I have 3 spots in my living room that look just like this (leaking water) from the apartment above me, I called 3 hours ago , no one has came and the office is now closed, I am 100%percent sure no one will come. This is my 3rd month here my rent is currently in escrow due to issues I had when I first moved in. worst apartments ever the people in the office is hard to deal with “vasite” (not to sure how to spell her name ) has told me that she not going to help me and she has lied to me multiple times . They take absolutely no accountability and have no integrity. Save yourself the time and don’t move here. Imagine having an electrical problem and you call the 24 hour maintenance but no one shows up until the next day 😩 all the food and my refrigerator was ruined 😢. They are very nice but once you sign your lease they literally flip a switch and become awful to deal with. Does anyone know the number to corporate
EDIT 9/28/21 - With no response from maintenance for another MONTH now, our plumbing issues have escalated to backing up not only the ground floor sinks, but the upstairs bathroom sinks have now begun to backup and overflow onto the floor. None of our issues have been addressed - this is outrageous.There is a reasonable expectation for a unit to be clean and well-maintained upon move-in. This has not been the case for myself and my roommate. Prior to our move in, we were assured by our property manager that issues such as stains on the wall, dirty surfaces, and dirty HVAC would all be taken care of prior to the start of our lease.Upon moving in, none of these issues had been resolved. A maintenance employee re-painted a stained section of our wall on that same day with poorly matched paint, and said the rest would be fixed later, but we have heard nothing since. After looking through the apartment we also discovered several rusted screws on the floor, nonfunctional ceiling lights, and several other items in poor condition.Notably, there is a persistent smell of cigarettes and cat urine throughout the entire unit. Multiple damp spots in the carpet. A mildew growing in the carpet near “the dishwasher leak” (according to a maintenance employee), as well as goo and slime ground into the unwashed carpet. The garbage disposal pumps water and food waste back into the other sink, and doesn’t drain. Multiple door jambs have been painted over and are impossible to open. Magnetic latches have been lacquered over, and don’t close.It has been multiple weeks since our last contact with management. Having been assured that we would receive a checklist to document existing damages - we waited. However, having not received that as of two weeks ago, we formally enumerated our complaints in a two page document.We have heard nothing since. There has been no written acknowledgement of our complaints, which is par for the course according to other reviews. We know they must have received our document, because two days ago we had a maintenance employee unlock our door and walk right in unannounced. There was no notice given by the maintenance nor management, and he claimed he had the right to enter. No emergencies in the unit, just a violation of our right to privacy, and of our lease.The AC system is dirty and musty, the unit smells unclean and unhealthy. The kitchen cabinets are primed to fall off the wall. And management is nowhere to be seen. There’s so much more that can be said, but my recommendation is to look elsewhere for housing. The Villages of Eden Crossing and 5812 Investment Group should be avoided at all costs.
If I could give them negative stars, I would. They lied about EVERYTHING, the price of my rent, The apartment was not Have the owner b/c those people who is in office they dont respect the resident the always mad 😡 no smile . stove , refrigerator, every thing is old and not working some times at all without a fully functional stove, took them for ever to replace . There are holes in the wall where ants and other bugs are getting in. The people who work in the leasing office are rude and unresponsive. This is honestly the worst place Ive ever lived, and I lived on the hilltop for 15 years Now I was living at this apartment with out air conditioner and light, the worst management .
I was a little nervous about the area, wasnt sure if it was safe, but after talking with some neighbors in the area its a place for regular folk. I think it was a very rowdy neighborhood due to a lounge that was in the corner by the fountain lane apartments, but the city shut it down - THANK GOD! Now, its quiet, well at least this has been my experience. I just moved in about a week ago and Im happy. There is an occasional car that drives by with loud music in the middle of the night, but that doesnt bug me much.Also, There were a couple of items that were not fixed before I moved in, but Azia, the property manager, was able to get those items fixed very quickly.The layout of the 1 bedrooms are sweet and each room is very spacious. The ceilings are vaulted, so it makes the place look even bigger. I have a balcony that I absolutely LOVE. Its awesome to be able to use the light from the sun instead of turning on lights which saves me money...Hallelujah! This place is very affordable compared to other places so I would definitely recommend giving this place a shot.The move in process is pretty smooth. I get nervous about down deposits and first months rent. (Moving isnt cheap) But when I didnt understand their process. I just asked a lot of questions and all my questions were answered promptly and respectfully. I never got the impression that they were annoyed or frustrated with me -- and loook I asked a lot of questions.( I still do). However, I didnt make any moves until I knew what I was getting myself into and I never felt forced by the staff to make a decision. They were very patient with me, but also let me know the expectations.One issue that I do have is the stairs leading up to my apartment which is on the second floor. The stairs are a little dirty and unfortunately it seems like people were smoking and decided to put out their cigarette buds on the stairs (which is carpet) So thats very tacky. I am hoping the carpet can be replaced or deep cleaned.Other than that I love it here so far! = )i.e. - Sorry for any typos
First and foremost I would like to say that Micaiah at the leasing office was a big help to me when it came to answering my questions. But my cause for concern is how I felt like the company could just take all your money without you seeing the place that youre going to stay beforehand. I can understand one holding fee which I paid for the application but then you have to pay again. But then go see the place and it not be up to par I do feel like all of that money should be returned. One the place is very small the video and even the map out of the floor plan makes it seem more Grand than what it is. They tried to redo the carpet but it did not cover up the Smoky smell that was left behind. There was a lot of water damage the window upstairs in the bedroom was basically dry rotted and there was some old found in the bathroo. I felt misguided and also tapped out from the so called holding fee.
Shoutout to Marcos in maintenance !! I’ve been here a year in a half and each time he’s ever came to fix anything in my apartment he does it fast and THOROUGH!! He’s very professional and quite friendly! I wish when I called with a maintenance order I could get him each and every time!
My moving expierience was quick and easy thanks to Vassy and the staff. The move was smooth. When I moved in things were clean and updated. The surrounding area is real nice. I recommended this community for people who are looking to make a move. Im happy I made the choice to come here.
Pretty good place to live for the money. Its a very quiet neighborhood, office ladies are nice and usually pretty responsive. Although, they seem understaffed. The complex is very large with a ton of units, and the staff team seems to be very busy. Kudos to them! Maintanace guys were very nice, professional, efficient and clean with their work. I didnt happen to catch the maintenance guys names, but, Vasty, Azia, Brandon and Alicia were all very helpful throughout the application process, and signing the lease was very easy!EDIT: 6/15/2022Maintenance staff is great. Devin and Mitch (and also Mohsen! He has helped before but I forgot to edit the review) came out today to fix an AC condensate leak. The guys were super friendly, worked fast and efficiently, were very personable and were able to diagnose the issues very quickly and solved them even quicker. These guys need a raise!Mohsen had been called out to my apartment the day before Easter around 8pm. He was also phenomenal and fixed this issue without skipping a beat and left my place cleaner than we he came!I would HIGHLY recommend these guys for any sort of maintenance need. All three of them were fantastic!
I am a future tenant (hopefully) and I would just like to recognize Azia Baldauf for her outstanding customer service and patience with me. I believe she is the office manager and has been so helpful! Thank you for all your help through the application process. She answered my questions thoroughly and timely.
I had an issue where cars were blocking me from getting my car out of the carport. I called the maintenance team and Jeff was the first to respond getting me the tow companies number. The tow company unfortunately could not help because I had to have some code they said. However I also mentioned to Jeff that my dishwasher had been leaking all weekend. Jeff came right in to look at it and informed me of his next steps which was getting the tools he needed to fix it. Jeff left to grab the tools came immediately back and fixed my dishwasher! Great customer service! Also the office called me to confirm the problem was fixed and I didn’t need anything else! Great apartment complex, I love my neighbors and the neighborhood is for the most part very quiet! Thanks Villages of Eden crossing
After all the reviews and knowing this company was rated top 5 of not to rent from the news. I decided to reach out and possibly give them a chance. I talked to a woman in the office by the name of Morgan she was very nice and kept reassuring me that the neighborhood was a good neighborhood and the apartments were in great conditions. I decided to choose something different but I would greatly recommend them because of the reassurance of Morgan. You could tell over the phone that she is truly a genuine employee and she truly wants to make people comfortable.
I’ve lived at a 3 bedroom 2.5 bath Townhome for almost 6 months now at this property and I can honestly say someone is always trying to help me when I’m in need of maintenance or have questions. Every service request I’ve put in has been taken care of in a timely manner and the maintenance techs are always professional, kind and courteous when entering my home. Today I witnessed my 1st back up in my kitchen between my double sink and dishwasher and it was crazy ! Water everywhere ! My kitchen became a swimming pool LOL but after a lil wait Connor and Jeff showed up to the rescue to fix the problem and both did the job quickly and quietly while my kids finished virtual classes in the room next door. Once the issue was resolved they assured me it was completed and showed me it was working before leaving. I want to thank the both of them for doing such an Amazing job today and for having consideration of my children being home on laptops working. And thank you Joshua for responding to my service request needs so quickly and making sure the guys came out today to fix it !! I really appreciate all you guys hard work. It does not go unnoticed. I would highly recommend living at this community :)
Starting my process with this company was a bit complicating. I had dealt with three different employees whom all eventually quit and or got fired within a months time (May 2021- June 2021)of me putting in my application. I was told by one lady that I had forfeit my application and it was approved. (How does that make any sense)So I was not able to get my refund and or a number for corporate. I was told that the person I need to speak with is in a meeting, I have been calling for seven days and getting the same answer and I have also been calling at different times and this person is always in a meeting and no one has a number to corporate. I was denied $250 back. I was told to apply again and I would still have to pay $250 again.... I begin my process with this company in May 2021 and it is only June now.... I have never dealt with something like this is my life.... I wish I can play the recording I have of these phone calls....
Update...7/28/21The lights outside my front door & carport have been out for a week plus. There is no urgency in staff to get some type of replacement until the electrical company comes. Its completely black. Cant see hand in front of face. A strange man came to the door claiming to be delivering pizza. It was so dark, it alarmed me this guy was not concerned for his safety. That had me thinking, he was trying to rob me. Insisted had correct address. I told office girl. Showed no concern. Just repeating her bland response.I have complained about the people below me since they moved in; they have been a problem from month 1. They were put out of previous apartment for same reasons. They slam every door in the apartment @ any time of day or night. Ive called police 5 times. Have videos of their families rudeness & disrespect of my space. I have asked for something to be done to end the noise. These office people give excuses, notes on a door. Im very tired of the lack of action or accountability & arrogance from this office.
Marco is one of the maintenance men he is great! Always helpful and quick. Ashley in the office is has always been very friendly and helpful. When I was thinking about moving here I was afraid because of all of the bad reviews, however my experience has not been bad at all. Everytime I call and need something done they send someone right out. They are making updates, they keep the grounds up. They are really trying to make this a good place to live. Give them a chance.
Like every place, this one has pros and cons. The rent is cheaper than most for the square footage, but the units are older, which means there will be some issues. I really wish the landscape was a bit nicer. One saving grace on the property is Marcos with the maintenance team . He is awesome! He is super friendly with the kids, and always fixes things promptly. Also Ashley in the leasing awesome has been super nice as well.
Have lived here for 15 years and has gotten worse after change of management. Is ok but not great - can take a while for work orders to be completed including having a roof leak for two years and having no ac for weeks in the spring while waiting for them to charge the units. But I’m giving 3 stars because some of the employees are very good and make up for the bad experience. Marcos the maintenance guy is great! He really cares about his job and does an outstanding job. It’s hard to find someone who will actually go above and beyond to get a job done right but he certainly does. Also Ashley in the office does a great job in answering questions and following up. Just make sure you ask for Ashley or Marcos because some of the other employees are not as good and some office employees can be down right rude. If you get one of the bad ones, stuff will not get done and be prepared to make multiple phone calls.
Marcos is an awesome maintenance staff. He knows his job and very friendly. He’s the reason why I’m giving 4 stars. On the other hand, the office staff frustrates me every time. Especially now, they are very poor with picking up calls. I was literally outside the office and I called them while three people were sitting inside but nobody picked up. I’ve been trying to get a hold of them for pest control. I hate having pest in my house and somehow there are roaches all over. (FYI my place is always clean so it’s not anything I did). It’s been a struggle to get anyone come in to take care of it. Now it’s a roach problem who knows if it’s going to be rats next time. I’m so over this place. I like the apartments even though they are old units but the owners don’t want to spend money in maintaining this place. Also, my shower unit was all broken and into the wall by a staff. Someone came in because I complained of my shower not completely shutting off and they demolished the whole place without any information of what the plan was. This was done almost two weeks ago. It’s always one thing after another and it’s frustrating. I will really like the owners to at least respect people’s feelings and communicate better.
I have lived at Eden crossing for years. The new managers, office and maintenance staff are great! They answer all calls in a timely manner and come out to fix things quickly!Marcos the maintenance man just came out for a repair and did a fantastic job! He is so friendly and polite This property is really making lots of great changes.
Ive lived here for YEARS , more than I care to admit. Ive seen the staff change more than enough times. Ive dealt with rude/indifferent customer service. Grounds not kept up. They are working on making improvements Ive read. So far the only thing Ive seen change is the fact that the outside lamps work now. The neighbors talk..Ive heard all kinds of things about our rental office and landlords. I could honestly write a book. But what it comes down to..for me..right now...during COVID19...is no one ever answers the phone! Ive called and left messages and never get a reply. I call during the morning...during the day same thing. Sometimes youll get someone to answer but its not a guarantee. Odds are for every 10 calls you might get a answer 2x. Its been this way for ALL the years Ive lived here. Normally I would just let it go because I could just walk down there. But now when its being requested that for obvious reason the tenants only call...it would make sense to make sure that form of communication is taken care of. Time was made to politely remind us they still want the rent money.... make time to answer the phone. Dealing with sick family members and loved ones dying, then having to deal with trying to hunt down someone at the rental office by phone is too much. Staff the people you need to make sure the communication with your tenants is maintained. So many things can be avoided with communication. Hopefully this is one of those things they are working on. Also, the ONLY reason why I gave 2 stars is because the maintenance guys are the best. Atleast the ones I know.
Property was terrible. Curb appear unflattering. Every dumpster filled to the brim and overflowing. Needs a better designated place for all residence to dispose of trash to prevent the overflow. Blinds in windows of almost every unit were tattered and torn apart. The floor plans are nice but too distracted by the property appearance and cars speeding through to give another star. Hate to leave one..but there was even a tennis court that was full of broken glass and clearly not kept.
This place needs new carpet. The shower has a crack in it. The bathroom counter is lifting up. The back of the toilet is leaking. The bathroom light doesn’t turn on most times. No one picks up when my boyfriend calls. They gave us the bottom floor apartment. Not my first choice but it is what it is.
I want to thank Marcos for coming out first to stop the leak from the water tank, and getting the water up. He had no problems with coming back out to finish the work, due to having to order a piece. He also helped with other things that I called in about.Glad he took care of my issues, y’all have a good worker.
They are as unethical as they come. Never rent from them. We signed a lease with the Villages at Eden Crossing. We are relocating from Pennsylvania. Our move in date is 4/10/20. Today (4/6) we were informed that our unit will not be ready for probably 2 weeks - WHEN WE ARRIVED IN COLUMBUS. My wife starts her job tomorrow (4/7). As a result we will have to bear a hotel expense for at least two weeks. Additionally we have the moving truck coming as well as appliances being delivered Friday. When speaking to the property manager all they would say is “We are sorry.” They refused to cover the hotel expense until our unit is ready. Additionally we must wait for a “live check” for $1,100 to be sent to us to refund all of our fees and deposit. This deposit money we NEED NOW for a different apartment.
DO NOT I REPEAT DO NOT MOVE HERE! They will take your money and leave in a horrible situation. My sister lives here and she has been without a/c for weeks; she does have children. She has called maintenance numerous times and has yet been assisted. The people at the rental office are rude and snarky. I have considered moving there but after speaking with the people I refuse to. The maintenance of outside is way worse during the winter time as well. Don’t expect to come to a shoveled drive way, if you love you be doing yourself. I went to go buy a shovel for my sister and we had to clear the parking spots in front of her apartments ourselves which is ridiculous. Save your money and don’t waste your time. Trust.
For the most part its pretty quietAs a resident the pool is only open half the year thats been going on for the last 7 yes 7years ... I now have a membership to have access to a pool for the days that I am off and is open later ... Now the part Im currently not happy with is that I have to use their portal or a money order payment coupon place where ever that maybe to pay my rent after dropping a money order with over the amount of later fees to which I now have a thirty day notice because they dont want to take the time to do thier JOB ???
Lived here for over a year. Weve never had any real issues, our neighbors in our section are clean quiet and respectful. Have yet to see any type of pest issue either. My only real issue is their playground is a joke and there is broken glass everywhere along with tennis courts, although thats the disrespectful acts of the tenants. And management should mandate tenants maintain their fenced back porch so it doesnt turn into a jungle!
Well I will try to be brief. I do really like my place but havent really felt like home. When I came to look at the place I was told the rent is $779. When I came to s ign the lease ,( which at that point I had no other option but to sign ), I was told the rent was $932. They had us sign the lease through an email and when we got the paper copy of our lease , it says our rent is $1129. Now I just dont understand how someone could lie and screw someone over like that is beyond me. I was just coming out of being homeless and this person screwed me so bad and she didnt even kiss me for it. But I do want to give a BBIIIGGG shout out to my fovorite person out here and that is Mr. Marcos , he is my maintenance guy and he is the best , he is completely awesome and he really takes wonderful care of his people. The office is unhelpful and does not properly scheduled maintenance request. I wish I would have listened to the reviews. It is a terrible place to live and I cannot wait till my lease is up to move out. If I could give negative stars for customer service I would.Sep 15 addition to original post:As an addition i reported the issue Saturday and it was not fixed till Tuesday for clarification. Also ill be calling tomorrow as the drain was not propperly fixed and is already cloged again in less than a week.
Eden crossing is the most nasty place you ever wanna live. My sister lives there and the up keep on the place is terrible. They have the up keep by the rental office decent because they want to use that as pictures in papers and online. When going up the steps there shouldnt be 10years of spider webs on the steps. Carpet is so so old its ridiculous. Im trying to get my sister out of there she can live somewhere else nice for $800 a month.
Worst apartment experience Ive ever had to live through. The people at the rental office are rude,unhelpful, and will lie to your face. I moved in and accidentally broke a window and they said I had to pay $130.00 to replace it. A guy at the rental office then told me I could have fixed it myself cheaper after they billed me. Finally a manager said that the guy didnt have authority to tell me that. Completely unorganized. I had a gas leek that made me feel sick and had to call the gas company out 4 times before it was completely fixed. I had to buy a new dryer because the nice one I had got fried due to poor maintenance to the fuse box. They didnt care... My refrigerator leeked and froze water all over everything for 3 months before they finally replaced it with a new one,and my dishwasher still leeks and it is very unsanitary. I could go on and on but...I just cant wait for this lease to be up so I can move somewhere worth what I pay.
I’ve been looking into serval apartments and went to go back to these only because of the person I was working with but I found out they were no longer with the company I was in distraught Morgan was the only reason I was going to decide to put in my application because of her great customer service and how she was very knowledgeable and honestly you could tell she was a great employee. So she will definitely be a gain to whatever company she working for next! Hopefully she’s working at another complex so I can put an application there!added to response* i’ll be going elsewhere since morgan will not be able to help me out thank you!
The management is very rude, Rat and roach infested , when I first moved here I was suppose to be in another apartment but the electric box was out so they had to move me to another apartment and then told me I have to pay for another application fee to move to another apartment because of rats and roaches! Do yourself a favor and don’t move here been having these mice in my apartment since I moved in and all they do is put sticky traps down instead of trying to find where they coming in at. They spray painted the gas stove top to make it look new and also the overhead for the stove which is very dangerous. They don’t cut the weeds in your patio and expect you to go out and buy tools to do it yourself. They take over 2 weeks to answer to a maintenance order. It’s not worth your time nor money. Also the roof leaks and the roofing company told me they won’t re do the whole roof so they keep calling them to do cheap patch up work. They want your rent on time but don’t treat you as a resident and make sure your comfortable living in the apartment.
I have been a tenant at villages of Eden crossing for about 8 months now and it hasnt been all bad but not great either. As of June 18, 2018 the air in my apartment has been out. I called to have maintenance come fix it and as of today July 9, 2018 is still NOT working. Ive called back at least twice and was told that they are working on it. Its been in the upper 80 and over 90 since the air has been NOT working. The ladder time I called the office I was told that they have 30 days to fix a request. Its close to 30 days and its still NOT fixed.
If you are looking for a place to feel peace and comfort, this is not it. Maintenance is useless, and the leasing office is even more useless; they do not care about you or whatever happens after you sign the lease. I settled an escrow case in court today and I got some money back for the inconvenience suffered during two separate periods of roof damage and flooding leading to exposure to health hazards, destruction of property, and terrible house odors. I wish I had gone to court immediately when it started.
Put in a request for Maintenance that same day he came and fixed my drain in my tub and also a couple days after (today) replaced the blinds in my room. I’m inlove with my first townhome ! Excellent job thanks guys haven’t had no issues at all and not to mention my family came to visit during thanksgiving and loves how quite and clean it is out here : )
Sure Id love to pay my rent online, but um not for $24 extra dollars!!! Even during the Pandemic youd think it would less or even $0. I dont believe theyve even considered it. Lastly, if you like thin walls to hear your neighbors and vice versa, live with Mice & Ants...then this is the place for you. Oh yeah and dont ever have an issue out of your control with transferring utilities, you will be charged $50 on top of the utility bill that you are paying to them to pay until the issue or transfer is resolved. Like I had no control over my utility transfer delay. If your going to add it in my rent and Im paying it, why are you charging me $50. No compassion or consideration, just money pit HUNGRY!
I moved in May 2018 I have had nothing but problems. I have two children and they still take forever to fix things. I put a work order in for my master bathroom because if we use it it leaks into our kitchen lights I put that in September it is now February and it still hasn’t been fixed every time I call to check after the 3-5 weeks they say it takes for a contractor to come a fix it whoever I speak with in the office says there isn’t a work order in. After the fire they came to fix a work order I put in months before that happened. This place looks nice and is a nice size but don’t move here. I also asked for a corporate number they told me corporate only takes calls for payments. My water was turned off today with no notice. I want to speak with corporate not to the manager at the rental office and nobody can help me. DONT MOVE HERE!!!
DONT DO IT!!!!! I have been a resident here for almost 5 years but this past year has been a nightmare. The nightmare continues! UPDATE: It took them 4 months to COMPLETE my gutters and drywall...again 4 MONTHS! Now my air conditioner went out and I was very polite when I called...the Resident Manager got rude and SLAMMED THE PHONE IN MY EAR. You better know I flew on the highway from my job to confront that situation face to face. She then changes her approach and tells me by law my air doesnt have to be fixed until July 20th and I should open a window...PROBLEM: ALL OF MY WINDOWS ARE BROKE AND WONT OPEN INCLUDING MY PATIO DOOR! She just put a ticket in and said the patio screen should be looked at in a few business days?!?!? They are GARBAGE...It took them THREE WEEKS to fix a light switch that would not turn off. Maintenance does NOTHING but sit in the office completing nothing...the staff is always texting on their phone doing nothing...DO NOT MOVE HERE!!!!!!!!(THE FOLLOWING IS FROM EARLIER THIS YEAR WHICH IT TOOK THEM 4 MONTHS TO COMPLETE)They have refused to repair something as simple as gutters and water has literally poured through my apartment from the ceiling to the basement multiple times and my personal property was destroyed and they refuse to assist me in any way. The management is totally HORRIBLE and arent considerate. DONT DO IT...YOU WILL BE SORRY! Plus that statement they said about having plenty of happy residents...thats a LIE! They were happy but arent now!
Been living here about six months now. First issue I had is some random lady stopped while I was moving in said its infested. Then they never installed or cleaned the carpet. There was mold / mildew build up in bedroom shower, they came out and caulked over it. AC has not worked reported it at least 5x over the last 3months. I got tired of reporting it had my childs father call in and they put a letter on my door trying to evict me saying i violated my lease. Mushrooms are growing in front of the dishwasher. The garbage disposal is broken. They refused to fix the only exterior light in my whole PL that I had no access to physically replace myself, so I had to call a friend to get a ladder to replace it. Took them 2months to fix the leaking kitchen sink. Had to fix the back patio door 3x so far. The ladies in particular in the office or rude, very unprofessional and unapilogetic.. It was said Im complaining . I love the style apartment its a reasonable price, descent area. But next months rent will be going to escrow. Right now Im sitting here its 88° and its miserable for me and my two children. If they got a better property management company, new employees and actually cared about their paying tenants itd be great, but its hell ...literally.. Oh yeah my bedroom windows are sealed shut I can open the patio door but a swarm of bugs eating at me while I sleep doesnt sound good
Surprised I haven’t seen many comments about mice cause they are infested with them at my sisters Nice clean apartment she has here!! Issue never resolved after reporting she has killed countless with traps and they keep coming they were just downstairs and now they have made there way upstairs taking over her apartment and comfort zone. She hasn’t even cook past year that’s how uncomfortable she is in her own place! She has lived here for 4 years and this problem has been past year. She is just now moving out I’m so Happy cause I can’t even visit her anymore cause I’m scared to death of mice. Beware of moving here, I’m telling you!!
Edit: The only way to get our AC fixed THAT WE PAY FOR was to get a letter of medical necessity.We now have animals living in our ceiling. They are loud and up all night. Ruining our sleep, keeping my kids awake and we requested to have then removed and the subsequent roof fixed on March 9th. It is now May 19th. Ive gotten plenty of runaround but find it odd that since theyre not doing any non-emegency repairs due to COVID-19 theyd be bogged down with service requests and unable to complete a task that DOES NOT REQUIRE THEM TO ENTER OUR UNIT.We have lived in this complex for longer than I care to admit. Dont live here. Dont come looking, and dont believe anything youre told. Our roof here is almost constantly leaking and now its the hottest time of the year and our air is out. This is miserable without kids, let alone with small children. Again, no sense of urgency. I was told theyd try to have it fixed within 30 days. Unreal.Of course they want the rent paid on time, though.
I never seen a business that doesn’t care about their customers, the reviews and the concern of their resident to the extent of This residence: I called and complained , wrote a review , went in person to the office, but they never solved the issues. Literally I have to hold my nose walking in and out of my apartment due to the dog feces right in front of my door steps from the next door dog ! I don’t know if they don’t have a pet policy , or if that one customer is more important to them than all the neighborhood that suffers the health consequences everyday , and literally complain everyday about the feces and the smell of the trashes. The only thing they are adamant about is collecting their rent ! Pass the 2nd of the month, you will pay late fee , or soon you will have eviction notice on your door! It’s a no no no ! Place , I got they well know their average customer are not a review readers and they don’t give a damn about it ! Disappointing !!!👎🏾👎🏾👎🏾👎🏾👎🏾
This was certainly not the best place Ive lived. I had issues with my windows, a leaking bathroom which maintenance first said there may be water in the wall let it dry up and see if it still leaking, I had issues with squirrels in the ceiling, which took over a month for them to take care of. Maintenance does not come out right away and when they do, they usually end up fixing something you dont even ask to fix and dont fix the original problem. I would not move back, the parking is terrible and management wont do anything about parking.
When we first moved in several years ago service was great if you had a maintenance issue. Since then it has gone downhill, more like down the toilet. Have had a few issues reported in the last couple years that nothing has been done about. Most recently we reported our AC is not working (mind you it is the beginning of June). They leave a note on our door a couple days later saying that the key does not work and to provide them a new key.This was maybe two weeks after they entered our apartment while no one was home with their key to work on an emergency for the downstairs neighbor having to do with pipes. And then left dirty gloves on the floor of our shower and another one outside our front door. So the hubby explains the locks have not been changed and will not be able to get them a key during their office hours because of our work hours and working 45 minutes away. Also if they lost our key they need to replace the lock so nobody enters and robs us blind (we had a break in about two years ago).Nope did not happen. So we have been without AC for at least 5 days at this point (nobody tried to come and work on it on the weekend when we are home). I call to report an emergency because according to them if it is over 85 they consider that an emergency. I was told that it was not going to happen tonight because the on-call maintenance person would have to get a babysitter and then drive 45 minutes from his home which would make him arrive after dark, when it was suggested that someone who lives closer come out he said he would not do that because they are not on call this week.I would NEVER recommend living in this community just because of the horrible customer service. Oh and when my husband went to give 30 days notice even though we were not in a signed lease the office staffs immediate response was a very rude if we find someone else in the next 30 days youll have to get out immediately. Do yourself a favor and look elsewhere! The only thing I will miss about this place is the woods right behind our apartments.
If I could give them no stars I would. Ive hated living here since day one. When we moved in outlets didnt work, refrigerator didnt work, the lights outside didnt work, and we have this random wire coming out of our wall in the living room. We had a maintenance call to fix everything but they didnt. They fixed one outlet, the refrigerator, and replaced light bulbs but the outside lights dont work so replacing light bulbs does nothing. The windows are extremely poorly insulated. In the summer the upstairs is extremely hot and in the winter the entire house is freezing. We have our heat set to 80 but it stays at 60. The appliances in the kitchen are so old its ridiculous. If something calls for being baked at 425 degrees you have to set the oven to broil. Our neighbors are obnoxiously loud, Ive called the police on them and complained to the office but they wont do anything. These same neighbors think the parking lot is a trash can, every other day there is new fast food trash in the parking lot. This is the worst experience Ive ever had with an apartment.
New Life Properties are terrible! I would never recommend any property owned by New Life. Ive been a resident of Villages of Eden Crossing since Feb of last year and I HATE it. They cant keep the same people at the rental office everyday there is a new person. The person that I signed my lease with isnt there and she left within a few months after I moved last year. This office never answers the phone. I tried to call New Life but they dont answer the phone either. I put in a maintenance request when I first moved in over the summer for my air conditioner I went a week without air. I live with my 2 daughters who are 8 and 1. My furnace went out last night and I called the emergency line around 9:40 I called again an hour later no call back no nothing. I tried to call the rental office while Im at work to see if they fixed my heat and no one answers this is ridiculous Ive NEVER received such poor service from an apartment in my life and I lived at these apartments when they were the riding Club and Wyandotte and it was a lot better with that management company.
I would like to say that I have been living here for 6 years and never had a maintenance man as efficient as Marcos. He is always so respectful and cleans up behind himself. And if he can not fix something right away he always keeps you informed and comes through on his word. Great job Marcos!!! Someone give this man a raise!!!!!
Oh how I wish these reviews came up for me BEFORE we paid an application fee and a full months rent for a deposit....which I know was processed incorrectly by the new person. There is no way I ever had to pay a full deposit...my rental history is excellent!!! We go to view the apartment supposedly ready for move in and experienced a little of everything described in previous reviews. Long story short...we want our money back and cant get it. Were willing to loose $750 instead of having to deal with these idiots for the next 13 months!! My advice is DO NOT APPLY TO LIVE HERE....PERIOD!!

Every drain and toilet in the place backs up and there is no rush to fix your problem... Ive had a broken upstairs toilet for 2 months leaking into my dining room that has not been repaired. Last Thanksgiving my kitchen sink and downstairs bathroom sink backed up over the holiday and no one repaired it for over a week! So we had to use bowls to drain the water from the sink and pour in the toilet! There is a constant leak from the shower that gets fixed but eventually starts leaking again.. Called maintenance to fix the bathroom light the next day it fell down! If you are considering this place just be aware of what you are getting yourself into... And you probably need to be a handyman yourself (-:
I recently moved into The Villages of Eden Crossing and I must say I am not at all satisfied with the experience. I have only been here 3 days and it has been the WORST! The day I viewed the apartment I would be living in, I was excited I was working with KeRon a resident manager in the office. He informed me there were a few maintenance issues that needed to be taken care of but overall the apartment was fine. I personally asked KeRon if there were any pest issues I needed to know about and he stated there were not.After moving in over the weekend I came home from work that following Monday and saw a notice that maintenance entered my apartment without my permission to lay mice traps! I WAS NOT informed there was a pest problem and when I asked KeRon about pest he informed me everything was fine and he hadnt heard of any pest issues. I spoke with Josh another resident manager who basically told me he wasnt sure why I wasnt informed and they would be getting pest control out to handle the issue and later I found out they are resloving the issue in house and not with a pest company. My neighbors told me they were done the same way he moved in and later found out the apartment had mice. He has been there for 2 weeks and have already caught 3 mice! If you want an apartment community that cares about the living status residence this community is not the one!
At best you will deal with a minimum of 4 maintenance issues a month. No issue is ever truly resolved or fixed properly. The children in the complex are disrespectful an unruly. The walls are paper thin you can hear regular conversation and intimate moments. The front offices phone is off and no one really knows anything. The model home they take you too compared the the house or apartment you placed in are so different youll want your security deposit back. Am very optimistic in my perception of life and people. But I wish an honest person would have written a review n saved me the headache
Dont move here!! Maintenance is horrible. I have water flooding into my apartment. Noticed it on a Sunday, called emergency maintenance , they came over looked around and said someone will be here in the morning. 3 days later I am screaming mad.. I have been calling everyday and was told it would be taken care of that day but it never happens. Apartment is starting to smell, andI cant use my water. After the nasty message i just left them, lets see if they will come on day 4. Moving as soon as i can!
Horrible here. Had a fire caused by the lack of properly trained maintenance men. Then they refused to pay to replace my items that were damaged even after the fire Marshall ruled it there fault. And tried to have my renters insurance pay to fix the building. Place was disgusting when I moved in. Constantly drug raids going on. Some of the buildings have bloods spray painted on them. They will claim to have lost your rent unless you can show them a signed receipt. They will send you letters saying your lease has changed for various reasons (highly illegal). If you rent here get an alarm system because they will come in your apartment all the time. If the maintenance man speaks any English at all they dont know what they are doing. DO NOT RENT HERE IF YOU VALUE YOURSELF AT ALL. Currently hired a lawyer to try and fight them and reclaim some of the money I have lost from the fire. Dont trust a word they say they all lie Constantly. Look up slumlord in the dictionary you will see a description of the landlord here.
They do the bare minimum at keeping up on these apartments! Havent had any real problems out of them but I know for a fact they dont keep up on their maintenance calls. And they rip off some tenants that dont have set water bills. And if you do have a set water rate they increase it as often as they want.
ARE YOU READY TO DIE???? Because if you move here, your health is definitely on the line. Your health, kids, pets, family & friends. MICE ARE EVERYWHERE. Inside the apartment, outside the apartment. Bring your groceries in and leave your car door open for 10 seconds, and you may find one in your car. Mice, rats, roaches, bed bugs, spiders...EVERY CREATURE KNOWN TO MAN KIND stays in these apartments. Very disgusting and the management is very poor. Maintenance request take forever. IF YOUR TRYING TO COMMIT SUICIDE, THIS IS THE PLACE TO GO :)GOOD FREAKING RIDDENS. THEY NEED TO BE BURNED DOWN TO A CRISP AND THEY PROBABLY STILL WOULD BE INFECTED. BUY TRAPS AND BUG SPRAY IF YOU GET APPROVED.
Was not worth what we paid for especially not having a w&d in the apartment. Always trash outside and ppl playing loud music above us with a yapping dog. Parking is terrible!! Cars driving in and out blaring music. 3 guys tried breaking in (while bf was at work and I was home alone) they cracked the door and jammed the lock, called police and made a report but maintenance always responded promptly with emergencies which was a plus. Neighbor above us clogged their tub causing all of the water to flow back up through our toilet X2 (VERY unsanitary!) Office ppl care about themselves only. Ppl always sat on the steps smoking weed in our building. Very spacious apartment though (we had a 1 br garden). I loved all the natural light it got from the patio glass doors. (Screens never fit though). Only a couple of the outlets worked which made it hard to place things.Glad were out though. Wouldnt recommend, only good things were the spacious apartment and maintenance sometimes.
If I could give it a zero I would they are terrible!!! My boyfriend has lived here for over a year and a half and this place is terrible! His patio in which he has called over and over about to get fixed no one ever came!! Since summer of 16 we have had raccoons living in the cealing and weve called over and over for maintenance no response and when we finally get a answer on the phone they say theyll send someone over they never give you a time so we go to work and then they come but cant do the job because we arent home and when you call back to try and get someone they give you the run around my neighbors house was broken into and they came through a window maintenance was suppose to fix and they didnt so their house has been broken into twice and guess what MAINTENANCE STILL HASNT CAME !! Theyve gotten people rent money stolen if youre thinking of moving here DONT!!! Do not live any any new life property!!! They dont care about their residence, community and if you have children just do not move here I dont care if its the last place on earth!!!! You literally have to put your rent in escrow and call 6 on your side to get them to do ANYTHING!!! DO NOT MOVE HERE PERIOD!!!!
I have not lived here, but I did go in one day for information. The rental office is unkempt, smelled funny and the staff were 2 young men who looked dressed to go play basketball or lay around the house. I was completely turned off...if this is how a company presents itself and you arent even a tenant...i was afraid to explore any further.
Cant give 0 stars. Current resident. Ceiling developed a hole (3x2) in it in October. The landlord has NOT attempted to repair the ceiling, using an excuse (going on 5 months) that they are trying to find a roofing company, but they wont replace the drywall in the unit.The ceiling hole has caused rodents and bugs to infest the unit, and after 3 months of contacting them they have yet to do anything to resolve the cockroaches.Trying to break the lease to leave the premises.
My son lives in these apartments in Columbus Ohio. His family lives in a townhouse with 3 bedrooms and 2-1/2 Baths. It has beautiful brick wall in the large living room, they have a dining room table and living room set up, galley style kitchen with breakfast area and, the stairs are really nice and easy to climb. Also they have a fenced-in backyard and semi fenced area out front. They have covered parking with uncovered parking for guests, and of course there is a clubhouse and pool. These apartments are in Whitehall area and there are plenty of stores and restaurants near, and close to I-270 in Columbus, Ohio. There are so many nice townhouses in Columbus compared to Cincinnati.
Place was horrible! Lied to, place was broken into and things stolen, group of kids hopped over the 6ft gate and was trying to break in until they heard my husband and ran. Infested with centipedes and wolf spiders, also termites we called the office and a guy came out and took pictures of the area where the termites were and no one ever followed up. I called the office again about it they claimed that they never told anyone about it and that they did not order anyone to come out...staff communication is horrible especially between staff and maintenance. Also in “showing me my apartment” they showed me another place not the place I was moving into (no they did not make that clear in the beginning either) STAY AWAY!!!!

Office manager Layla is definitely in the wrong business because she doesnt know what shes talking about nor does she have an ounce of customer service! She has a horrible attitude and shouldnt work with the public! Her being fired would be a a great start to getting back on track! Dont live here. These apartments were built in the 60s-70s and have NOT been maintained. Ive got tons of marks on my ceiling from water damage, and there was a water leak from one of the spots a week ago, maintenance said it was from kids splashing water in the apartment above me.... BULLSH*T.The front door is broken and weve asked for it to be fixed since we moved in about 6 months ago, STILL NOT FIXED. They put some calking in the frame and said theyre done... there is still a gap and the door can easily be broken into.A window in one of the rooms is still not installed properly, its basically off the line and bugs can come freely in between the window... yayy.. Maintenance said they were ordering parts months ago and just last week he said oh ill come back next week... NO SHOW.THIS IS THE WORST PLACE TO LIVE.The trash piles up because they only come by MAYBE once a week. So theres trash in the street. People throw their newspaper and crap they get in the mail on the ground next to the mailboxes, nobody cares.This place is a ghetto. Its not safe. Its not fun. Its not maintained. The only good thing about it is its cheap, and for what you get, it should be $300/mo.DO NOT LIVE HERE.
I lived out in The Village of Eden Crossing for 8 horrible months. I had a gas leak that was so bad the gas company shut it off TWICE & when I contacted maintenance all they did was duck tape the situation. Dishwasher constantly leaked which they also duck taped, molding all thru the laundry room which they saw nothing wrong with. THESE PEOPLE SENT ME A WATER BILL FOR A MONTH BEFORE I EVEN MOVED IN!!!!.I broke my lease to get the hell outta there. It was the worse place Ive ever lived in. Dont be fooled by these folks cause they sure fooled the hell outta me. I took move in pics of all the damages that needed to be address (which took 30 days for them to not even fix half the issues) & gave them to the office. When I moved out these bums wanted to charge me for the same damages that I had to pics of & gave to them. The staff is the absolute worse. STAY AWAY!!!!!
I have been living here for two years now and i have never had a problem here so far, this place is the only place that i have lived that the maintenance actually fixed the problems that i reported and there is one guy that sticks out the most to me is Connor, he always make sure that every problem that i ever had got fixed and always fixes everything with a smile and makes sure that im alway smiling before he finishes the job
Tried to check out the apartments today, only one person working in the office with a couple people waiting in line. Property manager does not answer the phone even while calling infront of them. They do not even greet you. Very bad experience before I knew any of the information.
Thanks to everyone who gave a heads up on this complex. I am currently shopping and rely heavily on these reviews. The owners New Life Properties (NLP) have quite a few slums under their belt. The slums pretty much include the apartments with Eden or Crossing in the name i.e. Eden at Easton or Cornerstone Crossing. It amazes me how businesses like these are allowed to carry on like this without anyone stepping in. NLP is currently fighting the Better Business Bureau. The BBB wants them to register because obviously with 40 unresolved complaints out of 41, they need monitoring but NLP is disregarding them as well probably because they feel too big to be touched and are being cheap as well. Has anyone taken any complaint to City Hall or City Council because I just read several building code and health violations. Whitehall is supposedly a coveted community but most if not all of its apartment complexes are completely gross and ran by awful staff! If a city is so great how is it allowing its residents to live like this? Easy New Life Properties is paying its property taxes and city taxes on time!The reviews are all great but more needs to be done to expose NLP. It is criminal to promise someone something cause them to pay for it because of your promise and then completely not deliver and have no intentions of delivering what was promised. Its called bait and switch Why are they not being held accountable? Letters need to be written and videos need to go to go viral to expose this criminality which is being overlooked by Whitehall. Time to clean it up and stop taking advantage of renters. I know not all tenants are good tenants and some will destroy your property but this is not the majority of renters If you have an issue dealing with people who need to rent and are underserved, owning a slum will not help you resolve these feelings get a new business, one you can actually succeed in instead of failing miserably! I may just show up to this complex with my video camera in tow to bring this topic to the spotlight it deserves.Fact The Village at Eden Crossing has approximately 200 units averaging $650 per month in rent thats $130,000 per month in rent 1.5 million dollars per year!! You are giving them 1.5M per year to live with roaches, raccoons falling through the ceiling, squirrels in the ceiling, crime, trash everywhere, water leaks, gas leaks, non working appliances, toilets that dont flush, mold, mildew, gross carpets, no parking, tows, rude staff etc!
I have lived here for about 8months and seriously I will say this place is not as bad as compay to others. I have had emergency and the come in right away, and other problems the May take one or two business days. The environment is really cool, if not of the fact that I have to move out of Ohio I will live here for as long as I can.
I would like to commend one of your employees by the name of George, not only was he friendly but extremely focused and efficient at performing his tasks, he quickly and efficiently repaired and corrected all the issues I had in my apartment and was a very pleasant individual.
If I could give a 0 I would three months after moving in I found out they had a mice infestation to the point the health department is involved I just go work orders filled from 2 and 3 months ago I have always stayed in places 5-6-7 yrs this is the first place that I can’t wait to leave do not move here not unless you just want headache i even spoke to someone from corporate office named Asmiah Abraham who said she would call me back I never got a call back so you know if they don’t care no one else does I’m very disappointed

I’ve been complaining about my room leakage and my rest room right above my bath tub it’s been leaking whenever it rains ,it’s been almost 3 months they guys are not taking no action I’m extremely disappointed by their service and I will never ever suggest people to get a rental appartment here they guys are no help....!!!
If I could leave no stars I would this is the worst places trying to get my name off of a lease and they tell me since the person I previously lived with still pays rent they wont do anything dont waste your time here they are truly horrible wish I would have searched into this place before I chose them they are a laughing joke thanks for nothing

2021-12-09I worked with Brandon and the service was phenomenal. He was able to work within the timeframe I needed and at that time had options (affordable apartments move quickly same this was the first place that had options, square footage, and a reasonable price).The holding free was high, but to be honest its been like that for all the apartments I looked at on the east, south, and west sides so it wasnt shocking.When I signed, there was some trash on the patio, which they took care of before I came back with my first carload.The apartment is very dated. The upgrades are nice for the most part. The flooring is cheap and creeky. The areas that arent upgraded are a dark carpet.I couldnt be happier with the amount of room and layout. Like others, I have noticed rust, even in the upgrades areas.These few observations are the only points that reduced it to 4 stars. Once Ive lived here a few months, Ill come back for an update.Love the website and the option to set up my rent on reoccurring payments. That by itself is going to make life so much easier 😊

He is very knowledgeable, and takes the time to thoroughly explain the details of whatever process you are going through. Brandon also makes it a point to follow through with his promises and submit maintenance requests. I wish he was my leasing agent, because I know that everything would have been handled properly. 2022-04-24It took me a while to get on here to write a review. The move in process wasn’t bad. They made sure they communicated with any information they needed. Made phone calls and emailed me. When the date was push back they made sure they told me and the reason behind it. BUT THE APARTMENT itself…. They should really let you do a walk-through before even knowing IF you want to move in or not and not the day of lease signing. I feel like they make you pay way too much money for all the problems this place have! It’s like living on a ant hill. They have really bad ants. No matter what you do. Roaches and mice. I have only live here for one month. They have so many cat around here it should keep the mice AWAY . The place definitely need updates. They don’t actually fix things when people move out before they move you right in. Paying $900+ for a two bedroom townhouse here is too much. GET IT TOGETHER

2022-03-16I worked with Alexis Rutland and I must say she is the best she got me in my apartment quick and kept me updated with everything… She was very nice and made sure my apartment was move in ready for me and my son I definitely appreciate her. I would rate it five stars once my AC is fixed but other than that I have no problems. I love my kitchen as well everything was new. Thank you so much Alexis

2022-04-22My review is not necessarily for the property but in reference to maintenance. I really appreciate Marcos W. taking the time to not only do an excellent job of fixing but also explaining the issue in a way that I could understand. He was so professional and if all were the same and worked equally as hard, i think it would be a huge benefit to the property. Many times prior, maintenance seemed to always want to just be in/out or half fix the issue. It really helps when time Is taken to ensure problems are fixed and preventative measures are taken.

2022-04-29I was lucky enough to work with Brandon who has been very professional and on time he always answers in a timely manner and with any maintenance issue he makes sure it’s work on immediately. The apartments are older but the outdated thing I dislike to most is the bathroom shower tile and counters but not to many maintenance issues as of now. the balcony have great views minor little ant issue around the kitchen sink I was able to tame I am completing my first month at village of eden and I am overall satisfied with the apartment and its monthly rent based on how crazy inflation is now

2022-04-21I worked with Azia for my move-in process, she was pleasant and transparent throughout the process helping with any questions or concerns I had prior to, during, and after my move. As well as providing great opinions and options for local activities.The apartment was mostly clean upon entry, just requiring some surface level cleaning to ensure any debris left by maintenance repairs between tenants was removed. Everything present in my unit seems to be in working order as well. Some fixtures seemed a bit worn out, but still currently functional.Parking seems to be limited to just enough for tenants, there may be days that you have to park a little farther from your apartment.All in all, the experience with staff so far has been positive, and the experience with the facilities has also been mostly positive.

2022-06-29God awful. I rented a 1-bedroom here for a year based on its listing on Apartments.com, which mentions washer/dryer hookups and a laundry room. I even asked the manager to confirm hookups would be in my unit (that manager left shortly after Id signed my lease). I didnt find out that their 1-bedrooms dont actually have hookups until Id already signed, and asked the new manager after Id walked through (that manager has also left since).I also went nearly the entire month of February without hot water because the office staff couldnt be bothered to enter my work order requests. I found this out purely by luck: the maintenance tech on my fourth request happened to catch me when I came home and filled me in on the way work orders were now being dispatched. The main office had sent a mass email telling residents to submit requests online (which I did). However, these requests werent going directly to maintenance—the office staff would wait until the end of the day, review their inbox, and instead of copy/pasting or forwarding, theyd submit a new request (usually miscategorized as other) and type in their interpretation of the issue. It was only because I happened to catch the tech himself at the right time and tell him the issue personally that the issue was fixed.Avoid this place and 5812 Investment Group at all costs. Too much rent for a garbage heap of an apartment community.

2022-04-07If I could give them negative stars, I would. Unless you hate yourself, just dont do it. They lied about EVERYTHING, the price of my rent, my move in date, the type of unit I would have, having washer and dryer hook ups. The apartment was not cleaned before I moved in, the shower, dryer and stove were non functional. The refrigerator leaks water. I went 3 months without a fully functional stove, took them 4 months to replace the dryer unit and it still doesnt work. There are holes in the wall where ants and other bugs are getting in. The people who work in the leasing office are rude and unresponsive. This is honestly the worst place Ive ever lived, and I lived on the hilltop for 8 months and it wasnt half this bad. Save yourself the trouble.

2022-06-03Everything went well with Vastylor Antenor. A day later after I move In, there were roaches everywhere once I turned the AC unit off. There had to be an infestation before or maybe next door. I was told pest control comes every week. Not sitting very well with me.
