I am shocked that Van Buren Apts are taking advantage of their Tennants. My Daughter moved in to her first apt. I was with her when she accepted her keys. The apt.had new carpet so it seemed clean. Well, it was actually filthy. Hair, dust, dirt.The apartment was left in better shape than it was in from the start.They are also charging her money to remove a washer and dryer from the basement which do not belong to her.How in the world can they get by with this? How unfair. Please beware of this place!
I honestly wouldnt have given a star. I am 1 that takes a lot of consideration from reviews when buying, staying somewhere, etc...I do not live here but I do know someone that does or did recently. I was so disappointed for 1 how no one came & cleared the parking lots for 3 days. I was there on Sunday after snow & someone came with a snow blower 2 do the steps. Which was done with 1 swoop & it did nothing. I was only there to help ppl move. It was very dangerous. Then on the inside there is black mold plus water triklingout of the basement wall. Kitchen ceiling fell in & a quick patch job was done OVER 5 months ago. could go on. I would never recommend living here & the amount my friend paid for a pos. Save your money.. my friend has tried several times to have things fixed & nothing gets done. Plus they want 2 keep whole depisit. I highly recommend talking pics before moving anything in. Very disappointing.
I have lived in Van Buren Village the past several years and I have never been happier to leave a place before. A new company located out in Colorado bought Van Buren a few years ago and ever since... it has gone down hill. The company is there to take your money, not to provide you with a great living environment. When we had issues with the two main windows on the lower level, we put in a maintenance request for them to be fixed. Instead of taking the time to see what was wrong with the windows and why they wouldnt stay up, they just drilled shut our windows so they could never be opened and marked the problem as fixed and never ordered replacement parts or new windows. Those units get stuffy so not being able to let natural air flow on the lower level from outside was miserable. When we FIRST moved in, we learned our AC unit was broken. It took three maintenance requests and calling the office MULTIPLE times for them to finally cave and bring us a portable AC until they could figure out why our original AC unit had not been fixed. The maintenance guys have no clue what theyre doing, even though they are very friendly. If you have an issue with paying rent, late fees, breaking your lease etc... dont expect them to work with you and cut you a break. The people in the office work for this company out of Colorado so they just follow the rules but they will not work with you. All they want is your money.Van buren village used to be used for Military housing and it has barely been updated since then. When its cold out, the walls sweat like no omes business and mold tends to form. For $850 rent on a town house... you can get a much more modern place for the same price. I highly recommend NOT renting from Van Buren.
One star is too much credit. Steer clear of this place. They will not return an application fee money, so they talk the renter into getting a guarantor up front to help the approval process only to deny and keep all monies submitted. $254 to decline the application and have the property rented. Shameful to generate revenue this way. Considering applications is a cost of doing business.
Im editing my review now that I have moved out. I moved into a filthy apartment full of grime, cobwebs, and random command hooks. I dont know if this is normal for this complex or if my unit fell through the cracks.There was also a miscommunication about how much of my security deposit I would be getting back. They claimed that I had damaged things that I hadnt. I was able to get at least some of it back after reaching out, but theyre still keeping 185 bucks to fix things that I didnt do.
RATING :’0’WORST PLACE.!!!This place has a lot bad reviews for a reason.First Thing: STAFF- worst administrative people I have seen in US. Property manager is most of the time unavailable and there is no way you’ll get her time easily.Building: Apartments are very old and not upgraded. Water blockage problems are very common. Insulation problem with the units.I have several work order for A/C issue, had contractors and maintenance come out many times but they fixed nothing. Work orders just go ignored now.Whatever is the problem with the unit they just don’t want to spend the money to fix the issue.WOULD NOT RECOMMEND THIS APARTMENT.!!!
The worst apartment ever! I have lived here 3 years. Rent increases every year, landlord team changed 3 times and getting worse and worse. 3 years ago when I moved in, the first thing I noticed is they didn’t change the carpet for their new residence. Can’t believe I used the old dirty carpet for anther 3 years. The overall living environment is very bad, house is too old to live, and not worth its rent! One of the most unbearable thing that caused me move is I reported a issue that my toilet was overflow, they said somebody will come and fix it for me. Then somebody came in to my house and made the situation worse, he did not turn off the faucet while he was repairing the toilet. Water flowed everywhere and destroyed lots of my items, my powder was in toilet water and destroyed when I came home. The other thing I can’t believe is their worker will use YOUR PERSONAL ITEMS to clean their ass! See the red towel in washbasin? It was in my bedroom originally! The person who came in to my house USED MY TOWEL TO CLEAN THE TOILET WATER !!! I exactly saw their worker get in to my house on that day, then I left because I need to go school, when I report this to the officer, she replied me that I CANNOT SAY THEIR WORKERS DID THIS TO ME BECAUSE I WAS NOT THERE WHEN IT HAPPENED, I DIDNOT SEE. They tried to shirk responsibility with a very bad attitude, she even said Maybe is my friend get into my house and did this. Can’t believe that!!!!!!!! I would rather break the contract and pay the penalty than live there for another single day. In fact,I did this too. I paid $1500 penalty and additional 2 months rent to leave this place within one week. I tried my best to leave here as soon as possible. IF I can rate negative on google map, I will rate Van Buren Village a negative 100! Trash apartment and Trash management team.
I would avoid this place at all costs!!! Moved in almost two years ago and counted down leaving the place right away. When I first moved in, my apartment was unlocked before I even got the keys. I guess safety doesnt apply here. Both doors would not lock even when the so called maintenance people fixed them. Had to take the hinges out to even properly lock them. Windows in the living room and bedroom leaked and all they did was fix the cracks which would hold for only a few months. Had a mold problem in the second bedroom. All they would do was spray stuff on it until the mold came back like two weeks later. I spent the last three four months being consistently sick because Im allergic to mold. Also, everyone just drives up on the yards and does not watch where they are going. Had to call the police on my neighbors because they were screaming and fighting every night. Had the paint workers insult my boyfriend and I while they were repainting the doors. They really only care about your money and will really tell you what you want to hear to have you live there. NEVER. AGAIN.
They have a 200 dollar non refundable application fee, and will charge you $30 extra every month if the person BEFORE you messed up the carpet. I guess they just pocket the security deposit or something.They make you pay for all of the utilities and adds on an additional pest control charges. This place is just greedy for your money and very very very expensive.
My fiance has lived here for a few years! In the time I have been with her this apartment has been horrible! Basement floods with sewer water and all they tell you is to call the city! City says call the owner! Horrible! The parking lot is filled with cars that never move with tags that expired years ago! One van with expired Indiana plates in the front spot has not moved in almost 4 years since she has been here! Neighbor says she has been here 5 years and think it was the previous tenant for the apartment she lives in! Also at least 4 other vehicles that has not moved in years! I think people dump cars here because they do not enforce! All doors in apartment will not close because wood has shifted! Most electric sockets broke or wont hold something you try to plug Im! Good luck calling emergency maintenance! If he shows up he is drunk!
I moved here despite the negative reviews bc i rode past and fell in love with the neighborhood. i was very nervous moving in but I LOVE it. its very spacious and bright. yea things are a little older looking inside but not bad at all for $600. the only thing i can say (which is my bad bc i didnt go all the way through the site) is dogs are only allowed in townhouses. its too bad bc its a very nice place to go on walks and stuff. ive walked every nice day since ive been here. everything i read in the reviews the lady went over when i got my keys and i sprayed twice just in case bc i read a roach comment 😂 but ive had no issues so far and everything was very clean. very happy resident
I moved in June 2021, it has not been that long ago. I seen so many bad reviews on this complex and was shocked by a few of them. I have had no problems and I really love the area, apartment and the people who work here. They are very nice and Professional to me, Its so quite and peaceful I find most of the reviews hard to believe. #GreatPlacetolive#
I saw there was an opening soon, got excited and applied. It says it’s a pet friendly complex so I paid the $50 app fee and $150 admin fee.. only to get a call the next day asking if I wanted a 2 bedroom townhouse because of my dog. I explained it’s just me and the dog we don’t need and can’t afford the 2 bedroom. I asked if I could be refunded the $150 fee since they really did nothing other than tell me no and no luck. Greedy!
If you want to live in an apartment with no AC during the summer this is the place for you! Have had maintenance out multiple times and they do nothing but put stuff in the AC outside. Same with the leasing manager who came out to “investigate” even said she was about to start sweating after only a few minutes in our apartment. Told us she would talk to the maintenance manager, but never got back to us. All they do is give you a window unit for a week take it out which then leads to you paying almost $200 in dp&l! They say it’s central air but don’t let them lie to you. I have lived here for almost a year and they make you sign your lease 3 months in advance or they will raise it $20 more from what it already is. Also, if you get bed bugs even though you didn’t bring them in they’ll try to charge you. I would give zero stars if possible. Figured maybe if I start to post about the issues for everyone to see they’ll maybe try to fix the issues.
I have lived here at Van Buren Apartments for two years now and have had no problems what so ever. Any time I have any issue with my apartment the office staff and maintenance staff have been very kind and taken care of it extremely quick. As for the herds of cats people talk about I have never seen but maybe one or two over the last two years. I also have never seen a problem with cars being broken into and as a matter of fact the Kettering Police are always covering the area. I would recommend Van Buren Apartments to anyone that is looking to move. The value is the best in the area.
Honestly, do not waste your time. This place has poor reviews for a reason. We decided to give them the benefit of the doubt, HUGE MISTAKE. On move in day, they had to switch our apartment because they were giving us carpet, even though we stated hardwood floors only. That was a mistake. The floor sealant or clear coat chipped so badly, that our floors looked dirty even after mopping. There were nails that poked up in a few spots, that made you say profanities anytime you stepped on one. The shower had to get scrubbed big time because it looked moldy. The basement was covered In ginormous crickets that would get in laundry, etc. our door didn’t lock half the year, the A/C DIDNT WORK. I complained many times, nothing was done. They must of had many complaints, because they ended up sending out a mass email saying that the townhouses won’t get any cooler than 10 degrees lower than outside. So if it’s 104 inside, and your A/C is set at 70, congrats your house is 94 degrees, if that. There was a police chase 100 feet from our door when I was about to head to the car with my toddler. The neighbors sold drugs, and then the neighbors after that banged on the wall anytime my toddler cried (talk about big ego). Then we moved out THANK GOD. replacing blinds are $40, we needed 3 replaced, but were charged $75 per blind. Save yourself the trouble, and live in a cardboard box. Even that would be better than this place. Even one star is too much.
I wish that zero stars was an option! From the moment I moved in 7 months ago there has been nothing but problems. My fridge was not working on move in day, which I was told should have been resolved and would be taken care of. I had to take it upon myself to call maintenance to get it repaired. My heat went out twice this winter, once during the wind chill advisory. I was told that the issue with the furnace was a known issue and that they should have had the part in stock, but didnt replace inventory after 6 were replaced that week. I was then told I would have to wait until Monday. I went the entire weekend with two ceramic heaters as my only source of heat for 1,000 square feet, with the temperature outside falling into the -20s. The heat on the thermostat wouldnt even register because it was so cold inside of my townhouse, even with the ceramic heaters. My cabinets were falling off of the wall so I moved my dishes into my dining room and sent a maintenance request. I was told the problem was fixed, yet they are still falling off of the wall. I have asked many times to be given notice when maintenance will be in my home, since I have two dogs. I was reassured several times that I would receive notice, yet I have NEVER received notice, and maintenance has entered my home several times without telling me. I recently received an email regarding the skunk problem, and reassured that they are working on it...There have been skunks since I moved in and nothing has been done in 7 months. I woke up this morning to a strong smell of skunk inside of my home!The property itself is not well maintained, and does not match the pictures on their website. My sink is rusted, and they painted over it to fix it. There are TONS of cats roaming the property, and several apartments with food left out to attract them. The basements flood EVERY time it rains, and the paint on the floor bubbles and peels off.
I always appreciate seeing the maintenance lady, Chelsie, taking care of the property. She is always cleaning up the area and around the playgrounds. Its nice to know that I can allow my son to play outside and not have to worry about the trash. I think that she deserves the recognition for her constant hard work! Keep up your work Chelsie! Thank you for what you do!
These people take two weeks or more to even tell you if you are approved. this is not ethical! went to another place and was approved the next day lol. What ever system they use to approve or deny is a joke. go somewhere else. i found a better town home in Kettering more floors and WAY better rent.
This has been bitter sweet for me and my husband. This was our first place we lived together. We had our first baby here. We enjoyed our stay here. We lived here for two years and will be leaving soon. This was a great place for our first home. The maintenance people are wonderful and fixed anything that was wrong. Our ac unit stop working at night and they came over the next morning early to fix it with us having a newborn. We definitely recommend this place. We had a full basement with washer and dryer hookup and very large living room. Great community! Kid friendly!! ❤️ we will for sure miss this place and will be emotional moving into our new house we just got. Blissfully kissing the past goodbye and going into the future! Thank you Van Buren! 💕
ROACHES EVERYWHERE. They barely do anything about and I spent over 100 dollars to get rid of them myself but its impossible. Terrible management. Manager doesnt even get involved just sends heather, to handle situations, which she just spends hours yelling at you and basically saying she doesnt care. Literally just moved in all new furniture and theres an infestation. The whole building has them and a few other buildings and management doesnt do anything but twiddle their thumbs. Terrible! Dont waste your time here! These are just a few I killed but theres plenty more where that came from and I just killed another one.Update: just to let yall know their staff writes a lot of their reviews themselves. Dont be fooled. That place is terrible.
Ive been living at Van Buren for two years now and I totally disagree with the previous comments. I think the property has been better since the new company took over. I signed a new lease in April and I had to start paying for water and trash which is understandable because most apartment complexes make you pay for that anyway. The nice thing is, its a flat rate! The only reason I am moving out is when I buy a house in the next few years. I love living here!Additional response 7/27: I am very surprised to read some of the recent reviews. I have had nothing but excellent service from both the maintenance and office staff since I have lived here. I have actually witnessed what I think was a resident, screaming at the office staff and they remained calm and never stopped trying to resolve the persons problem. I was impressed how calm the office stayed because in my opinion, the person was being unnecessarily rude and out of line. Keep up the good work Van Buren! There are a lot of people here who love living here and appreciate what you do!
I have lived here for almost a year & have never had an issue with any of the staff, maintenance, or facilities. The office staff has been more than helpful even through a difficult transfer situation to a one bedroom from a townhouse & they had my best interest in mind through the whole process. The maintenance crew has always been prompt on the rare occasion I ever needed to request their services. Couldn’t be happier with my experiences here!
Terrible place to live. The have 0 up keep. They try to siphon as much money out of you as possible, and dont keep up their end of the lease agreement they changed the toilets and the pressure change caused a pipe to burst and my kitchen ceiling fell through from the water damage it took over a month to get anyone to even come look at it. Finally they did the most halfass ugly repair ive ever seen after 3 months. Said theyd be back to fix it. Its been nearly a year and multiple requests later and still nothing. Do yourseld a favor and keep looking they will ignore your requests for repairs and find any reason they can to get money out of you
Do NOT move in. This is the WORST apartment Ive ever lived in. My apartment building is INFESTED with FLEAS. There was a used needle and a bra laying outside of my apartment door on the very first day. Here is a list of all the problems I can think of off the top of my head:1. No one even bothered to clean the inside of our apartment before we moved in.2. There were photos, hair and hair nets, and dead bugs in the window sills all left over from the previous renter.3. There were spots on the kitchen floor that were near black from dirt.4. We have a toilet leak that has been looked at twice now but it still isnt fixed.5. There was dirt or mold or black something covering both doors sills when we moved in.6. I swear each apartments sqft-age gets smaller every time someone moves out because they just glob paint on everything and call it clean.7. Whoever they had reseal the basement floor decided to break everyones storage latch and not put it back together.8. The parking lots are terribly lit, making it easy to miss my own turn, not to mention that it has most definitely attributed to the stealing of catalytic converters.9. FLEAS EVERYWHEREI could point out problems with the staff here all day and we seem to find new problems everyday. We took photos of everything and have exchanged emails with the office staff to notify them but the maintenance staff is does not seem to fully fix any problems. We do all that we can to fix our own problems now and if they fix anything then we are surprised.Again, I stress, do NOT move in here. Basically, everything bad that others have said is at least close to true. I think the next thing I will do is buy a lead-based-paint testing kit because I suspect another issue for us waiting under all these layers of paint...
Ive been here 3 weeks and have had a miserable time. Do not move here. Would give 0 stars if I could. Believe that if I had the resources to move a second time I would absolutely be breaking my lease.-My ceiling caved in the 2nd night I was here due to a water leak. 3 weeks later and my ceiling is still not fixed.-My stove was leaking gas. They told me that the gas smell was normal. Vectren came out and red tagged the stove *twice* before they finally came and junked the stove. Good thing I trusted my gut and didnt use my stove for the two weeks it took them to come take it out.-My basement, which I was planning to put carpet in and use as living space, is leaking. They told me its a foundation crack and that theres nothing they can do about it. (This is grounds enough for me to leave because the reason I moved here in the first place was to have a basement I could use!)My old rental property was better. I regret moving!
Lived here for a year and havent had any issues with the staff both in the leasing office or maintenance. Apartments are adequate for my needs, basics but somewhat nice. No issues with bugs or rodents. Cant give 5-stars because neighbors can be disruptive with their habits.
Ive lived here for just about 6 months so far and my experiences have been okay. I think its time to begin renovations in their kitchens and bathrooms as in updated appliances and making sure every door has a peep hole and deadbolt lock. This is my first apartment, personally I expected the entrances of the apartments to be better kept by the grounds men as in spider webs, dead bugs, cigarette butts etc. I also think the hallways of the apartments should be kept up as well by grounds staff. As in paint chips, vacuuming, spider webs, leaves and little trash. When I moved into my apartment a staff member checked everything and we found a few things that needed a work order unfortunately I was never contacted by maintence and 6 months later Im still dealing with the same issues. Only one air vent in my bedroom works, maintence was contacted about that over 2 months ago and Ive still yet to hear anything... also had an issue with small Chinese roaches swarming the apartment entrance door and bottom floor, exterminator was supposed to come take a look and solve the problem but nothing was done. And last but not least there is some type of creature roaming in the walls and in my celiengs, maintence was contacted and nothing has happened about that either... last but not least apartments are not cleaned the way they should be before a new tenant moves in, I had dead bugs, dust, and hair in my windowsills on move in day and in the bathroom there are brown liquid stains all over the Cellini go and walls that were left there by maintence for me to move into, what a great welcoming gift.. Things with Van Buren need to be on a tighter watch, they do have a lot of buildings but thats NO excuse for jobs to be half assed or for tenants issues to be over looked.
Oh, Van Buren. Where do I start?We moved in in Oct of 2016. Our neighbors were, in short, awful. Screaming, yelling, loud sex, smoking pot, trying to beat down our door, domestic violence, and almost set our complex on fire. Van Buren took 3 months to do anything about it.Our cat died suddenly after moving into the apartment. Van Buren assured me they would remove the monthly pet fees. They didnt. They continued to charge until I contacted the actual management facility that handles Van Buren. I was still never refunded.Peoples dogs crap all over the lawn constantly. Theres trash and cigarette butts everywhere.The place is NOT handicapped accessable. My husband is partially paralyzed and all the walkways and the driveways are completely trashed and destroyed. There is trash everywhere, and no one ever cleans up the mountains of sticks and debris on the property. There is no way my husband can leave the house in his wheelchair. He is forced to wobble back and forth to where he needs to go while on property.Van Buren has maitenence that will come and fix problems within the apartment. The maitenence stepped all over my sons laundry with their beautiful, mud covered boots. (which was NOT on the floor.) They have fixed the fridge, moving it in front of my light switch so I couldnt use my light. (And they never came back out to move it back to where it was supposed to be, so I had to do it myself after having a major abdominal surgery.) They have also come into my apartment and verbally stated how disgusting we were for having a few dishes in the sink. They fixed our toilet with a zip tie, so it still doesnt work without having to open the toilet and manually use it. They still have not fixed our busted outlets in the house, which are pratically hanging out of the wall in more than one socket.Van Burens office workers are also fantastic. They have hung up on us (then lied about it to our faces when we walked over there), yelled at us, gotten verbally angry at us, and told us that their mistakes were not their problem.As for the actual housing, they blatently lie to you with the model home. My actual apartment just had the carpet ripped out and nothing done, so my flooring is floor paneling that is peeling and leaving debris all over my apartment constantly. There are nails sticking out of the floorboards in more than just my apartment (like the hallways.) Their mailboxes are broken in our building, and just hang there. There are cracks throughout the walls and ceilings as if the foundation is coming apart. Half the apartments have deadbolts, and others do not.. which makes no sense.Cops constantly patrol this place because the kids run rampant and destroy the property and the tenants are always in physical disputes with each other. Youre garanteed to see cops at least once a week.This place is lovely. 10/10 disgust. So wheres the gift card I was bribed to leave a review?
I lived at Van Buren Village for 5 years I moved out in 2016. At first everything was good its a prime location. Very close to the greene and downtown. BUT the apartments went downhill. Rent kept going up but they made no improvements. They rented out to anyone. Drug dealers etc. They took forever to fix things. And when I moved out they charged me 50 dollars because I forgot to take a sticker off the wall. The new management ruined everything. Its not worth the price. Please go somewhere else.
The apartments are old and run down. Theyre not nearly as nice as the model they show you. My basement floor is crumbling and the walls have mold. Layers upon layers of old paint have started cracking and peeling off the walls. The grounds are a mess, littered with dead tree limbs.I’ve sent the manager multiple e-mails, a fax and even submitted notice on their online form that I’m moving out, but they are STILL leaving notices on my door threatening that they’re going to increase the rent if I don’t renew my lease or give them 30 days written notice that Im moving out. The manager has never responded to my e-mail. Frankly, I’m more than a little suspicious that they’re going to try to pull something so I’ve kept copies of all my communication with them.Im TRULY looking forward to leaving this place.
I am very pleased with the customer service I received in the office. Liz was a great help and got us moved in very quickly. There were a couple maintenance issues in my apartment but when I let her know I hadnt heard back from maintenance she responded very quickly and let me know she sent somebody down there to fix the issues. So far I do not have anything negative to say and I look forward to living here.
Sewage flooded into our apt though the sinks, toilet, and tub but they did NOTHING to clean it...we did our part by calling (for weeks) about every time we had a clog which got worse and worse. They had a maintenance crew snake the drains every time but it kept getting worse until on day we came home to the ENTIRE bathroom flooded with raw sewage and actively pouring into our apartment distroying the carpet and one of our beds.We used our towels and blankets in an attempt to stop it from moving anywhere else. This sat for 12 hours before a plumber came and spent 9am-5pm fixing the problem...he said preventive maintainance wouldve helped and the snaking that our maintenance crew did just paked it in more causing a thicker clog.When i asked for the apartment office to come clean up the mess and replace the section of carpet they said, that is not something we are responsible for and that we as the tenets have to clean it. I explained that they needed to call a professional and that isnt something i could clean thoroughly. They fought with us for days and I ended up cleaning up with bleach renting a carpet cleaner (which didnt clean the carpet pad) but i had to move the kids out because of the unsanitary conditions. The manager later said she DID offered to clean it but that we refused the help and that we would do it ourselves.....i was dumbfounded that a grown woman would first not see the severity of this situation by not getting a professional to clean right away and second that she flat out lied to my face saying she offered to but that i told her no thanks Ill pay for it. I tried to pursue legal action and got the health department out to make a record but they said they wouldve had to see the standing sewage to do anything about it and i would have to pay $500-$700 to get a cleaner to come out and test the apartment for mold and bacteria otherwise there is nothing i could to but warn others to not rent from this apartment.Sooooo save yourselves a lot of hassle and dont rent from Van Buren (unless you just dont care about your health)
Please save yourself. I would give a no star if possible. I’ve only been here for 3 months and we are completely infested with mice and rats. My daughters car has also been broke into and basements flood...not just leak a little. Exterminator spilled the beans when the said there is also a issue with roaches and bed bugs around here. The mice are coming from neighboring units and eating through the floors to get into mine no matter what is done. We have rented through this management company before and has serious issues with drugs at the last place in which nothing was done about even after going down all proper paths. If I could help anyone stay away from this company and any of their properties I wish someone warned me
DO NOT LIVE HERE!!! I have lived in many apartments and this is by far the worst. The office constantly tells you one thing and does another. They tell you they have fixed the leaking problem in the basement, and that if it ever happened just call and theyll send someone over to fix it. What ACTUALLY happens is they never send anyone out no matter how many times u call. Then when you go to the office and demand something be done about it, they will send someone out. And then they say there is nothing they can do about it. If u ever do get someone to come out and fix anything, they dont knock and come in whether u answer or not (waking up our 2 year old and everyone else in the house). There is NO other apartment Ive lived in that does not give u a notice and ESPECIALLY never just barges in. This place should be shut down because of the people put in charge. I only lived there a year and got out of there as fast as I could.
This new office group needs to be replaced. They sent a notice saying I owed money, when I pay my rent by money orders. When I called them and wanted to speak to management about the issue, all of sudden theres a major issue, and I cant get the new owner info. Good apartments but horrible folks representing them, will be moving when lease is up.
These apartments are okay.I was completely deceived in how it would look when I first moved in. Do yourself a favor and do not trust the model apartment.My carpet was stained, cracks on the wall, the doors dont close.The community is nice and I love the location.You just dont get what you pay for.
Been here since July of 17 have had multiple issues with heat not work going on 4 day now week ago 3 days with out hot water due to basments flooding. Had heat issues when we had wind chill advisory as well took a week to resolve, dont move here not worth it. Everytime i call and ask for a update, they say their working on it no their not. Also back in the winter, water heater went out and took 2 days to fix. My advise is that you call in a real professional and Bill the complex
How I wish there is a minus star for rating. This place should be shut down. Long story short, if you dont believe what people are saying and why they have only 2.1 stars, give it a try, and you will regret it as I did. The most horrible maintenance and management I have ever seen.
Van Buren upchared me after renting for 1 year and when I didn’t sign the lease for another year, within two days of them sending it to me via email. They threatened to charge me $20 more than they were already up charging me if I didn’t sign it that night. ALSO I went to pay online this month AND A computer error kept it from going through.. they late charged me $100. I begged them not to. It was an accident. I’ve never been late. They refused. Well now I cant buy diapers or groceries for my 2 year old. THANKs. Please don’t live here. I should of listened to these reviews. I can’t wait to break my lease.
We had a gas leak today. We called them at 2 30pm 5pm and their after hours emergency maintrnance phone number at 730pm each time we were told that they were putting in a work order. Youd think a gas leak would require immediate attention... anyway finally we just called KFD after wed had left for a few hours hoping they would send someone out. They had just recently been bought by new owners. These people hire incompetent children to run their apartment complex. Also most of their buildings have leaks and sewage backup and black mold from which i learned from a previous maintenance worker. He aldo told me there is plenty of lead and they have carbon dioxide problemsFor the safety of you and your family stay away from van buren apartments... We were told the next day that a maintenance man was sent to our building where there are 3 other apartments and since we were gone (because of a freaking gad leak!) That the guy just left because of the gas leak was small... Kettering Fire Department was out for over 2 hours having to air the building out after shutting the gas off. Real small leak! The leak was caused from when their cleaning crew had turned off a pilot light but left the gas running...
Cats! There are cats every where....! You can not go out side without being armed because of the large herd of cats that roam the streets around Van Buren. The management has to know its a problem, you only need to look outside the window and see a saber-tooth cat maw one of your neighbors. The fleas they carry and pass on are a special treat if you are a pet owner. There are multiple generations of cats living around Van Buren... Great Grandma and Grandpa cats, middle aged mother cats, young teen age cats and baby kittens... Cats are every where, under your stoop, under your car, pooing on your steps, chasing children around for a potential snack. They should change the name to stray cat village.. Management has time to post nasty grams on doors, but clearly they are out matched by the cat problem.... be safe... look elsewhere
Very disappointed of this place, I feel like I was scammed. Paid almost $200 for the applications and move in security and they asked for so many things with no time for me to get them, and never helped they just called us back saying they were canceling our application “for lack of information”. I don’t think is fair the people pay all that money and they don’t even help nor give any time to get all the documentation.
I would like to agree with the negative reviews Van Buren Apartments has received. The low pricing with large floor plans is appealing at first, however the office staff is a joke. My wife and I visited the leasing office at 9:15am on a Wednesday to view an apartment. We were barely greeted by a frazzled staff, and the woman in the back continued to speak over the woman in the front who was on the phone. The woman in the back agreed to help us, but wasnt very happy about it since john was running late. She proceeded to verbally ask her for personal details from a distance without offering for us to have a seat at her desk. At this time a current resident walked in to complain about the outrageous amount of bugs in his apartment. The woman helping us asked when we were looking to move in. I answered with a date about 3 months in the future and she responsed by saying we cant show Apartments with that much advance notice. Excuse me? You cant show me an apartment if my projected move in date is 3 months away? My family and I are going away for the summer and need to get all of our visual tours in now so we know where we want to live in the fall. At this point my wife and I just walked out. This woman obviously had no interest in helping us since she was late to work and overwhelmed. Honestly, what we did see looked dirty and run down. Plus the gentleman complaining about all of the bugs was an extra turn off. No thank you, Van Burne Apartments. To prospective renters: I would stay far away from this trainwrack of a facility.
My Home was broke into and had to find somewhere Togo. I choose Van Buren Village. I rented a 2bedroom TH. it a really nice size for the price. My Transtion for the process was easy. I turned my paper work in and was approved SAME day. thank all people in the office who helped me. Janice, James, Liz, and Katlin. I will be recommending this place.Thanks Again
What a truly horrible place to live. A maitenence man came into my townhouse and stole items belonging to me and when I tried to complain I was evicted and they only gave three days, the rent was too high and the doors would not completely shut because there were so many layers of paint. They charge too much and evicte daily so their flipping these places like crazy. Right down the road is ratchet east Dayton where the heroin addict live and thrive. I mean its completely over priced and over rated. What a horrible experience, if you have children beware! Also the heat and air did not work,well why was I paying 723.00 to be cold and feel unsafe??? Unacceptable and Ive contacted the proper authorities to have this place investigated....they say the real currency isnt cash but respect and they respect no renters.
Garbage. Absolute garbage. If you want your car broken into or things stolen out of your basement, then VBV is for you. But if you value your health and safety, then run far, far away from this place. Every year, there’s another new fee added on the lease but I have no idea where all that money goes because the properties just keep getting more and more run down. In summary: AVOID THIS PLACE!!!(The other reviews are spot-on. I’d give it zero stars if I could)
The old management did a better. Job when it came to keeping the place clean on a daily basis.and they did not charge for water and Trash .new management will only clean up once in awhile and even then it does not clean like before .old management always made sure they cleaned up all the trash sitting outside the dumpsters andplace it in the dumpsters on a daily basis since trash collectors only take what is in the dumpster and nothing outside the dumpster.since newmanagement doesnt bother to clean up piles of trash end up sitting outside for weeks on end .which is very unsightly .Old management would also respond quite fast if you had any matainance issue.but with new management you can request for matainance and they might show up on time or it could take them weeks or not show up at all....and they dont offer any incentives when you renew your lease like old management used too .old management used to give you a Grace period of 5 days before they could fine you for being late on paying rent and if you had lived there long enough and paid your rent on time if you informed them you would be late on your rent they would not fine you old management used to give you a free month of rent if you recommended someone new management doesnt do that.the basements really flood when it rains and walls are filled with mold.it fills like the only thing that matters to them is the money . probably advantage with new management you can pay with your credit card I am moving after so many years.
Would reccomend living literally any where else. Terrible management, disgusting tenants, zero upkeep. Management will blame you for the overflowing dumpsters but wont give any other options. The hours posted for the front office are fake, and the emergency lines dont work.If I could give a negative rating I would.
Very bad place to live. Maintenance is nonexistent. And something broke at least once a month. So I had to fix everything myself.Also they will just let them self’s into your home when your not there, inspect it, then slap you with a fine for the stuff they didn’t fix.
Terrible services waited a month to here back from someone after leaving messages, i filled out an application and paid the fee they charged me 177 dollars for two application fees and 75 dollars for a move in fee and we did not get approved for a move in date so why charged that much for this place...... nor did they contact me to tell me
I love van Buren village apartments. in Kettering, Ohio. Old building, had bad water leak in basement when first moved in had to plead to get fixed, now I want to move out after 10 years of being a renter and get no break on lease termination fee and STILL getting charged rent for last month there, read the fine print people, and go elsewhere to live

2022-05-16I was warned by several other residents when I moved in that I should have been extremely thorough with taking pictures of the apartment when I moved in.I didnt take enough and I didnt make sure the woman showing me the apartment noted several small issues that were already there. If you have to have a roof now they will work for you but I would definitely not plan on staying long.The rent is not worth the space, the appliances are barely functional and whoever they have paint the walls will absolutely leave paint stains on the floor...that they will then charge you for.They lost the keys to my door and tried to force it open, they left my front door open with my belongings inside when I first moved in and they charged a ton of extra fees on top of rent.The staff at the office was mostly pleasant but whatever company makes the decisions on their policies needs to be replaced.

2022-01-15Van Buren village is not a good place to live. It used to be but the new management group is from out of state, and has little care for anything to do with the tenants except for taking their money. The maintenance team is incompetent, and management doesnt care. When my window fell out of its opening, they simply drilled screws into the wall to hold it up, permanently closed. They never came back to finish the job like they said they would. 3 times they said my a.c. was fixed during the summer and it was not. Management purposefully mislead me when I payed my TWO THOUSAND DOLLAR lease break fee on top of two whole months rent I wouldnt even be living there for, and then charged me $100 more on a bogus late fee for money I didnt even know I owed. I was happy to pay what I owed for rent but asked to please have the late fee waved and was told no because of some made up free housing law nonsense by the property manager, Stephanie. She, and the other people in the office are apathetic and unhelpful. Just workers whose job is only to take money from renters for a shadow property company in Colorado. Do not recommend moving in here.Also, no, we will not be speaking in private. I tried that. I tried reasoning with you. It didnt work.

2022-01-29I was really excited to apply for these apartments. I was all ready to get signed up as soon as my tour was finished encase from the description and pictures of the place, it seems like a no brainer right? Absolutely not! For starters, the apartments are old, way too old for the price they are asking. They were sealed up cracks in the walls and the sealing was starting to warp. The apartment smelt like mildew a little bit, and really just looked like a super old building with little to no refurbish. They say they are pet friendly but are really not. I told them I had a dog and asked how much the pet fee would be. They told me that they only allow cats in 1 bedroom apartments and that dogs are only allowed for 2 bedroom apartments. How does this make any sense?? Not to mention that after the flat rate fees for appliances and such, the monthly rate would be around $700 for a 1 bedroom then the $619 they advertise. The deposits fee is rediculously high and even saw that they even add on a credit fee also. This place is not worth the time nor money. My girlfriend lives in an apartment for $550 a month and that’s including everything except electric. Her apartment looks legions better than these worn out buildings.

2022-05-12Maintenance Supervisor: I have rented with Van Buren in 2008 and again recently in 2020. I have rented at other apartments in the Kettering area and often encountered less than satisfactory service with regard to maintenance issues. The office was made aware of an AC issue that required the entire unit to be replaced. While the parts and unit were being ordered, I was provided AC window units on loan. Not only was I continually updated by the Office on the AC unit replacement, but the new Maintenance Supervisor came out to install himself. Over a period of several days the supervisor worked relentlessly and even ordered replacement parts on the new unit to ensure my family had a premium AC working in our town house. Thanks for being receptive to my complaints and sparing no expense to have a real solution provided.

2022-04-16I like living here. Super nice people. They take care of the property. Their fixing the place up and starting to look really good. Maintenance people are really nice. But one thing is the amount of disabled vehicles one has all its windows broke out. Some have not moved in two years + but all in all nice place.

2022-05-21I had a much lengthier and detailed record of what I am experiencing, but google says it’s too long so here is my shortened version.I moved in in March 2022 (not long ago). I wasn’t aware there were smokers here and had I been allowed to see the unit before I moved in (LIKE I REQUESTED AND WAS DENIED), I would’ve taken one smell and DENIED to move into this unit. This building and my apartment is saturated in cigarette smoke! I am also pregnant. I was suffering from terrible migraines with are exacerbating my nausea and vomiting. When I go home to Virginia or to work on base, I am FINE and I don’t vomit as much. The cigarette smoke is suffocating me and causing me to vomit relentlessly!!! I went to my OBGYN who agreed I need out of this unit and away from the smoke.I talked to the property manager, Stephanie, who did not help me AT ALL! She said there’s nothing they can do to help, even tho this is affecting my mental and physical well-being AND the well-being of my unborn child!!!! There’s is enough science and data from the CDC, American lung cancer association & the American pregnancy association about the NEGATIVE affects of second hand smoke and she still didn’t care!! All I asked was to be moved to a unit that doesn’t have smokers!I am looking into legal cases now because if my OBGYN is concerned about my well-being and my baby’s, then I shouldn’t have to beg for these people to help me! I will get a lawyer if I have to! Unacceptable!

2022-05-21Horrible, absolutely horrible. Terrible management, disgusting, smoke-stained apartments, and the employees do not care about their tenants. My pregnant fiance is enduring migranes and extreme nausea due to the smell coming from her apartment. She simply asked to relocate to another room so as to not affect her health, or the health of our child. The manager explained that she smoked, and it shouldnt affect my fiance or her baby. How about you not offer medical advice, and take care of your tenants? Second hand smoke is well documented as having adverse affects on others, and you have the audacity to tell her to shut up and take it? How do we get in touch with upper management to have this issue resolved?

2022-05-21Honest to God potential child defects will occur to your children if you live here. I was informed that a neighbor is trying to get RELIEF from the leasing office due to her neighbor chain-smoking cigarettes into HER apartment. She is pregnant! And is having breathing problems from her NEIGHBOR SMOKING CIGARETTES, GENERATING SMOKE INTO HER APARTMENT! 24/7! THE leasing office informed her that its acceptable, because she( the leasing office lady) smoked during her pregnancy and her child is...living? I am begging you, for the safety of your children, to truly consider what matters to you in a home. Prayers for this pregnant mother. I really hope she contacts our congresspersons office, or her JAG because shes in the military. I feel like pregnant mothers shouldnt be forced to live in smoke. I also feel like pregnant service members shouldnt be treated like this while her husband is also away serving. I remember when humanity and patriotism were valued and appreciated, do you?

2022-06-03DO NOT RENT HERE. My wall is collapsing, they refuse my card last minute so they can charge a late fee just to accept it later. Management hasnt changed at all, its the same overpriced toilet it always has been. With mold, probably asbestos, a roof that hasnt been fixed for 2 years even though its pouring water into my house and breaking my things- and management could not possibly care less. I shouldnt have waited so long to say something about this abomination of an apartment. Its terrible- RUN.

2022-06-27Terry is pleasant in conversation. So were other office people I dealt with. But after a month of a dragging application process and wasting 300$ in application fees. I was finally let go due to reluctant on giving information you have the SSN from me and my Guarantor and had our tax information. You know what we drive. Our names. Where we live. What we make monthly and yearly. But we were reluctant on giving information. They got the bag on us though. Ive never missed a payment. I have a clean record. But I got denied from one of Daytons cheapest options. Ive lived in nice areas and bad areas. I know what a preppy suburb is and I know what addicts outside ur house getting high is. VanBuren is nothing special I dont think living there wouldve been so bad but thats just my experience. Canceled my application after a month because we were reluctant to give information. Aight
