The staff here are extremely friendly, and maintenance is always on top of things and will see you generally within 24 hours of a request.Its a small community that feels like home. Wish theyd fix the dip in the sidewalk though as water accrues there.Theres onsite laundry. The apartments themselves have tons of storage areas, extra shelving in the main room, and an attic. Not a very big kitchen though.

They tell you they do an inspection when a tenant is about to move in, so how did they miss bedbugs on the ceiling in the bedroom? We paid to move in a few weeks early, due to covid we didnt have many options on where to go, so this place took us, we didnt get a walk through of the apartment before hand (again due to covid) when the bedbugs were found we couldnt fully move our stuff into the bedroom until it was taken care of. We didnt get our money back for moving into that mess, they gave us a $20 laundry card to a facility that is always full and the dryers even now barely work even after renovations. I also came across roaches in the apartment. They take a pet deposit that covers nothing pet related, They told us our cat had to be on a leash outside when there are a ton of cats running arou d without one. I was told personally that maybe she shouldnt be on the property when i said i cant stop her from going outside. That is unprofessionalism at its best.Maintenance is good and they do their job, but it isnt always the best job, even after 3 ceiling fan fixes i still couldnt fully run them to circulate the air.I do not recommend this place to anyone.$900 no pool, no garage, no security systems, no in unit laundry, no fitness center, and no well working laundry facilities. Not worth the prices at all.

This place needs help in both leasing management and maintenance. The amount of excuses and disregard for apartment conditions are ridiculous. You are stuck dealing with things and rodents @ your own expense and they refuse to reinmburse you or deduct it from your rent . Praying this place will get better

Ive lived here since December of 2018. The apartments are affordable and its really quiet here. Very little crime, other than the usual for this town, an occasional car break in. Most of the apartments are studios, with a decent amount of one bedrooms, and a single two bedroom.Maintenance is pretty quick for emergency repairs. They do have limited staff so you might wait for less-than-important repairs, but anything that truly effects safety or quality of living they are quick on. Had an electrical issue with my A/C and it was fixed the very next morning. Had a bad faucet drip in the tub and it was fixed within a couple days.As far as quality of the apartments and size, its decent. Nothing to brag about as far as layout or build, but its good quality. Size is what you would expect for a studio or 1 bedroom. Small kitchen setup, 1/2 oven with 4 burner stove, but it is half width. I love to cook and would love a bigger stove top, but these are 1 bedroom and studios, most people really dont need more than what is provided. Same goes for kitchen storage, I probably keep more food on-hand than the average 1 or 2 people in an apartment, so I have to get creative with my food and pot/pans/dishes storage.Bedroom is a good size. I have a queen bed with a nice frame, desk with TV, and a decently sized armoire with room to walk around a little bit. More than enough closet space as well in the bedroom.Living room/Dining room is decently spaced as well. I have a nice sized entertainment stand, 3 person recliner and a reclining love-seat, with a couple end tables and there is enough room. Dining room I have a full size dining room table, a computer desk, and a chest with a fish tank and there is still room to move around.Utilities are cheap. I almost never see a $100 electric bill (and Im home A LOT). The bill can jump in a 1 bedroom if you use the baseboard heater a lot. My A/C unit does a really good job at keeping the whole apartment a decent temp in the summer and winter. You will have to keep the bedroom door open if you want to be comfortable though without buying a windows A/C. Swap out all your bulbs for LEDs and youll really have to try and get a high bill in your apartment.My only complaint is the bathroom, it gets COLD in the winter. If you dont like to keep the door open, there is no type of heat in the bathroom. I just purchased a small space heater for morning showers.Ceiling fans are in the dining room and bedroom, both mine are nice. 3 lamps on each fan, bi-directional, uses standard ceiling fan bulbs (the small base ones).As far as water in the apartment, I can take a shower, do dishes, and have my kids (3 of them) come over and shower, and I dont typically run out of hot water, with all of that being spaced out over an hour. Its a small water heater, so if Im staring at the wall in the shower for 30 minutes, it does tend to start to become a little cooler. Ive also turned my water heater down, so if you have it set higher than 120, youll probably see hot water longer than me.Water/Sewage/Trash and Shared Electric are separate from the rent now, but dont contribute but a few dollars to your rent. Its a fair amount, less than most people would see living in a 1 bedroom paying for individually metered services.As far as the office staff, they are VERY polite, and helpful. Usually way beyond what I ever expect of them. They truly do what they can to keep the residents happy. There are a lot of units to manage between all the properties, so occasionally they may not be there during normal business hours, but they try, and if you call, or leave a note, they are on top of getting back to you.Lastly, noise. Im towards the back, so you dont hear much noise from the town. Towards the front, you do get some road noise from DYS, but nothing too terrible. As far as neighbors, mine REALLY have to try to be heard. Ive lived in a LOT of apartments in my life, and never have been happier with the noise levels of the apartments around me.

I lived at Treeborn for 2 years. Here’s a very detailed list of pros and cons:Pros:-The location-Decent rent price-All ground level-Pet friendly-No water or gas bill-I’ve never found a bed bug and I’ve never found a roach.Cons:-QualityIt’s very apparent that not only are the materials used to build these apartments cheap, but the labor that went into them was more than likely also cheap. Expect to do some of your own maintenance. The funniest thing of all the out dated parts in this apartment is by far, the ceiling fans. They don’t even sell the light bulbs that are used in them anymore! Seriously.. I tried. I couldn’t find them anywhere. Plus whoever they hired to paint the inside did a terrible job. I mean, you can’t tell at first glance but as the years go on the terrible craftsmanship starts to show... in the form of chipped paint, and bubbles on the wall from the paint that was caked over the old wall paper.-MaintenanceIt’s a 50/50 chance that someone will actually fix what’s broken, so invest in a portable AC (because even if you request a working one, they will throw in an old unit that has been collecting dust in a storage unit since Raegan was in office and call it a day), and treat your plumbing like it’s fragile from the 80-90s because it probably is. Your toilet will flood the bathroom. These apartments should be renovated by qualified workers and not underpaid Latinos who drink on the job and leave beer bottles and trash in your yard.Side note* make sure you clean twice after moving in because our carpet had tiny fleas in it from when they shampooed the carpets but didn’t dry them. And the kitchen was disgusting even after cleaning services came.One last thing to mention about maintenance- Over the summer I fell into a hole that was left open after moving a pole. Instead of actually filling it in, they just let the grass grow over it. This particular time, the grass grew so tall it was nearly invisible and I sprung my ankle hard. I filled a report. Contacted corporate and haven’t heard back since. I didn’t threaten with a lawsuit. All I wanted was for them to pay for my urgent care bills. -still no response 3 months later--ParkingYea there is parking and it’s free but you’ll still have to fight for a spot half the time. Designated parking spots is something that everyone wants here but management never seems to consider it.-Small kitchenTiny kitchen makes for extremely difficult home cooking. So if culinarily delights are a frequent and enjoyed hobby of yours, good luck. Only room for one person.-WaterYou can’t so much as wash the dishes let alone take a bath here because of all the hard calcium rocks that come through the piping system.-The Washers and DryersIt’s nice to have washers and dryers so close to do laundry but I have a few issues with it. They’re almost always gross. Sometimes you’ll find a clean one but when you do.. it’s probably under maintenance. So a word of advice: before you decide to be extra productive and shove all your laundry in all your baskets and lug them down to the washers at once, think about making a trip down there BEFORE HAND to make sure that there are functional washers appliances in that building.-ServiceIt takes a long time to get through to someone in the office and when you do, they are hardly ever helpful. They also require 3 MONTHS NOTICE before leaving or renewing and charge an arm and a leg to leave. AND don’t even think of hanging anything up in here because they tell you you can and then when you go to move out they charge $7 per hole found in the wall. They’ll say “it’s cheaper if you just go an buy a small can of spackle and do it yourself” but then want to charge $7 a hole.So overall, just save your money. Save your time. And save your energy. Pay an extra couple hundred to live in a nicer apartment, or if you want the authentic feeling of living in Treeborn for a night, just book a night at motel 6.

I lived here for a year and a half and I loved it! Its a very quiet complex. You cant hear through the walls like most apartments. Most of the people that live here are college students, active duty military, or older folks. I had no issues with noise or disputes. I felt very safe. The landlord was awesome, too. My water heater went out one time, and he offered to pay for me to stay at a hotel until it was fixed. I also got my full security deposit back when I moved out, which is rare. I was so sad when I had to move due to getting a new job. I highly recommend living here.

Returned none of my calls. They claimed to be open from 9-5 but alot of the times the leasing office said closed. The apartments are hacked up that they let slide by. We also moved out of a perfectly fine apartment that was cleaner a year from when we moved in and we get charged $400 for nothing and thats not even including the security deposit we already dont get back. They refused to take care of black mold in the apartment and other things and lied about central air when signing the lease. Avoid if possible. Theres better deals in the area.

Great starter apartments. Some of the most affordable in the area. I lived here from January 2018--July 2018. Would have stayed longer but had to move for a job.Theyre located in a safe area of Fairborn. Convenient because theyre very close to highway 675, as well as Kroger, fast food, and gas. Less than 10 minutes away from the mall. Less than 15 mins away from Wright State.The one bedroom apt we had was small but nice, well kept. Tons of storage space with closets and shelves. Theres always lots of parking available here.The landlord, Sarah, is extremely nice and understanding. Maintenance always came out in a timely manner and fixed any problems we had.We did have some ants in our apartment. Not too many, and once we set ant poison around the apartment they went away completely. During the winter sometimes the pathways werent salted so they would get slippery.Never had problems with loud neighbors. Only a few of the apts have dishwashers, and I dont think any have washer/dryer, although there is a secure laundry room located on the property.I wanted to leave positive review because this was such a good first apartment. Didnt have any trouble breaking the lease early, just had to pay extra.Overall I would definitely recommend these apartments if youre looking for something simple and affordable in Fairborn.

They didnt care about the tents. Them maintenance team never did there job. As well they will over price you of things that were not there or things that are very minor. If you live in Apartment 55 your going to have mildew issues that they dont help you with. As well as your wall paper would come down. Horrible place to live.

I personally highly recommend Treeborn as a beginner apartment or for an individual who is looking for a more economical place to live. Personally I have no major issues with with complex and my pros far outweigh the cons. Treeborn isn’t perfect (some aspects seems outdated and the quality may not be the highest) however it is quiet and secure (very low crime) and I enjoy the wooded area of the complex. By “quality may not be the highest” I don’t mean the apartments are about to cave in at any moment or that they are gross in any way I just mean sometimes the interior paint can sometimes be off (the paint job, not the paint itself 🙂) you’ll notice some imperfections when you first begin living there but I know it’s an older complex. The staff is friendly and I haven’t had any issues with maintance. If they don’t come within a few days of your request just send another one. Sometimes they get busy with other requests so a 2nd request may be needed just to make sure your initial request was seen and scheduled. Again I have no major issues though the complex isn’t perfect but personally I kinda like the charm of this older complex. Oh and if you have any major issues the staff is more than happy to accommodate you.
