I would not move here. They never get work orders in. If you ask to talk to someone you never will. Very unprofessional. There office is always closed even though they say they are open 9-6. This isn’t just a typical business these are people’s homes and they do not get the help or security they need what so ever Things in The apartment are quick fixed and then the next second they fall apart they are way too much money for what they are worth. It’s said bc they could be way nicer and the area could be maintained way better but this new management is Atrocious. When you are a person that pays on time every month and doesn’t cause problems and then you are treated like they can’t even respond back to you it’s sickening and I would warn everyone who is looking into these apartments…DONT! There are many other options that are better out there and that will not cause so much headache and stress and will treat you like a human being unlike this one.
They make you carry a cut-rate insurance policy for renters and won’t accept State Farm. We continued to carry 2 insurance policies while we physically lived in the unit. Valley Stream will charge you $50 if you don’t carry this sketchy renter’s policy.The older woman in the office is RUDE RUDE RUDE. Unprofessional and unhelpful. She cut me off mid sentence to help someone else who walked in, when she told my husband and I to wait when we walked in the office. She called me by the wrong name several times, even after I corrected her. My name has never been Jessica.I’ve lived here for EIGHT years, without being even a day late on rent. The woman in the office (not the property manager) threatened that this $50 would “be a negative mark on me”EDIT: Since posting this, Valley Stream has removed the $50 charge, and the property manager apologized for our experience.
I lived here for 3 years. The people at the office are rude. They are not timely with cleaning the hallways (once every six months). The sunroom would flood every time it rained. It would take days for them to clean the black mold from the walls in the sunroom from the flooding. The air conditioner was super expensive on the electric bill. While moving out they were super rude and not helpful at all. Told us they did not care if our living conditions were not up to snuff, and that it was our problem. Please do not move in here or if you do live there I feel sorry for you. Plenty of other apartments around. And to the owner who responded, I am not lying. I would understand why you would not like this review and why your employees would lie. Please don’t call me a liar, and stop harassing me. Thanks
My Family and I absolutely love living here! Quiet neighborhood and very friendly staff! Chelsea went above and beyond when helping us find the right place! I can say that the other staff including the maintenance personal here are very friendly and outstandingly knowledgeable here! I do wanna say I appreciate everything from the staff all the way to maintenance for everything you do for our community! There are a lot of us renters and a certain amount of workers! Keeping up with everyone’s concerns or issues can be very overwhelming! I also wanna include I’m very surprised and thankful the community takes care of what we have here as an amenity (pool, gym, sauna, dog park) Would strongly recommend any family or individual looking into renting here!
It took over a month for them to come out when we had black mold on the ceiling, from the neighbors tub leaking. I have asthma and it was HORRIBLE being home. Then last week my stove smelled like gas. They did fix that, that day, BUT Im sure thats because it possibly could catch on fire. I love that you can have pets here but thats about all I love but this place. If they got a better crew and updated a little Id definitely change my review, but I dont see that happening. Soooo Ill be looking for another place when my lease is up 🙃
Living at Valley has been a good experience for us. We love the school district for our little girl and the pool. we like our apartment and its a good stepping stone before we buy a home. As for maintenance, they can get behind a little as they do have a ton of apartments here with only 4 to 5 guys and i get they have to do work orders in a system and i am patient and understanding. we have not had any real issues and plan till stay going on our 3rd year.
To put it simply, if youre thinking about renting here- DONT. We moved into Valley Stream in October of 2018 and were excited about living here. It seemed like the perfect price, perfect amount of space, and perfect location in Maumee. That thought quickly changed almost the moment we moved in. When we toured our apartment before signing the lease, we noticed that the apartment itself wasnt the cleanest and it was clear they had done quick fixes to turn the apartment over to be rented out again. The carpets were stained and uncleaned, and there was damage to some of the walls. We pointed out the flaws during the wall and also submitted them to the office once we were moved in- that way we werent held responsible once we moved out, whenever that was going to be. Only a month, if that, into us living at Valley Stream, our persistent problems began. First, we experienced leaking water in our hallway ceiling/bathroom doorway that was coming from the furnace. After a MONTH of having buckets sitting in our bathroom entrance and in the hallway (and also having our bathroom ceiling crack and begin to cave in from a maintenance worker going into the attic) we got the problem fixed and we were able to actually use the heat. We thought things were going to be great after that inconvenience had been finally taken care of- but the longer we lived here the more we have grown to hate it. The garbage dumpsters are constantly overflowing and there is trash in all of the landscaping, on the roads, and all over the sidewalks. Aside from that, there is the constant issue of other dog owners not picking up after their pets and you or your dog are bound to step in dog poop on a regular basis, or run into another dog that isnt on a leash (like the lease states they must be) while youre out on a walk with yours. To continue, since it is now spring and its been raining frequently, we have had a persistent leaking ceiling in our sun room. It has been 3 weeks since we reported the issue to the office (and have called multiple times a week to discuss the issues) and very little has been done about it- we have been provided buckets to at least catch the rain.The paint on the ceilings and walls of the sun room are now moldy, cracked, bubbling, and peeling off- as well as, all of the furniture we had in that living space is crammed into other rooms throughout the apartment. Needless to say, we cannot wait until our lease is up in October so we can move out of this place.
When I first moved in I was pretty happy to live here. The location was great, very quiet and homey feeling. Few months in I find out I have bed bugs..yes they took care of the cost but I was absolutely petrified to live here for over 9 months. I stupidly signed another year lease after that, after raising my rent $40. The heating system is garbage, I had to have a small heater plugged into every room but the living room because it never went further than that. The AC is trash too and my entire apartment is roasting no matter what I do. I have a total of 9 windows in my sun room and only one window opens, only half way, and has to be held open with a stick. I asked to have these fixed several times but was told the windows are just old and they cant do anything to fix them. In the last 6 months Ive had to deal with the worst upstairs neighbors ever. In and out all hours of the day, slamming doors and playing with the front buzzer like 5 year olds in the middle of the night and propping the front door open in the middle of the night and leaving beer bottles in the front lawn and parking lot. They wanted to raise my rent another $50 this year. NEVER RENT HERE. The front office doesnt care, the manager rarely answers phone calls back and they never inform the tenants of changes until AFTER they are done. I only have 14 more days here and I couldnt be happier to get out.
We left with no balance. A waterfall during moving and maintenance had to run multiple heaters to dry it up. We get sent what is owed to us from security deposit months later. Now a year later, a balance sent to a credit agency that they dont want to fork out for THEIR electric bill! We are not paying it! We called multiple times to talk to the manager with a run around every time! Keep getting told it will get handled but that is a lie. Maybe I should take you to small claims court for that bill and the damage you did to my leather jackets in our closet by maintenance putting screws into them when he needed access to the hot water pump! Get your acts together because I will be pursuing this if you dont do your jobs!
I have lived here for about 18 months. I have had a mouse problem from the get go. They have done nothing about it. I have a huge hole in the wall behind my stove where the mice come in. They were supposed to be told about this from the pest control people, but nothing has been done about it. The front door never locks and they have been asked to repair this several times, and nothing has been done about it. For the price I pay for rent, there is ZERO maintenance. When I called the maintenance line today to ask AGAIN if the parking lot on Brixton was going to be plowed I was unable to leave a voice mail due to the mailbox being full. Earlier in the day I asked Sarah in the office if it was going to be plowed and she said yes. This place is a dump.
Please listen to the many people who have said this place is a absolute dump. I am currently moving out and couldn’t be happier leaving. All the appliances are original so you can guess they are junk and break down often. We have water leaking through our ceiling in the living room and when maintenance finally came out after about a month they told me “it’s not an active leak”. I’m not even sure what that means. I’d say if I have water coming through my ceiling it counts as a leak but that’s just me. I’ve had a ton of stuff break and just went and fixed it myself because I’m tired of waiting on maintenance to come hack it back together. The place is dirty and you are extremely prone to LOTS of black mold and management doesn’t care. Neighbors and super loud and annoying. Just trashy people and living conditions. Do yourself a favor and don’t ever move in here. I really hope this place changes management or does some serious overhaul on how they handle everything.
If youre reading the reviews of valley stream your reading them for a reason... take a look at how many one star reviews they have and take warning there all true and if you move to valley stream at the end of your lease, you will be writing a one star review also... youve been warned. Now for my experience. The positive I have that the pool is the best thing There! Other than that, there are no more positives. The apartments are run down, carpet was dirty, cobwebs everywhere, Windows leak or dont close right, heat is horrible, appliance are way out dated and barley worked in my place, dishwasher was the best appliance. My A/C broke, went in to the office to tell then about it and was told that I would have to wait my turn, but two weeks later, still wasnt repaired, went back to the office, had to threatened them that I would repair it my self and charge them for repairing it, amazing it was repaired that day! Had an issue with the dryer, went back to the office and asked to have that fixed, was told its not our job youll have to call the number on the machine and have the company fix it when did I start working for you! Its you job to help the people that live there because WE pay your check and it would have been nice if the front office wouldnt be on Facebook every time I walked in there and did there jobs!!! Which brings me to the front office, worthless, they dont care about anyone or anything, Shaun it like talking to a bowl of jello, hell move, but he wont help in any way. I lived there for a year, payed my rent on time every month, could not wait to move out, now much happer living somewhere else. Corporate needs to clean house in that office before nobody is living there anymore. To sum it up, DO NOT MOVE THERE, youve been warned.
This place has been great. I do have a problem with the water not getting hot but it seems to have fixed itself. Any issue I had was delt with within 3 days or less. The pool always look beautiful and is clean! I absolutely LOVE the sauna. I love that they allow dogs, in fact most of my neighbors have a dog. The walls are pretty much soundproof, you only hear if your near your front door and people are in the hallway. Although you will feel the front door opening and closing, but only if someone slams the door. There is a neighborhood watch - which is awesome because have a safe neighborhood was a BIG thing for me. My dog loves the dog park, but only the grassy parts. The pines from the trees hurt his feet. My neighbors are kind and generally we mind our own business. Overall I am really glad I moved here.
Hi everyone ,For anyone looking to rent these valley stream apartments I am going to give you a very honest review of my experience this past year . I started my lease September of 2017. I had a 2 bedroom upper division apartment. The quality of the apartment when I moved in was not very good in all honesty. I’m gone keep it all the way 100 with you in this review . I had problems with my hot water when I moved in , my oven didn’t work, we a small ant problem water pressure is not good in shower , the drain was clogged in our shower until we unclogged it ourselves . Maintance is not very timely with repairs . I have heard of a few car break ins, my roomates car got broken into, but Its because he left his door unlocked smh. So those are a few of my problems , but I would like to tell you about a lot of positive experiences I have encountered here. My neighbors in my building were extremely friendly , home gym is decent (could use a little work), heat was good in winter , apartments have a lot of potential to be nice if they went the extra mile and did maintenance. You do not have to worry about getting shot at night time , the community here is pretty solid . Sean the office manager is a good guy. This spot is extremely convient to live in , not far from grocery stores or gas stations . The pool is nice ! This apartment is average at best, do not come in with high expectations. It is a decent spot to live in for a year or 2 . I do recommend you stop in and check them out yourselves , despite my bad experiences I do like these apartments . Take into consideration when you are reading these reviews that often times people only wanna point out the negative aspects and will leave out the positives !
Absolutely terrible management. My apartment was not even cleaned and had dead bugs and stains all over the rugs when I first moved. The apartment across the hall from me caught fire due to routine inspection neglectiance, and I personally had to put the fire out before Fire Rescue arrived. Then I had to speak with them about cleaning all the broken glass in the hall way and replace the fire extinguisher that had been left empty for several days after the incident. The price of rent is extremely high for what you get..the complex itself has become more and more trashy and I have never experienced the level of unprofessionalism that the current office manager displays.
I like living here. I couldnt be happier living in my first floor apartment. When I first signed my lease, I asked (if possible) to have a unit in the back where the windows of my sun room had a nice view and not one of the parking lot. I also explained that I prefer a quiet environment. I got exactly what I asked for. I can fill my bird feeder and feed the squirrels directly from my back window. Theres a lot more green space and trees here than in many apartment complexes Ive seen. I see that as a huge plus.The one issue for which I needed maintenance was handled quickly and efficiently. We moved from a 3-bedroom house with a fenced-in yard where I was the maintenance department so possibly Im just more appreciative of having someone available to fix things that go wrong. My only issue was not keeping the sidewalks thoroughly salted last winter but last winter was the worst in the areas history. Hopefully, that wont be a problem this year.This is a great place for pet lovers. Could there be some small alterations to the dog park to make it more escape proof? Sure. But we have our own dog park. My canine companion and I are both extremely happy here and hope to be here for a good lengthy stay.
Could not wait to move out of there. I moved here from out of state, so the only way I could really find an apartment was research online and get a first impression from the tour. I toured a few other places, but this had seemingly reasonable rent and a pretty spacious apartment. I wish there would have been more reviews online to advise me to not live here. My apartment was infested with spiders and house centipedes from the second I moved in until I broke my lease and moved out early. I did not keep windows opened or any way for them to easily get in. And I dont mean little normal house spiders. There were either nasty large black spiders or woodlouse spiders. In the bathroom, in the living room, everywhere. I didnt dare go in the sunroom. And when it wasnt spiders, it was the house centipedes, which are horribly terrifying to have anywhere near you. I went to management multiple times to let them know of this issue and they sprayed twice, but it still did not solve the issue. After speaking with the office staff and the property manager, they basically told me that theres nothing they can do and thats what happens when you live near older trees. I also asked 2 neighbors about it to see if they had issues, sure enough, they also frequently found spiders and house centipedes in their apartments.My dishwasher was broken when I moved in. I had to make 3 maintenance requests for them to fix it, but they still didnt. One day I ran into the maintenance man on the way into my building and asked if he was coming to fix it, and he didnt even know about it! But very kindly came in and fixed it right away.I also had an issue one night where dirty water backed up into my bathtub. This also happened to a few of my neighbors in the same building. Again, the emergency maintenance man came a fixed it up and cleaned it.The apartments are a good size, but the lack of windows make it feel like a cave. The gym equipment is also frequently broken.After 4.5 months of trying to live with the spiders, I transferred to another property. I had to pay a $500 transfer fee and $175 out of my security deposit for paint touch ups because I stayed in the apartment for less than 18 months.Just wanted to try and warn people before they make the same mistake I did. I guess they are under new management now, so hopefully it will improve because the location is great, but the apartments really need some renovating.
Ok. Pros: Lots of parking. Very friendly staff. And they have a small pool.Cons: They dont do timely maintenance. One case in point, last summer my AC went out on a Thursday when temps were upper 90s. I called in my ticket. No one showed on Friday. I called Friday evening and office was closed, so redirected to emergency number. Their emergency maintenance man said it wasnt an emergency, and theyd get to the ticket on Monday, maybe Tuesday. Windows are extremely old and drafty. They leak water. They dont maintain outdoor lighting. Its dark in places at night. Walls are thin, and Valley Stream isnt very choosy on tenants, so there is a drug element and just an all around trashy element. They accept pets, but dont enforce any pet clean-up. Ive reported neighbors for not cleaning up after pets, and been informed that without video evidence, they cant do anything. Their fitness center is a joke, and basically worthless. Their single treadmill was broken for about 5 months late last year. The bar to their weight bench is gone for a few months now. Their leases are extremely deceptive. Its a 22 page lease, with tiny print. Basically, you wont get your deposit back. They arent competitive on pricing. Im currently paying $765 for a two bedroom. No washer/dryer hookups. Their provided washer/dryer in the hallways are $2 a load. Ive had stuff stolen from a car port locker, though they say they have security. Ive never seen one. Its just not worth it.I have many more examples, but this should suffice.
The staff in the leasing office were always nice to me. That is absolutely where the positive side of this review ends.You should know driving in that this place is not well kept. The whole parking lot is an off-roading adventure that will destroy your tires. The metal boxes on the side of the buildings housing the cable and internet ties ins are usually pulled off exposing the wires inside. Trees and bushes are not taken care of and are typically overgrown and blocking the light from entering apartments.The apartments themselves are pretty gross. When I moved in my apartment wreaked of cigarette smoke. When I complained they loaned me their ozone generator that i had to run at my own expense. I also had to drop baking soda all over the carpet and wipe the walls down with vinegar to get rid of the smell. Not one of the walls had been painted, and the ceilings had huge cracks running thru them. When I complained about the ceiling cracks they came in and fixed 1 of the 4 or 5 cracks I had running thru my ceiling. Also like many of the other reviews on here i had mold issues. I also had stink bug infestations every spring for about 2 or 3 weeks.Now lets talk about the neighbors. There seems to be a lot of section 8 or at least very low income families living here. The pool closed multiple times while i lived there and notices started popping up on our doors about the importance of hygiene before getting in the pool. Multiple times i was awoken by kids knocking on my window just to mess with me. I saw regular drug deals on my nightly walk and smelled weed pretty frequently around the grounds and in my own apt building. Oh and that breed restriction they put in the lease does not mean a thing as you will see Pit bulls and German Shepherds.Last but not least on top of all this crap and never doing anything about it they had the audacity to up charge my rent 10-15 dollars every year. Once you sign the contract if you live there less than 14 months you are responsible for paying for the walls to be painted and the carpets to be cleaned which they wont even do.This place is really not worth all the headaches. Do yourself a favor and spend a little more for a better place.
When I decided to move here, I thought I was getting a deal - The office staff was great, the place is spacious, and it looked too good to be true. I should have known right then and there that it was.This place has been absolute hell. It started off fine at first, but has gone completely downhill. I work 8-5, and not nearby, so I was never able to just stop in the office. In the beginning, they dont allow you to bring in a check or cash, and you cant pay online. You HAVE to get a money order - okay, not a huge deal, inconvenient, sure, but whatever. So for the first 5 months or so, I assumed that I COULDNT pay online because of that initial experience (you definitely can). So I had to drop checks off in the office. One month, I was late and they basically give you something that says, pay us now, plus a $100 late charge, or were going to have you evicted.Okay... Thanks for treating me like an absolute criminal for being forgetful, even though I had a good reputation with them for 5 months and had ALWAYS paid my rent on time, in fact, I usually paid it early.In January, there was a huge power outage in the apartment complex. Valley Stream went right to work, got space heaters and had maintenance folks out trying to fix the issue. At midnight on a weekday, I had a maintenance guy come in to turn the heat back on, only to tell me that I needed to let it warm up for 4 hours before turning the heat back on... Had I known that, I would have stayed somewhere else! Set an alarm for 4 hours later, turned the heat on, went back to bed. In the morning, heat is still not working. They came by the next day while I was at work, and completely ripped a panel of the ceiling off in order to fix the heat. That panel is still missing even though I have called about once a month since it happened.I was warned that there might be some moisture in the sunroom in the winter - completely understated. The windows are not sealed properly and the drywall started falling off in big chunks. I have called once a month since January for this issue as well and they keep telling me, Im on the list, they need to get a contractor in there to work on it, its going to take some time. Now there is mold in the sunroom as well.It is very obvious now that they just slap a fresh coat of paint over all the cracks (from structural issues, not tenants) and mold and invite a new shlub to move in as soon as the old tenant has moved out, without ever really fixing anything.They are doing the absolute bare minimum around here, and as another reviewer said, they are nice enough as long as they are getting your money, but as soon as the honey pot dries up - they dont give a crap at all about being helpful.There is also a clause in the lease that you have to give a 30 day notice - so even though my lease ends September 30th, because I didnt read my lease before moving out, I will have to pay the ENTIRE month of OCTOBER, EVEN though I gave my notice on the 17th... They wont even prorate Octobers rent. I didnt get a call about my lease ending until 2 weeks into September, when I was on my honeymoon. IVE ALREADY MOVED OUT OF THE APARTMENT!I actually recommended this place to someone after only being there a couple of months and I feel terrible. I hope they dont have the same experience.These people are shady. They do their absolute best to swindle you and to cost you money. A clause like that 30 day notice clause are INTENDED to trick people into paying an extra months rent.And of course when I complained, all they said was, its in your lease and then asked if I would like them to send me a copy of the lease. I have a copy. Shame on me for not reading it - but shame on them for being so deceptive.Property Management in general is a shady business - I dont know if there is anywhere you can go where they wont screw you over, but this place sure will. I cant wait to see what happens when they go through and see the damage in my apartment (through no fault of mine!) and try to keep my security deposit.Absolute criminals.
Im currently living here and had an amazing start. This complex got me in on a great deal and the apartment is absolutely beautiful. Three months ago my central air stopped working.... I have had such a hard time getting it fixed. I know Im not the only one with this issue... Its still not fixed and I am currently living in an oven. Thank god I dont have a newborn because it would be unsafe to be there. No one should live like this. Ill be putting my rent check into escrow if its not taken care of soon. Its sad when apartment complexes cant hold up their end of the lease but we as tenants still have to pay FULL rent. I would no longer recommend this place which is sad because I LOVED it in the beginning.
This has been a miserable experience.I moved here because of the space and location of the apartments. It was a somewhat quick decision since I was going through a divorce and now I wish SO BADLY that I wouldve researched more before moving.Back in December, my account had been hacked and I was going to be late with rent. I told management about this BEFORE it was even late, and even provided bank letters stating that it would take a few weeks to get my money back into my account. Well, none of that mattered because they still filed an eviction WITH THE COURT by the 12th of the month. I paid my rent (and the $100 late fee and the $250 court fees) 3 days later - just as I told them I was going to. And now my record shows I have an eviction.Also, this incident blocked me from being able to use the maintenance request portal online, and I can no longer make payments online. They actually expect me to with a cashiers check for the remainder of the time I live here (even if that meant 5 years!).But this all pales in comparison to my biggest complaint. Since moving in, Ive been battling an upper respiratory infection on/off the whole time. I spent New Years in the hospital with pneumonia, and still struggle with throat/respiratory issues. My doctor finally put the pieces together and thinks I may be sick from black mold exposure. When I called the office to report it, however, I was told theyve NEVER had issues with mold before. Yeah... just read the other reviews here - theyve been told NUMEROUS TIMES about mold in other apartments! When I started taking pictures, I realized you can see prior water damage that was clearly just painted over. There is water damage all over these units. I guess they think that paint will mask their mold problem. It certainly wont.Im looking at either breaking my lease early, or at the VERY LEAST not renewing. And yes, Ive already contacted a lawyer. Ive talked to numerous other tenants here (some I met as neighbors, others that Ive known from other places), and not one is happy with their experience here. Whether its maintenance issues, damage, or they way they are treated by management, Ive not met one tenant here who isnt looking forward to moving out. Management most likely wont care, because then they can just move in a Section 8 tenant and slab some new paint to cover the mold.Dont trust this place with your health and wellbeing.
Very convenient and well priced. I got a nice discount when I moved in. I needed a place to move into the next day and they handled the process very smooth and quick. Apartment was a little dusty when moved in but good place with quick maintenance response so far (fixed my hot water issue pretty quick). I would recommend for people on a budget!
We lived there about three years and moved out 2 1/2 years ago. Apartment was nice, but there were problems besides the annoyance of the hot water heater being across the unit from the faucets. Trespassers taking shortcuts through the property, general decline in quality of landscape maintenance, too many visits by law enforcement, poor snow removal, very high turnover in the office. Hopefully theyve straightened up since then, it was sad to see it go downhill.
Im in my 6th month here at Valley Stream. First off the apartment is out dated and run down. Almost all of the carpet is torn up against the walls in ever room with multiple stains. The walls are cracked because of the severe water damage along with a lot of other problems. I needed a please asap so I got over the fact the apartment was so down. I have paid my rent early every single month until I got in a car accident. I use my car for work ( the accident was not my fault n my car was totalled). Now because I use my car for work I wasnt able to work. I had called the office to explain my situation but they did not care. My rent was three days late and they put a nasty note on my door threatening eviction. I was ok with the 100 late charge because my rent was late. I paid my rent in full by the 3rd day. I was told if I pay it by then I would not be charged the 50 for setting up a payment plan. So I subtracted the 50 that I was told I was going to save. Now I get on my account online it says I still owe 50. I called back and they said the extra 50 was owed because I have to at for the full price the unit was listed for,in the past ($720). I pay 680 because they were running a special. They have zero sympathy for you , I was three days late and they could care less about my situation. So all in all of I wasnt able to come up with the extra money right away they would have charged my $200 for two extra weeks! What a bunch of crooks! I have already gotten people to move in cause I thought they were nice people. Now I see how they treat their tenants and will never recommend them again! You best believe I wont be there a day past my lease! Btw the whole $200 referal bonus you have to bother them for. If they would have given me the 200 like there were suppose to I wouldnt be in this situation! But because they forgot it wont be applied to my rent till October. Dont worry guys I will be paying early again this month!
They are rude and inconsiderate people. They dont care about their residents at all. They do what they want when they want, like fixing roofing, without notifying their residents. So I now have men walking up and down a ladder outside my window of my apartment, and banging around on the roof. Best way to find out is when I was leaving the shower in my towel to find this out. And it is screwing with my cable connection too. This place is over priced for what you get and I cannot wait to move out. I will never have anything good to say about this place.
Wow I sit her thinking about what to write and it baffles my mind to say this. I CAN NOT WAIT TO MOVE OUT OF THIS COMPLEX!!!!!!!!!!!!!!!!! Every time the season change happens we either need the Air fixed or the heat fixed for the past 3 years. Our heat has been out now for 4+ weeks. Thank god it will be a little warmer this weekend. We were told that the Part needed to fix a unit that is older than God himself would be in their hands last Thursday 12/8 and that we would receive a call to schedule a time to replace it and get the heat working. Well it is now Thursday the 13th a week later and NO CALL imagine that par for the course. We also have never had an issue of a Stomper above us until little less than a year ago and we have asked nicely for the stomping to be dealt with but NOTHING happened anyone shocked yet? We also told them several times that there are squirrels between the Ceiling of our unit and the floor of the unit above and guess what ??? NOTHING DONE. When the repaving was done they hired the most incompetent company I have ever seen to stripe the parking spaces. I swear they did them blindfolded. I never in a million years would have thought that I would want to move out of someplace I loved when I first moved in. Now I am counting the days until the lease we just resigned is done and can leave. What a sad situation this place is in now.
I had to change my review. They are nice but honestly after the one time my air was fixed, it been hot ever since. It’s blowing out warm air in 80+ degrees. It’s currently almost 90 degrees in my house. I’ve asked for it to get fixed twice, nobody came, and it’s still hot. I don’t know if you’re trying to roast us alive or not. The hallway is way more cool then the actually apartment, I’d rather sleep out there. And these bugs are ridiculous in the sun room. The ant problem was fixed but instead we started getting spiders, lightning bugs, and silver fish.
This place is ridiculous. I should have read the ratings from other people who have lived at this dump. The leasing staff is scandalous, they require you to give them a check to hold an apartment just in case you decide to live there. The girl who works there, Angela; even said that the check would not be cashed if you decide you dont want to live there. After telling the staff that I do not have any desire to live there, they cashed my check and are apparently holding an apartment for me. When I called the leasing staff to ask why they would hold an apartment when I clearly told them I do not want to live there and no lease was signed they said its a business procedure. So their business is to take your money after you have already made it clear that youre not intrested. The reason I decided to look elsewhere is because I heard this is Section 8 housing and they cant show you the apartment you would be living in, until the day you move in. This place is filled with crooks, the management is terrible.
My experience at Valley Stream was nothing but a headache from move in to now(after ive moved out). The first event that happened was my neighbor apparently had a mental disorder and wasnt being cared for and wouldnt take his meds and go crazy and punch out windows and tear up his apartment. This happened 3 times and cops and medical officials were involved every time. The second event that happened was the water heater above my apartment drained 40 gallons of water into my apartment while i was gone for the weekend. Nothing that was ruined was replaced and it took 3 phone calls to get anything cleaned up so that i could use my closet again. The third event that happened was that i got locked IN my apartment. Someone came out to fix the lock and then a couple months later i got locked OUT of my apartment. To get the lock out they drilled the lock and made my door look like someone broke into my apartment and never fixed it. The next event that happened was that my fire alarm was beeping(i changed the battery on my own once but it still wasnt working) and the grounds man came to fix it and didnt even wait the 60 seconds it takes to make sure the alarm is fixed and not chirping. I called again to get him back to my apartment to finish his half assed work and although the alarm stopped chirping he left the alarm hanging from the ceiling. Now they want to charge ME to clean the floor and paint the walls because i didnt live there 18 months. THATS THE JOB OF THE LANDLORD!!!! I would not reccommend this apartment complex to ANYONE. Its a ripoff and you will have more problems than you can deal with.
I lived there for 6 months. Terrible place to live! I had so many issues. The water heater busted, flooded the sun room, hose behind the toilet busted, flooded the bathroom and hallway, the oven didnt work, the air went out, the furnace stopped working in Dec. All these issues in as little as 6 months. The new apartment manager is shaddy as hell. I have footage of her taking pictures of the hallway that has been a mess for at least 5 years, stairway carpet damaged, walls needing painting and a front door that should have been replaced a long time ago. The purpose of her photos was to charge the neighbors that had just moved out, (young girls). I had enough in January and was let out of my lease with no fees! However, the manager found a way to charge me $115, no problem, I paid it. But, to prove how shaddy these apartments are, I put the money with the copy in the night drop box just to see if they would say I didnt pay it! !!! Well, well, well, they played right into my hand by turning it over to collection d/t non payment! Gotcha, Im not sloppy like that. I made a copy of the money order and a video of me dropping it in the box. Now we will play ball. It will be worth the attorney fees to prove my point. Do your homework before choosing these apartments. There is sooooo much more Id like to post and will at a later time. We just moved in. So far, we have really enjoyed management. They are very friendly and we didnt feel uncomfortable at all. We havent been there long but for the most part its not too bad. The ONLY negative thing I can say right now is how dirty the apartment was when we first moved in. We spent a whole day cleaning just the kithen and bathroom. There was hair everywhere in the bathroom drawers and cupboard. The bathtub wasnt cleaned. The kitchen cuboards were filthy. So gross that we had to use latex gloves and went through multiple containers of lysol wipes. It makes sense to have to clean your apartment before you move in, but you shouldnt have to be on your hand and knees scrubbing. They should consider hiring cleaning professionals before people move in because that was disgusting!!
Valley Stream was absolutely fantastic when i first moved in here over 3 years ago. However the changes of Managers, staff, maintance have caused rollercosster of views over time. I totally understand personality conflicts. I also understand repairs need time but ay times is was lenghty. Cooperate is awesome and willing to help fix issues. I am on disability and low income help and have experienced changes in attitudes amoung some. Be rest assured we all matter in this world yes, ive had my share of issues, disappointment, disagreement with Valley Stream. I totally believe once The new Management and staff clear up things this complex will be restored yo a fantastic place. Many complain of appliances and im confident that they will be upgraded when able. Tennants are fantastic but NO one is perfect and all concerns will be addressed. Overall my review would be at this time a 1 star. This will improve with the right people! My Review now would not be a good one! We are moving at end of year..concerns dont get addressed .try so hard to explain things but shut down and ears get cĺosed.a total office upgrade ..Human Resources need to teach staff how to treat people like people and not be rude and accept that people with disabilites are human and deserve respect to .too much phoniness. ...beginning to feel bullied...If office doesnt understand something.check into it .dont raise voice to tenants....just becuse we may not be behind a desk in control doesnt mean we wrong. Everyone needs respect .way to much paper wasted on notices that arent needed multiple times.talk to tenant...everyone makes mistakes .yes, even office manager and staff.hope VS can be revitalzed one day in future.wonder if coporate truly knows whats happening to the community or what the true owner knows?..We will be gone end of December and Wish them all well. Weve gone this route before and they did make an error and owed me..I truly believe an audit needs done and new training ïs needed along with all new staff. This place is awful!!!!! at first everything was fine. the hot water barley works and the same goes for the air and heat. when you put in a work order it will legit take months for them to fix it. i went to move out and got my final statement of money i owed them dated with my move out date and then they decide to send me a different one with a $2,200 difference months later. with a different move out date on it even tho i was gone way before the dated they stated in the new bill they sent me. this place can not keep it together and it has gone downhill terribly. i would not suggest for anyone to live here.
The first year wasnt bad. This year however, horrible. Starting in May with our AC breaking down. Waiting about a month and a half for them to replace the unit. Then, about a week later we noticed this drip coming from the outside of the main entrance to the building. Thought it was due to all the rain we were getting. Nope, it was coming from our furnace, on the 2nd floor. So, Maintenance came out and fixed the issue. Went back to the main office and told them that my sunroom was still wet and there was still a leak somewhere. Apparently, they thought I was kidding, but after dealing with about a half an inch of standing water sitting underneath the water heater, along with the soggy floor (still soggy from previous fix) outside of the closet and soaked floor in the storage closet, and black mold. Yes, black mold, I had to call the office back, again. It has been 18 days since my 2nd complaint of water in my sunroom. I told them I needed this fixed before mold took hold, but now theres mold. Oh, and the guy in the office told me I just needed to open the windows and get a fan to air everything out... Seriously.Besides the watery moldy issues. Winter time also sucked. They didnt do a great job keeping up with the snow in the drive, dont even get me started on the snowy/icy sidewalks all season. I mean, yeah they put a bucket of salt at the main door of the apartment so we could salt the sidewalks ourselves... You pay enough in rent, you shouldnt have to salt the damn sidewalks, wait weeks for someone to fix a water issue before it gets moldy, or call the main office and leave a message that no one ever returns. They tell you its better to just come to the office to tell them the issue.
Have been here less than a month - thats why 4 instead of 5 stars - too new to do that. So far everybody has been super helpful. Chelsea went above and beyond for me. My building is quiet and maintenance replaced a broken blind right away. Good value, so far great experience. Thanks again Chelsea!
I went and took a tour,and it looks like a really nice place to live,I was really excited,and have had nothing but problems with the online app,it really needs to be a easier process for older people,and I was unable to get help with it,but I recieved a email from autumn explaining the situation,but by then I already gave a negitive review,and that was not fair of me,so I change this review because autumn has gone out of her way to help us get in there,and has followed up on everything,I just need to be a little more patient..But in my defense it really does look like a place for me to live,and its a beautiful place
This place sucks way over priced, and actually looks like management is trying to alienate resistance rather than help them. It took 4 weeks to finally get a 40 year old heat system working, and every spring they have to work on air conditioning units. As much as they charge for rent you would think they would want to keep their facility upgraded. Can you say slum lord!
Please... Do not move here... We moved here under false pretenses and everything that we were told was either twisted in some way to favor them... or a blatant lie. Granted, the people who work there are nice enough but when it comes to solving a problem... things are put off. I cant go into all the details, just know I would never recommend this place. Read the other reviews and youll see not many people would, especially within the last year. Please consider another place, like directly across the street. Same price and exceptionally nice. Just do not come here!
The people here are so nice, but the maintenance people are so slow. My ac every year don’t work for the first month when it gets hot out and it takes forever to get it fixed!PS: my ac is still broke an it’s 82 degrees out! Work order after work order an nothing!As of Monday August 24th 2020 and for 2 weeks I’ve put in work order after work order to get my black mold in my sun room fixed cause the apartment from above me is leaking water an they know about it cause this has happen one time before. Anyways they still haven’t fixed it an I’ve been here for at this point for 4 years an I will not be resigning cause they are so slow an things never get better! Plus I asked if they will take money off my rent cause of it. They said no. So now I can’t even use my sunroom that I PAY FOR!I wish I could give -2 stars but I can’t!
DO NOT MOVE INTO THESE APARTMENTS....My daughter lived here and she was notified by office staff what she had to pay when she moved out when she was finished with college...She notified them when they told her too that she was moving out and sent a letter...her lease was up a month prior to her moving...we left the apartment spotless and I took pictures...they charged her a break the lease fee and God knows what else..I have requested all the records...we emailed management and corporate several times to see what fees she owed and why and we never got a response from anyone...called office staff several times asking for upper management and was always given the run around...staff in the office never know anything and can never assist you....management does not answer you and neither does their corporate office...today after all of this I get a collection call...no letter...even though we have called the leasing office at least 8 times to provide a forwarding address...collections said letter was sent to old address and they knew she wasnt there...If I have to get a lawyer I will because I am LIVID...I am also going to put in a complaint into the Better Business Bureau...do yourself a favor...find somewhere else to live!!!
I want to say that the maintenance team here was exstramly fast,professional and went above normal procedures to get my ac fix before this heat wave, from the superviser to the employees they were just auwsom and so friendly. Thank you so much from apt 6 6331 brixton.
Terrible terrible apartment complex for the price the sunrooms were never meant to be sunrooms they were porches that got three walls stuck up there so they could call them sun rooms the sun rooms are ate up with mold they just keep painting over it when it becomes an issue that they finally actually have to address because they don’t do it on their own free well you have to bug and bug and bug them to fix any thing then the spiders and millipedes crawling around everywhere when we first moved in the whole grounds of the complex is ate up with mole hills also numerous maintenance calls before they come to fix anything just the all-around bad they are in the verge of becoming section 8 give it a few more years and it will be place could be so nice but they don’t care enuf

Worst place I have ever lived. If you have to live in this place please do a thorough walk through and take pictures of everything. They will ding you and it cost a lot. They will not do anything for you or work with you. I would suggest looking at another place there is better complexes out there.

2022-05-19I’ve loved my experience here at Valley Stream. The office staff and management have been very cool and attentive to any issues I’ve had. They always check on me when I stop by and that goes with both the apartment and my personal life (as I’m new to Toledo due to relocation for work). The unit is not bad at all. Plus, having the sunroom as an extra space is an added bonus. Living alone, the 1 bedroom is literally more than enough space. IF AND ONLY IF I WANTED TO BE THAT PICKY, the bedroom doesn’t have a light. But you can just buy a lamp or something and boom problem solved. I’d honestly recommend friends to Valley Stream.

2022-05-06One day late and they tack 100 to your already expensive rent. When I first moved here 4 months ago the security door didnt lock now it doesnt unlock from the apartment and if you have a guest you have to go out to let them in. Also when I first moved here and several times since I have contacted the office about the dog downstairs NONSTOP barking as well as the smell (like an unkempt dog kennel) thats coming through my floor. Im paying over 900 a month for a smelly apartment that I can never get decent sleep in. Also Things are always breaking, obvious shortcuts are used to make repairs and anytime you try to communicate with the office they either dont know because so and so is handling that or Ill have so and so give you a call when they get back in and you never get the promised call. Im over it and I cant wait to leave as soon as my lease is up.

2021-12-13I am currently a tenant at Valley Stream. I unfortunately did have to renew my lease until August when I leave for graduate school. I currently have squirrels living in my walls and they have been there for over a month. I can access the nest because there is a cavity in the back of my closet where the water heater is and it is covered by a thin piece of removable drywall. All the sheet rock is also completely crumbled creating lots of crevices for the squirrels to live. I have been told on multiple occasions that this would be fixed and it hasn’t. The clawing at the walls and running around is driving me absolutely insane. I also had water pouring out of my ceiling for a month before they fixed it and that’s only because I threatened to put my rent into escrow. I’ve also had so many bug problems including carpenter bees, beetles, and wood louses. At the point of my lease renewal, i stated I felt it was unfair to up my rent because of the multitude of issues i’ve had to deal with. The property manager said she couldn’t speak to any of the issues because she is new and there is nothing she can do. No other rental agency would agree to give me a 6 month lease so I am stuck here. I am just over it at this point. Do NOT rent from them for ANY reason. It is not worth it. I will cry tears of joy when I move out.

I havent had to deal much with the office but for a few minor repairs but they were handled in a timely, professional, and friendly manner! When i did have a recent major situation these two great people Martin Archer and Joyce Forille went above and beyond to help me and im very appreciative of their help!!!

2020-04-13We had just moved in. First impression when getting ready to sign a lease was a disaster. They moved us into a different unit instead of the one we paid to have them hold. Although it was fixed after talking to the manager directly instead of our leasing agent. When we got to our unit, it smelled HORRIBLE of cat pee, we figured we could steam clean and have it fixed, how ever with 3 failed attempts, maintenance gave us new flooring within a day. The unit was pretty dirty when we first moved in, luckily they cleaned it over again for us. So far every bad thing that has happened to us was fixed with minimal to no waiting. So I have no complaints. Hopefully all is well! The unit itself is super spacious and had plenty of room for our toddler to run around, which was one of our concerns. We have very spacious closets and the sun room is a nice addition!

2021-12-16So I did the whole application process yesterday and paid $190.00 for the application process and to hold the apartment and How the hell did I get denied for the apartment in less than 24 hours. They didnt bother to call me or send a email to tell me why?? It takes less then 24 hours to run credit, check background, call my landlord where I live now for the past 3 years and never ask for his name or number to ask about his tenant?? I THINK THIS PROPERTY TAKES PEOPLE MONEY then denies them! I make over 3x times the income, no Felonies, never been evicted in any places I lived. Im kinda glad this property denied me after looking at these reviews. I want my money BACK!!!

2021-08-31Mouse infestation, Stink bug infestation, spiders, ants, bugs, and everyone smokes cigarettes and marijuana inside and it makes every room stink in the complex. We told the office about all of our complaints and they did nothing to fix any of them. When our lease was up we moved out and the office asked us why we didn’t want to sign another lease… I told them because of all the mouse, insects, and smoke. When we first moved in the carpet was disgusting. All of the buildings have mold. Loud and rude neighbors. We decorated our door and put decorations next to our door and neighbors stole them. They also wanted to raise the rent. The pool is always freezing in the summer. The gym everything is broken. Not one good thing to say about this apartment.

2021-12-22New management is absolutely exhausting to deal with. Just rude without any regard for their tenants as if word of mouth doesnt spread, and fast as many residents havent given a good review the last good reviews were for old management hmmmm. I called to verify if someone was working on my building as there has been obnoxious banging on the side of my building all day, (which siding doesnt take that long) the lady that answered told me she couldnt fact check it and Im inquiring further like who can confirm if this is legit since MOST decent places will make their tenants aware of when someone is gonna rain the hammer of Thor against your exterior wall of the inside of the unit where youre residing, while.my fixtures shook and just was immensely loud aoat seemingly for no reason they couldnt cofrim or deny as apparently they just show up randomly at will and begin to work on the buildings whenever the leasing office absolutely used to care these new women do not they just want the residents money and do not care about inconveniences that may occur since its the outside of the building that should be illegal because if I or anyone else was to get hurt or injured theyd be fully liable for making residents unaware of whats going on. Im unsure where you guys found these new women but please return them, times isnt that hard.

2020-08-27I moved out of Valley Stream about 4 months ago because I had to relocate for the military but my time there was good. The appliances are old, however, they all worked perfectly which is what really matters. I’d recommend getting an upper unit, not just for this apartment but for any apartment in general. The staff always treated us with respect. After vacating, my wife and I got our security deposit back extremely fast because we took care of the unit and deep cleaned it before moving out. Do what’s expected of you as a tenant, and things will most likely work out for you.
