My husband and I have lived here for a year. We moved and we did not renew our lease and here are the reasons why! We did not have any problems with the apartment itself. Just the constant construction was such a distraction for me because I work from home. While they worked on the pipes within each apartment, the workers played music in the apartment with no care in the world that I was in there trying to work. I called the office to see if they could reach out to them about the music. Response was that they could not do anything. Okay.. fine. We could not really enjoy the apartments because there was always something going on. Road work, pipe work, painting. Im glad they want to make the place nice for new people, but the current people have to go out the way to be out the way. Overall it has some potential. Finally gave them keys and looked out our account and they double charged us fees and I called to ask and they said we were behind. It didnt even make sense because we paid our bill on time and in full each month before the 1st.Update:I was able to speak with the office and everything was explained and fixed .. thank you
Nicole was very friendly and helpful. She had a packet of information for me and patiently answered my myriad questions. The grounds were reasonably well kept, though the buildings themselves could’ve used a little care—dirty entry/hallway windows, bird poop, the dead mouse on the sidewalk. And the location is really nice, too, convenient to a lot of things with easy access to the freeway.However, at a base price of $880 for 1 BR, that didn’t include a w/d or a microwave and with finishes that were, quite frankly, not all that nice (the cabinets and countertops in the model looked and felt like cheap upgrades), I didn’t think it was worth it. The kitchen is super tiny and, as I said, without a microwave. Good luck figuring out where to put yours. The laminate flooring in the kitchen, bath, and hallway was pretty nice. They do have w/d hookups. I liked the porch/balcony and the free rein to screen it in, paint your walls inside, etc.In the end the real deal breaker was the add-on costs (avg. $125-135/mo. for 1 person). Water, trash and sewer. That’s acceptable. Monthly pest control. I’ve never been charged for that before but at $6/mo. okay. Exterior lighting. What? A $9/mo. waiver “so you don’t have to buy renter’s insurance”. I guess, if you’re okay with not being covered, but I’d still personally buy insurance anyway which makes that $9 of wasted money. And the real kicker. Mandatory cable costs of $70/mo. So if you have a dish or, like me, you cut the cord to cable because you don’t watch that much TV, too bad. You still have to pay it. I’m coming from another state so maybe this isn’t uncommon in Ohio, but it is really the most bizarre thing I’ve ever heard of.My tour experience was really nice, but I passed because I honestly feel I can get more for my money elsewhere.
We lived here for 2 years. The first year went well then it was all down hill from there. Maintenance issue after the next. Our patio flooded multiple times and management told us that there was no way to fix it because we were downhill so we were unable to use our patio for over a year. Then we had a water leak in our bathroom that revealed mold in our vanity. Maintenance tried to just bleach out the mold but we demanded a new vanity because living with mold is unacceptable. It took 3 months for them to replace the vanity. Also, any time they entered our apartment they never called to let us know so multiple times we came home to our door open and maintenance in our apartment. The issues continued. We then had a major water leak that caused bubbles in the dry wall covering our entire living room. The maintenance assured us that the leak was maintained but when we came home later that day there were all of our pots and pans used to hold the residual dripping from the ceiling (what company doesnt have buckets?) The next day they came back in (without permission or notification of entry) and went into our linen closet and used our towels(that we use to bathe with) to mop up the water on the carpet. Overall the experience with management and timely responses to emails/phone calls has been less than stellar and honestly if I were you I would not rent from this place unless you would like a constant headache.
I cant wrap my head around why they increase your rent EVERY year.... They nickle and dime you to death. I have lived here 3 years with relative peace and quiet. But each and every year they have increased my rent. Now they want me to pay almost $1000 for a 2 bedroom 2 bath that is not updated AT ALL. 1980s stove, squeaky wobbly ceiling fan that works when it wants to ( asked maintenance to replace it and he came and sprayed it with air duster and said Good to go), dishwasher that leaks (also 1980s), and if you drive through the complex you can see that ALOT of the apartments are empty.....
BUGGSSS!!!!!! THERE are BUGS HERE!! I have had them spray. There were dead bugs when I moved in and consistently they enter my apartment.Edit: before the response from the owner chimes in I have sent emails I took pictures I put it on my lease when I first moved in. Pest control comes out of my utilities so they should work until the problem is solved. I absolutely LOVE it here the maintenance staff are wonderful the office staff are nice but noone wants to live and eat where bugs are present . RENTERS BEWARE!!!
Overall, the property is nice. Very quiet and apartments are pretty much sound proof. Maintenance comes in a timely manner to resolves issues. Sometimes, they put a band aid on some situations; but if they have to be called out again...they are pretty good about fixing it. The ladies in the office are also nice.Now only a couple complaints. First, it seems the property is always under construction some way...some how. Secondly, the packaging system is TERRIBLE. Apparently, some carriers do not like to deliver to your actual door rather than the office...BUT the office has no true system of organization. Packages everywhere! The last thing I want to do is come and rush from work, and have to go through EVER single package left back there. And yes, some people take their time to get the packages, but...the office fails to even organize them from the beginning. And last but not least...they never EVER answer they phones, which can be very inconvenient sometimes.It has room for improvement, but overall a nice place to live for the moment.
I absolutely LOVE Timber Hollow it’s was mine and my fiancé’s first apartment the management are amazing!!! They walked us through everything step by step and answered all of our questions! The maintenance team is also amazing I never have to wait more than an hour for someone to come out to fix anything I plan on staying here for a long time!! If I could give 10 stars I would!
DONT WASTE YOUR MONEY!! After only 2 months of living here I was counting down the days til I moved out. My air conditioning went out several times bringing the apartment to 84 degrees in the middle of summer. They replaced the whole air conditioning unit and it broke a week later. The people in the front office never answer the phone and are all unprofessional. I moved out a month ago and recieved a bill saying I didnt complete my lease (I did) Ive been calling the front office, leaving messages and nobody has returned my call. DONT MOVE HERE.
We went to look here hoping to tour an apartment. On this particular day, their office closed at 5pm. We were looking at several different apartments that day, and this was our last stop. We arrived at 4:25pm. They said, and I quote Well, we close at 5, so we couldnt show you one today.Man, I wish I could just quit a half hour early if I didnt feel like working. Both me and my friend that Im moving in with are hardworking people, and we found that particularly offensive. My job requires me to be 15 minutes early and leave 15 minutes late, and I dont just sit at a desk all day like their office staff.In addition to that, they told us that several of the floor plan we were interested in were open, only to find out that they had reserved all of those so they werent sure any were open. And not kidding, this gal WASNT SURE what was going on. And pardon me if this seems rude, but you have a 40 hour a week desk job and your primary function is to help me find an apartment, is it not? If you cant keep track of that basic information, what do you DO all day in that club house?Certainly after that experience, and reading other google reviews here, we will NOT be renting here. Sounds like these guys want you to rent a 900-1000 dollar apartment for a 500-600 dollar value of service.Would not recommend to anyone.
I really thought this place was great when I moved in 6 months ago but at this point is just.. eh...Every time I have a problem the staff isnt very eager to help or give me options.Havent been hit with any surprise charges and Its priced reasonably, the area remains pretty clean but I wish every time I called the office I didnt get someone with an attitude.-- Also, the ONE time I actually needed maintenance, it was after hours and the guy gave me an attitude at first because I guess he was aggravated I didnt call him earlier in the day, but I was at work all day.
Staff is very rude! Maintenance believes theyre a part of your business, as well as, feeling the need to speak for staff members who are not available on request. There is no organization within the office. Will say they received important information regarding your residency and will loose documents. Please make sure you go in and demand to speak to a representative so all documents are copied by them so there is record! And they charge numerous fees without explanation.

2022-01-24The leasing office was amazing and helped me a lot. I was moving and new to the city and they gave a lot of great suggestions. Made me feel very at home. I ultimately decided to choose a different place but only because it was closer. If timber hollow was closer to my work I most definitely would have chosen this apartment. Super cute floor plans and a nice area.

2021-12-31Our building has recently had an insect problem and management had to step up the pest control which we are already billed monthly for through our conservice at $5.99 per month. Except this time, the residents had to go through an apartment inspection and had to meet a criteria before pest control would spray. If your dresser drawers werent removed or cleaned out and your underneath sinks werent removed, they charged you and additional $50.00 to spray your apartment. Needless to say, I was charged the additional money and at this time I thought I would complain about my neighbors litter box smell inside my apartment. Management said they would look into this but, do you think they should have known with the pest control inspection? Also, there has been a car in front of the building with 3 flat tires for 3 months now

2022-05-24I got accepted into a apartment here done the application online everything was approved no felon on my record no evictions on my record and I make the right income to afford to live their.I was told to put down $600 for the apartment, soI did.The next day after I deposited $600 they called me back and said your now denied to live here because my current apartment I live in said I wasn’t a good resident because I complained about not having A/C.It’s been 10 business days and I still haven’t got my $600 refund back from timber hollow when they told me they would refund me in 3 to 5 days.

2021-09-22This apartment is complex is awful. The management is very unprofessional. They have an infestation of mice. They wont let you out of your lease even if its their problem and you want out. They will make you do a buy out. When asking for higher management not those in the office they will not respond. They will wait you out to send you to collections and mess up your credit. Do not move here it will be a big mistake and will cost you over $3,000 for problems that is not yours.

2020-02-05I love my apartment. Updated with washer dryer hookup which is hard to find in a 1 bedroom. Quiet neighbors and it’s kept clean. My big issue is the rent being raised every year. It was $25 last year and this year it’s $36. With all the fees added this makes my 1 bedroom around 1025 a month. Not worth it. As much as I love my apartment and hate to go I may have to find a new place to live. I would think keeping tenants that always pay rent on time would be important but maybe I’m wrong.

2021-09-22They have mice. I know someone who lived there and they had mice. The management would not let them out of their lease. They had to pay over 3k for the lease buy out for a problem that wasn’t theirs.The management was unhelpful and unwilling to let them out of the lease and charged them an extra 200 dollars for 2 carpet stains. There was no response when they were asked to speak to higher management and dragged the process out hoping to send them to collections.

2019-01-30I usually dont write reviews about places but feel that people should be aware of what has been going on at these apartments if they should choose to rent here. I will say, the apartments are very nice on the inside, maintenance is very friendly and helpful, and overall, the neighbors are generally pretty nice and quiet people. However, I have had the worst time getting in contact with the office staff. They NEVER respond to your emails in a timely matter and also never answer the phones. Trying to get in contact with them is near impossible. I had an issue where I was moving out of these apartments to a new place and my new place needed a rental verification from Timber Hollow. I kid you not, I sent about 6 or 7 emails within a two week period and called at least 2 or 3 times and NEVER got a response back until I contacted corporate. Its just a little annoying. Im paying you a lot of money for a service, you should have good customer service since I could easily take my business elsewhere. I really did like the apartment and its location to so many convenient things but if I had to do this again, I would probably rent somewhere other than here where I wouldnt have so many problems getting in contact with the office staff.

2019-02-08There are many surrounding complexes where you can get a nicer apartment for the cost to live at Timber Hollow. We had an ok experience while living here but our apartment was so outdated and rough looking for what we were paying. Im struggling to find anything really positive to say about the actual apartment itself other than the fact that we had great neighbors who were very polite and quiet. While shopping around we definitely were set on finding a 2 bed/2 bath with a W/D hookup, which is why we selected Timber Hollow. However, everything in the unit was just so dated and the kitchen cabinets were disgusting. From all of the previous owners/spills/whatever, there were stains all inside the cabinets & the drawers basically fell out when you opened them. I would recommend that you ask to see the unit you would be moving into & check everything before making any decisions. You can pay a little more for an updated unit which is like night and day compared to the older units but for that price, you might as well look in a nicer neighborhood. The parking here was always a nightmare and sometimes would have to park 4 buildings away from my apartment which was incredibly unpleasant especially during the winter months. We LOVED the pool but during the summer its jam packed with people, which I assume are all residents since the pool requires a passcode to enter. The complex seems a bit large for just one small pool in my opinion. The pool deck/fitness center are all very well maintained and nicely updated. As many other reviews say the response time to any issues is garbage. They will also continuously try to make excuses for why it took them 4 days to get back with you... or just straight up never get back with you. Definitely could use some improvement around that as well. Overall I would recommend to anyone looking here to do a little more research and maybe consider other complexes before this one. Not worth the monthly rent.

2019-06-27I have been a resident since 2016 and I can honestly say that I am happy with the apartment community. The maintenance and office staff are great. Yes it’s expensive to live here but with the experience that I’ve had in the past I’d rather pay high price for this level of comfort. I never have to wait longer than a day for maintenance to resolve my issues and if I need anything else the office staff helps promptly as well. So I’d say 5 stars.

2015-04-28Ive been a resident for 4 months and just signed (early) a lease for an additional 12 months. Maintenance is quick and thorough. The office staff is professional and knowledgeable and the rental rates are very reasonable. Weve found that the grounds are kept clean and in good repair, as are the common areas of the buildings. I love that this management company uses technology the way it is meant to be used- maintenance requests are taken via internet portal. I am able to pay rent online, by dropping a check at the office, or even via text message. I signed my leases online, as well. This is the third complex I have lived in since moving to the Cincinnati area and it is the first complex in which Ive felt comfortable, safe, and not felt like I am being ripped off.
