I thought I loved it at first but honestly it’s an overpriced dump. The water is wishy washy and I heard building C hasn’t had hot hot water in almost 3 weeks. Maintenance hardly shows up and there are like tons of people in each building but only 2 washers per building. Maybe they should knock the rent down $100 and then I’d give them 3 stars.
The apartment is within walking distance of the campus - which is so convenient for students not wanting to commute by vehicle. The apartments are clean and well maintained. The other tenants are nice, too! I would highly recommend this apartment to anyone looking for a place to stay that is next to the campus!!
Living here has been overall a great experience. The staff and maintenance crew is fast and friendly with any requests and with a recent wifi upgrade there is much to like about living here. I would highly recommend living here for your time in college, especially since campus is across the street!
I live here since 2 months and I like it. It’s very quiet and cozy. It’s home away from home. In the beginning due to them being short staffed there were lot of things that they missed to fix when I moved in, but they apologized and told me to place maintainace orders. They fixed awverything, it took a while but it did. This is a great place to live and would highly recommend it.
I love my apartment at University Hills! It is a great price and pet friendly. I especially love the dog park they have so my dog can run out all of her crazy energy. It is a great location (only a 5 min walk to campus) and I feel very safe in my apartment. Overall, a great place for college students.
I live here. Apartment is about three times larger than the last place I lived, and costs about $100 less. The internet is surprisingly fast. I measure about 600 Mbps down and about the same up when using the ethernet. The built in wifi is about half as fast. The biggest issue I have found is some serious issues that I had when I moved in. These took weeks to resolve, and larger and larger machinery were brought in to try to fix it. Other than that, the floors are creepy, and I find the occasional roach in my kitchen that I need to kill. All in all I would say it has been a decent time living here.
UHills is the best apartment complex around. The units are clean and well maintained. The office and maintenance staff are friendly and always helpful. I love that they are pet friendly without breed or weight restrictions. Its hard to find an apartment that doesnt have weight restrictions. They even have a dog park for my pet to get some exercise in.
**long review warning but should read if considering living here***From the beginning, the staff here has been very rude and dismissive. They are very disrespectful to college students and take advantage of them. They dont answer their phones during office hours and when you leave a message they dont call back. Its also a hit or miss if the staff will even be in the office so you can pick up a package. Before moving in we had issues transferring the electricity into our name. I called U Hills multiple times about it and they were no help each time. When they called me back about it after the 4th time calling about it they were extremely rude to me and said I was doing it wrong, which was not the case. It took over a month to finally get it fixed. Our AC has been out for over a month and it is currently the middle of the summer (its hotter in the apartment than it is outside) and every time we call we just get told that its on order and that there is nothing they can do. After going off on them it took them 5 minutes to get us a window unit. If you want to talk to a manager, good luck because it doesnt seem like they do anything to help their residents here and they just sit in their office (if they are even there) and do nothing. They are only conveniently available when you are thinking about resigning a lease. Things were okay minus the fact that the apartment was disgusting and had not been cleaned at all. It smelled of smoke, the furniture smells like cat litter, there was food on the counters, cigarette burn marks on the bathtub, huge clumps of hair all over the bathroom, holes in the bathroom floor, broken fans, and probably the most disgusting carpet I have ever seen. Wintertime is a literal disaster in the parking lot and good luck getting out. The snowplow drivers dont know how to plow snow. We got 14 inches of snow and the snowplow didnt show up for over 2 days and when he did show up he did probably the most awful plow job I have ever seen in my life. I couldnt get my car out and I had to dig it out myself. Once I finally got it out of my parking spot I got stuck in the middle of the parking lot because it was not properly plowed. It wasnt until almost a week later that the plow came back to fix it the awful job he did the first time. They also dont tell you when they are coming to fix things and just walk into your apartment unannounced or are knocking after they typed in your door code and are halfway through the door.So if you like being hot, ignored, enjoy smelly, dirty apartments, being walked in on and snowed in for a week this is the place to live. They also will pay people who live here with gift cards if they post good reviews.The nice thing about this apartment is that they take the packages at the front desk so no one steals them. It is also convenient if you go to UT and is a short walk to campus.
I love my University Hills apartment! Great views from my balcony and great prices for the square footage. It is an older complex so there is some wear and tear from age in the apartment, but the staff are friendly and responsive and address any work orders in a timely manner. Also, you cannot beat how close it is to the University of Toledo campus. It is easy and quick to walk or bike to classes everyday. I feel very secure and safe in my residence. There are 24/7 safety officers and the building locks were just upgraded this year.
I just signed a lease for next fall. I am very excited to be living at University Hills next year. My sister has been living there for about a year and a half and loves it. The office staff is so friendly and welcoming. It is a very homey environment. They have great amenities, like their gym. The walk to campus is really short (just across the street). They are also pet friendly. A great option for off campus housing.
My son has lived at University Hills for a few years and has loved it. When I come to visit and go into the office to get a parking pass, the staff is always very friendly and greets us with a smile. The apartments are nice and it is so close to the University. I highly recommend University HIlls to anyone looking for housing near campus.
I’ve had a great experience living here! The staff are always so friendly and it’s so nice for an affordable price. The amenities are very convenient because they are 24/7 and only residents can access them with their key fobs so I feel safe in the gym or computer lab at night!
This place seems nice at first, but the incompetent management and maintenance creates an awful experience if anything goes wrong. There was a hole in the side of the roof that birds lived in and rustled around and woke us up early in the morning. There was a mice problem that they wouldn’t solve and we had to find a way to get in contact with the company that owns the apartment to fix the problem. The place is falling apart and they don’t update anything. Any review that isn’t 1 star was someone lucky enough to not experience a problem.
My daughter has lived here for awhile now and has had a great experience. The office was well organized and the unit was so clean and nice it made her move in a great experience! Having my daughter live so close to campus (right across the street) makes me feel at ease because I know she will be safe. They also have onsite security at night. The spacious apartments and amenities are some great features as well. I would recommend this apartment complex to anyone looking for a great college housing community.

I moved into UHills this past August for the school year and it has been wonderful. Highly recommend if you are a Toledo student! The walk from campus to home is very feasible and the staff is very friendly. Their gym has been very convenient during covid as well as clean.
I signed a lease here a couple of weeks ago. I absolutely love the facilities this complex has to offer. The apartments are nice and spacious and you especially cant beat the location to campus! The staff is helpful and accommodating, I am super excited about living here in the fall!
Great affordable apartments that are pet friendly, the dog park is nice. The office staff is very friendly too. The managers always seem to go above and beyond. The guest parking is a nice feature, my friends and family can come over and visit. I’m also close to campus and grocery stores. Saves me gas and having to fight campus parking! I would recommend this property to others in the Toledo area.
I have had a decent experience at University Hills over the past few years I choose to live here for the location and the pricing. One thing that they could change is the utilities you should not be penalized for roommates that do not pay their portions. Aside from that I like being here and they are working on improving the property which is nice.
Uhills was my first choice on apartments when I arrived in Toledo. And believe me when I say it’s the best. Comparing Uhills to any another complex out there, you’ll see that what they offer is way better and even thier prices are great. The staff who work there are beyond incredible. I definitely advise anyone who’s looking for apartments near campus to go there!
I am very pleased with University Hills Apartments! My daughter is a current resident there and she absolutely loves it. If there ever is an issue, the office addresses it immediately. Whenever I am visiting my daughter the office staff is always overly nice and very helpful. I am so happy we decided to make University Hills her home!
Though I was not able to sign a lease to live at University Hills because my plans changed. I had went in to the leasing office for a tour the staff was very friendly and outgoing they were very helpful and made me feel like I belonged there. If I would have ended up in Toledo I would have signed a lease. The property is nice, friendly staff, then accept pets and the location is fantastic. I would highly recommend University Hills to anyone in search of an apartment.
Lived here a couple of years. Minutes walk to College of Business and bus stops to other buildings. Safety was okay, there are police/guards driving around and checking inside the building every night. I still dont recommend to walk home late at night though (call for Night Watch service from school!) Have 2 door keys, 1 to get inside the building and 1 to get into your apartment. Encountered with some prank Fire Alarm a few times in the middle of the night until the office announced to fine some enormous amount if someone gets caught doing that again.Your packages are safe with them if youre not home to sign/receive. Internet, Trash, Sewer, Water were included (or FREE, looks like they also have Cable now). So we only had to take care of electric bill which isnt too bad if you are at school all the time anyway. There are couple washing and drying machines inside every building, usually being abandoned during week days but pretty busy during the weekend (normal college life).I always paid rent on time and never had any trouble with the office. Rent rate was relatively OK at my time and would stay the same rate if renewing the contract, but higher and higher each year for new comers even I didnt really see many changes around (at least to my building). You get charged if losing your keys. They mail you back your deposit later, not right at the time you move out. I didnt have issue with receiving deposit but my other 3 roommates had problem for some reason. They received the money eventually but it took quite awhile because the office had to route to the corporate to issue the check or making decision on any related issue plus snail mail.I think my stay here was pretty pleasant.
Do NOT live here. I made the mistake of signing a lease here this past year and it is by far the worst place I have ever lived. FALSE ADVERTISING. Do not trust any positive reviews anywhere online for this place because they give incentives for people to leave good reviews (a friend was offered one last year for one thats how I know). The management is poor, and the living areas themselves are falling apart. For how gosh darn expensive of a place it is, I would expect better customer service, but trust me the manager is always conveniently out of the office when you call and will NEVER get back to you. If you plan on living here I hope you dont mind the constant smell of weed everywhere, seeing as the management wont do anything about it. I have reported smelling it constantly many times to the point where my own apartment and stuff smell like it, but they claim that they cannot (AKA will not) do anything about it. So they basically just condone *illegal* activity. I ended up filing a complaint with their corporate office since I was not being heard whatsoever. Just please dont live here...
I have lived at a couple places around the University of Toledo and this is by far my favorite. I love the community vibe here and the office is always doing an event for us residents. When ever I go into the office I am greeted by one of the friendly staff members, and they even greet my dog! I am so excited to spend my last couple years of college here.
Horrible services. I went to help my sibling settle down and I was very disappointed. NO Professionalism at all! Poor customer service! I feel like the management is incompetent as there is no one to provide support. The place looks so old and I could smell weed and smoke in the hallway. I had tto assist to some complaints of other parents who couldnt find their furnished appartments that they expected. I wouldnt recommend to anyone to send their kids there. It is a total waste of money!
I absolutely would NOT recommend this place to anyone! Let me tell you what paying $1099 per month wont get you. It wont get you the basic necessity of a DISH WASHER, it wont get you an in unit washer and dryer, it wont get you a pool, it wont get you a well kept landscape, it wont get you an updated interior. I can honestly not see paying a dime over $650 for this place! Even worse you have to PAY $50 per month to park at your own apartment. I just moved in and already can not wait to move out. Coming from EDGE 1120 I am in a bit of a culture shock. My suggestion is to take your money to EDGE 1120, Olde Town or Even VIVO! I will be steering all 15 thousand of my followers away from this complex, the value for what you get is just not worth it. This place needs a total renovation. I mean come on, how does this place not have a dish washer. The excuse that they are within walking distance from campus is invalid. So are fully furnished, well kept, NEW places such as EDGE and Olde Town.
DONT LIVE HERE. My friend lived here in the fall of 2015 (was supposed to be the whole year). It started with them assigning her to a different room than she signed for and ended by them refusing to evict her lease breaking grad school roommate who refused to pick up after himself or properly close his food or stop smoking on their balcony. Her only way out was by tricking a poor sophomore into subleasing from her after the office continued to tell her one thing and then change their mind on the daily.She dealt with BED BUGS and ROACHES throughout her time here. Dont live here. Dont let your friends live. The location is not worth the stress and robbery.They also hide bad reviews; so you might not see this one again.
This was by far the WORST place I have ever lived in my life!!!! The management is so poor and it’s quite sad how they are so okay with taking advantage of college kids and making them feel unsafe especially in one of the biggest cities for sex trafficking. DO NOT LIVE HERE!!! When looking into this apartment, my roommate and I were shown a beautiful room, but were given the most worn down room there was. When we moved in, there were holes in the screen door and when we called to ask for it to get fixed they tried making us pay for it! Also, on my first day of classes I had to come home because our sink would not stop overflowing and it took forever to get someone to even come look at it. Every time you run the shower your sink would overflow. I moved home before my lease was up because of how horrible it was to live here, but I still kept my stuff there. I had until July 31st to move out, 2 weeks before this date, I came a week before this date to get my dresser, night stand, and bed. When I pulled up to my apartment building the building door was propped open with MY record player box. Then as I walked in I saw that even my apartment itself was opened! I walked in and they had my record player plugged in, and all of my furniture was stashed to the side with a note on it saying, “DO NOT TOUCH, for Rob and John”. Which must be the workers already trying to claim MY STUFF before the date I was even supposed to move out. DO NOT LIVE HERE! Look at all of these negative reviews it is obviously a scam. They try and bribe you when signing your lease by giving you $200 gift cards because they know they will scam way more money than that out of you by the time you leave. WORST PLACE EVER!
No one returns phone calls and my daughter cant get her apartment door code changed because of a roommate who was evicted a month ago but refuses to turn in her keys and remove the rest of her belongings. Business is not taken care of and I cant wait until the lease is up!!!!! I care about my childs safety but apparently they do not!!! This has been going on since 3/13/20. Its darn ridiculous!!!!
Its the closest place to UT, the rooms are spacious and the office staff are super nice and helpful. As long as you pay your bills on time you will have no issues while staying here. My friends have checked out other places nearby like UC since they thought UHills was too expensive, but after seeing how neat UHills was comparatively, they decided to stay. Rent is a bit expensive, then you have utility bills separate, parking is charged separate, pets are charged separate, but all things considered, the convenience of the place is great.
I swear if there was less than a star I would rate them as the worst place ever to live at. Please read this:Ive lived at the University Hills for three years at three different units. I paid them a security deposit which was $515 when I first signed up their lease for the first unit and stayed there for a year. After that year they moved me out to a different unit because they had to make maintenance to the building, and charged me more than $100 for God knows what (telling me just now its for cleaning my first unit). I didnt ask them to move me out but they did move me out and took this money from my security deposit without telling me anything during that time (that they are going to charge me more than $100)!!! :(Anyways, I stayed at the second unit for a year and paid my bills and utilities.Then I moved to the third unit and paid them another security deposit which was $224 and it seemed to me like a total of $739 (I thought my security deposit was fine and its all good). GUYS BE CAREFUL >> When I moved out to the third unit, they transferred my security deposit to credit which means they used it to pay for bills and utilities without telling me anything and without my permission.They used all of my security deposit without my permission!! I have paid them several bills for the utilities and have made accounts online to pay the bills myself but just when I eventually took off. They called me and told me youre not getting any money back because we used it all for the utilities!!
DO NOT LIVE HERE! LOOK INTO OLDE TOWNE OR AWAY FROM CAMPUS! Management is completely incompetent. It is pricey compared to others, and the amenities or location do not reflect the increased price. My apartment got broken into and over $3,000 worth of stuff was taken. When I went to the police department, all I had to say was University Hills and the clerk already knew the address and other information. If burglaries are so common that the police department already knows your address, do you really want to live here? Additionally, the management deleted the security tapes before I could review them so me and the rest of the tenants that got robbed that week were out of luck. And no, I was not the only one that week or that night. Furthermore, if you want any maintenance done, you have to hold the office staffs hands like little children because they arent reliable enough to actually hand the work order to the maintenance guy, but theyre always goofing off when I walk in there. Finally, the apartments are very run down and poorly maintained. Honestly, it would probably make more sense to live in a dumpster on campus because you get a better location, security, and maintenance in that dumpster.
As a graduate student at the University of Toledo, I found the community at the University Hills to be perfect for me. I do not own a car, so being directly across the street it makes things very easy for me to walk to and from classes/work.The community itself to me is a quite one. I have never had any issues with the other residents that live around me, which is great because I am trying to finish a Masters Degree. Also, I feel very safe within this community, and have never had any types of issues with feeling uncomfortable walking at night.One issue that could be seen is that looks expensive to live here, but things you need to think about is that you are paying for location as well as an updated apartment. I have only lived here for 7 months and the upgrades that they have made and are making are amazing. It will be nice to have a fitness center right across the courtyard, along with other great amenities.
I lived at this apartment complex for two years and almost nothing went smoothly for me and my roommates. The first year I lived in the older unit. Upon moving in there was black mold, and bed bugs. The issues were solved within a few weeks. However, management changed and everything became worse. You pay a ridiculous amount of money for your apartment and amenities, I think its fair that you should be greeted when walking into the office. The printer works about .01% of the time. And the office seems to communicate poorly with maintence. Now that I have moved out (finally) I received a letter in the mail noting I owe $50 for paint. I kept my apartment spotless during my stay, but the paint is so cheap that if you get water on it, its stained forever. Still confused as to how it would cost $50 to paint over maybe 1 or 2 spots?? So overall my experience was terrible at University Hills. If I could give anyone advice it would be to live at Olde town, Edge, or some other surrounding apartment complex. Everywhere has their problems, but UHills is not at all worth the money you will pay.
My child lives here and I couldn’t be happier with a student living complex. Management goes above and beyond and the staff is friendly. You also can’t beat how close it is to campus we choose to not bring a car and save money by taking advantage of being able to walk to classes.
The new management here (beginning in August 2015) is absolutely terrible. They are the most unorganized, unprofessional group of people I have ever had to deal with. They tried to charge me with extra fees that I did not owe and it took me months to finally sit down and talk to the head manager. I would not recommend living here, solely because of the employees that work here. There are plenty of other apartment complexes in the area, please look before you decide to rent from University Hills.
U Hills ProblemsFIRST OF ALL...It’s extremely overpriced because we each have to pay the $550 in rent instead of it being a combined payment. They say it’s because we’re paying for our own “bedrooms”. The first bedroom doesn’t even have a light 💡 and the electrical outlets only work if the switch is turned on. The second bedroom has a door in it that leads to the hallway (which is weird) and it’s impossible to access because the fullsize bed furniture blocks it no matter which way you arrange it. The bedroom is about half size of the other bedroom and has no window or air circulation.The bathroom is small with poor ventilation and it had smuck on the wall that looks like it came from smokers being here before us. Spiders always come down from the bathroom vent. The cold water in the bathroom barely comes out and the hot water pours intensely.The popcorn ceilings and walls are ugly.There were stains on the walls, ceilings and holes in the floor and cabinets. The furniture that we each $40/m for (on top of the $550) was ripped. The floor is very weak. When you walk you feel like you’re about to fall through. Also, you can hear everything the people above you are doing. The front door code never works, sometimes you have to unlock the door 7 times just to get in and lock it twice when leaving.There is no dishwasher in the kitchen.The blinds continuously break.The balcony and rail is shaky.(If you touch anything, it’ll break)The cable is bad and loses signal.The WiFi is bad and loses signal.There has been heavy construction on every road surrounding these apartments since moving in which effects the water by causing it to shut off, makes it hard to walk to campus and drive anywhere.The staff lost a couple of my packages and they won’t let your roommate pick up packages for you. The staff doesn’t answer emails in a timely manner. They’re dishonest about some of the events they’re doing (lied directly to us about 3 times.) The staff and maintenance can and WILL come into your apartment whenever they want. A maintenance guy was fired for stealing from an apartment.Security didn’t answer the phone both times we called during an incident. There are drug addicts here who have had some crazy episodes and used drugs publicly. At one point a girl had to run from her abusive boyfriend. There are always police and security here but the staff never tells us what’s going on. There are no security cameras. A guy snuck into the building and convinced residents that he was apart of the electric company and tried to get residents to switch to another program.We had a mouse come in and so did our neighbors upstairs but staff was very unbothered by this and handled the situation on their own time while we had to live with a rodent for a little while.If you’re moving here to escape dorms, DON’T. The environment is the same as far as loud parties, neighbors who scream, neighbors who leave trash in the hallway, neighbors who try to open my BEDROOM DOOR FROM THE HALLWAY, neighbors who don’t know how to park, and their obnoxious dogs.The building smells awful. The dumpster is in an inconvenient location.Laundry room in the basement is terrible. It cost $1.25 for wash and $1 for the dryer but you have to dry it 3 times in small loads on high heat for it to actually get dry. Also it’s nasty because people don’t cleanup after themselves and leave hair and crumbs in the machines.On the plus side, we were provided internet, cable, grills, sewage, trash and water. The pantry is pretty big and the kitchen is decent. It’s close to campus if you’re a student. The fireplace outside is nice. Maintenance responded to work orders quickly and were very cool except for the mouse incident.Overall, we didn’t really like it here though.Good luck if you still decide to live here.
So I was in the army and I lived here for like a few months or what not. My security clearance is very important to me. Nevertheless I will not lose it due to a very ruined apartment. Throw that stuff on my credit and stay busy. Pay attention to detail and be good to the freakin students there!Ps. Hire a exorcist for these old haunted renovated creepy nice spaces before some other veteran break down !!!! And you’ll have to spend the rest of your life with me😎
I subleased for a few months and it was my first time moving out on my own. The day of the moving they didn’t have the key to my room. I was greeted poorly and they were not even expecting me. Didn’t offer a tour. They told me to wait a few hours while they tried to get the key from the girl that I was subleasing for (I saw the posting on Craigslist so she was a stranger), after making me wait and lounge around they said they couldn’t get it. That they would get it from her the next day. I was annoyed and told them that I had signed my contract and paid all I had to pay (including a $500 deposit just to live there 4 months), so they decided to call maintenance and make them break in the room with a metal bar. Turns out they didn’t even know what room I was supposed to move in and they broke into my roommates room (stranger at the time for me) and then broke into the right room. My roommate wasn’t there at the moment and when she got there she was shocked because she wasn’t even notified that someone was subleasing. The numbers on the doors are blurry. The drier requires you to spend at least two drying cycles (machine charges $1 for drying and the washer is $1.50) the floor of the laundry room was usually wet, lint everywhere and people frequently forgot socks/underwear that was left in the room for days. The halls had a noisome stench of weed, grease stains in the carpet. The mailbox was tricky to open, same for the building front door. My room had a window lock broken. When I moved in they didn’t clean before I moved in, the girl before me left hairs everywhere. I had to vacuum with a pet hair vacuum because it was hard to remove, and it was gross to manipulate strangers hair. The balcony floor was wiggly. Road repair in front of the property started and they wouldn’t make up their minds on keeping the gate open or closed on the side entrance. My roommate had issues on them trying to make her pay twice the same month even tho she used money order and always did it weeks before due. After I moved in they didn’t change the apartments passcode so if the people that lived there previously wanted to enter and grab stuff they could have. Once, a guy entered the building knocking doors saying that he needed a bill of utilities, that you could win $50, he had just a notebook, no uniform, and was so sketchy, we called security and they arrived after he left. They did nothing. The countertops were damaged, burned by some pots or pans or who knows. The bathtub was gross, I had to clean it and scrub it so I could feel clean showering in it. Once I went to pick up a package and the tone of the lady asking for my ID was hostile. They don’t care to check if you are having a good experience. Kids frequently left soda cans or cups in the parking spots for you to crush them while parking. Some dog owners didn’t pick up after their dogs. The garbage is far away from the building. They charge you for parking spot $75 even if you are subleasing for a few months. I can go on and on but I’m tired so bye.
Every month there an issue with the water heater and my unit had an electric fire and they acted like nothing happened... Do not live here!!! The rent is $595 per person and does not include utilities. This place is a total rip off and the staff has a constant attitude problems. Every maintenance complaint I have made takes them 3 days to come out and fix it. Do not let the granite countertops fool you... move some where other than here.... don’t let me forget you have to pay for parking too... if $595 wasn’t enough just for a bedroom and bathroom with a share kitchen!!!
So far it’s been a great experience! This area is mainly for college students that can even afford a place alone. To disrespectfully complain would be out of my league first and foremost. I would like to just commend my apartment for being up to scale as of cleanliness. As for maintenance, I strive to care for this place as well as the management of this place will do.... so far so par 👌🏽
I have lived at University Hills for 3 years. The first year was fair. I and my roommate moved into our unit and we were told that our apartment unit was cleaned and ready for us to move in. The apartment was not clean. It was filthy ended up cleaning it up ourselves. Two months into living here my roommate and I had to move to a different building cause they were redoing the units. That was a pain because we had little to no help and only had 48 hours to move all the furniture and our stuff after we just moved all of it two months before. Other than that first year was okay.Second year was when they became under new management. It became a cluster cluck. Things in our unit stopped working, AC unit, our drains were not working right, cable and internet completely stopped working. My roommate and I would report it and they said they would have maintenance guy look at it but he never did. So for most of that summer my roommate and I would stay at our parents house cause at least there was AC. And internet access.In the middle of my second year living here. I received a call from the office. About 4 months prior I signed a lease for a 3rd year because it was my last year of school and I didnt have time to look for a new apartment because I was going to study aboard for the summer in Spain and when I would get back will only have a week to move in and it was just convenient to stay, despite the problems. But the phone call was about them raising the rent and deposit price. When I signed a new lease everything was locked in that included the rate they established at that time. They were trying to Bait and Switch me. I wasnt having it. Considering that its illegal to do that. I ended up going to the office and putting them in their place. Found out they lost my lease I signed in October of that year. Good thing I received an electric copy from my email and saved it to my computer. I had to email them my copy so they had a copy. What kind of company or business loses a legally binding document and then performs a bait and switch act? A place where lazy and incompetent people work. They assumed I was some dumb college girl that knew nothing about legal stuff and they thought they could get away with it. Not on my watch they didnt.My third year was fine. Staff was okay. Friendly so thats a plus.I advice before applying here to really make sure you are sure you want to live here. It may seem perfect because its close to campus and they have new apartments but my advice would be to shop around a bit before you choose university hills apartments because not everything is what it seems.
After living here for about a year I can give Uhills a 12/10 rating! I lived at Olde Towne the previous year and when I moved in there my apartment was trashed and staff members stole over $1000 of items from my incoming roommate while “cleaning” the apartment. When I moved into Uhills it was spotless, I got the floor request I wanted, and I love how pet friendly they are! All dogs are welcome:)
DO NOT LIVE IN BUILDING E 4-Bedroom apartments!I will not live in the apartments ever again or even speak to the apartment manager ever again after I move out. Again, Do not live in Building E, the 4 bedroom apartment with the common space and kitchen. Each of the roommates bedroom door locks are identical to a 4-person unit and if you leave valuable stuff in your room, even if you locked your own door. Your roommate will go to your room with their identical keys to your bedroom lock and take your stuff. If your item is taken you cannot complain to the manager Ashley as she will not help out unless you have security cameras in your own bedroom that someone has taken your items then you can prove evidence. Basically, if you want your valuable items stolen from your locked bedroom with no video cameras or bedroom door locks different from your roommates then go ahead live here.
Awful living conditions, way too expensive, and horrible maintenance crew. I had a broken window for 3 weeks in the middle of winter before they got around to fixing it. Two of my friends cars got broken into in their parking lot and they did nothing about it. We had a mouse problem for almost a week before i had to take matters into my own hands. The landlords can also walk into your apartment at anytime because they have the door codes.
The big girl in the office with the black hair is extremely unhappy. Try to talk to her is like talking to a wall. Rude and no friendlyness. Called about water shut off and was no helpful. If you have to deal with her I would come back or call to deal with a different people.
I would give it ZERO starts if I could. From the first day I moved it I found roaches in kitchen. Ive contacted management about the issuse and had an exterminator come in 2 TIMES and the roaches keep coming out. When I would email them about moving me to different apartment thye would just ignore my request. Im paying 565 a month for this??? Im taking legal action against this
I experienced vandalism at this apartment complex. My window was found shattered and the CD player and speakers were stolen while parked overnight. Security claimed to have been sitting in their car all night but since theres no camera on the property, they were not able to prove this. Look around before signing a lease here.
Simply we complained about black mold in the bathroom and they spray painted over it and of course it came back. Not sure if its the harmful kind but its black and its mold. Also they have been caught in several blatant lies which made us even more upset. The rooms are okay but something important will break and it will take forever to get pretend fixed.
They own my deposit for almost one year. almost 300$ . they said they would contact the main company for this problem. Today, I just give the office a call, but the staff said they are not responsible for doing that. I mean What the hell. where can i get My money back!!!!!!

2022-05-05Have loved living here. Maintenance has always fixed things in my apartment as soon as they occur and everyone has been very welcoming since the beginning. The apartments are very spacious and are super close to campus. Highly recommend living here!

2022-04-13Shortly after moving in, my roommate and I discovered we had bed bugs. After several complaints and reminders over the span of two months, the leasing office finally got an exterminator to take care of the problem. It was incredibly frustrating having to deal with the communication issues within the leasing office during that time, but we have not had another bed bug issue since. We also have had a couple issues in our apartment with the plumbing and heating, but the maintenance staff is very responsive and takes care of the issues within a couple days. Given the great location and nice amenities, the apartment is worth the price despite the issues we have faced.

2022-03-03I would recommend this apartment complex to any one of my close friends. Since I’ve moved to Toledo this has by far been the best place I’ve stayed at. The apartments are very nice and the staff who works there are very helpful and kind. They have helped me out tremendously between how easy it was to get into the apartment and any issues I may have had. Maintenance requests are super easy and usually get done within the day of putting it in. I would 100% recommend this apartment to anyone wanting to live around this area.

2022-04-02Current resident of a 2 person apartment. Being a college student, I love how close it is to campus as I can walk to class. The staff and amenities are also very nice and open 24/7. For the fair price compared to other places, you can’t go wrong w Uhills!

2022-04-22This apartment is a great place to live if you are students that can attend classes online, but some of the prices are crazy. For example a single room for just yourself is nearly $1000 a month which in other places that is how much a three bedroom can cost and you can live that by yourself while having two extra rooms. If you end up in a two bedroom with a roommate, the landlord will randomly assign you a roommate, then its a pain trying to figure everything out. If your name is on the gas and electricity the office cant do anything if the roommate isnt paying their share. Plus the dog park is a great place to take your dog, however, no one clears up after themselves. Sometimes you are unlucky when your whole building have a roach infestation, sure, they will bring someone out to help them if spotted in your apartment, but its gross. I would highly recommend this place if you already have a friend that is living here. Its cool that they do offer leasing specials when you do apply and sign on, you can earn special things like a $200 gift card. There are great qualities, like a gym, laundry, and private security on the property, then the negatives can be having bad neighbors and roaches in the building.

2022-04-24For starters the rooms felt like they were in mint condition for apartment living, but even when I had a problem, maintenance was always around on the clock to help us for whatever. The work service in the main building is very friendly and they take part in many activities and have a great deal of promotions. Landscapers are very friendly too. I’m leaving this semester to live back at my home town but I’m sure I’ll be back!

2022-03-30They are just scammers. I tried to move there 2 years ago thinking they were good but NOT. Tried to move in but somehow they couldn’t provide the apartment they were supposed to give me although I came all the way from another state to attend school so I have to miss my first day of class at UT, parents had to miss theirs flight back home and I had to find another apartment in no time just because they didn’t respect what’s was in the contract. Despite all the troubles they put me through. They refused to refund me (deposits and 1st month of rent) and then reported my account to collections saying that I owe them $5000 despite me having never lived there. SAVE YOUR TIME and move somewhere else. This place is a HUGE SCAM
