I was struggling to find an apartment being new to Cincinnati. I stumbled across Sunset Property Solutions and have been so fortunate to work with them. They guided me through which apartment would best meet my needs. It has been a smooth process ever since and I am in love with my apartment!
I have lived at Mariemont Woods almost 2 years. The management is very professional and handles issues, complaints and maintenance requests in a very timely manner. The apartments are very modern with wood style flooring and top notch appliances. The complex consists of mostly adults and is tucked away in a wonderful neighborhood that’s safe and very accessible. It’s a lovely place to live!
Ive been renting from SPS for a few years now. They are very communicative about the upkeep of the building, from cleaning services to the addition of a rec room. The office and maintenance staff are all very nice and take care of issues quickly. Everyone at SPS does their best to make sure residents (and their pets!) have a good experience.
Updated to 3 stars: The company reached out and apologized for the situation. Ive decided to give them another chance based on the conversation I had with Sara where she explained the situation,, apologized and corrected things. Also due to my prior good experience with Kelly. I look forward to a smooth renting experience with the company as promised. Will update my review after Ive lived at the property for a few months.TLDR(see update): Incresed rent and sent me new lease a day after I paid deposit and signed it and refused to honor the prior agreement.I have never dealt with such unprofessional management. There were small things that I was willing to excuse at first like; asking to reschedule a tour, then saying the place was no longer available only to relist it at a much higher rent and listing a property as having certain amenities that were not available, among other things. The agent who showed me properties was really nice and she was the reason I went through to sign a lease on a property and paid the deposit. However, the very next day they sent me a new lease saying Oh there was a mistake please sign the new one. I read through to discover they had increased the rent in the new lease and unwaived the admin fee they promised to waive. They refused to uphold the previous agreement and gave me an ultimatum to either sign or move on. I didnt need long to decide not to rent from a company who is this untrustworthy when it comes to commitments thay they would literally change a lease after I signed it and go back on their (written) word.
I started renting with SPS in August. For a post-grad student looking for their first apartment it was pretty nerve wracking. However, Morgan was absolutely wonderful! She answered my questions quickly and even followed up with a listing that best suited what i was looking for! She was also amazing at helping me come up with ways to decorate my studio as well. SPS really does look out for their renters! And another bonus would be their helpful guides and content on Instagram! Thankful that my first time renting is with them :)
I’m super impressed with SP Solutions! We were looking to move to a larger space with closer parking and more grass for our puppy and stumbled upon this listing. Erin is great, she was super responsive to emails, professional, very prompt and had everything ready for us in a timely manner! Even when our lives were super busy prior to moving in, we didn’t have to worry about our new apartment.I was honestly nervous about moving from one property management to another after previously living in a privately owned apartment and enjoying the personal connection but SP Solutions is a breath of fresh air compared to our last property management company :) I can tell they care about their residents wellbeing, not just renting out spaces.Keep up the good work guys, we’re happy to be here.
We began renting from SPS in August and had such a positive experience from day 1. Morgan was able to show our apartment, help us apply, and get approved all in one day. The staff is always quick to respond and is very good about keeping renters in the loop about what is going on with the property. We love our new home in Cincy!
I recently signed a lease with SPS and have not moved in yet, but based on my interactions with them so far, I do not have any concerns about the move in process or them handling any issues that may arise in a timely manner! I am from out of town and could not make any in person showings but Sara was so accommodating and did a virtual tour. She was also very patient and so helpful with all my questions and concerns! I’m so excited to begin my stay with SPS.
Moving out on your own for the first time can be a scary experience, but Sunset Property Solutions made the process super easy and eased a lot of anxieties that I had about it. The apartment is a super cute studio and so close to my work and in the heart of Mariemont. Morgan is super responsive and helpful with this whole process, even giving me ideas to decorate. I am so happy that I am in such good hands while hitting such an important milestone in my life.
I have been living in one of their apartments for about a month and a half now and everything is going great! The ac stopped working the week I moved in and they replaced it the next day. A few weeks later, I had a small water leak under my kitchen sink and they fixed it and replaced the faucet within 2 days. While the maintenance crew was here, I pointed out a safety issue and they took care of it immediately before they left. The crew is very nice and trustworthy and I have no problem allowing them in when I am not home. Anytime I contact my agent, I usually get a reply within 24 hours! So far, my only complaint is that the apartment could have been cleaned a bit more thoroughly before I moved in, especially with the pandemic going on. However, for the price I’m paying I can’t complain too much. I’m so happy I found this place. :)
Please do not rent from this company, they are slumlords in suits. Issues on issues have arised since signing with this company. First of all the buildings are completely unkept. No one ever sweeps or mops the hallways, they are absolutely disgusting. The exterior is completely dangerous, there are no outside lights and are constant break ins around the property, I have had plumbing issues since moving in 3 years ago with the bathroom, kitchen, and the terribly outdated AC system and I dare them to charge me for water damage upon move out. I’ve been keeping all communication and pictures the damage ; they’ve basically refused to send professionals and have sent their incompetent team to do complete fixes. There are currently animals living in the walls and they refuse the fix the issue. When asked about non residents parking on the property, they want you to take responsibility for towing the vehicle. This company only cares about taking tour money and will never address any of your issues.
So I moved to 2150 Saint James Avenue apt 3 in April of 2019 in good faith that everything was working properly and that there would be no issues. Ever since, the issues were abundant, and the number of times I had to call maintenance was ridiculous. There was a time during the winter where the pipe froze and we were all frozen cold, and no one let us know that they were trying to fix the issues for hours, allegedly. There was also a rusty towel holder in the bathroom that fell off so the maintenance people came to install a new one since this one was completely broken and the office staff tried to say the first one was my damage. I didn’t take pics the day I moved in and for that reason they were able to take all of my security deposit on top of charging me more; meanwhile I knew of a friend who lived downstairs and had a dog that caused damage for certain and he got his full deposit back. There was also a hole in the wall made by someone before I moved in and I also received a photo of that in the final email regarding my deposit, as well as broken tile by the window which they also tried to blame me for. When I asked them why they do not document the state of the apartments before people moved in, their new employee said, and I quote “there’s too many buildings to keep track of.” I have to add the fact that when I asked them about how often they change the carpets for apartments, the response was “we are planning to make everything last at least 5 years” if this doesn’t sound gross to you I don’t know what would. This is a cheap type of carpet they use, and the fact that they can’t even change at least every 2 to 3 years is so disgusting. I was going to take it to court, but these people had already caused me enough stress. There were also issues with the bathtub since the day I moved in. The guys that had worked on it had not waited enough time for the paint to dry and they had to redo it later again and I was not able to shower at the apartment for 2 days because of it. Then it chipped again, and they refused to fix it because I was moving out soon. In the winter time of 2020, we received 14 unwelcome guests aka mice that would not leave the apartment alone as they took shelter within the walls and would come out of the big holes between the floor and the rusty heat metal pieces. The only good thing about living here was the park about a block away. Beware these apartment buildings are ran by the most tactless, rude and entitled people one of them being Sara Woods, who’s an absolute pain to deal with, and should not be in charge of anything. Even the maintenance staff said she doesn’t tell them what they’re actually supposed to be doing so they’re always rushing to fix things once they’re already broken. I could go on and on about how inconsiderate the staff were, and how many issues I had in the almost two years I lived here. Reconsider your move here if you’re thinking about it or make sure you double triple check and document everything before moving here.
Since renting with SPS, everyone I’ve spoken with has been welcoming, helpful, and friendly, especially Morgan! She was incredibly responsive throughout every step of the process. The unit is great—cute, affordable, and in an excellent location. The maintenance team is extremely responsive as well—my request that was made at 8PM was filled by 9:30AM the next day. Only positive things to say about SPS.
I was so lucky to have found them! We were drastically looking for a place to live because we had to move out unexpectedly but we also had a dog that no one would except. One we were shown an apartment we fell in love and we were able to apply and get approved in one day! We can’t wait to move in!
I did what no renter is supposed to do. I moved from California to Cincinnati, picked a place online solely based on the location/walkability and signed the lease without stepping one foot onto the property. This could have easily been a terrible decision, but with the kindness and responsiveness of both Ken and Morgan this was FAR from terrible. The property is BEAUTIFUL and in fact this was the most painless move-in process I’ve ever experienced. Granted there would be a few hiccups during my cross country move, my issues were addressed and resolved almost immediately!! I’ve been at the property now for 2 weeks. Management gives ample notification for city inspections, vent cleanings, etc. And SPS management is always available and quick to respond by both email and text. 5 stars all the way.
My boyfriend and I just moved in and so far we LOVE this property. Everyone is so friendly, including staff. We really enjoy the area & how easily accessible restaurants/stores are. The app makes it so easy to submit maintenance requests/general questions and we get responses so fast! Our apartment was cleaned very well before we arrived and had no damages. We highly recommend SPS!
SPS has amazing content! They are super interactive with their customers and following on socials. Their properties are up to date, affordable and aesthetically pleasing! If you are looking for a place in the Cincinnati area, SPS is your go to - I know I will for my next place. My only regret is not finding them before leasing my current place!
I just started renting from them in September and I have basically all good things to say. I have had slight problems but they responded immediately and with the upmost professionalism. They made every effort to resolve the problems and that’s all I could ask for, really! I’ve already recommended friends to their properties! Hopefully they’ll join to community!
I toured one of their properties in Oakley and really fell in love with the location and updated kitchen. The apartment we looked at was clean and airy! The staff that assisted us was also very kind, professional and very informative... we ended up buying a home (husband ended up getting a job outside of the city) but if we know anyone looking for an apartment we will definitely recommend Sunset Properties!
I have been renting from SPS since September and I have had nothing but positive experiences working with them! Erin has been amazing since the very beginning of my apartment search. She was always very responsive and flexible throughout the entire process. She kept me updated through the remodeling process with photos and videos, which put me at ease knowing exactly what was going on before moving in. The remodel in my apartment itself is FANTASTIC! I have beautiful floors, great paint, a completely renovated kitchen, and brand new appliances. My apartment is beautiful and VERY reasonably priced. You could not find a nicer property for a better price anywhere in Cincinnati.The entire staff at SPS is so amazing and they really care about their residents! I was a bit scarred from my last property management company, but the staff at SPS has completely shocked me with how kind and professional they are. Any time I have had MINOR maintenance issues they are always on top of it. I always receive a prompt email from Sarah letting me know when maintenance will arrive, so I have ample time to prepare for visitors in my apartment. The maintenance staff is so friendly and they get the job done in a timely manner. They also have out of this world marketing!! Morgan is always hosting giveaways and events for residents. The social media pages are full of helpful information, resident experiences, and really fun, aesthetically pleasing content! I truly feel like I am in great hands with SPS and I will continue to rent from them as long as I am in Cincinnati.
My fiance and I recently moved into one of their properties and have been so pleased with our experience so far! Erin has been super helpful in making sure we have a smooth transition into our new place. The apartment in our kitchen was renovated prior to our move in and it looks fantastic. We highly recommend them!
Awesome experience so far! If we ever need help with something, the maintenance team comes in during the day and fixes the problem withing 1-2 business days. It was a very easy moving in process, as Sara was super helpful with everything. Love the location of the apartment and how it is so close to many things, but also enjoy the privacy with how hidden the complex is.
Sunset Property Solutions got back with me within the same day of applying to my now new apartment! Staff were wonderful and very eager to get me settled. I’ve received many helpful emails from those at SPS regarding move-in help, maintenance, where to put my trash, where to do laundry, and even what restaurants to try out. They are very responsive to email and try to help as much as possible.
We just moved in, and were really enjoying the apartment and the area overall. The management is very kind and helpful, and have made the whole moving process easier! Our apartment has engineered hardwood floors that look really nice and are so much easier to clean than carpet.
I was in a hurry to find a place and came across my apartment I live in now through SPS, and I couldn’t be more impressed and pleased. The area is so beautiful, and my actual apartment is so spacious and unique. Couldn’t be more happy with how easy the leasing process was and how sweet SPS has been! Definitely recommend.

Everyone is always kind and professional, and I feel like they really care about tenants. My apartment is nice, and the building is well-maintained. Moving into an apartment owned by sunset property solutions has been by far the easiest, most convenient move that I have has thus far. One of my property managers, Morgan Wright, has been the most helpful person towards my roommate and I. Whether it’s questions or concerns we have, she is always there in an instant to help us out with whatever we need! When we moved in, everything was exactly how we dreamed it would be, perfect! I highly recommend moving into a property owned by SPS, you will not regret it! 10/10, love it!
Living @ SPS Apartment in Oakley for almost 3 months now has been great. No problems concerning move-in flexibility, and Sara/team are always quick to respond with questions. We love how much closet and storage space we have! Windows provide adequate sunlight even on the bottom floor of the building. Parking is never an issue either!
I was living in my apartment for a few years before Sunset Properties took over the property and its definitely improved. They have a very user friendly portal where you can pay your rent and submit requests for repairs, etc. and the management has been nothing but fantastic since day one. I highly recommend them.

Sunset Property Solutions has customer service nailed to a science. While looking at multiple units, Sara was able to identify my needs and purpose possible solutions and options in the area. She knew what was important to me and never pushed my monthly budget (she even contacted me about a unit before it went on market, let’s just say I moved in). She was extremely accommodating through the application process and even followed up after I moved in to see if there was anything else I needed.But wait, it doesn’t stop there! I’ve lived in one of their properties now for two months and they are prompt with maintenance request and general inquiries (most of my asks/questions are handled in less than one business day). Their online system is smooth and easy to access along with their email communication platform. This is my fourth landlord/property manager and has been by far the most pleasant and action oriented out of my other experiences.A huge shout out to the entire team, thanks for making your apartment feel like my home!

Sunset Property Solutions is a great company. They have been our rental property for about 7 months now. The company takes great care of their properties and are always very responsive when it comes to returning emails, phone calls or maintenance requests. I highly recommend looking at their rental properties when considering places to live. Their properties have great locations, especially for young professionals such as Oakley, Hyde Park, etc. After going to UC and living in Clifton, it is great to have landlords who provide and maintain quality housing.

SPS has been great. I love the fact that I can pay my rent online. Despite having not used it yet, the intuitive function of reporting issues in the renters portal and being able to include a photo is really great and will make any requests easy to handle. Reading about the experiences of others seems as though issues get resolved extremely quickly.The differences between businesses are always the P E O P L E. Your system and infrastructure is only as good as the people you have in place to handle customers, services and requests. That being said, everyone has been amazing to work with. Very personable individuals that truly care about what you have to say and do everything they can to work with your needs.Morgan has been exceptional. One of those people that changes the mood just by being present. The showing I had when we walked through my current place that I rent from SPS was a blast. I felt like I was hanging out with an old friend. She has been so responsive and positive. You can tell she genuinely cares about the opportunities to show someone a prospective new space, seeing what works for them and what their needs are and that she represents SPS at all times; and she is a great face for the company.You can tell they pride themselves on good people additionally by the fact that they use Molly and her services to clean the units before they prep them to show or rent to new occupants. Molly was thorough and extremely kind as well.I do have ONE gripe. The above and beyond kindness and amazing location and the mystique of my old building makes up for the fact that every unit that I’ve seen on their social media profiles has been adorned with new counters, cabinetry, bathroom fixtures and the like; but mine was not. New fridge and stovetop in the kitchen, and plank hardwood throughout but other than that my unit was essentially left as-is.That is my one true complaint about my experience... but even in that I am only saying so to promote them because if you follow them on social media (instagram) you can see how beautiful their units turn out when they put newer materials in older spaces to have the best of both worlds. So I’m a little sad and jealous over that but other than that I have LOVED working with this team and I pride myself on the building and space I live in. It was hard leaving my home of three years but I love my new place even more than where I moved from! They close on exceptional buildings and do fine work in them to provide people with remarkable places to live in.Morgan really is the best though. She wouldn’t help me figure out how to leave a review so I decided to one up her and figure it out on my own. She was so humble and wouldn’t have it but I bested her. So jokes on her!Rent from SPS, you won’t regret it!
I recently rented a retail space in Mariemont through SPS and love it. Morgan and Sara are both wonderful and easy to work with. My space is located under some of the apartment buildings SPS owns and everyone I have met so far living in those units have had only positive things to say about their apartments, the location and how they love living here. I would highly recommend SPS. :)
We went out of town and when we came back found a leak coming from under the sink. Using the online resident site I put in a task that night and within forty-eight hours a maintenance person was at our door. I had never requested maintenance before and was really impressed with the quick response. Jim was our maintenance person and he was extremely friendly and professional. I requested that a knock on the door happen bc of our dog so I could hold him when I opened the door. Jim was friendly and petted Griffey a lot too! Not only was Jim kind and professional but he was also able to fix our sink within one visit. It was a great experience overall and our sink is all fixed up!UPDATE:We recently moved out when an opportunity came about to buy a condo. The unit we rented from needed updating and whoever gets it next will enjoy some nice appliances! We were used to small business style from the previous owners of the units and then Sunset Properties came along. They certainly run things as a large business but are also efficient. They had established some goals to fix outside lighting that had been broken for some time, update the units, and make the payment online as well as work requests online. That was a very welcome change to be able to pay online and make requests.If I had a complaint it would be that the entry hallways and entrances are not cleaned like they were before. We had an onsite property manager and once a week she came through each building and cleaned the outside areas and hallways with great detail. Living around wooded areas spiders are a thing that happen and she always got the webs. Whoever cleans it now gets the webs maybe once a month and the spiders really do build up outside. I did bring this up with a woman who worked there named Sara. I cannot say enough good things about Sara. She was always prompt in reply and took our complaints and needs seriously. She was pleasant and professional and a great representative of Sunset Properties in terms of being a friendly person.I would also wonder if Sunset Properties hold little events or gatherings for tenants at their various locations to make themselves known. It would have been nice to have a little event to make everyone ease into the transition. Ive lived in units before where every so often the company would do something for the people living there and it made a big difference.As for living in Mariemont it was awesome! I went to Mariemont high school so it was great to be back. Almost everything is in walking distance including a Starbucks and awesome local restaurants like The Quarter and The National Exemplar, and Dilly Deli. its a quiet place to be and people are friendly. Its also an easy trip to downtown, Milford, Kenwood Mall , and Oakley. Street parking is common in Marimeont so its great that Mariemont Woods has off street parking!Dont be shocked by the high prices in Mariemont. Mariemont Woods overall is not super expensive compared to some of the places in Mariemont (considering you get updated windows not from the 1800s, off street parking, and buildings that dont look they belong in old time 1600s in London its steal of a place!) Marimeont is considered one of the more expensive places to live in Cincinnati and the taxes are insane. So if you choose Marimemont Woods not only is the price pretty decent but you dont pay the property taxes which in Mariemont can run up to 15,000 plus.I will really miss Mariemont as it was my East Side home, and whoever settles into Mariemont Woods next I hope you had as much of a charming time as I did!
Best experience Ive ever had with a property management company. Morgan is so insanely helpful and has gone above and beyond for us! SPS makes it so easy to pay rent and put in maintenance requests online. Maintenance is timely and super helpful. So happy we rented with SPS.
I was worried when the previous owners sold our building (Oakley/Hyde Park area) to Sunset Property Solutions. But I have been extremely satisfied with the new ownership. Our building continues to be clean, quiet, and well-maintained. I recently had an issue with my toilet plumbing and SPS had a brand new toilet installed immediately. I have also noticed that general building issues are handled rather quickly and professionally. For me to have a pleasant apartment living experience, I need both good neighbors and conscientious owners. Pretty lucky to have both right now.
Bob and Josh run things professionally while still managing to be caring and considerate toward tenants. They keep properties up nicely and treat people like they would want to be treated. Finding a nice rental is great. Finding good landlords can be just as valuable! If youre a good tenant looking for a nice place, definitely check out what they have available.
I rented a house for two years from Josh & Bob, they have always been helpful and attentive landlords! Anytime I needed something they were on top of it. When I was ready to move into a smaller apartment I didn’t even look elsewhere, I just asked them what they had available in the area I wanted, and of course they had what I was looking for! This is the second property and third lease with them and I couldn’t be happier! Five starts don’t do them justice, I will keep renting from Josh & Bob till I’m ready to buy my own home. Highly recommend!!!
Great Management - very prompt to respond to queries and maintenance requests. Apartment is in a perfect location - walking distance to Kroger, Walgreens, Chipotle and a ton of other places including a community pool. Friendly neighbors, very attractive rent per month in relation to the neighborhood. I would definitely recommend this apartment complex!
I have had the pleasure to view several apartments and properties which are gorgeous. The flooring, cabinets, countertops with a backsplash really set them apartment from other Apartment Communities. The staff is friendly, caring and only wants the best for their clients. I highly recommend them to anyone looking to live in this community.
I just recently moved in and it was a breeze. The whole process was managed very smoothly and Erin made sure everything was taken care of as needed. Even the small maintenance requests Ive had have been addressed quickly! The staff is super friendly and Id recommend them to anyone looking!
I love reading your social media content. I love now you always post rental update and interior Tuesday to let your followers know. You have done a great jobs on video. One thing that I would say maybe to add more hashtags on each post to grow your page? Or maybe also tell more about what amenities are there in the properties? Like fancy pool or gym?
Sara who is the operations director is extremely unprofessional and lacks an understanding of her job. I moved into my apartment on 1/31/2020 to a filthy apartment that also requiring repairs. Sara offered a “$60.00 “ credit which meant that my apartment had to be cleaned by me. When I asked to speak to someone above her she stated “ that she was it”. The owners of the property do not speak to the renters and that they rely on her judgement.The reason why my apartment did not get clean is because the person that is contracted to do it was on vacation. Since Sara is the operations director you would think she would know this. Instead her response was “things happen”. If Sara was working for me I would terminate her employment immediately as this should never be an acceptable response to your customer. I personally would have made every effort to insure the apartment was ready even if it meant I had to clean it myself. Instead she she argued with me and spoke in a demeaning tone.I will be getting my apartment professionally cleaned and sending the bill to SPS as well as posting the pictures of the conditions of what I was given to move into to.
I have had an excellent experience interacting with management staff. They are always responsive and very easy to work with. They always address my questions promptly and kindly.The process of moving in and out has been smooth, and they always try to find a convenient solution for your particular situation.
My husband and I recently sold an apartment building that we had owned for 32 years in the Mariemont/Fairfax area to Bob and Josh of Sunset Property Solutions. Everything went very smoothly, from offer, to contract to closing. Bob and Josh were totally professional in every way, always had time to talk and discuss the details of the transaction, plus were well-mannered and friendly. As older people who have lived through a sea-change in personal manners and the way people sometimes treat each other, we felt we had gone back in time to a more genteel era with Bob and Josh.
Bob, Josh, Sara, and the entire SPS team are fantastic! They are great people and truly care about making great relationships with everyone they come in contact with. They are smart, trustworthy, and incredibly friendly. I really enjoy working with them and will continue to do so in the future!
My lease began in October and the maintenance crew has been attentive and responsive to all of my requests! Anyone working in the building is always friendly and considerate - ensuring they are going above and beyond to make sure the tenants needs are being met. Thank you!
I have rented from sunset properties for about a year and they are some of the best landlords I have ever had. They are responsive, they take excellent care of the properties and have a lot of different options, they have exclusive partnerships that can save you money with cable / internet and rent is reasonable! If you need a place in the Cincinnati area check SPS out!
Renting with SPS has been such a refreshing experience. The whole team (specifically Sara) has been so amazing and accommodating to any issue or concern I have had while renting. The property is well maintained and the prices are extremely affordable and competitive.I would recommend to any of my friends or family to rent with SPS.
Ive enjoyed renting from Bob and Josh with SPS. They have been great landlords; they respond to requests and questions very quickly and are available via text/email to address concerns. The location of my building is fantastic and their pricing on rent is very fair and reasonable. I appreciate the professionalism of SPS and would definitely recommend looking at SPS if you need somewhere in the HP/Oakley/Walnut Hills area to live!
Great management and clear communication with all tenants. I did a maintenance request and the problem was addressed and fixed within the hour and i was also updated via email throughout the process. Management is always attentive to questions or concerns of their tenants. Very pleased
My then girlfriend (now wife) rented a unit owned by CincyRents and Sunset Property bought the building around a month after she moved in. The unit needed several repairs such as falling door knobs, the tub was seriously chipping and rusting and needed to be reglazed, which CincyRents agreed to repair. Also the windows were very old and not isolating at all, making the heat bill to be outrageous and the dishwasher is extremely noisy and pretty much useless since you have to rinse thoroughly everything you put in beforehand or it will come out dirty. My wife agreed with CincyRents that I would be moving in three months later, at no additional cost, and it was reflected on the lease agreement to start with. The first thing Sunset Property did when they bought the building is to make clear that they would not repair the tub because it was too expensive (my belief is that replacing the whole tub once it rusts and leaks will be much more expensive). Then they also pushed my wife to sign a new lease agreement where she would have to pay $50 more if she wanted me to move in. Needless to say, this is completely illegal, they should have respected the standing contract signed with the previous owners. Shortly after I moved in, one of the blinds broke out of normal usage. Most experienced landlords would not have a problem replacing stuff like this, since it is cheap and it is result of tear and wear. They basically blamed me for using excessive force and breaking it and that they expected the tenants to assume the cost of repairs like that. Several emails and a couple of weeks later they sent a maintenance guy to repair it that told me that those blinds cost $6 at home depot. Also the day before Christmas eve (Wednesday), the heat stopped working. We communicated this early that day in the morning. The answer was that the heat repairmen they work with were on a trip until next Monday. They brought two electric space heaters (not enough to keep the apartment at a comfortable temperature). This is unacceptable and they should have contacted another available technician that same day. Once the heat was repaired, the repairman warned us that the furnace was about to be completely broken and that we should handle it with special precautions. That meant not changing the temperature through the day, which meant a much higher heat bill. We were so tired of this place and the landlords that we paid our last two months of rent beforehand to get rid of it. I get the feeling that these guys are not interested at all in keeping their property in good shape and they will end up milking the cow until it dies.Yesterday they sent an email asking the tenants to write a review of them on google and Facebook. Now that are time here is dwindling down as we look for a home we are reflecting on our experiences with a team that is hands down the best landlords ever. One night somehow our front door lock broke. I was at work and J was trying to leave for work but couldn’t lock the door. Seems like someone tried to jimmy the lock while we were sleeping and broke a chunk of metal off inside the lock :/I called Sarah in a panic because both of our keys were fully intact and our keys had worked that night when we went to and came home from dinner so it wasn’t our key that had broken off inside the lock. she had maintenance onsite already and assured me she would have them watch our apartment until a locksmith showed up so J could get to work on time and I didn’t have to leave work. Locksmith was there in 20 minutes and worked with maintenance to replace our lock and give them the new keys. Maintenance took care of everything. Put our new keys in the mailbox and locked the door for us while we were at work.
I have worked with Josh and Bob numerous times, they are amazing people who really care about “people”! Rare to find these days, but that is what you will find with SPS! Bob, Josh, and Sara are professional, trustworthy and truly care about their work, and would recommend highly! A++ from me!
After 3 years of living in Clifton and 3 years of landlords essentially robbing us as young college students, my roommates and I were fed up and decided to relocate to the Oakley area. From the PTSD of Clifton landlords we didnt have high hopes for our coming experience with Sunset Property Solutions, however we have only been pleasantly surprised. Our landlords are nothing but attentive and accommodating to us. Any request we have had in the building they are quick to sort out a solution. Last summer after a storm there was pretty bad flooding in my room (we live in the basement) and without a second thought Josh was quick to bring maintenance out to help us dry the carpet. Recently our refrigerator died on us and was no longer keeping food cold, I told Josh about our problem and they next day I came home to a brand new fridge with all of the food put back in place exactly how it was in the old one, no questions asked.The only problems in our current apartment are basically cosmetic with some visible wood rot at the vanities in both of our bathrooms, but in comparison to Clifton living, its not the end of the world.While our new apartment isnt The Four Seasons, it is just what we need as young college students and we plan to renew our lease.Thanks to the guys of Sunset Property Solutions for restoring our faith in (landlords) humanity.

Working with them has always been clear, consice and straight forward; no surprises.While helping them with selling, their professionalism and trustworthyness stood through all obsticles as usual. We would definately work with them again.
As a company dealing with homes, I really figured youd have more compassion for residents, especially in your line of work. You took away the only affordable housing in Newport with your gentrification, and have left hundreds of residents stressed and anxious about finding living situations in SIXTY DAYS. IN THIS ECONOMY. honestly how does this company sleep at night.Saw this on fox news btw. Made me sick to my stomach. I cant imagine what the residents are going through.
Hello everyone, Im writing a legit review about SPS management group. Sunset Property Solutions just bought property from Victoria Square in Newport, Ky. Unfortunately Im a current resident at Victoria Square Apartments which was bought out by SPS management. The new owners sps bought the property July 8th, 2022. and within days sent residents a welcome letter stating that There would be no changes to our lease agreement, also welcoming us as their tenants. 6 days later everyone received a letter stating that we must Vacate the property over the next 60 days, during that 60 notice you are still obligated to pay rent and leave the premises in good shape. This was sickening to me and many others in the neighborhood, pushing out the only affordable living in the area. My family and I have no clue where we are going to go now since there has been an influx of people looking to reside in the area. There are very limited options for affordable living. My rent will double, travel cost would rise as I wont be able to be in the city, and coming up with a security deposit + first months rent is going to be a project itself. These people are misleading, Money hungry, and selfish. This is happening to over 200+ residents in Newport, Ky. I would not recommend this company to anyone, nor support them in any way.
First of all, they came into a property they purchased and had someone personally tell me the many issues with my unit would be fixed. There is a hole in my window, maggots from a fly infested bush coming through our windows, holes in the walls. But they have decided to just give up and gut our buildings instead so they are literally telling us it’s “not their problem”The lack of empathy this company has shown on top of the dishonesty is disgusting. The bought a property that houses hundreds of people with notices saying nothing would change. When interviewed, Josh at sps coldly stated he “didn’t even get the concern because these people have a lease” days before giving everyone notices to vacate. When confronted with questions their office employees have constantly been rude and unhelpful while treating the one caring employee who was here before them poorly. They are unhelpful, rude, and quite frankly heartless. I wish this company the absolute worst.
I dont live at Victoria square but Im saddened to see sunset property displacing these tenants, renovating the property rent going to be over 1100.00 and higher a month, money is the root of all evil, and still charging these tenants monthly rent until they move out!! If anything sunset properties should be assisting these tenants financially with their move. Some of these tenants are on fix income, this just breaks my heart, 😞this company has no empathy or good heart for these tenants, all sunset properties looking to fattening their bank accts and pockets. greed!!! They should assist these tenants financially since they forcing them out!! Its already tremendous amount of homeless people in this world, smh, My prayers to the tenants🙏. Im also praying that sunset properties have a Godly heart to assist these tenants financially with their challenging transition that sunset properties placed on them🙏.

2022-04-06So my family and I have spent the last 5 months here at one of their Kenwood locations on a one year lease. Upon move in there has been multiple outlets that either do not work or spark when used. Called to fix twice and not once have they actually done anything. 2 weeks ago my ceiling was leaking water in the kitchen/dining area. On a Sunday it was impossible to get anyone. There is no emergency line and there has been zero contact outside of them saying theyll send someone down to fix the ceiling and the carpet which was drenched in the water. And to top it all off my girlfriend and I had spotted a roach in our bathroom. So if you are looking for a place to go call home Im going to have to advise you to look elsewhere. This place is not worth it and the customer/tenant service is ridiculously lacking. You may as well live in slum apartment. The one thing I will say is the neighbors are great and the area is quiet. But it doesnt excuse the terrible conditions that this place seems to always in.

Wanted to shout out Emily specifically as she was able to talk me down after a bank issue that caused a late and NSF fee. I was understandably upset with the situation but she worked with me to make things right. Definitely feel confident renting from SPS.

2022-07-21Fortune favors the bold according to their social media announcement in which they bought Victoria Square.I would hardly call it bold to purchase most of the last remaining housing for the disabled, elderly, and working class families of Newport who cannot afford skyrocketing housing costs everywhere else, and decide it appropriate to evict them en masse right before the beginning of a school year and over the next several months into the holidays. Or maybe I would, but definitely not in the way whoever does their marketing probably hoped for.

2022-07-20My opinion: The morals and actions of this company are nothing short of vile and greedy. Just because something is legal, doesnt make it right. In the midst of a housing crisis, this company sent out letters to over 200 people with a date they had to be out by, 7 bullet points with phone numbers to other apartments nearby and information on how to pay their future rent while they were still there... A few bullet points on a piece of paper is not help - we all know how to do a Google search. Then to end the letter with a payment portal, basically saying, oh hey, by the way, dont forget to keep paying us while you look for a new home, find a way to move your belongings, and pay a security deposit + 1st and last months rent or a find a place at all for that matter that accepts housing vouchers. As I said, vile and greedy, but also tacky, tasteless, and tone deaf. Sad day for the people of Victoria Square.

2022-01-17When my business grew to where I knew I needed to move to a larger space, I was fortunate to connect with Sara at Sunset Properties, and for the past 16 months I have been a tenant in one of their commercial spaces in Old Town Mariemont.Leasing a space in a historic property, regardless if it is residential or commercial, is not without its challenges. However I will say that whenever an issue arises that requires attention, SPS has immediately secure resolution to my satisfaction. Sometimes going above and beyond my expectations.Today we had our first snowfall of the year and when I arrived at my business this morning at 7:00am their team was already hard at work clearing the sidewalk and entrance to my business. I can start my day ready to safely welcome clients in my office. Thank you SPS!

2021-09-22I have been renting with SPS since May and have had nothing but a great experience!I was frantically searching for a new apartment after previous plans fell through and needed to move asap. Ken was able to get me a showing of a unit I wanted to see on the same day. I met Morgan and after she showed me the unit I fell in love. Ended up applying for the apartment in my car after the showing. I was approved the next day and able to sign a lease a few days later. The team was flexible; the process was so seamless, quick, and easy. I was able to move in a few weeks later and have been very happy ever since! I have also put in a maintenance request and it was taken care of very swiftly.I think the thing I love the most is that the owners are very present on social platforms and give back to the community by sharing their skills. I like knowing my rent money goes to an overall great organization that is helping others.If you’re looking for a rental I would definitely recommend looking at what SPS has to offer!
