Do not move here!All types of problem you will face here @ Forum Apartment 45220, Cincinnati. Problems like - Mice (we caught 6 in mouse trap, pest control only provides this). We still have mice, it comes in day time too.Roches never goes away. Pest control people comes and do something, but Roches are still everywhere, in rooms, bathrooms and off course in Kitchen.Utility bills comes between $60-100, our first month bill was around $117. So have hidden bills.Mail - So far we only got 4-5 things to deliver in their system and has two things reordered because they can not find it, and/or find it late.I our unit - wall paint chipping, window leaks air and makes weird sound when wind blow and very noisy because do not close properly. We complained multiple times and even agreed to pack it with plastic film, they never came back to fix that, always have some excuse.Problem increased when village green switch from CMC properties, they are the worse. Due to new construction in the building it is even more noisy, and have everyday new problems.They mostly do not pickup your phones, no reply to emails and when you go to the office some time do not open the door even being inside, and when you get in and complain they may say that, they can not solve it because this the problem of head office.A very recent incident where they threatened to call police when we asked them twice to clear the way for our car to come out of the parking (blocked by a work trailer, unloading the property stuff) on Monday at around 10 am, (we waited for one hour to get the way clear). We got the problem solved when we said, okay call the police, they will solve the problem.There are more things/ problems, but I cant write everything.We moved here when CMC properties were the owner now this place is hell to live, everyday new problem and they always have some excuse.So, think carefully before you move here.
I have been living here since May and have really enjoyed it. WESLEY (one of their maintenance staff) is the BEST! He came in and was able to fix things that the other staff could not in a matter of minutes. He even took on work orders that had not been filled for months! He got them done in a day! With him on staff, I am certain that any issue I have in the future will be handled quickly and thoroughly. I will definitely be requesting him moving forward for any work orders or repairs needed.The apartments are super dog friendly and my floor is very quiet. Everyone seems really friendly and my apartment is very comfortable with a great view. My dog and I both love it here so far.
Starting from the very beginning, we were told our apartment would have a balcony, would most likely be on an elevated floor, would most likely have a dishwasher. They said they would call back about the dishwasher twice and i never got a call back. Neither of those things were true. The day we moved in we noticed a major leak in the bathroom that they said would fix on the upcoming monday. This was fixed today, 1.5 months after the initial maintenance request.Bathtubs and cabinets were dirty and window sills had dead roaches. We were told to clean it ourself because apparently they saw the cleaning crew cleaning it up before move in.On a more recent note, it has been two weeks since i initially informed them about dog poop outside our door. Today they said they would call back and surprise surprise i did not get a call back.Theres lots more but this is just what i could think of right now.
I had rented in this place when I was a college student. The apartment was OK, its an old place lack of major matainance. The BIGGEST disappointment is that the ladies and the manager at the leasing office are not helpful at all. No, we cant, No, thats not our responsibility are all they can say. Please show some respect to college students.
I started staying at Forum from end of December 2018. So I have completed two months. Initially my impression based on reviews was that Forum was not good. I was told about bed bug and mouse problems. However, after two months my views are as followThe location of Forum may not be attractive as nothing is very nearby. University is 1.1 mile. Nearby market places are also at least 1 mile away. So for a student or a person without car it is difficult though University students have facility of shuttle service (stop 0.4 miles away) and night ride.However if you have a car, the location is fantastic. The landscape is nice. The view is beautiful. Ample space and parking area.For a family, Forum is quite good as layout of apartment is beautiful and enough storage in kitchen. I am staying in 2BR 1 bath apartment in 730 Riddle Rd, where the view is fantastic. So far I have not come across any bed bug or mouse problem. Maintenance issues are taken care of immediately. The management is good. Initially I thought Taylor Cook is adamant but she is not. Nicole, Kaylla and other staffs are also very good.The advantages are spacious apartments with nice layout, ample parking, low rent, lease availability for 9 months. The disadvantages are no dishwasher/microwave in most of the apartments, location is far from market place/university (problem for students without car). My rating is 4 star for Forum
If you rent from this apartment complex after seeing these reviews good luck. Cars are regularly broken into, this is the 6th time I have had my car window shattered in your parking lot. The photos shown on the website are stock photos and not representative of the quality of your apartment units. Slum lords at the finest. There are so many better options in the area. Im out of here.
Update 5/17: We had an extremely bad pipe explosion (I’ll upload videos/ pics later) water damaged 2 rooms, 1 room was completely unusable and is still not useable (it’s been a week)— rent was not taken off for a month or even reduced.. we are in Ohio, a very poor state, so I’m not surprised. Construction at our single apartment for 8 months now that starts at 8 AM and is EXTREMELY loud—Maintenance requests never filled, our sliding door has literally been broken for 2 months. Black mold everywhere like all cincinnati apartments. Ladies be safe there are men that walk around lurking like they’re gonna kidnap someone.Neighbors stomp literally 24/7, we hear them irish dancing from 1:00- 5:00 AM everynight and the neighbors 2 doors down blast trash bass all day and night as well, but can’t seem to shower and wash their bums, typical cincinnatians
Do not move here! Predatory tactics and horrible customer service by Taylor. I agreed to an apartment with a dish washer for 800.00 per month. But when I got the contract it was marked with no dishwasher and the rent price was more than at time of deposit for exact same apartment.I discussed this with Taylor and she said well if you dont like it we can rent to someone else and you can find a different place to live. So I put stop payment on my deposit and took Taylors advice. I found a better place to live. Also there is only one washer and dryer on each floor and there are 30 or more apartments on each floor. Many other issues with this apartment complex. Do not live here under any circumstances! you been warned.
ROACHES ROACHES ROACHES!!!! We lived in the west buliding for two years. I kept everything as clean as I possibly could and there were still roaches literally everywhere. I went to the office several times to express my concern and they did NOTHING or told me it was my problem. I had to throw hundreds of dollars worth of stuff away due to the bug infestation. There are also water leaks everywhere. We had a huge leak in our bathroom right above the toilet. The water was from the toilet above us!! Called the office, they told me it had to wait until the next day and to keep a bucket under the leak. The ceiling leaked horribly when it rained a lot.This apartment complex is so expensive and so run down. Definitely not worth the money. Would not wish this place on anyone. The forum seriously needs to be shut down!!!I have so many pictures I would love to post but I dont have that option.They really dont even deserve one star.
I figured I would start the new year off by sharing my experience with this establishment. I recently moved into building 727 (exactly 31 days ago). I fell in love with this place online. My husband and I arent from Cincinnati so We werent able to tour before hand. Our leasing agent was Taylor and she was very accommodating. We were very excited about moving in...... however are experience has been nothing short of an nightmare. Weve had two of or sinks leak. The master bathroom flooded through the carpet in the bedroom and the bathroom cabinets now have water damage. Our kitchen light fixture is dangling with exposed wires.. it fell on move in day nov 30th and still hasnt been fixed. Our heat wasnt working for almost a week and its below 30 outside. We have flies in our unit (in the winter time). We now have roaches and we are EXTREMELY clean people. We have also had mice which we have had to spend a lot of money to catch..because they still havent sent the exterminator as promised. I found 6 mouse holes around the unit and several gaps around the entire foundation of our apartment that should have been sealed before move in to prevent pest. I am extremely disgusted I have never experienced such negligence ever! Our fireplace is full of trash inside. I have had to call the office almost every day for new issues. This is a pure nightmare! I will be contacting the health department.. housing authority and an attorney. I will also be contacting corporate. This is unacceptable!
Google reviews should add a 0 star option. This place needs to be shut down and rebuilt. To start off, the exterminator used in the complex didnt minimize the roach problem at all and they would never go through with the follow up visits. All the traps and spray were not enough to dwindle the issue of roaches crawling all over the floors and walls, especially in the kitchen despite all the dishes being done and the counters clean. No matter how clean we made the apartment this unbearable issue would NOT go away. Weve had to throw away hundreds of dollars of food due to roaches getting into it, even with the food being sealed. Along with the amount of food we had to throw away, we had to get rid of all the furniture we had owned, in order to prevent the spread of roaches into our next place. On top of roaches, we had several other problems arrise that we put work orders in for, which were never properly dealt with or were put off for long periods of time. Our bathroom door was broken due to our bathroom flooding and wasnt fixed for quite some time. Even when the door got fixed it was unable to lock. Also, the exaust fan motor in the bathroom stopped working, causing water accumulation (which did not help with the roach problem at all) and in turn the leasing office blamed us for the water accumulation, which we already had a work order in for the fixing of. In addition, that work order took the majority of the time we were on the year lease to fix. Our second bedroom door had came off the hinges and it took months to get fixed. The leasing agents were very unprofessional. There is very limited parking and not suitable for the amount of tenants. When i addressed the issue, they suggested a 19 year old female to walk from the opposite side of the complex at 330 am. This was suggested to me a day or two after a shooting at another complex within maybe 1500 feet from The Forum. There have been multiple car break-ins at the complex as well.
If it was a possibility, would give this place no stars. Not a place to stay at. False and LOUD fire alarms ring every now and then, even at 3 AM on a week day. Water leakage in bathrooms is common – make note, it is sewage water, elevators break down easy and for LONG, maintenance is not readily available, there are rats in the apartment and the list goes on.Lastly, the leasing staff pretty much SUCKS. A 5-year old can manage apartment viewing appointments better than they can. And to the leasing staff, it wouldn’t hurt to be nice to people sometimes. I do not recommend this place. Biggest mistake. Not worth the supposedly ‘affordable’ rent.
This is the worst place Ive ever been forced to live at. They arent truthful, and told us that the air conditioning is central air, yet what they dont tell you is that they have to come around to each building to actually turn the ac on. You dont have any control of it. It is the middle of May and the ac still hasnt been turned on. Ive resorted to sleeping at friends houses since its 87 degrees in my apartment, not including humidity. Its terrible. Every time I call to ask when the air will be turned on, they never have an exact answer. Dont live here. It isnt worth the steep rent, as everything stays dirty or broken anyways.
They were disorganized from jump street. On move in day, they didn’t have any of our information on file, could not locate a copy of my lease, or my keys. We found ant traps everywhere, leading me to believe that there’s an ant problem. Based on the other reviews, there’s probably rodent and arachnid problems too. After this, we decided we should move. I was told they could wave the lease termination fees due to them remodeling and wanting to start construction as soon as possible. Unfortunately that was not the case. We felt pressured to move out, but had to really fight to get out of our lease, and even then we had to pay piles of money to get out. It was worth it financially to get as far away from The Forum as possible. If you’re looking to move, please steer clear of The Forum. Spare yourself the stress. EDIT: I did email them after they saw to my review, and I did not receive a response... I rest my case.
Very unprofessional, and untrained staff. The first day I came to view an apartment one of the now former leasing agents was flirting with me. Touching my arm and standing very uncomfortably close to me. Talking off subject about hair appointments and how I should come see her before 12pm. And was very unhelpful and seemingly more interested about me than answering my questions. I am confused on what Im paying $927 dollars a month for. I turn on my bathroom sink and it floods my bathroom floor, I walk in and I am missing blinds. My closet has paint chipping from the walls and ceiling. My windows are ALL single paned. My bathroom cabnets arent installed right, they put the handles and hinges on upside down. My bathroom shower and tub had dead bugs around the drain when I first moved in. The curtain poles arent installed right. As a public figure and a Model, I hate this place. I regret ever signing a lease. I do not recommend living here. From my experiences in the office. I was not listen to by anybody except the Male and Female Leasing Agents. I came down to have a meeting with my community guide and was immediately stared down by the two ladies in the back office. Came home from Tennessee one day and the Fire Department was rescuing somebody from an Elevator in one of the buildings. This place has a lot of hatred, corruption in both staffing and property managements. And the amount of professionalism Ive been shown is disgraceful and disgusting. And it makes me sick that Im frightful for my valuables and my belongings and property to left here when I travel. I do not recommend this place for anyone looking to be here long term.
I’ve haven’t been here long, but it seem like I was given an apartment that was thrown together in one day. When I first moved in I experienced roaches, which soon I found out they are coming from a lovely neighbor who seems to have piles of trash just sitting on the balcony. Then one of my blinds had broke, I reported that to maintenance when he came to fix my toilet, two weeks after me saying something about it. It seems like after that it’s jist been problems on top of problems. My wall is caving in, in my room near the bathroom. The outlets are janky and are falling apart. The price I pay should be lowered for the quality I was given. The staff in the office on the other hand are very professional, but the apartments are unacceptable.
Don’t live here lol . This would be the worst decision ever . Water will be off at least one week , bugs , rats and pee in the elevator ! One elevator always work though lol . The apartments does not look like that on top of them raising the price 🤗 oh there’s no where to park and your car gets broken into .
I wish I could rated it as 0.5 star. There are bugs and mouse everywhere no matter how clean you keep or how many chemical products you applied. Hot water are only available for a short time so you will experience a sudden cold water during shower. The staff are only good during weekdays and work hours other time they will do as less as they could. I used to call 3 times to make sure they send someone to solve a gas leak problem. A gas fword leak problem which could killed us was sort of ignored by the staff because it was Friday night. Soundproof is poor and water leak happens. During the summer you will experience tons of people who do not even live here to share the pool and gym with you. So if you signed the contract already, well good luck. One more thing to add: never expect your package will be delivered on time and do expect your package will miss due to no reason.
Lived here back in 2013-2014, leasing staff was terrible, gym was terrible, package handling process was terrible. There were always cops doing a heroin sales investigation. Laundry was ridiculous. 1 machine per floor. I went to get another apartment and put the forum down as a previous address, they called the management company and they said that I never lived there. We had water marks all over our ceiling, the water constantly ran in the bathroom, the front door is paper thin not even a legitimate attempt at security. Needless to say it was a terrible experience and I would not give them the time of day.

Let me out of my lease and I want my security deposit back.I’ve already filed a complaint with the Health Department and my next call is to Legal Services.I’ve had roaches on and off since Day 1. I clean my apartment every week and I’ve had the exterminator in here 3 times. (Only lived here 5 months).I had to put in 7 ***7*** work orders for my dishwasher. This is the third one I’ve had. And nothing was actually wrong with the dishwasher. The maintenance guy didn’t know how to install the disposal and it made my dishwasher leak. There are 5 maintenece people for 300ish units. Communication between office and maintenence doesn’t work effectively.They never leave notes on your door to tell you if they’ve been in your apartment so I don’t know who is in my house or if the work actually got done.The manager ACTUALLY said during the “pool party” that she has a life and didn’t want to be there.There was a chair in my hallway for over a month. No security cameras for parking.Office staff is nice but EXTREMELY uninformed. They told me not to move my furniture away from the walls when thE exterminator came: that’s rule #1.They also tried to tell me the place is not infested and construction was causing roaches to move. The actual exterminator told me that there are tenants with potatoes sprouting plants in their cabinets.I suggest you start doing inspections. But really I’m not getting paid to think here. So that one was free.
Quite a miserable place to live. From day one in the forum, there were bugs around the kitchen sink, dishwasher, and everywhere in the bathroom. The forum enjoys shutting off the water on a weekly basis. They also never send maintenance to fix issues after you repeatedly call them. If you enjoy cold showers, this is the place for you. Multiple times a week there is no hot water. The indoor pool is quite unsanitary and has had multiple ceiling tiles fall into it. Beware parking your car next to a stone wall, it just might fall onto your car during a heavy rain. Sometimes the crazy people living there will dislike it if you park next to them, not overly close, and key your car. If none of these issues bother you, then this is the place for you.
Quite possibly the worst place I have ever lived. If nothing else, the fast turnover of the managers should speak volumes. From day one, we have had issues here. From leaks that take weeks to fix to collapsing ceilings that dont get anything better than a band-aid job, their idea of maintenance is sub-par. People speed through the parking lot like theyre on a mission. You can hear everything from the apartments above and below yours, but theyll sell you on the quietness of the apartment because the walls between you and the people next to you are cement. Doesnt mean you cant hear everyone else. The only resolutions they gave us to any of our issues were 1) to keep calling security and complaining about our neighbors and 2) that we could move into one of their newer buildings, complete with a new one year lease and rent raise. There have been robberies that management has done nothing about. The secured entry door is constantly left open, which leads to bums roaming the halls of the apartment complex. When anything is brought to the attention of management, they just brush it off like its no big deal and cop an attitude. Truly, the apartments arent even worthy of a bum living in them. I wouldnt recommend this place to my worst enemy.
Tried to view the apartment however they wouldnt show it on Wednesdays when I was in town, so had to delay my return flight to view it. What a water off time and money. The staff was rude, and saw roaches in the apartment when we were touring. The person brushed it off saying an exterminator had just been there this week. Reading the reviews now I can see its a very common problem.
When we moved in our apartment wasnt even ready. We put in a work order for several things that needed to be fixed, plus the newly installed linoleum was literally peeling off the floor. That was in August, and the maintenance man didnt even come until December to fix the minor problems. It is now March and our linoleum is still peeling off the floor and looks disgusting. Also, our dishwasher began leaking water everywhere in January, so I put in a work order and still no one has shown up to fix it, so we fixed it ourselves. Basically if there is something wrong with your apartment then you are screwed.They have to turn off the water ALL THE TIME for whatever reason, seems like at least once a week. So if you want a shower or to do dishes or anything like that then youre basically SOL all day. To make things even worse, one day when the water was off and I didnt realize it I turned in the sink and bright blue water came out. It was coming out of the toilet and shower too. Turns out it was water coming from a neighbors toilet that had the blue toilet bowl cleaner in it. We called the office and had a maintenance man sent up and they didnt really seems to care.I could go on and on, but this place basically doesnt really care about there tenants. I understand that it cant be perfect but we pay way too much for this place!
First and foremost request to Google to add an option that says NO STARS. Because that’s exactly how this place should be rated. This place should be torn down immediately. Equally, the staffs specially Aby, Kayla need to fired immediatelyPLEASE DON’T EVER THINK OF LIVING IN THE FORUM APARTMENTS!!!Worst apartment ever, just because they charge you 800-900 to live there doesnt mean its a good apartment. Bed bugs, mice, rat, roaches you name it and all of them live here in every single apartment. I wouldnt pay a single dollar to live there. If I could give them 0 stars I would.
Do not live here I repeat do NOT live here. In fact when you see this place go in the opposite direction. I have had problems the ENTIRE time I have been here. When I was in the my apartment after receiving my keys this place made me want to run the other way, for starters the bath tub looked terrible with some type of nasty stain and who do you think had to to clean that me. I was told that they would not clean in and they could not re-glazed the bath tub it takes too much time and money. I have been cleaning it for months and it looks no better. Now to my living room plain as day water damage on the wall and celling and for some reason they do not see it. There are never any parking places but that is only minor. They do not enforce any standards I understand that things can be perfect and noise they cannot really control to much but the laundry room is terrible the washers dont get your clothes clean and the cleaning staff dose not do a good job to keep the public area clean it they do clean they are vacuuming at 6 am. Maintenance is terrible and I found that out on my first day here I smelled a gas leak and called the office it was after hours and when the maintenance man call me back he told me that I should of called earlier. My heat dose not work and they have not fixed it yet it and has been a week since I companied they have the nerve to tell me that I dont have a heating element in my furnace at all. It took me 3 months to get a peg to hold put my cabinet shelf and now Im having some sort of electrical issues that could start a fire and Im told that someone will come the next day if you ask me this build burring down due to an electrical fire sounds pretty damn important to me. You will not be at home here you wont even be able to relax because something breaks everyday and the staff has the worst attitudes when you have a complaint. More importantly this is supposed to be a secure building but they dont even enforce the doors being locked at all times.This place shouldnt even get ONE star they need to add a negative option. PS dont even think about taking a hot shower here your only option is Luke warm and be prepared to boiled water to wash your dishes.
This was the absolute worst place for my first apartment! I lived there from July-December 2017. I had roaches from the start and even after constantly complaining, I only ever saw the exterminator in my apartment once and then they supposedly had me on the list for mouse treatment. Luckily, I never had mice, but they told me I had traps in my apartment, and surprise, I knew what was in my apartment and there weren’t any mouse traps. So, not only did they not treat the roaches, but they didn’t even treat what they said they were treating. Also, upon signing my intent to vacate (I was willing to pay $1000 to leave) I had pictures of the bugs and Kayla had the audacity to say they weren’t roaches...even after telling me multiple people were complaining about roaches. I would not recommend this place to anyone, except maybe the people who work there so they can actually experience how awful it is! Avoid at all cost!
Very bad apartment and service. Buildings are extremely old and some of the equipment malfunctions. And rats bugs everywhere. The most unbearable thing is the awful attitude of the leasing agents, and lacking of credit. They just treat you well when attracting you to rent the apartment, after signing the lease you are nothing. Ignore repair request and non sense charges. Will never rent apartment from CMC again.
Was robbed with no sign of forced entry...2 days after move in (December 2018). Room 306N. The police said this facility had an 11% higher rate of crime than the area (already dangerous area). All 5 star reviews are obviously from themselves highlighting their fragile egos and attempting to combat the true 1 star reviews. Friendly people, until you need something, then they will not help you at all and do not care for their tenants one bit. This was the biggest mistake moving here, so it’s my mission to save people from making the same mistake. It is the cheapest rent for a reason, DO NOT move here.
Choose literally anywhere else, this place is no cheaper price-wise and significantly worse quality/safety-wise.Constant false fire alarms at 3 am, at least a couple times a week.Cars are burglarized so often that the police officer who responded to mine literally went on a short tirade about managements refusal to fix their cameras or do anything to address the issue and make it safer (literally 20 cars were vandalized *in a single night* and one tenant who happened to be speaking to the police officers at the same time that I was reported that this was his third break-in *in two months*).Fitness center equipment is all run down and/or broken.The staff is nice enough but lord jesus do I recommend living literally anywhere else, the company who owns this place clearly thinks slumlord is a business model.
I was more than impressed with my experience living at Forum because of support from leasing associate Taylor Cook. She is the absolute best! She is really professional, courteous and always seems to genuinely care about their tenants. I appreciate her attentiveness towards the residents.Thanks Taylor for your support and co-operation.
I worked for this company for less than a month at the Forum Apartments and Health Club. I had to quit because I could keep lying to people as my property manager Kayla Flynn told me to do....the place was severely infested with roaches and mice and residents would come down and not even be in the computer system list to have the exterminator spray for issues...the property was absolutely unsafe and people would break into the complex and the door locks would not work and the problem took way to long to get fixed!...The company was paying workers money to have people give them good reviews. I was promised I would be trained, even sent to another property to learn......all my training was: “do you have any questions”? :( .....There is an elevator in the club building that does not work because the manager constantly puts it off because she does not want to spend the budget to fix it yet she just purchased a $50 keyboard for her office....it is so beyond sad to me that the team does not realize how those are people’s homes. That’s all they have..they are supposed to be proud when they pull up.... I leased an apartment and had to have the person re sign the lease 3 times because it was not being checked over by the manager and then after the 3rd time she then tells me that the computer was not updated and the unit being sold to the gentleman was not 760$ it was actually an $800 unit that was updated.... that was extremely embarrassing being that I was supposed to be trained by someone who was not even doing their job correctly :/ I was so good at this job. But I kept talking the blame of the managers mistakes. I hope that corporate takes a look into how this property is really being ran and really carefully thinks about who is controlling peoples lives and homes....I had a resident holding their new baby close so scared for their safety because of this community and it was hard to see.
The only positive aspect about this place is that it is extremely close to the university. Other than that, it is the worst place to live. Heres why..1. The apartment complex is in need of some serious repairs. Trash is thrown wherever and elevators are always breaking down.2. Your water will be turned off at least 3 times a month because they need to work on the pipes.3. Your mail is tossed into an unorganized room in the lobby. Youll have to hope that your mail isnt sent to the other room because it is not monitored by anyone, which means anyone can take your packages.4. Work orders will take weeks if they dont come at all. Repairs are not done properly. My bathroom tub faucet would not shut off and would constantly run hot water. It was like this for a month.. The bathroom was ruined from the humidity and water was dripping from the ceiling. My towels would never dry because of this. It was still running when I moved out..5. This apartment complex does have bugs/cockroaches. Not just stink bugs, but you will find long centipede looking bugs crawl across your wall. DISGUSTING!7. The people running this place are NOT trustworthy. If you do decide to live here (youll regret it) please document everything. I mean EVERYTHING. Take pictures of the apartment before you move in so they dont charge you for damage that was already there (like they did to me). Have them make copies of the checks you give them to pay rent and make them sign it. I was in a situation where they told my roommate and I that we didnt pay rent when we did. Make sure you have a copy of the lease as well. Currently, they are trying to scam my roommate and I into paying for a 12 month lease when we signed for a 9 month lease. These people will lie to you in order to scare you into paying what you do not owe them. Be aware.8. The price you pay for rent is not worth living here. Honestly, they should tear these apartments down and start from scratch. I highly recommend you finding another apartment.
I havent faced any issues so far with this place. All my concerns have been duly addressed within time no matter how trivial they might be. Kayla has been a wonderful support. She patiently listens to all your problems and goes out of the way to resolve each one of them.I had a wonderful experience with Chris from the maintenance. Hes amazing and did a fantastic job in fixing the stuff.
Lived there end of April 2017 - October 2017.First, I was robbed only 3 weeks into my stay at the Forum. I was (and still am) convinced a maintenance person was involved because locking my front door is something I -always- do, even if just going down the hall to change laundry out or running out to my car real quick. Management did absolutely nothing after calling their security guard, who only gave his statement to the CPD officer and having my locks changed (by maintenance, no less). I found out from the CPD detective who was on my case that (1) another robbery of a different building had occurred that same day and that (2) robberies were common at The Forum. I was not aware of that when I signed my lease and, given this complex is prone to robberies I found it appalling that there were no cameras in place at the complex. Second, I had to fight and eventually email corporate (CMC Properties) to get a copy of my lease emailed to me. FYI - complexes are mandated to give you a copy of your lease. Third, I signed a 6-month lease and when I turned in my 60-day notice to vacate I had to threaten to get my copy of my lease (the one I had to fight for) out of my apartment to prove I had a 6-month lease, not a 12-month one - the woman in the office kept looking at me like I was dumb and frustrated that I inconvenienced her to do her job and pull my paper copy out of the drawer. Typically, CMC properties sends out a renewal notice about 90 days out (Ive rented CMC before), but I was not given that notice. My agreement information was entered into the system wrong and luckily Im responsible enough (and was hell bent on getting out of there at lease end) to have known my last day and therefore the 60-day mark required to terminate my residency. Fourth, roaches. This place is terrible on every account. Office staff ~might~ be friendly at first (if youre lucky). Dont be fooled.
To be honest, 727 MLK is not a good place to stay even it is close to the University. The management system is too arrogant to really care about tenants. Experienced of 10 months staying here, I have really tired of many times of no hot water without any notices/not working elevators/periodic water outage/noises at nights, etc. The leaking problem (raining ceiling) in my apt makes me realize that the management team does not really care about the true repairs but just pay attentions on the look and rent of the apt. They does not care about any tenants loss and are only willing to offer paintings on top of the water marks. BUT hidden risks (cracks on the ceiling, aged water boiler) are still there covered by paintings and time to time manually triggered boiler switch. I am afraid the leaking problem (indoor raining problem indeed) will come back again anytime in the future. An old and problematic building with poor management should be avoid.
I would never rent here ever again and would not recommend no one to ever live here. They go up on rent out of the blue plus its rats. Slow reponse from the office kinda make you feel like o well thats your problem deal with it. I have been asking for someone to come fix my air conditioning and they said someone will come and never showed up. I had a leaky faucets since I been here nothing been done. I see roaches from time to time plus bed bugs. Theres a mouse in my apartment and management was called but the operator sounded as if she didnt care. No no no to the forums. Theres two pools and they never open at the same time its always saying its out if order so what amenities our we really pating for high rent for nothing. I normally dont write reviews but this apartment really took the cake. Theres two elevators both never working at the sametime or when the second one finally wanna come it gets stuck with you in it. No no no to yhe forums never ever will I return once my lease is up! Angry faces smh.
I ended up not getting an apartment here but the front desk lady Emma was extremely polite and helpful. Answered all my questions with no hesitation and took plenty of time to show me their layouts. As for the actual living situation Im not sure but if the staff translates over into the apartments themselves Im sure they are top notch!
This place is awful. Bugs, the indoor pool is never working, elevator breaks and their sales tactics are predatory to get you in. Theres an extra short term fee if you are going month to month after lease is up, AND you have to provide 2 months notice to leave, which is completely impractical if a job takes you elsewhere. Avoid this place like the plague that it is.
I was out near the banks this weekend on a date with my boyfriend and I happen to bump into this guy (I believe his name was Jordan. If I saw him I would for sure know) anyways, we started chatting soon to find out he worked for cmc properties at the forum in Clifton and I have really been looking into finding a new home. He was so kind, genuine, and extremely informative of the place he works. I have never even been there but I must say his knowledge was really wonderful and it was so to be in contact with someone who really cares. We can not wait to look into the forum apartments!
Lived here from 2014-2017. Paid my rent on time, always tried to be respectful... rent ended at $745/month.To all Indian students going to UC, or anyone really not seeing the apartment beforehand, beware! They will rent you the worst ones. I had the chance to see my apartment beforehand and make sure its good and livable. All my friends from India, they lived in holes...That said, lived in West Building, the boilers were loud at night in the winter, called and they never really fixed the problem, just shut off the boilers (which might explain why some people complain of cold water showers, which I had too.) Bugs are a problem in the summer, especially roaches... Windows are single-pane, dirty, and leaky... People block the emergency doors, any doors actually, from closing all the time and as a result people come in to solicit...Rent goes up each year for upgrades that I dont benefit from but my paycheck doesnt go up each year. $10 a month extra doesnt seem like much but $120 a year when my wage is the same? Thats money I can save for emergencies.They replace the windows only if you move out, so renters whove been there for years dont benefit from improvements. The water is shut off twice a week for maintenance. Water is included in rent, so conspiracy theory, they do it to cut costs.A cabinet under my sink had its base collapse, but took 6 months of asking the office making maintenance requests to get it fixed.They dont do maintenance, the just plug holes and stuff. But when you have 400 units but youre too cheap to have more than 4 or 5 maintenance workers, what do you expect? For $745/month, I dont know but something better. Double-pane windows? No bugs? A dishwasher because it isnt 1950?Pro-tip, go online and search for employees reviews of working at CMC or Forum. They are understaffed.Sometimes I jokingly wondered if itd be better to live on the streets, but then I remember people shooting up heroin in the parking lot and the different gangs like DOOP, KIN, and now SINGER.I feel like a horrible person writing all this, but Ive lived in different places, and I didnt have any of these problems. None.Im gone now and alive. Just make an informed decision, see the apartment beforehand. You might get a good apartment, but no support to live there.
Wish there was an option for NO stars. Horrible apartment, completely infested with mice and roaches!!! Residents leave trash in the hallway and prop emergency exits open so anyone can get in- even though they claim that the building is secure. The parking lot is horribly lit and always full because they don’t regulate it at all and their solution parking garage that costs extra! The fire alarms (the worlds loudest) will go off randomly in the middle of the night went they won’t fix it. Any good reviews are clearly written by staff!! DO NOT LIVE HERE.
This place is HORRIBLE worse than section 8. Run the other way. In loving here they have changed office management & staff every 5 months. They cant keep steady maintenance techs for more than 3 months. fair housing is violated by all means here and across the street at Clifton colony. My close friends lived there also. They discriminate when you move in. All Indians are placed in the north & south buildings both bed bug & mice infested , black & white ppl in the west building roach infested , Chinese in the east(roach infested) , & Japanese in the club connected to the office again roach infested. Ask the residents yourself read the other reviews. Oh & the south north buildings are shifting entirely as in sliding down the road. How safe :-) ! Each building is also leaky , mold throughout your home and they will only keep transferring u to another hell hole within the community. Health department needs to find out about this place. the current management and staff there are rude as ever. The managers (in the back) come in late and leave early. They dont respond to your emails & if you come in person they will hide in the back offices as if they are invisible. Awesome way to communicate with paying residents . They dont know you by name & dont really care to. You can tell the assistant didnt earn her position because she is always lost & wandering around looking helpless. Work orders are never taken care of its a 3 week turn around at minimum. The ladies up front will always blame it on the fact that they are new in which you can tell theyve never been properly trained for the job choice. The amenities are a joke the indoor pool is molded completely , fitness center completely outdated, and outdoor pool is always filthy. Our secure buildings are a joke same passwords for years. Everyone shares them thats why we have plenty break ins and even our car got broken into multiple times here at forum. They dont have cameras and the office says not our fault its a Clifton thing. Their so called security at night doesnt exist. Ive never seen them walk halls as the office claims nor patrol the community. The rent is unbearable to afford even with a roommate. The office will loose your rent and nicely ask you to repay as if its not their fault. The corporate office is also a joke their are unprofessional and wont help you if you call them either. Ive exhausted my efforts in ever seeing my deposit again because they charge you for everything that you noted at move in. Its funny because our apartment wasnt even ready at move in. My friend at the colony across the street can vouch for the same similar troubles. Both properties are owned by cmc GO FIGURE!! No resident events here which makes it clear that you are scum beneath forums shoe. Crime lives here ask the local police department! Research it! Save your money and run for the hills its not worth all the crap you have to go thru. This place doesnt even deserve 1 star if you ask me but google wont allow you to place anything lower. I could go on & on but Im sure you get it by now. READ ALL THE REVIEWS. Do not sign a lease here.
The Forum Apartments & Health Club should just drop &Health Club from their name. The workout area is in deplorable condition and all the machines look woeful. The pictures advertised in their website are deceiving as it looks nothing like in the pictures when you actually go inside the place. Also, the indoor pool has been closed ever since I moved here (which is two months ago). Not sure how often they clean outdoor pool too. The managements should really work in replacing old worn out machines with new quality ones to call it a Health Club. Click the pictures to see what I am talking about.
Ive lived at the Forum for more than 4 years, and just moved out a couple of months ago. Yes, there are bed bugs, cockroaches, and flies occasionally, but since I reported and put bug killers right after I found the bugs, I successfully killed them. Id say security wouldnt be a problem there, but the neighbors may be noisy and unfriendly. The landlord is not helpful at all. The reason of my moving out is Im tired of being teased by the landlord. Be aware, that apartment is not as good as it looks like! If you live there, you will find some unhappiness sooner or later, surely.
The office are great, Abby is so nice and sweet. My problem is with whoever was in charge of fixing up the apartments my first night there I saw bugs even little green ones crawling on me so I slept on a garbage bag just in case. Day two I saw a lizard in my room and bigs crawling over my food in the fridge. When I inspected the fridge even more there were so many dead tiny bugs inside of the fridge. I’m little opening just EVERYWHERE. There are holes almost everywhere, even some of the holes that so called tried covering up they did a horrible job at it. It looks so unprofessional. I’ve been in a couple of apartments before and this is by far the worst. CMC Properties need a new mantience crew and to spray weekly for bugs

Excuse me for my run on sentence but I could type for daysssss about the low qualities of this apartment but I just hope if youre reading this youll take 90% of these reviewers and my opinion seriously so you dont have to experience them for yourself.
Currently, I rent at the Forum. Its not 5 star accommodation but for a student or a working professional starting out in Cincinnati its fine. Ive had a few issues with bugs which have been fixed by maintenance. The best time to go to the health club is in the morning or lunch time if you can make it. It gets busy in the evenings but usually people tire out pretty quickly on the treadmills so you can always hop on one sooner or later:) The walls are thin here so if you like to blast your music, this is not the place for you.
I dont even know where to startThis place is the wort place Ive ever lived in.1) The apartment is way toooo old so there are bunch of things to fix.When theres rain outside, you will see the water leak from the ceiling.2) The water, water, water. I dont know and even dont want to understand what is there problem, but they seems to shut down water almost every two days. They dont even finish the work on time (whats wrong with these people with shutting the water off for every two days, or sometimes three days in a week )3) The management is the worst of all. When you request any type of maintenance, they say they will work on it ASAP, but guess what? You will never get things fixed unless you ask them (frankly you have to argue with them, although you are paying rents lol) and I cannot guarantee they will ever gonna fix anything for your apartment. When you ask, ask, ask and ask them to fix something, they will just say Oh, i dont think its an emergency issue, so you have to wait For how long??????Also, they begin to act rude once you are done signing the lease document.4) My apartment had bedbugs, which also sucks.These are just FEW things I can recall now, but whatever you could imagine, you will get worse. PLEASE AVOID THIS PLACE people.
Watch out these guys are slum lords who will almost be criminal about intimidating and squeezing every penny from you when you leave. Do not pay attention to their owner responding to people. Although it is expensive this place is so dirty and you should know that you will buy bed bugs and mice. the first time go to forum and look at behind cabinet and stove and after you can decide. DOOOOOOOOOOOO not go. live in street under a tent is better than forum. The first day all staffs are so kind but after you sign the contract they will be evils and even they do not pay attention to your problems. All other good review forum wrote because for normal human it is sucks and garbage. In addition it is not safe and robbery will be your daily life. when you will go out and return do not predict you can see your stuffs in your apartment . I am happy that I am alive because their stove had electricity and several times shocked my body. GOOD LUCK with HILLLL apartment. LOLL
Hands-down, the most run-down set of overpriced apartments in Cincinnati. The Forum used to be a great place to live when I was growing up near the University of Cincinnati. Now, its quite a mess. Pest infestations, unprofessional leasing agents / property manager / GM, a tiny maintenance staff to service over 400 units, and a host of other issues like unsanitary pool conditions, sub-standard elevators, and odorous buildings.Additionally, DO NOT APPLY TO WORK FOR CMC PROPERTIES. As badly as they treat their tenants, I should have known theyd be comparable with regard to training their leasing agents. Taylor needs to learn to actually train people. Kala needs lessons in conflict resolution and empathy. Hauna Somerville, their GM, needs needs to learn how to be an effective leader as opposed to a boss. Abby Carter, their leasing agent is a born misleader (she actually posted a 5-star rating for The Forum). Steer clear of her as shes only after a commission and will certainly lie to you about the conditions of an apartment in order to expedite the leasing process.Jackque and Drew were the only friendly, helpful employees I encountered.Renters Beware!
Infested with all types of bugs and rodents- centipedes, cockroaches, mice, nats, bed bugs, HORRIBLE MANAGEMENT, DISGUSTING LIVING CONDITIONS. The whole building smells terrible every single day and the elevator barely even works- sometimes not at all. Not even to mention my apartment got broken into and when the authorities got involved they advised me to stay away from this complex. Staff didnt care and showed direspect to EVEN the authorities taking nothing into consideration and leaving me in the same unit although told to move us units for our safety. NO SAFETY OR SECURITY. DONT LIVE HERE!!
Very poor management and poor quality apartments, we signed a short term lease and lived there for 3 month,after a month, paint start falling off spontaneously, did not fix it despite repeated reminders, did not return our security deposit even received a large bill for that. Will never recommend this apartment.

Forum is a complete mess with fire alarms buzzing every other week in either mid-night or 4 AM morning.I don’t know why the apartment management system employs a unit-wise or floor-wise instead of activating the whole alarm. The alarm is so disturbing that if you go to local grocery and have your sleeping kids or old parents or sick friend left in the apartment, they would be in traumatized by the sound of it and will have ear problems.If you wanna move to forum, carry a lot ear plugs with you in your pocket.
Terrible place ! Bugs galore. Avoid it like the plague. They will not treat the bugs in your house beyond the first time, and it is impossible for the bus to never come back due to the cracks in the wall. So, even after the extermination, you will still be living with bugs, which they refuse to treat. Also, the staff is extremely rude and will pay no attention to your problems. I had to call and email them at least 20 times to get my security deposit back. They claimed they sent my cheque, and never did. So they charge me cheque cancellation fees to issue a new one(which they did after a million calls and visits to their corporate office).

Jamonta was the maintenance tech with my most recent issue.. my blinds broke!Who is fairly new.. and he fixed them the same exact day I reported them being broken! Dont move that apartment. They are disgusting and they dont know how to behave. if you want to complain they will not take it seriously. when we moved that apartment they lie with us, i have allergy for dog hair and i complained twice and they was not serious. try to not go that apartment.
Im going to be generous and rate 3 stars.To start with the positives, The Forum does have a pretty nice location. Beyond the obvious proximity to both local colleges, its close to some pretty nice parks. Burnet Woods is only a walk away, and Washington Park, with all of its great events and activities, is a 20 minute bike ride down Central Parkways bike lane.Findlay Market is likewise reasonably reachable.If you dont have a car, the Metrobus has a lot of stops around the area going in almost every direction, and there is a stop right on Central that will get you downtown to Governors Square in 10 minutes flat.The fitness center and pool area here are pretty nifty, and a major plus in my book.Randomly, it has some of the best shower water pressure Ive ever felt.All utilities except for power (and internet/cable) are covered under rent.Ive also always found the management to be very pleasant and as helpful as possible; maintenance is fairly prompt, generally a 1-5 day turnover, depending on the severity of the problem.BUT....Every major concern that made me originally hesitant to move here has come to pass.The hazardous road conditions during winter? The city doesnt even try to plow these hills when it snows heavily. Crashed my car sliding down the hill. Check.Car security issues? Someone attempted to break in to my roommates car. Twice. Check.Bed bugs? Check, oh my god, check.Granted, issues like road conditions are out of The Forums control, and others... well, this complex is old. Cracks in the ceilings, old water pipes, peeling linoleum... I imagine performing repairs on this place must be like trying to dig a hole in dry sand.Its hard to be understanding, though, when the water is turned off for the third time in the same amount of weeks (thank god they finally stopped that) or your upstairs neighbor flushes their toilet and your ceiling is leaking again, or you are waiting two weeks for them to take serious action with the bedbug problem in the hallways as the bugs are slowly migrating into your apartment.The floors are thin and creaky; if your neighbor is a party-er or a heavy walker or prefers their music on the louder side or gets into shouting matches, you are going to know it.Maintenance is fairly prompt, like I said, but sometimes they just promptly take a look at things and then actual action is slow to materialize.Honestly, Im torn. The positives are nice, but ultimately, little things add up.If youre a poor college student planning to stay here for a year, yeah. This place could be for you.If youre looking for a long-term apartment option, Id give this one a pass.EDIT: No. They do not deserve 3 stars.The next month with decide if I hate this place or merely dislike it.

I live here currently and the entire process from renting my place to moving in has been nothing short of Terrible. 1.BUGS 2.SLOW MAINTENANCE. 3. My car was broken into twice in two weeks. Security does not EXIST, and the staff could care less about it. They referred to the lease stating that they are not responsible for cars being broken into yet, they do not have cameras, security patrolling or ANYTHING. THINKING ABOUT BREAKING MY LEASE, my money means nothing and I work hard!!!
Add another reason I LOVE living here to my list. I had a problem with my sliding door and less than a week later it was fixed! Chris, the maintenance fellow did an awesome job fixing the problem. He was friendly, knowledgeable, and knew how to fix the problem quickly.
Sooooooo many mice, insects!!!!!! We came to leasing office and reported the mice problem but they didn’t recorded! And no one told us to talk to the manager about the mice issue. They always run in the wall. We cannot sleep. They also run into our room. We already caught ten mice with the glue trap. But it didn’t work. They have more offsprings. Donot choose here!!!!! Or you will complain about mice all the time.
My experience at Forum apt was great simply because it is a lot more secure locality than other places in and around Clifton. I have not heard of anybody being mugged here. Also the whole apartment is carpeted (except kitchen and restroom) there is a patio and a walk-in wardrobe. Heat is covered, buildings are gated with security code. Apartments are serviced so no need to worry about carpenter/ plumber / electrician. Gym and health club is good for amateurs there is a so-so pool it is sometimes heated tough (esp in winters). There is a retail store by the name of riddle road market in the proximity (4-5 min walking distance) where you get stuff like bread, milk, fruits, wine, snacks, beer and some v limited pizza. Generally the apartment bldgs are kept neat and clean. There is a small patch of grass with seats.Cons: Apartment condition is not that great. Its a climb towards UC if you are a UC student and dont have a car. No dishwasher (of course you can buy one). Some time insects get in to say hello to you!But trust me overall it is worth it! Heat and carpet is a plus point, also T-mobile has full coverage in most of the mezzanine and above flr apts. There is enough parking for evyone and residents are a good mix of asian, american and arabic community. People are by and large peaceful.
Chris is the best maintenance man there is! I called about a broken lock and he was here within minutes! He came in with a great personality we had great conversation while he fixed my sink drain and my toilet that I didn’t even knew need fixing! Thank you so much Chris!
BED BUGS! BED BUGS! BED BUGS! My wife and I recently were married and needed to get a new home/apartment. We looked at many different complexes and unfortunately decided on this one! At first glance it is very appealing... the floor plans are very open and almost studio loft like, and we had talked with a girl named Jayna, who was very cool, and so it seemed like a great place. WRONG! There is a another girl, Jodi, that thinks she knows everything and obviously doesnt care about the people that live there. She told me she knows how to treat bed bugs and knows that, if we leave, we will take them with us... What a joke... we moved out... broke our lease and had to pay $1,660 for the breaking of the lease, lost our furniture that cost $250, our mattress and box springs, and also had to pay two months of rent $1,260... We lived in Loveland our whole lives and never had bed bugs, we moved into the Forum Apartments and had them in less than 30 days of occupancy, and had to spend $3,170+ other bills to stay there for those thirty days. This place is a joke... please dont give them any of your money!
Ive been living here for about 2 years and have received nothing but great service from Taylor Cook. Anytime I had a problem, she was always there to help even if it was 2 minutes before she had to go home. Taylor’s customer service skill is excellent. She is very friendly, polite, co-operative and solve the problems very patiently. Thank you Taylor Cook!
4 No-reason Fire Alarm happened in a row from 4am to 6am. Each time the fire department came and they said it is a false one due to the building but we had to come out each time without sleeping at all. The management and maintenance is terrible. Dont get fooled by them because you will find everywhere as a problem as soon as you move in. This place sucks and the management team sucks as hell.
I do not recommend this place ladies and gentlemen.It is an entirely unsafe structure and it threatens the well being of you and your family.There was an issue with the Elevator one day, and I overheard the Manager Kayla Flynn speaking to two employees saying she doesn’t care if the Elevators break. She’d rarher waste the Fire Departments time and rescources than waste the money on fixing it.I was recently in retrieving my mail, and over heard The Region Manager Hauna telling one of the Tenants to “Shut up, and come back on a better day.”

Not a resident but just wanted to express how highly Taylor Cook has talked about her experience working for this property. I have heard nothing but good things from her and will always recommend this as a place to live for anyone looking, solely based off of what Ive heard from her.
This is the most disgraceful complex in the City of Cincinnati. They paid their employee Abby for her silence after she had threatened to address the roach infestation and how there is an issue with termites in the building structure.Kayla Flynn publicly refused to fix the elevator. Publicly stating to former leasing agents that she’d rather have tenants getting stuck on have to waste the Fire Departments time and rescources than fix the Elevator that’s past due for maintenance.
BUGS BUGS BUGS BUGS. ive had ROACHES since DAY 1 and even though i persistently complained about them the landlord has done very little to combat them. all the electrical outlets are upside down, the drywall is crooked and the floors are slanted, the doors are held on by at most 3 screws and the workout facility is really nasty. oh yea, if you do end up living here MAKE SURE YOU GET EVERYTHINGGGGGGG IN WRITING, otherwise dont be suprised when they lie straight to your face.
We lived there 2007-2008 and bed bugs/ roaches galore. They do nothing about it. We moved out and they reported that we owed them almost 3,000$ and claimed they evicted us to the credit bureaus. Luckily we got them off after proving our side. NEVER would consider them again!!!!!
If you like bed bugs, cockroaches, backed up dishwashers from day 1 of move-in, broken A/C units, broken screen door, loud neighbors due to paper thin walls, poor security, getting broken into, not getting things fixed in a timely manner, then sure, move here, not having warm water half the time, water being shut off all the time, etc then sure, move here. I wouldnt even give it 1 star..................
Unless youre okay with paying 1k per month for a one bedroom and view of the highway with mice, roaches, bed bugs, broken elevators, water shut off for hrs every week, pool never opened the four years I was there, rude staff, cars broken into in paid garage and filthy buildings, then run for your life.
Terrible place to live as a student. Living room has leaking ceiling due to building defects from DAY 1, and it still leaks when I moved out THREE YEARS LATER. Car got broken in in the PAID parking lot due to lack of security camera. Hallway got noisy at midnight due to students.
Poor service attitude, the rent will increase by 25 knives every year. The maintenance speed is very slow. There are bad bugs in the house, and often leaking. Pipeline problem. Because the neighbors in the upstairs forgot to close the window, the rain leaked to my house, the computer was drenched, office Dont even give a neighbor to the upstairs. Dont live in the forum.
Quite bad, bad, cant be worse, poor service attitude, old equipment, I have three or four hundred knives a month, and I dont want to fix it. I dont want to fix the public facilities. I dont have a lot of bugs in order to save the cost. It is strongly recommended that Chinese students must not live in the forum and experience it to the extreme.
This place is small and strong, and the mice are rampant, as can also be seen from the comments below. Garbage employees are even more powerful than the Communist Party, telling them that the problem attitude is still very tough, anyway, they will not help you do anything, the best way is to call them angry.

2022-01-11The Good- The women upfront were always helpful, and the sunsets were always breath taking from my balcony.The Bad- For the second year I was there I had a cockroach infestation galore, my toilet screamed like a banshee for almost 6 months before it was fixed, the indoor pool they promoted was closed for the majority of the time I lived there. I had loud college kids above me who would play loud music until 3am and would stomp around loudly. I had a spot on the ceiling in the living room area that looked like the ceiling was going to cave in at any moment. Trash in the hallways often.I paid $805 for a 2 bed room, if they had lowered it to $508 Id say that would have been a very fair trade. Also make you give a 60 day notice of moving out instead of 30 day notice. This is unheard of in any other place Ive looked at in the past.

2022-02-02I had a horrible experience living in Forum. The apartment was infested with cockroaches and mice. Even after several complaints, the management did nothing.Moreover, there was the horrible experience of the fire which started on the 7th floor of the east building in 2020. We were NOT treated with sympathy and after a few days, we were asked to vacate the apartment making me homeless.We were given a very short time to take our stuff out of the apartment while moving, because of which I had to leave many things like furniture behind. The management was not helpful at all.These guys do not even deserve 1 star.

2021-03-12PLEASE DONT COME HERE, THEY TRICK YOU AND DONT SHOW THE APARTMENT UNTIL AFTER YOU SIGN, THEY HAVE MICE IN THE WALLS, ROACHES EVERYWHERE, BROKEN DOWN ELEVATORS, DONT CLEAN DRIVE WAY DURING WINTER TIME, ALL SORTS OF CONSTRUCTION ALL THE TIME WITH NOTHING DONE, RIPED OUT WALLS AROUND THE BUILDING, WATER ALLLLLLWAYS GOING OUT AND THE LIST GOES ON!!!3/11/21- they are trying to enforce other rules mean while our mail boxes in 707 are ALL POPPED OPEN!! 2021-03-15Since Village Green took over the property everything has improved! There will be the transition period where they need to fix everything that CMC never took care of, but they are working diligently. The elevators break down, but that is the reason they are being replaced. There was bugs and such, just like all apartments in Clifton. However since VG took over biweekly treatments have started and I stopped seeing any evidence of bugs for my apartment. The water issues have been getting repaired. I lived at the Forum for a year and half and was very impressed with the repairs and changes to improve the property. I would have liked to see everything after it was all fixed up. The property is improving and I have no doubt when VG has completed all the repairs and improvements this will be an amazing place to live! Id recommend getting in before everything gets done to see the drastic improvements!

2021-10-05I originally moved to the Forum apartments in March 2020. Cmc owned it then. Taylor Cook showed me the apartment and I moved in..Vg took over in Aug or Sept of 2020. From Sept to March I seen alot of people of color moving out. I thought because the rent went up, they wanted to move. Then I got a letter saying resign the lease or pay extra rent. I didnt have any where to go, so I resigned the lease and agreed to pay extra rent. They denied me. Never gave me a reason..I was never late on rent. Im glad that I moved maybe more of the people that got kicked out leave a review as well..

2021-04-230/5. I called in and specifically asked about 6 month lease terms. The woman on the phone said that there was no issue and that they offered 6 month leases for an $85 increase on the base which seemed reasonable. So I drove an hour and a half to see the apartment and when I showed up they said if I wanted to see an apartment I would only be able to talk about a 12 month lease. If the first experience I have with an establishment is a lie I can only imagine what else they’ll lie about. Should have read the reviews before coming.

2021-04-02This place has 2 month free rent specials going on. Go figure out why! Bugs, Roaches, and Mice infestation problem exist throughout the building; You are lucky if you only have roaches. The new Village Green management is terrible. The apartment manger and the other three workers from management team seems all friendly until you go and report your first problem. Then you start seeing their true side and they just start making excuses and make you feel guilty as if it is your problem. The elevator in 727 Building has been under “maintenance” since Dec 2020, and now it’s April. This just tells you how serious they are with their renovation and construction. Please keep this place as your last option, I would definitely not recommend moving into this apartment.

2021-07-21Newly renovated! This hole was behind my bathroom mirror, hopefully I wouldn’t notice. But every-time my upstairs neighbors took a shower I got their lovely water in my place. As you can see the mold growing out side the door into the carpet I can only imagine what the inside of the walls look like. Roaches everywhere mice everywhere and these are the renovated cabinets with a dirty glass mark lmao. You can’t make this up. First day I was out of there They refused to give me my direct deposit back. Don’t waste your time with these unprofessionals

2019-06-30I rented at this apartment complex (the East building) from July 2018 - July 2019. The day we moved in we reported several things that needed fixed/ put in and it took several trips down to the office and several reports through the online maintenance service to actually get what needed done, done. Everyone at the office has been extremely nice, but inconsistent. You could get one answer from someone and turn around and get a completely different one from someone else. We had a huge roach problem and we had asked to have the exterminator come. We were told they would come and we would make sure we were there and no one ever came. Most of the time when we told someone they would just write the apartment number down on a sheet of paper and told us the day they would come. I eventually stopped reporting it to them and tried to take care of it myself. There were trash bags everywhere and no way to regulate if people actually took them to the dumpster which probably contributed to the issue of the roaches. There were several notes posted but no action as I know was taken to make sure no one just threw their trash in the stairwells/ laundry room. I have heard the other apartment buildings they have there are better but to my experience, it was just dirty. My car was also broken into here, December 2018, in the parking lot by the dumpster so I made it a point to make sure I didn’t park in that lot again, which very much limited where I could park. It is honestly not worth the price when there are cheaper better complexes just a little further away from downtown.

2021-02-12If I could give this place 0 stars I would.Do not! move here!! The management is very unprofessional they’ve been lazy, misinformed, and rude. Amanda is the manager of this Skid Row apartment complex. Maintenance can’t fix anything. Homeless/squatters living out side. Roaches/mice/ bed bugs this place is just a open wound that needs to be demolished but yet they’ll paint a couple walls and put cheap flooring down and call it renovating.
