Fact check everything they claim. Issues all over the apartment from loose fixtures, carpet not tacked down, stains in the floor, hole in the wall and when I pointed out the damages the rep simply said to mark it so I dont get charged (her job). Talked to last tenant and they charged them for it however Wright Field failed to fix it. Also has out dated appliances that are not energy efficient.
Weve been living in one of the single family homes for almost 9 months. Overall, weve really enjoyed living here and have no regrets about it! I would like a bigger/nicer kitchen, but besides that, things have been good for us. Maintenance has always been timely and courteous. We absolutely love our neighborhood and love feeling safe. Very pet friendly, as well.
I moved here two months ago with my two youngest children and my two oversized puppies. We have an end unit and fenced in yard, with a playground just outside the fence. Maintenance is quick and efficient, the utilities are super affordable and I never hear my neighbors. I have a very comfortable 3 bedroom town home and the complex has a dog park, stocked pond, lighted tennis courts, running paths, A rec center, swimming pool, sand volleyball, and a very nice party house that can be reserved. I feel amazingly safe with security police roaming everywhere. The self help store is amazing and I just really feel at home. The folks at the welcome center are amazing, but Gabby is my favorite!
Properties are nice. The maintenance team is responsive. The leasing office is a nightmare to work with. They dont respond to emails and they dont communicate until something has become urgent. Our water was turned off for hours to make a repair and we were never notified. When I inquired about the water being turned off I was sent to 4 different people, none of whom could give me an answer. I had to purchase two insurance policies becuase it was never communicated to me that I needed to purchase insurance and then I was threatened with eviction if I didnt purchase it it that day. When I did purchase the insurance I was told it wasnt sufficient and that I needed to up my coverage - it ended up being cheaper just to purchase another policy. When I tried to inquire about the insurance requirements I was ignored. The leasing office is not friendly or professional.
No problems at all, these homes are awesome and the leasing office makes sure to get back to you as soon as possible; the maintenance crew is awesome as well, we had an issue and it was addressed as soon as possible. Still waiting on some more adjustments but STILL worth 5 stars.
We have lived I. The Properties for almost 10 years and can say without a doubt this is by far the best housing complex around. The people in the office are very accommodating and always wanting to help with anything we may need, and are so friendly to always speak even when seen away from the base. Maintenance has always been great and works very hard to fix any problems day, night and weekends until the problems are fixed and always in a timely manner. We hadnt planned on staying in housing this long but for the value and comfort that is provided including office staff, maintenance, security its a home. Thanks to all you all do for us as residents.
1. Signed a contract for a house with a two-car garage. Received the keys to the house to find out it was only a one car garage2. When we walked up to our new house, all along the path and in the grass in front of our house were piles of dog poop. This point only goes to show that there are next to no standards for maintaining your living area. Several yards are littered with toys trash lawn furniture and tacky lawn ornaments because this housing community doesn’t hold its residence to a minimum standard.3.Walking in the house we are greeted with the strong smell of gas. I brought it up to the office and was told that the strong gas smell, was the smell of the new carpet!!!!! However, a few months down the road when our furnace had to be replaced, the smell of gas went away.4.There was mold on almost every window in the house. Every bathroom and all of the bathtubs had large amounts of mold in plain sight. The counter tops were filthy. The stove had food stains all over it and when it was pulled out, we found grease stains trash and more food.5.Ohio Law states that there must be smoke detectors in the house. Again, without going on and on I will just say that there was not a single smoke alarm in the house.6.Back yard fence was missing planks which I had to find and put up because the neighbors’ dog was able to fit through.7.After enough complaining to the housing office I was able to get my name on the list to move into the newly renovated houses once they were done. Time came for us to move out of the old house and into the new, which meant I had to do another pre-inspection and another final out. I told the person that was doing the final out about the state of the house when I moved in and I was told that it doesn’t matter what the house looked like when you move in, it matters what it looks like when you move out. The one thing that bothered me on the final out was that when the person who was doing the final inspection realized who we were, he said “oh you guys are the ones that have been causing all of the trouble for the housing office”. That seemed pretty unprofessional and if by “causing all of that trouble” you mean reporting housing code violations and mold and the smell of gas, then yes that was me!8.The new house that we were moving into was recently renovated and they took us on a walk through. I can’t complain too much about this house because the renovations are actually pretty nice. HOWEVER, when we moved in three of the four sinks did not work, the hot water heater went out and when I called maintenance to have someone go help my wife relight the pilot light, I was told that they don’t respond to houses for pilot lights on the hot water heaters on the weekend. The part I forgot to mention was that this was on the weekend that was 12 degrees outside. So, my wife had to do that on her own while I was TDY. A few weeks later the hot water heater finally went out and had to be replaced.9.First heavy rainstorm of the season in the new house and the front windows what were part of the new home renovation had water pouring in the house around the cracks. They came out immediately and fixed it so that was a plus. Next rainstorm a few days later and the other window in the living room starts doing the same thing.Overall, I would definitely NOT recommend this housing to anyone. The houses are very poorly maintained and when they do get updated, it just looks like patchwork. I have never really had anyone be rude to me at the housing office so this is not meant to target any one individual. Like I said when we moved in, we had very high expectations and were immediately let down. Base Housing is supposed to take care of the men and women who serve. They are supposed to be a place that military members can go and feel like they are being taken care of and not ripped off. I hope that this can help someone who is about to move here. My intention is to just provide insight on my experiences.
Living in our 3rd home here at PWF. We have, like any other older homes had issues and some we had to wait to get resolved but they we not issues of emergent nature so I know that other issues may come first. I am not the type of person that expects more than the realistic. Once a problem did arise that needed immediate action, it was taken care of. We are now in one of the renovated homes and I must say they did a nice job. These are by no means new homes and you must remember that going into them but they have taken time to make a lot of updates to provide a more modern look and replace outdates appliances. I love the activities they have for my 4 children, ranging from my 16 yr old to my 2 year old. The parks are being update and kept up, the skate park and pool as well as the dog park for my fur baby! Husband enjoys the large garage space and sheds for tools and storage. They really have a lot to offer. Management was so nice and listened to our concerns. For the money you could spend elsewhere around the area PWF is worth it.
We have not been here long, however, our situation has posed challenging from the beginning. With this in mind, though, Tonya and the staff at WP leasing office have remained more than up for the challenge. We cannot say enough regarding their professionalism and integrity to service. Our family has enjoyed endless hours with new friends and neighbors, fire-pit gatherings, evening socials, and good old-fashioned fun. As for safety, our kids can ride their bikes, play with friends outside, and roam from backyard adventure to driveway basketball all with our peace of mind. We have seen regular safety patrols and the ease that comes with neighbors watching out for neighbors. Even though we downsized in sqft from our previous housing, there is ample room for our family of four. While the kitchen is no roomy, storage friendly, ideal chefs kitchen, Ive learned to organize creatively and still manage adequately. When encountering mildew due to Ohios rain these last few weeks, the maintenance office quickly responded to our concerns along with offering advice and tips for regular maintenance. Even the staff in the self-help store were accommodating with our lawn needs. Regarding location, we are minutes from convenience in all directions including stores, fuel and restaurants. Given the choice again, we would choose Wright Pat, The Prairies every time.
I have lived here since April 2015. We chose this place after having to foreclose on our home. First, this is the best value we could find for our money when looking at rental complexes. There is more space, a one car garage, and tons of storage (large closets in and out of bedrooms). The rooms have ceiling fans which is incredible. Utilities are very inexpensive. I like that I can make cosmetic changes (such as painting), and I just have to paint it back, and they provide the paint!We love that we dont have a monthly pet rent for our two cats. Maintenance is responsive to any problem weve had. I love self-help: being able to borrow a mower, pick up light bulbs or fire alarm batteries, mulch, topsoil, etc is HUGE. As well I adore the staff at self help: they are friendly, helpful, and get to know you. The neighborhood is safe, truly an oasis. We love going on walks through the neighborhood. It really feels like a place to call home.The downsides: the kitchen are fairly small and require creative storage solutions. Being in a townhouse means that sometimes we hear our neighbors, and I sometimes worry if we are too loud. To clarify though, Im not hearing talking or tv etc, just occasional noises that must be loud on their end. Most of the time I dont even notice that Im not in a detached home. There was one winter that a neighbor smoked (I assume in their garage), and we could smell it in our connected living room, which was frustrating. When renewing our lease we have to pay the application fee each year, and we cant lease for 2 years when renewing. We initially only signed up for one year because we thought we might be moving again for a job, but I wish we had taken the two year lease.Overall I highly recommend this place to live to anyone looking for a home.

(They even weed lawns!)High Police presence, have always felt safe here!Cheap Utils: free trash and water!Best value for your money!Cons:Very outdated living spaces.Old fashioned kitchen cabinets.No lights in closetsNo outlets in hallways.Very limited storage space.Garages have zero insulation in winter.Neighbor dogs can be a pest (barking and picking up after)Overall we would recommend to anyone looking to rent in Dayton Area!!
Not terrible but not as great as other base housing locations. Housing is off base and while it does has a security forces presence there still have been small crime problems through out the years. You are also connected to 3 other neighbors and sometimes you draw the short straw on who you might get. Ive had awful neighbors and excellent neighbors over the course of 6 years. Mx is excellent and will come out for issues but when you talk to them they are just as frustrated as the residents with the cheap materials that were used when the houses were built. Overall its a house at your BAH rate but the areas rent prices are highly inflated so if you are going to be here for awhile I would recommend buying a home.
Weve lived here for 6 months now, and are still loving it! We live in the newer housing which is incredibly nice for the price you pay: 3 bdr, 2.5 ba, attached garage, back yard, etc. Since moving in, our furnace has gone out several times, and there have been a few minor fixes needed to the house. However, maintenance has always been very quick to respond and we have found them to be very nice and knowledgeable. I have several friends that live in here too, and they agree that the maintenance staff is great.
- If I could rate it a zero or in the negative numbers I would. I would not recommend these units to my worst enemy. This company does not take care of their people. They are extremely greedy and only care about taking as much money as possible.- I signed two two-year leases for a specific amount, but I was forced to pay more than what I signed the lease for all four years that I lived in these below standard houses or they would contact leadership. The only reason I stayed as long as I did, was the fact that I had to go through the courts to move residences.- They hire the cheapest work out there and the work they produce is evident of that. They hired people to paint the houses and their work was subpar at best. They missed areas and came back with different color paint to finish their job and they didn’t even finish it.- They charge you $50 for an extremely small yard, but they let the vacant homes grow a forest before they mow it. When they do mow it, they dont clean up after themselves. The Properties have standards for you, but dont live up to those standards.- The Properties expect you to carry heavy things 100 feet from the parking lot, but they can pull right up to the back door to do their work. The Properties doesnt care about your well being.- When I was closing out my lease, they tried to overcharge me utilities for a month that I did not live in the house. The Properties overcharge you for wanting to leave only because they know they know they will not fill the vacancy quickly. To put the cherry on top, I asked for someone to get back to me with more than estimate on my final utility bill and I get a collection notice.- The only plus in all of this, is the maintenance crew is personable and do the best with what they are given, which isn’t much.
We ended up not choosing to live at on base housing because it’s our first base and we’re trying off base for now. But the whole process with on-base was absolutely wonderful as far as people who are very friendly and understanding.I was able to set up a showing with less than twenty fours hours notice, they were ready for me when I arrived and their office has a play corner for little ones. These three things alone are amazing in my book!The woman there sat with me and talked through all the pros and cons of on-base housing which I really appreciated since we are new to all this. Then she showed me three different possible houses based on our family size and BAH. The first one was the only one I couldn’t go inside of because it was occupied and I guess they don’t have a floor model. But driving by gave me a good feel for the place and there are plenty of pictures and even a floor plan on their website.One home was a bit more dated, but it was very spacious! The newer one definitely had a smaller kitchen and dining room, but the attached garage was a huge plus!They were great about holding a house for us while we decided what we needed to do for our family and never pressured us.Something good to know. In June and July the three bedrooms are plentiful. But September rolls around and things are slow. Expect to wait longer for a unit during that time of year.The one thing I would warn you on - read your paperwork!!! READ YOUR PAPERWORK. Before you sign double check everything. We did sign a lease, and we had to have them re-send the paperwork at least four times because they put in the wrong BAH and or the wrong lease time (one year versus two). They were friendly throughout the whole process, but it was frustrating that it kept happening. Not sure why....
I do not recommend Properties of Wrightfield for housing. We have lived here for almost 2 yrs now and we will not be renewing our lease.Positives about PWF:- close to area b Airforce base.- nice housing layouts and large rooms in the woods housing, the prairies have extremely tiny kitchens and poor layouts.-15mph speed limits do keep kids safe plus the area is patrolled which is nice for safety!- they do offer a bunch of community activities throughout the year.My reasons for hating it here:-I put in a work order to have a drain put in my yard over 20months ago and nothing has been done! Our entire yard is constantly flooded with over 8of water all the time. No grass grows because of it. Constant mud. I was very polite at first but there is no reason a small french drain couldnt be put in (ive waited patiently through all of the seasons so no weather excuses) now they no longer return my calls.- I live in the woods area and there are constant water shut offs due to water line breaks... The water pressure is very high and the pipes burst all the time then everyone goes without water.-poor work when things do get done. They went through the entire neighborhood painting garage doors which sounds nice right? Except they didnt bother to watch where they put the paint because they painted in the entire seem so the garage door was painted shut and wouldnt open until my husband went out and cut through the paint that sealed it!-when my husband got a raise they increased rent... They said because it is based on your rank instead of the housing they are providing us! What leasing place does that? So you work hard, earn a promotion and they decide they deserve more money for the same place and no additional work on their behalf.- we received an email that they no longer will be suppling light bulbs to fix blown ones (that understandable) but they want the tenants to replace all their cheap regular bulbs with LED bulbs. Haha Sorry PWF but im not replacing blown bulbs with LEDS because when we moved in LEDS we not in the fixtures... Youll be getting the same kind of bulbs you supplied us with!- playgrounds are really nice in the Prairies but the woods however is rotted wood with bee nests everywhere...-maintenance issues... If they want to do something to the property your paying for they do it without calling or scheduling anything. We went on vacation and had a pet sitter come in to take care of our dogs while away. Maintenance came to our property and all the ones in the neighborhood, took down our fence (that we paid for to have put in) to raise the patio. No calling us ahead of time or even so much as an email. Also they took down our fence fixed a patio that didnt need it but couldnt add a drain to a yard that floods. Luckily our pet sitter saw them outside before opening the door because i have a siberian husky that will run away and never come back!There is no respect for the tenants here at the PWF. We are just theyre cash crop! They want more from you but dont want to do anything themselves! Very lazy and poor managment!I recommend if you have the means to buy a house, to do so! Houses are priced very well in the area and most morgages are cheaper than renting here! Plus if you add anything (like a fence) you get the return investment and you can put in what you want and dont have stipulations! when you get a promotion you actually get to keep your hard earned money instead of giving it to people for doing nothing. Plus if somethings needs done you can actually get it done instead of waiting for work orders that will never be taken care of! Goodluck and thank you for reading my opinion!
I enjoy living here, been here almost 6 years and any time I have an issue PWF works with me to get it resolved. No place is perfect, but it is a pretty great place to live. The floor plans for older housing are large and the maintenance crew is awesome! Every lady Ive met in the leasing office is friendly and helpful. That has been my personal experience thus far.
I have been a resident at the Properties at Wright Field for 7 and half years. Their staff is always kind and goes out of their way. It’s a safe place to live. The maintenance services are very good. It feels like a great community to be a part of. I would recommend living here to pretty much anyone.-Beth Weiss, resident
Putting money aside, this is a very nice community. The staff is always friendly and willing to help. Maintenance gets out as soon as they can and have always done everything they can to make sure the problem is solved and that you are satisfied. So the staff is great, friendly and helpful. However, when it comes to the money I am very disappointed with the Properties at Wright Field when it came time to renewing my lease. My rent jumped up over $70 a month and they could not justify the reason why. BAH actually went down from the year before and their prices are much higher than the average for Beavercreek apartments. I am giving them the benefit of the doubt here by using Beavercreek because this community is actually in Riverside which is a lower cost of living and not as nice of a community as Beavercreek. When I asked them why my rent was going up so much they tried to justify by saying it was less than my BAH because I still received the higher rate from the previous year. I brought up the cost of living difference from the past year to this year, which is not even 1% and the fact that BAH went down this year for us. They had no answer, and I asked them, you just raise it up because you can as long as you stay under BAH. Again no response. Although they want to serve the military in the community and do a great of taking care of them. They work for a for profit company and the company takes advantage of the guaranteed government housing allowance. I understand that the everyday employees that you will interact with have absolutely no control over setting rent prices. So I do not hold this against them, it is their corporate office making these decisions. Although I am not happy about the company price gouging, the community and services offered are very nice. Based on your pay grade, this community can be a good deal and price. If you are an E-6 or above, you will be paying more than what it is worth.UPDATE JANUARY 5, 2018BAH rates have come out for 2018 and again for the second year in a row it has dropped for the Dayton area. This proves that cost of living is not going up for this area and therefore your rent should not if you are renewing your lease. Based on the new 2018 BAH rates, my rent is within $30 of my BAH rate.
I lived here for about 3 years. The homes have a nice lay out but everything is so cheap! The quality of the products used are terrible, the paint, counter tops, flooring, doors, everything was cheap. The home is poorly insulated inside and out. I thought the neighbor kids were banging their ball against the side of my house, turns it they were hitting it with a bat. I literally could hear it so loudly. And if someone inside the house was using the toilet upstairs, you could hear them going. So gross. I dont recommend this place. Its shameful how they take all of military basic housing allowance even though they are a private company associated with the military and set their own prices.
Lived in base housing my whole life--this is the best place ever! retired here 7 years ago best decision ever! all management are here to help kind,helpful, and courteous--maintenance is timely professional and the best at what they do! utilities around 70 per month for gas electric water sewage and garbage--beat that! call today
We recently moved from the Properties at Wright Field after living there 3 years. As with any place, there are positives and negatives, and you will need to prioritize to determine whether you want to live there.The positives:Rental rates are generally pretty competitive for the area. There is no charge for water, sewer, and trash and the utilities are very reasonable.You can feel safe there. Each rentor must pass a background check and there is a visible Security Forces presence. You can’t miss the alert sirens and warning from the base when threatening weather approaches.PWF maintenance crew is very responsive to service requests. Most work orders are fulfilled either the day they are submitted or the next day.The self-help store is available to replace things that break or rent a lawn mower or other equipment. Chad, the primary employee there, is as helpful a person as you will ever meet.The location is convenient to pretty much everything you would want to see and do around Dayton. Stores, hospitals, schools, etc. are all nearby.The negatives:The rent increases each time you sign a new lease, even if the lease is for 6 months or month-to-month. You must also pay for a background check each time you renew your lease and you must get a new pass at the Air Force base.When you move out, you must pass a massive checklist for cleaning your home. I spent three full days cleaning mine when I really needed to be working on the new house.The downside of the police presence is that Security Forces are constantly on patrol. They are often young punks who seem to believe they will earn a rank promotion on the basis of writing speeding tickets to those who exceed 15 mph. They also conduct random searches of vehicles entering the area, even if those vehicles are carrying old folks coming home from church.Our dwelling was on Semmes Place, which sits next to The Province, a large apartment complex whose population includes many loud, drunken college students. We also had two sets of neighbors who were young adults that hosted loud parties nearly every weekend. So, you may not get peace and quiet if that is what you are looking for.The main water line on our street would break every 3-4 months, meaning you had to boil water for a day or two. PWF would always blame this on the Air Force base pumping station, but neither side would ever fix the problem.So, again, Properties at Wright Field is a mixed bag. You will need to determine what is most important to you before taking out a lease there.
If I could rate these people an -10 I would. Our whole experience here has been awful. We found a house and asked if we could get out of our lease 2 months early, as most base housing will allow..but this isnt base housing this is just contracted out through the government...They said wed have to pay back our free rent and the discount we recieved from signing a 2 yr lease each month. I love how your locked in for 2 yrs but they can raise their prices on you whenever they want. The houses are ghetto. Ive had spiders, beetles, and fleas yet I have NO animals. The neighbors dog was shaved the next day so...you fill in the blanks.The lady at housing even went as far as to ask my husband if he knew the costs that went into owning a home! Explained how theyd rip us off if we broke our lease and thanked him for his service. This place is a disgrace and I wouldnt reccomend it to someone I absolutely hated.
These places are garbage. Everything was made as cheaply as possible! Maintenance is always short handed! We have called 4 to 5 times over the last year to get our roof fix (leaking water over our bed, caved in a 6×6 hole) and its still leaking, but dont worry, they put an ugly patch over it to catch the he. These people are thiefs that sell you the world till you move in. On top of it, you get all your housing allowance taken away every year! So you keep paying more for the same house! Rent is based on rank, so some people pay $500 less for the same exact house! Avoid it! It is not worth the hassle!
If I could give them zero stars I would. Their homes are all outdated. Everything in them is OLD and FALLING APART. Oh and they also have a bad infestation of bugs throughout the whole year and a mice problem really bad. I literally had over a hundred dead bugs in front of the patio door on the inside of the house. They all came in at the same time and I called maintenance, they did exterminate but the same bugs are back. PWF also raises the rent every chance they get and say it’s because of market rates going up. Markets rates hasn’t went up for this year they just want an excuse to charge more money to stay in these raggedy homes. I will be moving out when my lease is up.
If you are in the Fairborn, Riverside,WPAFB area. This is your best option!!You will save money and peace of mind.First of all the Staff and Management is stellar. They take the time to know their residents and assist them with all of the proper information needed in a timely fashion. They are always professional and know their jobs well. The maintenance and self help store also ensure work orders are entered and completed as soon as possible. I am just amazed that anything I request to have fixed is done very quickly! Everyone appears to like their jobs. The community is nice and quiet the patrols are out which makes me feel safer than other places. The floor plans are very large and include lots of closet space.Wish I would have moved sooner.
The houses they advertise on the website are rented out to civilians unrelated to the military or officers. For the rest of us, we get the old, run down dormitory style buildings that were last updated more than 40 years ago. Doors dont work, locks dont work. Its not a safe neighborhood - came home to open doors 3 times, garage broken into & cars damaged. Abandoned cars were left in our parking lot several times, one even infested with bees that attacked us when we parked. Out took 9 months of daily emails & phone calls before it was finally towed, only to have others left there.Floors were uneven, does feel off. Pipes leaked & burst. Maintenance never showed up.Roof leaked, no one cared. Gutters were full & flooded the yard. No one cared. Outside drains were full & flooded the garage & destroyed our belongings. No one cared. They never plowed the snow info the winter.Over all, no one cared.Awful, awful experience.
My biggest issue is the disregard for safety concerns.We had fair expectations that the homes were base models with cheap finishes- par for the course. But the major concern is the lack of communication between housing, base police and residents on a regular basis.The main source of information on safety comes from the Facebook pages for spouses, and this should not be so. Housing should be letting us know when incidents happen so rumors and fear dont get spread. They do communicate via email blasts about maintenance and programs, but not what matters--- safety! I would rather have an accurate update of the real safety facts of an incident from housing along with security forces rather than a marshmallow roast!When I have had several incidents of someone prowling at night through fenced private backyards or kidstrespassers through back yards through the property fence line(and with this more concerned for kids safety-- the fence is there for a reason) security forces was in the dark of previous issues housing had.(The one time housing reported an incident was when someone had impersonated OSI and entered someones home with a child but then ran when parent appeared...). Again when I said to SF that I was calling about a prowler currently seen because of that incident housing had shared, SF had no report from housing the other incident had ever even happened-- important thing for them to know!Additionally I come to find the other day my street a couple of months ago (from a neighbor) had a brash of car break ins and screens on houses being slashed. Again, no report from housing cautioning or encouraging vigilance and official details so again, rumors arent spread.Given my husbands career we are likely to end up here again, but who knows if we will or recommend to others given the total disregard for resident safety and this important communication that is being left out.
We are soon to move out of our second home here and we have been here for three years. This company has worked above and beyond for my family and I. Down to checking on my animals when they discovered one was very ill. Very respectful company and couldn’t ask for a better property manager.
Absolutely great site. Ive been sitting here for two years. I did not experience any incidents that upset us. The most important thing was that I felt safe. now Im moving to colombus. Sorry to leave this site. We would like to thank everyone who made us feel happy, peaceful and safe.

If you live in “The Prairies at Wright Field”, and are not active duty military, you will be assessed a MUNICIPALITY TAX of 1.5% of your GROSS income to the City of Riverside, not even just your adjusted gross as with federal and state tax. This information is not publicly available and will NOT be disclosed to you by “The Properties at Wright Field”. This information is also not available for your employer, so taxes will not be withheld from your pay. You will be hit with a huge bill with penalties and interest after living there for some random number of months or years. These old, dusty, outdated dirty houses are NOT worth this extra cost.The Management at the Properties at Wright Field are not forthcoming as to which municipality people are actually living. They advertise as near Riverside. NO - it is IN Riverside and residents will pay 1.5% gross income tax, which is excessively high. For that price Beavercreek is much nicer and just as affordable and has much better schools.
Would give zero stars if I could. My husband and I were beyond excited to move into The Woods. However, when we went to apply, they reneged on a previously written agreement about our pets, stating a new policy, even though our agreement was signed before the policy came into effect. As our pets are our family and were not willing to part with any of them, we were not able to move in.
Really wish I could give this place ZERO stars! Very unprofessional and beyond unorganized! Had email communication for several days and scheduled a tour, even got an email the night before saying they couldnt wait to show what they had to offer! Get there 15 minutes early and wait for 10 minutes before we are approached. The lady tells us that she doesnt THINK they have anything to show us as shes goes to check. Comes back and says there are no empty units to show. We drove an hour to meet with Angel and she turned out to be the devil! How rude to schedule a tour to show a potential renter several units only to have them drive that far and be told theres nothing. You people need to get it together! Id never recommend anyone even walk into your rental office!
One of the worst housing experiences Ive ever encountered. Had numerous water/piping issues. The water is turned off at least once a week for repair for my neighborhood and was near impossible to get out of the lease when I was medically separated. Not disabled friendly.
Just dont to base housing whatever you do. I made the mistake of thinking that 5 month tdy orders gets you out of the lease, lease breaking fees for an e5 here are nearly $4000. I pcsed here knowing I would leave to retrain, but I still messed up. They only let you break the lease with ced and pcs orders.
I have only lived here for 2 months and the shower knob in my bathroom is already broken. Upon calling maintenence to come perform an emergency fix, they informed me that this is not worthy of after-hours maintenence. After telling the dispatcher that I had to work the next morning and that I desperately needed to shower, I was simply told that they couldnt break protocol. Glad to know that this community really cares about the service members living here....
INCOMPETENT STAFF, look at the prior reviews on here. Customer service is horrible. I am an active duty service member, i.e. Im part of the reason they HAVE A JOB. We have found a SNAKE in our house, mice, rodents etc despite having a tidy house. When this was brought to there attention they didnt care except when we got our chain of command involved. Anything that comes to there attention that is an issue regardless of what it is, there is answer is always Well look into xxx problem--they never get back to you. PLEASE DO NOT move here!!! They are simply a bunch of warm bodies in the office that get paid to do NOTHING aside from showing the occasional house, which a monkey can do. Again please SAVE your money, dont let it go down the tubes to these idiots.
If I could give them ZERO stars I would. What an absolute joke this place runs a black light all over the carpet and if they find one stain which was caused from having the carpets professionally cleaned they charge you for all new carpet. A total scam to get new carpet I would never recommended this place to anyone!!!!

2022-03-14Its been wonderful living here. Im not sure why everyone else had the negative responses.But maintenance has always been quick and helpful (they replaced the central air and water heater). Plus other few times where oddball things have happened (but again always polite).Anyone in communication always replies within the day.Ive never had any problems with the staff or anyone.The only thing I will say the rent is just getting a little too high for me to stay. But if I get the chance to come back I will!

2021-12-07Base housing is always base housing. I always come into housing knowing that it isnt luxurious but its a roof over my head at a comfortable price. Maintenance can be slow, but I also put in work orders for routine and low priority things. I have used the urgent 24-hour maintenance line once, for my water heater and they were here the next morning with the part and got me up and running again. I definitely hope to find a more permanent home one day, especially if I decide Ohio is where I want to be. For the most part its a great community and I enjoy it. I am living in the Prairies community and have a legacy (older but renovated) town home. Its perfect for me and my hubby.

2022-03-06Ac and heat been working on and off the whole year I have lived here. AC currently and still not working and my house was in the mid 80 at night. It was cooler outside then it was inside. When I called the emergency line I was informed they do not work on AC when it is “this cool outside”. Unfortunately, they couldn’t give me an exact answer on the range of “this cool outside”. I have also been dealing with mold the whole time I have lived here. The maintenance personnel are typically great individually. I don’t know how this on base off base housing worked out but it’s an issue. If PCSing I would not recommend living here if you have the opportunity. Everyone is nice and friendly but it is not like any base housing I have ever lived in.

2022-04-07Renter beware. The rent is cheap for a reason. What you get for your money is bare minimum phoned in effort, and accommodations that meet the DoD lowest bidder minimum standards. Maintenance staff are largely decent and professional. Responsive? I saw an occupied home go six months without siding when it blew off in a storm. The front office, and property management are about as pleasant to deal with as a disgruntled McDonalds cashier thats just dropped their two weeks notice, *edit* and incredibly petty too, as is evidenced by a text not minutes after posting my original review demanding payment of final charges within 24 minutes. The real kicker though is the move out. Ill give you a pro-tip here, assuming youre interested in this place and have kids and or pets. Dont even bother trying to clean the carpets, just plan on replacing them. Save yourself the anxiety and frustration and expect to pay for them at moveout. Any spill, accident, sick child or pet on the carpet means youre paying to replace them. The worst part is they will bill you for damage that existed prior to move in, even if you give them proof, they are still going to bill you. If you account for that, you will be rewarded with at best, a mediocre living space, and at worst well...

2022-01-03The worst company. I wouldn’t recommend living in housing here if you can avoid it. They are not understanding, the new houses have bug issues, spiders, and baseboards lifting up.They do not care about your safety and will do anything to overcharge, or Inconvenience you. Also they lack professionalism when it comes to a customers needs. I have lived in housing at other bases and have loved every moment. But this housing is probably the worst experience I have ever had.

2022-02-16I have lived here for 4 years and have had an excellent experience when it comes to neighbors and just the general vibe of the community. However,maintenance is slow to respond and with many issues they have completely forgotten about and requires a new maintenance request.I would recommend that you check the square footage yourself and not believe what they tell you. I am renting a 1400 sqft home but it is actually 1100 sqft. They are most likely including the garage on the estimate so subtract 300 sqft off any of the layouts to get a more accurate feel.As a military member with children, be cautious of the rising rates between leases. Over the last few years I have had my rent increase by over $400 dollars (40% increase).Despite the negatives, it has been a great place to live and it is a safe community. I would recommend living here but only for the short term as there are many great affordable housing options in the area.

2022-05-04We loved the place, maintenance was always very prompt and super nice, the office staff, we never had a problem. I was really sad to move recently (job relocation) the only thing that we had a problem was...it was getting a little more harder to afford, rent keeps going up. I would definitely come back here of given the chance.

2020-07-26I would never recommend this to people who dont have kids unless you feel like being ostracized. The front office has the worst communication. The house its self had so many issues, now I understand that they are older homes but the issues we had was unacceptable. We had mold in the garage which was just painted over. We had 4 vehicles broken into and damaged two which were in our driveway. Tools were also stolen out of our driveway middle of the day. Carpet was gross couldnt keep it clean even after hiring a cleaner. Work orders take way too long. So many issues that I could probably go on for hours. After the tornados the front office was fixed first before peoples homes. My husband and I followed a work truck into neighborhood about a week after the tornado and it had 6 brand new TVs. The only one good thing was the guy who did the final inspection as we were leaving was the only nice guy.
