even longer without hot water. I was then forced to call the office again and voice my displeasure with your services.This time, 3 weeks later on February 16th in a frustrated tone I was able to patch through to the maintenance director. He explained to me that someone must leave a door slip to show they had been there. I reminded him this had not happened. He said. my guys are pretty honest with maintenance requests, I will talk to them and send someone over tomorrow to take care of it. The day came and gone, and no one had been there. We were still without hot water.Still unsatisfied with the accountability and credibility of your maintenance department, I called again and demanded that I talked to you, the Director of Operations. During our call you promised us that you would send someone over to look at the problem and that you would send a plumber if needed to fix the issue because you had an idea of the manifestation. You assured me you would call me Saturday to see if anything had changed. AGAIN, we were left without a door slip and you did not offer the courtesy of a phone call to us, to explain why no one had come or the issue remained. I find this rude, disrespectful, and a neglect of your duties as a company. If some sort of resolution is not laid out for us in the next 24 hours, we will be forced to take action.If you recall, late in November through January, we also had issues with water damage in our kitchen from a burst pipe in the unit above us. The wall showed effects of rust and mold. We sent a letter referring to all the instances we requested for it to be fixed. A similar situation that is happening right now in regards to maintenance requests and accountability. It took 2 months for someone to come to repair the wall and remove the dangerous rust and mold that was building in our apartment.With all these issues we are more than unsatisfied with your rental services. There is not a word that can describe our experience. In the 9 months that we have been living here, 4 of those months have been unacceptable living conditions, a violation of the lessor/lessee contract agreement.After all of this, we have been blessed with buying a house and cannot wait to move our of the Sheffield building. Our move date is set for the end of April. Our lease contract is up at the end of May. If you were a generous man, you would see our dis satisfactions and reward us with one positive customer service experience and terminate our lease one month early.Please inform,
Vanguard is a terrible management company. They care nothing about their costumers and only about the money. They let their employees chain smoke in the building and never fix the actual problems wrong in the apartments. I would not recommend anyone living here. You’re better off looking into 1900, the domain, the edge, or even the Langston.
Vanguard Properties staff has been so so helpful and kept a great line of communication with me through a transition process at my apartment building (Walker Weeks). Molly, Dan, and Sheila have been kind, helpful, and super understanding through any challenges that we have faced with old roommates moving out and new ones moving in!
My boyfriend and I just moved into a new apartment Jun by this company. We signed our paperwork and paid a holding fee on July 6th and we were told our move in date was the 26th of July. I have a friend that already lives at the apartment complex and when I went over 2 days before my move in date, thats when the maintenance just started working on it. On the 25th is when we met Michelle (the most unprofessional, unorganized person you will every meet) because thats when we had to pick up our keys and pay her for our first month. After signing the lease, she asked us for our money, but we werent allowed to get our keys because maintenance wasnt done... Uhh, I work for Burton Carroll properties and I know that isnt even allowed for one, and two, we signed that paperwork 20 days ago but they started 2 days BEFORE MY MOVE IN DATE! THERE SHOULD HAVE BEEN NO REASON NOT TO GET MY KEYS! So she tells us that we will get the keys tomorrow by noon, our move in date. Mind you, my boyfriend took off the whole day of work to get this done and the day after. 1 oclock rolls around and we still dont have our keys! So we give her a call and now we have to wait till 5 to even start moving! When we finally got our keys, they didnt even give us a mailbox key at all! They also put a new stove in and had to put in a new gas line for the stove, but they left it unplugged. When I went to plug it in yesterday, I realized there isnt even a plug to plug in my stove! The gas line they replaced isnt long enough for me to even move it either! Called the office this morning about it and she told us we should put it on the move in report. Excuse me?! This should have been done before we moved in! You just put in a stove that we cant even turn on! Plus they didnt put a cover on our light switch in our dining room... like how do you miss that?! After this year, I will never rent from Vanguard ever again!
Management was always responsive when I called and everyone I interacted with was pleasant during my 2 years at Lakewood Cliffs. I had a newly renovated apartment -- nothing fancy but much more updated than other buildings I had looked at. Also loved having guest parking.
Agree 100% with reviews. When I decided against renting a few places I saw, I was bullied & threatened by who I think was the owner for hold money since he implied I had wasted their time. If I hadnt been so completely naive then- I wouldve told him to go ahead & try taking me to court for that little amount of money! He actually said, Dont make me come find you...damn I shouldve filed a police report right then & there. NO WAY is anyone going to threaten me over an apartment! DO NOT rent from this unprofessional excuse for a rental company.
Very unprofessional and a complete waste of time. I called and scheduled a viewing a week ahead of time. An hour before the scheduled time Michelle sends me a text asking if we can reschedule, I tell her that’s fine. The day of our new meeting she sends me a text at the time of the viewing that she is on her way when she should already be there. I get to the apartments and text her I’m here she doesn’t respond I call her twice no answer. So I completely wasted my time driving out 30 min from where I already live to view an apartment for no one to answer I’m very disappointed in how unprofessional this whole situation is. While on my way home I decided to stop at the edge and executive house apartments because they were having an open house. They are a lot more professional they made it clear they were interested in my business unlike this place. I wouldn’t recommend to anyone.
BEWARE.The ONLY reason a single star rating is granted is because I cannot post a review otherwise.I visited my godmother over the holidays at their Windsor property in Fairview Park and I was appalled and concerned for her wellbeing. She has COPD and I saw black mold in the building. In addition to that she said that there have been at least two confirmed cases of bed bugs in her building. I have contacted the board of health and an attorney for remediation. Until I can find a new place for her, there’s a security camera being installed because she has come home to door cracked open. The Windsor is more like Hotel California from the sounds of it, stay away.
A 2.3 overall rating for Vangaurd Property Management is shocking! Unfortunately you must select at least one star or I would have not selected one at all. Every employee I have ever communicated with never gives you a direct answer, gives you the run around, or will simply lie to your face. Shame on Vangaurd Property Management for such poor business practices.
Bullies wholl get rid of you even if you are a good tenant by not renewing your lease when you call the police at 1 AM after 3 and a half hours of dealing with neighbors fighting loudly right across from your bedroom window but allow certain tenants and their visitors to do as they please just so long as they do not have to deal with the police. By the way, the neighbors who harassed me, threatened me with physical harm and called me names and fought for almost 4 hours dont have to move....shows what kind of people this company wants as tenants I guess....must be Section 8 recipients.
Havent moved out yet to experience some of these issues others are commenting but I will complain that the snow is never plowed in our parking lots until 8am and many try to leave for work around 5am. Thats a problem. The maintenance guy also owns like 3 vehicles that take up our lot and employees park there too. Peoples friends take up our parking spaces and those whom go to the bar across the street. Highschoolers take up our spaces too and park crooked and between lines. Parking is never regulated and I pay to live here yet have to park in guest parking 60% of the time.
Tried setting up multiple apartment tours at properties run by them, but was only able to see two different locations. They said they are really busy during the summer, but that should mean they should hire more help to keep up with potential tenants interest in their properties.
I was living at the one on Detroit. your right all they want is your money. DO NOT RENT FROM THEM. BAD EXPERIENCE. THEY CAME TO ME WITH A BILL THAT WAS FROM 10 YEARS AGO. DONT RENT FROM THEIR COMPANY AT ALL. IT IS NOT WORTH IT. IF i COULD GIVE THEM ZERO STARS. i WOULD. TAKE YOUR MONEY TO MORE RESPONSIBLE PEOPLE. NOT WORTH IT. BUT I am doing good. and as soon as i get these people off my back, I will be even better. Life goes on after mistakes and I learned from them. Never rent an apartment without totally investigating their conditions. banks 91 you should have sued and got your money back. That is crazy.
I called them to get some information about one of their properties, and they were SO rude and unprofessional! First, I had to call them about 6 times and leave 2 messages before I could actually get a hold of anyone, then when I finally did, the woman on the other line was of NO assistance what so ever! She actually seemed annoyed at the fact that I was calling. She was blatantly carrying on another conversation with a coworker WHILE I was trying to talk to her. Then, she had the nerve to get rude and snippy with me. I would HATE to see how they treat their tenants...
The apartment and location are great, however, management is very elusive when problems come up. I personally have had to call the police over a dozen times for the same problem that the landlord refuses to address. Finally, I had to go to the Cleveland Tenants Organization to help me resolve my problem. I really wish I could give a good review. Unfortunately, I simply cant.
I lived in a Vanguard propertyfor one year the experience was awful one month the property manager claimed they could not locate my rent payment I used the post office money order when they traced the money order it had been cashed by the property manager in her personal accountAfter I complained as far as I know nothing happened she is still employed there despite the fact that they said they reprimanded herThere were multiple occasions where I had to complain about broken fixtures in the apartment it took of them days sometimes weeks to fixThe apartment doors leading into the building constantly had to be repaired from tenants breaking the locks and climbing in and out of basement windows I was locked into a lease as soon as the lease was up I moved I have never felt so unsafe

2022-01-24This is for Elbur Avenue Apartments, which is managed by Vanguard:I loved living at Elbur Ave Apartments! The area is safe and super walkable: Giant Eagle is .3 mi away, downtown Lakewood is less than a mile, Lakewood Park is 1.3 mi. Couple of great bars nearby and Tonis Pizza is to die for!The building itself is brick with beautiful landscaping. There are kind landscapers there daily and maintenance requests are filled quickly. The resident portal was easy to use and I always had positive interactions with the staff. I could usually hear my neighbors when I was in the hallway but not in my apartment.The unit was the perfect size for me! I was lucky to have a corner unit so I had lots of windows. They are newer windows so they seal well and keep out the noise from Detroit Ave. Ceilings are tall, good amount of storage space, big bedroom. Utilities (except electric) were included in the rent, which was helpful. Neighbors were friendly and never sketchy. I will definitely miss it!Only downside was A/C and heat were too weak for me. But I had a space heater that worked great in the winter and used 2 window A/C units during the summer. So even that worked out!

2022-02-18After applying for an apartment here, I was hoping to get an apartment. Unfortunately I was told I made 186 dollars short of what was required. I mean seriously??? In a pandemic? These corporations could care less about people.. to them you are just a number. I would have been better off if I had Section 8. This is unfair and extremely heartbreaking. Lord help us.

2022-05-11Vanguard was my property manager for 3 years. Unfortunately our building was sold and we were given new property managers that are just terrible. 3 years with no issues whatsoever and now I have to deal with terrible property managers on a weekly to bi-weekly basis. Thank you vanguard. Shady Cove misses you!

2022-02-22Here is the reality of living at Lakewood cliffs apartments managed by vanguard they’ll nickel and dime you when you try to leave yet this is the “quality” of apartment they try to sell you painted tile in the bathrooms that chip every time you shower roaches everywhere painted over cliche heat vents garbage constantly piled up at the dumpster broken elevators save your money

2021-02-13I was with Vanguard for 2 years in a cheaply flipped apartment space. 1 bedroom. They do not let you sublet if you leave early. If you turn your keys over in the middle of your term they will still charge you while renting the same space out to someone else while you also still pay. Moving out of any apartment you will most likely need to touch up paint regardless and they charged me $75 twice (for touch up paint). In the end they just want your money any way they can get it.

2020-10-27Management is very attentive to issues and responds to maintenance requests timely. New online portal has simplified the process of submitting maintenance requests and communicating with management. Account setup was easy and my request was completed the next day.I’ve been living with Vanguard for three years. Over this period, management has made a clear effort to improve my building. Laundry room received new units, common areas were refreshed, and parking lot resurfaced. I’m happy to live in a building that is well taken care of!

2017-01-07Strap yourself in for a long read.My relationship with Vanguard has been tumultuous since the beginning. I have lived in the Edgecliff Apartments for the past two years. The only time I have gotten proper answers or resolutions to any of my concerns was when the owner himself, Dan, visited me to address a massive flea infestation affecting many tenants at Edgecliff. I made several pleas with Vanguard to take the appropriate action. After an entire month of calls I could wait no longer and sought the help of the health department directly. For 2 months I was living with fleas in an apartment with no carpeting, and no pets. I did my own investigating to find the source of the fleas all the while being told that they live in the grass and half-ass suggestions. I made them aware the tenant on the top floor of my building was hoarding feral cats. Before contacting the health department, the only help I received from Vanguard was outdoor pesticides being sprayed on my floors. As compensation for the grief and agony of being bitten dozens of times a day I was given a $100 Amazon gift card. I had spent $100 or more out of my own pocket trying to rid myself of the fleas.My leasing agent Kelly signed paperwork with me March 2, 2015. I was given keys to my apartment by her on March 3, 2015. Whether this is known to Vanguard or they simply disregard it is uncertain. It seems Vanguard are at best, uncertain. The times I have deposited my rent into their office drop box on the 3rd I have been considered late and charged a $25.00 fee. I was forgiven once. And they are swift to deliver a letter with their wishes to evict a tenant over such matter. I have never missed a month. Written communications I have from Vanguard state that rent must be received no later than the 3rd, but they do not make it clear if their office is closed on the 3rd they must have it before, during their business hours or youll be charged a late fee.Vanguard are not accommodating to those who arent able to contact them during their business hours. Ive been informed by one of their maintenance personnel Josh that they are keywords the **third-party answering service** will listen for during an after-hours emergency call. If one of the keywords is not spoken, there will be no help given.Most recently my oven (a decades old gas burning unit) stopped working and parts could not be found to repair. I had to shut the gas off when not using the stove top because the pilot light in the oven was not igniting the gas. Obviously the entire apartment smelled of gas because of this. As I expected, it took an entire month for a replacement to arrive. When it did, it arrived with a broken burner knob and backsplash without any paint, in true Vanguard fashion.The company contracted to plow the Edgecliff parking lot this winter scuffed the front bumper of my car, and then proceeded to back into another car before leaving the scene. I spoke with a different driver 2 days later who said the owner was driving and he was drunk. I called Vanguard and left a message but since I received no follow up call I can only assume they will make no change.There are aspects that make living here charming and pleasant at times. Its a shame that those moments are overshadowed by the lack of professionalism Vanguard has shown me. Several other tenants left last year (this is a small campus) and it is easy to see why. I feel sympathy for the maintenance crew as I usually see the same person, Josh, working very long hours and overburdened. I plead with anyone reading this and considering leasing to read the 22 Google reviews before making a decision.

2021-09-03Allen beach bungalow is a horrible place!! Dirty kitchen, food stuck to all the dishes and silverware. No cable tv, oven didn’t work, washer old and didn’t spin the clothes out. The bunks are very close together and Ramallah, our adult children could not even sleep in them. The manager is rude and nasty!! Back cabin with shorts in the electrical outlets, we were getting shocks. No smoke alarms. Horrible place, wouldn’t recommend at all

2020-12-24Renting through vanguard is possibly the worst place to rent through. The staff is almost impossible to deal with unless they’re taking your money, in which case they’ll take it in a heartbeat. They show absolutely no respect for tenants and will most likely try to screw you out of your security deposit for no reason. Also Dan shepherd, the owner is impossible to reach to resolve issues he’ll only exist when there’s something selfish to his own gains.
