Uptown Rental Properties are the best in the entire UC area! They have the excellent housing facilities and outstanding services to their tenants! As a UC professor I like them a lot! I recommend everyone to have an experience with Uptown and you are not going to regret ever! I like VP3 a lot!Whenever you have any issues they just fixes everything right away! One of the other reasons I like them as these guys are very humble and respectful too with their tenants which is very unique throughout UC!!So, I strongly recommend Uptown Rental Properties and Manager Ben is awesome and so as his entire team!! Thanks everyone for being nice with everyone!!
Ive lived in apartments and dorms most of my life, so I already expect noise from neighbors, the occasional maintence issue or room inspection. No shared living space is perfect! Uptown tries its best though. Their staff is friendly and tries to be as helpful as possible. The maintence man, Dallas is the best! Specifically, Johnny Marzan, Ben Fultz, and Madison Stone have always been super friendly and helpful.Especially Johnny Marzan!! The absolute best. Theres sometimes problems or confusion, but they always try to help you once you reach out. Sometimes the hallways could be much cleaner.
Very poorly run company, sadly theyre really one of the only options around UCs campus. Their website will lock you out for no reason, most of their buildings are incredibly poorly maintained and they provide little to no help when a service ticket is made. The only thing theyre good at is getting desperate college kids to sign aggressively overpriced leases and scam them out of security deposits and administration fees.
You pay a lot for not very much and the management is rude. They try to make you renew your lease 3 months after it starts which is extreme. They claim that it is because there are so many people looking for apartments. However, after Fall finals were over they didnt show my apartment for 1-2 months. I suspect misconduct. They also repeatedly sent me late fees and notices even though I had auto-pay set up (They always admitted fault but it is really annoying). I like the apartment but the rent is probably too much. I would give maintenance 4/5 but the management 1/5 bordering on 0/5. The maintenance is the only reason I gave them a 2/5. If you have time, I recommend doing more research before signing with these people. They are like signing with the post office across the street (it also has horrible reviews). If youre in a pinch, they will provide you a place to live.
They apartments have roaches and it’s probably because the buildings are so disgusting. I doubt the common areas have ever actually been cleaned. There is no mopping, barely any sweeping, no vacuuming, and definitely no surfaces wiped. Someone left trash by the elevator which just sat there for days and began to smell. Their maintenance enters your apartment without any notice (not even 24hr notice) which is illegal. You pay hundreds of dollars for a piece of plastic rather than the parking space or registering you license plate so expect you car being dragged across the city and held ransom for about $150 at random times without the “pass”. They will justify it by saying that it’s because you pay for the pass but considering that people’s cars are being held at a few after already spending hundreds, it’s really people taking advantage of college students. No working HVAC basically meaning you have no control over the temp in your own unit(the thermostat is for decoration). The units are built so terribly I can hear everyone walking down the hall and talking in other units (on multiple floors). These units are comparable to public housing. Uptown properties are the absolute worse I’ve rented from. One positive I will give is that the property manager is on top of addressing concerns. However, I think there is only so much that they can actually do.
I lived in the roof top town homes from August 2020 until July 2021. Staff is friendly however has no problem with deceiving you to get you out of the office. I signed a lease with a roommate. A month before the lease needed I moved out but stayed with uptown rentals. That was my first mistake. Fourth and Plum is nice if you don’t pay attention to the main elevator constantly not working. I got stuck on the elevator with my child and had to call the fire department. The pet park was under construction for God knows how long so yeah that got stinky fast. The cameras don’t work or are grainy because they always had issues finding out who was throwing parties on the roof top. So if you like quiet and secure entrance look else where. The floors are this cheap wood planks that have cracks all in them yet it was “new” and now to the roommate situation. If you have a roommate make sure everyone chips in towards the security deposit. I put the security deposit on my card, moved out, that person renewed and signed a new lease AND THEY KEPT MY SECURITY DEPOSIT FOR HIS NEW LEASE. After I was told they would transfer it to the new unit since I was staying with the rental company (lie to get me to sign and leave the office). Of course no one remembers saying this now and it’s now November! They gave me the run around from midJuly to November and only because I threatened legal action. Still haven’t received prof of this policy but Uptown claims I’ll see the proof by 5pm today. Most places require a new deposit when a new lease is signed but not Uptown so avoid being theonly one to pay it or you’re screwed.
I love living here! There is so much within walking distance, and my apartment is so nice. I dont have too many issues, but when I do, they are addressed in a timely manner. I think Ill probably only leave if I move out of Cincinnati. The staff is always so friendly and helpful whenever I have an issue or even when I run into them on the street!
Overall, uptown is good. Signing a lease and getting apartment information is pretty easy. But I have to had some problems with maintenance/cleanliness of hallways. Getting keys was very easy and moving in was also pretty easy to do. My property manager is good at responding to emails. I did have neighbor problems but that isn’t uptown’s fault. Mail is also slightly confusing, packages are sometimes just put in the hallway. I do think uptown is slightly over priced but they are all pretty close to campus. Overall, I would recommend uptown.
To clarify: 4/5 stars for this area…I waited a little to post this to really get a full scope into what 65 west offers and what living here is like. I’ll start with the pros… the new hardwood floors look great, the gate system is nice and provides a good sense of security, the clubhouse is clean, workout equipment is in decent shape and the study rooms are a nice touch, the new gardening looks great (despite the frequent addition of beer cans), the space was clean enough when we moved in, and the appliances are relatively reliable (clean out your lint traps people, preventative maintenance is important). The cons:- maintenance is free (and friendly!) but vvveeeerrrryyyy slow and when they do get to you there’s a 50/50 chance that they will have to call the vendor for repair which could take days.- If you’re a quieter individual like myself, live somewhere else. Between the blasting music, underage drinking, screaming, and littering all occurring at ungodly hours of the night every weekend and on some weekdays (you never really know when those pesky sports marketing majors will take a by-week from school) it’s not a serene place to be although the rental agreement says loud noise isn’t allowed and can be penalized.- hallways, doors, stairs are gross and in disrepair.- Mail system is horrible although Uptown did their absolute best to provide alternatives (+1 star for this alone)- The main office is understaffed.Although not a bad place to live, you should consider your values and act accordingly.Pro tip: invest in a battery powered camera and attach it somewhere on your balcony to watch your car. Uptown isn’t responsible if your car takes a beating. The camera will absolutely be cheaper than taking the loss on car damage.
I’ve lived in my unit through uptown about 3 years now. Recently I’ve had a problem with waters leaks and water damage. From this experience in itself, I would never recommend uptown to someone. It’s fine at first, but once you have an issue, it apparently takes many emails and weeks to solve any problems. It feels like your concerns aren’t taken seriously or urgently. Feels like they try to scam you out of your money. I would only rent here if it’s your last and only option. It’s well worth your time, stress, and money to rent elsewhere. I will never lease through uptown again.
Renting through Uptown for the first time in Fall 2021, and my leasing and move-in process went very smoothly. They charge higher than Id like, but its to be expected for the convenience of being so close to campus. The one thing that future residents need to be aware of is how quickly parking passes sell. My roommate and I toured in mid-May knowing that we would move in mid-August, and the Uptown representative told us that we didnt need to worry about parking until a few weeks before moving in. This is ONLY true if you know that you have one spot reserved for your unit and only one roommate wants to buy a parking pass. Otherwise, for situations such as tandem parking spots (that are significantly cheaper and worth considering), you need to get on this right away. Very frustrating for my roommate and I; we both have co-op rotations in our first semester living here, so there is no way around having two cars. Just wishing this had been better communicated to us when we signed our lease, but otherwise Im impressed with the level of communication from our property manager and everyone I have spoken to by phone with a variety of questions.
Uptown has been nothing but amazing. Robin helped me so much on move-in day, then Ben of Clifton house was so helpful and quick. The apartments are expensive for the value, but that is city & student living. The maintenance guys here are even more spectacular. Someone came the day of move-in to make final details perfect, got a new AC within 2 days, and cleaning people to double check everything. Clifton house parking lot could use some reorganizing though.
So far my experience with uptown has been wonderful. We stay at the Florence Crossing property and since day one have been in love with the place. Management took the time to leave a welcoming present for us, gave gift bags to all the tenants on valentines day, and they always give proper notice whenever theres going to be something happening in the building. Additionally, any time we have ever needed to put in a maintenance request, we have always had someone come out within 24 hours to help out. Ive lived at a number of different apartments, and I can say this is definitely the first one that I have really found a home at.
I paid $600 to move in two weeks early. That would be acceptable if the experience had been good, but it was far from it. I was not given sufficient information about key pickup to plan my move-in day, not to mention that I received conflicting information at times. Parking spaces were not and still are not numbered. My parking space is frequently blocked in by trash cans at the curb for days at a time. Maintenance has been unresponsive for a week now and my apartment was very obviously not cleaned before move-in, despite Uptowns promises that they were working hard to prepare apartments for early move-in and my suspicion that no one had lived in my apartment since March 2020. Overall disappointing; I understand that your tenants are mostly college students, but there needs to be a higher standard.
Absolutely not getting what were paying for, very unorganized and unprofessional management that doesnt seem to care about any of their residents. Inconsistency when it comes to communication, dealing with complaints, and handing out compensations. We have placed multiple service requests and have had nothing fixed, no notice when an uptown worker is going to show up, and MAJOR lack of communication about many things. They continue to email us about leaving our mailboxes open when we are not the ones responsible for it, but when we spoke to Uptown about this they said they were trying to get it fixed. If that is the case why are we getting hounded to keep them closed. Also, upon my move-in I was told my room was painted and I assumed the apartment would be in good condition, I was wrong. There were large nail holes in my walls, scratches and scuffs on the wall, the furniture is not in good condition and the cleaning they supposedly did was not noticeable. If I could give less that one star I would, would not recommend moving in anywhere that Uptown owns.
Awful property management, awful customer service, and they treat you very poorly as a resident. I would never live in an uptown property again, truly it’s sad a property management company would treat people this way. Please look into other management companies first, I am happy to say I no longer have to be associated with uptown.
Uptown Rentals apparently won awards from UCs paper, The News Record, for best landlord for multiple years. I tried to find the article justifying the claim but was unsuccessful. In my opinion, The News Record seems to be confusing best with biggest. I have never once in my over four years at UC heard someone speak well of their experiences with Uptown. My view of Uptown is similar to a doctors visit or going to the DMV; it is an annoying and unpleasant experience but necessary and unavoidable.Uptown essentially owns most of the area around the University of Cincinnati, which means they have a stranglehold and the market and they know that. They have a variety of property types from small homes to entire apartment complexes. I have avoided anything but the larger properties because the upkeep is lacking at best on the others. The larger properties (like VP3, 101 E Cory, and Views on Vine) are rather nice but very pricy. I was in the buildings when they were rather new and would not put much faith in their maintenance staff to keep it up.The number of times I have had to call the Uptown offices to get a lease setup is staggering. The staff is not rude, but I cannot recall a pleasant experience when interacting with them. I do not have many good things I can say about Uptown, but I have tried to keep this fair.
In a last minute situation, I had reached out to Uptown for help in rental options and requested for quick completion of paperwork. To my utmost surprise, Uptown senior staff not only responded swiftly but had an oversight on quick completion of paperwork. A request was put in for thorough cleaning and sanitization of room (in view of pandemic) and this was executed with clinical precision. Even early move in request was accepted . Uptown proved to be so flexible and it was a pleasant surprise. Please keep up this high level of professionalism.
Coming back after another 9 months to update the “Uptown Experience:”The list only continues, folks. There is such a horrible disconnect in information between all staff employed at Uptown. Take notice even on Google reviews how staff only respond to positive comments or slightly negative ones with a quick resolve in their handy dandy “Rental Agreement.” Some of the issues I’ve had with Uptown are even addressed here on Google, and I have personally gotten a VERY different response from the front office compared to what is posted here. What isn’t covered up front is a plethora of queued up tours of families perusing through your apartment whenever they so please (even in the height of the pandemic.) When we originally signed during the midst of the pandemic we were unable to tour, so it’s even more frustrating to have over 25 tours in and out of our unit between April and May (I promise it’s not an exaggeration.) Don’t expect to be notified 100% of the time either. On multiple occasions, in the midst of showering, tours barged into our unit with no warning. I understand the necessity to fill all vacancies, but maybe after the 10th tour you could switch to a different floor since that is quite literally how floor layouts work(!) We expressed our discomfort many many times, and were treated as unimportant since we wouldn’t be renewing our lease. Overall, I am just sad to see such a positive experience in my first year and a half with Uptown tarnished by such a big stain, and during such a most critical time.If you have ANY other options around the campus area, I implore you to choose that over Uptown. Lately I find myself wondering what was more frustrating to live through; my experience with Uptown or the pandemic itself?
We’ve been living in an Uptown Rental property for a few months & we absolutely adore it! Our view is a beautiful lake with ducks and geese, maintenance responds fast, & management has really cared about every issue we’ve brought up to them and put an end to it. We were very nervous coming from a bad complex and we are incredibly happy at Florence Crossing. Will never forget that management left a new candle in our unit as a housewarming present & left candy on everyone’s door for Valentine’s day. Very happy we found this complex!
My experience at Sky Harbor in Burlington has been outstanding. I had always rented houses in the past and never lived in an apartment community. I was apprehensive at best but was quickly relieved when I applied for a place here. The leasing staff was candid and honest answering my questions and concerns. After the most stress free move of my life I noticed a couple minor issues that i thought needed to be addressed. I contacted management who promptly replied that maintenance would be by the next day to address the issue. When i got home from work the issue was not only resolved, but had also been replaced with a new appliance! My neighbors have all been very nice and courteous. I love how dog friendly my neighborhood is, with a well kept dog park and plenty of disposable dog waste-bag dispensers.I really appreciate the management and maintenance staff for their prompt service and attention to my concerns. Also, this place really does feel like a community. Everything is always well kept and tended to. The staff obviously values open communication with e-mails and texts that keep me informed about the goings on in and around the neighborhood. Not to mention how promptly my concerns are addressed. If youre looking for a relaxing, quiet, clean and PET friendly neighborhood, I highly recommend Sky Harbor apartments.
The location where I rent is awesome! The people that maintain the property are also very kind and helpful, Such as Damein. Only reason I say 4 stars and not 5 is because the fire alarm sometimes goes off in the middle of the night for no actual reason? It hasnt happened recently but it has happened enough times to make me believe there is no emergency, so if a real emergency occurred, tenants, my self included, may be slow to evacuate. Still not sure what has triggered these alarms, Otherwise I have had a pleasant experience.
International Students BEWARE - This is WORST rental agency in the area. We moved in an apartment in month of August and guess what, there is no Air Conditioner (A/C) in the bedrooms! Calling 10+ times, several emails, Opening N number of Service Issues in the tenant portal but still no result. They will keep on ignoring or openly lying that are working on it.There was a Special Weather Statement in the MidWest region for Hamilton County issued by National Weather Services and still there was literally no cooling the apartment. Its horrible and very dangerous to live in such circumstances. There will be various other issues in apartment which they will not even bother to respond or fix like poor door knobs, bad flush, squeaky doors etc.
I have lived in an apartment offered through uptown rentals for two years and they are absolutely the worst renting company in Cincinnati. It’s unfortunate that they have a monopoly over almost anything related to living in housing for students within the Cincinnati area. They overcharge, are unresponsive when asking about anything. I have had my package stolen three times being at this apartment and each time the response is have it be sent to the main office to be picked up with an ID. I absolutely hate this company and wish that they did not exist I have had absolutely no good things to say besides they have decent overpriced apartments and terrible customer service
Originally when I signed a lease with Uptown, I thought that it couldnt be as bad as the previous reviews stated, but it has lived up to its poor reviews. It started out okay in August 2019 when I first moved into my apartment, but went downhill pretty quickly. An issue that has been consistent through the lease is that the parking lot is consistently used by people who do not have a pass, and there is never anything done about it. I pay for that spot, but am not ever guaranteed it because there are others parked there. Next, I keep my apartment extremely clean, but in April 2020, my roommate and I started noticing cockroaches. We know that it is not stemming from our apartment, and we contacted Uptown to see what could be done. They sent out an exterminator a couple times and it did not change anything. The cockroaches are gone now since it is winter of 2021 but they will be back anytime now, and nothing will be done. After I had reported multiple times, Uptown sent out an email saying that some pests have been found in another unit so the exterminator would look at each unit, and to let them know if there were any concerns in your specific unit. I quickly responded and said that the cockroaches were still in our apartment, and I was told that I did not report it early enough. I had reported multiple times prior. Next problem. I had noticed the mail was all over the lobby and every mailbox was wide open. I also noticed some packages stolen from the building around the same time. I sent in a request and was told it isnt their problem and I was to contact USPS. Next issue. In November/December of 2020, our A/C wall units were leaking and absolutely soaking our furniture. Maintenance came and put wooden sticks in the unit, expecting that to stop. It did not. Whenever it would rain, the unit would pour water onto furniture and floors. An A/C company came out and said that they both needed replaced, so it was done. On January 9, 2021, the brand new A/C wall unit began making a loud noise, so I again, reported it to maintenance and they again, came out. They said that they would order a new unit. I then called about a week later after not hearing anything and my service request was deemed resolved on their website. I was told that they were still looking to find a unit. Fast forward to February 28, 2021, as I emailed them again about the unit. It is now March 7, 2021 and I STILL have not heard anything, so again, I submit a maintenance request. Final issue. When the large snow storm hit in February, the parking lot was plowed, but not around cars. I happen to park in the corner and had mounds of snow behind my car. We were emailed saying that around the cars is not their responsibility. About 6 days into the snow storm, Uptown emails us and says that there will be shovels at their office the next day so if we want to shovel around our cars, they will be available. Heres my question: If I have to go to Uptowns office, but my car is literally STUCK in my lot, how am I supposed to get to their office? So, heres my message: if you want to live with cockroaches, never have things truly resolved, and to be pushed away multiple times because it is not their responsibility then I highly suggest renting from Uptown. If you dont want to live under those conditions, dont waste your time and money.
Bait and switch tactics! My wife and I were led to apply for an apartment that was already taken. We went through the showing process, applied for a place, and was approved fairly quickly. It was only after we paid all fees, $450 total, that we were told that the apartment we applied and approved for was unavailable before we were even shown the place. As of typing, we have not received any refund on our application, and Uptown has failed to respond to requests.Edit: After repeated attempts, we have been refunded as of July 9th. Two and a half weeks after deposit.
Make sure you tour the property before renting. The pictures don’t depict what you actually get. It started with getting the wrong keys TWICE when my roommate and I were moving in. The staff is nice enough and will try to help when you need it but the buildings are so old and not well maintained. Hot water only comes at select few times in the day and if you want to shower you have run the water for a very long time OR time it in the day properly unless you feel like taking a cold one that day. There is also no unit heating capabilities which was not disclosed in the listing or in discussion, so be ready for randomly hot temperatures in the dead of winter or be very cold when the boiler decides it’s not cold enough to turn on yet.Additionally don’t expect the unit to be clean when you move, we had garbage left in the unit and sticky surfaces from previous renters.I’ve also had centipedes show up in my room multiple times starting the the week I moved in and recently cockroaches as well. I’ve had to invest in many bottles of Raid to greet our critter friends with. There’s a hole in our ceiling which occurred 3 months ago due to water damage from a neighboring unit, and was “repaired” with duct tape over it. This hasn’t been resolved yet by the way, as there’s a still a hole over the kitchen with the duct tape still there.Oh also, don’t expect packages to reach you safely since there’s nowhere to drop them off in the building. The delivery people literally have to leave it on the ground. I’ve had multiple packages stolen like this, and management solution is to have the packages sent to their office instead...Not sure if this is the experience at all Uptown Rent properties but definitely be weary of it.
Recently moved in to 1 of the uptown property on calhoun street and it is outright disaster! It is so hot and there is no cooling or AC in both of the bedrooms in this apartment! When asked about, they said they will not do anything and solution they gave is to turn ON living room AC and keep doors of both rooms open! This is xtremely ridiculous and sounded more of mockery to some1s situation.Property managers are clueless about how to handle things and they will just keep on responding your email till 4pm just to buy time. Calling on their number will not help either as they would just route to some1 who would never answer wasting 10mins of time.Only solution is look for other properties around. They just want you to sign 1yr lease and would not bother about anything after that.
Just moved into an apartment by UC. The search for an apartment was stressful but they immediately stood out. Good value for the area, very thorough with the move-in process, and made it about as least stressful as moving in could be. Only “negative” is I wish everyone didn’t have the same move-in date. Move-in day was very crowded. Overall, great experience so far.
Contrary to the other reviews, I have rented with Uptown for the past 3 years. I have had a good experience with them. They always answer calls, emails, and are timely with maintenance (in my experience). I had an issue with roaches, and they sent an exterminator that day who solved the issue right then and there. The only complaint I have is that they email when someone will be entering your apartment (maintience or showing) and they will say between the hours of 9-5 on so and so date. I have noticed that usually they never show on the date provided and show a few days later disrupting something since you were not expecting them. I lived in the same apartment for 2 years, and they showed up randomly one day to re do my floors. I did not have much warning and was basically kicked out of my apartment for the day. I would say communication is lacking but I have noticed an improvement with that over the last semester. Overall, I think Uptown is a fairly good option for renting and their pricing is fair. You get what you pay for, so if you want to pay under $600 a month, keep in mind you will get one of the older buildings with risk of bugs, chipped wood, etc.
NOTICE TO ANYONE WANTING TO RENT AT 65 WEST: I have witnessed so many crimes while living here. I didnt live here for just 1 year. I lived here for 6. I have witnessed a girl point guns at other people outside of her apartment. My car was just recently stolen. All while they advertise 24 hour surveillance. Its a ruse. After asking for them to look into various aspects of the crime in the area, they simply just dont care. Save the money. I spent a $1000/month for what? False security? I could have paid less and still witnessed the crime of Clifton. They are monopoly to the area, and I would have rather paid another company instead of this one. Dont put your kids at these apartments. They will not be safe. I can guarantee that. This will be my final lease agreement.
Lived at Ravenswood for a year, we had to call for a roach problem. I had water damage in my ceiling and they looked in my roommates bedroom instead. Oh yeah, I had a hole in my wall, that they made after replacing a leaky pipe, for the year. Everytime maintenance came I reminded them of the hole, and it was never filled in. They tried to take part of the deposit because they were under the impression that we had done it, they eventually returned it but we had to put up a fight. Many times I would stay home for the day when maintenance would come because on many occasions they stated they had stopped by and reviewed and no one would have entered my apartment or even knocked. I would walk aside and found a note on my door saying they had checked things out and it was all fine. It was a hot mess, but the head maintenance guy was really nice, and understanding. And the parking situation is the worst. We received free parking because they gave away the apartment we were originally signing for in a different building up the street, I was fortunate. But if you decide to pay for parking, save yourself the heartache, half the time you can’t park in your assigned spot. I called about 9 times in the first month to have someones car moved because they parked directly in front of my garage. To be told they couldn’t send anyone out, even though in the lease you sign paperwork saying that if you park back there without one you will be towed. And another review says they were towed for parking in their spot without a badge. Half the time I drove through the back then proceeded to park on the street because my spot was blocked.
The place was absolutely filthy upon move in. Stains on carpet, dirty countertops, broken blinds, broken security gate. They tell you to include it on the move in sheet, so you won’t be charged for any damage going out. For $3300 a month I think they can afford cleaners who actually clean and consistent maintenance.
Terrible place to live with! Let me go a week without hot water because they didn’t want to get it fixed over the weekend! Currently with our Heat/AC been waiting months for it to get fixed! Pay $900 a year for secure parking but their employees leave the maintenance doors to access the garage wide open all the time throughout the night and day! Elevators are usually broken for months at a time so better hope you live on the first floor lol! This place is a real joke to live with! I would not recommend living at any of Uptown’s properties as I have friends with same issues all over Clifton area! Company is just garbage and so are their property managers! Take your hard earned money somewhere else because this place doesn’t treat you or your property you are paying for with respect for the amount of money they charge!
I live in the U Station apartments as part of Xavier University. Since moving in in August the staff has been extremely helpful, attentive, and nice. They are all very willing to help, and living alone I really appreciate their generosity. Great place to live for students. As a grad student I was expecting it to be louder with all of the undergrad students in the building, but I havent had a single issue.
Currently living at 246-252 East University and have lived at VP3 in the past as well. Here’s my experience with these properties and Uptown in general... the walls in both apartment complexes seem to be build out of cardboard. I can hear everything my (loud and obnoxious) neighbors do until 1 AM (or they decide to fall asleep). I have contacted uptown and my property manager multiple times about these neighbors and they have failed to get them to quiet down. There is still nothing being done about it. Overall, if you like being able to hear your neighbors every waking step (or stomp) throughout the day then you’ll love these properties lol. Secondly, my car has been broken into TWICE at both of these properties even though I payed up (nearly $900 for the garage I have now) for something like this to not happen. This is absolutely ridiculous and if you want to keep your belongings and get good sleep at night, I’d stay far away from these uptown properties.
I have had the worst experience renting from Uptown. They are very unorganized, not professional and my property manager is down right rude. The apartment I am living at is nice, but I am paying $800 for this years parking and the parking lot is not even gated (so in my opinion I am paying way too much for a parking spot when someone can still break into my car). I have a roommate who paid the application fee to rent from Uptown and they lost the paperwork, didnt think to tell her and still wanted her to pay another fee for their mistake. They also refuse to give her the key when she paid first months rent and security deposit. Overall, do not rent from here!Update 11/2: They sent us an email telling us because of COVID getting worse they arent going to do any maintenance unless its an emergency, but they are still showing our apartment to multiple random strangers to lease for next year.
I lived in the 112-120 E McMillan apartments, Rent is extremely high for not having any amenities, poorly fixed leaks, paint splatter on the floors from when they painted, roller lines on the ceiling from only using one coat, bathroom shower tile is cracked in many areas and instead of replacing the tile the simply filled it in with some type of water proof sealer. During the time ive been here i have had 4 ceiling leaks and the AC go out. I had to reach out to them numerous times to try to get these fixed and after a month I finally had to tell them I will be with-holding rent until these are fixed. Finally they came out the next day and fixed it. Their maintenance team does such a poor job at repairs and left the ceiling with the wrong color of paint and the dry wall mud sagging. There is also rodent excrements all over the laundry room in the basement. Dont move to any of their properties as they maintain it like they rent to government housing applicants while leaving you paying top dollar.Update: Contacted them 1/25 and still nothing has been done to clean up the laundry room. Its now 2/9 and 5 days after the owner replied to this post.
This is Maribeth and Olivia from 65 West. Delmar Griffin just stopped by to do a maintenance request and we wanted to send him a shout out. He was very kind, accommodating to our schedule, prompt, and so helpful. He’s helped us in the past and even checked in to make sure our washer was okay since he was the emergency maintenance person on call last weekend when we needed help. He called and scheduled our carpet cleaning too. He also gave us the little tool to help snake our drain in the future and explained what the problem was, how to fix it, and gave us a recommendation for the part we would need to prevent it from happening again.Overall, we’re very happy with him and he deserves a thank you!
Very non-professional approach. Not at all a good experience. They accept applications for the units displayed on their webpage while they are negotiating the same with other applicants. They keep you waiting, and inform at the very last moment that it has been leased to someone else. On top of it, they just want to return the administrative fees (not the application fees), thereby penalizing the applicant for a fault not by the applicant, but by themselves. Very unethical. Would not suggest anyone even to apply for their properties.
I live at one of their properties. Half of the residents never use their parking passes for their cars in the parking lot. I was given a pass but noticed that no one got towed so stopped using it religiously. I thought as long as we parked in our spot we were good. My partners car was towed without any warning. Haven’t had a problem or a warning for 7 months. Apparently uptown rentals decided to call the towing company and have them tow our car. No warning, email or notice beforehand. Yet we were parked in my assigned parking spot. We should have been given a notice since we were parked in our assigned parking spot. Now we have to pay $200 for the car and the expensive uber there. 3 other cars in the lot right now without passes and weren’t towed. Do not deal with these jerks.
I moved into an apartment and noticed that black mold was growing on the walls and water had seeped onto the floor and into the hallway outside my apartment. I sent emails, called, but could not submit a maintenance request because my account had been locked. Once I called maintenance they came out quickly, this complaint is not about them, and they fixed the leaking AC and told me I needed to leave the apartment while they removed the drywall to get rid of the mold which most people are allergic too, including myself. It causes lung infections and releases mycotoxins. I had been coughing entering and leaving the apartment since the first night I stayed. There were also dead millipedes about the apartment which I had to clean up. I was prepared to accept this and just move into a new apartment with Uptown but after all this, and only staying in the apartment a week while I tried to get maintenance out and a new apartment, they still wanted me to pay 350 in transfer fees to move to a new apartment yet it was their maintenance workers and an outside contractor who said that I COULD NOT REMAIN in this apartment! I was moved into an unfit environment with health hazards and they still expected me to pay to live in a place that would not result in permanent damage to my health. I have been renting apartments from many different landlords for 5 years across two states, and this is hands down the worst experience I have ever had with a property management company. I have been told by other people within their own company that I should not be responsible for this but the property manager is the one who decides if I have to pay or not and she will not budge on it and does not respond to my emails, meet me in person, or take my calls; she only talks to someone else who has to relay to me the bad news. I suggest no one rent from Uptown Rentals unless you have the time to spend a couple hours a day battling unreasonable fees and the constitution to live in an unsafe environment. Then again, you may as well live in an abandoned building at that point and save your money for the hospital bills.
This is the first year Ive leased with Uptown and my satisfaction has done nothing but declined. I got my apartment after I got out of military training in July and needed to find somewhere to live last minute. Uptown seemed popular and they seemed to be one of the only places that still had apartments available. So I signed a lease for $800 a month which is way to high of a price for what I got if I might add. The second month I was there, I had a package delivered which was stolen because their protocol was to just put the packages on the ground in the lobby. They have since changed this but management was not helpful at all with getting it back. I had to have another package delivered which they didnt pay for at all!! They will also take up to a week to get back to you if you email them about most any complaint. Our neighbor came into our apartment and drunkenly attacked my roommate and I which lead to the police getting involved. When we emailed management about the situation and the neighbors behavior, they basically did nothing and she is still living there. They also cant seem to keep the front door in working order because it has broken 3 times in the last month. Management is one of the biggest reasons I will not be returning in the fall of 2017 on top of the outragous rent. If you look early enough in the year (January or February) you will have no problem finding an apartment or house that is half the cost and more spacious. Only positive thing I have to say is that the maintenance guys came on time for me when I needed them. However my neighbor was stuck with a broken fridge for 5 days so...
I’ve always rented through Uptown Rentals because of their amazing maintenance staff. Before, I rented through individuals and it would take a long time for them to come by for repairs. Uptown will usually be there the next day or ASAP if it’s an emergency! The only thing I was a little sad about was when I leased an apartment for a year and found out they were tearing it down a little before my lease ended. They were actually very helpful about it and reimbursed my parking and even tried to help me find a new place around the same price. Overall, they can be pricy because of the college town, but they make up for it with their professionalism and their amazing maintenance staff!
The reason I am giving a poor review of Uptown is the apparent lack of concern for tenant safety. I lived at an apartment in Clifton, and we eventually moved away because we felt unsafe. Our problems started first with several packages being stolen from our door. Then, our car was broken into in front of the building. We reported this to Uptown but they did not warn other tenants. We found out from talking to other tenants that 2 others (at least) also had their cars broken into in front of the building. There are no motion-sensing lights or cameras around the building. Finally, our apartment was BURGLARIZED and thousands of dollars worth of personal belongings were stolen from us. We found out from the POLICE that the other apartment on the first floor had been robbed a month before us!! There were no warnings sent out to tenants from Uptown. There were no efforts to increase tenant safety, and it almost seemed like they were trying to hide the fact that there was so much crime going on. Lots of people crack their windows in the summer because it gets hot hot hot without central air, but the windows often get stuck and/or cant lock if cracked. Updating the windows might be too much to ask but....Maybe at least warn people that someone somehow came in through our windows to prevent the same thing from happening for a THIRD time? At least replace burnt out lights around the outside of the building? I am still traumatized by what happened to us and upset by the inadequate communication to tenants about safety. The building also constantly smelled like marijuana. Doing laundry in the basement was an experience - there is one coin-operated unit for the entire building in a basement that flooded every time it rained, accessible only by steep, slippery steps. The positives about our experience - we were in a gorgeous historic building. However, it came with the cost of being inadequately heated in winter and uncomfortably hot in the summer, not to mention bugs galore. I will admit that maintenance was great and always showed up in a timely fashion. The people at the office were always kind and did offer to hold packages for us, although we would not get notifications when someone sent us something.I would recommend finding somewhere else to live if you are a student. We were able to find somewhere else closer to campus for the same cost, with central air, and much more security. They also notify us about recent crimes on the premises.
Uptown rentals is one of the major rental companies around campus. Moving into our apartment was hassle-free and we were given a decently clean apartment upon moving in. The apartment is very expensive for what we get. You can find apartments like these for half the cost if you werent near the university. The management is very lack-luster. Living here for two years, we have switched property managers at least 3 times making it very confusing on who to contact when we have a problem. Some of my emails concerning the apartment or my neighbors have gone un-replied many times forcing me to send multiple emails to finally get a response. Management needs a lot of work as well as communication between residents.Maintenance has been a 5/10 for me. Maintenance is usually very good on responding to help calls but the work done by the maintenance crew is mediocre. Our toilet and sink have not been working properly since we moved in. We have called many times and submitted many maintenance requests. Although they are timely on the requests, the work done is constant band-aiding problems rather than having a professional come in to fix the plumbing issues or other issues within the apartment. For the money I am paying, I deserve to have professionals fix the apartment rather than handy-men.Overall, I give this place a 2/5. Its an OK apartment but very overpriced. Dont expect management to be on-time or professional. Would I live here again? Only if it was my last choice.
My girlfriend lived with Uptown in Clifton for three years in college (in two different apartments), and then two of us moved into another one of their buildings in Hyde Park when we both graduated. All three apartments were great and we were very happy with all of them. The maintenance department was always timely in fixing any issues that cropped up, and all of their employees in general were friendly. Some of their rents are on the higher side, but that tends to comes with great apartments and great service. We recently bought a house, but have since had three friends move in with Uptown - they even gave us a $50 rent credit for referring one of them while we were living there!
Ive lived at an apartment managed by Uptown Rents for 8 months now. They have been quick to respond to any problems and are very accommodating. After someone tried to break into my apt, Uptown kindly installed a peephole and chain lock on my front door the next day. They were professional and understanding with my Emotional Support Animal. Maintenance requests are fixed within a day or two of putting them in.That said, things are a little old, and things dont get replaced without calling or putting in maintenance requests.
I’ve had some terrible living situations around UC, and Uptown is by far the worst in terms of how they are run. We have had our AC broken probably around 20-30 times since moving-in in August. And I am not exaggerating. The maintenance workers have told us multiple times that they hate working with our AC unit because they just have to keep patching band aids because Uptown is too cheap to actually replace it.We were told that it would be fixed on a Monday or Tuesday once, and they never came. And then when someone above caused a flood in their apartment, we needed to have drying systems installed in our apartment on that Saturday. The equipment produced so much heat and Uptown never bothered to fix our AC, that we lived in 87° for 4 days. About 10 pieces of equipment was plugged in to our apartment on the electric bill that I pay, and I’m the one that had to reach out to Uptown to ask them to pay for their equipment electrical fees. The maintenance team is good about getting to our apartment pretty quickly after a request, but I have never once gotten a response from Uptown about any question when emailed or submitted online, I’ve had to walk to their office in person to face to face get an answer from them.If you are considering living at Uptown, I would highly consider going somewhere else because they are the definition of the big corporation that doesn’t have a care in the world for their customer as long as they get their money.Edit: It has been about a month and a half since I posted this last review. We had to go an entire week of living with temps of 80°+ before it got fixed, and even when it was fixed it broke after less than 4 hours. They are too cheap to actually make the apartments livable so I would avoid Uptown. Apparently they consider it a “maintenance emergency” when it is 80° inside an apartment with an AC broken. If that’s the case, then Uptown handles Emergencies with the same urgency of the Soviet Union based on the show I’ve been watching, Chernobyl. The only time you can actually see results to your problems is when you complain online, so if you don’t mind tackling it like I am then I guess you can survive here. Everyone that works there is always super nice, but they just fail every step of the way to show they actually care about your living experience without any kind of confrontation. So this review stays at a 1 Star, avoid Uptown.
We were late searching for an apartment for my son and 3 of his friends for the next academic year. We FINALLY found something and the boys all sent in their applications on a Friday evening. We were told that due to the holiday weekend it would most likely take a week before we heard anything. We were all pleasantly surprised when we heard from Hannah almost immediately after submitting the applications. Hannah worked thru the entire holiday weekend keeping us up to date on the application process and status. By Monday afternoon we were signing the lease! Hannah simply did a spectacular job and represented Uptown with the highest level of professionalism. She went above and beyond! Extraordinarily impressive! THANK YOU Hannah!
Very poor management. I call every few weeks about something wrong with either the apartment or area around me. I live at VP3. Very dirty and not clean. Found fecies in the elevator. Not worth what I pay. However, the wifi is very fast and my specific unit is very nice.
To preface this review, I have never reviewed anything, that is how furious I am with this company’s negligence. If I could give a zero or negative star review I absolutely would. Uptown has a virtual monopoly of the University of Cincinnati area and they have zero care about what goes on at their rental properties. They train their front office clerks to dodge all calls regarding questions you might have. They will make promises of “getting back with you tomorrow by the end of the day,” but it hardly will ever hold up. Uptown shows complete negligence towards their customers/renters. Multiple times we have put in a maintenance request for something that needs fixed and they have deleted our request. We have part of our roof falling off and onto our back porch! Wasn’t and hasn’t been addressed. If you take anything away from this review, STAY AWAY FROM UPTOWN RENTALS!They will respond to this review quickly to show that they do address things in a serious matter, but I assure you that there will be nothing done to fix anything.
Management is extremely unorganized and multiple times got my lease mixed up emailing me about having to move out when I had already resigned months earlier, and now for 4 years in a row youd think they would have it figured out. Maintenance is the best workers within the entire company as they are respectful and have great communication.
I am not the person to write reviews on anything, but I wouldnt want anyone to live in the conditions that my roommates and I have lived in the last year. I currently live in the Ravens wood apartments on Erie ave and it has been a disaster. Dealing with upper management has been a struggle from day one. Trying to get a hold of your property manager is a battle. No matter what time of day you call they are always busy.... Doing what, I dont know. I can tell you that its not helping making their renters happy. There is not a sense of urgency to get anything done. Uptown only temporarily fixes problems in the apartment and does it the cheapest way. Which eventually leads to another problem down the road. Over the last year we have had pipes break in our apartment. We have had cockroaches the whole year, even after spraying for them multiple times. We are currently dealing with mice and rats due to the cheap fix on the pipes that were done earlier in the year. I would highly suggest renting from another company. Price is very enticing but not worth the troubles. If giving zero stars was an option, that would be my finial review. I Hope you dont make the same mistake I have!
Been living with Uptown Rentals in Clifton for 2 years in a row and it has been an overall positive experience. My building is clean, well maintained and almost all maintenance requests are dealt with within reasonable time. The only downside I felt is with parking. They charge a frankly exorbitant annual parking fee for tenants to get a fixed parking spot. Given the fact that there are no security measures/ cameras etc. The property managers need to understand that if they charge these fees, the tenants expect a reasonable degree of security to their vehicles. Also, I have seen way too many vehicles parked in my parking lot with either no parking badges or old ones. This makes me think if paying all that money is even required? Since they do nothing about the cars have have clearly not paid to park. Well, we do have towing contacts plastered all over the place, but hey - I dont have the time to stand around police and call towing on all the numerous vehicles parked in the lot.
I just want to say thank you and give a shout out to Thomas Sholler, one of the absolute best maintenance professionals at the Sky Harbor Apartments location. He is such a respectful, courteous and knowledgeable young man. He has performed work a couple of times for me, without delay, and the work is always completed professionally and perfectly correct. Thank you, again for your great work ethic!!!
Do not rent here. It is outrageously expensive and management is terrible. Every time my roommates or I called with an issue we were told no manager was on duty to speak with us, and the representatives would push us off the phone without even asking for our apartment number when we put in maintenance requests or complaints. They are also slow in getting maintenance out to fix things. Worst of all, my roommate paid $650 for a parking pass and was towed, even though her pass was hanging in her car where it was supposed to be. When we called Uptown, they told us they had no control over the towing company and that we would have to take it up with them! So basically they were telling us they hired a company to patrol their lots, but had no regulations in place for towing residents cars, this was the most ridiculous statement I have ever heard. When she asked to speak to a manager we were told none were on duty. We then drove down to the office to find 2 managers working that day. Only after we explained we were not leaving until this issue was resolved did one of the people at the front desk go and get a manager to speak with us. We had packages stolen from the complex and cars vandalized and the office did not care to help resolve either of these issues. They said they would check their security cameras but never did. Staff is rude and not helpful. It seems as though the front desk is trained to avoid getting managers involved, and instead of helping to fix the issue themselves they act as though they have no control over the situation and the residents are essentially out of luck. I thought renting with a complex would mean better response and concern from residents but uptown is essentially no different from any of the landlords in Clifton.
I just started living through Uptown Rentals this year. They had potential but it seems that their staff doesn’t really care about their tenants. I live at 101 Corry, and for a relatively new building, it is trashed. The doors all look like they’ve been kicked in, and the condition of the building looks like it’s had kids running rampet through the halls every day since it’s been open. There has been dog poop on the floor of my hallway twice, and dogs aren’t even allowed in the building. My roommate and I have put in work orders just for them to get lost or not fulfilled for 2 months. The biggest issue I have is the parking. Because the staff doesn’t care, the tenants think they can park wherever they want. I paid almost $500 for a 5 month pass essentially, and almost every day I had someone new parking in my spot. I would call the tow truck but they’d tell me they aren’t coming, they’re too lazy, and to just park elsewhere. I think the tow company has come once out of the 20 times I’ve called about someone in my spot. There are people who haven’t paid for spots parking wherever they want, and they don’t stop because they don’t receive reprecussions from it. I know people who write the spot number themselves on a parking pass so they won’t get towed, say things like “I never get towed” and “I know how to get your money back if you get towed”. I shouldn’t have to pay $500 for a spot that other people park freely in. They really need to work with a different tow company and regulate the parking, so it’s not a free for all in spots that cost upwards of $800 for the whole year. The reason I gave them 2 stars is because they have been good in some aspects. They let us know ahead of time if they’re going to enter our apartment, and one specific staff member is pretty receptive to solving issues.
My son has lived in a property less than a month and its been terrible. First of all, I worked in property management in Clifton for several years, for a professional company, so I know first hand how rough the months of August and September are. With that said, had I ever spoke to any of the residents that way these Property Managers talk to my son, it would have happened one time. Why? Because I would have been fired for being unprofessional. It was bad enough that he was given keys to a dirty apartment(when he called they said it would be taken care of by that Monday. Yeah he moved in Monday with the same dirt piles on the floor. Nothing had been touched) and several repair issues. Now there are other issues that he has tried repeatedly to get resolved and its not happening. Pretty sure they are tired of hearing from him so they just ignore him. Not cool at all. Guess once you pay and move in they dont care how they treat you.
You will get mixed answers from everyone here, as it is very unorganized. They charge an ungodly amount for rent and garage spaces which are not worth what you pay for (this is just my opinion). I have had issues with keys working and not getting all information prior to moving into my new apartment. Maintenance has been good at fixing issues and the upper management seems to respond to emails in a timely manner. The online rent pay is easy to use and I like how it takes it from my account each month.
I understand that people mostly write reviews when they have a terrible experience (myself included) but I was so pleased with my experience with Uptown Rentals, I needed to chime in here. All of my maintenance requests were handled quickly and thoroughly.Their automated systems/website for paying rent were great, and I always found their team to be very responsive and helpful. I moved to Cincinnati from NYC and found this rental experience to be a significant step up from what I experience in the past. I highly recommend them!
I would like to preface this bad review by saying that the apartments at 101 E. Corry are physically great. They have an awesome theater room and the apartments looks wonderful. It also has a pretty convenient gym inside the complex that i really appreciate. The staff that Ive worked with are also very friendly. But if you are valuing safety at where you live you might have to reconsider. My impression of how much the management cares about the safety of its resident is 0. The reason im saying this is because of a recent theft at the apartment. I was using the theater room with my friend and ordered couple of pizza when a resident of the apartment complex came in and stole the pizza. Given that the complex has several security cameras, they were able to track which resident it was. When i spoke to the management, they said that they will make him pay for the pizza and let this theft be over with. I said no because i dont feel that thats the right way to deal with this situation and her reply was well he did it as a prank so we shouldnt push this too far. And furthermore if you want to pursue this further you should just talk to the police. So basically my advise to everyone is that if you are a thief and likes to steal stuff from other residents and know that there will be no repercussions when you get caught, this is the perfect apartment complex for you otherwise you might want to rethink about living here
I moved into an Uptown unit about a month and a half ago, and cant say enough good things about the professionalism and friendliness of the staff at their leasing office at 4th & Plum. In particular, Jen has been welcoming, patient, and responsive every single time Ive interacted with her. During showings, she was honest & upfront and during the move-in process she was always a phone call away. She has also made it a point to make any and all referrals Ive introduced her feel the same way I do.- Which makes me look pretty good, lol. There is something special about interacting with someone so warm and sincere, as it really makes you feel at-home no matter where youre living. I love living on 4th Street. Safe, clean, quiet, close to everything youll need. But I have always believed the old Sinatra quote; The best place to live is where your friends are. - and Jen makes everyone feel like an old friend.
Living at Jefferson House (owned by Uptown) has been a huge hassle. The upper management has been horrific to work with. They start out very helpful and nice, but once you sign your lease thats all gone. Youll be forced to pay for the most obscure things (smoke detector batteries, light bulbs). Your apartment will be shown almost every day of the week, unless you trash your apartment (so they punish you for actually taking care of the property). They tell you there are only 6 units they can show because people are smoking weed in their apartments (and they dont do anything about it). They will cash your check and put it into another persons account, over-charge you, lose your check, and of course blame you for all of it. Not worth the price--not because of how high the cost is, but because of how poor the management is. The only good thing about Uptown is the maintenance crew. They are kind and helpful.
I would give Uptown Rentals 0 stars if I could. I rented from Uptown Rentals for 2 years and lived at 1303 Michigan Ave and the two years was filled with issue after issue, and nothing was ever resolved. There were 3 issues that really pushed us to move out:1. The plumbing has serious issues. God forbid someone flushed while I was showering or else Id burn alive or freeze to death. Our sink constantly backed up with food and disgusting, smelly stuff clearly from the other units (that they took days/weeks to fix). And the water damage, oh my; we had huge water stains on the walls and ceiling from leaks they never addressed.2. Our electric was very likely connected to the shared common areas so we were stuck paying for electricity we had no control over. Our electric bill was still somehow over $200 even though we had moved out, no lights were on, no air conditioning, nothing plugged in, etc. It just made no sense that it would be that high when we literally were not living there when comparatively our new bigger place’s bill was only $50 while we were living in it.3. We had no access to the back door because it was reserved for the pent house. That is illegal and incredibly unsafe. If there had been a fire or burglar, we wouldve been screwed. They even trapped us twice when they decided to replace the front sidewalk without warning so we couldnt use the front door and on a separate occasion, they changed the front door without telling us and our keys no longer worked. It took them >5 hours and multiple calls to come deliver us new keys because they didn’t think it was an emergency.Overall, uptown rentals is the worst and I would recommend avoiding any of their properties if at all possible!!
Terrible management, overpriced apartments, doesn’t accommodate you. Their money is all they care about. Wish I never rented with them. They make you pay $600 for a parking pass for a lot that’s terribly small, wish I never rented with them and wouldn’t recommend anyone to rent with them. Packages of mine were stolen they didn’t do anything, car was broken into didn’t do anything, car was totaled in front of the building and they don’t have cameras to catch anything. Overall my experience with them was terrible and haven’t stayed there a year.
I have had a horrible experience thus far in my rental. There have been three things that uptown has been slow to follow up on. The first issue was an infestation of bugs in the apartment that took a week to even have someone out to look at the issue. The next issue was a broken step in our apartment. This issue took 4 weeks to be fixed after constant phone called to them and a lack of communication from them on any update. The final issue is yet to be resolved. This is a leaking washer that floods our laundry room. This issue was reports 17 days ago and has yet to be fixed. After many promises of “2 to 3 days” until it will be fixed I have begun to lose hope in them fixing it at all. If you are looking for a place to live that values you as a resident, and will work to make your stay with them as pleasant as possible, then this is not the company for you.
My experience with Uptown was very unpleasant. it takes them at least a week to respond to any maintenance request. When you move out do not expect to get your security deposit back because they will charge you excessively for carpet cleaning even though you had the carpers professionally cleaned. They will charge you for cleaning even though the apartment looks spotless. uptown just rips off everyone who rents through them.
My experience with uptown was unfortunate. The apartment I had in the Gaslight district would have been great, except every time we had a heavy rain, my living room flooded. So much so that a few times it extended back down the halls to the bedroom doors. While they would send someone to vacuum and shampoo the carpet after multiple occurances and hundreds of dollars in damages to electronics and furniture, we decided to move, 6 months into the lease. I was told my deposit would be returned, but after I moved out they changed their mind and kept it. Citing that I should have had renters insurance to cover my damages and that acts of nature were not their fault.
This is the first review I’ve written about a company... Uptown simply doesn’t care about the safety and well-being of their tenants. Uptown through their lucrative partnership with UC, charges exuberant rates for rent for Graduate Student Housing. These rent prices do not reflect the condition of the apartments. The first day I moved into my apartment at 222 Senator Pl. my roommate and I dealt with cockroaches for the first 2-3 months of living there. That in of itself is an issue. Around the same time something strange happened. The way uptown would have us prep for roaches seemed overboard for roaches.. The pest control people also did cycles of treatments spreading out each treatment cycle every two weeks. Now during this time I do believe roaches were being treated. However after recently having some time to do research, what uptown rentals and UC had my roommate and I prepping for sounded more like what one needs to do in order to treat bed bugs... needless to say that Uptown and UC knew that I had bedbugs at the beginning of the school year!!!! I only recently found out what bedbugs were. I’m from fishers Indiana, and they aren’t common in that area. Needless to say I didn’t know that I was walking into a living situation that was compromised by bedbugs. That’s utterly disgusting and unacceptable.. I’ve been living with these things for months and not having any idea of it.. when I just now recently requested a maintenance order, uptown said that this emergency would be addressed. That was two days ago.. when I called Uptown today, I spoke to a woman named Sarah and her response to me when I complained about unknowingly living in a bedbug infested apartment, was to say that maybe I should’ve reported this earlier then... what an absurd response. Especially coming from a person who wouldn’t live in an uptown property with bedbugs.. Uptown and UC graduate housing take advantage of students unfamiliar to the area and ignorant to the local housing market, which by the way is essentially owned by uptown..
Jon came and helped on a Saturday when our toliet broke. He responded back to my call very quickly and then came to replace our toliet in a timely fashion. He was so nice and friendly and was able to help walk me through how to turn the water off. He left the bathroom nice and clean and I was so happy with his work.
Uptown Rentals deserves a 1 star at best. STUDENTS and PARENTS, save yourself the time. Uptown literally has a monopoly on the entire Clifton/UC area, so it is quite hard to find a place to live that is not owned by them. They have a wide variety of different buildings and advertise themselves very well, however, the employees are some of the rudest people I have ever encountered and if you ever have a problem, good luck trying to get it resolved. The first building that I lived in was beautiful, however, it was older and had some issues that needed addressed. Long story short, they blamed these issues on it being an old building and really didnt fix the problems. (One of the problems being the laundry area in the basement, where multiple people have slipped or fallen down because of the water essentially flooding the area.) I didnt mind because I truly liked the building and the neighborhood (I was in Ludlow... definitely recommend this area), but the next place I lived was a whole different story.I just moved out of 4 East Charlton Street, and let me tell you, this is one of the most disgusting buildings that I have ever been in and by no means is a home. AVOID AT ALL COSTS! When my roommate and I moved in, there was a grocery list of problems and they basically told us to get over it and that they would get to us when they get to us, as move-in season is a busy time for them. (???) It took us 4 months to get some of our basic requests fixed, and the only reason stuff was addressed was because I expressed my concerns and threatened to go to the Better-Business Bureau and take it a step further. There is also a strict no-dog policy in many of their buildings and my neighbors above us had a loud, barking dog that Uptown continued to let them have (violating their own lease that they wrote themselves for tenants to sign). We had countless amount of bugs (including a couple cockroaches) in our building and we even had a gas leak. On the security side, this building is located right by an alley-way that is extremely loud and sketchy. There have been items items thrown at windows and people constantly were outside talking. I was followed to my doorstep one evening and somebody that I knew was even followed in the alleyway. I am not even kidding when I tell you that I emailed our property manager, Carrie Horton (who no longer works there, thankfully), multiple times a week with new updates, incidents, concerns, etc. and every single time was some unacceptable excuse and I was continuously disregarded. It got to the point where I had enough, and took it one step further again, emailing supervisors demanding that I leave and that I was not afraid to get legal authorities involved. Overall, I can go on and on about these people for hours. My point of this lengthy review is to inform students, parents and anyone else who is considering Uptown to be very mindful about this. They do have a lot of newer buildings that they literally treat like palaces (and charge way too much), but even those buildings arent even that good of quality, so just ask a lot of questions, do not take mediocre answers or excuses from them and do your research. I hope that this review helps!
I usually only write a good review. This is the first time I ever gave bad review. If possible I would give 0 star:Lets start with the positive:We really like the apartment, its wonderful, and really nice. The maintenance people was nice.Negative:One sentence for uptown rent: DO NOT PROMISE WHAT YOU CANNOT DELIVER. We moved from NYC to Cincinnati. Robert Vest was the staff that showed us the apartment on Saturday, June 9 2018. He told us that the apartment will be ready for us to move-in by June 18, 2018. We were really excited and we filled the application, pay all application fee, deposit, and first month rent. Madison Dunlop, the assistant property manager, told us that our application is approved, so we sent our renter insurance and all documentation that are needed. However, on June 12, 2018, she told us that the apartment will not be ready until June 22. She told us they need to clean, paint and install new appliances. We already operate under assumption that the apartment will be ready on June 18th. I don’t like this practice at all. It is problematic and tricky. It will be better for Robert to just tell us that the apartment will not be ready on June 18, so we could take that into account before throwing our money to this property. It also be better for Madison Dunlap to just let me know when I personally asked her when I applied for the lease in their office (Sunday, June 10th), that the apartment will be ready on June 22 and not June 18. She told me it will be ready by June 18. I felt trick and I felt they just want us to apply and send the money and then just change stuff as they wish. Being honest and not hiding any facts to your customer is always a good policy. We still sign the lease because we really like the apartment and frankly, at that point we didn’t have a choice because we already pay for everything. The misleading and dishonesty was very troubling for me.Finally we move in on June 22, and we realize the apartment was not ready for us to be move in. They gave us the key, and we went inside the apartment, it was fairly clean. No new appliances as far as we can see, its all just the same as what we saw the first time we came to view the apartment. Moreover, the main bedroom do not have any electricity even thought the whole apartment has electricity. I called three times to get someone came and take a look. Finally, someone came and he was so nice however he was not able to solve the problem. So here we are second day in our new apartment and still no lights in the main room. Very frustrating! So unprofessional!I hope they are not lying to me about anything else. As you may know, moving to another state was hard enough without any of this complication. Be honest!
Very disappointed with Uptown rental. I have been looking for apartments for my son. I have left a couple of voice messages and no return call back. I finally sent three emails with one response. I got in touch with the person who responded back to me and was given another member who kept me on the phone forever and wasn’t helpful. I was set up to view three apartments on a Friday 5/10 at 11am . I drove an hour before my 11am appointment Robert called and cancelled at 10:08am. Real inconvenient for me because I took a day off work and drove 45 minutes into Cincinnatti. They rescheduled for Mother’s Day at 12:30pm and still no Robert!!!Frustrated with the lack of professionalism and think this rental team needs more workers and training. No one has reached out to me to make this right. Wasted time!
Zero starts if possible! This place is way too overpriced for the unprofessional and frustrating experience I have had living here. The maintenance people however, is the ONLY thing good about this place. Our water is turned off at the most inconvenient times almost every 2 weeks. Also, we receive emails that you will be entering our apartment just as often. The bedroom has the A/C unit attached under the window by a wooden plank that was not sealed at all. Cold air continually seeped through as well as bugs...right next to our bed. A birds nest has lived in it the entire time I have lived here. The first time I realized it the maintenance people opened the seal and let a bunch of bugs in as well as...hay? No wonder it is always so cold, our rooms are insulated with hay! (NO it was not just from the birds nest, unless there were 50 birds nests in there) Also, they did not seal it correctly and the cold air and bug leaks were worse. A birds nest moved in the day after the repair but I have been too scared to report it to maintenance ever since. You also have signs all over the building saying free heat, and off-street parking. I have warned people considering to move in that the free-heat you claim doesnt even work. Also, the off-street parking is a ridiculous price and there is a wait list so you may never even get a spot in the back! I will continue to warn people and friends that are starting their college careers that uptown rentals is not the way to go. I am fully aware that every apartment complex management in clifton rips off college kids and take full advantage of the high need for apartments. However, this place takes it to a whole new level.
The most unprofessional rental company by far. my property manager, Halley Taylor, told my roommates and I that the apartment was ready to move in early. Come to find out that the windows in the front facing the street were stuck wide open and easily accessible from the outside, the air conditioning was broken, lights didnt work and one bedroom didnt have a door on the hinges. To me that doesnt sound like a move in ready apartment. I have put in many maintenance requests and never hear anything back. they dont tell you when they are coming or what they are doing. When I met with the property manager about the issues, she blamed the maintenance manager for signing off on the house because the property managers dont actually ever go into the properties that they manage. when the issues were brought to the maintenance manager he said that he never signed off on it and it wasnt his job. So please tell me sir, what exactly is your job? They cornered the market on student housing in clifton and they will continue to not care about the tenants because they will always get new tenants. EXTREMELY OVER PRICED APARTMENTS AND PARKING SPOTS. and on top of the already expensive rent, my roommates and I will have to pay even more on our electric bill this month to overcompensate for the AC running constantly and not working. All they do is shift the blame to other employees that dont answer their phone and are not in the office either. My advise to anyone renting from them is to have an inspector come in BEFORE moving in and assess all the problems at UPTOWNS EXPENSE. It seems like the only way to get anything done with this company is to yell and be rude to them, because that is the only time we have gotten someone to come out and try to fix something.
Update 2: Responded promptly and well to another problem.Update: Took over 5 days to fix an emergency maintenance repair. Had to call multiple times for them to send me a repair person. Will be updating if this continues to happen.Request maintenance one day received great service the next day. They are great! I called when I was moving in because I couldn’t find my parking lot and they helped me right away. So far they have offered me great service. Will continue to live in one of their apartments. Btw Paying online is free!!
Ive had so many problems with my key card since Ive lived here. It litterally never works. I would say probably atleast 5 times I had to have them come unlock my door. And they take forever to come sometimes over an hour. DO NOT LIVE HERE. My fire alarm goes off all the time, one time 3-4 times a week.
If I could give no stars, I would. Uptown Rentals is the absolute worst renting company in Cincinnati by far. They prey on the vulnerability of the young clientele brought in by the surrounding college campuses and take advantage. They do not fix things after maintenance requests and leave slips in the apartment saying it is fixed. I did not have a functioning toilet for the last two months before I finally decided to move out early because I could no longer stand the unsanitary living environment. They then charged me for the toilet being broken after countless requests to have it fixed. I attempted meetings with management and no one could find the time to meet with me, thus confirming that they do not care about their tenants. Do not rent from them.
WORST place Ive ever rented from. CONSTANT construction noise. moved into a renovated unit and two weeks later still having to fight with management to get things fixed. The amenities these places talk about are not even usable. Ive always avoided this rental company and unfortuantely was renting from another company that Uptown bought out. Now that its owned by them, do NOT rent from Fourth and Plum Apartments unless you want to throw your money away and have constant issues.
Just now sorting out security deposit problems with them from almost a year ago.Tip for tenants moving out on July 31st and future tenants..... TAKE PICTURES AND VIDEOS OF YOUR APARTMENT BEFORE DROPPING OFF YOUR KEYS! They charged my roommates and I a $25 trash removal fee for each bedroom even though no trash was left anywhere. They also charged a “dust removal” fee and damaged blinds.
Honestly hate uptown. Our latest incident left my roommate locked out of our apartment. They entered our apartment without notice and left a random bag of keys sitting on our floor and didn’t tell us what they were for. A few days later we got an email saying they were coming that day to change the locks. Me and my roommates had already left the apartment for the day and didn’t have the keys that were left. Less than 2 hours after getting the email the locks had been changed and we were unable to get into the apartment
I stayed with Uptown Rentals for two years (2016-2018), at VP3.Pros: The amenities and location are great! Walking distance to campus, a hop and a skip to Kroger, and a short drive to OTR. The staff was always kind. Maintenance was always swift. The walls are very thick, as I was never interrupted by noise from neighbors. Never had an issue with my car in the garage.Cons: Be sure to read the terms and agreement carefully. The only clause that annoyed me was the fact that as long as they told you the day before, management, along with guests could come and take a tour of your apartment. As a busy grad student, a day before was never enough time to tidy (I was also slightly confused because my unit was nowhere near available to lease during the visits because I had already resigned my lease for the next year). Also, I probably paid management a total of $600 from accidentally locking myself out of my apartment 🙂 (all my fault ahaha). I understand that it’s an inconvenience to maintenance...but $100 was very steep. Also know that mostly undergrads stay in the building, not a con, but be prepared for a lot of thru traffic on weekends.
They were very transparent about the moving in process for me (I went through UC Housing Services). UC didn’t provide a lot of information as to where I was supposed to go on move-in day, or anything. But once I got to Uptown, they laid everything out for me which made it so much easier for me. :)
My daughter has rented with Uptown Rentals for 2 years and until the most recent 4 months have not ever had an issue. I want to share with you pictures of my daughters apartment at 65 West, which Uptown says is Not an emergency issue and pest control is coming out.....now the 4th time in 5 months.....4 days later to address. Same pest control people that have failed to control the issue when the first bugs were spotted 5 months ago. This is all after brand new bedding, bed frame, mattress and pillows were purchased in April to see if this would take care of things, all at our own expense. Uptown has no problem with her staying the apartment as is. REALLY. I am certain they would not stay here with the risk of ongoing contamination and transferring the bed bugs everywhere you go. When you pay almost $900 a month you dont expect to have such an infestation of bed bugs, and also dont expect to be treated with such disrespect and disregard for your belongings.
I hate everything about uptown rentals. They trick you into thinking that they are the best because they offer updated apartments in convenient areas. They rushed to get our apartment done, that we ran into many problems. The worst was when we had no hot water for 6 days. It took us about 5 calls to even get someone out here to look at it. They also said having no hot water in the middle of winter is not an emergency so they didnt come out on a weekend. Next, they offered me a parking spot in the garage while the parking lot I was assigned to was blocked off. That was sweet until two days later my car was not there and it was towed. The tow place they have a contract with required only cash and they did not even have an atm there. (a little shady to me). They claimed I parked in the wrong spot and they tried calling me (no phone call also took picture of permit and space (right space!)) Uptown refused to reimburse me. Finally, do let your wallet get stolen because they charge you 100 dollars to get in your apartment then another 50 for a new key (a piece of plastic that gets swiped to be programmed). THEY TAKE ADVANTAGE OF YOU BECAUSE YOU ARE YOUNG AND NIEVE DO NOT MOVE INTO ANY OF THEIR PROPERTIES! Trust me save yourself the aggravation and the money and avoid them.
This rental property is horrible, especially at 2410 Ohio Avenue. The management can never answer your questions about broken utilities. One of the inspections gave me bed bugs, I had to throw out and replace my entire bed because two weeks had passed and I was sleeping on the couch after telling them. The elevator that they supposedly stated was going to be fixed in December has still not been fixed. I have been walking up five flights of steps for 3 months at this point. They place your mail in a hall way and all over the floor. The heat in the winter is unbearably hot, and there is no thermometer in the unit to adjust the temperature. There is only one wall air conditioning unit, that uses a ton of electricity, and is placed in one persons room, that barely travels past the room door. It only goes to 60 degrees but feels like 80 degrees all the time. It is extremely over priced for what they are offering you and they can never give you a specific time frame for any repairs. I would highly recommend to stay far away from this place as possible. Nicole M. I understand your frustration, all they can do is comment but they do not actually answer or fix any of the problems they claim to be working on since May 10th. I have not seen one person work or try to work or been near the elevator for the past 3 weeks at least, still looks pretty much the same to me. I have an email from December stating when the elevator , would be not be in use for repairs for 3 weeks, however that never occurred. Uptown rentals words on paper do not mean very much, actions speak louder than words and their actions barley mumble.
I highly recommend you avoid Uptown Rentals at all costs. Not only do they just allow anyone to live in their apartments, they are one of the most unethical companies I have ever had to deal with.I lived at Summit View Apartments in Price Hill. When I first moved in, even though the manager assured me that they had taken care of the problem, there was a major roach infestation. Before moving in my things, I had to take care of the problem myself, as they refused to do it again.About 3 months in, they got a new property manager, Cookie, who refused to live there herself and allowed anyone and everyone to move in just to increase the number of residents. My wife feared for her safety so much that she wouldnt leave the apartment. There was so much drug dealing that a lady right above us got robbed at gunpoint and pistol whipped while her young children were in the apartment.Upon moving out, not only did they refuse to return our deposit, they charged us an extra $146 to clean the bathrooms and clean the kitchen, even though they were very clean, nothing beyond normal wear and tear. On top of that they said that the lease stated that we must show proof of professionally cleaning the carpets, which is illegal in the state of Ohio. If you are in the same situation, review Ohio Revised Code 5321.16, then hire a lawyer to sue them for your money back at twice the deposit (legal limit), plus any other fees, plus lawyer fees. Make sure that you have photos of before and after, and also have the walk-through forms from move-in and move-out.Document everything if you absolutely HAVE to live in an Uptown Rentals property, but try everything you can to avoid it.
Do EVERYTHING in your power to avoid renting property through uptown rentals! They don’t prioritize you as customers, and do nothing to ensure your satisfaction. Uptown through away everything I owned in my apartment because they “assumed” my belonging were “left” there and did nothing to ensure me that this won’t ever happen again to me or future customers, let alone compensate me. BUT Robin Lee who is one of the regional property managers did everything in her power to help me and was very understanding unlike Johnna the Vice President who seemed to be yelling at my over the phone for MY belongings being thrown away..very strange. Uptown needs more staff like Robin, thank you if you see this!
If possible do not rent from them!! I go to college and have had so many problems with this rental company. They only care about the money and will randomly charge you for no reason. I have had several issues with cockroaches and leaks that have not been fixed (when my roomates and I keep the place very clean). Next year I am renting from different people and will never give my money to uptown rental properties again!!
Ive lived with Uptown for four years now (merely because there are little alternative options around the University area). Quite possibly the worst company Ive ever dealt with- which is saying a lot. Management in the past has been nothing but incompetent and rude. The customer is always right is not a motto they go by. They would rather fight you until youre exhausted and give up than help to satisfy basic needs. I could tell you 100 bad stories over the years but here are some big ones: taking 2 weeks to fill an emergency maintenance request and making nothing but excuses when I called to ask what was taking so long (maintenance team is AMAZING- but they need to hire more people if their excuse is always going to be oh theyll get to it, there are a lot of maintenance requests right now), OR the time we requested that our townhouse be unfurnished as we already had our own furniture- they must have assumed I was an idiot by telling me they had no place to store the furniture and Id have to pay for a storage unit and move it myself. Took a few weeks and a lot of angry conversations but they gave in and took care of it, they OBVIOUSLY have a place to store extra furniture. Or how about the time my keycard to my apartment was randomly shut off and I was locked out after Uptowns open hours (in the dark), thank god my roommate was home or Id have to call emergency maintenance which my roommate has done before- dont lose your keycard, they charged her $100 for a new key (the biggest scam since they could have just used normal keys that could be copied but nooo). Oh and the big one, Ive lived in a townhouse at VP3 for 2 years and both winters a pipe has burst. :) This year was worse, it just happened two days ago and our entire downstairs was in 3 inches of water; and our townhouse didnt even get it the worst of it. Its been 48 hours since our place flooded because of the clear shoddy construction of this apartment complex and our apartment is still a disaster. I can only assume this is costing uptown what I can confidently estimate is more money in damages than the money they would have spent building it RIGHT in the first place. Uptown needs to get it together. Safety of the residents needs to be made top priority. Which brings me to mention how our baseboards were ripped off after the flood and we currently have hundreds of nails poking out everywhere and although weve called uptown the past two days to have them removed, they keep saying theyll get to it but still havent. Weve heard them say Ops our bad more times than weve seen them even attempt to improve the quality of their company. Not to mention theyre ripping everyone off on rent. Maintenance team is the only good thing about this company, theyre the only ones Ive seen actually care about the residents. LIVE ANYWHERE ELSE.
I have not been a part of a more frustrating living experience in all of my years. They refuse to take care of basic maintenance issues despite multiple emails and phone calls. The roof was leaking through causing property damage, there were cockroaches everywhere, the walls became moldy and wet from the lack of proper insulation and upkeep. The toilets did not work and there were constantly billing mistakes made by the front office which took an annoying amount of time and effort to have them corrected. Despite all of these issues and Uptown communicating that they would be dealt with, the problems were never fixed. I would strongly advise against renting with them. I repeat, DO NOT RENT FROM UPTOWN!
As a person who has lived at an uptown rent property for about a year now (2410 Ohio ave) I feel a lot better reading these bad reviews because it is exactly how my experience has been with them. Never have I seen a more unorganized and unprofessional set of management. I truly believe that if they spent the same amount of time writing these responses back to online reviews as they did fixing their properties and responding to tenants they would have a lot less frustrated people.
Property owners seem to sound cordial over the phone and by email. However when it comes down to it, they never respond with effective action to complaints or requests for help with even huge ongoing issues. Absolute terrible service even attempting to help their residents. If you like to sleep in a quiet place definitely don’t choose VP3. Apartment complex is constantly trashed with bass music blaring and the property owners could not care less to manage it.
I have rented through Uptown Properties at two different locations now. In each apartment, I have had some sort of leak or flooding and Uptown covers it up but never actually fixes the problem. They come and say they fixed it and then a few days later, the same exact problem occurs (in BOTH apartments I have rented). It usually takes several times/maintenance requests for the problem to actually be resolved. Additionally, they used MY items (without asking) that I own in the apartment to try to clean up and fix the situation which I find unacceptable as they should be providing the necessary items to fix it.
I have rented from uptown for 2 years now, and I have no complaints. The staff is always kind and timely with their work. Recently, I moved units and vp3 and the process was a little confusing except Grace made everything go smoothly. She was so kind and helpful and made you feel like a friend first, not a customer :). Also while I was waiting at uptown for my new keys, they brought out a cookie platter and water. To most this would seem like nothing but to me it was great ( the cookies slapped so hard). All in all thanks to the great staff and especially thanks to Grace for being so boss!
Currently living in Euclid square. I have had a wonderful experience so far with Uptown. The property manager of Euclid square is very competent, listens, and is friendly. The office takes care of what i need and is always nice and wonderful to work with. Euclid square is very well taken care of and is in a great location. However, the parking is quite expensive and is hard to pay for with the current increase in rent...Euclid square is relatively new so I have not yet had many maintenance issues. The few times I called they gave me a waiting period of three or four days for a drain blockage which was never really fixed. I feel that it is somewhat unacceptable.
This company doesnt deserve one star.I would tell people to DO NOT LIVE WITH ANY UPTOWN RENTAL PROPERTIES PERIOD. I had so many issues with my apartment that were never resolved, or they sent someone in that was not educated on what they were doing to patch what ever the issue was. This company knows that a lot of their tenants are in college and they have a mind set that college students arent as important as home owners because that is how we were treated. The whole time i lived with uptown it was like they didnt take anything serious. We had an issue with our light in the bathroom and they sent out a maintenance person who had no idea what to do and called a friend on his personal phone while in my bathroom and talked about personal things and asked him how to fix the light. This company is so unprofessional in every aspect that they have. Our AC was broke and they sent out a person who looked at it then left and said it was fixed when it wasnt working still. We then put in a new request and they sent out an actual certified person and i talked to him and told him what the uptown guy said and the AC guy told me that there were way more issues than that and what the uptown person said was completely wrong. Also not to mention our washer broke FOUR TIMES and they patched it each time. They took their time fixing it each time as well. To finish things off our wifi and cable stopped working for a whole day and for the whole month we never had a steady connection. Uptown didnt do anything about it and i had to handle things myself through cincinnati bell and replace my router myself. We were without a steady connection for a month! The front desk people that work for uptown and answer the phone couldnt care less about their jobs and actually getting back to people about things. The maintenance men have no idea what theyre doing and also have no idea about respect. I have been sitting my my room and had a maintenance person walk in on me without any warning at all, they are very sloppy with their work and never really fix anything in the first place. Just to put things in perspective of the kind of people that uptown allows to work for them and come into your homes to work, last year while my boyfriend was living in an uptown rentals apartment they had hired painters to work on the buildings and while my boyfriend was walking home from class one of the painters overdosed in the company truck. The man had no valid drivers license on him and I really couldnt believe that uptown had let that man WITH DRUGS work around where my boyfriend was living. Luckily, my boyfriend was trained in CPR and was able to help the man. That is a whole other story in its self. Uptown fired the man and went on with their business. There are a lot of improvements that this company needs to make. It also shows because I had a new property manager at least 2 or 3 times because im assuming no one wants to work for them. So, i would never refer this company to anyone unless they want to be cheated out money from over paying for a very cheaply put together place and sloppy company.
1. Uptown rentals is mainly concerned with making a profit. Its tenants come second to them.2. DO NOT GIVE THIS COMPANY A DIME FROM YOUR WALLET!When I moved into my building I wasnt expecting the Taj Mahal of Clifton properties; I knew it was an older building and took that into consideration when signing the lease. However, I misjudged just how horrendous Uptown Properties can be.Where to begin? How about the fact there was vomit all over our front lobby for two days before anyone from the office came and cleaned it up. It may have been one of the most foulest stenches to grace my nostrils. That is beyond gross, its a health hazard honestly.Heres another one. Water began leaking from the apartment above me and soaked my ceiling and wall, causing the plaster to become deformed and fall off in some spots. This was certainly annoying, but it was Uptowns response to my maintenance request that was worst. I called them and explained what happened, they stopped the leakage and said they would send someone over to fix my wall within the week. A week goes by and nothing happens. A bit irked, I call again and they said someone will be over the next week, still nothing. The next call I told them I would not pay rent until they fix my wall and you know what happened? It was fixed the next day. Way to show you care about your tenants Uptown. They dont send anyone when I submit a simple request for something that was out of my control, but the instant it becomes a situation of them losing money they high tail over to my place.Oh and to top it all off my roommate was talking to one of the maintenance guys and discovered our building was actually supposed to have been torn down. Yet its still standing and charging ridiculous prices for the condition it is in. What? Why would uptown do such a thing? To maybe milk as much money out of its properties even though they know this building is a dump? No they wouldnt do that right?I could list some more annoyances but I think you all get my point. I know Uptown has someone reading these reviews so this next questions are for them. How can you claim to care about your tenants after letting these above things go on? Why did it take the threat of me withholding my rent to get a proper response to my over two week old maintenince request? I would love to hear your side to this so please feel free to respond; otherwise, Ill just have to assume you guys are just very greedy and apathetic to your tenants (but I get the feeling this assumption is pretty accurate).
Took over a week to get my air conditioning fixed after calling everyday and being told someone would come everyday when no one would show. Fridge broke and $45 worth of groceries thrown out. I was told I would be reimbursed but I have sent 3 emails with no response.
Uptown Rentals of Cincinnati is one of the worst companies I have ever interacted with. Throughout my 2 years of renting with them I have encountered many emails telling me there is some random charge that I need to take care of ASAP. When my roommates and I call about it the workers are incredibly sassy in response. They either continue to charge us after we think the issue has been resolved, or they take off the charge saying it was a mistake (which is fine- mistakes happen- but I shouldnt be getting an eviction notice out of a mistake). Sometimes they are nice, hence my one star. We have also had a lot of communication issues with them and the maintenance they are involved with. Often times maintenance shows up at our house (and since it is a large and tall house it is hard to hear them knocking at the door) and they just come in. This is not cool. Please do not rent with them. XOXO, peace out uptown.
I lived at the Ravenswood about two years ago. In that time, I reported unsanitary conditions, faulty and unsafe electrical configurations, experienced repeated heating and cooling failures, a theft when the management was showing my apartment when I was planning on leaving, and out-dated internet connectivity. I should also mention, my wife worked remotely at the time and due to their building and their maintenance staffs incompetency, she was no longer able to work remotely because the line for our internet was cut while work was being performed on the building. By cut, I mean that the cable that brought cable and internet into the building was severed and took several weeks to get repaired. I broke my lease early due to the aforementioned conditions. I was concerned about the health and welfare of my infant child and son with special needs, all of which I explained to management. I paid the extremely exorbitant rent because the building was in a very safe and accessible area of town, so my issue is not with Uptowns pricing model. I understand they exist to turn a profit. My issue is that after I expressed my concerns, no action beyond spraying for bugs (once) was ever taken. The management never did anything to address the root cause of the numerous issues with their building.***edit (4/23/2019)***After working with one of the managers (Greg) at Uptown, we came to an agreement that suited both our needs. While I am not happy with how we ended our relationship, the financial portion was worked out satisfactorily. I would still not advocate for Uptown but if you need somewhere to live in a safe neighborhood, Uptowns Ravenswood beats a cardboard box. I added a star because Greg was accommodating and forthright.
This is my first renting experience and I have to say it has been horrible. Starting back in August when my boyfriend and I moved in, I was given the wrong keys to the common door AND unit door. So I then had to go to the office get the ones that were suppose to be correct. Well they were still not correct!! Make that 2 trips to the office to get the correct keys. I brushed it off since it was move in time and they are busy! Then I wanted to buy a parking spot. I paid the money, signed the agreement. Starting parking in the spot that was given to me. I then started to get little notes on my car telling me to stop parking here, that it is a paid parking spot. Frustrated, I went to uptown and they said my spot was sold TWICE. I was then to park in another spot that was miscommunicated with others employees. I walked out one more and my car was TOWED. The admitted fault and paid the towing bill but it was such an inconvenience.Building is always dirty and smelly. Elevators have inappropriate engravings, while we have a child that is not ok!! NOSafe to say we will be not be renewing our lease.
I rented an uptown apartment August of last year and I loved it. The apartment itself was very nice. There were some issues that I had with heating and water, but matenience came out the day after I put in a request every time. They were very friendly and always fixed everything in a decent time period. I recently transferred to a different uptown apartment and it has been a nightmare. The morning I was moving, I get my keys and immediately started loading stuff into my car to take to the apartment. When I got there, the door was wide open. I didn’t really think anything of it until after I had moved that load of stuff in and tried to lock the door. It wouldn’t lock. I called the emergency number (which is a complete joke) and no one called me back. Apparently an apartment full of stuff with no way to lock the door isn’t an emergency. The door also had huge gaping holes where the hinge was and at the top of the door as well. None of the other apartment doors are like this. We put in a matenience request for it to get fixed and called every day for two months before someone came out. All they did was raise the door which got rid of the gap at the top of the door and made one at the bottom. Our outlets didn’t work either and that took about a week or two to get someone out here. The matenience who came out that time were also very unprofessional and rude. Now, we realized that there’s padlocks on all of our windows and if there were to be a fire by the front door, there would be no way out. We are trying to get someone to come out and cut them off. We were told last week that someone would be by on Monday and of course, no one showed up. I’m honestly only giving uptown two stars because of the amazing experience we had at our last apartment. This whole experience has just been extremely stressful and uncalled for. The apartments themselves are decent and are the only ones on the cheaper side that aren’t just a pile of garbage. The two leasing agents who showed us our apartments were great and very helpful. Other than that, the staff (mostly matenience) is just a joke.
Horrid repair experiences. We had a broken step in our house that took 4 weeks for them to fix. That was after many phone calls, emails, and even going to the office in person. Now our washer is broken and floods the laundry room in our house. It now been 2 weeks since we first called and even with follow ups every few days, they still have not fixed it. I will update review when they finally make good on there, 2 to 3 day repair that is now 11 days late.
I have lived with Uptown for the past year and I will be living with them again for this upcoming year. My experience with them has been great so far! The Clifton area has really improved over the years and many of their buildings reflect the up-and-coming area. For such a large property management company they really do try their best to accommodate and meet everyones needs, and they do a great job!
You should only rent from this company if you want to be stolen from, abused and put into physical harm. I rented from this company from three years and they took every opportunity to steal from me, they attempted to murder me as they refused to fix my heat that went out during a -20 degree weekend and constantly broke landlord safety laws in accordance with Ohio fire and Ohio revised code. They refuse to update units unless they are around Clifton. I constantly got splinters in my feet from the horrendous wood floors. When I went to renew my contract, they took 2 months to send a new contract. These horrible people shouldn’t be allowed to rent to anymore, practice skeptical business practices and ultimately will put your health and well being in jeopardy just to make a buck off your corpse.
I had a great experience with Uptown Rentals. What I liked best about it was that everything could be done online, and they are always accessible by phone. The prices are not too high and not too low, but the overall experience for the 2 years I lived with them was enjoyable. AND I was able to get my security deposit back only a couple weeks after I moved out.
For the price you would think you would at least have the peace of mind that you have somewhere to lay your head down at night, nope. On more than 3 occasions Ive been locked out my apartment, the emergency maintenance lines take forever to respond. On the first occasion the emergency maintenance guy NEVER responded and I almost had to climb my second story balcony to get in. The second time I called maintenance they took over and hour to respond and once they go there the realized they had to call the door company. I missed work because from 5pm-12am I was not only locked out my apartment, and the parking lot during a FCC game which if anyone has experienced it was terrible especially when they charge $700 up front for a parking pass. This third time I was sick with pharyngitis and left for no more than 10 minutes to walk to pick up my food to return to my room and guy what? My keyvcard doesnt work because they deactivated mine when one of my new roommates moved in. Maintenance response time? Over 3 hours.... This behavior is unacceptable and be very careful if you ever think to rent from them.
Lived in the 65 West property from 2016-2017. Very expensive - even living in a quad I was paying the highest rent I had over the previous 4 years. The location is good - McMillan and Calhoun St. are very close. Many residents at the complex had mail stolen, because any box larger than 3in x 4in would be placed on the ground outside the mailboxes, which happens to be right next to an entry gate. The grounds were kept fairly clean with cleanup crews walking around once a week - typically Mondays because after the weekend itd be trashed. Maintenance response time wasnt fast or slow, but average so no complaints there. However, if they actually fix the issue you bring up or just tell you its been like that for a while, there are worse things and leave it at that is another story. The part that aggravated me the most was when it was coming close to the end of the school year, they encouraged residents to move out early so they could do routine cleaning (residents would be prorated their rent for how many days they move out from the end of the month). My roommates and I moved out 2 weeks early, and a month and a half later we get mail with checks and a chart explaining why we got the dollar amount we did. Uptown only prorated our rent for 10 days instead of 14 days,! We have been trying to explain our case about deserving another 4 days-worth of rent, but they keep putting us off and have now just resorted to not responding to emails. Additionally, they charged us for a dented window screen and missing ice trays - we never had ice trays and the screen was dented when we moved in! We even put the dented screen on our move-in checklist of items we saw wrong on move-in day and submitted to the main office, but that apparently is worthless. But hey, its just our word vs theirs, so what can we do?The 4 days of rent, screen, and ice trays adds up to roughly $100 that each of my roommates and I got ripped off. Thats $400 they take from our apartment alone - and if they do this to just every other apartment in that complex alone, that adds up to roughly $20,000 theyre cheating off the residents! Great for them, not so great for the students/residents living there...If you do choose to live at 65 West, I would encourage you to get everything in writing, make copies, etc. They dont value your word so having documentation of events would be the most effective route for when something goes awry.
My daughter rents an apartment from Uptown on Euclid. Over the weekend, their plumbing backed up and started spilling out on the floor. They call the maintenance emergency line and left a message on Saturday. No response. Called again Sunday. No response. I started going through all the numerous 1 star reviews for this place. Most tied to maintenance issues, came across an email for one of the employees. Monday morning Robin Lee called me from uptown. Robin went above and beyond to try and correct a bad situation. If I were rating Robin Lee alone, I’d give her 5 stars. While they finally fixed the plumbing on Monday, the maintenance department has issues. But Robin did good and followed through on all her promises. Thank you Robin for making a bad situation better.
The only good thing about VP3 is the maintenance who was always fast and responsive. Other than that, Uptown as a company charges you for every little thing. My apartment was constantly shaking from the neighbors music and always smelled like weed from neighbors. I put in several complaints to Uptown about this situation and besides sending a letter to my neighbor nothing was done about it. So basically I would never recommend living here if you’re not okay with partying through the week and the constant smell of weed.
If I could give a zero star I would. Ive been robbed by those people. Dont go there if you dont want to be robbed. Carrie Horton was the one who took care of my case in January of this year. I was planning to move from VA to OH so contacted them, I ended up with this Carrie Horton who told me if I did pay the deposit before arriving in Cincinnati she wouldnt reserve the apartment for me. I did send her $300. Then my brother got into an accident in Texas I told her I would not be able to go to OH because of what happened so how can I get my deposit and this was her exact answer:Thanks for letting me know. I am not able to refund your deposit to you, as it is non-refundable if you just change your mind and decide not to sign.If you have any other questions, please let me know. Thanks!Carrie Horton. With scam marked as the title, really!!!!!???I had to take care of my brother first so its now that Im able to talk about this matter. If you dont want to get robbed stay away from this place, run from them!!
The apartments seem nice but are built shoddily and are managed by incompetent people. Every few weeks I would be woken up in the middle of the night by an extremely loud fire alarm. We later were told by the fire department that it was due to a smoking ac unit on the top floor. to the best of my knowledge this was never repaired. They blamed these incidents on the residents. On a separate note, Ive waited several months to get my security deposit back because they dont seem to know how to manage their businessdont do business with these people
Zero stars. Convenience fees for paying online, no grace period, no notifications on rent due. 10% is almost criminal in other states. The only positive thing I can say is that they left me a bag and bottle of water when I first moved in. Last month my landlord refused to leave his room during a rain shower. He had power so he didnt leave his room to help anyone during a blackout. It was pitch black, not even the emergency lights were on/worked (which is probably illegal). Residents were forced to go to the basement and play with the power panels. Washing machines are overpriced as they dont even provide hot water. One time I found the master key set of probably every uptown property on the ground in a shady neighborhood near UC. I was able to open my own door with it. I have only been here for 3 months. If the property wasnt a 5 minute walk to work/class I would have already abandoned this place.edit: 3 stars because I got a response. All I can say is that I did sign a contract. Out of state residence should brush up on rent laws (or lack thereof) in Ohio. I will say that 130E is at market price, my fridge was new, and I have seen cleaning crews. Residences should be notified of critical housing issues whether or not its UpTowns responsibility to fix it.
I second what most other reviewers have said. Avoid at all costs-- they look great at first, but are lacking in basic care for their residents. One example I have: on move in day, I came back from work, and a car was parked in my reserved parking spot. I called the associated tow truck company, and they told me that Uptown had ordered that no one be towed during move in week. I was forced to pay for parking in another garage, and Uptown never reimbursed me. I can tell many other stories like this, ranging from being locked out to constant fire alarms. Also, dont trust any of the good reviews-- they ask their employees to write them.
I have lived in a variety of places, and I have NEVER had a worse experience with a landlord. They do not call back when they say they will, they do not fix things to the fullest, and serious issues are not made a high priority. I will never recommend Uptown to anyone in the area. I cannot wait until my lease is up.
If i could give a negative star i would. I live at 65 west and it has been the worst experience of my life. First they failed to inform me of the various forms of leasing contracts they provide and now i am stuck paying an extra $150 on my already expensive rent because one of my roommates moved out for unknown reasons. They dress this place up to make it look good but the structure and bones of this place are terrible. They break fire codes and upcharge everything. They are basically robbing college students blind. I will never ever live at an uptown rentals property again.
The building quality was terrible. It looks nice then once you live there for a semester you realize its poor quality. The parking enforcement is a joke. Again for the 4th time Ive came home to my spot being taken. And the towing company says Uptown said we are still not aloud to tow meanwhile weve been parking here for almost a semester now. And uptown still refuses to do anything but apologize to me.
Was charged 700 for parking and asked to prove it, did, but still was disputed. Apartment above me flooded and was assured that my celling and floor would be treated, it has not been, and my closet was soaking. Told that the trash goes in the dumpster, but not given a key to get to the dumpster, or a way to get to it. So been walking it around the block to throw it away ( fine while it’s warm, will be annoying as it gets colder ). HUGE water stain on my wall from flooding outside the building sleeping through the wall, was assured that would be taken care of, now it’s stained the wood. Upon move in, I’m not entirely sure the apartment was actually cleaned, long black hairs(mine is short and blonde ?), dust, paint, food particles coverd the floor and bathroom- and had electrical work done day1 since nothingvwas working properly. Power keeps going out, but am told not to worry because it’s happend to other people in the building ? Umm? What?Unrelated, but dogs poop literally everywhere and the sidewalk reeks of dog poop.I just want a competent staff member to help me, but I keep getting excuses .
Thoroughly enjoyed my experience with maintenance. I spoke with Damein nearly daily and he increased my experience while living at 4th and Plum.As everything, no experience is perfect however I was very happy getting to converse with Damein about the building and life in general
Would give zero stars if I could. Do not rent with them if you can!!! All their properties are way overpriced as well as parking, staff is very unorganized and never gives you the same answer. My roommate was told we were moving in on August 14th, when uptown called her later they said we were never given a move in date. When you call they tell you the property manager will get back to you... and they never do. This happened to me three times. Horrible company who only wants money and doesnt care about their tenants.
Uptown rentals is awful , I would never recommend living here. Living experience is awful and way over priced. Cheap make of apartments and not well up kept . Not to mention that as we were sleeping a tour guide was sent into our apartment without any notice and was giving a tour to a man and just walked right in without any notice giving to us at all, and as we called to complain the lady didnt apologize just kept repeating she sent a text that we didnt receive, horrible customer service I might add .
I pay $800 to park and someone is always in my spot and half the time I call towing they tell me no. Uptown tells me not to park in other people’s spot then the towing tells me differently and then it causes me to inconvenience someone else and park in their spot. Parking is not ever enforced yet so expensive. Something needs to change with parking. I know I’m not the only one with this problem.
Wish I could rate them 0 stars. Worst company to rent through, this is my second year leasing with them, I never have had a great experience but it has only gotten worse. Horrible customer service, staff members at the vine street office don’t have the proper knowledge and always say “I’ll take your number and have your property manager give you a call” but NEVER call back, accused me of paying rent late and tried to charge me a late fee when I had a bank statement providing evidence that I payed 5 days early, heat went out in my building so they gave me a space heater that DIDNT EVEN WORK and my apartment was about 45 degrees inside but no staff members seemed to care nor did maintenance. DO NOT RENT THROUGH THIS COMPANY
Not only does the rental company have a bully clause, but it constantly interrupts the occupants. They showed it to other people without my permission. These people come into my room and dont take off their shoes! Not only that, their elevator was always broken. If there are other newer houses around UC, I would never rent this one.
Unfortunately I had an awful experience with Uptown Rentals. If you can find a different leasing company, please do. I lived at the Ravenswood location in Hyde Park and our ceiling caved in while living there. The companies policies and procedures need serious work. Not exactly what you desire in a leasing company. I currently live in Northern Kentucky and have had a great experience! Please keep in mind for your future leasing companies- they should be there to help you and not be a permanent frustration!
This company lacks the basic ability to communicate. As I type this I have no running water because they had scheduled maintenance come by. That in itself is fine, what’s not fine is them not communicating that they intended to shut off the water. This kind of event is not rare. In the year I’ve lived here this kinda thing happens almost weekly. I could literally write a book on how inconvenient it is to live here. Uptown, get your stuff together, and maybe you wouldn’t have such high turnover.
Management is terrible. If you put in a maintenance request it will be weeks before they fix it. They blatantly lie to you to say “a repair technician will be there tomorrow” when they don’t come for a week+. Their version of “fixing” things is to rig it until it breaks a week later. I’ve also called the emergency maintenance line when my apartment flooded and no one ever returned my call. Had to make it a priority to go into their office before anyone would give me answers.
Uptown Properties bought out the building in which I currently reside (Eden Ave.) on Sept. 25, 2014. Five days later, they gave us notice we have until October 31 to move out. Oh, the are going the extra mile for us by giving us a short list of other properties in the area they found on Craigslist we could rent to, as if that somehow takes away from the fact they are pushing poor folks out of their homes. Most of us living in this building are elderly or disabled, and on fixed incomes. Many have lived here for years (one of our residents passed away in her apartment a couple of years ago and had lived here for decades). We dont have the money to move, quite frankly. We didnt ask for this, and had no say in this decision. They have offered us no real assistance in helping the older folks move, but they offered assistance for the young college students. This is Ageism, in my opinion.Uptown spent a premium for this building, and while they arent legally obligated to do anything for us but give us 30 days to move out, they can do far more to help those with no plans to move. The poor dont have a voice, but we poor folk are tired of being pushed around. The least Uptown can do is offer severance funds to the poor folk they are displacing. I think at least $1500 is fair. There are 14 apartments here. It isnt much but at least we would be compensated for the loss of our apartments.Instead, these corporate suits hire some cute smiling blonde to fake sympathy to the fact they are tossing poor, disabled and elderly tenants out of their tails just as the weather is starting to turn as cold as the hearts of those who work for Uptown Properties. In a few months, my home for almost a decade will be demolished, replaced by overpriced apartments for wealthy college kids. Some of the former tenants may be homeless, so if you people see my holding a sign on Taft begging for change, remember which corporate housing conglomerate put me there.
Bad customer service from landlord, egregious lockout fees, and shoddily built/superficially luxurious apartments at high prices. For instance, my heat broke 3 times in the month of January - in a brand new building. While some landlords have their flaws, try to avoid Uptown at all costs.
I have so many stories that are not gonna fit in this character limit. So, suffice it to say that if I could have gotten away with renting a property that was not a part of the god-awful monopoly that is Uptown Rental Properties, I would. The people working at Uptown literally have no actual clue what is going on 95% of the time- seriously, no one is on the same page. You can ask the same question to three different people and get three different answers; then when you follow up with this, you get some condescending jerk who is higher up than the rest of the employees, talking to you as if YOURE the moron. The level of blatant unprofessional nonsense, and downright rudeness that goes down between customer-employee exchanges is astonishing. The general office staff members that man the front desk are fine, and Ive worked at places where the company is terrible and so I genuinely dont blame them. However, as a whole? Uptown is flaming hot sewage.I already submitted this review to their website-but in case it doesnt get posted.
Slum lords. Buildings are infested with bugs, smell, falling apart. Maintenance fixes problems with bandaids. Cleaners do the best they can; it never goes noticed. Don’t get paid on time, zero communication (or get ignored) with employees, vendors and amongst themselves. Talked down to by management. Just a terrible company all together. Will be reviewing with the BBB. Highly unsatisfied with this company.
Ive lived with Uptown for a little over a year now in their View on Vine property. The property is outstanding, and reasonably priced for its locations and amenities. Every time I interact with Uptown employees, they are professional and polite, and they take care of issues when they come up.I would definitely recommend Uptown.
I loved living through Uptown! Whenever I needed help with anything they were always easy to find help and quick to get my questions answered. They also put on four events a month for residents which is really cool. The events usually involve food, or a movie night in our theater, or making something. I would recommend uptown rentals to anyone.
As a transfer student to UC, Uptown helped make my transition EASY! I found a great sublet option on their website and I will definitely be re-signing my lease for next year. Their staff was super helpful and answered all of my questions and concerns. I would recommend Uptown to anyone looking to move to the Clifton area!
Avoid this company at any cost. They will try to suck every penny of yours while you stay there or at the time of getting your deposit check. They have done a good job acquiring many properties around UC but they are way too overpriced without providing the quality one would expect. Just avoid going with them. They are getting one star though they deserve absolutely zero stars.
Dont live in VIEWS ON VINE if you want to be terrified 3 times a month by the fire alarm going off. Oh wait & there is no fire. Then once you climb all the stairs 10 flights and you are back on your couch, it will go off again & again & possibly again. The max has been 5 times. Either its a faulty wiring, so watch out if you have a real fire or something that hasnt been notified to any residents. Watch out. Its the most annoying thing ever. Everyone is so mad when it happens so often. Fire crew doesnt even come over sometimes.
STAY AWAY! Yeah theyre basically the worst. You can read all the other reviews I back them up 100%. There is one about elderly people being kicked out for uptown to build a nicer place and its just so sad. Never want to be affiliated with this money hungry company again. All the apartments look nice but are terribly made. And if they break they do not get fixed! STAY AWAY!
Karsten made finding the perfect place a breeze. He was incredibly responsive (throughout the day & even the weekend) I never waited for more than 5 minutes for a response, he helped answer all my questions and provided her personal thoughts! Not only was Karsten super helpful, the website made it easy to use and the application was straight forward. I would recommend Uptown Rental to everyone!
I am a current tenant and my experience from day 1 has been absolutely horrible. The day I moved into my unit there were roaches on the kitchen counter, bathroom, and in one of the bedrooms. When one of the office staff did respond to my request over a week later, I was told I should have brought it to their attention sooner (it sure as hell was since I dont do bugs AT ALL) and that since an exterminator was coming the next day, I needed to make sure all my personal belongings were in bags and properly stored. I go to work at 6:45 am and I get off at 7:00 pm and this email I received at 5:45 while on a 15 minute break, so my roommate had to reach out to the rental office before they closed at 6 pm. The previous tenant stuffed tissue in a hole in one of my bedroom doors, which staff failed to fix before renting to me. There is a hole behind the oven in my kitchen, which maintenance sprayed foam into and stated the request had been completed. My most recent issue is when I received a text from my rental office to bring any mail for previous tenants there, which is inconvenient for me because sometimes I get off of work after the office is closed as mentioned above. I also had a previous tenants friend knock on my door asking about mail, even when I informed him that I was asked to bring any mail to the rental office. The latter wouldnt bother me so much if they cared enough about their current tenants to address problems that should have been handled before renting out the unit. The 2.3 rating is definitely generous considering what I have experienced with this company so far, but I guess it is convenient for students.
They are extremely over priced! They sent me an email about their new 65west building and how it came with all utilities and cable & free wi-fi . I went to view the place and guess what? Utilities arent free, no free cable or wi-fi . Also parking is an added $500 a year -_- . They are 2X more expensive than any other place near campus, and are usually smaller. I picked my current apartment over a apartment from them that i was considering , reasoning being: my apartment was 300ft² bigger and $170 cheaper w/ free parking ,heat, & water and my apartment is was just as pretty ! - They have pretty apartments but I personally do not believe their apartments are worth the money.
There are bedbugs in my apartment and absolutely have impact on my life. I contacted the office several times asking for treatments, but they didn’t do anything and always had excuses. No info was provided. I feel bad that such a big rental company being so unhelpful and unprofessional.
Horrible place to live and rent from. Extremely poor management and very disorganized. In the last 3 years of being on campus parking was never enforced, and then they decide to start randomly. My friend was visiting for a few hours and was even parked in the extra spaces within an hour she was towed when previously the towing company would say no to towing people in actual spots. If I could give 0 stars I would
STAY AWAY FROM UPTOWN they are money hungry sharks who will provide you with horrible customer service. Their apartments are made out of nothing but cheap materials. They take so many shortcuts while building. Be careful signing a lease it is like a deal with the devil. Also shoutout to Carrie I hope you get fired lol u suck I’m taking my $$$ else where ( ;
Management is terrible. People work here are unprofessional. I lived in 65 W. People parked their cars on the drive way, literally blocked half of it. Sent few complaints to uptown, nothing happened. No response at all. Towing companys phone was always offline. Glad I moved out.
I live in East Hyde Park at Tarpis Woods. It is amazing! Quiet neighborhood, woodsy, well built and I never hear my neighbors are a few of the benefits. It is near Oakley Square, Hyde Park Square and Mt Lookout restaurants and shopping. Because of the location, I can be anywhere in Cincinnati in less than 20 mins. I lived here from 2000 to 2008 and came back in 2016. Just love living here!
I signed a new lease with uptown rentals and that was like the kiss of death. As soon as I reassigned it seemed as if everything went wrong. First of all the front door of VP3 never works! Its been over 2 months and multiple people have complained, yet there is never anything done. So if youre coming in late at night or in the pouring rain you can exspect to have the inconvenience of waiting or finding another entrance. The garage door has also been broke for a month meaning it is just open and a free for all for anyone who wants to park there.making my parking spot taken by people when I come home and then have nowhere to park after paying $450 for a spot for just half of a year. Then when they finally decided to get it fixed they do it right in the middle of a day not letting any residents in or out for work or other activities without specific notice. Just seems as if they are very inconsiderate and make everything inconvenient for the money you pay
As a UC student, I have come to know multiple landlords in the area. I can honestly say that Uptown Rents seeks to understand and put student needs at the forefront of their decisions more than anyone else. They provide safe, high quality living at a price significantly lower than it costs to live on campus. If youre a UC student or a parent of a UC student I would strongly recommend choosing Uptown for your housing needs.
Literally the worst customer service I have ever encountered. They dont care about their customer at all. Even if you do pay over a thousand in rent for a one bedroom apartment and your place floods from above and they give your lease to someone else after youve gone in four times to renew. This entire service is a disappointment and I wish I didnt have to support them. Would have given no stars if possible
If there was a less than a one star, Id definitely rate it with that. I just moved in and everything is dirty and there is hair and dust everywhere, the sink is broken and the water doesnt pour as normal. I have been in many places but Ive never seen as dirty as this place!!. The WORST experience!
4 separate times I have been told that I owe random amounts of money that do not exist and I have only lived here for a year. They can’t tell me what I owe it from, but they are telling me I have to pay it. They also told me they are not willing to waive any fees because the person who lived in the unit before me was late on all their payments and I am to blame.

2022-06-21Uptown is absolutely awful. I live in Vine street flats. Do not live here. Our apartment always has maintenance issues and you have to call them multiple times to get anyone to come fix it. Completely overpriced for the dump you get to live in. There was a time where our fire alarms were going off randomly all the time, some times at 2 in the morning. Sometimes when they would go off we couldn’t figure out how to get the sound to stop. After calling multiple times someone finally came out to “fix” it. Wasn’t fixed. Kept happening. Once again after this the alarms were going off and we couldn’t get it to stop. We called an emergency maintenance and they claimed it wasn’t an emergency. This was at 10 in the evening. We finally figured out how to get the alarm to stop but had to sleep through constant chirping all over the apartment. The man said he will be over our place first thing in the morning. Guess who didn’t show up!!!! Had to call them again to get someone to come fix the noise. I’m writing this review now because I am so fed up. I have currently been sitting out in the 90 degree heat for over 30 minutes because the whole buildings alarms are going off for no emergency at all. Don’t understand why they can’t turn them off. Uptown sucks and I can’t say it enough. Can’t wait until my lease ends!!!

2022-05-27I’ve rented from Uptown rentals for two years now. I moved to Ohio to start school in 2020, in the middle of the pandemic, and had to find an apartment without ever being able to see them in person. The property manager I spoke to on the phone while looking for places to live was very helpful. The rent is affordable, and the location is also good. There’s a lot of rental companies in Cincinnati, but I’ve been very pleased with my experience with Uptown and I would recommend them to anyone looking for a new place, especially if you’re unfamiliar with the area because they have a lot of properties and we’re very helpful in finding an apartment that matched my needs and price range.

2022-01-25Uptown properties has been responsive to our maintenance needs although yes, it can sometimes take awhile to secure vendors needed but Im sure that is a issue for any property owners right now. Love the fact that they are communicating with the Tenants better. Very reasonable rent for the house we are in and a nice quiet location. If I werent buying my own home I would continue to rent this one definitely.

2022-06-26I dont even know where to start. On the day I was supposed to get the keys and move in, I had to wait a while to even get the keys, and they knew about our move in date for almost 2 months. I finally get the key, head over to my apartment, and discovered that they gave us the wrong key.It hasnt gotten much better since then. All of the management is slow to respond. Then, when we did move in, we discovered a blue spark when we turned on the oven. We were told we would get a new stove, but communication has been sparse. So not only have we had issues, but Uptown Rentals is also slow to fix these issues.[6/22 EDIT]There have been more problems since this original review, and management has done even less to communicate or be helpful. This is BY FAR and without question the worst renting experience Ive ever had in my entire life. If you try to bring awareness to the property management about whats going on, they will deflect the blame and be even SLOWER to respond. We put a service call in on a Friday, and by Wednesday I had to call multiple times and talk to multiple people just to get an update. If you are looking for a place, I would not consider a single one of these properties from Uptown Rentals. They may look nice, but you will be in for a world of frustration as soon as you need something done.[6.26 EDIT]After we were told that they would service the common areas for pest control, only a few days later we see another one. So either the service they use doesnt work, or they didnt actually get the common areas serviced.

2022-04-17Very well maintained locking systems and committed to addressing any concerns that may arise for tenants that pertain to physical security. I believe these people are single handedly responsible for improving so much of the UC area. Twenty-five years ago things looked bleak but they had a different vision which is now becoming reality.

2022-02-07The Eden managed by uptown rentals is the absolute worst place you can live. The entire building is cheaply made and almost all of the appliances broke while I was living here. The walls are so thin and ceilings are so thin that you can hear every move from the people above and below you. I have constant stomping above my head 24 seven because the ceiling is so thin. Not to mention my walls are barely even painted (and not with the correct paint) and are cracking even though this place was just built. The bed mattresses are so cheap that mine is completely con caved in the middle. Everything about this place is cheaply made and horribly managed. Don’t give them your money or time! Last time I was working out in the workout room there was such a bad leak in the ceiling that all the paint had fallen off the walls and the entire floor was covered in water. On top of extremely low maintenance, there has been dried vomit in the hallway of my apartment building that has yet to been cleaned since September. Another thing to consider is that there’s absolutely no security in the package room. Anyone with the key to the building can easily steal your packages, and mine have been stolen several times this year. It seems like everything here is low quality yet you pay thousands to live here. Do not live at the Eden or any property managed by this company!

2022-05-03Im disappointed that there is only one parking permit, my daughter and I share the occupancy here. With the amount of rent that I pay I shouldn’t have to be afraid if my car will be towed, there is never any street parking, available nor should we have to walk to the street to park. As a women thats not safe.I’ve only been a resident here for 4 days, so far every time I’ve called the staff is so friendly. I had an issue in my apt and the maintenance responded quickly, I really appreciate the courtesy call before they entered my apt.

2022-07-01DO NOT RENT FROM THEM! This was the worst renting experience I have ever had and I have only stayed in one of their apartments for 3 weeks!!! I did a lease take over from someone BECAUSE THEY TOLD ME THE RENT WOULD STAY THE SAME. Then they sent me the new lease with the rent amount $200 more! When I asked for an early termination because of this, they won’t do it. I vacated the apartment before my lease ends because not only the apartment was super dirty when we moved in, there are also cockroaches and wasps in the building! They won’t do any repairs either! Because of them, I had to move TWICE in one month! I AM EXHAUSTED! I have been a tenant for a long time and I have never dealt with a property management as bad as this one. DONT RENT FROM THEM, THEY ARE AWFUL.

2022-05-04Property Management -- in our case Solmy Charriez -- does not respond to e-mails or requests. She seemingly outright ignores them. Probably not actually her job to keep tenants happy, just to collect rent.Uptown is not responding to or fulfilling our maintenance requests, and then had the nerve to charge us late fees for rent before the 5th of the month-- effectively altering the contract of tenancy that had existed before they bought the property from Grandin, which was guaranteed not to change.Weve been waiting on window repairs for well over a month, and repairs to our kitchen due to water damage (originally caused by a former tenant that lived above us) that was never addressed.Dont take on the property if you dont plan on maintaining it. People pay way too much to live in these places for Uptown to be effective slum lords.

2022-04-29They didnt visit today either. Hi everyone, I lived in 2410 Ohio Avenue. Ive lived here for a year with a tremendous roar and vibration. When the vibration begins, the bathroom and kitchen lights cycle off and on. I asked them to solve this problem for a year. But its still being ignored. I cant sleep without sleeping pills. I asked them to move. They definitely told me there was no room I couldnt move in. But my friends are moving to this building in the coming semester. Theyre still deceiving and deceiving me. Why do you ignore my request?Because Im Asian? Should I hire a lawyer?
