To put it into perspective, maintenance had lost their initial service record to do, even after reminding them 4 months later, still no visit. A 3 bedroom apartment was left with a shower door which wont close completely without our custom fridge clip. Duct tape holds the condiments on all the shelves on both our fridge and freezer doors. A leaky roof in my roommates room spawns practically a gallon into a cup he has to strategically place during each rain storm. Also when it says utilities included, we did not expect the entire 4 unit building was the same temperature, so throughout the winter the average temperature in the 3rd 3rd floor rooms was around 85 degrees all the time because of the gone wild radiators we had no control over. Radiator system was also turned off for maintenance several times throughout the year, so their were nights were it felt like 45 degrees inside. Livable and fairly inexpensive for the location, question is, are you are up for the hassles though...
I mean this place and these people do not deserve a star at all. ZERO STARS!! I had to put one because I would not be able to give a review otherwise. Colleen, the lady that works in the leasing office is rude and lazy. The landlord himself Ray is equally as rude and unbothered. He has no type of concern for his residents and his professionalism is non existent. My roommate and I moved in to a filthy apartment, which prior to move in we were told would be all clean, painted and minor things fixed. That was a lie. We moved in and the place was practically disgusting. Along with that, there were various maintenance issues and request we put in. Collen clearly ignored those as did Ray . When we tried to contact him and let him know what we needed done he ignored us. Another time he actually hung up on us and then told us we were rude and disrespectful girls and he did not want to be renting to us. Another time in late August our air conditioner went out. It was still super warm out and at night our apartment got really hot, especially where we slept upstairs. Of course Ray did not care and we just got this problem fixed last month. I mean what kind of nonsense is that? The guy just needs to retire!They just do not care about anything and they do not keep up with their buildings. I mean even the workers look unkept. I should have known from that alone. I try not to regret anything in life, but this was the WORST mistake ever! If i could get out of this lease today, I would be GONE!Save yourself the headache and all the crap and stay far far away from Ray and his Unique Campus Rental BS! Its hard to believe they are still in business.. Complete cheats! Horrible, disgusting people..
STAY AWAY! Do everything in your will to run this company out of business. The owner is a total slumlord who does not care one bit about how satisfied his tenants are with their living conditions. My washing machine broke 3 months after I moved in and it took him 4 weeks to send in repair people, and then what do you know? 1 month later the washing machine broke AGAIN and then it took even longer for it to be repaired because Ray (landlord) was unresponsive. Also not to mention there was black mold in a few areas of my apartment. I could tell that the place I rented was falling apart little by little. I advise anyone not to rent from this company.
If I could give a zero I would. Im going to keep it short and sweet but I could honestly write a novel about what went wrong. Basically the major problems we didnt have heat for half the winter, no power half of the time, and the ceiling and walls were crumbling to the point where the ceiling fan was falling out of our ceiling. We tried and tried to reach maintenance and they 99% of the time didnt come. Also the qualified maintenance techs have no clue what they are doing. Our fuse box smelled like it was on fire and they told us we had nothing to worry about. So basically we were living in an unsafe structure and fire hazard. My parents wanted to take it to the city officials but its honestly not worth it. Good Luck to whomever rents with UCRentals.
Avoid at all costs. Unique Campus Rentals is a major scam, up-charging students to live in unkempt and unsafe apartments.So I signed a year lease in March for the 2017 school year after viewing the apartment. The apartment itself seemed relatively nice on the surface: high ceilings, fireplace, big windows; but there were just a few issues with it that needed fixed before move-in date. Were talking minor fixes here, routine stuff like patching up cracks in the plaster walls (actually, there was a pretty major crack that was perhaps the fault of some structural damage and building settling inconsistencies, but it was an old building so that was pretty understandable so long as the hole was patched up good), painting over old water damage, making sure certain lights work, stuff like that. (Also, the front balcony had some major structural issues, it was sloping down at about a 5% grade, not something I was comfortable with, and to make matters worse the front guard rail was maybe only two feet high. This was a major safety concern, I wouldnt want children or drunk people standing out there. And if an earthquake or big wind storm blew through that balcony could collapse at any moment).On my walkthrough with the maintenance guy he had said to make a list of the problems and send it to Ray, the landlord, who would have his guys fix up the place before we moved in, made it sound like it wouldnt be a problem at all. So naturally, I typed up a short list asking for them to patch up some walls and clean some floors.Three months later in June I get a response email from Ray who said something along the line of Ive read your email and have decided youre not the kind of person I want renting in my apartments and accused me of being a bad renter and the kind of person who would constantly be requesting repairs. Its almost as if—brace yourself for this one—this guy doesnt repair anything in his apartments at all and doesnt want to deal with renters who make novel requests for a sanitary living environment.Well thanks for the advanced notice, school starts in two months and now I have to start searching for a new apartment all over again. All because some childish landlord got butthurt over something so customary as a written list of requested maintenances before move-in date.I hadnt read any reviews for this company before signing the lease, but I wish I had. It makes sense to me that everybody on here has had a lot of trouble dealing with Ray. In the end, his redaction of my lease probably saved me a years worth of headaches and asbestos.So anyways, the moral here is dont rent with Unique Campus Rentals. I know old buildings are cool, but black mold and slumlords arent.
My husband and I both rented from Ray when he was just getting his start as a landlord back in the late 80s/early 90s. He was a small company back then and did everything he could to help us have safe/clean apts. He was very much into rehabbing places and employing college kids, my husband did some work for him. He was nothing but nice and accommodating back in our day. Fast forward a few 20 plus years and our son now rents from Ray, a much bigger company! It was without a doubt our son rent from him. Granted he has alot to maintain but the times my son has needed something it gets done. It might not be right away but always done in a timely manner. Is it the best apt ever? NO. the houses were built in the 1800s. sure things could be better but this is COLLEGE living and I hope it gives the incentive to move out of college life. we have found it to be a decent experience and he is moving into his second year of renting with Ray. We were delighted that he is still doing well all these years later too!
Leasing through Unique Campus Rentals has been the absolute worse decision of my life thus far. The entire staff lacks a sense of professionalism. They show little to no respect for their tenants and do a horrible job of maintaining their properties. When I first moved in, there was a list of damages that were done to the apartment and are yet to be fixed 4 months later.The whole company is a complete scam. Please read your lease throughly because they have a tendency to lie and make things up that are not in the lease.DO NOT LEASE FROM UNIQUE CAMPUS RENTALS!
For the first month I lived in my apartment the only toilet did not flush. My roommates and I called numerous times and the only thing he did was tell us that WE SHOULDNT FLUSH FEMININE PRODUCTS DOWN THE TOILET!!!!!!!!! The front window in my room turned into a water fountain every time it rained and many of my books were ruined. Lastly there was a hole in the hall window that they promised would be fixed before we moved in, six months later they put Plexiglas on top of the hole without actually fixing it. So whatever you do, do not rent from this man! I have never met any one of his tenants that were wholly satisfied. He needs to be driven out of business
Can I give this place a 0? TERRIBLE SERVICE! Please read this post so you know everything Ive had to go through with this company. They wouldnt let me tow a car that kept parking in my parking spot for a month. He kept parking there so he could visit his girlfriend. They told me to just park anywhere in the lot instead. So i parked behind him so I wouldnt block anyone else in that was actually paying for a spot. He then SLASHED my tires (which the company did nothing for though they were the ones that told me to park there). They also have no cameras. My car broke down and I had to use my dads which they then TOWED because it didnt have a sticker. So they wouldnt tow other peoples cars when I asked but then towed mine. There were BUGS and ROACHES in my house which I had to get rid of.. Half the lights and the dryer dont work properly. I had a leak in my roof and they wouldnt fix it for weeks. Part of my ceiling is still hanging down. They are trying to EVICT me for not paying rent though they take it out automatically and send me the transaction receipts each month. Please DONT LIVE HERE and save yourself all the stress that Ive had to go through. Also they leave the office early every day so keep that in mind!
Ray and Unique Campus Rentals are the absolute worst in totality. Steer as far as away can get when choosing where to live. The list of where it went wrong is endless! They do not care about your concerns and will have you fixing everything yourselves. My roommate and I had genuine issues/concerns that we repeatedly discussed to Ray & he had nothing positive to say, instead he would insist it is not his fault and to sue him. They are scammers and the whole thing is a rip off. I have never been so infuriated and I’m ecstatic it is only a year’s lease. Please if you are sane, stay away.
Prepare to get robbed. If you rent from these guys I encourage you to pay your rent late. I encourage you to not pay your last couple of months rent at all because they will keep your deposit no matter what condition you leave the apartment. The owner, Ray Ritchie, is Cincinnatis version of the Grinch. The rest of the staff I had no problem with but Ritchie is off the charts. He is a flat out, lying, stealing, crook. We left his apartment clean as a whistle and he stole $400 anyways. He said for it was for cleaning carpets, then he said it was late fees, then he said it was because the apartment was not vacated in time. ALL LIES. Then hell tell you Im getting old Im getting forgetful or I have to manage 200 properties or some other ridiculous reason. We waited two months for a deposit check that was only a fraction of what it should have been. When we tried to politely and respectfully get them to refund the remainder this guy promised to check on it and call - he never did. He promised hed send a check - never did. Promised hed email - never did. Last thing he said was find a judge and sue me!. CROOK. If we didnt live 100 miles away we would - still might. The guy is a creep. There is a reason people leave bad reviews - rent at your own risk but YOU WILL GET ROBBED - theyre dirty crooks. UC Rentals is positively the most unprofessional property company or any type of company I have ever dealt with, ever in my life. IF YOU RENT FROM THESE PEOPLE YOU ARE STUPID AND YOU WILL REGRET IT. You have been warned. UC Rentals is a crooked company managed by a crooked man named Ray Ritchey. I feel sorry for the people that work for him - they probably despise him.
If I could give this place ZERO stars, I would. DO NOT make the same mistake I did and rent from this place. I was stupid enough to not listen to any of the reviews, and within in the first month, I regretted my entire existence. I leased their place on Jefferson and they have RACCOONS running around at night because of the trash in the alley outside of the building. I didnt move into the place until the second week of August because it was nasty. While cleaning the place, my roommates and I found HUNDREDS of COCKROACHES in the kitchen. They literally had made nests in the cabinets. We came home one day, turned the kitchen light on, and saw them running all over the ground and back into the cabinets.We told Ray about this, and he claimed he went by our place and only saw a LIGHT infestation. When we asked to speak to the exterminator himself, Ray said WITH ATTITUDE, These are professional people, they arent going to want to speak to kids like you.We told him that we wanted him to get rid of the roaches or we wouldnt have any problem showing city officials the BLACK MOLD on the walls (which he just painted over). So instead, he sent us an email telling us to terminate our lease now and we would get our security deposit back (not our rent).When my roommate went to go turn in her keys and collect her deposit, Ray told her and her mom to Get the f*** out of my office and started screaming profanities at the two of them. He called the cops, in which THE COPS THEMSELVES EVEN SAID, I dont know whats up with him.So unless you are literally desperate and wouldnt mind living in an absolute sh**hole, DO NOT RENT WITH THIS PLACE.
Unique Campus Rentals is a joke of a company. Ray (The Landlord) is a complete Slumlord. The place I rent from this company is constantly falling apart. There are animals in the walls that pound at night and constant heating/cooling issues within the house due to poor insulation.The only fixes Ray will make it emergency issues (No Heat, Freezing Pipes, etc..). He does not care that there are animals in the walls or that the carpet is complete garbage with it tearing off the sides of the floorboard.Overall, I am not satisfied with how this rental company does business. I am surprised Ray lasted this long and I believe he should retire soon. Probably one of the worst Land Lords in the area.
Dont expect any of the terms of your lease to be honored. Due to company size you can kissyour deposit goodbye as well. Most units have a bed bug issue that they conveniently fail to disclose or treat once you notify them. Have never had such blatant housing violations occur before or since. Rent at your own Peril.
This was the absolute crappiest apartment ever. For the first 4 months the landlord was fine and responsive, until it came time to renew our lease for the next year. As soon as we did that he was impossible to reach for the next 1.5 years. DO NOT RENT FROM HIM. Among our complaints are: heavy leaking in 5 of our 7 rooms that were never fixed. Once, during a thunderstorm, a worker came out to slap some plaster over the interior part of the leak... as water was streaming in. This resulted in plaster all over the floor and funiture. Our gas stove only worked on broil for the oven and light for the burners. His response: well it is an old stove. When we first moved in he told us hed cleaned our carpets, but we had to wear shoes for the first 3 months since the floors were so disgusting they made our feet black. The heat would go out every 2-3 days, or whenever the temperature hit 40 degrees and it would take them well over a day to come back and turn it on. It took him 4 weeks to come and replace a worn-out showerhead and our bathroom ceiling fell in due to leakage from the floor above. To this day there is still leaking everywhere, including over several outlets. again, the only place you can find this person is at Murphys bar, and you sure as anything cannot get him to come out to fix the house.Thankfully, we are moving out tomorrow.
DONT RENT WITH UC RENTALS! They lied to us, told us we would have 2 fridges, they would deep clean the carpets, paint the walls, patch a hole, fix Windows and blinds and we moved in and the floors were sticky from beer the AC was broken and the rest of things they said they would fix werent. One roommates mom refused to let her daughter move in which offended Ray and he cut her from the lease and threatened to raise the rest of the tenets leases. Absolutely horrible service and completely unprofessional.
The maintance is terrible, I had racoons living in my attic. I spoke with the landlord in person but he did not do anything about it. House I lived did not worth my money at all. Before I move out, I made sure everything was clean to my standard, they still charged me for everyting. I guess this is how rental places are. They just charge you if they think it not clean.
I wanted to preface this review by saying how genuinely grateful I am to Ray. At first, I had not gotten a chance to communicate with him a lot, and my personal living situation was not ideal, regardless of the condition of the house itself, so I had a slightly pessimistic outlook on the situation. We should all remember that this is college living and Ray has 200 plus properties to take care of. I needed to redact my tenancy to move back to my hometown, and I wasnt able to find anyone to sublease for me before I left. There was a lot of miscommunication between Ray and I throughout the process, which I had a lot to do with. The process was time consuming for both of us, but at the end of the day, Ray answered all of my phone calls and did what he could to make sure I got what I needed out of the situation. He is a very busy guy, and I truly do believe that he is doing his best to take care of all of his tenants. None of us are used to the living conditions of the houses we sign for, but nothing is going to be quite like our parents homes. We sign the leases, and Ray definitely does what he can to make the conditions livable. So thank you, again, to Ray.
Ray was unwilling to help us get rid of rats, and lots of insects in our apartment. After several weeks of having to continuously email and calling him, he finally helped us and ends up trying to bill us for it? No way.We had 3 different pipes break in our apartment which was almost impossible to get his help with because he offers no emergency help. Some of our property got damaged/ruined because of this.Lastly, hes a slumlord. A majority of his properties and employees are scumbags who are totally abusing the college kids by renting them the most absolutely minimally safe and healthy environments to live in. We had so much BLACK mold in our house and he only painted over it.I would not recommend renting any properties from them, they will rip you off and treat you terribly for how much overpriced their properties are.
If you want a moldy, filthy, water damaged, unkempt apartment, unique campus rentals is the rental agency for you.They literally do not care about the condition of their properties. Also, do not burden them by contacting them asking to fix something (actually its just a waste of your time because they never fix anything).Overall 1/5, ill give them 1 star because its actually impressive how rude the are.
I’m a current tenant and my apartment is falling apart. Our heat hasn’t worked right ever, and it stopped working this week. I can see my breath in the air and the thermostat has read 50 degrees all week. We’ve put it several maintenance requests and they still haven’t fixed anything. Part of my wall is falling apart from water damage, and they still haven’t fixed it. This place and company is awful.
I wish negative stars were an option on this review. This company is full of self-centered, monsters. They are driven by money and have no compassion toward anything other than currency. The Ferengi of Star Trek fame have more empathy to the next being then them. They are unstaining opportunist. Do not rent from these degenerate, immoral people.
If I could give 0 stars I would. So glad I did not get roped into a lease with UC rentals. Staff is rude & unaccomidating, apartments are way overpriced for the run down condition they are, does not disclose important information in the lease, just very UNPROFESSIONAL. 0/10 wouldn’t recommend.
You get what you pay for. Staff are rude and lazy as all hell.33 Mcmillan is a good deal close to campus with off street parking. Its jank, things leak, the AC is moldy. But water and power and gas are included in rent. Good amount of space too.Hella crackheads asking for money.The neighbor next door, Saiid, is a very nice man and is very friendly. He gives students food.
Sometimes if you dont have anything nice to say you shouldnt say anything at all. Or would it be better to simply plead the fifth? While I struggle with such a dilemma my wife has no problem and maybe Ill simply leave this one to her as she was the one horribly wronged by this company and in more ways than one I would just come off as a disgruntled ex contractor and not willing to stake my livlihood on it.
Unfortunately, this business leaves a poor taste in the mouth. After looki g over potential residences the person assisting me finally got to pricing. They then uttered the phrase It may be a bit expensive but you can just use the money from your school grants to get a good place. I am not a fan of places exploiting students for personal gain. Not for me.

2022-07-10DO NOT RENT from these people. Awful business that is hardly ever available for contact. Nobody does any work here, maintenance was a joke, the oven and stove did not work, the heaters were completely broken. This was a horrible place to live overall, dirty bath tubs that had never been taken care of. They stole my security deposit and I have photos before and after of everything and there was nothing wrong with the place when I left. I will be taking them to court if contact is not made by the end of the week of July 10 2022.

2021-07-08Wish I could give negative stars. Wish I had read these reviews before renting. DO NOT RENT FROM THIS COMPANY. Apartment was disgusting on move in. Water leaking in caused paint from ceiling to flake off. While doing repairs on broken heating (no heat for weeks in the middle of winter) they sat on bedding with dirty clothes and hands. As well as invading apartment and retroactively notifying us they would be entering it. DO NOT RENT!

2020-09-15Do not rent from this company. The house I rented for several years was poorly maintained and not clean when I moved in. Any repairs requested were done poorly or not at all. Communication between the company and its tenants were lacking. During my time one of my roommates was wrongly given an eviction notice (they double-charged her for rent), they towed the tenants car from the parking spot they paid for, they changed my parking spot without telling me, they will let your emails go unanswered for weeks on end, and they will send maintenance people to your house without informing you that they will be there. The repairs were ignored for so long that we had to get the city involved before the company would fix them. They are unprofessional, uncommunicative, and not worth the hassle.

2018-07-19I lived in one of UC rentals units for more than 2 years because the rent was the cheapest I could find near campus.Upkeep of the buildings/units is the bare minimum. The laminate on my counter was peeling off, the wood floor was extremely beat up and had holes in it, and locks on the doors were pretty flimsy.When I moved into my apartment, it was very clear no one had been in it since the last tenant moved out. I had to throw away random furniture, trash, and things hanging on the wall from the previous tenant, and I had to clean grease off the kitchen surfaces, and dirt everywhere else.When maintenance issues occurred, the response was slow. There were raccoons living in the hallway and nothing was done about it.When I told management I was moving out, they kept trying to push me out before the month was up (I had paid for the whole month) so that they could move a new tenant in. I asked if they would give me the prorated rent back since a new tenant was moving in, but they said no. Even though I returned my keys at the end of the month and left the apartment clean, Unique Campus Rentals still hasn’t given me my deposit back. It has almost been 2 months since my lease ended.Don’t rent from this company. It’s not worth it. They don’t care about their tenants or their properties.

2020-09-24UC rentals has been the worst landlord I have ever had in Clifton. Our house has had squirrels in the ceiling since we moved in, we have mice, and now bees have begun to enter our apartment from the hive that is in the siding. On move in day there was a leak in our upstairs room, they couldn’t fix it in time before we moved in, and then told us we couldn’t move into our house and that we needed to get a new one. If that leak would have been fixed prior to move in day they would have allowed us to move in with unsafe conditions. They lied and told us that it had been the first time but upon further investigation the ceiling below had extensive water damage visable from the floor beneath. Do not, DO NOT rent from this company.

2020-08-16I wish there was an option to do zero stars because that’s what I would choose. Absolutely do not rent from this company. Terrible customer service. I had a wasp nest in my bedroom and told them about it and nothing was done for at least a month even though I repeatedly notified them and they knew I was severely allergic. The ceilings were leaking in every single room of the house and all they did was paint over it instead of fixing the source of the problem. None of the employees were helpful and the lady at the desk of the office was blatantly rude to anyone who reached out. We had multiple different safety violations in the house that they knew about and they only fixed it the day before the insurance company came to inspect the house. All they care about is that you pay rent for their terrible overpriced units. So if you’re considering renting from this company save yourself the trouble/ frustration and look elsewhere.

2020-04-21I rented from this place for a year @ 2315 Ohio Avenue. Do. Not. Rent. From. This. Place. Maintenance is trash. I asked them to fix the doors on multiple occasions and nothing has been fixed. I have had a multitude of bugs. Neighbors throwing parties at 1:00 AM on a Wednesday. I had to personally drive a homeless person out of the apartment complex which could have definitely escalated. Tons of water damage. Do I need to go on?

2020-08-04DO NOT RENT FROM THIS PLACE. They will only make countless promises that they cant keep besides paying the utility bill. Our air conditioning was broken for two weeks, we had roaches and water bugs for the entire year. They tried to end our lease a month early. Ray doesnt know what the hell is going on ever. And theyre not giving you a deal or discount its just price thats MAYBE close to what the property is actually worth. Even if you can find nowhere to live. DONT CHOOSE UC UNIQUE RENTALS PROPERTY. They will only make things worse.

2016-09-03Welcome to Hell.Renting from these people was one of the worst experiences of my life. Ray Ritchie, the landlord, is one of the single most awful human beings that has ever been brought into existence. The same week we moved in, our entire apartment flooded. There were holes in the walls when we moved in. The prior tenants trash was scattered across the apartment. While we informed Ray of all this, he never did anything about it. Whenever we would bring up an issue to him he would beat around the bush, or tell us there was nothing he could do about it. (We ended up having to patch our own gaping holes in our walls). He is a money guzzling crook and will try to steal your money, and even after we moved we had to force him into returning our rent checks, not to mention we still have not received our security deposits back.The woman working as the office manager is equally as horrendous. Her name is Colleen and she is just as terribly lazy as Ray and will also try her hardest to make your life a living hell, so good luck. I had three packages coming after I decided to move out, (not that I had even moved out yet when I was notified of their arrival) and she sent them back to the sender without notifying me.Not only are the staff absolutely incapable and atrocious, (except for Laura. Shes alright.) the apartment itself had so many dangers (an insane amount of mold being among many) that it would be easy to file a law suit against this company.Hate this place. Hate these people.To ever rent from them would be like digging your own grave, and that my friends, is a foolish thing to do. I warn you, please please please, do not waste your time with this company, No matter how affordable you think it might be, no matter how alright you think the apartment is, it IS NOT WORTH IT. 2020-02-18Do yourselves a favor and dont rent from UC Rentals. Just dont.To begin, when I first moved into the apartment, I noticed several parts of the ceiling on the second floor falling off due to water damage. There were holes in the walls, the door didnt close completely to my bedroom, and a whole list of other things wrong with the house. I sent it in to UC Rentals and they didnt respond to my emails for DAYS. It was almost two weeks before someone came out and fixed some of the things on the list, but then about a month ago I heard rats crawling around in the ceiling. It took about a week to get a response (after multiple emails) and another week to have someone come out and assess the problem, and another couple of days to fix it. Even so, after the supposed fix, I still heard the mice crawling around in the ceiling afterwards. The dishwasher was broken for almost TWO WEEKS after I sent an email to the office about it, and I had to send out multiple messages to get anything back. Its abhorrent.Note: This isnt even most of the way through the lease.I also just got back from break and found out the ceiling is still leaking, and got more drywall all over the floor. They said it would be fixed back in September, and yet it seems they fixed only a symptom of the problem and not the problem itself. Its astonishing this company was giving tours of the house when things are falling apart.There is no communication from the office when I send out an email with regards to the condition of the house. It seems like they dont care enough about their houses to keep up with them, and continue to raise the rent on housing that isnt updated or fixed in any way shape or form. Im thankful I am leaving after my lease is up. Its awful business practice to let your investments fall apart into disrepair.Update: Its not mice in my ceilings but raccoons, and theres a leak in the corner of my room where the raccoon urine seeped through the ceiling and onto my pillows. I finally called the City of Cincinnati to hopefully force UCRentals to get something done. Im requesting back rent from the company for neglecting me and the house, but I am willing to bet those requests wont be honored because UCRentals doesnt care about who theyre renting to.
