When I first moved in I was told about how they would take care of their residents. We’ve switched companies multiple times in the last year. The new company is only worried about the outside appearance rather than the inside being don’t properly. They are taking the fast and cheap way out! My living room and kitchen closet flood if I run my air for a day. I have 4 children so the air is needed. My front and back door are horrible, there’s old equipment being used into the kitchen/utility closet. They paint over every mistake rather than fix it. My kids doors to their rooms don’t close correctly. The windows are horrible, screens broken or have holes. They covered what seems to be tile flooring with carpet and didn’t do a good job at that. Can never reach anyone in the office when needed. Lack of employees on the maintenance team to handle all the issues. I keep my place clean! Yet the openings and holes under my door and in my screens let bugs in, no screen doors anymore but you can buy your OWN and put it up on a crooked doorframe. Raising the rent and threatening you if you are having troubles with the rent. How can you raise the rent and the units aren’t up to code. If I hire someone out of my own pocket to come look at these they would probably not be up to code to live in, let alone pay the amount they charge. They comment on google reviews telling people to call but never answer. I will definitely be leaving after my lease is up and 100% telling EVERYONE to stay AWAY from this place until they fix things CORRECTLY! It’s sad things are this way. I’d rather things get done correctly and pay what I pay than this hack job. Rent ridiculous for these conditions and not fair at all! There’s plenty more issues just too much to type out!
This was the worst rental experience I’ve ever encounter. I won’t go into details because I’ve already spoke with several people in management and they did nothing to rectify the issue all they did was constantly lied and sugarcoat things I honestly feel like I should file a complaint with the Better Business Bureau because I feel like their business practice was very unethical.
This place is not professional!! Lady was very rude when I was trying to apply, that was after making several attempts to contact them when I put in my application. Hard to get a hold of, very rude, unprofessional. When I asked why I was denied she could not tell me. They’re just looking to pocket your money. Do not apply!!!
These apartments have been going down hill for a few months. The office staff is horrible. You can not get a response back from the property manager, the one lady in the office lies constantly. I have a hole in my kitchen from a water leak that I was told was going to fix in about a week, its been over a month! The only good thing about these apartments is the area.
I’m so Happy I finally got someone to answer and help me with the rental of my new apartment. Applied in September got the run around by the rental office at first. Lady keep giving information with no real answer or results but a very patient and on top of her job manager Ms.Ongela helped me get all the answer I needed and a apartment. Thank you for your help in a trying time. I appreciate your help and prompt response.
I Just would like to say how awesome Isabel has been through this entire process. I was on the wait list for my place for awhile and anytime I called Isabel was kind and always informative to me with updates and all. She made it possible for me to move into my apartment in a timely manner before my lease was up at another life property. I TRULY APPRECIATE HER !!! Thanks Isabel.
I have lived here for almost 7years gone thru 3 new management and each time rent goes up I love where I live but this new company that took over been the worst ever every other month you have to go and dispute a rent issue .I know I paid my rent a week before its due and like always I have to show my face and proof I paid them .they all say the same old stuff its the computer or miss place ur paperwork .
I wont lie, it was a rough start for me here with the old owners and old maintenance staff. However, after being here for a year and a half, I can say that the ladies in the office (especially Caitlyn) are without a doubt the best! You will undoubtedly have issues with older buildings, however the office team and the new maintenance staff are quick to respond and get things fixed... correctly. Which makes all the difference.The landscapers keep everything pretty well maintained and you dont generally see a bunch of trash laying around everywhere. All and all not a bad place to live.
I am on a wait list to hopefully get approved for a 2 bedroom townhouse here at The Forge and I have been nothing less then impressed with the leasing office and the walk through. Caitlin was the lovely face that greeted me in the office and promptly gave me a tour and all the information I could ever need to move in. She was and still is incredibly helpful and so friendly, I am too excited to have found this place.
I have lived here since 2015. Jordan, Amber, John and the rest of the staff are really awesome people. Always helpful, always talkative and cordial...anyone who says they are anything but friendly and professional are wrong and not telling the truth.I do not know the new owner, however she seems equally nice and amicable.These apartments are affordable and the best apartments Ive lived in, however they are in dire need of updating and the property grounds is in need of repair.The gas and electric costs are reasonable and the rent is affordable, the pool is always clean and I would recommend these apartments for people who need a affordable place to live.The only negative aspects are the need to update the apartments, and upkeep of the grounds.I personally can overlook the repairs needed (Im sure they will get to it) because the staff has always been amazing.
I moved here about 6 months ago, my family and myself absolutely love it here! For the amount of rent and the size of the townhomes, you honestly can’t find a better deal in the Columbus area. Plus the school district is absolutely amazing! The office staff is always a awesome help and make you feel at home. Every time I come in they greet me with a smile and always ask me how I’ve been. The maintenance team is quick to respond to the few issues we’ve had. They also walk the neighborhood every morning and pick up any trash that may be on the ground. I’ve lived at many apartment community’s, and this one is my favorite by far. All the negative reviews seems to be people who are just trying to drag down the rating at Hamilton Creek. Or maybe they are people who haven’t been successful getting in here. Overall, If you need a bigger place, a quite living area and great schools. This is the place to live! I highly recommend!
My husband and I rent over 20years. remodeling apartments make living here most comfortable.We know this is one of Columbus safest community. I have lived in Hamilton Creek for almost a year now and have not had any problems whatsoever. The neighbors have treated me and my girlfriend with respect and privacy since we have moved in. The maintenance crew has fixed the few issues we have had quickly and efficiently. The front office has been incredible from the beginning. Amber was very helpful in showing us the apartments. Jordan has always been helpful with us and she treats us like family. I often ask a lot of questions and she never has any problem helping out and answering them. Im not sure about the last reviewer but from what Ive experienced with Jordan, and other neighbors, is that she wants to make you feel welcome and will do anything she can to help you out and make your time here memorable.
Zero stars if I could!!! I rented these apartments last year and my lease was up this past May and they kept promising us a new remodeled apartment. I was month to month since May and I got fed up and moved out due to them not taking action and giving me a rental date and moving it. The apartment I was in was gross and had bugs!!! My my ceiling fell in in my kitchen TWO days after moving in due to a water leak and I sat with a hole in my ceiling for 6+ months before they fixed it. I told them multiple times the ceiling was leaking before they tried to fix it but since I’m not a certified ‘mechanic’ I was wrong and bc the guy ‘has been doing this work for 10 years’ and he’s ‘not saying I’m lying about the leak’ but there wasn’t one. That’s cute considering the amount of photos I have of water puddles and spots on the ceiling where it was coming from. And the amounts of times we slipped and fell due to the water puddles.The neighbors smoked everyday and your apartment will smell like a bar if you don’t smoke. Windows leak horrible when it rains even after ‘repair’ and in the laundry room water comes up from the floor when it rains. The Parking is bad and people ding other people’s cars when they open doors or park too close to yours. I had to crawl into my passenger one day to get to my drivers seat due to inconsiderate neighbors. Let me say after living here a year and 6 months my kitchen ceiling light was never put back up since the repair of the ceiling. They actually tried to blame me for the leak saying something about how we improperly installed the shower head to cause the leak. Umm hello? The shower head was there when we moved in. We didn’t even install it. I have pictures of everything before we even moved in and of move out.They never take action with the neighbors smoking or noise as I’ve complained about several times. Lots of moldy areas also throughout the apartment I was in and that combined with the smoke smell, good luck breathing if you have asthma or copd! They sprayed our apartment one afternoon for the big issue when it was 90+ degrees outside and told us we couldn’t go into the apartment due to fumes and it was conveniently after we got off work and I had groceries in the car and had picked our 3 year old up from day care after work and had no diaper bag bc it was inside. Talk about frustration!!They were doing ‘repairs’ to the roads/parking and made us park far down the streets from where we lived and would tow cars if improperly parked but it’s fine when it was pouring outside when they were doing it.Look elsewhere before you come to this place. If I would have known what I know now, I would have never moved in! Also since I moved they are trying to slam me with a whole months rent when I moved out being month to month! I’ve never had this happen and I’ve been renting for 8 years!! Sad excuse for an apartment complex! Good luck if you rent, you’ll regret it.Edit: How about when you say you have reached out in regards to my concerns you actually reach out?? I talked to Laura one time and she was supposed to call me back and leave a message as I told her I had a class to go to and would call her when I was out. She called me 10 minutes after I got off the phone with her while My class was getting started and left no message. When I tried to call after my class I got her voicemail and still have yet to be called back. Nice try on saying you addressed the issues.
In October they decided that they wouldnt let anyone renew their lease. I was switched to month to month payments without any communication, I only found out when I asked why I hadnt heard anything about renewing my lease since it was only a few days away.They told me that they will be renovating all of the apartments starting in January and will not give out any information as to what will happen when they choose your apartment to renovate. Will there be notice? Will I be offered a new apartment to lease? How much will rent be raised? They refuse to give out any information aside from we will know more early next year.
Moved here over a year ago. I love the grounds they do keep them beautiful with all the trees and thick grass. Trash has been a problem in the past but since the new owners have been around its gotten better! They have fixed all the horrible pot holes in the roads and put a beautiful fence around the complex which was much needed! I cant wait to be moved to a remoldeled unit! The staff has been nothing but great for me and any issues Ive ever came across!
I have lived in Hamilton Creek for two and a half years now and have not had any issues. Any maintenance requests are always handled promptly and office staff is more than helpful any time I have questions. The property manager is one of the nicest people I have met and shows a lot of concern for residents. I get along well with staff and residents alike, its a great community.
For the past two years my fiance and myself have lived in this community. We recently moved out due to getting closer to work. Jordan and Amber are fantastic staff. They were always there to help and work with us. Everyone in maintenance are always quick and sufficient. If we had an concerns or anything needed to be fixed or replaced, they are always on top of it. The management is also incredible. If my fiance and myself had a choice to move back in to Hamilton Creek or any other properties, we would do so without a second thought. Thank you so much Hamilton Creek!! These past two years were awesome!
Im going to give a good review for Hamilton Creek Apartments. Amber and Jordan are super nice to me and my family. And for those giving bad reviews maybe you should try to look for the positive in things. Hamilton Creek has a little more than 300 apartment units. And Im glad to see theyre taking time to screen new tenants. We had a crew in our courtyard that was a nightmare. The maintenance staff fixes things in a timely manner. Dale is one of the nicest guys. And the stray cats are coming from people getting kittens because theyre cute and not telling the office that they have a pet. So when the cuteness wears off they are put outside. So they dont get spayed or neutered. We have an indoor /outdoor cat everyone loves him. And yes hes neutered. Thats the only way to control feral cats.Geoff and Gina are great to work with.And if I lived in one of the condo apartments I wouldnt complain about not having access to the pool. Its not that big of a deal. And if youre under 18 there should be a parent or guardian there. The monitor is there to sign in tenants and maintain the pool. Theyre not babysitters .I cant think of anything else the school district is awesome. All of my neighbors are great.
If I could give negative stars, I would. I applied on April 29th for their Spring Special that was for 3 bedroom townhomes only. It was supposed to be for the first full month of rent free, and half off security deposit. After waiting two weeks to get an answer, we were told that we were denied, but they refused to discuss it with me over the phone; I have to wait for a letter to come in the mail for the reason they denied us for. After submitting extra documentation and verification and telling them that we URGENTLY needed to move in as soon as possible. After jerking us around for 2 weeks and taking our $100 application fee; I was obviously upset after wasting so much time and feeling confident that we would get approved. Jordan the manager was extremely rude on the phone and the woman that was my leasing consultant Amber was too chicken to tell me that we were denied herself. They did not call any of our references, previous landlords, or employer. They literally just took our money and wasted our time to leave us empty-handed. Dont waste your time applying to this place.
***this review is for the previous staff and Showe Management in 2018***After 3 years of living there (Hamilton Creek) & no issues, I give them a 30 day move out notice & for the reason I let them know it was because we found a house. They started to file eviction papers for NO REASON. 2 days after I had spoke to the VP of Showe Management about our moving out. We were still out before the court date because it was AFTER our move out date & they wrote my reason for moving out being “skipped during eviction process” since they couldn’t put an actual eviction on my record. I think they just didn’t want to look bad because they KEEP losing tenants.
I have lived here for 14 years with some bad managers,and good. I have put up with mold in two Apartments here, I got fed up and told them about the mold, the ladies in that office with there attitudes, tried to talk nasty but i didnt back down so they decided not renew my lease. I also dont understand how they leave important stuff on doors and when they tell them you didnt get it, they practically call you a liar. No repairs are being taking care of and there rent went twice. My new landlords even had problems getting stuff from them. Called corporate no return vall
Don’t bother coming here if you want Air conditioning or a quick response to maintenance issues. I have been trying to get them to fix my air conditioner for almost 3 months at this point and the worst part is that my girlfriend has asthma and they don’t seem to care. On a good night I’m lucky to get the apartment below 80 degrees. They just keep saying it’s not and emergency issue for them to fix it and less it’s over 90 degrees with all the windows open.....
Hamilton Creek Apartments has come a long way! I am so thankful for the management team there. Talk about patience. They are so helpful, and I just can not say enough about their maintenance team. They work so hard to try to please people, and the work was done right the first time. This place is a great place to live and raise your family for those on a tight budget!
I dont normally write reviews, but I keep seeing these people that were either evicted or just bad seeds bash this place. The staff that are here now are greet! The managers have been here a couple of years and have really cleaned it up. The negative people are gone and the place looks realy good. Maintenance guys are nice and always are helpful. The office staff is super nice, now that the one woman is gone.Dont let the bad seed reviews stop you from renting here. Oh, yah the Condo dont live in our apartments, thats why she cant use the pool. I am glad of that. Keep doing good HC!
I was not impressed with the office staff, Jordan in particular. I came in with my cousin to view an apartment. Jordans personality sucked! I am not sure if she was not found of our skin complexion or just simply does not like her job. First off, the apartments are extremely ran down. The model looked like it has not been cleaned for a decade. The appliances looked like they have not be replaced since 1947 and she had the nerve to have a standoffish demeanor. It amazes me how leasing agents can survive in this market with stank attitudes and yet the act like they selling the Trump Towers. Also it does not take Fabco 2-3 weeks to evaluate an application! So please run that on someone else! I am thankful my cousin found another place because I knew this was not going to be a good experience from the moment I hit the door.Update: I find it funny how my cousin was accepted by Fabco through another complex (within 1 day). Proves people can do what they want and people can still discriminate against who they want! Future tenants beware of their unfair practices!
At Hamilton Creek you have to watch your stuff. They get stolen off your porch out of your house and the office wont do anything. The staff changes all the time the only one thats been there for over a year is the manager. the maintenance cant do there jobs right do to the office not giving them the access. You get charged for basic repairs 25 dollars for window blinds and if your light sockets dont have bulbs you get charged a fine for that too. Parking is a joke you have to walk from the other side of the court yard to your apartment. the Outside drains are plugged so you have a flood at your door every time it rains. They have yearly inspection that happen 3 times a year. Just them snooping. Because nothing ever get fixed. They clam to have security but they dont. The Pool is only opened when its convenient.good luck in renting from this company They make it sound great but wait until your there for a few months then you will wish you lived elsewhere.
I currently live here, management has always been great since I moved in back in 2015. The apartments themselves are ok considering how old they are. My complain would be parking. There are very inconsiderate neighbors who have multiple cars and take over other neighbors parking, for example, one of the neighbors has roommates, they have 3 cars and they take over the front of my apartment and others. It can be very irritating when I only have the one car, groceries and nowhere to park near by. Other neighbors are irritated too but I guess everyone does whatever they want. Also, I thought we were supposed to have a music policy where we werent allowed to have music loud enough to disturb others after 11pm and we have people drive by after 1 or 2 in the morning with their car music so ridiculously loud it trembles the apartment walls.
Don’t waste your time.I just came for a tour and they didn’t even have a 1 bedroom available but texted me all this week saying they have it available and I could move in October 5th.Then the person in the office Danthony was rude and sarcastic with me and my mom.Also they have window units and this looks like the projects go to the next complex before this one.
I have lived here for almost 10 years. The staff are always helpfull and maintenance is always there when you need them(have only had to call them a few times in 10 years) . Would really recommend this as a nice place to live. Peaceful and for the most part pretty quiet. Never had any problems with management as they always go out of their way to help. Nice place to live
I lived in this complex for almost 4 years. The first two years were pretty quiet and overall nice, with the exception of the amount of inspections they implemented constantly.This complex now accepts Section 8 recipients, who brought out the worst in the neighborhood. For example for the last few months we lived there we had a drug dealer (with a camera installed outside his upstairs bedroom window) who’d have a lot of traffic. Just to make it worse, his customers would have to walk through the play area to get to his door.I left for work at 530am most days and one of them I found a strange man inside my car going through my glove box. He then proceeded to approach me, to the point I thought he was attaked - this is when I realized he was really messed up on something. He was going though cars stealing anything he could.I would have given 3-4 stars, but the last 1-2 years were considerabley difficult to enjoy being home. We also have yet to receive any of our deposit back from them,**update** I signed a “bed bug amendment” rendering me financially responsible for all connecting units if I were to have them. When a connecting neighbor had them when I was pregnant all they did was get rid of her stuff and spray her unit. I then complained, afraid I would get them if they didn’t remediate mine as well. They refused to confirm if she even had them. After I begged, they finally gave in and sprayed, against my request not to do so because I was pregnant.
Living here for 3 years and we’ve went through 4 owners..takes forever for things to get fixed and they do inspections frequently like they try to keep the place up but they actually don’t..it just seems like they’re just nosey..it’s actually quite funny. Plus somebody got shot and killed in this area and cars have been getting stolen but yet they want to raise the rent..they play to much
Wouldn’t recommend this place to anyone, even my worst enemy. they don’t do online application, and after i left Fairfield OH, to come all the way and submit my application in Columbus OH, the lady in the office didn’t take my application. She told me to come back in 3 weeks, Never heard that before. Don’t bother yourself.
Very unprofessional,I wouldn’t recommend this place to anyone.I had to bomb soon as I got there and the place was not clean upon move in.They never answer the phones.And when they do they’re VERY VERY RUDE everyone.And Maintenance is VERY slow! Barely comes out.And They don’t care that it’s a pandemic they will still up the rent, Just sickening.Neighbors that always fight.The police has been out there numerous times.They still do NOTHING.Not peaceful,Dont move here.Especially if you have kids.I also seen them bother ppl and tow cars for no reason at ALL.Please don’t move here.
Jordan in the office has been super rude to me through out this process ive been waiting coming up on two weeks on my application , when I called to check on it she kept interupting me while I was speaking (in a calm manner at that) trying to explain ive put in a notice to move, asking if I should apply for a different place and waste more money etc and she told me it could be a few more days , I have never had an apartment community take this long to process an apartment , I can only imagine how long it will take them to respond to issues living there, only reason ive waited so long is because Im a single mom and this place is very cheap and outdated but in decent schools , I have good rental history there is no reason for it to take this long .

2022-02-11This place was decent and starting to get better until a new company took over around the holidays. Now I like to be positive and talk about good experiences but I just want to warn you if you are planning to move here. You can never get anyone from the office on the phone now. You used to be able to get through at least 70% of the time. Management was rude and corporate emails to tell you that you have to sign a new lease or your rent goes up $225. I understand rent is going up everywhere but these places that are not upgraded are a mess. The renovations the previous owners were doing have stopped and the new company is doing minimal improvements and upping the price significantly. Maintenance people are still nice and helpful to the extent they can be. Management also does a poor job of notifying you if your home has to be entered after they’ve had work delays. Meaning they were supposed to come on a specific day but now they’re randomly entering your home a week later. There’s good and not so good with any landlord but I can see where this place is headed and I won’t be going with it.

2022-06-24Absolutely Terrible office workers. Takes a ridiculous amount of phone calls to reach someone and when you finally do they are rude and tell you they don’t know anything. This place has been down hill since “The Life at Green Arbor” took over. Life here at the Green Arbor is horrible. Won’t be surprised when they sell again to a different company. Put in maintenance orders and then wait 3 months for someone to come out and still can’t get a response. Want to charge a ridiculous amount of money for rent when this place should just be section 8 since they like having mold everywhere and like to cover it up with paint. Then again that’s what to expect when they tell you to just call the office or come in, in person to discuss when they know their workers communication skills aren’t even worthy to talk to. They will respond to all the reviews and tell people to call in and never fix anything. So much to call this a “Home”.

2022-06-27Seems like a bunch of money to pay a month to not have working AC .1300$ also they still havent open the pool. Im at my friends and I cant believe how bad youve treated her. AC has been out for almost a week. And when she talked to the people in the office they had no foreseeable future of when they were going to fix it, and were quite rude.You guys can do better. Buy some windows units, and take care of your properties like professionals.You should all be ashamed of how your treating your tenants.

2022-06-23Place is just put together it’s terrible. It’s $1200 a month for rent and there is constantly something going wrong in the homes leaks, holes in the wall 1/2 bathroom a toddler can barely fit in there. The outside bugs are ridiculous coming in the homes. They have a laundry facility and it’s sickening to even walk in there just dirty and garbage all over the place washers and dryers are filthy. There are clothes and underwear on the floor and on top of the washers. The pool was suppose to been cleaned a week ago and it’s still green and dirty over there. The doors on the town homes are not secured and very easy for someone to kick it in. Overall it’s just terrible. They make to much money off the residents for it to be like this.

2022-06-02I have lived here less than month and there has been to many problems. First its impossible to get anyone to answer the phone Im the rental office. They get upset when you have basic questions about simple things. We signed the lease on May 2nd and moved in May 20th. Before we moved in they did no walk through to insure the place was move in ready. I set up for the washer and dryer to delivered and set up before move in and there didnt have the washer/dryer connections there at all. The front porch section floods with mild rain and I was told there is nothing they can do about it at all. The air conditioner was not working which was actually fixed pretty quick but... The air flow for some of the vents have little to no air coming out of it. It rained our first official week there and the furnace connection that is attached to the ceiling was leaking. Then the water to the dishwasher was turned off. When we turned it on it exposed the mold that was painted over and its so bad and is cause a horrible smell. Waiting to hear back from the front office about it. This is all after living in this town house less than a month.

2022-06-284th different management team here, Ive only been here for 2 years, getting a response from management is impossible. Was in a car accident that severely injured me with a resident, come to find out shes management, now Im worried that she will try to be bothersome and try something ridiculous on me and my wife. Getting through to front office is impossible, Id have better luck finding a unicorn. Constantly getting late payment letter when I pay before rents even due via cashiers check, and 25$ for autopay is ridiculous. Was a very nice and quiet neighborhood with minimal police presence, now its a daily thing. Not trying to be rude but like come on, we have lives too.

2022-06-20They rushed me into a filthy unit with so many problems. Have to leave multiple messages before I get a lie of an answer. They sent a plumber and he broke a pipe. Instead of paying the extra money to have them fix my issue I am now unable to run my shower or anything upstairs until after they observe Juneteenth on Monday. The air conditioner makes loud noises all night waking up my one and four-year-old, that ticket has been in since May 3 we are now at the end of June. There is a hole in the wall that has not been fixed and just overall terrible management. I pay my $1,100 rent the 1st of every month for them to be this way.

2022-03-04It was a good place but this new management is horrible, no one is doing anything to fix anything. Our dishwasher has been broken and leaking since we moved in. When a unit right next to ours had pipe burst due to renovations it leaked and cause so much water damage to our kitchen and that was never fixed, it’s been maybe a year now since then. Now all of a sudden more than half of our outlets just stopped working! It’s been a full week and we’ve gotten no calls, no emails, nothing. I would not plan on moving here

2022-06-26This use to be a nice place to live until new owners took over. Use to contact maintenance and they would be right out to fix any issue. Now you can forget it. Still waiting on issues with mold in the ventilation system since May and my central air stopped blowing cool air. They havent even to check why and these extreme hot days I am sick from mold and heat exhaustion.

2021-12-09I’ve been here 7 years, this is the worst management that I’ve seen. the property manager onjela is very rude. They are sending out eviction notices for no payment to people that have paid rent. The upgrades in the apartments are poorly done and raised the rent by $100. They are trying to give late fees to people because their system is messed up. They want me to lock my dog up for 4 days from 9am-6pm because they don’t know when they will be here. There is very little communication from anyone in management and when you do have communication they are very rude. They refused to give me corporates number and her managers number. This place is just going down hill. I love where I live but management is making it very stressful to live here.
