I’ve been renting from a company and sfre took over, they tried on so many attempts to get in my home, they even popped up without me knowing. The owner said some pretty nasty things about me that he didn’t think I found out about! If you are black do not rent from them They do not mess with our kind and it’s a fact!!! Never ever ever rent from this place i am in the process of taking them to small claims court because they charged me for deep cleaning, they didn’t even do! I have pictures of went I first moved into the home, they sold my tires for my jeep and then tried to charge me for getting rid of them but you sold them! Lastly they will charge you for anything, they charged me for blinds I put up by maself! I can’t wait to speak with my lawyer because I have been discriminated against since they took over!! Do not rent from this company!! I wish I could upload videos but how do you charge someone to deep cleaned? Small claims court we go!!!
I recently moved out of Greenwood Colony Apartments in Marysville. This company started maintaining the property about a year ago. Before moving, I cleaned this apartment top to bottom. I even patched the nail holes in the walls. They charged me $150 for “deep cleaning” which is complete BS.. I reached out twice on their app, which is the only point of contact, and still no response back.. I guess I will have to take them to court and show the pictures to the judge in order to get my money back
Mitch and his team at S4RE have been very helpful to me as a first time rental property owner, especially being out of state. Mitch and his team do a great job managing my property. I really like the online portal which shows exactly whats happening. They keep the online portal up to date so I always know its current information as well.The team is responsive to issues and works with tenants and contractors to keep things running smoothly. Solutions for Real Estate has been the property management company for my rental in OH for nearly 2 years. The staff is very professional, friendly, communicative, and have done an excellent job of managing my property. Im a resident in the state of Georgia, but I dont have to worry about my property being well-maintained nor the daily ins-and-outs of dealing directly with the tenant. This is my first rental property and they have certainly relieved me of a lot of the hassle that many landlords who self-manage have to deal with. I would highly recommend Solutions for Real Estate to new rental property owners as well as the seasoned ones who have grown weary of managing properties!
I self managed for a long time and finally decided to give up the headache. I’m obviously only avoiding headaches if my management company is competent, reliable and communicative. I’m happy to report that for the last 18 months, S4RE has exceeded my expectations. They are an organization built and operated by fellow investors. They get it. They understand my concerns and my needs-sometimes before I’m even aware of them myself! I recently and simultaneously had a relatively major repair at one rental and a vacancy turn on another. This comes with being a landlord (a reality for which I was no doubt better prepared because of Mitch’s wisdom and guidance from the outset.) Josh Davis (the Project Manager for S4RE) was a tremendous help during the process. He is extraordinarily competent in his line of work. He knows what needs done and what doesn’t. Solutions for Real Estate has been a full service agency with all of my rental properties. They helped me buy all of my properties and now they do an excellent job managing them. They have helped me find good quality tenants and this has helped to reduce turnover. Day-to-day maintenance is handled easily and properties are all well maintained.
I currently rent from Solutions for Really Estate and I must say at first glance the house was nice but once we moved in I noticed this house was remodeled cheaply and things started to fall apart I made several attempts calling to notify them of the situation no help. My basement Flooded last year do to all the rain I called to notify them I was told that they have 500 other properties to attend to ok but thats not my problem Im having an issue here because of the flood! I told them ok well because you have 500 other properties to deal with I will call my people get them out here to fix what needs to be fixed and they will send you a bill. Within minutes they had someone out here funny thing right? I have a feeling when my lease is up they are going to do everything in their power to keep my deposit. Not saying dont rent from them just make sure all your Ts are crossed and Is are dotted. In other words go with your gut!
I have worked with several property management companies in several states over many years, and Solutions for Real Estate (S4RE) is one of the best. They are extremely responsive and professional. They have bent over backwards to accommodate my wishes in helping my favorite tenants. They ensure that all the work on the property is done well, at a fair price, and that I get copies of all the invoices. They are also just nice people who have always been clear, professional, and patient whenever I’ve had questions regarding a monthly statement. I have had bad experiences with management companies, and I know how frustrating that is. If you are shopping for a management company in the Columbus, Ohio, area, do yourself a favor and at least give S4RE a call.
Solutions for Real Estate is a breath of fresh air when it comes to property management. Update: things have taken a turn for the worst, 0 accountability.My friend and colleague recommended this company as she heard I was moving out of state end of last year. I’ve had already talked to several pm companies and none gave me attention as I only had one house at the time. In this past few months, with the confidence that Solutions has given me, I have bought 3 more properties through one of their agents, Harvey. The management team Jamie, Kelly and Ashley are amazing, and very responsive to emails and calls, monthly report is clean and easy to read, definitely deserves a five star rating. I would recommend this company to anyone in Columbus not wanting to deal with managing themselves!

I am a property owner and use Solutions For Real Estate as my property management company. I recently switched from another company to S4RE. S4RE was great in helping with the transition. They worked with the other company to ensure a seamless transfer, and went well above and beyond to help me out during this transition. Since the transition about 3 months ago, they have also done an outstanding job managing my property and ensuring that the renter was transitioned smoothly as well. I would highly recommend this company based on my experience thus far.
Overall the staff is nice. But, I urge you to read your contract closely because just like any company they try and keep what they can for some BS reasons. Paying $50 a month for pet rent over the course of two years and then they have the nerve to withhold $500 from our deposit because we occasionally had a second dog over due to an illness in the family that left a family member incapable of watching their dog. So we took the dog in for short periods of time. Neither dogs caused any damage. Had they then I wouldn’t have thought twice. I explain over email the situation and not a care in the world. I thought they were good and honest but turns out they’re just like any other company ready to find whatever reason they can to keep your money. The worst part is there was no warning or notice given about it nor were we even asked when they supposedly noticed. We were great tenants in my opinion. Took care of everything else in the apartment and even personally ran the carpet cleaner at the end to make it as clean as possible so they had little work to do when getting ready for the next tenant. Wish I hadn’t wasted my time now. Last comment is I hope you have a really nice office party on our dime with that free $500 you stole from us 👍🏼
Lets just say Im not easily pleased. But, I have been surprisingly happy with the level of communication that the folks at S4RE have provided while managing my properties. Mitchs group does a great job for me and my tenants and Im sure they will prove their worth to you as well.
I’ve rented my house from a private landlord since March 2018. Three months after signing my 2nd year lease, he notified me that I would be dealing with this management company from now on. They immediately made multiple attempts to enforce THEIR lease obligations onto me. They apparently charge a late fee after the 1st, when my lease gives me until the 5th. I’ve had to remind them multiple times to honor the lease I have with my private landlord. I was told 3 months prior to lease expiration, that I would be notified how much my rent would be raised in the upcoming lease signing. Never happened. ONE month before my lease expired they emailed me saying they wanted to do an inspection, and that I would be billed for various things (air filters, smoke alarm batteries, missed appointment, etc) Being subjected to an inspection a month before my lease expiration is NOT in my lease. They also told me I’d need to give them a written notice of termination 60 days before lease expiration... Why are they asking for this one month before my lease is up? And again... NOT in my lease!!!! My lease states a 30 day written notice of termination, not 60. They refuse to honor my current lease, and it sounds like their lease agreement is full of money scams! They don’t even have an office anymore. It was a “structural issue” and was condemned. The building houses many offices for tons of other companies, so it’s a very odd excuse altogether. They have an insane transparency issue. They don’t read complaints or requests. Look at their replies to the 1 star reviews, they are all rude. It’s disgustingly unprofessional. I’ve also seen multiple reviews of them not only keeping the deposit, but overcharging people for simple repairs. I’ll update this review when I fully move out, and see how I’m charged. I have no hope for this company. They’re awful.UPDATE: They sent me a bill two months after moving out, during a global health pandemic. They overcharged me for simple repairs. I was in that house for two years with a child, so obviously there’s some wear and tear. Not wear and tear that should cost me over $900+. I’m going to have my lawyer look at the charges, the pictures I took of the house before I moved, and the lease infringements I was subject to before moving out, to see what can be done. Absolutely absurd.
I’ve been very satisfied with how they manage my rental property. They allow me to remain hands off and just collect my passive income. They provide monthly and year end financial statements which are also helpful. Their agents we’re also good when helping me find and buy the property.
Solutions for Real Estate has managed my Columbus property for the last seven years. Since I live out of state, I depend on them to handle everything, from tenant search to property repairs. Their monthly e-statements are easy to read and precise. I would recommend Solutions for Real Estate to any landlord seeking an excellent property management company.
Mjust moved into an apartment with no working heat in the middle of winter. took 4+ hours to get maintenance out to look at it. the agent said it had been serviced however that wasnt true as there were multiple broken parts on the furnace. so have to wait 2 days with no heat. no one seemed to care i have a 2 year old with no heat.let owners get away with being slum lords. doesnt do maintenance on their apartments. refuses to answer phones

I have had nothing but positive experiences with Solutions 4 Real Estate. I actually have them taking care of all of my rentals currently. There prices are fair, they are on top of leasing out my units and take away all my worry/stress with the day to day woes of owning rentals. They have renovated my properties, placed tenants and evicted tenants i have inherited from previous landlords.
The team at S4RE is incredible. At one point I had 6 rental properties in the area and ran into a MAJOR problem with another property manager. Were talking vacancies, damages in the 6-figures, issues with the city, etc, etc. I live several states away and was stressing out about how to deal with the situation. The big part of the problem is I had no-one local I could trust. It was hard to even get in touch with people, how could I trust them to help me solve this problem if they were ducking phone calls and emails. Luckily my attorney in Columbus was able to refer me to S4RE and its been an incredible weight off my shoulders. We were able to attack the problem house by house, assemble a plan, and they just executed the hell out of it. I wish I could find a management company like this in my other rental markets. They are definitely the standard by which I compare all others.
I recently rented a townhome through this company and it was the worst thing I ever did. The actual owner of the house is named Kevin, he was the biggest problem. He walked into my house without permission while my wife was home alone because I couldn’t answer my phone at the time when he called. He comes over unannounced all the time to work on things and it seemed to always be later in the day when you get off work and just want to have some piece and quiet. Then I was pet sitting for my family while they were on vacation they charged me a pet fee which got taken off after we talked and immediately got the pets out because we weren’t aware of not allowing pet sitting at all, which was fine we didn’t know, so after that everything seem to be going fine but then I get another pet charge for some reason, said that someone took a picture of a black cat on my front porch, a stray cat that doesn’t belong to me I get charged 600, they said they found proof inside the house I have asked several times for proof and pictures they won’t return my emails or anything. Ashley is the girl I worked with mostly through the real estate company and I wanted to say she was great but it turned out she was terrible as well not contacting anyone back and Kevin the home owner is friends with the owner of this company so if they want to charge you falsely they can and don’t have to show proof this company is terrible and I would suggest going elsewhere to rent. Very unprofessional place and scam artist.
This company is top notch. Weve been vendors of theirs for a long time now and couldnt be happier. Being in the home remodeling business and working with a real estate company can sometimes be a hassle but not with Solutions for Real Estate. They have a very professional staff, they are promt with paying after completion of the job, and really take the time to communicate and respect their contractors.
I would strongly recommend not renting through this company. We recently moved into one of their homes the very end of Feb. Within the first week of living there we came home to a red notice of the door that the water was turned off for a balance above $300. This clearly wasnt our bill because we had only lived there for about a week. I called the water company and they said the balance needed paid from the previous tenants or else it wouldnt get turned back on. I called the emergency maintance number which doesnt allow you to leave voicemails because the box is always full. No one ever answered. I kept calling every number I had from this company and finally a manager called me back. She apologized for this happening but it was after hours so they couldnt pay the bill nor get my water turned back on. So we couldnt have a dinner we had planned with family that night, shower, use toilets, or even wash my infants bottles. ( we have two kids) And even more disappointing we have submitted a few maintance request upon moving in that we noticed which have been the biggest headache to get them to properly fix. We requested that someone come after 4:30pm so we wouldnt miss a day of work to replace all the vent covers as almost all of them are broken and dont close. (Id like to close the upstairs vents because the bedrooms get so hot). We also upon opening the front dining room widow it is broken and wont stay up and falls off track. This should be a safety issue for children in the home or even intruders outside that can easily break in. Our back door is also off track and extremely hard to close and air leaks through where it is off track. The back door also doesnt have back handle to get inside so once your outside your locked out. The manager said she would find us someone to come after 4:30pm and then we got another call that she isnt doing that we have to take a day off work or let them inside with us not home which we arent okay with. She also stated she knew the window was broken and had no intentions of fixing it, she could get it sealed. Im very upset with this company and the improper laziness to fix the broken windows and doors. In my opinion they are a cheap company and do not care about their tenants safety and living conditions. I pay $1,325 a month every window should open and every door should as well.
Edit: This company just acts as a shield for greedy and negligent landlords so they can hide behind a screen and nor repair their homes.Our house, from previous records, was clearly flipped and turned into a rental. There were so many issues from the onset of this property. From no hot water to the pipes backing up and being unable to use plumbing. The best part is that they are extremely unresponsive on their emergency service line. There have been multiple occasions where I have waited up to 30 minutes and have had to call multiple times. After all of this youd assumes a company would provide some compensation, no. They completely ignored this request. Do not rent through them in the Columbus area. They do not ensure their rentals are fit to move in and are not responsive to emergencies.
My Roth IRA who owns the rental house managed by S4RE has been descimated by their failed attempts to sell it last year when I totally followed their advice for the sales price and selection of offers, both of which fell through after a clean inspection. During the 10 months of their sales effort, the cost to my Roth averaged over $1,000/month.
If it were an option to give no stars...I wouldnt have. Do yourself a favor and dont rent from these people. Nothing but a inconvenience and hassle. I moved out of town for a job locally. Dont go off the block my son was jumped by thugs. Every week Im putting in a maintenance request for something different.They dont mind collecting the rent or being rude to the tenants.Once they collect security deposit and first month they really dont want to deal with you.. Everything is online...From paying rent to submitting maintenance request. I have been in my apartment two months and my refrigerator went out and had to store milk at a neighbor house for my kids to eat cereal because I was told nobody could come out until the next day to see what the problem was. No emergency numbers for a situation like this.Needless to say I lost alot of food and of course was not compensated and lost out on a day at work waiting for someone to show up and do repairs. These people dont care about the tenants, they just want your money! I wont be renewing my year lease at all.
This company nothing but a scam, I moved in and the house was in awful condition in every aspect and I didnt know that I have to take a picture of everything is bad since it was my first house in the states after I moved there, after one year I moved out and they charged me for 3k dollars!!!! Like they are building a new house with my money??If you are desperately looking for a house live on the street rather than renting their garbage.
Avoid doing business with this company at all cost. I should have done more research on them before applying for one of there units. They charged us $90 for application fees just to decline us. They dont follow there own policy and used something that happened 5 years ago against me when there add said with in the last 2 years. They person we were dealing was very unorganized and knew very little about the place they were showing. I had to send over information multiply times just to find out we were declined. Stay Clear of this company!!!!
I dont know about the other agents, but my expeience with this company and one particular agent has been bad. My agent after a showing and meeting with me continouslykept calling me by someone else name, that should have been my first clue. Instead calling by phone to tell me what documents she needed , she would text me while I was at work. Lastly she just did not provide me with requirments prior to me completing my application and stating I was approve. Just very unprofessional from the beginning to the end when I decided to go with another real estate company. I cant recommend this company to anyone.
Office staff are rude and impersonable. Not willing to effectively work to resovle issues in a professional manner. Katrina just hung up on me. When I was trying to get her to corrrspond with the owner for me to negotiate a more reasonable means to overcome my situation accordingly.
Is this deframation of my character? I was not evicted! You did not drop the charges per the judges request. You kept my deposit even though the judge told you to drop it! I didnt owe any rent! And all of this because I have you 1 star? Ill see you on judge Mathis so you can be embarrassed like you tried to embarrassed me! Per breach of contact! My 1 star wasnt worth all this! If I had the option to not give a star, I would NOT. They are the rudest office staff- all of us have been hung on several times. If you have a choice, I would recommend NOT renting from them. Terrible experience, headache and more work than it is worth. Take my advice, dont do it.

Initially, I was reluctant to engage a property management company, but after thorough research, I determined that S4RE would be an excellent fit. Let me tell you, that decision remains one of my top real estate strategies. 2022-05-25After managing my own rentals for the past four years I had Mitch and his team at Solutions for Real Estate take over my Columbus duplex a few months ago. It has been one of the best decisions Ive made as a real estate investor.Today I got an email from their team that they had performed a 90 inspection on my property, told me the tenant had the property in great shape and gave me a list of minor repairs that they would be making for me. I had no idea any of this was happening and didnt need to do a single thing in the process.I now want to buy 100 more rentals and let these guys manage them!

2022-07-16I just moved into my new place and Solutions for real estate has made the process from application to moving in a very pleasant time. They are efficient and quick to respond to any questions you may have. I especially want to give a shout out to Maria. She has been nothing short of amazing and such a pleasant person to work with. I understand that she handles a large amount of properties, but she made me feel like I was a priority. She handled concerns and questions quickly and efficiently and words cannot express my gratitude of having her there during the always stressful time that a move can be. 2017-05-14At least for tenants, Solutions for real estate is your typical scam ripoff landlord. They never bothered us and had prompt service calls, Im sure they charged their property owners a mint for. Security deposits are tenants property, not a slush fund to pad their bottom line. Solutions for real estate thinks your security deposit is theirs and will take whatever they want, despite the things they charge you for is their own neglect to maintain their own properties. When I moved in, the property was in awful condition, but spacious, which is what I needed. I had to basically shampoo the carpets several times to get them clean enough to be semi presentable, when the carpet should have been replaced years ago. The linoleum was awful, stained and torn and should have been replaced years ago, as well. I bleached and scrubbed it on a regular basis to try to make it semi good. The walls had scars, dents and holes I spackled to hide the flaws. The yard was totally overgrown and I had to cut back weeds everywhere and had a hard time telling when the weeds ended and when the yard began. I cut back the basement window growth and bushes in front twice, which they should have been cut down in the first place, but Im sure solutions for real estate would charge me for that too. I mowed the yard regularly, trimmed, edged the cement, power raked who knows how many years of debris in the grass, hand raked, fertilized and put down weed killer. I even trimmed back the overgrown woods in the back, trimmed the bushes and pulled the weeds from what was supposed to be a garden. When I moved out, I did even more. I scrubbed the basement and garage with dawn and shop vacuumed the dirt up. I scrubbed and bleached all the bathrooms, kitchen and walk ways and shop vacuumed up dirt. I wiped down the walls. I pledged all the cabinets. I even mowed the grass the last day I lived there. And after all that I cleaned and moved for four days, with 12 hour shifts, to get my security deposit back, above and beyond anything close to reasonable, yet they still charged me $410 for getting the property back from me in better condition than when I moved in. We ran the self clean on the oven. There was a stack of air filters next to the furnace we bought to replace when they got dirty. After all of that, there was nothing to clean, which they charged me $200, some tiny amounts of ash that would come up with a wet paper towel, which they charged me $25, new filters right next to the furnace, they charged me $10 and landscaping in better condition than when I moved in, which they charged me $100. The best part... They didnt do ANY of the work they charged me for. There was nothing else to clean, especially not $200 worth and you can see the photos that they did nothing to the landscaping. So... if they charged me for services they didnt do, that would be fraud or theft. My advice, spent at least 30 hours exclusively cleaning the property above and beyond anything reasonable before you move and expect to lose at least a third of your deposit, dont do any cleaning and expect to lose your whole deposit, or dont rent from Solutions for real estate, because they dont care about you and think your security deposit is their to take for whatever arbitrary reason to pad their bottom line. Better advice: Go buy a house, which is easier and cheaper, like I did.

2021-07-23For the last year we have been working on fixing up an older house. We spoke to Harvey Yergin at the beginning of our adventure to get advice on whether we should sell the house as is or fix it up. Harvey gave us some great feed back and kept regular contact with us through the entire year. He was very professional and helpful with his advice. Once we were ready to sell, we were in contact within three days for a great price. Harvey has been great!!!
