I absolutely love the University Commons! Getting ahold of the leasing manager and other staff was super easy, and the leasing process was easy to follow. Payments can be made online which make financing super accessible. I love that the apartments are already furnished, comes with a small storage unit, and include many other amenities such as a gym, pool, and even its own transportation system for residents to take to and from OU campus. 10/10 would highly recommend!
I think the reason why this place has an average rating is that those who are satisfied with the apartment dont bother to give ratings as they dont have anything to complain about.I lived in this apartment for two semesters, and it is worth the price. The unit and the environment are comfortable and suitable for studying.The management is quick to respond if we have any issues with utilities. The bus is also convenient even if it looks old. The fact that they provide the bus with the price that we pay is more than enough. Anyway, they have this newly-painted bus that looks cool (if you think appearance matters).During the COVID-19 pandemic, they still do maintenance. They even provide a free shuttle for those going for groceries.This is a good place to stay if you study at OU.
I love it here. The rent is cheaper than most places, fully furnished, and water is included. There is a washer and dryer in my unit and a decent size kitchen. I also really like the bus, which is also free. Staff for the most part is fairly helpful. I have lived here 3 years and there are some downsides such as parking, the gym, and moving apartments. Yes parking is free and visitor parking is also free, but the office closes at 8pm and most nights when people came over it was a surprise after 8pm. Like I said the office closes at 8pm along with the gym. I used the study room, but I wish that maybe the study room/gym could be open later. I have renewed 2 times and had to move because each unit is individually owned. Since I could not keep my stuff in that apartment it was a pain in the butt to move things. Along with moving all my stuff, there was a week between campus closing, and me being able to move into my unit. This made it hard to find a place to stay and store my stuff.
This was my last year at ohio university and OU commons has been a very positive impact on my last year. The staff is always friendly and understanding especially during the covid pandemic. Also the maintenance staff were always there to fix something in a timely manner. In my opinion if you’re looking for a place to stay while going to school at Ohio University, OU commons is a great place.
The rent here is pretty affordable, provided you sign around or before January. Renewing our lease made it even more affordable. Maintenance calls can be expensive, and the apartment is not decked out in the same way the Summit or Courtyard is. However, for the money you pay you do get a lot of great amenities. The pool is nice during the summer, and it is closer to campus than many of the other large complexes. For a simple apartment at a reasonable price, it has worked for me.
Extremely rude people, money mongers that will make your life hell, mediocre apartment, and maintenance service that doesn’t actually fix anything.The apartment itself is fine for what you pay for I guess (pretty terrible furniture and no holiday decorations allowed even in the windows☹️), but the people at the office are the absolute worst. They are extremely mean, unprofessional, and not willing to help anyone. They also charge fees left and right that aren’t justified. I got charged $55 because the screen on my window was “bent” (it wasn’t, just needed to be popped back in place) but $30 of that fee was a maintenance fee! $30 to pop in a new screen is absolutely ridiculous, and they didn’t even give me the option to do it myself. I’ve also had lots of problems in my apartment which never got fixed because the maintenance guys don’t care to do a good job fixing anything. For example, we needed a new lock on our door because the deadbolt kept getting stuck, so we would always get locked out, but instead of replacing it, they just put lube on the lock which didn’t work at all.I was also a subleaser and I got zero notification of when the third rent payment was due so I got charged like a $150 late fee for something that was not even my fault. Colleen (one of the office ladies) just emailed a week after and called me a “delinquent” since the rent was late even though no one ever notified me when it was due. When I called about it, I was once again treated poorly by the horrible ladies in the office.I would never live here again due to the terrible customer service and I would recommend reading all the other one star reviews before you live here because they are all spot on with ridiculous fees and poor service.
Dont fall for it. The rent is cheap compared to most places, but its not worth it. Our garbage disposal was broken for the entire first semester, the toaster stopped working and was never replaced, the hot water went out and was not fixed for a week, and our laundry went out and was not replaced for almost three weeks. Those were just a few issues (some were not a big deal, but they add up). Read the other reviews, and youll know not to sign here.
International Students Caution! You will NOT receive part/all of your security deposit back. They replace your carpet once you move out and charge you for it, regardless of whether you pass a final cleaning check. One of the employees walked through my apartment and told me that I would receive 100% of my security deposit back. This was not the case. $200 was taken from my deposit to replace the carpet. When I called to inquire, they kept stating they would call me back but never did. I finally gave up. Multiple international students described similar troubles to me, which is especially disconcerting because they may leave the country to return home empty handed. Otherwise, it is a nice location since you are on the quiet side of town. Also the staff is VERY fast at responding to repairs on your unit.
I think these other reviews hit it spot on. I moved in to s filthy apartment. Coffee grounds were all over the floor. Rent is due a whole month before overage checks come in and you will not get a warning they just give you late fees till you remember. If you have any issue what so ever the staff will be rude to you and probably wont help you. They are so lazy and down right petty most of the time. I will never live here again and I pray you read this and you dont! The shuttles are never on time and very inconsistent. The staff in the office are rude and inconsiderate. Again I will NEVER live here again.
I received my security deposit back today after moving out in MAY (!!!!) and discovered almost FIVE HUNDRED DOLLARS worth of charges for various things that I had no idea about since I moved out and signed my papers for moving out 4 months ago while another roommate proceeded to live there. I am upset that I should be charged for their disaster when I signed the paperwork on 5/8 and returned my keys. Some of the charges were understandable, but half of the missing items were already missing when I moved in to the apartment! The rent is cheap, but they make up for their price in fees, let me tell you that. My roommates and I had one of the cleanest apartments on the lot and $250 of our charges were in cleaning ($50/hour to clean??? Who charges that much?? Im in the wrong field, let me tell you).
My experience was very bad. First, I was living in a four-bed room but I have to rent for a studio or one bed room that allows my wife to move in within the lease, the landlord did not allow us to rent a one-bed room, instead, they forced us to rent a two bed-room for one year, which made us in poverty for a whole year since they charge 1200 per month and asked us to pay every four months for 4800. My income and my wifes assistantship cannot cover it so that we have to borrow money from my parents. That was not the worst thing.We paid 1000 deposit. And we cleaned the two bed-room according to the list provided by the landlord. However, we only got around 105 money back. They charged us for bed bug which we did not find when we lived there. This cost us 800+! You cant have a worse housing experience than this.The ceiling was very low and it was not a very cost place to stay.If there were a zero star, I would not be hesitate to give.
This is a unsafe place to live. The staff is predatory and incompetent. First, this is a dangerous complex. My cars window was broken and my tire was slashed. Another resident had their motorcycle stolen. To add insult to injury, the staff gave me less then 12 hours notice that they would be towing my damaged car because it was not fit to be on the property. I explained to them I was attempting to obtain the insurance funds for my car. They did not care. They told me that it was in the handbook. I never received a handbook. Meanwhile there are always three people who park their damaged cars in the parking lot and loiter constantly. So they rwallt dont care about safety of their residents as they claim to do. They also scout the parking lot looking for cars who dont have a parking pass. Your friends and family cant even park there for an hour without being towed. You have to get a parking pass every single time. If the office is closed you are out of luck. Secondly, there are odd and strict rules that you are expected to follow. One odd rule is you are not allowed to drink alcohol on your porch. A staff member walked up to me while I was sitting on my porch and told me I could not drink my beer. A disabled individual who needs a scooter to walk was told she cant have her scooter on her porch and she is expected to walk all the way down to the bike rack to obtain it each day. Just disgusting. Thirdly, the apartments are outdated and dirty. The appliances barely work. However, you will see and hear maintance outside every single day mowing and replacing mulch. They always find a way to spend your money on something that does not need to be done. Finally, I was told I had to leave 12 days before my lease was up. I have a signed lease stating the day I was expected to leave. I didnt even bother with them about it. They are simply incapable of providing the simplest services to their clients. Good luck if you have any issues, you will get the biggest attitude you have ever witnessed. I loved living at University Courtyard. Consider living there instead. Consider living any where else. This place should be shut down.
I enjoyed living here until they started trying to suck money out of us. Lied about charging repairs and charged us for them when they said they would not, using security deposit for cleaning normal wear and tear. This place is nice when you start, but I felt they didnt value loyalty at all from someone who never missed a rent payment. 0/10 couches were garbage too
As a previous tenant, I will let you know this. At the end of the leasing they will gouge and scrape for every penny of your deposit. At the beginning they told me they had fired the lady who was doing that but apparently taking the full deposit from you is their M.O. it is cheap, but some of the maintinence workers yell at us when we are doing nothing wrong. Dont get me wrong, there are good sides to living here too, but they will take at least half of your deposit. They charged all of us for 4 hours of cleaning. When we left that place, it was 100% clean. We cleaned for a whole day to make sure it was spotless. And they took half of my deposit. Go somewhere else.
Ive lived at University Commons for over a year. The customer service here is terrible, especially from the Leasing Agent. My roommates and I have had multiple issues with the management, and after being gracious multiple times, it is becoming unacceptable. I honestly dont think they know what theyre doing half the time when it comes to being a landlord, but they do have time to walk around handing out gummies or popcorn. We had a plumbing issue with one of our toilets, and after putting in a work order we were charged $30 for plunging the toilet. (we had plunged it ourselves, and this was not fixing the issue. eventually, we had a friend fix the deeper issue for us). We had a similar issue with a shower never draining regardless of using Drano and drain snakes dozens of times, and the only thing they have done about it is tell us to buy more drano. My roommate got her car towed because she was never notified that last years parking pass is no longer sufficient. They claim that they put out flyers this summer, but nobody in my apartment was here this summer, and they never sent out a simple email. When she went to the office to figure out what happened to her car, the leasing agent was wearing PAJAMAS. After retrieving the car for $160, my roommate went to get the new parking pass, and three different women in the office were completely rude to her. Dont even get me started on the old school bus or the hot water heater that doesnt work. In all, theyre unprofessional and like to push issues aside rather than owning up to them.
This is by far the worst place I have ever lived. The management is extremely rude and incompetent, there are more rules and regulations than on-campus dorm life, and the shuttles are always late. Planning on leaving your bike on your porch for a day? I would not recommend it because they will come and steal it without leaving any type of note. And then they will charge you $20 to get your bike back after they cut your lock. And when you go and get it back they give you attitude. Also, if you happen to be on vacation for a week and they take your bike during that week, they will simply donate it to charity WITHOUT ANY NOTICE because you havent picked it up. Overall, I would not recommend this place to anyone. The only reason I am giving it one star is because it will not let me post my review if I do not...
University Commons will provide me with housing, once again, for the upcoming school year. The prices are very reasonable (even for a very broke graduate student!) and the units are nicely furnished. The bus service to campus is a huge plus, particularly for those of us who dont have access to reliable vehicles, and they go even go beyond, offering bi-monthly Walmart trips. The staff is always kind, professional, and helpful, and any maintenance issues are handled quickly and efficiently. I highly recommend University Commons to any Ohio University student looking for a home throughout the school year.
Pros:- Cheap rent- Closeish to the arc- Accepted my ESA letter- Pre-furnishedSome of my issues- Maintenance entered without proper 24 hour notice multiple times, which is very illegal- Sometimes the buses straight up wouldnt come- Very money hungry and not transparent at all about charges (ie $25 to replace blinds (EDIT: Letter I recieved said 50, but ended up only getting charged $25, glad they reduced the fees a bit), $30 to replace batteries in smoke detectors). I was not notified of either of these charges- Barely got any security deposit back because their cleaning rate is $40 an hour, which is absurd. Pretty sure they charged for cleaning two bedrooms+bathroom that me and other roommate werent responsible for (two moved our earlier than us)- If you live in an apartment thats been occupied for a couple of years (ie no fresh start), the people moving out last get hit by the fees, while the ones moving earlier get their full deposit. Two of us had to foot the security deposit of an apartment that had been occupied by 8 people total over the past couple of years- There was a period of a couple of weeks where cars on the west side were being broken into, including those in the apartment. When the office was notified of this security issue, they did nothing (didnt even tell the police about the issues)- Had lots of issues with problematic neibors, got to the point where I felt unsafe, and I wouldnt use my porch because of it.- A couple of years, I signed a lease to renew to stay in the same apartment, but then I guess some investor bought the unit, and they made me sign a new lease, and it was super annoying because there was a one week gap in the lease where I ended up having to put all my stuff into storage. I understand that was aware of this when I signed the lease, but honestly leaving your resedents homeless because you cant efficently coordinate cleaning is still poor practice- One of the incidents of lack of 24 hour notice, I walked in on the family that planned on buying the unit in my apartment doing inspection stuff.- The heat barely worked in our unit, and while we kept it warm enough for the pipes to not freeze, it was still only regularly 60 degrees during the winter- Quality of apartments vary. My first apartment came with a pantry, bathroom shelves, and brand new flooring. My next one didnt have any of those, but overall was alright. The one my brother lived in had super ugly brown flooring, and their beds sat super low to the ground so you couldnt store anything under them- Bus hours were alright, they dont run super late or on weekends, but are helpful for going to class. The apartment complex is located on the west side, and walking back alone at night is a bit terrifying (legit had some unsavory encounters).Overall, while they have some redeeming convenience factors, I would recommend shopping around for elsewhere
As a property owner at University Housing, I have experianced wonderful customer service from the on site sales / maintainance companies. I do not live in Ohio and they are able to take care of all repairs as well as the leasing of my unit each school year. If anything needs to be done, they are prompt and professional.
This apartment was not worth all the frustration I had to deal with when you move out they will do everything to get as much money from you as they can. They will lie even to do so. Me and my roommates cleaned for days when moving out and we got charged alot of money for cleaning when given pictures it was off a dirty apartment that was not even ours!! PLEASE believe me when you move out take ALOT OF PICTURES cause they will do everything to take your money. When living there maintenance was rude!! They only had one who was nice but in the summer time especially they would just unlock the door and come in without knocking and without notice this happened multiple times. Right now they r yrying to give prizes out if people post positive reviews here to help hide the fact how bad they were. I Know the rent is low but IT IS NOT WORTH it live somewhere else than here trust me.
DONT LIVE HERE, theyll give you bogus security deposit charges. When they did our inspection we were told it was the cleanest apt. theyd ever seen after tenants had lived in it and we wouldnt get charged for anything. First of all they charged us $95 for a broken door frame that was fixed before we even moved into the apartment (which they did refund when we complained, they probably realized there was no way for them to defend it). Then we got charged $909.50 for a treatment for a bedbug infestation. Ive emailed multiple people at OU Commons 3 times just in the past week and called twice. Despite assuring me that they would send over the information I requested today (invoices and documentation, any proof they have of the infestation), I havent received anything. Either theyre just straight up lying to me or their office is so unbelievably incompetent that they somehow cant fulfill my simple request.
As the owners of a unit at University Commons, we are very pleased with the treatment we receive from the office staff. Colleen, the one name I recall, has worked extraordinarily hard providing the necessary tax information. The staff also works diligently to make sure the units are filled each school year. We are extremely satisfied with Un. Com.
You should REALLY consider living elsewhere, perhaps even on the street. These apartments are OK, nothing special but OK. Look at what youre paying, expect that quality. The management is uptight and only cares about their money, the landlord could sniff out a check from the next county over. Forget about getting any apartment issues taken care of, they will ignore your emails but be sure to spam you about calls if they need some more money for something! Terrible, terrible place to live. Rather live in a motel.
I am not the kind of person who reviews but I had to for this place. Even though the rent looks attractive , you are going to spend soo much money here for other things. To Start with I wish I could give this place no stars. The first time I moved here two years back , they gave me the house in a filthy condition , and when I went and spoke to them about it they had no idea that the house was left dirty .At the end of one year there was apparently bed bugs and they had to do a treatment which was $1000 and they charged everyone in the house for it. (Honestly , I dont even know if there was anything because my house was kept clean always). I was fed up of the constant charges they kept putting for small things(blinds $25, and the stove top for $45, this cost $5 dollars at Walmart and it is not like they come and install it for you) and the so called rules that they had which was ridiculous (one of them was ,you cant put chairs outside the house other than that they want us to put ????, thats crazy!!) They charged my roommate for leaving a plant outside the house !! I finally subleased my room and moved out(Not to forget they had a $100 move in fee which I have not seen in any other place Ive lived in Athens ). And at the end of my lease they again came up with bed bugs and not only did i not get my deposit back they charged me an additional $150(and I had to pay even though I didnt live here ). In short I have spent around $1000 extra here because of their rules and ridiculous reasonings which make no sense to me and would not recommend this place EVER to anyone !!
DOCUMENT EVERYTHING. It costs about $25 to make a small-claims complaint, and if they are found to be unlawfully withholding your deposit, you get legal fees, and DOUBLE the deposit amount as a settlement. I got my ENTIRE deposit back from these scam artists by taking video evidence from before move in, cleaning day, and my move-out inspection, and threatening legal action. Google Ohio chapter 5321.16.OUs legal services has amazing and easy-to-read info on WHAT YOUR RIGHTS ARE as a tenant. The rent is cheap, but BELIEVE what everyone says in that you will fight tooth and nail to get your deposit back.CLEAN EVERYTHING. That includes STEAM CLEANING the carpets (you can rent a cleaner from Walmart or Kroger). KEEP RECEIPTS, TAKE PICTURES. Send the office manager the receipts. If you leave ANY dirt or garbage in your apartment, you will be charged (and deserve to be, because the lease says returned in the same state as when you took possession). Again, this includes CLEAN CARPETS.The community is quiet and seemed safe. Just follow the rules. They are very by-the-book, and so should you be.
If I could give this place 0 stars I would.I dont even live here but I cant even stand it one night hanging out with my friends. Imagine the dorms but for upperclassmen. You cant enjoy your weekend without someone knocking on your door saying youre too loud. The place comes with furniture but who would ever want to sit on a couch that looks so dated you know a ton of people have left their body juices on this stuff. If youre the type to go to bed at 7 pm with your warm milk and stick up your butt this is the place for you.

2022-05-14We dont have many options but to agree with their terms and conditions of time of payment, and duration of lease. I live in 801. I have paid for 1 full semester(4 months). The next payment should be after 4 months but they ask us to pay after 3 months. My lease starts from may 15 and ends on April 30 here I lost half a month. The rent to be paid is much higher if we do a monthly payment which is 450 but the same is offered for 350 by other owners.

2021-11-09I have lived at the University Commons for 2 years now, I have always been extremely satisfied with their services and hospitality. From dropping my keys behind my fridge (during Christmas break I must add), sink breaks, and multiple shower breaks, maintenance has shown up as quickly as possible. The bus service is an added bonus! I really appreciate the bus drivers and their efforts to get students to campus. Very dependable! :) 10/10 recommend living here.

2022-04-21This is the worst place for tenants. Beware- they will NOT refund your deposit. Management has changed and new management under Sara Tuttle will not respond to your inquiries regarding it. Beware and stay away from OU commons. If you wish to stay here, make sure you do not waive your attorney coverage at OU, it will definitely come in handy against OUCommons.Response to Owner:This is for my spouse who stayed at OUCommons for 2 semesters. She has been calling for last 3 months with NIL response from Commons to refund her deposit. She had to send a written notice and browse through legal forums to get the response from OUCommons (You). The people who she dealt with during signing of the lease and people currently working are completely different (that has been called the management change in this review), current employees arent responding to calls with hanging the call up and simply delaying the response while the manager is told of being fully booked to respond to the inquiries regarding refund of the deposit. She was even asked to file a dispute, instead of willingness to refund the deposit.Every word of this review is True and can be verified with evidences, and, if you cant find that tenant whose deposit hasnt been refunded, maybe its time to check the call logs and mails. Thank you for your response and will be awaiting your further response.

2020-01-13The quality of place and convenience you get for the price is almost incomparable in Athens, Ohio. As university housing, the Commons offer a neat and tidy, quiet place to live. Everything of note within Athens is within a walkable distance of this place. A free bus service runs at convenient hours. At night, the Ohio University transportation can drop you off nearby - just across the road. Every Sunday there is a free bus service to the nearby Wallmart for your groceries. Which can also be found at a locally owned store about a mile away. The sheer number of international students here offers a great intercultural experience. The staff is super nice, experienced and helpful. Listen to them on what they say. Theyll have good advice for you!

2021-06-07Good, clean apartments for a good price. Maintenance guys are very helpful and have been more than eager to lend me a hand when they saw me working on my car in the parking lot. Overall, Ive had a great experience here and have recommended them to several friends.

2021-10-23My first option for a nice place to move from a house with a dirty housemate.Clean, well-located, and good management. Even, a staff member (Qarnissa) generously offered to help me moved out and in, always with a smile and a good attitude; every time I think of OU Commons will associate with her.You can save money by paying by quarter.So far the only issue is an old, weak mattress. Also, made new friends to boost a little bit my social life haha.Totally recommended.

2019-08-09Overall four stars for the value and convenience. Not five stars since the furnishings are rather outdated and the maintenance is not very helpful.The best value for your money near Ohio University. Nothing too fancy, but it gets the job done. Ive heard horror stories from people in the Commons, but most of the time youll be just fine. Unlike what others have said, Ive found staff to be friendly. Apartments are furnished with uncomfortable furniture, but its better than having to spend more money on furniture. Free parking is underrated, as well as their bus service during the fall/spring. The biggest downside is the unhelpful maintenance. The old appliances break fairly often, and theyll charge a premium if you have to call maintenance in to fix it. Ive been gentle with the appliances and they havent broken on me yet. Cant say the same for my roommates though.If you just stay on top of things, you wont run into any major issues. Make sure you have parking passes to avoid being towed. Take pictures of your room before and after to show how much damage has been done by you in your apartment to maximize your security deposit return. Been living here 3 years without many issues.

2021-01-07This is the best place for OU students to live. The management are the kindest people who are very helpful and considerate. The apartments are clean and well maintained. The price is very reasonable. Their management has changed recently and the new management is amazing. I cannot praise them enough.
