I guess we should have read reviews before purchasing the house In one of their HOA community, theyre quick to give out violations with no answers when asking the other community members about the violations it seems that they like to pinpoint people of different race. After speaking with some of the community people have not got any violations like we have received that were a different race than my family. Only a few months in our new house that we thought would be a dream house its definitely turning into were ready to sell and move somewhere else.
In January 2021 Tricia Swallow was designated our Association Manager. As president of our HOA I would like to say how pleased I am with the service we have received. She quickly developed an understanding of our unique needs and challenges and she has earned my trust in her advice.I have found Tricia very professional when dealing with homeowners and the board of directors. She efficiently prepares herself and the board of directors for our board meetings and she is present at every meeting.While our HOA struggles with the service from our existing landscaping company (not recommended by Tricia), Tricia is tenacious and will stay in communication with the company until they correct their omissions and failures.Tricia has been respectful when dealing with difficult people and conscientious in all her duties as in selecting contractors who are appropriate for our needs. She readily returns calls and I can depend on her to respond immediately in emergency situations.Thanks to Tricia, each board member understands he/she shares in authority and responsibility and together we can work to refine our lovely community. Towne properties in the 25 years I have lived at various properties, it has always been first class in all dealings and maintenance response. Wendy Johnson our property manager is efficient and professional in all dealings. Our owners association and asset management are in good and more than capable hands. Our Condo Association has been managed by Towne Properties since 2005. Towne has kept our financial records in perfect condition, worked with our Board to keep the community looking well keep and well maintained. Many of our new members comment the reason they purchased at Hunters Glen is how nice our is taken care. Towne is a great partner to have working for your community.
Craig Kenley,Craig Kenley at Towne Properties has been managing our condominiums for several years. He has done an exceptional job with our finances, maintenance and has orchestrated the removal of the units here under foreclosure.Our property looks great and is well maintained by the companies Craig has hired for us.We highly recommend Towne Properties especially Craig Kenley.
I am the President of The Sycamore Walk Owners Association Inc.Towne Properties has been sycamore walk’s property management company for many years. The reason for that is because of their excellent attention to detail and also their ability to keep good people working for them and promoting from within. I have nothing but good things to say about our property manager Virginia Amburgy. She is very conscientious, knowledgeable and makes herself available whenever she is needed.
Paragon Commons Condo Association has been managed by Towne Properties since 1999. They have kept our associations financial records in order and are always available for unit owners questions. Property Manager, Wendy Johnson, works with Board members and keeps us up-to-date on financials and current situations that need to be addressed.
I am currently the President of INDIAN CREEK CONDOMINIUM ASSOCIATION in WEST CARROLLTON OH, a large condo property ( 240 units ) The DAYTON towne office has been our management company for several years now. Before them we had been in a severe negative financial and property management situation due to theft and great mismanagement from a previous manager. Towne has guided us from near bankruptcy to postive positions in finance , grounds upkeep contracts and overall management services.Recently our long time towne manager retired and her assistant was promoted as our new mananger. what a great move ! Having already being familiar with our property , from being years as the asst. this was such a smooth and seamless transition . I would highly recommend them for your property mananement needs.
This review is for Deonta Burden. Deonta is pro-active, thorough, responsive, professional and a pleasure to work with. He is a problem solver. He has quickly learned the Towne systems and has been very helpful is resolving problems with work orders, incorrect charges posted to our account as well as the numerous day-to-day problems that arise.
Let me start by acknowledging that at the time of posting this review (3/7/2021) that there has been an abundance of 5 star reviews within a 1-week time-frame. I strongly question the legitimacy of these recent reviews and encourage anybody reading to take serious precautions.I lived in a property owned by Towne Properties for just upwards of 4.5 years and I could not be happier that we were able to escape. This abhorrent company has effectively no communication. After years of HOA fee increases with no explanations as well as poorly communicated (and unnecessary) work to be performed to units, our board of directors finally stepped up and took it upon themselves to force Towne Properties to explain themselves. Over the course of 4.5 years, HOA fees went up over a staggering 28% with no initial explanation as to why. At the time we sold our unit, the monthly fee was about $325/mo, which is insane because I truly have no clue what or where that hard-earned money was going towards. The lawncare crews rush through and perform sloppy (at best) work and getting them to do anything else like clean the gutters is like pulling teeth.Here is the absolute worst part of it all. When selling our unit, our closing was delayed because Towne Properties outsources to a company in California to verify that we were making our monthly payments!!! If you cant track and provide proof of our payments, I do not even know what Towne Properties is even managing!!In short, Towne Properties is a repugnant company with abysmal customer service. Avoid living in any property associated with these tyrannical scammers.
I dont normally write reviews but I feel compelled to let others know how lucky our Association is to have found Towne Properties. Before working with Towne Properties (TP), our Association had been embezzled out of most of our savings. After meeting and talking to 8 other PM companies, our board wanted to go with a PM company that was local and long standing reputation in the community. In the last 4 years, we went from zero savings to over 6 figures with the help of TP. They have great vendors/contractors to work with and even have their own inhouse contractors to do the small task needed in our Association at a very fair price. Our PM-Paige Swallow has done a wonderful job returning our calls (has 2 cells so always available even after hours), helps us understand ways to save for our Association but also how to accomplish the goals to move our Association ahead in the future. Each PM has a back up so all our issues are resolved same day if not within hours. Our overall experience with TP in the last 4 years has really made a difference in securing our property value and continuing with our daily task. After 10 years on the board, hands down the best PM company we could have asked for. They are very fair in their charges based on the 8 other PM companies we check along with we get top notch service. I highly recommended TP. 10 out of 10!!
I have lived at Indian Looking Apartment Complex, West Carrollton OH since December 4, 2020.Management Staff are efficient and prompt with any of my concerns or inquiries. Maintenance is proficient. The grounds are maintained and neatly groomed, ice and snow removal never an issue (especially during the severe snow storms in February 2021).Indian Lookout location is perfect for an individual with my active social lifestyle! Walking distance to Restaurants/Bars, pharmacy, pet supplies store, international market, gas station, etc. There are also major grocery stores, fast-food restaurants, and Dayton Mall within 3 mile radius. Fitness Center and Billiard Room are located inside the clubhouse with 24-hour access. A dog park that is right behind my unit is a PLUS!I can’t think of a better location and space to live in right now.
We have a great relationship with Towne Properties and our manager, Bess Boonroong, she is quick to respond to any question I have. Being President of Hunters Glen of Northmont, she has made the transition for me and guided me in making decisions. Bess is more than willing to come to to our complex for anything we need. We greatly appreciate her enthusiasm and interest in Hunters Glen.
I found the Sr. Association Mgr. In the Centerville office rude and unprofessional. She has no customer care skills and is defensive. She constantly interrupts when one tries to talk with her. She complains SHE is disrespected, but she doesnt show common courtesy herself. Apparently, some residents think she isnt honest. We know this because she complains that she was called a liar by residents.
Friendly staff, but unable to get work orders done. UPDATEHave now been waiting over nine months for the requested work to be done. The problem went from an inconvenience (rain gutters clogged) to cosmetic damage (paint around the gutters blistering and peeling) onto now structural damage as the molding around my roof is starting to warp and gaps between the joints of approximately half inch are forming. There also appears to be what I am assuming is Black Mold forming on my walls. It is nearly impossible to get this property management to fulfill their contractual obligations.
I was on the board of a condo property they managed in the Dayton office. What they do well in terms of contractor and project management for clients, they ruin with customer service. Their bedside manner leaves a lot to be desired. After stepping down as President of my board, the manager and her assistant let the board make some ethically questionable decisions. in addition, I was treated terribly by Towne after my departure from the board and 9 years of service. Id go with another company, at least in the Dayton office. The assistant gets rude and snippy with people, including me.
I have been having issues with Towne Properties for about 6 months. This company is not lenient, or tenant friendly. They constantly change the rules/rates, and most of the time it is with little notice. They nickel and dime the residents, and only care about getting money out of the tenants. Many people that I know have lived in properties managed by this company and they do not have anything positive to say. I cannot wait until my lease is up to hopefully move to a property that is managed better.
BEWARE!!! Do not rent from Bloomfield Apartments. If you decide to move here make sure you take pictures & videos of your apartment before you move out!! I moved out at the end of May 2019 & was told by the property manager Rob that I would be getting my deposit back then days later I received a “move out” invoice for over $800 for so called damages which did not occur. I have pictures and videos of my townhome before turning in the keys that shows there was no damage including the carpet. I spoke to Angel the area manager after calling the office multiple times and having her employees email her and going up to the office since she was not returning my calls & the only documentation she has is from a carpet company stating the carpet was soiled which is absolutely FALSE. It’s a shame that they try to take advantage of people, especially single mothers with children. Now I have to spend time & money fighting this false claim. They’re just a bunch of scammers and have been trying to take advantage of people since the big tornado hit. I DO NOT recommend this place at all. I wish I can give them 0 stars!!!
I signed a lease with Flyer Pointe and I am extremely disappointed. There is a major lack of professionalism in Flyer Pointe’s staff and in Towne Properties as well. Towne Properties has been NO help whatsoever in the issues I have experienced at my apartment. Whenever I try calling them, they only refer me back to the staff at Flyer Pointe. During an emergency at the apartment where it was raining inside my apartment, I called Towne Properties and they even told me that they no longer owned Flyer Pointe and I was left with no emergency phone number to call. But now they own Flyer Pointe again ??????? These people have no idea what they’re doing. By the way, Angel Watts (look for her review here) works for this office. Their employees all review on social media to make it seem like they are a decent company. Flyer Pointe employees do it too.
Terrible and untimely response. One of their employees was the most unhelpful person in existence. They don’t fulfill what’s in their contract to do, and even worse when there’s an issue you get a unprofessional and rude response. Get a place far away from this company.
Just a toxic company. Our entire neighborhood loathes them. Everyone has numerous horror stories. My latest in a long line is that my roof has been damaged since Memorial Day and hasn’t been fixed despite numerous promises. Routinely skirts their responsibilities and has told residents at meetings that there is no recourse when TP doesn’t perform their job and they just need to pay a company to come do what we already pay them to do. DESPERATE to pay more to a better company.

2022-06-16Dont ever buy a condo where these people are the management. I was harassed, insulted and treated as peasant or their term renter. Accused of things that were not possible as I was in the Dayton VA Medical Center. Although not my choice, I ended up owning this condo in Governors Hill, Kettering Ohio. I was assaulted outside my building, I have fallen down the concrete steps because the railing is not secure. The electrical is so outdated, an uninterrupted power supply (ups) fried. I havent had heat since moving in 5 years ago. Although the heat didnt work, Vectron insisted I pay for gas I wasnt using. Absolutely no help from Towne Property Management. I pay over 300.00 a month for the steps to be vacuumed and to be harassed both by neighbors and Towne Property Management. Women and disabled stay away, it is not safe.

2022-06-13The management and people in the office are incredibly rude. I can’t get a straight answer from anyone about the siding project. They are happy to take your money but never do the work. I have been here since August 2021 and never see anyone working on the new siding. I think they are dragging it out to get more money from the residents.Craig Henley is never in the office or replies to any emails. Sarah Luttrell always plays dumb and never answers questions about the siding project as well. She cuts you off and doesn’t give you time to say anything. It is beyond ridiculous at this point. What is taking so long? Why can’t you answer anyone’s questions?Towne Properties management does not deserve any stars, but I had to give at least one star to write the review. These people are seriously beyond rude and you will hate dealing with them.

2022-05-16Customer service isn’t known to this property management company. They want to communicate as little as possible and make sure they are not going out of their way to offer anything above average. Mailing you something is the extent of communication you will get from them. Paid my fees on time for 15+yrs and recently missed 2 HOA fee payments due to mailing as the primary communication and didn’t receive their statements. Sure did receive the ones they paid an attorney to send. Ironic. Threaten you with fees regardless of your longtime payment record. No courtesy email, or phone call. That would be too hard.I have tried relentlessly to resolve this, it shouldn’t take a 1 star review. Craig Kenley will not answer a very specific question for me and these organizations run over people with zero repercussions.

2022-01-05If you want to own a condo and be treated like a deadbeat renter, this is definitely the place to live. The Towne Properties management will send inaccurate information to you, give you short notice, and act like a petulant child when you dont rearrange your life to accommodate all appointments. Furthermore, when you call for assistance, everything is YOUR fault, and you will be cursed at, interrupted, and hung up on unless you beg for service as if they are your landlord graciously allowing you to live on their property.

We appreciate their responsiveness & communication as it relates to work being performed. The staff is also very welcoming & friendly on-site during our meetings/visits throughout the year.

I partner with multiple managers in the Dayton office and all provide exceptional customer service and assistance to all of their customers. 2021-08-28Towne Properties Dayton is highly respected and truly professional in all aspects of property management. In all of my previous experiences with Towne Properties, I have witnessed dedication to their managed properties. Whether it is their maintenance services or their property managers, they seem to go above and beyond their professional duties. Their property managers including Cindy, Tricia, Don, Wendy, Paige, and Craig are outstanding when it comes to communicating with vendors and problem solving when the unforeseeable arises.

2021-10-29I’m hoping that someone in this company would reach out to me and understand the problem. I purchased a lot in 2019and the house is still not built. I got a collection notice for unpaid HOS fees. I have never received any billing notice and Towne properties employee acknowledged that no bill was ever sent. I’m not shying away from responsibilities but I request that all the late fees are waived. I spoke with Cindy Hess and she said it’s my responsibility to know what’s due and when. I’m a new owner who knows nothing about your billing customs and where to send the payment. I want to pay in full so I’m not due anything. I believe it’s unfair to make me pay late fees when you guys never contacted me for the bill for whatever reason. Please get a hold of me or let me know who I can speak with who has some compassion and willing to resolve this issue so we can move on from this sour incident.

2021-12-09Deonta Burden is an excellent property manager. He is very professional and responsive to emails/calls. He is proactive in his approach to helping our community.On the other hand, Towne Properties could use some work especially when it comes to retaining staff, property managers, and maintenance services. I would not rate them 5 stars.

2021-08-17I have worked closely with Towne Property Managers in several different aspects over the last 30 or so years. Two managers I have found to be exceptional in every regard, Cindy Hess, and the late Tim Thompson. Doing business with Towne Properties has been a pleasure over the years.
