I’ve been there for a year and half and the at first it was cool then soon we started see roaches even being a clean house then people started spreading bed bugs in the laundry area the elevators take forever sometimes and unfortunately a lot of people that live there stink so if I was you I’d keep looking bud
I have been here since 3 months ago in a corporate housing suite. Management friendly and very helpful. The location is great (downtown) all facilities around us also not far from my hospital (Cleveland Clinic ) around 15 minutes driving, it is a good choice and I do recommend it to all the internationals who come to the Cleveland clinic.Thank you to Ms Jocelyne for her great support and for her warm welcoming
Ron Granger helped moved me in about a month ago he’s made my experience great! We had a few hiccups but he went above and beyond to get them fixed for me I would recommend him to everyone looking! Professional exceptional and kind! The package room needs a new, nicer, and more competent worker for it to run smoothly!
It is an affordable, clean, easy to reach place located in the center. Surrounded by groceries and easy access to downtown and CSU by bus, even by walk.Special thanks to Ron, he helped to find this amazing place and took care of many issues until move-in and still does.
My name is Nasser Al Sanea from Kuwait lived in the Reserve Square Apartment since 2015. I advise all the international who comes from overseas to the Cleveland clinic to stay in Reserve Square. It has 2 groceries store inside the building, Mosque provided for free from the owners, 24 hour security service, gym, restaurants, attached garage and the most important it is close to the hospital. We do have some concerns about updating the furnished suites otherwise everything is great!Thank you for the management team of Reserve Square for taking care of all our needs and big thank you to Mrs. Jocelyne Tohme. Jocelyne is great person to work with, very helpful, extremely friendly and humble. Jocelyne is always making sure providing great assistance to the tenants and make us feel like home.
From the time I originally checked into moving into Reserve Square and actually moving in I was completely disappointed with the services I was given (from someone who no longer works there). Since moving in Ron has stepped up and gone above and beyond with professionalism, courtesy and respect in every aspect. As a result of Ron’s treatment my opinion of Reserve Square has changed from disappointment to delight.

Ron Granger got us into a lease at Reserve Square. Ron is kind, responsive, and thorough. Definitely ask for him if you are interested in moving here!We have an updated model and the apartment, specifically, is good, and the price is fair for the area and compared to the market.The pool, gym, and hang-out areas pretty good. The gym has enough equipment to do everything you would need, including free-weights, isolation machines, and plenty of cardio machines. The pool is a good size and the water is clean. There a place to chill outside that overlooks the city and has lounging chairs. There are also a fleet of grills available outside, which I have not used yet, but I look forward to using them.There are some things that could be improved in the building.The basement hallways have not been washed down or cleaned thoroughly. You have to use them when moving in and hauling things from the loading dock to the elevators. Carrying your possessions through puddles of garbage juice is not fun. It would not take long to go through there with a power washer and industrial vacuum and get that area cleaned up. I feel bad for whomever has to work down there.A similar theme applies to the gym locker rooms, laundry, and some other areas in the building. The locker rooms and laundry rooms have trash on the floor and the trash bins are full, but that may be a temporary issue and I will update this after some time if anything changes.These are minor complaints in my mind, which is why I rated it 4 out of 5. It seems no one is in charge who cares about details, or maybe the person managing the building does not get funding or support from who ever they report up to. I suspect this could be related to COVID 19 and declining revenue and reduced commercial businesses occupying the building. I dont know how much control the apartment staff has over building maintenance and cleanup, so it may not be the fault of the apartment management staff at all.Generally, its a great place to live in the city with decent amenities for the price, and a convenient location. I recommend moving here.
I had some initial problems on my move in day. The unit I was supposed to move into had several different damages (mold, water, roaches, broken appliances) that were not present when viewing the unit weeks before. HOWEVER, the staff here at Reserve Square went above and beyond to fix this issue for me. I was immediately able to switch to a better suited unit. The new unit has upgraded appliances so the rent was significantly more expensive, but the cost difference was discounted. Fair warning - I would not expect any discounts unless the circumstances are as extreme as they were. The service from the K&D employees has been outstanding. The only complaint I am left with was the move-in procedure. I received a short tour of the move-in route and a tutorial on the maintenance elevator and was left to move in on my own. I would never expect help with the manual labor of moving furniture, however I believe the procedure could be made more renter-friendly.Thank you specifically to Jocelyne Tohme for helping me so much throughout my application and move in process!! She was able to answer all of my questions, deal with my concerns, and give an incredibly informational tour without missing a beat. Her knowledge of the building and surrounding area, as well as her communication skills (including fluency of several languages fitting the areas demographic perfectly) were extremely helpful to me. Unbelievable how things work in this building! I have check-ins every few months for unnecessary things (some times even for the same thing). The most recent visit is for animals check or something like this and they ask to remove everything from the kitchen and bathroom!!!!!!. Unbelievable stuff for the price we pay for this building.
Moved in about a month ago and so far things are great! The location is great, management is great, and everyone I know and have met who lives there so far has been lovely. The units are spacious and the view is remarkable. Only small complaint would be the package room isn’t open Sunday or Mondays, opens typically around 12:30, and closes typically around 6:30. So if your work schedule conflicts with this, it can be tough to get packages. Other than that, everything else is great. I can’t even give it a four stars for such a small complaint compared to all the wonderful things at Reserve Square.
I lived in this building for exactly a year. Yes the rent is cheap and is close to most of what Cleveland has to offer, but the building is rotting away, always smells like mold and does not get properly cleaned. Floors of the elevators are always sticky and the carpets in the hallways look like they have not been cleaned since they were installed. Laundry facilities are literally falling apart and half the machines do not work most of the time. I had been living there for about a month and was counting down the days until my lease expired. There are better options for cheaper in downtown if you look hard enough.
I’ve had a very positive experience since moving into Reserve Square one month ago! Multiple people have reached out since then just to make sure my experience has been a fond one. There were a couple maintenance issues that needed fixed immediately after move-in and they were fixed in a reasonable timeframe with continuous communication from staff, updating me on appointment times and checking in after the repairs were made to make sure everything is working properly. Joe especially has been remarkably helpful, handling most of my move-in process and continuously helping and answering my questions extremely quickly since then. I love the attached parking garage, the location is very convenient, I feel safe with the security that comes with this apartment, and I am really surprised at the size of the apartment for the price, it’s so spacious! I’m very pleased with the decision to move here as I feel very welcome and at home!

If I could say one word for this place, it’s disappointing. For the two months I stayed here there were a fire, leaking gym, bugs in the bed, non functioning thermostats, poor ventilation, homeless outside and a broken parkade to name a few. The only redeeming quality of this place is their location
I have had the most amazing move in experience thanks to Jocelyne who truly went above and beyond to ensure that I have a smooth move in experience. Even before I move in, Jocelyne was always responsive to all of my questions and addressed all of my questions and concerns promptly. On the day of my move in, I arrived later than the agreed upon time, but she still accommodated me into her schedule and made sure to show me the apartment and give me my time. This is the first time I live in Ohio and I am really happy so far. Thanks Jocelyne and the entire staff at Reserve Square.
I moved in to Reserve Sq a month ago and I am loving it! I am within walking distance to everything downtown . The gym and pool area is wonderful, My view is so amazing. Jocelyne, who works for K& D, was wonderful. She got me the best deal ever to move in which made it so easy for my move. She was so attentive to all my questions and needs. I cant wait to be able to entertain on in the patio area!
Ive been living here since the beginning of January and I can honestly say I love it here. So many options in the building. I very rarely have to leave for anything. The pool is awesome and always cleaned and maintained. Theres a laundry room on site and so many other amenities available. The staff is amazing especially the property manager Laura. She is very quick at getting any concerns I have handled. Im blessed that I get the opportunity to live here. Definitely one of the best choices Ive made. I will likely renew my lease come December. Ive been living here for awhile, lets just say over 15 years . I just wanted to touch up my bedroom paint, but got so much more. The Apt Manager and others suggested I get the whole apartment painted. It looks great. Shout out the painters. They were on time and neat. I have a pretty big place so 3 days scheduled. The painters did a great job. I also have new stainless steel appliances coming as well with new blinds so Im happy. Thanks for getting the jobs done so quickly.
This is a great place to stay at. Ive been living here for the past 3 months and it has been a blast. The apartments are well decorated and the facilities are clean. There are a lot of amenities that are located inside the apartment and the location is great. There are a lot of good places near by as well. The staff is really helpful whenever you have a question or concern.
I loved this apartment sense the day I came for a tour,its very clean,quiet,and professional! Alex helped me though the whole process,she is phenomenal! She makes sure everything is right for you and she makes sure you are happy. Thank you Alex for helping me find a new home!
I moved to Reserve Square a few days ago. It was only my mother who was helping me move my stuff into my apartment. The dock master was extremely helpful in showing us how to use the freight elevator and locking out the elevator. Since I had alot of stuff to move but nothing to make moving my stuff easier the dock master let me use a push cart to help me get my stuff up to the apartment. Without the help from the dock master it would have been a hard time in getting my things up to the apartment.Edit: The laundry card machines have not worked for the past weak and the leasing office and maintenance department have been dragging their feet about getting the machines fixed. With the laundry cards machines not working I have not been able to do laundry for over a week which is frustrating. I had to go to a laundromat to get my laundry done.
Just moved into Reserve Square from New York, and I am overall very pleased with my experience. Pauline from the Leasing Office has been nothing but fantastic in answering any questions I have and making my move as seamless as possible. Her professionalism has continued from the time I signed the lease until after I moved in, and she is always available to help the residents.The building itself is very nice, and the mini-mall on the first floor is very convenient which includes a supermarket, dollar general store, dry cleaners, Hertz rental car, Subway, Susys Soup & Deli, and some businesses. The mail room is large and has an attendant to help make sure packages are kept safe for you. The attached garage is very convenient, and is covered which Im sure will be even better during the winter. The gym is very good for an apartment complex, and I definitely do not think I need to continue my previous membership. It also contains a heated pool, sauna, locker rooms, and a sundeck. The business center is convenient for printing, copying, and faxing.The location is good, and you can access much of the downtown area by walking or with a very quick cab. I would say the overall value of this place is unbeatable, especially compared to other cities like New York.
This was the first place that I looked at when I moved to Cleveland. Absolutely the best prices in the city. The apartments are very modern with stainless steel appliances, wood flooring, and great views. The indoor pool and fitness center are especially nice. There are two stores, Susys Soups and even a Subway.The office staff was very helpful especially Laura, she took her time and made sure to find the perfect apartment for me. Highly recommended!
Just moved to Ohio from Hawaii and this is the third apartment building me and my boyfriend looked at and we really fell in love with. The Leasing Office were very helpful especially Katie Moore she’s really kind and goes above and beyond when it comes to tenants questions. The Maintenance crew is very helpful as well whenever we need anything looked at especially Zachary he’s very thorough and kind. The security team especially the guy is super nice and friendly and very helpful he’s really tall so you can’t miss him and if he’s working he’ll always help you if he can. Apartment is reasonably priced for one bedroom in Cleveland and has a indoor pool and gym. Plus has 2 grocery stores on the lobby floor which is very convenient.
I needed a apartment for my son who is attending college in the area. Checked out apartments in the area . One place forgot my appointment, another was not interested in renting my anything . Then we came upon Reserve Square. We were fortunate enough to meet the nicest, most sincere honest sales associate I have ever come across. Katie Moore took the time to take us on a guided tour and sit down with us and explain everything that we needed to know and what it would cost to get apartment. BTW , apartment is beautiful with a awesome view of downtown Cleveland and Lake Erie. Security, building maintenance and the rest of K and D management have been nice and helpful to me and my son. For the price , location , convenience, you can’t beat this place. Katie has always been pleasant on phone and has even followed up to see how my son was doing. We have been blessed to meet Katie and find Reserve Square!
Reserve square has wonderful amenities, the staff here is amazing . For our first time living downtown this was a great experience! We really loved our updated apartment it had an open floor plan which was really neat. We really appreciate all the help we received from the Reserve square staff.
My family and I were supposed to reach Cleveland and start looking for a place to live in during his treatment. A friend of the family recommended that we should contact Jocelyn Tohme; and what a recommendation that was. And for that fact we reached Cleveland feeling very secure whereas if we hadn’t have found her, we would have been completely lost, completely Disoriented and felt out of place. Once we arrived she greeted us with a very warm welcome and was very accommodating to everything we asked for, she also was very patient and understanding to all our insecurities and questions; and helped guide us during this rough time. She also helped us feel right at home and helped us navigate through the apartment building and all its facilities. The apartment building feels like a small secure community, we’re everyone feels like part of the family; from opening the building door till the elevator. You’d get greeted by the amazing security team that makes your day brighter with their greetings and smiles; their existence and their charisma helped us feel both secure and happy. The Mail room clerk was helpful, efficient, and social. He made a chore such as a trip to the mail room very enjoyable. The simply food within the building had the best staff, and the best food. We would always find what we needed and even if we didn’t the very next week we would find it. Overall; i would say that K&D truly know what they’re doing, and i will definitely be going back.
I have lived at Reserve Square a little over 2 years now and I love it! The leasing office and staff are all super friendly and really make me feel at home. My maintenance issues are usually resolved in under 24 hours. My dishwasher broke and they had a new one installed by the end of the day! As a non-driver, I love that I can do my dry-cleaning, grocery shopping and gym runs all without ever leaving the building. I have an amazing view of the city and am within walking distance to so many cool restaurants and shops. The security in the building is great. Doors get locked and visitors have to sign in at the front desk. I have a small dog and its super convenient taking him for a walk in the park directly across the street. Theres another one down the block too!I definitely recommend living here, especially if you work downtown! Its a great way to maintain a busy lifestyle and experience the heart of Cleveland!
I have enjoyed living here at Reserve. Its a pretty good location, and theres a lot of conveniences offered in the building that you wont find downtown at other apartments. The leasing staff is friendly and very helpful.. the security staff is pretty attentive as well. Overall, my experience has been pretty great and Im sad that I have to relocate. But if youre new to the city, this is a great choice!
Ive just moved in to my new apartment and its great! I love the location and the convenience of all the amenities and stores they have in and around the building for your needs. The gym and indoor swimming pool are a big bonus for me personally.The leasing staff was also very helpful and fun to work with. Ive had the pleasure of having Leah Martin as my leasing agent and I would recommend working with her for an outstanding experience. Very professional young lady, very knowledgeable, very hospitable and great personality. Ive had a great overall experience.
All good until this happened.There are two types of paid parking spaces in the buildingIf the parking spot is reserved, they have a big label attached on the wall saying thats a reserved spot.I parked my car where there was no label saying that was a reserved spot and my car window was stuck with an awful BIG RED Final warning sticker saying thats a reserved spot.I went down to the leasing office to bring up the issue, and their response was Im saying its a reserved spot SO IT IS A RESERVED SPOT.I didnt even know what to respond to that.1. Thats disrespectful sticking those awful stickers which takes a lot of effort to get them removed.2. If you set the rules, make sure you follow the rules by putting a sign that its a reserved spot.3. At least have a proper response that it was your mistake that theres no label.
I am a current resident at Reserve Square, here for the summer with my company. There are about 30 of us living here and I have to say that this place has more then met our needs and our requests. The number one most exceptional aspect of living here is the staff - managing/leasing office, security, and maintenance have all be outstanding. Because we are renting out 12 apartments, there have been several maintenance needs or concerns, and as soon as I bring them up to maintenance or management, they are dealt with that very same day, or the next morning at the latest. Jocelyne in the leasing office is an absolute dream. She literally has handled everything for us and has made our move here as smooth as possible. She is most definitely the key to things getting done as efficiently and quickly as they have been.Security is not only very friendly to residents, but helpful with answering any questions that you have. Although this is now an extending living apartment complex, they still offer weekly cleaning services, which has been exceptional. The housekeepers are friendly, and do their job quickly.I give this establishment 4 stars because of its staff and service, but not 5 because of the building itself. It seems to be quite old and could use some updates in the residents halls, apartments, and fitness facilities.But altogether, we are very happy with the service that has been offered and with our experience here. The staff members have a way of working together to create a pleasant and functional environment for the residents.They are the most accommodating staff I have worked with.
My stay here at reserve square has been great. There is a grocery store, car rental, ATM and other facilities available inside the building which makes it so convenient to live here. The view from my unit and I believe from most of the units is great.The leasing office staff is really helpful. I am currently being helped by Barbie, leasing manager in a transfer process. She has been really cooperative and helpful. Enjoy living here.Highly recommend if you’re looking for affordable places in downtown.
Very convenient location and affordable, especially for downtown. The attached parking garage is very convenient, as are the the restaurants and stores in the building like Dollar General and Susys soup. Friendly maintenance and leasing staff. Brand new carpet in my apartment and a great view with and balcony, as well as ample cabinet and storage space.
A few good things about this apartment. 1. Convenience if you work downtown or are in the area frequently. 2. Affordability, one of cheaper living options in the downtown area. 3. The gym is decent, not the best but Ive seen worse. However there are some bad things about Reserve Square. Some of my biggest pet peeves with this place are they make fake 5 star reviews to negate all the below average reviews. The shared laundry room is terrible. Once one of the machines destroyed my card, and the dryers are laughable and unreliable. Hence every bad review you read online is most likely true. Lived here for over a year and Ive experienced every bad review I read prior first hand. I wont name all the negatives however BUYER BEWARE. Some people in management (Barbara, Leah) are actually good people and helped me with whatever I needed.Overall you pay for what you get, but I would HIGHLY recommend spending the extra dollar and live somewhere else. But reserve square gets the job done for the most part.
Ive lived in the East tower in a studio for one year and overall my experience has been positive. I went through Rea when moving in and she was very helpful and made the move-in very smooth and was very clear about expectations.I didnt have any issues with noise, all of my neighbors were quiet; it seems the walls are thick enough that you wont hear much at all from neighbors. Occasionally I could hear loud cars driving around, people yelling outside or sirens but thats just a part of living in a city.My room was very clean, I never had any problems with roaches or any other pests and the building was proactive with pest control.Parking was rather expensive at $135 a month; sometimes it was hard to find a spot and Im sure itll be a little harder with the Western Reserve Agency of Aging moving in as they seem to have reserved almost all of the second floor.I never used the pool but it seemed clean and well maintained. The gym had everything I needed, but using what you want can be rough if you go at peak hours (1 flat bench, 1 squat rack). Sometimes equipment was broken for extended times but it didnt really affect me. The sauna isnt as hot as others but its nice to have the option.Id recommend Reserve Square for downtown living; its cheap compared to other apartments in the area and pretty centrally located. My studio was spacious and comfortable, a bit more than Sphere but the space and amenities made up for the price difference. Youre a short walk from E4th and Playhouse Square, you could easily walk to First Energy/Quicken Loans/Progressive Field for any games.
Everything about my stay at Reserve Square has been a great experience. I really enjoy how convenient everything is for me. The dry cleaners, light grocery shopping, food choices (Subway, Susys and Indian), Hertz Car Rental, Staffing Company, Florist and the office staff members are all awesome. There isnt a day that passes when Barb, Leah, Rea and Pauline are waiving and smiling as I walk by the office. The take care of maintenance issues quickly and I love the fact there are concrete walls between each unit! If you are questioning why not 5 stars, I hate the laundry situation. Ive watched people put clothes in washer/dryer and they will leave in overnight. This gets frustrating and forces me to drive to the laundromat up the street.I enjoy having the gym, sauna and pool onsite, especially when my children visit. Overall, I have and will continue to recommend Reserve Square Apartments if you wish to live downtown Cleveland.
The only thing good about the apartment is the Cost for the location. It’s close to work and that’s why I decided to stay here. The packaging pick up service is free. Other than that, not a single thing is satisfactory in this apartment.My time here was terrible. Starting from moving in, where the maintenance department are inflexible and rude. To moving out, where the security would not help open the freight elevator.The recycling bin is near the garbage. The elevators smells. We had 3 fires in the trash-cute. The office never helps with any Servicing problems. Would pay a little more and stay at another better apartment.
I have lived in Reserve Square for 3 years and it has been a great experience. The housing office is helpful and attentive. Ask for Rea, she is exceptional, kind, and thorough!My 2-bedroom apartment has upgraded appliances, is quiet, carpeted. The building has all of the amenities you would need: a garage, a pool, gym, dry cleaning, and a soup/sandwich shop. The grocery store downstairs is especially convenient for working professionals.Management has also quickly responded to a few of the maintenance requests I have had (e.g. repair of sink).Neighbors are friendly and mainly working professionals, students.In summary, 5 stars. I really like living here.

Just moved in August 15th, leasing staff (especially Jocelyn) were extremely kind, reliable, and helpful in my transition to move here! Jocelyn was very flexible in finding the perfect apartment for me, and she took great care to ensure my satisfaction. Highly recommend.
Ive been living here over a year and I love it! It is a great location, parking is easy and it has a convenient store for your needs. I love the gym as well. The leasing staff is always super nice, friendly, and helpful. Orea, Leah, and Tara. I am in the process of doing a transfer to a bigger unit with Barbie and she made it easy, exciting, and stress free. She has been very helpful. I would definitely recommend Reserve Square for your living needs.
This is my first time here and I love it so far ! The stuff here are lovely and helpful! Specially Myia, she was the best person there. She helped me a lot and answered all my questions. I would give her 100 starts if I could. If you wanna lease an apartment here, just go and ask for Myia she would help you! I highly recommend her for everything.
Going through a move alone is never easy and often times quite stressful. Reserve Square made the whole process so easy that there was nothing to worry about. Theres all the amenities you could ask for from a full grocery store to a pool and gym. All of the staff members in the leasing office are incredible and there to help you. I wanted to wait until I had been here a few months before doing a review. My first impression was great. I dealt with Leah in the leasing office and shes amazing! She found me exactly what I wanted. I had a couple small issues when I first moved in, and I called her, and they were dealt with immediately . I was impressed. I love the apartment, the amenities and of course the location is perfect. I would recommend this to my friends and family for sure . If youre considering moving here , contact Leah in the leasing office , she seriously goes above and beyond!
I moved in a few months ago. My leasing agent, Leah made the process so simple and easy! I got the apartment I wanted, and everything is so convenient! Although, I wish I had a washer and dryer in the unit, they make laundry do-able with a laundry room and dry cleaning in the lobby. I’m definitely looking forward to leasing another year. Lease here especially if you are new to Cleveland.
So i have a update about this place that makes it even better. I was walking back from the bar in downtown Cleveland and the people that where working in the front named Rayvonn baker and Kevin Bass where very nice! they gave me a bottle of water and made sure i got back into my side of the apartment! please give them praise and some kind of raise as well! love living here!
I’ve been living in reserve square for two months and so far so good. The staff is amazing from the maintenance staff, to management and the leasing agents. It was a pleasure to work with Leah during my moving process. She asked questions to discover my needs and put me in an amazing unit with a breathe taking view of tower city, key bank and the PNC. Whenever I have a question or need something for the apartment, I’ll stop in the office and they handle it ASAP. With the price, location, amenities, staff, you can’t beat. Definitely would recommend it.
I have moved a lot for my job and this is the worst apartment I have ever lived in.1) When I moved in, the apartment was dirty with a sticky film on the floors and cabinets. The bottoms of my feet were black after 30 minutes. A swiffer mop didn’t work despite multiple tries. I had to scrub the entire thing on my hands and knees.2) The gym has broken equipment, some is rusty, and the fan in there in full of cobwebs.3) They don’t allow you to pick up your packages except for very limited hours in which they have one person working and you will have to wait on a line to get it. This is with no promise that they will release your package to you once you get in - I’ve been told they don’t have packages that were delivered over a week earlier. They’ve recognized the package room is an issue, and their solution is that they’ve threatened to send packages back if not picked up within 24 hours - absurd request.4) When the weather changed in the fall, they didn’t turn the heat on and my apartment was absolutely freezing for 2-3 weeks, with nothing I could do about it. Then when they did turn the heat on, I learned that means the AC turns off, and my apartment was 79 degrees for 2-3 weeks, and nothing I could do about that either because one window doesn’t open and the other doesn’t have a screen. I had maintenance look at the thermostat and they said this is how it is supposed to be. They offered to put a screen in but that never happened and now it’s winter.5) I got a concussion walking in the parking garage because of low lying pipes. The trunk of my car can’t open fully in most parking spaces. If you’re 6 feet tall or more, you’ll have a problem.Don’t make the same mistake that I did by signing a lease here.

Lovely place in downtown, has many appealing features: proximity from all areas in cleveland, convenient rent, 24 hours maintenance, in lobby supermarket, underground parking, availabliy of gym and indoor pool.On top of the that it has a very lovely and helpful staff. My host Jocelyn was very helpful and friendly.i would definitely recommend it !
I have lived in this building for two years and it is the worst place you could live down town. The apartments are absolute trash and the management does not care about anything besides your rent check. Everything in the the apartment is almost ready to break and the heating and air conditioning only works in one bedroom. They do emergency water shut offs but will not let anyone know till 3 hours after they turn the water back on (the water is usually off for 2-4 hours). The mail room staff is horrible, most of the time the guy in there is not there or locks the doors so he doesnt have to work. Only a few security guards care about anything.
I recently moved in and so far everything has been great. I had some immediate concerns that I expressed to Orea and she immediately had maintenance correct the issue prior to move in. My movers had no problems accessing the elevators. The amenities are indeed a wonderful perk. Not only is the location convenient, 5x more reasonable than other downtown apartments, my apartment is extremely spacious.
We stayed in the East wing for 4 months as a temporary shift from India. We used the Corporate Apartments which were well furnished. Ms Jocelyn Tomas was so very helpful and supporting and took very good care to see that this apartment felt like a home away from home. The proximity to various activities ...shopping areas , groceries with one in the premises itself made this stay very comfortable for us. The other amenities like the Gym and the onsite Laundry well kept and maintained were very useful.Thanks to the entire team ...wish them all the very best.
Lived there for 9 months while in Cleveland for work. Furnished corporate leasing was so easy. Jocelyn was amazing with everything that came up while I was there. Her dedication was clearly evident. Location was great because I got playhouse season tickets and could experience downtown while living there. The pool and convenient parking were great perks to Reserve Square as well.
I would not pay any attention to the negative remarks/reviews.... I have been living here going on a 5 yrs and have not had any issues! The entire office staff is amazing.... From Laura the Property Manager to Jocelyne..I transferred from one building to other and Jocelyne and Laura made it a easy process The maintenance dept is responsive when something needs repaired they are there to fix it in a timely manner! As anything people will comment negatively about things in life it’s just how it is. Security is great Especially Sgt.Caskey they will do whatever it takes to make you feel at home. Once again I would highly recommend these apartments to anyone especially the west tower ....For the price and the great views of our city you cant beat this beautiful place and value. Proud to call this home
I am a health care worker and I chose to move here last month since they had a preferred employer discount and close proximity to work. However I deeply REGRET moving here one month ago. The office staff is extraordinarily rude, unfriendly and inefficient. They are poor at communication and details such as setting up monthly parking and renewing it they cannot provide basic answers or assistance. It took them a month for me to get an extra key after I had already paid for it and I only got it by pestering them. The office staff makes zero effort to answer questions or trouble shoot issues. After I gave the assistant property manager feedback that I was dissatisfied with their customer service, she hung up the phone abruptly on me.If you work in health care, especially if youre a trainee (like me) choose some place else, since it is irritating to have to come home to this stress and frustration after working a long shift at the hospital.The one positive is that the windows are large and my cat likes looking out of them.
I loved my stay here while I was in Cleveland. Im so sad that my job relocated me.... The leasing staff is absolutely wonderful and very helpful. Maintenance was very prompt for all of my requests. I had a very short walk to work, and they had a grocery store downstairs!! I was overall very pleased with my apartment. I would definitely recommend living at Reserve in a heart-beat.

Dear All ;I am from Kuwait and we are here in Cleveland for medical reasons. First of all we were so lucky to rent in reserve square .This building has the best location. Especially its near to the Cleveland clinic and the rent is very reasonable.we always face problems while Renting apartments because of language barrier , but Jocelyne was always there for us and solved all these problems . She makes the leasing process so easy . Everything was set up by email 👍 while we were in Kuwait.And if we ever need anything she answers her calls 24/7 whether is about maintenance , parking , housekeeping ...etc.About the building, its very nice that we have indoor attached garage and very secure.Its not easy to find a building with 2 groceries inside thats so helpful. Restaurants , flowers.. everything is great.We do have small concerns about the furniture that need to be updated for sure.At the end thanks for the owners and management for taking care of everything.Jocelyne , you make our long trip so easy , thanks 😊
There are many things to appreciate about Reserve Square such as location and spacious apartments. There are also a number of quirks and its not the most modern of places to stay. HOWEVER, I do appreciate the attention to our group of 35 rooms that was paid by Jocelyne in the Corporate Sales Office. She went above and beyond to facilitate our group and the special needs of our touring broadway cast/crew/musicians with an extended stay in Cleveland. Plus, she makes a really great Hummus ! Additionally, the security staff was always friendly and helpful. Oh, ..and the ground level grocery store has a really tasty and inexpensive Indian lunch menu that I loved. Tour Manager, Come From Away, The Musical.
I love reading these reviews. I have lived at Reserve Square for a little over a year and a half and have never had the issues that are listed in these other reviews. For the price I think we are offered and amazing place to call home. It seems there are many people on here who probably just didnt get their way and decided to leave negative comments. And whats up with you all who dont even live here leaving reviews!? Jeff, Ryan and the entire office and maintenance staff have been amazing and so accommodating. I would defiantly recommend these apartments to anyone of my friends, family or coworkers! Thank you for always making me feel at home!
I have been living at Reserve Square Apartments since 2012, 4 years now and I just love it!!! I love living in the heart of downtown Cleveland for one but one of the things that I love the most is the staff at Reserve Square. Starting with the Property Manager Jeff, he is always very friendly , very helpful and very understanding. Tyler and CJ are always taking care of business!!! I have never had to wait to have maintenance done because whenever I have a problem (which isnt often) I put in a report and the staff is right on top of it. Good downtown location because I also work downtown and it is only a 10 minute walk. I have nothing but good things to say about Reserve Square and if you want to enjoy downtown living...this is the place!!!
Was my first time living here and I had a wonderful experience. Staff and management is very helpful and understanding. They were berry accommodating especially with everything that went on with COVID. Amenities are always clean and wonderful. Security, maintenance were always nice and super helpful. Definitely will be recommending friends.
Im happy I was able to find Reserve Square Apartments. RSquare counts with two, twin towers that lease rather quickly. Even though I had to sign the lease blindly because I didnt have the time to travel and see the property, Tyler and Jeff were knowledgeable, transparent, and made the process easier. They were respectful and went above and beyond to make sure every detail was in its place before moving in, during my stay, and in preparation for my move-out.The apartment I got was just remodeled, clean, spacious, and its view captivated part of the downtown area. Being a high rise property, there is a four level garage, a gym with a heated pool, a business center, outdoor grilling area, and security in the lobby to name a few amenities. Residents are typically young professionals in a variety of different sectors. During my stay, I didnt have a problem with neighbors, noise level, or pretty much anything. Had one issue with the AC during the summer, and even that was solved within a day. Overall, the property makes for a good home, runs smoothly, is in the heart of the downtown area, and is appropriately priced.
I moved into my apartment in late August, and ever since then Ive been using the gym in the East tower. The gym is consistently clean and the pool area is always being taken care of. I really appreciate all of the hard work and effort that the maintenance team has put into these areas. I personally thank Roscoe, he is very nice and welcoming and does a great job! So thank you guys for all of your time and effort!
Ive thoroughly enjoyed my time living at Reserve Square. The facility is always well maintained, and the leasing office staff and maintenance are very kind, and amenable to work through any issue you may incur while living there. I enjoy the apartment complex community, and the amenities such as the grocery store, dry cleaners, and Susys Soup which is an incredible breakfast/lunch stop. I highly recommend living at Reserve Square. They even allow my dog!
My name is Nasser Al Sanea from Kuwait lived in the Reserve Square Apartment since 2015. I advise all the international who comes from overseas to the Cleveland clinic to stay in Reserve Square. It has 2 groceries store inside the building, Mosque provided for free from the owners, 24 hour security service, gym, restaurants, attached garage and the most important it is close to the hospital. We do have some concerns about updating the furnished suites otherwise everything is great!Thank you for the amazing management team of Reserve Square for taking care of everything and big thank you to Jocelyne Tohme. Jocelyne is great person to work with, very helpful, extremely friendly and humble. Jocelyne is always making sure providing great assistance to the tenants and make us feel like home.
Unfriendly staff, depressing environment, dated apartments, and they wanted to charge me 3 times more for short term apartment rental, with no concessions. Feels like a slum lord arrangement, kept me waiting 20 minutes despite an appointment, and didn’t even acknowledge me while I was waiting. I’d give this one a hard pass, which is exactly what I did.
Reserve Square is an excellent place to stay in downtown Cleveland. Affordable despite its great location, with good facilities, clean, 24/7 security, as well as a supermarket and several restaurants attached to the building. Rea from the leasing office is very nice and has been super helpful since day 1, assisting me with the leasing process, maintenance and even parking issues, and she really goes out of her way to help. Ask for her if youre coming by for a tour!
Affordable downtown living, close to everything. Been here almost two years with no issues whatsoever. The building is very clean, the amenities are nicely maintained, the convenient store on the main floor is really convenient and having a subway and Suzy soups in the building is a great bonus. Security is always on the ball and 24/7. I wish they would clean up the east 13th side of the building outside, but that’s my only real complaint.
Reserve Square is a hidden gem that I was able to find three years ago. Close proximity to my job, great amenities, friendly staff, grocery store and cleaners onsite. Im a 29 year old Caucasian male who works downtown as a CPA. Ive been a Reserve Square resident for the last two years in a 1 BR suite. I guess for the most part Ive enjoyed my time here, but more so just because I enjoy being downtown all the time. Price wise, its not cheap, but you arent going to get much cheaper in the downtown area. Its not nearly as nice and luxurious as the website makes it look but it is alright. My biggest complaints would be that of the 4 elevators in each building, it has been a rare occurrence during my 2 years that all four are all working at once. There is seemingly always 1 or 2 elevators down for repairs. Secondly, the weights portion of the gym is kind of gross. The equipment is all rusty and it just stinks in there like BO. I usually work out at Vedas on E 9th since my company pays for it, but Ill go down to the reserve square gym in a pinch or if the weather is bad.I had a rather expensive piece of mail get lost a few months back which really upset me. I had the delivery confirmation and everything, but there was no package to be found. The delivery company pointed fingers at Reserve Square, and the property manager at RS pointed fingers at the delivery company. In the end I was reimbursed by the company I made the purchase from so it wasnt the end of the world, but it was very frustrating. My last complaint, and the one I am currently dealing with, is that for the last 6-8 weeks, each night when I get home from work, my apartment smells like someone has been sitting on my couch smoking cigarettes. It gets really bad each night. I dont know if I have a new neighbor or what. My parents and girlfriend each accused me of smoking. Jeff, the property manager basically told me my options were to tape up the vents or deal with it. Im moving out in 7 weeks so I am planning on doing just that. If the timing of this smoky smell was any different, Id probably make a bigger stink about it, but Im just ready to move on. I definitely feel like prospective tenants should be aware of this type of situation, however.Positives: location, thick walls, quick maintenance response, friendly mail room attendant.Negatives: Smoky smell in my suite, smoky stairwells, weight room smells, elevator issues. Brown stains on my car from the parking garageI should note I have not had any insect or cockroach issues in my two years. Appliances have all held up just fine as well.
The best place to live downtown and by far the best managed Maintenance is very prompt and courteous. Very well managed. The building is clean despite the neglect of some residents. Leasing cares about existing residents just as much as the new. Thanks for everything the whole staff does to make my home comfortable
My experience at Reserve has been so far pretty good. Nice place. Walking distance to the bustling downtown core. Security and sale representatives at Reserve are super nice. Smiling faces help starting the day. Management agents are very pleasant. I had a faboulous experience working with Barbie. She was highly professional and assisted me in my needs. Please do not select this place for living. The staff and security guards are not at all helpful including the manager Zach. They are disrespectful and have a really bad attitude. All you need from a leasing office is be nice and helpful. You wont feel like home at all. They make you feel like you are a thief in your own apartment. They will renew your lease without sending any notice, will keep your couriers locked and wont give it to you even if it is urgent, if you forget your keys then they wont help you get to your apartment even if you agree to show them your ID and Leasing documents, if you ask them for any information they will be very rude and disrespectful. I can keep writing about all the bad experiences. I pay a lot of money here but its frustrating that they just have one job to do and they dont do it.
Now I have to admit *first off* Im a Really hard person to impress, I will look and try to find any and everything wrong with any type of Situation, Living, work and or Business. When I first read the reviews about the Reserve, I was the Floored and the First to show all the Negative feedback and explained to be very cautious when moving into this establishment. Well, so far I have been (Wrong). The first Day in was actually better than I expected, Our Rep (Olivia McClure) explained all the details and amenities, which actually came as a convenience and surprise, not to mention some that are more convenient than others, the entire staff at the Leasing Office were very helpful including Andrew, who was also there the first day we moved in and we had to wait for the office to open so we could get our keys, I will admit we did have a few issues with the Move in but in any case who wouldnt. The Apt that Olivia showed us was Love at turn key. We have been here for almost a Month and have had issues still but the Maintenance Crew, is Awesome! As I said before, Im A Very hard person to impress, But for the Efforts of the Staff and the time the we have been here its well surpassed my expectations. I would say before you make your own opinion about an establishment visit it at least 2 -3 times and see for yourself. I would Definitely recommend this to anyone seeking a Great Place to live. also a Great thanks to Leasing Mgr, Zach. who helped us with the washcard. and Katie the Property Mgr, who also helped us and let us know if we have any issues we could always reach out.
Not worth the price. The view and the location are the only good part about this apartment. Apartment itself is alright, quite outdated.The gym is awful. There are 12 treadmills and only 6 of them work. They are clearly never cleaned by staff either.Worst part is moving in. The freight elevator that goes to each floor is just a normal sized elevator. AKA small and very tough to get any furniture in. But it doesnt end there! You have to put all of your items from the loading dock into a real freight elevator, up one floor, and then you have to take everything down a very long and dirty hallway in the basement of this building to get to the elevator that goes to your floor. A moving company is a MUST. Trust me, inknow from experience. This is not something you want to do yourself.The grocery store downstairs is nice to have, but dont expect to get fresh produce. Those veggies have been sitting there for longer than you can imagine. Usually mold on the fruits.Dont get me started on the security. They are very nice people but its a joke. I have seen 3 different whole sets of staff in the year Ive lived here.Maintenance came to my apartment to fix a clog that apparently was due to the apartment above me and had also affected my neighbor. Both of our kitchens flooded from this. The maintenance man came, fiddled with it for 2+ hours then said okay I gotta call the plumber.... You couldve have realized you need a plumber earlier? So he says he called him and he doesnt know when hell come. I hear nothing from them the rest of the day and no sight of the plumber. I call the maintenance office around 5 and she says well I dont know your situation but if he said hes gonna come hell be there sometime could be as late as 7 Great. Good to know theres communication within the department. And I never heard anything else about it and no plumber ever showed up. No one even notified me that the issue was fixed. I just had to assume it was.
I stayed at Reserve Square for short-term corporate housing. The unit I was initially given smelt of cigarette smoke. Management was very helpful and kind and moved me to another unit that did not have this issues. The building is old, but maintained to an adequate level of cleanliness. The location is good, and a good price.
I have a great experience and would call it my home. It offers everything I need for a busy life-style, super convenient! Walking distance to where I work and all kinds of downtown events. The staff are very friendly and helpful, always addressing issues promptly and making the environment nice and comfortable. The apt is at a very safe and quiet location. Love it!
I have lived at Reserve Square for the past three months or so. All in all it has been a great experience. I have great neighbors and the office staff have been fantastic since day one! My suite has some of the best views of Lake Erie and Downtown and my rent is so very reasonable. With all of the other options for housing available this is definitely the best bang for your buck!
It hasnt even been a week since we moved in but I just wanted to acknowledge the great work of Rea Deleon in the management office for helping us have a smooth, hassle free move-in experience. We hope to have continued positive experiences and will post a follow-up review in a few months to help prospective tenants understand what to expect.
I recently moved to Cleveland and Tara made the transition painless. The location is great and I couldnt be happier with my apartment. Rent is cheap and the building has everything you need. The gym is great and for any quick grocery needs, the market downstairs is very convenient.
They think ac is a luxury that you have zero control over when to be able to turn on but advertise as luxury style apartments. If you are a professional looking for a nice place do not move here. You will be uncomfortably hot in May and Nov. Ive had to stay at my mothers as it is so unbearably hot in my apt I cant sleep at night. Its common sense living on a higher up floor that there is no air circulation and heat rises. The place has roaches. My apt constantly reeks of weed and cigarette smoke coming through the vents. Hallways are always dirty with garbage. Im glad my lease is up in Oct will be leaving and letting anyone and everyone know this place is disgusting. Horrible management they all give you different answers.EDIT 9/30/18: NO JOKE THE FIRE ALARM WENT OFF FOR A TOTAL OF 6 AND A HALF HOURS FROM 4AM-1030AM. THIS HAPPENS CONSTANTLY JUST NEVER FOR OVER 6 HOURS. IT IS DEAFENING AND COMPLETELY RIDICULOUS FOR THIS TYPE OF THING TO OCCUR.
I just moved to Cleveland from New York and was surprised at the seamlessness of the transition. Barbie, the leasing manager, was easy to get in contact with for all my questions about the move. The apartment was spotless when we moved in. There were some minor things that needed fixing (broken blind & burner) but the facilities team addressed it within a couple hours with no trouble. The apartment is quiet and already feeling like home!
Still satisfied 14 years later!!! The convenience of a grocery store, dry cleaners, rental car agency and a few restaurants on location is extremely helpful. The staff is superb from maintenance, leasing, security and administration. Laura continue to diligently lead during these difficult times, Cinesta YOU ARE AWESOME!!! Thanks Mauri for explaining the process whenever I have questions.Ive been a resident for over 11 years and im still satisfied with my choice! The leasing staff (Orea) is friendly and the guys (maintenance) are always punctual and efficient. Also, having an onsite grocery and dry cleaners is convenient.
Excellent apartments, unbeatable price. I was hesitant about checking out Reserve Square after reading horrible reviews when I was looking to move downtown. I took a chance because K&D overall is rated highly and the rent is one of the lowest in the city. In my three months of residence, I have had my windows washed, pipes inspected, and preventative pest spraying done. Andrew was an excellent leasing agent who picked a fabulous unit for me. The communal laundry and mail room with no notification system are not ideal, but the apartment quality, space, and other amenities (including pool, outdoor space, gym, grocery store) are worth it by far. I would highly recommend Reserve Square if you are looking to live downtown, close to Heinens, Progressive Field, Public Square, Playhouse, etc. It is close to the city action, but not noisy like East 4th. I am very happy that I gave Reserve Square and K&D a chance!

BE AWARE! Theres no A/C or heating units for each apartment. Once the heating or cooling is turned on, theyre turned on for the whole building, which is a HUGE problem during weather transition periods. It either gets too hot and humid or too cold. Its hard to find a parking spot sometimes although you do pay for parking. Be ready to wait up to 7-10 minutes for an elevator if you choose to live here. Hallways and laundry room are often smelly and dirty and Ive been seeing roaches in my apartment since I moved in (I live on the 15th floor, E. tower) . Fire alarm goes off ALL THE TIME. Fitness area is a joke. Management is the worst Ive had to deal with. Most of the guards are super rude. All together, I could safely say its one of the worst places Ive had to live at. Avoid reserve square if you can.
I came to Reserve Square for my residency as it is close to Metrohealth. I wished to transfer from one suite to another because I wanted to get a better view and a price in my budget. Laura was extremely helpful and patient with my requirements and listened to me. The process was made easy despite the coronavirus pandemic going on. Lacey was extremely efficient and made sure I was informed about every step by calling me on the phone or leaving voicemails if I was busy.The transfer was very smooth and I am enjoying my stay here. Reserve Square is ideally placed downtown and you get what you pay for. There is a parking, a small grocery store, a pool, and a gym. Moving in and out however can reveal to be complicated as you have to go through two different elevators and long hallways that are not cleaned at all.I otherwise had a great experience, you cannot hear your neighbors through the walls which is nice.There are however a lot of roaches, especially during summer, even if you keep your place spotless.Overall it is a great place to live and the prices are low for Downtown! Orea was amazing and helped me a lot!
Do not live here. There are cockroaches everywhere; the entire building is full of them. They had people come in to reapply traps in my apartment every other week for about 2 months and I still found roaches. I think they were coming from the vents. It got to the point that I stopped bringing food into my apartment and had nothing in my kitchen. At one point; the vent in my bedroom leaked and completely soaked my room, belongings, and the living room. I repeatedly contacted maintenance that there was a leak but it took a full month before they took action on the issue and even after that I had to live with my entire bedroom ripped up and huge fans running for weeks. The garbage disposal system is terrible; no one ever puts their trash down the shoots and it reaks. My packages got lost in the mail room multiple times. Maintenance at one point used my kitchen pots to collect drain water from my garbage disposal and left the pots with the dirty water under my sink. The management office is unresponsive and rude. I wish I would have paid more attention to reviews before moving in, this place is terrible.

I have been living at reserve square for almost a year. There are both pros and cons, just like any thing.PROS:1. They are constantly working hard on upgrades for a better living situation.2. The leasing office and property manager are very approachable and help me with any concerns or needs I have.3.The package room is very convient and has never lost the many packages I have.4.Has the most amenities anywhere in downtown Cleveland with an indoor pool and a very clean and new gym that is more than big enough. I never have to wait to use a machine.5. The rooms themselves are updated and clean (as long as you yourself have good hygiene and are responsible enough to clean).6. Reserve square takes their security seriously and every door is usually locked until you ring your key fob. I always feel safe inside no matter what time it is. The security staff are approachable.7. The location is perfect. A 5 min walk to CSU and Heinens and a park right out side.8. The view is amazing!CONS:1. My biggest concern is their maintenance team. They need to improve on their communication with tenants. My windows were leaking when it rained and soaked the flooring. There were multiple things that had to be done which I was okay with. The problem was they NEVER came when they said they were. This wouldnt be a problem if they actually would call and inform me they werent coming. I had to get the property manager involved to fix the problem. They still have to fix the plaster on the ceiling. Not a big deal because the leaking is finally fixed but its the communication that is lacking. I received a call from maintenance saying someone was supposed to fix the ceiling days before he called. (I was unaware they were even supposed to come) so they were supposed to come the day they called but no one ever showed and I didnt get a call back. It is very inconvenient to plan for something that is unreliable.2. Although there is a pool. Its been closed for over 3 months. Not sure what would take so long to fix.3. If you are not fond of the after smell of cultural cooking (curry) it tends to be quite repulsive when it comes through your central air vents and you have to get a hotel to sleep because your apartment smells so bad. Not sure how it saturated other apartments when each unit has its how heater.4. Although the guts of the elevators are new, I wish they moved up and down faster so you dont wait 10 mins for one. They may move slower to lower the risk of a breakdown though.5. The washer and dryers are filthy. Im afraid to use them. For how expensive they are ($2.25-$2.75 to wash and $2.00 to dry) youd think they be in better condition but they have a lot of mold on them and caked on filth where u put your detergent.6. Most of the common areas (halls) are usually dirty. They need new carpets. Its embarrassing to bring people over when the carpets have caked on filth. On the plus side, the WOW factor increases when they see how clean your apartment room is! But like I said they are improving things so Im sure they have a plan to replace them.All in all, I would formally rate it a 3.75 because the location is perfect, it has many amenities and every staff member is approachable and the price is very very affordable. They just need to improve on a little communication and some cosmetics and Reserve Square Apartments will be the perfect place to call home! I have and will continue recommending it to friends!
We are currently entering our fourth summer here, and we absolutely love it. We never want to move! The location is a perfect spot for us because we love the theater, sporting events, Walnut Wednesday, and being within walking distance to different neighborhoods in the area. Need to get over the the Warehouse District and not up for the mile hike? Grab the free trolley that picks you up right in front of the building and takes you door to door! I am also obtaining my Masters Degree at Cleveland State and walk to class every week, and I am never concerned for my safety.The maintenance here is second to none. We have had a broken microwave that we have made an online service request for the night before, and come home from work to a brand new microwave. Same goes for leaky faucets or clogged drains. The maintenance crew is friendly, motivated, and efficient.The amenities are also our favorite part of living here! We use basically all of them. There is a sun deck to lay out in the summer and to watch the air show. There is a salt water pool that is usually open to swim laps along with a fitness center with free weights and cardio sections. There is a grocery store in the basement, and a dry cleaning place on the first floor. There is also a private courtyard with charcoal grills and tables where we grill out all the time during the summer!Being in a large building in a city is something that many people need to adjust to. Busy elevators, some bugs at times, and busy personnel are par for the course. I, however, have not had the negative experiences of other reviewers. The busy elevators were because they were completely rewiring all of the elevator shafts to make for a quicker, safer, and more energy-efficient ride. If we ever do have issues with bugs, they are resolved with in 24 hours, and then, they consistently check up on us to ensure we are happy with the results.Overall, move here! It is the best apartment building for your dollar downtown. We live in a spacious 1,100 square foot apartment for about $1,100 a month-- cant beat that for the amenities, service, and location!
Jocelyne really took great care of the employees that I had staying at the Reserve Square and went above and beyond to make them feel comfortable and address any concerns. She provided excellent customer service and the majority of our company members were happy with their stay at the Reserve Square!
Overall the apartment is cheap and you get what you pay for. It’s old and tends to globally smell bad throughout the whole building. Whatever you do, DO NOT live in the east building. It is right next to a greyhound bus station which creates a lot of persistent noise throughout the day and also nonstop bus announcements all night long at every hour. It is essentially like trying to sleep in an airport. Some staff members tried to be helpful but for the most part they were useless and very unhelpful. In retrospect I would not have chosen to live here and would move in a heartbeat.Also, any five star reviews on here are obviously a sham. Whoever wrote those reviews obicoislt doesn’t live here but was doing it to boost ratings for the building. Very sad endeavors.
I lived 4 years there. It is a perfect place if you are a foreigner and first time living in US.The leasing office will take care of everything, so this means, no issues in calling electricity company or any other utilities service to set up a new bill, which it can be a big issue without a SSN. The apartments are renovated, with nice appliances, good space. There is some noise leak, but it isnt that bad. Any silence disturbance you can call security and they will take care of it. I would recommend apartments facing the Tennis court and away from the Fitness Center. They are more silent. But it is downtown, so dont expect to listen birds singing. Maintenance is great, you can ask for any service and most of the time (if it is something simple) you can get it done at same day. It is a big place, so dont surprise to find roaches, just call the maintenance and the pest control will do their job. The apartment is in the heart of downtown Cleveland, no better spot than that. Walking distance to restaurants, stadiums, bars, theater. Very close to Tower city and metro, buses like Healthline. Is there something better than that?It is place full of foreigners so if you have issues related to them, I would not recommend to lease there. You will have to deal with people from different backgrounds and cultures (including Middle-easterns, Indians etc ) which it is great, if you respect and know how to deal with differences.Elevators suck, they are four for the East tower, but sometimes it seems only 2 actually work.They recently renovated common areas including Fitness Center, Laundry room (including new machines) and outside of each floor. Place looks great.They have a good system to pick up mailed boxes, with flexible hours. The convenience store works, specially during Clevelands nice winter.Safety was never an issue, unfortunately guests who come to visit always find a way to sneak in, which makes key fob useless sometimes. Couple years ago we have lots of issues with fire alarm going off all the time, but nowadays this is not common.Parking garage is creepy, I agree. But you pay downtown price range and it is safe. There are leaking pipes and after 10 pm it is hard to get one free spot on the residents only floor.The propriety manager isnt the best and it seems there is always a lack of communication between him and his employees.Other bad thing about Reserve Square is the system to moving in and out. You cannot use normal entrance to move your stuff, but through a dock, creepy elevator one, a long corridor (on the building basement: creepy again) and the real elevator to reach your floor. You have to reserve it to move, but you will survive. I used it but would rather not have to do it again.I moved due to a new job offer in other state (no issues in receiving my security check back) and I would recommend this place, in special if you are a foreigner!
Im a 30-smthg professional who works in an office building in downtown Cleveland. When I moved to the city, I wanted to try out the downtown high rise lifestyle so I could walk to work, be near bars and restaurants, have amenities in my building, not have to shovel snow or slip on ice every morning, etc..I looked at all the downtown buildings and I almost ruled out Reserve Square because it had so many bad reviews on Yelp. I was like, Woah - cockroaches? Red flag! But I decided to come in for a tour and Im SO glad I gave it a try. I wanted to move in right away.My apartment is gorgeous. Because this building is so much more affordable than the other ones downtown, I was able to get the upgraded unit. I have a beautiful modern kitchen with black marble countertops, stainless steel appliances, etc.. And the bathroom is beautiful too. Best of all, I have huge windows that open facing the lake and I keep them open literally all the time from May through September- so there is constantly a fresh breeze.The building is great too and it really simplifies my life. I travel frequently for work and I dont have time to go on grocery trips and run errands or drive to a far away gym like I did when I had a normal job. So its wonderful to live in a building that has everything you need built in, including a grocery store, dry cleaner, florist, even a Subway (for when we run out of time to make breakfast). I dont have to take out the trash, because there is a chute. I dont have to shovel any snow because I park in a garage. It all just makes life so easy.Another reason I love living down here is because of the access to so much great entertainment. Reserve Square is really a lot more centrally positioned, compared to the other buildings - everything is a ten minute walk or less. When I have out of town guests come stay with me, I always walk them down to the Rock Hall or tour them around the Grand Arcade and they are so jealous. And since Ive moved here, I am always trying out new downtown restaurants, taking in Plays in Playhouse Square, watching games on East 4th street, or riding the free trolley to W. 6th Street & The Flats or Tower City. And did I mention that I can afford to do all this because I have disposable income because Im paying at least $400 less than I would at the nearest competitor building?Another great thing about this building is the international population. Reserve Square attracts a lot of international people who are in Cleveland for medical treatment or college. So I am constantly meeting people from all over the world and I love the diversity. And the RS staff is great too. When stuff breaks, it gets fixed promptly. When I have a request, the office staff is ON IT. The mail room guy, Phil, is the sweetest. Security is good - even during the RNC they kept the building safe.With regards to the bad reviews that mention trash and cockroaches and all sorts of other horribleness, I will just say that I have personally not experienced any of that. I saw a roach ONE TIME and I called the office and they sent two exterminators in the next day and Ive never seen another bug since. Our trash chute works just like its supposed to. Ive never been stuck in an elevator either - the elevators can be a bit crowded sometimes, but they work the way they are supposed to in a 24-story building. And yea sometimes the partyers can be a bit loud on weekends or during Cavs games, but thats because we live downtown, people. What do you expect? Personally, I find it exciting - like being part of the action.Ive been more than happy here. And I feel like Im beating the system big time - I have the complete downtown living package for less money with more amenities and great people. Whats not to like? Reserve Square certainly isnt the poshest option downtown but in 16 years of being a renter, its one of the best and most fun places Ive ever lived.
Moving to Cleveland on short notice to start my dream job and needed to secure housing near the hospital on short notice. Andrew Edwards, the K&D sales associate, made the difficult process of moving to a new town easy and painless. The staff and management respond promptly and are always there to help. For medical staff/residents/fellows the building has all necessary conveniences and is in a great central location.

The security that Reserve Square has in the building is great and provides an extra sense of personal security. The one bedroom apartment is very large for one person but is a good size if you might have guests or if you have a lot of furniture. The supplied appliances are all wonderful and the multiple closets provide a ton of room to hide all of your personal items.
We have just completed our second stay at Reserve Square in corporate housing. Believe me, it continues, as the first stay was, to be FABULOUS!First of all, Jocelyne Thome in the leasing office is smart, dedicated beyond belief, caring, kind and unbelievably understanding! I have never, ever seen anyone who is on top of her job like she is. She knows everyone by name, greets everyone who comes to her office like theyre family, and is so responsive when you need something...and I mean ANYTHING. We would NOT be in this apartment without her keen insight, guidance and advice; shes so efficient...give her a raise!!! You just dont know how valuable this lady is!!When we first moved in, we just need a few groceries. Jocelyne escorted us to the market downstairs and showed us where things were. Do you know how valuable that is when you are new and barely know how to get out of the parking lot? Thats one of the few reasons we returned.We love the apartment...always clean and neat and what a blessing to have a place that allows pets! The location is wonderful...close to my work and a blessing to have covered parking. What a treat that is when you get out on the street and see everyone elses car covered in snow and ice.We had a minor issue with the blinds not working. I emailed Jocelyne and it was fixed THE NEXT DAY! The security guys have been more than helpful and friendly. Because our work schedule is so hectic, weve not had much time to take advantage of that beautiful pool and gym, but what a pleasure to have that available on days off!So I would advise you to take advantage of this lovely place; you will never regret it. Ive been living in Reserve Square since 2012. We are here for medical reason at the Cleveland clinic.Great location and all the services provided are excellent between security, Mosque, close to the hospital, grocery stores, restaurants, the gym, the pool…. this is not only my opinion but the opinion of most of the international residents coming from overseas (Saudi Arabia, Qatar, Kuwait, UAE) to the clinic or University Hospital for medical reason. Update June 6: Ive lived there with a friend of mine for two months. I noticed few things there.First, mail packages take time to be sorted but the person in the mail room is super nice.Second, they give notices about upcoming repairs and maintenance but sometimes they fail to comply to their own agenda. They once gave a notice about window cleaning to be at a specific date but the actual cleaning occurred 1 week later; It was not about the weather.Update Nov3:The security, not only do I have to sign my name and my friends’ and their apartment number, but I also have to wait them to come get me. If your friend is dying and you are down there but with no key well pray for their soul because the security will not let you in “they still have to come get you”Update:Last year when I first came to Cleveland they had short-term leases but they did not have an apartment available for me. Now they have apartments available but their lease term is only 12- months minimum. you can do short-term lease only with corporate housing.I do not live here, never did, but it was one of the buildings I checked while searching.I live one block away from the Reserve Square Apartments and I visit my friends in here very often. I have considered living in here but I had to wait to get the apartment at that time which was not convenient for my family; otherwise, I would have lived in here.The building is almost 15 minutes walk from CSU-Cleveland State University downtown Cleveland, around PlayHouse Square District. The rent is relatively cheaper than other buildings in the area including the one I live in that is Statler Arms. I would not say that downtown Cleveland is something to be excited about.The building majorly populated by Asian-Indians; they go in groups so the times when they go out or come back(mostly to and from CSU)elevators are busy. They are nice and friendly if you are not easily annoyed by middle-eastern and Indian social behaviorThere is a printer for residents to use but theyll have to get their own paper to print.The attached parking garage is $120/spot a month. Unlike other parking in the area, this one will give monthly permits to residents only.Security is almost always there at the west tower gate but hardly seen at the east tower gate.The mail could be claimed only until 8 pm. My friend there has been asked once to come back to them the next day to get her package. I would say they are either slow or lazy; in other buildings, the security is responsible for the packages and they do just fine organizing them by almost noon.The laundry room is on the 4th floor. The machine works using laundry card that needs to be reloaded using the machine in the hallway, ground floor. It takes about $2.50 to wash and the same for the dryer, if fares werent changed.There is Hertz car rental agency and Simply Food grocery store. The grocery store has products that internationals would like to have every now and then but it is over-priced.There are medical groups in the building; one is dentistry group that is in the UHC network.
I have lived here for almost 3 years. I am moving out this year.Maintenance is timely and usually great.Management is busy but fair.Waiting to pick up packages the day after theyre delivered (or longer if they can not be found) can be frustrating.Elevators have improved in both wait times and efficiency but if you live above the 13th floor, wait times can be beyond 5-10 mins on a busy day if other elevators are out of order.Gym is well equipped but if equipment requires repairs of any kind, may take months before theyre fixed/replaced.I am not a smoker but I guarantee my neighbor is with the amount of tobacco smoke that either enters my apartment via air vents or from the front door when they smoke out in the hallway.My ceiling leaks (despite several repairs) when there is heavy rain.I have had my car stolen from the parking garage and a delivered package containing an iphone missing from the mailroom.Overall, looking forward to moving.
My appartment was 87 degrease and they still didn’t turn on the air, it took them 2 weeks after we had to deal with heat THEN It took them 2 and a half more weeks to fix my air!!! Wasn’t even working!!! The parking is dumb expensive. Half of the gym equipment doesn’t work. They wanna charge me extra dumb stuff all the time not the place to live if you wanna ask me! Leasing people are nice but that’s about it!
Worst experience I have ever had. Never EVER rent an apartment at Reserve Square. They are the worst tenants you could possibly imagine. They dont care about you and will do anything to get your money. They take advantage of foreign students from India and Saoudi Arabia (who are not US citizens, wont be able to complain) ILLEGALLY fill up their apartments. In some 1br/apt, they are up to 5 adults living there. Among the myriad of examples I could give you, the fire alarm goes on repeatedly during several weeks, sometimes at NIGHT and we would have to get out of the building at 3 in the morning. Out of the four elevators we have on our tower, only one is working and the management does nothing to fix the problem. The result is that we have to wait sometimes for 10 minutes to have an elevator show up. If you make the count per days/weeks/months, you lose a lot of time. There also are sanity issues with cockroaches. They also provide poor services: for instance, the dryers are not effective. Their pet fee is absolutely inacceptable: they take money from you each month but will not use the money if anything happens in your apt. If anything goes bad youll have to pay for it. The pet deposit is just another reason to take your money. And Im not even starting on the people who work there, some of them are extremely, rude, unprofessional and xenophobic.
It is too noisy, especially if your apartment have window in street side or near to the Bar. The manager is rode he isnt helpfull at all. They just be nice when you come here to live after that they are not responsible any more. There was construction in this building more than 6 months and I wanted to change my apartment to another apartment in this building that had a little noise. They didnt allow me to do this. They didnt tell us in advance that we had a very big construction.If I know it I did not stay here.Laundry is too dirty. Parking has leak so some times it make some spot in your car.
Staff is alright, some security personnel were very friendly while some were very cocky! 😫Indoor gym and swimming pool with sonar bath amd lockers available for all the residance. Overall good experience . Maintenance staff is quick but office management can be improved. Its worth the price paid for living in the middle of Town Cleveland many things can be improved at the facility though. Had good experience with K&D management.
Living in reserve square is a mixed bag. There are great benefits to it and great faults to it as well, i continue to find myself annoyed by the company the longer I live here.Positives:-downtown-thick walls, cant hear much of other apartments.-convenience store in buildingMediocre:-gym, other residents dont treat the equipment well or put them back, also not very big, but gets the job done.-pool, short.-Elevators, they either work or they dont, ive waited zero tme for an elevator, and then wait 30 minutes for an elevator, itsNegatives:-Walls inside apartment, it seems they just paint over old paint, and they chip easily.-Bathrooms, no vent, sometimes feels suffocating in a shower.-AC/Heat, they are very extreme and hard to moderate, in the summer, you either deal with the heat or turn on the AC to live in an ice block, in the winter, the heat is so extreme, the apartment turns into a sauna with how hot it gets.-Smell, living with different ethnic groups comes with different scents. the common areas and hallways are easy to get used to. The apartment itself generally stays very much our own smells, but occasionally and intense aroma will leak in from the other floors smelling of onions and curry. if you like curry then you wont mind it, I personally dont like it.Worse than negative:laundry and parking are contracted out to other companies, therefore making the management have very little control over the quality.-The laundry in the building is just terrible. its over $4 to wash and dry a load of laundry. Thats only if you get lucky and your clothes dont come out sopping wet and you have to dry them twice, costing you another $2.-The parking is outrageously expensive for a horrible garage. it used to be $135 a month for parking, and they have now changed it to $145 (I had my payment set up to recur every month, they changed it without informing me). the garage only has access to the apartments if you park on the 3rd or 4th level, so if you park on the 1st or 2nd you have to walk up stairs to get to the elevators into the apartment. Naturally the 3rd and fourth levels fill up quickly and you are forced to park on the 1st and second levels. On the second floor the garage is falling apart, leaving flecks of cement on the roof of your car.Overall, my experience has been ok, its not the best, its not the worst, but with parking and laundry, they definitely squeeze those pennies out of you.
I would never recommend Reserve Square or any K & D property to anyone. Living here for 1 year was the worst experience of my life. I hated coming home, and did not feel safe. The atmosphere is terrible, dirty, overpriced (yes, it is one of the cheapest places downtown but overpriced considering what horrible living conditions you get for $1000/month). Do not live here no matter who is recommending it/how close it is to work/how convenient the location seems; not worth it. Pretty much everyone moves out after 1 year and below is why. These were the problems in my 1 year at Reserve Square, honestly/objectively the reasons I give this place 1 star:1. Roaches: Place is infested, I got my apartment sprayed 3 times and they still always came back; kitchen, cabinets, sink, etc., can’t ever leave any food out or use the cabinets..so much for luxury suite.2. Garage: narrow spaces, low ceilings, leaking, extremely narrow/dangerous ramp; I parked on first floor after they renovated early this summer and pipes still leaked calcium deposits on my car, ruined paint job..no renovation can fix the garage. Also, you have to pay $100/month for parking but that does not guarantee a spot, frustrating because a lot of residents double park illegally3. Fire alarm WILL go off at least once/week, usually in the middle of the night. They had a 3 hour evacuation middle of winter last year due to an actual fire, had to hang outside in freezing cold weather from 2-5 am4. Maintenance enters your apartment without your permission. Maintenance came to my place while I was at work on a day when I was specifically told that they were not coming. My credit card/check book were home, lying on the floor. Nothing happened because I cancelled my card/opened a new bank account immediately after. I would never trust anyone in the building. This was illegal and all I got from management was “sorry maintenance was running behind”5. Atmosphere: Dirty hallways, elevators, mail room, gym all disgusting..garbage ridden/smell like garbage or BO or foreign food or pot. Your apartment WILL smell because of the compact room/neighbors/hallway.6. Dangerous: Someone got shot on East 12th a few years back and died..and I lived on 12th floor but could still hear people fighting outside, homeless people yelling, etc.7. Things wrong with my apartment when I moved in: key jammed in lock preventing me from entering Day 1. Dirty, weird white crumbs on the carpet day 1. Dirty/disgusting bathtub, no one cleaned after last tenants moved. Bathroom sink clogged day 1. Kitchen sink clogged day 4. Toilet handle would not flush and had to be replaced week 2. My FOP didn’t work/let me out of the garage, I had to get a new one week 2 (and be late for work). Bathroom towel rod broke within 1st month. And of course the roaches.8. Horrible management. Lied about apartment being brand new (specifically the bathroom); hardly showed me the garage during tour (my fault for not thinking anything of it); lied about $200 “re-rental fee” if I broke my lease as well as taking away any employee discount if I broke my lease (I was billed $200 extra when I moved because I broke my lease 1 month earlier, they said I had to pay back my preferred employee discount). It sucked to be charged over $400 extra for moving out 1 month early (in addition to paying last month’s rent regardless), but it was my fault for believing leasing officer rather than reading my 21 page lease. And I was still happy to pay and be done with this terrible place.
First off, They control the A/C two weeks of 90 degree weather. Laundry is so expensive and some of the dryers leave stuff on your clothes, I found a couple screws in a dryer once, “heated pool” is NEVER heated and the gym is terrible! They have about 10 treadmills and only about three work! And don’t even get me started on the parking ! Absolutely way way way too expensive! Crazy how much you have to pay EVERY MONTH to park! My old apartment that was also downtown Cleveland was only $80 and Reserve Squares is $135!!!! That’s crazy! Choice is yours
Its terrible place. They have lost my packages twice.The worker can change what they have said to you if you go to another worker. For example, we decided after we saw the apartment to move in the west side then few days later they made up a story that this unit is not available anymore then we had to move in to the other unit which is older in the east side. My friend had left to to her country abroad so they have said to her that they are fine to send the deposit to me. Now I just called and they said that we cannt issue you a check on your name.And many troubles and they care less about you. My advice to you is dont pay them cause they will not care about you. There are other nicer apartments.

If I have any questions, she returns my email within a day and provides detailed information. She has made the entire process simple.
The view from my apartment and amenities including the residential services here is Excellent also the leasing agents hospitality is A1 Im happy to call this place my home you all do a great job and it smells so clean and fresh in the leasing office they do a great job maintaining the common areas despite the messy residents that live here as well K and D doesnt cease to amaze me with all the properties they have available you cant go wrong with them
Reserve square k&D have the worst customer service ever. They care only about how they make you sign the contract with them. because they think that Once you do signed the contract you are basically fu**ed. The ladys who work there are not professional because their way of treating customers make you feel that you are living gato.Here is some of the lists of the unprofessional way absolutely you will experience in these tips of issue.1- they do not have moving trolley in order to help you to move in or out.2- the ladys in the lessing office always make the short stories to longe stories because just wanna show off by want make their selive such as they are leading the entire k&D.3- one of my friend is out side the state, he tried to solve small issue with his key fob, he sent to one of my friend in order to fix for him, instead of fixing it, they talk and they stole it from him and refused to give it back, so my friend will hard time when he arrive with their funny security.2- the security stuff are horrible. First off, I want to start with the A/C and how lackadaisical management and staff is about it. They cut the Air off like Mid November and DO NOT give you notice. They rely on the fact they “tell you” during your tour, BUT there’s no where in writing (lease agreement) that they do this. It is MAY and it’s clearly obvious if you check the forecast the temperature outside is NO LONGER in the 20-50s. The temprature is now in the mid 60s-mid 70s meaning time to go ahead and cut the A/C back ON! You have nothing but sleepless nights because it’s so hot and you hear ALL the loud noise from the city and the staff will try to tell you “well open a window”. First of all, anyone with common sense would know just because you open a window doesn’t mean that it’s going to be the answer. If you stay up on higher floors, it will be much hotter in the apartment because of the sun/ elevation and you will not feel any breeze. It’s just still warm air circulating the apartment. They do not care about your concerns people! They don’t care because THEY do not live here. It’s been horrible living in this condition.Secondly, THE Mail Room. So tell me why they only have ONE person who is employed working in the mailroom, so when he is not there Management/Staff will NOT let you access your package until Phil the Mail Room attendant returns for work. Mind you he could be off for several days, and what if your merchandise is IMPORTANT and you need it ASAP! , Why only have ONE man employed to work in there? And even when you talk to Phil, he looks TIRED, worn out, and he will even say “I’ve been backed up because I am the only one who works in here” and to me I’m like why would K&D Management only hire ONE person to service over 100+ tenants who live in this place knowing that Mail is a logistical operation. They literally will NOT let you retrieve YOUR belongings. It is absolutely horrible.And if you read through some of these reviews, they only respond kindly to the nice compliments they get BUT if you put a “bad” review on with a detailed explanation, look at how the staff will “Clap Back” at you and get smart with attitude. it is unprofessional.So if you move here, they won’t tell you the TRUTH about how they operate. You pay all the money to stay here but you can’t get AIR, it’s a hassle getting your packages, and they only care about getting your money but could care less for your concerns.
The leasing team is incredibly helpful and have a knack for pinpointing the specific suite that were looking for. The value on the downtown location and the quality of the suites cannot be beaten for its price. Theres a grocery store connected to the building. And the 24/7 security guys are the best. Theres also a gym with glass windows and a beautiful view

Just minutes later, I met the real Joceyln and she was warm welcoming, smiling, remarkable life-saver and made us feel home.She gave us lavish overview and options about Reserve Square that made us immediately to move in and stayed for more than six (6) months.Guess what, kids, currently, are living at Reserve Square as well (first impression is the last impression).The Reserve Square has evolved greatly to well secured facilities, parking, gym and many others in addition to helpful staff (the billing office). Iam from UAE and i stayed around two weeks in reserve square apartments it was my first time . i liked it. you can find down grocery, laundry, car rent there is also dental clinic in the 5 FLOOR iam not exactly which floor.. but all in all its nice clean place to stay with furnitures... even the kitchen is complete with everything you need to start cooking. thank you reserve square apartments and special thanks for the lovely beautiful Lebanese lady called Joslyn her office is down also .she was so helpful and friendly to us.. she likes to help others as much as she can and you must try her yummy delicious food made with love by her lovely hands. you can find it in the grocery down in thr fridge section and try her arabic Lebanese food. thanks you all.

I lived here for 2 years: there are cockroaches everywhere; the paint on the wall comes off with Scotch tape; the mail room is often a mess and changes staff constantly; the Administration will change policies for no reason, with no warning; the fire alarm is constantly going off; my apartment FLOODED 4 TIMES and there was very little done about this, with no rent reduction or anything like that; the laundry is outrageously expensive; the parking went from $95 to $125 in one year with no explanation; Time Warner is the only internet option and they cant even provide 2Mbs reliably; I asked to negotiate rent for a possible third year and two separate office workers laughed at me; they will give you only 24 hours notice to clear out your kitchen, bathroom, and closest for bug extermination or youll be fined heavily, then they half ass a cheap, ineffective bug trap that in no way needs that amount of effort on your end, then they do it again one week later without telling you that theyll be back; they dont charge for water but they threaten to change that; there is a wall that will get extremely wet everytime the temperature changes and will cause massive amounts of mold on the walls; K and D does random check/inspections with very little warning which you will get fined for if you do not follow their guidelines; screens in the windows are a $90 per month, per window fee; theres about a 10% chance that any maintenance calls you make will go unanswered; there is no notice when a package arrives; they say heat is free, but both ac and heat use electricity; the elevators are always breaking down; the work out room closes at 11 (understandable due to the pool); and they no longer mail you a copy of your rent, it is all on their website.
Convenient place to live if you work down town. I lived there for a few years, and over a year of that was without a car. There is a grocery store in the building, and the staff were generally helpful. Even in cases when I didnt get the best customer service, management was sure to follow up after a complaint to be sure I was happy. Even the process of moving out was relatively smooth. They screwed up a little billing me incorrectly, and acknowledged and fixed the issue.I would have given 5 stars if the issues hadnt happened to begin with. But they deserve at least 4 stars simply because they fixed any problems that did come up.
The worst place I’ve ever lived in my life. The building smells. It took 6 times complaining the oven didn’t work before they replaced it. They don’t turn the air conditioning on when it’s 85 degrees out. No one in the office every has a real answer to any question. The package rooms hours are less convenient than the Popes visiting hours. If i had unlimited time i would literally stand in front of the building and advise no one to move there.
I absolutely love my place and this place has everything! I wouldn’t listen to any of the negative reviews . I was super skeptical at first until I toured for my self . It’s clean , nice , affordable and Rea is a peach ! The rest of the staff is nice and very helpful . My experience with this apartment complex has been excellent thus far !
Awful management, Rea our leasing agent screwed us over and told us the wrong move out date and we lost over $700 as a result of their incompetent management who can’t read a computer screen at their desk. They did not tell us that we were breaking the lease and she told us in person that the rental date was a month earlier than expected even though we were at her desk in the K and D office. Upper management would not help at all even though it was an employee mistake. They do not care about their residents. It took them weeks to get back with us and only started responding when we were threating legal action. WARNING: DO NOT RENT HERE AND DO NOT RENT FROM REA.

Fire alarm goes off 3+ times a week and there were roaches in the laundry room. You will see burqas and hear Arabic spoken daily in the elevators and hallways. Be ok with this or lease elsewhere.I did a lot of research on downtown apts and this one was cheaper than others and offered more amenities. It might be because of the location. Its a little farther away than some of the other downtown apartments to some of the more active areas of downtown. East 4th street is a 10 min walk, Tower City is about 15, West 6th is about 20.They just expanded the gym about a month ago and it is pretty nice. Brand new treadmills and a lot more weight machines. It gets busy around 6-9 M-F but youll be able to find something open. Pool has been closed since I moved in about 5 months ago, but its almost done.Management is nice and prompt to answer questions. Maintenance requests are addressed within 1-2 days.My favorite thing about this apartment is the thick walls. You can not hear your neighbors at all unless theyre talking in the hall. If you live in the west tower you will hear people outside though (not sure about east, I live in west). Usually on game days. Sometimes there are concerts at the park across the street which can be loud and annoying, but thats only like once or twice.... you are living in downtown.My least favorite is the ac and heating situation. Once they flip the switch to heat thats what you get. Cant go back to a/c. With Ohio weather this can be annoying. Had to whip out a fan for a few days.The elevator situation hasnt been that bad for me. One elevator in the West tower has been closed for a few months now for maintenance. We werent supposed to be using it anyway since it was a construction elevator, but everyone did anyway. Slows things down a bit, but overall youll get an elevator in under 5 min. Any more than that and someone is probably moving in and has one of the elevators locked down. Just take the stairs - wont kill you.Moving in is a nightmare. Guard was supposed to lock down the elevator for me, but didnt so I had to hold the door open with one hand and move with the other. The guards are hit or miss. Most are cool, a few open the door for me every time I come in so I dont have to use my fob. Others dont do this.Mail is hit or miss too. I found that the guards dont hang out at the mail desk. If you go back to the actual mail room and knock someone is usually there and will get your mail for you.The bar and convenience store on the first floor are really nice. Mixed crowed at the bar. Sometimes there are younger people, but usually an older crowed. Depends on the night. Cheap, and decent bar food.Demographics are a mix between college students, young professionals and families. I recently moved into Reserve Square and worked with Rea Deleon in the leasing office. She made the process for me so simple and my experience with her could not have been better! She was able to answer all my questions and was very responsive to all my inquiries throughout the whole process. Thank you Rea!
Got scammed for application fee. I asked if it was possible to apply for housing without sending paystub and one of their agent requested bunch of personal info. I ended a phone call with them saying that they cant provide housing and they would refund application fee and erase my personal info from their system. However, afterwards they changed stance and they refused to delete my personal info from their systems and refused to refund my application fee.
HORRIBLE EXPERIENCE!!First of all, I signed lease with reserve square in the month of December last year. I didnt know, on paper, I wasnt on the lease until I locked myself out of the apartment a day before I was moving out. It took one and a half hour for the management to check if I am an authorized leaseholder. Turned out, I was just a piece of paper as a leaseholder lying somewhere in a file. Apartment still belonged to the former leaseholder on their system which means if the former leaseholder had gotten even a slightest idea of this, he could easily walk into my apartment claiming as his and Id have been homeless just like that. Luckily and thankfully, they atleast found something that proved my authority over the apartment. Now, thats what you call as major management goofup. Manager looked so reluctant to talk to me after this. They have set a good example for bad record keeping.No matter how good the apartments are, everything becomes secondary when you are in a situation where you are about to loose your home and everything that you have because of sloppy management. So think twice before you sign up here.Secondly, I recently received my deposit check to the name of former leaseholder of the apartment as a payee. I did bring it to their notice to make sure the check is named to the right person when the whole scene happened. I also sent them an email for them to make sure that its going to the right leaseholder but I guess the damage was already done which means they didnt care to update the system even after everything that had happened.
Well, I just found roaches in my apartment.Garage ruined my paint job on my car.Pools been down over a year.This place is embarrassing to live at. Nothing works. This place is horrible ....I am here since 2016 and have following issues that have been never addressed.1. Elevators sucks they have 4 of them but rarely working all 4 same times one will always be down that is very frustrating specifically if you resides highr floors2.just now I called maintaince because of blocked sink in kitchen nobody received call than I callled emergency maintaince they said they only can help after 5pm3.parking sucks big time even thoug you pay hefty 135/month and you wont find parking after 9pm just because they reserved all the parking spece for new aging agency.4.laundry sucks too..5.one of the security guard is too arrogant..wont tell his name but if you see him you will find out.Highly avoid this place.Pros: you feel safe here other than that I dont think of any.
I was stunned when I first walked through the main lobby. Taken aback from the sheer scale of the builidng. Located in the heart of downtown cleveland, the view struck a feeling of home inside of me. From the luxurious styled decor that encompasses everything from the lobbies, hallways and apartment complexes, to the friendly employees. With everything from the 24 hour - around the clock security, and the heart warming smiles and friendliness of the leasing agents Im highly swayed into considering living here. Not to mention the incredible view from the top floor apartments and the convince of downtown living! Im sold.
I stayed there for 5 beautfull months , with the help of Mrs 🌹Jocelyne Tohme🌹 , she is really an awesone person, she helped and eased our stay in Reserve Square. The building is only 10 min away from cleveland clinic hospital by car or bus , and its amenities like grocery with middle eastern stuff , laundry facilities , iraqi restaurant, subway restaurant and hertz car rental office in ground floor .The apartment was gorgeous, clean and the view was awesome.The best part was the in building parking . I really recommend 👌it to patients visiting cleveland for treatment in cleveland hospital.Thanks alot Jocelyne🌹and god bless you.

I faced so many issues with the management.we requested to repair AC multiple times but it wasnt fixed properly.Elevetaors always stink and they dont care of compactor room at all.All the amenities in the building are just for their brochure purpose,gym equipment and pool are badly maintained.
5 star reviews are fake from K&D. You dont kissass when praised. DO NOT RENT HERE... its a slum for foreigners that are dirty and disgusting. The management is complacent and security are worthless unless you like being harrassed. Place is full of roaches, bed bugs and rude smelly tenants that often get evicted for being dopers, drugies and alcoholics. Place should be shut down by the health department!!!! Smells like someone died here, in halls and downstairs by trashbins
STAY AWAY ESPECIALLY IF YOU ARE CONSIDERING BECAUSE OF THE PREFERRED EMPLOYEE BENEFITS.K&D is an awful management company that practices predatory techniques to get as much money as they can from their old tenants. Please check the reviews on their properties and you will see this is a pattern.In summary, they told me I was eligible for the job loss addendum just to send me a bill over $2200 for breaking the lease when I had 1 month remaining ($850)! If I was found not eligible under any condition, I should have been informed in a timely manner and should have been asked about the premature lease termination since I moved forward with that decision upon property managers approval that I was eligible and her instructions. My reason for lease termination should never be misrepresented on the bill as general unhappiness as it is was known that it was due to a job loss.. Now in addition to starting a new job and relocating I need to write a formal letter to their attorney to forfeit the charges which may even go to court . It really is not worth the hassle. There are so many alternatives. Pay $100 more, it is not worth the trouble they cause and avoid K&D properties at all cost.I tried to contact the company via e-mail, phone and face-to-face, and I either got no response or unreasonable explanations such as job loss addendum was only valid for 1 year even though the addendum does not have any dates on it and I was never told there had been a change in my lease. I was told the property manager was promoted initially then told she was fired and it did not matter what she said. I do not understand how a company denies responsibility of their employee whose main purpose is to address tenants questions and issues. I followed what she instructed me to do which caused me almost 3 times more dept.Current tenants, have every conversation in some kind of writing because K&D is not a trustworthy company.The longer version of what happened is attached because of the character limit.Rea from the leasing office is amazing! She helped me tons to pick the apartment that satisfied all my needs. Leasing managers are very nice and sensitive to feedback. Management requests are handled in a very timely manner.I am taking a star off because of how ridiculous the mail room hours are. The leasing office thinks it should be normal for the tenants to receive packages with 4 days of delay. They can not even post to mail room schedule online so you only get your package if you get lucky.Edit:Leasing Office personnel is very rude and not willing to help the tenants. The mailroom is open for very limited hours. There are many solutions to help the tenants whose schedules do not allow them to access their mail but the leasing offices solution is Get your mail delivered somewhere else. This one example shows how much they care about providing service. If you go to the leasing office to get help it is almost guaranteed that you will be yelled at.They supposedly check your ID when they are giving you your mail. I was handed the wrong mail multiple times. I have lost multiple packages and I suspect they were just handed to other tenants.Multiple tenants have been complaining about the mailroom for at least a year now and the company is not doing anything to address these complains.I will be listening to the leasing offices recommendation about getting my mail delivered somewhere else. To my new address...
The worst thing to do in your life is to live at this place. They control the A/C and guess what they will keep it you for two weeks at least without Changing it from the heating to A/C. They gonna wait till they make sure the weather is going to be hot for the entire summer.And if you open the window the city noise will not let you sleep and if you have kids will be worstBaasaaaaad please sorry guys
I have been using Reserve Square as my sweet home in USA every time I travel to USA from Kuwait and I stay at least 3 month every year because of its prime location at Cleveland...very close from all the interest locations and also of the availability of every things you need such as grocery store, laundry room,fast food shops ,restaurant etc.But the most important factor is the building management run by Jocelyne Tohme who made our life easy by helping us in every way she can as she attended to all of our requirement and keeping our stay safe and with no pressure and want to take this opportunity to thanks her and I am sure that I will continue coming to RQ every time I come to USA and for sure I have been telling all my friends to stay at RQ.Jocelyne Tohme
In talking with the staff, Tara, specifically, this is one of the most outstanding properties in the area. She answered all of my questions and explained all of the amenities available. Upon moving back to the area in the near future, I will be filling out an application as this is one of my top choices.

2022-06-02I just moved into the corporate housing on the west side of the building and have had a great experience. My apartment is very clean, has a ton of space, and updated appliances in the kitchen and the price is low for the location. Jocelyn was extremely helpful throughout this process and really cared about making sure I had a fantastic experience. The west side of the building is great and I definitely recommend it.

2022-02-08Been living at Reserve Square for a few years and I love the centrality, convenience and the friendliness of this place. This apartment offers restaurants, grocery stores as well as a great indoor gym & pool. Additionally, the staff of the leasing office (especially Myia) and maintenance team are all very helpful and responsive, Id recommend anyone whos looking for a place to live in downtown Cleveland to give a good look at Reserve Square!

2022-06-30Most of the photos are FAKE! Those that are real are heavily Photoshopped. Every square inch of this place is incredibly dirty, and the units themselves are not much better. However, where the units lack dirt, they make up for in being raggedy. The elevator makes you feel like you are on the Tilt-A-Whirl, so be careful. And don’t let me get started with a workout facilities that look like they are the home of everything bacterial and viral. Also, the pool goes from 3.5 feet to a whole 4 feet. Outside of the units everything looks like it was brand new…in 1970! Security was a joke! As a test, I walked right past the desk without even looking at the security guard. It was someone else that called me back.I want to laugh about this experience, and I’m sure I will since it was the biggest Catfishing of all time, but I’m just not there yet.

2021-10-20OVER A MONTH AFTER THIS WAS POSTED IT IS STILL NOT FIXED. My AC has been leaking for OVER A MONTH. K&D maintenance has neglected to fix the issue every single time they have been to my apartment, August 9th, 10th, 26th, and 31st. On September 2nd, 2021 I spoke to the PROPERTY MANAGER, MAINTENANCE DIRECTOR and ASSISTANT MAINTENANCE DIRECTOR to absolutely resolve. The assistant maintenance director pulled up the corner of my carpet, brought a 5 gallon bucket to catch the water and promised he’d have the issue resolved in no time. Today, September 13th, 2021 I spoke to the maintenance department who said someone would be up to check on the issue, no one came. Do not rent from Reserve Square Apartments. I wouldn’t recommend them to my worst enemy. October 19th update. They still have not fixed the issue.

2022-04-20Despite K&D gave us new apartment with multiple issues(Roaches from very first day, messed up doors ,clogged sink and bathtubs), I always chose to ignore and follow up with maintenance to fix that. They did good job on fixing the different issue after multiple calls. There mail room management is always messed up and they do close it whenever they want. I am very disappointed to have bad experience with getting my simple mail on 4/19.I went and ask the mailroom lady about package for my apartment number. She checked and said no packages received. I just said are you sure you have not received for this particular room number ??,because it shows delivered. She had rough day may be i totally get it but i will say what shows on my phone app It is delivered. She started telling me why you talking to me like that. All I said it is not possible because it shows delivered on my phone .She just picked me to take out her all issues on me and did not stop cursing me. I left the space but my fiancé told me he has already seen package in the afternoon but they cant give him due to security reasons. So we went back and ask for our package, She close the door on our face ,yes on our face (so much unprofessional) and said mailroom is closed at 6.10 even though mailroom closes at 6.30 PM. All, I was asking is to give my package. Another lady opened the door and helped us out and gave my package (finally) but the lady chose to keep cursing us .So despite having my package there ,she chose to not give me in first place,(God knows for what reason).The lady was not feeling well to work ,she could have taken off or K&D should have given her off. No reasons to take it upon people who just came off from their long day. I do not have anything against the package room lady but after paying $1400 in a rent and $200 in parking every month, i do not want to get treated badly or accused of the random things which is baseless because someone is having bad day. I wish her well. After wards, I will find a way to get my package delivered to other place to avoid the mistreatment.I work between 9-6 that is the only reason i went back to collect my package ,It is difficult to get my package throughout weekdays.

2022-04-08I moved recently to Reserve Square. The location is convenient for restaurants and stores. The staff here are very helpful, especially Ron, he made the process so smooth and easy for me. I appreciate all the help and am glad to pick this place.

2022-06-05**update**I was denied a upgraded studio over 200 dollars. that was pretty disappointing considering my good credit and never been in debt. I just got promoted in May with my new base pay so I was unable to provide 3 months of what i make now since it’s only been one month. I wish they could’ve worked with me a little more because this apartment would’ve literally been my only bill i pay per month. so I am disappointed that this didn’t work out.

2018-10-06In an hour I saw my new place and made arrangements to move. My handler Leah Martin was AWESOME. I moved from New York to Cleveland as a Job transfer and promotion. I drove non-stop towing my car 8.5 hours and took a hotel room. My apt was ready, clean and even my request to remove carpet was done! I moved in Saturday and started work that Monday. In door Parking, 8 mins to work, Gym, Pool, Mini Mall with food store, Car Rental, dry cleaning, fold /wash and top security. Downtown theater district, Stadium, 4 blocks from Lake Erie and the Rock & Roll Hall of Fame. If this wasnt on my Bucket List Im adding it!!! Outstanding Service!!!
