As a resident that have lived in Courtyard for two 12 month leases at this point I will say that this Establishment has truly gone down hill in terms of the quality of service and upkeep that is provides ever since the transition of ownership. When I moved in I believed that for the price that I paid UC was truly a steal. It came with amenities, friendly staff, easy communication regarding maintenance, and help community events to get everyone involved like taco nights and paint and sips. Thought I’ve always felt that the space was small and the walls were way too thin I believed that I was getting a great price and the environment made it all the more bearable.Since I’ve renewed my lease and the ownership of the property transferred I have seen multiple changes especially in regards to communication between the staff and the community. The management is unfriendly and the property manager, Amanda, routinely harasses residents about rent and threatens eviction before a 30 day period. We also use to receive notifications when mail was delivered to the office which is now nonexistent and has contributed to peoples mail getting sent back or lost. In terms of maintenance, the staff though friendly does not always clean up after themselves and after returning from a 3 month summer break my roommates and I arrived to an apartment with dirty water staining our floors from when they did pipework i’m guessing(?¿?)As well as uninstalled fire alarms. Lastly, they continue to make changes that affect the community without engaging with the community to determine what works. Our shuttle is now being compromised, our mailboxes are inadequate and packages go missing without response from the property managers, and there are hidden fees. Please work on reconnecting with the community or you may lose future prospective residents. Thank you
I would not live here if it was one of the last places in Athens. Think twice before signing here and then sign somewhere else. Ive been having issues with excessive noise coming from upstairs neighbors, and the staff and manager have been useless in helping resolve the issue. They say theyre handling it and meeting with the upstairs tenant, but after half a year, clearly nothing has been done. Tried to resolve the issue with the neighbor myself, but he turned out to be quite aggressive. The hassle certainly isnt worth the price. Save yourself the headache and sign somewhere else.
I moved into University Courtyard about 3 months ago and I can say that it has just been a wonderful experience. From the friendly staff to the just wonderful neighbors that I have. Its a great little community they really make you feel welcomed. There are beautiful grounds throughout the complex great for a nice walk and the clubhouse and pool area are very nice. The complex is kept very clean and its well cared for by the great staff. Overall I would say my experience living here is an overall A and it will be for you too if you choose to live here.
I only lived here a summer and that was plenty. Lost a lot of money. I lived here for the pool and amenities which were closed most of the summer anyways. Talked to someone about my concern and got told theyd call back and never did. Most in the office acted like they hated their jobs. Awful customer service. During construction, allowed people in and out of our place and told us to lock up our valuables in our rooms, come back and my room had been unlocked by maintenance without my consent. Poor communication. The renovation is beautiful but no where near worth the cost of living. Spent too much money to feel as if we are nothing. Late fees were outrageous. definitely money hungry. I highly dont recommend living here.
As a graduate student who was new to Athens when I first arrived, University Courtyard was easily the best option for me. The entire application process was smooth, and the staff was extremely accommodating with any questions that I had. After allowing me to move in early (without an early move-in fee) for requirements through my program, the staff at Courtyard worked with me through any issue or confusion that I had during the early months of me living here.My apartment is spacious, up-to-date, and allows for a comfortable and favorable living experience. It is close enough to campus that I can walk, but also includes a shuttle that is very handy during the winter. The pool and outside patio are great to use and are nice ways to explore the community. The furniture, appliances, and other features of my apartment are comfortable and modern, allowing me to have a nice place to live, study, and have friends over.
I lived at Courtyard during my first two years of medical school (2016 - 18) and while things were fine initially, it was announced at the end of my first year that change in ownership was taking place. This is when the seemingly endless nightmare began.Firstly, parking at the med school is an issue. A major reason I chose Courtyard was their agreement with the school to allow residents to buy a parking pass, which I did my first year. Residents were assured by management this deal would continue. It did not. We ended up SOL for parking - one roommate got several tickets and a boot because of this.But maybe that was more because of parking services - we gave them the benefit of the doubt. Thats when renovations began. They had written down the wrong apartment for me and scheduled renovations in my apartment without knowing I was still there. Thankfully, I got home early but at that point, my bed sheets were ruined, half my kitchen appliances were in the trash, and my dryer (with my clothes still in it) was in the hallway to be discarded. Thinking that mistakes happen, I called the front office, they apologized, and said the issue was fixed. It happened again the next day.The issues piled on during the school year. The computers in the lab didnt work. The pool didnt open all summer, opened in August, then closed a month later. They didnt have a recycling dumpster for 4 months. The trash dumpster would be surrounded by open trash bags, which attracted a flock of vultures that remained day and night, charging and hissing at anybody that walked by and refusing to move from the street. The heating in our apartment did not work - during the winter, each bedroom had a completely different climate. One room would be inhospitably cold, while another would be sweltering hot. And we were charged over 100/person/month for the heating - even during winter break, when we had turned the heater off to go home for 3 weeks. Every time we called them, sent an email, or had a meeting about this, they threw up their hands and blamed the heating company. As per usual - every issue was because of someone else, upper management was working on it, or it was because of the previous owners.Every problem, no matter how minor, was made much worse by management. They said the computers would be fixed - never did. They said the trash issue would be addressed - never did. Heating - never addressed. Every resident had this issue, many complained, nothing mattered.And that brings us to 2019, why Im writing this post. I got a notification from my credit monitoring service that my name was found on a collection agencys list. The lender was Courtyard. I discovered that they had charged me and my roommates hundreds of dollars in damages for our move out the previous year. The accounts manager blamed the previous manager who left a month ago, though our names were submitted the day before. I asked her if she had many attempts to contact us via email, phone, or letter in those eight months and she blamed the system for not sending out emails. Nobody who lived at courtyard received these emails. Nobody received a phone call or letter. We were locked out of our resident portal. We ended up paying exorbitant fees, unnecessary service charges to the collectors, and taking a hit to our credit.At the end of the day, Courtyard is just another group of predatory scumbags taking advantage of students because of their proximity to a major college campus. They spend a lot of money to market themselves as student-centered housing, but in reality will gut you of hundreds of dollars in utilities and damages, mess up your credit, and cause more stress during an already stressful time. Youre better off finding another apartment, house, or nice bridge to sleep under than dealing with the endless frustration that comes with the incompetent management here. In fact, when I die and am led into Hell by Satan, he will walk me past the three headed demon cerebus and open the flaming gates at which point I will find myself in a Courtyard apartment.
I lived at carriage hill for my first year of school, then because of the fire burning down the laundry room I decided to look for a different apartment. While apartment searching I checked out University Courtyard and during the tour the apartment complex seemed appealing with the newly renovated apartment and an office space for students to study and a pool. However...when I started to live in courtyard I quickly learned that things I was promised as a prospective resident were not met and worse.First off, when I moved into my assigned apartment the renovations seemed incomplete with the holes around pipes, paints splatered on the floor and mirror, oversized laundry and dryer that prevented the door from closing, along with the severely used furitures in the apartment. I went into the office to ask and they told me that new furinitures will be in the apartment in the next month (so that it will resemble what I saw during the tour). However all that changed was the couch and a smaller kitchen table. The holes, paint, and bedroom furnitures were never change or fixed,, such as the new mattress they promised. The worse thing promised to me during the tour was the ability to buy parking passes with Ohio University, which was a big part of my decision making, but after my lease started they told me that was no longer the case (I ended up having to walk an hour and a half each day (and more if I needed to go back to campus, which occured often) time that a medical student does not have)When winter came along, to our surprise, the heating system was extremely uneven in the rooms. I would have to sleep with my door open and still wake up to temperature that resememble the outdoors and just got worse as the winter went on. But because the other rooms were burning hot we could not turn up the heat past 72 degrees. As a side note, our bill for heating went up every month during winter even during December when all of my roomates and me went back home for winter break and the temperature was set to 55 degrees. When the weather got better I was relieved I no longer had to wear a sweater and sweat pant to bed underneath a comforter, but then flies started flying in from the dumpster that was always full.I am not even going to get into the office space/pool/gym/etc since I think others here have addressed the issues they and I have had. I will add to the management issue however. The staffs were not personable and was really indifferent to the issues I brought up during the year and so the issues persisted.It got so bad, I drove up to Columbus (1.5 hrs away) every weekend and every chance I got to stay with my friend, especially considering I had to walk 1.5hrs to and from campus anyway.I will say that if nothing else I became extremely diligent on making sure I take extra steps to protect myself, steps that if not taken would have definitley costed me hundreds of dollars. For example I made sure to take pictures of the apartment with time stamp before I left to prove I left the apartment in good condition. That kept my fees to a minimum, however no matter how good and clean you leave the apartment note that you will be charged. For example, I was charged because they had to sweep the kitchen and dining floor (even tho the I sweap the floor right before I left) and kitchen cabinets cleaning fee (even tho the cabinets have been cleaned as well). Side note, when I moved in the cabinets still had the previous tenants belonings in it that I had to clean out. These charges added up quick and I would just like anyone who plans on living here to think if you would really want to live somewhere that expects you to leave the place cleaner than you first began to live in it.To say the least I really regretted moving to University Courtyard and would move back to Carriage Hill without a second thought even if carriage hills laundromat burnt down, even if they didnt have a pool, or a gym, or a study space because not only was my time and money wasted, but what good is a pool when you have it open less than a month a year.
The best staff of any rental agency or apt complex in Athens. Period. Shopped around extensively before deciding to rent here. Was very happy but looked for another apt closer to work after my first lease expired. After dealing with University Off Campus Housing and having a truly awful experience, I went back to University Courtyard. They have moved mountains for me on several occasions. I red some of the less positive reviews on here, and i think the majority of that is students not knowing how good they have it. Seriously outstanding staff.
Location is great. Staff is awesome. I once needed a jump because my car battery had died and one of the staff members took the time to give me a jump. Management and maintenance are very polite and helpful. They always greet you and answer any questions you might have.
Complex is nice and office staff is great! But not too happy with the late night busing situations. Seems a certain driver made my daughter and another tenant walk up the hill alone late at night. This was too separate incidents, weeks apart. Both were the only passenger at that time and the drive complained about having to take people up the hill.
Don’t bother living here. I lived here for almost two years with no problems. Then the owners of the building changed. The staff suddenly was incompetent and they would enter your apartment without warning since it was disclosed in the bottom of a monthly newsletter they sent out. They also did a pre-moveout inspection to allow you to remedy any issues you had prior to moving out. Instead of looking for actual issues they fined me for having a dirty kitchen. Don’t get me wrong. The actual apartment is nice. But the treatment you receive isn’t worth it. Save yourself from getting a $400+ fine like I did.Update: I was accused of having cats in my apartment, which I don’t own and was told the apartment stunk so badly that nobody could even close the door. I would be appalled and ashamed to do this, so this statement is troubling. I have been dealing with one manager who refused to budge on this statement and refused to acknowledge the testament of their employee stating that no smell is apparent. You can’t really put how an apartment or mattress smells when you move in and it’s distressing that smell is subjective to each individual but can result in massive fines. What frustrates me the most is that nothing was mentioned during the pre-inspection but suddenly the odor is so disgusting and awful just two weeks later that the door can’t be shut? It’s frustrating when one person is controlling the fines and it’s all down to their say despite what other employees tell them. Trying to get In touch with other managers has proved fruitless, so no matter what you do, you’re dealing with one individual. Good luck!
Good apartments but not for the very high price. Management responds most of the time. The staff is usually helpful. The bus service is fantastic. Key cards are archaic and deactivate when they are near a magnet or a phone. Two pretty common items key cards are around. If it deactivates you are locked out of your apartment and maintenence does not come for awhile. Parking is great but they take major advantage a charge people $25 for a guest pass on Hallooween. They also threaten to tow your car. The parking issue does not need to be handled in such a adversarial way.
I would highly recommend this residence, Beverly was amazing, she was patient, attentive and helpful - her professional attitude was reassuring and she ensured all items brought to her attention were meticulously handed to the “T” - job well done Beverly and thank you once more!
Tldr: Incompetent, lack of customer service, broken promises, and I ended up paying for it all.Don’t let their name fool you. They are no longer associated with OU and all they care about is squeezing every last dime out of you. The new management is completely incompetent and can’t make any decisions on their own, they always have to “ask upper management”, which is Rise Real Estate Company who operates out of Georgia. According to their website, they are “a faith-based company guided by Godly principles, we place a strong emphasis on how we treat our partners, residents and each other.” I do not know which principles they are referring to, but it is definitely not the golden rule.They did not supple ample dumpsters causing trash to be piled up and a committee of vultures scatter the trash and would terrorize residents walking through the parking lot. They also stop supplying recycling bins for months to punish tenants who weren’t using it properly. They were constantly behind on repairs, never got the TVs in the gym working, the pool was closed for maintenance well into the summer, community spaces were furnished with unusable tables and chairs (seriously you couldn’t sit under the community kitchen table unless your thighs were 2 inches in diameter). The list continues but Google has a character limit.Look for housing elsewhere, otherwise you will pay for it with your time and money.
I lived in University Courtyard for two years. The management is terrible. They have No customer service skills. The front assistant Lindsey always has an attitude, as if asking her to do something is not apart of her job description. The only they do right is submit maintenance problems and get it taken care of right away. The apartments are nice but they dont do very much cleaning before you move in. They will also lie and say you didnt clean your apartment after you move out, so please take pictures. They are very money hungry, so everything is a charge. Please do yourself a favor and go across the street to the Summit apartments youll have better luck Im sure.
I am sharing this review out of my apartment here, my humid, mold and centipede infested apartment. we had THICK BLACK MOLD FOR FOUR WEEKS WE SENT IN FOUR MAINTENANCE REQUESTS AND VISITED THE OFFICE ABOUT IT TWICE - THE AIR IS MOIST IN THE APARTMENT MY CLOTHES FEEL WET FROM THE AIR IN MY CLOSET AND SINCE ITS SO WET AND GROSS WE HAVE A CENTIPEDE PROBLEM THAT MAINTENANCE WONT COME TO FIX and i was also charged almost 400 more than im contractually obligated to pay for rent!!! don’t rent here!!!!!!!!!!!
I moved in last summer and it was good until the winter time. No one was in the apartment but each of us paid around $100 for the electricity. The office said they had to keep a certain room temperature to aviod damage. But we didnt use anything and that cost was ridiculous.Also, if you are driving to school, you cant get the parking permit from school because the distance is too close.The last thing I get annoyed is that they often come to your apartapart to upgrade something. And since they increased the price for the rent, all my friends are moving out for next semester.
Things are mostly okay. Quite awesome, actually. Its quiet and maintenance requests are super quick. Staff are friendly. Only thing is I was EXTREMELY dissatisfied with how the electric bills were handled over winter months. apparently the electricity provider can up the rate any way they want, and we have no way of checking the meters so basically, if they say we owe $1,000 wed just be owed that amount without any actual evidence. Felt like my basic rights were denied when I couldnt access the meters myself.
Living at UC has been such a wonderful experience. Everyone in the office (especially Owen and Imani) has been super kind and helpful. The maintenance team is very friendly and always gets to my maintenance requests by the next day. I’ve resigned my lease for next year and can’t wait to enjoy my stay a little longer!
Poor management!I was tring to find manager several times, also make an appointment with them. There are no response for me at all. The due date of my compensation fee is coming soon. This compensation fee for the furniture is unreasonable to me. No one can take responsibility for that! The response they only give to me is they are busy for the moving out inspection. At least they need someone can in charge of the residents feedback and matters!!I am looking for someone who can talk with me about four days!!bad attitude!!
Living at University Courtyard was extremely unpleasant, inconvenient, and frustrating. Not only were many of the students living around us loud during all hours of the day, the new management was extremely unsupportive and accusatory. Overall, the establishment, the environment, and the management were not worth the significant amount of money it cost to live there.

2022-03-25I have been living here since august 2021. Apartment inside is decent, somewhat quiet but walls are a bit thin, old mattresses and couch but it’s good if you want furnished. Still haven’t been able to pay my rent online and the office didn’t really try to help me at all. I have to go into the office and pay with check. Maintenance does a good job when we’ve had issues. My biggest concern with the apartment complex is the non response from phone calls/emails and Instagram DMs. I have told the office multiple times that the complex gym is disgusting. Equipment is covered in dirt, as well as the floors. Also there is nothing to wipe off the equipment with… so gross. I have asked multiple times for them to hire a cleaner and they didn’t response to me one time. I eventually told the office in person when I paid my rent and the girl working in the office called me later to tell me she cleaned it herself!! I felt bad and it was somewhat clean for that day but it has not been kept up and truly needs a DEEP clean. If you want to live here for the amenities, don’t! Seriously courtyard please have someone clean 1x a week in the gym, get new equipment even if that just means new mats because those things are covered in dirt, and please wipes to wipe down the machine!!! One spray bottle that is never refilled DOES NOT WORK!

2022-02-23DO NOT LEASE HERE. Management is horrible. Charged me for insurance when I already have my own. When I informed them of this issue and corresponded back and forth they repeatedly told me “previous management” lost all my insurance info and to ignore the constant “remaining balance” emails I am still receiving two months later. Every one of my roommates had the same issue.They literally NEVER answer your calls or emails. Even when I was a potential leasee they did not pick up the phone. I have left several messages along with my name and number and have never once gotten a call back to address the issue. The only way you will be able to speak with management is if you walk directly into their main office to speak to a human being.They are horrible horrible horrible at communicating with residents. We have now been out of internet for two full days with not a word from management about the cause or when it will be resolved.On top of all that the apartment is very cheaply constructed, things leak and break all the time and lots of surfaces are chipped or scratched. Not worth living here, especially so far out of town (even with the low-ish rent).

2021-12-22I have LOVED living here. The best part is your maintenance request gets fixed the same day, and i have had all mine filled in the same HOUR it was put in. Great staff here who really care and always listen if there’s an issue, beautiful and spacious apartment, everything i could ever want. Thanks Courtyard :)

2021-10-14If negative stars were possible, they’d get a -5/5.Would not EVER live there again. Go anywhere else, because this is the worst management. I initially had a good experience with them, until the management changed from Amanda to some rude rude rude girl. I was getting told that I still owed rent and whenever I spoke with the office, they would correct it and tell me to ignore the alerts.Then this rude girl who was supposedly the new property manager told me I was wrong and owed a ton of money. I literally kept a log of every payment ever made. She told me they didn’t get a check (that had been cashed in and signed by their office, photocopy was given to those awful people to refresh their memory) that had been given months before. I asked her multiple times to just check and double check, which she rudely refused. She literally hung up on me when I was asking her to verify.I sent in my own log and the photocopy of the check to Lilly (who is the only good person there, bedsides the Maintanence man) who actually tried to help me. After telling the rude girl (kinda think her name was Emily now) I would be contacting corporate so they can sort it out, she magically sent me an email that she found the “missing” check.New management took over and I started getting 3 day eviction notices saying I owed money, after having my entire lease already paid off... No one from the office would call me back about it or respond to my emails AGAIN. Just when I thought they couldn’t get anymore unprofessional…. management needs fired 🙃 the manager was super rude to my boyfriend after that whenever he would go get a package from the office! They also lost multiple packages and would not tell you if you had one in the office.My lease was up 7/31 and I still have not gotten my security deposit back (left the place cleaner and nicer than it was when I moved in!) I’ve called the office multiple times, sent emails, and have never gotten anyone to answer the phone or call back or email back. One girl answered and said they had mailed them that same day, however that was almost 2 months ago and here we are! No one answers the phones so I can’t even talk to a manager! They will try to steal your money.Apartment was not awful but it was super cheap looking. Uneven floors, never changed the air filters unless you have something wrong with the AC unit (2 years, only had 2 filters).Literally live anywhere else. This place is the worst.

2021-06-02I did not feel safe at these apartments. My apartment/my own bedroom got broken into during the night and the property does not have any security cameras. After the third break-in, all the property did was close the courthouse, taking away residents privileges that they pay for. Noise is also a problem on the property as previous reviews mentioned. I had rocks thrown at my window by other residents during finals week and constant yelling. I will say though, the maintenance team is THE BEST I have had in Athens! I got my requests filled the same day, which is rare to find usually. If you are planning to live here, the security system will be your best friend!

2021-09-03I have been living here since 3 years now which says a lot in itself. I would highly recommend this place to anyone who wants a comfortable and safe environment. I read a few negative comments and seriously can’t relate. I have never had any issues with courtyard.The best thing about this place is the management team and the maintenance people. Very helpful and quick. And this is difference between courtyard and summit. The management at courtyard actually cares about their residents. Summit just doesn’t give a damn!Shoutout to Kayla (both), Beverly, Mich(sorry if i got the spelling wrong), Scott and everyone who works here. The current management is really very helpful, responsive and kind. The previous one was good too! Billy was very helpful.Everything is hassle free. I think how the management and maintenance works is the deciding factor of how the place would be. And these both aspects are very strong for courtyard. I am definitely continuing to live here. Here are some points that might be helpful for incoming residents-Pros-1. Apartments are exactly like the pictures on the website. Beautiful!2. Fully furnished.3. Safe and quiet location. Never had any noise issues. Ideal for students. Close to university (0.7mi)4. Amazing management. Quick and responsive5. Very responsive maintenance. Very skilled6. Amenities included as promised7. Free parking.Cons-1. They did shut the recreational area for sometime. It was 24 hours earlier. Then they just had it open until 6pm. I am not sure if they went back to 24 hours though.2. The bus service was cut down. Although they are going to have the bus until 6pm but still the schedule before covid was extremely helpful and practical( from 7:00 am to 3:15 am). But anyway, 6pm is still better than 1:00pm.Other than these rest everything is amazing. Again thanks to Kayla, Beverly, Mich, Scott and everyone working here. Beautiful people! 2021-05-23My two years of residence at University Courtyard Athens have been grossly disappointing. In a matter of 18 months, the apartment complex changed management at least twice. To prospective residents – be sure to get any verbal promises made to you in writing. With the several changes in management, communication is poor, and they may deny claims originally made to you when you moved in.Be aware the amenities (pool, fitness facility, study rooms, recreational room, etc.) may be withheld without reimbursement. This happened during the recent COVID-19 pandemic. When I inquired about this, asking for compensation since these amenities were one of the main reasons why I chose to stay with University Courtyard, they said it was part of the contract I signed. Yet, when I asked to see this clause in the contract, the on-staff manager at the time was unable to locate it; instead, she had to call someone off-site to help her find it. Kind of sad and misleading when the leasing staff themselves are unable to find an important detail such as this.A few other things of which to take note: the “sparkling pool” as they advertise has not been open for almost 20 months now. Last summer, albeit the pandemic, they filled the pool with a garden hose (took about 3-4 weeks) but never allowed residents to use it. If only you could see what the pool looks like now, in late-May, with its murky, yellow-green run-off sludge mixed with leaves.Gym equipment in the fitness facility have been broken for months, and despite notifying management several times, it remains unrepaired. The clubhouse water fountain’s filter has indicated the filter is expired and needs replacing for several months. I have also notified the office about this problem – again, to no avail. Reasons being? Its pending corporates permission or “maintenance is getting to it”.Outdoor matters: There have been a series of vehicle and apartment break-ins at University Courtyard. There are no security cameras to monitor the lot and certainly no security guards on the premises. Consequently, management will be of no help if this happens to you.Now about pests. My unit had ants crawling through an outlet in the living room. While an exterminator did come and spray around the perimeter of the living room area, ants continued to appear. I again called the leasing office but this matter continued to be left unaddressed and no phone call or email was returned.
