Absolutely loved my experience with Roost, our realtor, Tabitha, helped us find a home with short notice, and spent an entire day showing us properties that would be satisfactory to our needs and then gave us all the needed information to start applying for our new home. 10/10
My experience was horrible we paid over $2000 to move into a half a double the place is dirty there where holes in the walls and floors the floors where scratched up paint all over the floors when we went to see this place we where told they where still working on it and it would be ready before we moved in that was not the case it still looked the same trash was all over the back porch the place is infested with mice after my lease is up we are out of here I feel like we where lied to about everything paint was just thrown everywhere cabinets don’t close under the sinks is horrible the closets has wood missing and and I just feel for $1050 it could’ve been better ever room has 1 electric sock and many of them don’t work so we have extension cords running all throughout the house I’m very disappointed and will never rent from them again
This company builds many disadvantages to the tenant in the lease agreement. They find little ways to scam money from you. The building we lived in was disgusting with roaches, rodents, and terrible quality appliances. The quality of the building was so terrible that a slight breeze would rattle the doors strongly enough to keep us up at night. I highly recommend living elsewhere and renting through a different management company.
Tabitha reid was such a great help . We had 2months to find a home and she got us in well before the that time . We have an amazing home at an affordable rate . It was nice working with her because they have houses for rent and normally realtors dont help you with looking to rent a homes. The portal online is amazing and easy to pay rent and put in maintenance request .
I had called and asked about one of their properties that i has really liked from the pictures. I did read the reviews before i called them. Tabitha said there were showings and i went to one. Sadly i didnt like the place as it was a bit misleading. I had asked the guy that was doing the showing if he could reach out to her about my application as she told me on the phone she can let me know if i am approved before the showing start time. I never received this call. He texted her and there was no answer.I asked him does she usually not respond to messages or phone calls. He said no. So i left. I received a message ffom tabitha telling me that she needed my name as she gets a lot of messages a day so she can look up my information. This was on the 23rd of august. Today its sept 1 and i still had not heard from here at all about my application. So i sent her a text letting her know that i had reported her as i have tried to get a hold of her and she failed to respond to me. It doesnt take over a week to get an answer. I worked as a property manager community manager leasing agent and assistant community manager...so i know the drills. She still never responded. I will not be trying again for this place. Im okay. Just like the reviews say the communication is terrible and there are soo many people who applied like i did and spoke to her and then never heard back ever again. Its not right to take peoples money. If you cant call back then email back at least for approval or denial, or have someone else do it.
It’s sad that I’ve reached out to this business about a house WASTING $90 on applications just to not hear anything back about the house you applied for. Nor the Realtor gets back to you, email, phone, text.This place sucks.I’m gladly not doing business. If i could give 0 stars I would.
I want it to be known that I have had a wonderful renting experience with Roost real estate. I have lived in my property almost three years & theyre always courteous and professional. Angelina has been very helpful in answering my questions and handing any concerns I may have had. in addition, I had a few issues where I had to pay a few days late on my rent, and as long as I stayed in communication with them there were no issues. I want to say this communication is key, to any business relationship. If you communicate your concerns with them they will help you the best way they can. I plan to be in my house for at least four more years until my daughter graduates, and hope that my next home will be with Roost again.
I would honestly refer Roost real estate to anybody who is looking for a home they are very caring and Considerate to others Miss Tabitha works there she has been so amazing and patient with me there whole office is amazing even when it comes to answering there phone you get agood vibe I want to thank them all & God bless
As an out of state investor, Jon and Helen with the Nilsson Styer Team with Roost have been an invaluable and integral part of my investing success in Columbus, OH. I own single family and small multifamily rental properties in 3 different states and 5 distinct markets and therefore utilize 5 different property management teams. Having worked with these various teams, it is abundantly clear that Jon and Helens management operation is a well-oiled machine and is vastly superior to my experiences elsewhere. With a deep market-knowledge, excellent professionalism, responsiveness, and genuine friendliness, it is a pleasure to work with them. They always make themselves available to answer questions to ensure that you are comfortable with your investments.Jon and Helen also act as my buying agents for my properties in Columbus - being out of state, it takes a meaningful amount of trust to purchase properties without personally walking through the units. But with Jon and Helen as my boots on the ground, they quickly earned and have continued to grow my trust in their discretion and eye for the right deals. Coupling the buyers agent and management helps to provide an excellent alignment of incentives and objectives that is often absent when your agent and management are unrelated. Jon and Helen help me purchase properties that they know they will be managing for many years so are equally motivated to find the right properties as I am myself. If you are looking to invest in Columbus and are trying to put together a team, you have found the best out there if you use Jon and Helen!
I am a Property owner and Roost Real Estate manages my rentals, Property Management is a thankless job, the PM team could do things right 99 times out of a 100 and just go wrong once but we as owners feel like it is the end of the world. I switched over my properties from a different PM company who were Nickle and Diming us to death. They were killing us on rent ready repairs every time a tenant left, all the cash flow we made for the year was being funneled into repairs.We switched over to Roost Real Estate because an investor who owns hundreds of companies across the country told me about how good Helen and her team was. This is one of the best decisions we made in our investment journey, I dont know how Roost does it but they do an amazing job managing rentals.They work with contractors to fix up our properties , we had to get a property rent ready as soon as we switched over to Roost and the bid from their contractors was 40%-60% lower than what our previous PM charged us, this one incident made us feel like we won already by switching over PM services to Roost. They communicate on time and take care of things so fast, I now have peace of mind that my rentals are under a very efficient PM company. We referred Roost to a friend of ours and he had the same experience, which is why I felt compelled to leave this review. Roost never asked us to leave a review of any kind.I cant speak on behalf of tenants because I am a property owner but I have no doubt they take good care of tenants too because they are very professional and friendly. Seriously, this PM company is a hidden gem in a world full of tough Property Management companies. When the previous PM company was managing our rentals, this is who the winners were in the transaction1) Bank - They made the most money because they own 70% of the asset2) Property Manager - Their primary business model for generating revenue was from rent ready reapairs and not managing our properties, 3) Me as owner - Always lost, all the cashflow went back into repairs for the houseAfter switching to Roost here is where we are1) Bank - They still make most of the money and righfully so2) ME as the Owner - We own 30% of the asset so we are now finally seeing cashflow which is why we got into Real Estate3) Roost- They win too because they do an amazing job for the services we pay and increase their client/customer base.Kudos to Roost Real Estate. I feel so blessed to have found themYou are not doing yourself a favor by not working with companies like Roost Real Estate, give them a shot and you will be super happy.
I’m not usually the kind to write a review but Roost Real Estate definitely deserves it. Not all superheroes wear capes but Sarah definitely deserves one! She has been absolutely amazing through my whole experience with Roost real estate. This company is understanding & professional, and all they ask for is communication, but who doesn’t . I appreciate all the help I have received from them so far and look forward to our continued relationship in the future. I genuinely would recommend them to anyone.

Quick to take your money with no effort to get back to you. Seriously, you would think we were the ones getting paid 850$ a month. But, in reality - we were TRYING to pay them after numerous attempts and phone calls over 6 days, we still have not heard back. The best we ever got was a 40 second phone call that allowed enough time to explain we had applied and wanted a showing only for the employee on the other line to say “OK let me look into it ,we’ll call you back later”. I’m curious now if there was ever an apartment up for rent of if that just pray on people who are looking for homes and apply before meeting agents. Oh well, we definitely are not leasing through them. Save yourself the time , effort and money.
This company is bad news, very unprofessional staff, they sure put up a good front on their pages. The in person interaction is unbelievable, you would think they would have knowledge about the properties they have up for rent. Nobody should have a question that cant be answered I simply asked about a school district and was told to look it up myself they dont have that information Also the property I did go see had bugs prior and all the John said was it had been treated couldnt tell me what was treated. Very unprofessional stay clear. They just want a DEPOSIT that is what they are after. Beware
Oh where do I start. If I could give 0.02 stars,I would. Firstly, they rarely answer their phone.My girlfriend and I both have good/excellent credit and excellent rental history. We both have clean backgrounds and good income. They said that they would start accepting deposits and applications the next day. We paid a $90 application fee and sent a security deposit to them (overnight as they requested even though it costed us a $25 fee at the post office). This was under the guarantee that wed get the house. Unfortunately there were two different money orders and the post office employee mistakenly discarded one.Despite the fact that Roost Realty DID receive part of the deposit and we informed them of the situation and that wed send the rest that same night they ignored our email and then randomly emailed us several hours later saying that they took someone elses deposit and the house is off the market. They said they sent our partial deposit back (funny they didnt overnight it for us like we did because we havent gotten it back yet). When I also requested the $90 application fee back they said its not refundable. On top of that, their phone now just gives the busy tone or it says its disconnected.The normal process of submitting an application, and waiting for it to be reviewed simply doesnt apply to this horsesh*t of a company. The shadiest, scammiest realty Ive ever dealt with. Hell they didnt even apologize or even pretend to care either.
This company is a joke, John and Helen rented me and my kids a house that was full of mold after 2 months. Was told several times that theres was no water loss issues when i moved in only to find out that there were 2 pipes 1 being sewage and the other under the kitchen that were collecting under the house instead of the main sewer pipe, needless to say we were living right above this mess and didnt even know about it until the so called maintenance guy showed up after 2 MONTHS OF WAITING to fix the furnace that had an hvac pipe just blowing heat outside. So dont go with roost they suck, and are unprofessional and really do not care about there tenents!!!
First they lie to get extra money second they are The Best of the Best slumlords in Columbus OH gotta call at least 3 times to get something fixed if there are bugs or rodents they say they will send somebody out but leave a box of traps on your porch Ive seen tenants leave 2 weeks later somebody already in they just paint and cover stuff up to make it look brand new if you need somewhere fast to live dont go thru Roost they dont care only worried bout your moneydouble and over charge for BS living house/homes I would say boycott Roost Real Estate Co get them outta business fast.
Part TwoDuring this time our neighbors started to fight, verbally and physically to the point wed wake up in the middle of the night from the sound of them slamming doors, screaming, tires squealing, and their children crying. We contacted Roost several times about the quiet time hours and our concern for their children, all of which went ignored. Police were called several times and eventually they started to move out little by little. At this time we noticed the roaches, when things in their place started to get moved around and taken out roaches crawled through holes in our walls as well as the electrical outlets and through vents. We contacted maitenance, they sent out someone who sprayed and laid down traps, we still noticed roaches of course, and were told a follow-up would occur shortly, were still waiting on that follow-up.Following this, my roommates room lost power and after making a maitenance request we were told to expect a call from the service guy, were still waiting on that as well. Only when the owner of the house came out, because he was inspecting the neighbors side after a break-in occured, did we get the power fixed because we mentioned it to him. We also mentioned our roach problem and were told itd be taken care of, were still waiting on that.Currently, their 1023 Miller Avenue property is available, they fixed it up, repainted, all of that, but we never saw an exterminator which meant the old tennants roaches are still around and when we vacate our side of the property, the roaches will migrate onto the new vacant side. Please do not rent from Roost and if you tour their property ask about their pests and their last extermination. We dont want someone else to put up with what weve dealt with for the last six months. Im not going to say their office is slow at getting back to people or the staff is lazy like most people say, I just dont think Roost gives a damn about you outside of collecting their rent. Theyll text you the moment your rent is a day late, but as far as reaching out to their tennants who are infested with roaches? Good luck.The picture attached is one of the instances of the roaches swarming our kitchen walls.
This Real Estate office has nothing but SLUM LORDS AT IT! They showed me a house that had DEAD roaches all inside the property. The guy showing the place acted like it wasnt that big of an issue and seemed annoyed when I brought it to his attention. Stay AWAY FROM THIS PLACE!!!!!!!! Not to mention when I went in to get a application the front desk girl was dressed in workout pants and a crop top shirt, just goes to show HOW PROFESSIONAL they are! BE CLASSY!
Very racist. Unprofessional staff. Will harass from personal phone lines. Accused us of fraud after a 2 year lease with no apology. Stay away from these people and this company. Angelina is the racist unprofessional employee. The other employees make her actions acceptable which is a shame.
Very bad communication. Ac went out 2 months ago. Find out the house got put up for sale not even a week after we told them the ac was not working. Kept giving us the run around. Come today the house is sold and ac is still not fixed and got told there’s nothing we can do now. Very bad company

2021-12-27This is the worst rental company I have ever dealt with. They do not respond or have any communication with tenants unless we call or text every single day. There is never any communication about maintenance so I’m not aware when requests are completed or even when someone has stopped by the home. They only care about getting their money and nothing else. To blame the tenant and said we haven’t communicated our issues is beyond ridiculous when we’ve submitted multiple requests, text, and call about them - again hardly ever receiving a response. Sure they’re helpful in finding a home but when things go wrong they will completely bail on you. Please do not believe these good reviews as I have had the complete OPPOSITE experience. I cannot believe their lack of care about their tenants. I’m honestly at my wits end - I’m screaming at them and no one is listening. I have never dealt with anything like this in my 28 years of life. PLEASE PLEASE PLEASE do not rent from them.

2022-01-03My husband and I put down our deposit to hold the house we thought was decent 3 weeks before we moved. My oldest daughter did a walk through for us as we were out of state. I saw the main bathroom toilet was in the tub and of course they said it would be installed long before we moved in. Well it wasnt. We went the first 3 days without heat and dear lovely Helen didnt think it was a big deal, of course not she didnt have her kids living like that. As far as Im concerned shes a giant see you next Tuesday. The maintenance and front desk guy have been really nice. Ive only been living here for 3 weeks and I cant wait for the lease to end.

2022-04-13Honestly and truthfully this is probably one of the first property management companies that I have dealt with that treat you like a person and not money they treat you on a personal level as a tenant. The only thing I would recommend people to do is be honest I was originally in a homeless situation The person I was dealing with was Kyle. He is a down-to-earth person and understands situation as long as you’re honest there should be no issues he will be honest with you as long as you are honest with them as I said most property management companies will treat you nothing more than a number here they do their best to remember you by name I would recommend anyone in search of housing to give them a call they can help you just Gotta do your part and work with them and not against them thank you again for the opportunity.

2022-06-20No one at Roost checked my unit, to confirm it was ready for move in. They promised a garage in my lease. No keys so, no access. The unit needed a construction clean. There was paint put all over the tub and bath sink. There was no outlet for my washer. The dishwasher does not have any power. One bedroom has 2 outlets and one doesnt work. That is just a few of the many problems.. If I could go back in time I would never have rented this unit. This is the worst mistake I have ever made. I cant wash any clothes and after I finish my 10 hour workday, I have to wash all the dishes in my full dishwasher by hand. I cant do anything by cry & wish I never saw the for rent sign.

2022-03-31My family had been applying for houses and apartments elsewhere for months. We were becoming desperate. We worked with Kyle and he got us approved for a house and I am beyond thankful! We sign our lease and pick up keys tomorrow. Very professional, kind, and timely people.

2021-12-11I worked with Tabitha Reed when applying for a Roost home to rent. When speaking with her I inquired about the home I was interested in and informed her I was out of town. She let me do the tour of the home Virtually and after the tour explained in detail what the expextation were to qualify for the home. I immediately let her know I had been through a devastating Identity theft and was working on building credit back to where it was before. She then said fill out the application with application fee and send any documentation about Identity theft. I did and 2 days later I was approved. I want to thank Tabitha for the courtesy she gave me. She was professional and prompt and made the process easy.

2021-12-02DO NOT RENT FROM HERE!!!!! There has been black mold in my home since august and it is now December 1st and they have yet to do anything about the mold. I have called many times and no one is ever able to help me. When maintenance comes to “repair” the damages, they end up tearing the wall down further, just to expose the black mold even more. They just make it worse and do not fix anything. Additionally, they told us we don’t need to pay rent until the repairs have been made, yet they are trying to evict us anyway. It is not in livable condition and I frequently stay at my significant others house. They have been absolutely no help and show no signs of fixing the black mold issue. NEVER RENT FROM THESE SLUM LORDS!!!!

2021-08-17They took over a property that I was a tenant under. THEY NEVER ANSWER their phone, YOU CAN LITERALLY CALL THESE PEOPLE A 100 times and NO ONE will answer. I emailed a 30 day notice, never got a respond nor did anyone call to follow up. I had to call them when I noticed they had charges on their portal for rent due, come to find out, Sarah who is the office assistant, never informed the owner or the rest of the company that I had sent a 30 day notice to move. When I called to follow up the broker(Helen) whom I’ve had conversation with before, she was acting confused and wondering why I had her personal phone number even though she had given it to me prior in an email conversation. Initially when I emailed the notice, being that I never received a response from anyone, I had called Helen to follow up, Sooooo I was confused as to why she was confused. I was NEVER interested in signing a lease with them and basically moved because I didn’t feel comfortable being under a management company with such poor communication skills. Down the line, situations like this can harm you all because they didn’t handle their business, just make sure you stay on top of things while dealing with them. They’ll try to flip the script as if you did something wrong, my notice was sent out 05/30/21… apparently they were only made aware of it when I called to question the charges on my account… which was 06/25/21 …One of their workers didn’t do her job instead of taking responsibility for it, they were trying to flip the script on me but that couldn’t work because I had every single Text message and email conversation from day one and I was fully prepared to take legal action if needed be.
