I enjoyed living at the Redwood Apartments or Delaware for 15 months. Management and maintenance is as very nice and handled issues quickly. A few months before I moved out me and my Wheaton named Elle were attacked brutally by a pit bull it was so scary and we will be scared for life. Elle almost lost her life but she made a t through but is still traumatized. I am blessed that she s still with us😀.. I lost feeling in my right hand I which is my prominent hand but it’s a disability right now because there is so much nerve damage. Dreading surgery to hopefully repair all damage
Nice looking apartments, and they keep the area nice. I would not recommend renting here though. The office is shady in general. I had two dogs and paid the pet fees. After moving out, my carpet looked like new and the office replaced it anyways due to having dogs. They tried to send me a bill for nearly a thousand dollars because they said it was “stained”. Although cleanliness can be subjective, in my opinion the carpet looked nearly new after the year. The office tried to double dip when they had preplanned to replace the carpet. I could go on and on about issues and shady actions taken by the office in my time living there. Would not recommend, just not worth the headache for how much they cost
My family and I recently moved in last month. Move in process was smooth and the property staff were friendly and accommodating. Great communication from them as well! We even received a nice welcome bag.Quite and pet friendly area with plenty of walking paths and two dog parks. Reliable appliances come equipped in the apartment. Mailboxes are covered and have an overhead light at night. Great location as well. Easy commute to Columbus for work and only a 20 or so minute drive to Polaris. Tanger Outlets are just a short drive away.So far, our time at Redwood has been fantastic!
We have lived in the Redwood Community for 2.5 years and have loved our floor plan and the location. The new apartment homes are even more beautiful and we would surely move into one of the new homes if we would want a change. However at this time, we are very happy with our home. The people/neighbors and staff have been friendly and very easy to work with. This is definitely a great home with the right price and comfort!
We absolutely LOVE it here! We have lived for a year now and have had no issues what so ever...the maintenance crew is always very helpful, the roads/driveways are always cleared in the winter, the landscaping is always done, etc. the location is ideal and the apartments are spacious with a 2 car garage! My neighbors are super nice and it really feels like a cute little home community. I cannot recommend this place enough!
This place is rediculous. No Loitering, no rollerblading, no skateboarding, no bicycling, no flags, no fun, no nothing! Boring.They told me that when I moved out that I had pet stains on the carpet and that I owed them $1,000 for repairs.Really?!?!Better look again at my lease. I didnt have any pets.I just relieved myself whenever I felt the need.Dont let your elderly parents live here unless you want them to be bullied into submission by management. The worst!
Hopefully the following review will provide some insight into how these apartment homes are managed and discourage individuals to rent from this company.Pro:-The two car garage (what enticed my wife and I to move here from another apartment complex in Delaware. Little did we know that should have stayed where we were)Cons:-There is a complete lack of communication from the management to the residentsExample: Maintenance entered our apartment without notice. I approached the management about my concerns over this, and they simply brushed it off. They said they posted a notice on the door. I said that I may have blown away (or was never posted in the first place), because I did not receive one. Instead of arguing back and forth with them, I simply asked if they would be willing to send me a letter in the mail stating when they would be entering my apartment for maintenance on future occasions. They said no. I then asked if they would email me/the other residents when they were entering apartments for maintenance. I said that I thought it would be an ideal solution for them because that way they can verify that they gave residents ample notice. Again, management said no, they would not be willing to do that. *My suggestion to residents who already live here or who move in, would be to install cameras in order to ensure intent to enter notices are being posted on your doors.-If you have pets, they see dollar signs.Example: My wife and I have a small dog and cat. We were required to make a $300.00 pet deposit when we moved in and then we paid $30.00 extra rent a month to have our pets for approximately 2 years, totaling, approx. $1020.00. Upon moving out of our apartment, we received a bill in the mail for over $700.00 to replace the carpet in the unit because they said while the carpet looked fine to the naked eye, they found ‘pet stains’ while performing a blacklight test. I contacted the company and told them that I had paid $1020.00 over the past 2 years for my pets and that should more than offset the expense of replacing the carpet. They said no, that $1020.00 that I had paid them over the course of 2 years was simply to allow us to have a pet on the premises and did not cover any issues. After months of arguing with them unsuccessfully, my wife and I ended up just paying for the replacement. It wasn’t worth the time, effort, and stress that it was causing. So, they got an extra $1020.00 in pet rent and new carpets for free. You’re welcome Redwood. Here is the biggest issue with the situation. The carpet was not new when we moved in to the apartment. I asked to see the blacklight test that they performed in our apartment before we moved in so that I could compare a before and after. They said that the people that lived in the apartment before us did not have pets, so they did not perform a blacklight test. Here is the thing, other things besides pet stains can glow under a blacklight test including, but not limited to, tonic water, laundry detergent, Mr. Clean liquid cleaner, Vaseline, olive oil, canola oil, honey, ketchup, and some human bodily fluids (feel free to Google it to fact check). How can they tell me that the stains were definitely from my pets and not from any of the above listed things? Further, if they did not perform a UV test prior to us moving in, how do they even know that we caused the stains?! All the stains could have been from the previous tenants. Had I not been completely exhausted by their constant harassment over paying the $700.00 and threats to send us to collections, I would not have yielded.I’m glad the situation is behind me and that I never have to live there again. If you are looking to rent in Delaware, I would recommend Carson Farms. The apartments do not have a 2 car garage, but the complex makes up for it with a pool, workout room, less expensive rent, and a management staff that is kind and respectful. That is where my wife and I lived before moving to this Redwood complex.
Beware potential tenants. Too many problems here to list. They lure you in with friendliness right up front. About a month or two is when you’ll begin seeing problems. If you don’t believe me, go ahead but, make sure you read the absolutely absurd lease agreement really well prior to signing.I really felt it was my duty to warn others about the terrible management here. Honestly feels like it’s ran by the mafia. Beware of the maintenance staff. I caught one of them (bearded guy) entering my home in late summer and to his surprise, he didn’t know I was home. I asked what they were doing and he nervously stated that he was at the wrong address. I put up video cameras and made certain they were visible. Sketchy place. I’m so glad I got out of here.
Beware of creeping rent! I have really enjoyed living here for the past two years, but you must be aware of steadily increasing rent. Despite no updates or upgrades, rent will go up each year. To get the best price, you will also be asked to sign longer lease terms. 15 months to get the lowest rate, but what started out as nominal increases $18/mo year one to year two has turned into a $69/mo increase year two to year three - and thats WITH a 15 month term (longest offered)! What started out at $1,538 (already expensive) is now $1,625. Same exact place.As much as I love the location and layout, I may be forced to look at other places to rent or to buy a house again given the ever increasing cost of rent here.Ill also add that if you are a couple days late with rent you wont get a visit or a phone call, but an EVICTION letter. Yes. Three years being a resident and an eviction letter within a week of the first. Nice, right?
Unfortunately I ended up with a chain smoking neighbor (70 year old toddler who introduces himself to people with uncle before his name) who wont follow the lease regarding the smoking policy or be considerate of the majority of people who dont smoke. I even have a copy of an email from a redwood manager misinterpreting the lease policy on smoking and stating the she was sorry I was sensitive to smoke. He also has to watch everything on TV with his surround sound/subwoofer and thinks this is totally acceptable when you share a wall with someone in a rented apartment. I have been doing this for two years now. They have done nothing to help. Out of sight out of mind. I will be welcoming twins in a few weeks who will also be sensitive to smoke and I will have to worry every time I want to put them into the car in my garage/driveway or open a window this summer because he cares about himself and himself only. I will also have to worry if they will be able to sleep through his movie marathons in his home theatre every night. I would like to move but unfortunately my lease is up when they will be born. Their prices are extremely high as it is with what you get. Yes it is a nice floor plan but there arent any extra amenities to justify these prices in Delaware, Ohio. $500 extra for month to month. Not exactly easy to pay that with short term disability pay during maternity leave. Did I mention the latest flyer where they offered $5 dollar gift cards for current residents to leave google reviews as they are having time renting their recently built extremely overpriced floor plan models? Please look at the BBB reviews. Apparently no on gets their deposit back. The landscaping is hardly ever maintained. There is standing water every it rains and the gas lines are all several inches above the ground.
Very strange place. Almost cult like. Unfriendly staff and very passive aggressive. They have the most rediculous and rude policies and even seem anti-children. You never see any!It’s more like a retirement village.There are even signs put up that say: No bicycles! Yet, it’s perfectly fine for their maintenance men to drive 4 wheelers that mark up the streets and makes noise. I hope I make it.
Watch your back here! You will never get your deposit back here. Expect to be billed around $2,000 for move-out costs to renovate the unit for rental again.Quail Pass will take as much from you as they possibly think they can. You are simply here to make them money. This place is expensive as it is. Creeping rent is always ongoing as mentioned in previous reviews. If they give your deposit back, they lose money. Get the idea?The best way to protect yourself: (actually, just don’t move here) DONT MOVE HERE!!!!!Starting out:1) keep to yourself. (nosey neighbors gossip and then tell the office about anything you)2) follow all rules and protect yourself. (The rules are absurd)3) pay your rent on time (one day over and you’ll get an eviction notice)4) document each month the creeping utility costs.Upon move out:1) take as many pictures as you can upon move out.2) video tape the walk through3) have the local PD (Delaware) perform a basic walk-through prior to move out (costs around $55)If you don’t take these precautions, expect to pay around $2,000 or more for move out.They will bill you for scratches, scuffs on walls, they will say that the carpet needs replaced (most likely does because it’s cheap garbage) and they will try to bill you for utilities that are either inflated beyond what you normally paid or for time that you didn’t live there.They will try to bill you and then scare you into paying. My advice from my attorney and others in the industry: Don’t pay it. They can’t force you to pay and by law, cannot put this on your credit report.Read the Better Business Bureau reviews, read the Google Reviews. It speaks volumes on the problems at this location. Red Wood Living is a housing SCAM.DONT MOVE HERE!!!!!
Well, I have to say being a first time apartment dweller has made me regret selling my house and moving into this place. Never did I think the management here would turn out to be the horror story they are.Lindsie is probably the rudest woman I’ve ever had to deal with.The maintenance staff enter without telling you yet they claim to have sent notices via email. When I dispute that, Lindsie would lie to my face and tell me they posted on all the doors that maintenance was entering on specific dates. I asked my neighbors and none received a notice. Again, I asked Lindsie and she blew up and told me that it was in my imagination and seemed to tease me that I must be getting up there in age. I was hurt by this.They are not consistent are very rude and unprofessional. It makes me wonder why they’re like this. Most of these units here are empty. You would think they’d be more responsive to residence and be a little more nice. Maybe this is why they can’t rent the units out?My neighbors have nothing good to say about this place at all.
You deserve ZERO stars!Expect to pay $2000 to move out of this place no matter how well you keep things cleaned and well cared for. Great location but, this is a very dishonest and shady community. I have no idea how businesses like this are allowed to thrive. People need to know up front.Check Better Business Bureau (BBB) reviews - Redwood Living. Have no idea how their rating is as high as it is. Probably so they don’t get caught with their slimy business practices which are popping up everywhere to take advantage of people.Also search Columbus dispatch for these type of communities using co-op utilities which is a scam.
For an apartment for 1800$ a month (They vary) in Delaware Ohio with no pool or gym and seems like a retirement home you should just invest your money in a house not this place it’s not worth it. If you want an apartment go across 36/37 behind Oakland nursery they have all that for half the price and still just as nice
Wonderful place. People are very nice and even though it’s under construction, it’s beautiful. My in laws live here and we love visiting. The only “bad” thing about Redwood is that the rent is extremely high and it’s only two bedrooms. Other than that, it’s a lovely place to be. Don’t let the fake reviews tear you away from this lovely place! If you want to see for yourself, ask to tour an apartment.
If you can get passed the creepy feeing that you’re being watched at all times then yes, it’s a great place to live. I tried to give it 5 stars but for some odd reason, I’m limited on what I can use. Might be from my recent incarceration. (I’m trying to clear this up with my parole officer next week).Anyway, this place is baller! Plenty of room available for my reptile collection and medicinal herb-like products. So much room for activities! Lol! I love that movie.My online streaming video business is currently on hold due to previously mention of always feeling like I’m being watched. If they wanna do that then I feel like they should have to pay my subscription rates! PeAcE ☮️
Nice units, quiet for the most part. The staff seem nice to your face or when they want something but, when you’re even on the slightest bit of their bad side, they become rude and against you.Reading the other reviews make me laugh but, they’re true. Skip on this place.
The rent is ridiculous for the small amount of space that you get. In addition, its impossible to contact anyone if you have a problem. I have literally called and left messages for the last three days and have received no phone call back. Please dont move here -- you WILL regret it.

2022-05-03I have been a resident for six months and absolutely love this place! The grounds are clean and beautiful. The office and maintenance staff are quick and responsive. My favorite features are the attached two car garage and large pantry space. You can’t beat these anywhere. I have neighbors with kids on one side and neighbors with dogs on the other, but I rarely hear any noise through the walls. I love my neighbors and this neighborhood and highly recommend this community to anyone looking for a place to rent.

2022-02-25We leased a unit this past summer, the management and maintenance were outstanding. Absolutely loved everything about the area.We were using this temporarily due to looking for a new home in the future. We were going to wait a year before we moved, but the noise level from the other tenants- walls are thin, noise from ice machine, noisy furnace and dogs incessantly barking made for an undesirable home. The lease agreement is written in favor of Redwoods, so once you sign you are at their mercy. We did not complain because the agreement is you owe them regardless, unless you move out the first month. We didnt notice these annoying attributes until we settled in.

2022-06-14Dan was able to turn down the blower on our hvac unit so that it didn’t sound as if we were about to launch into space. The noise is much more tolerable and the air is just as cool. Thanks for the quick effective service.

2022-05-04We liked everything! This was the best service we could ask for. The leak in the kitchen sink was fixed before we were on sight the next morning. What a team effort. 2021-09-09Although the beginning was a bit rough with communication, things improved over time. The staff were great at providing updates so long as I initiated them. The regional manager was terrific at settling miscommunication and clearing the path to a move in date. The unit is brand new with a few minor needed touch ups. Was a bit disappointed on how dirty the floors were upon move in. Definitely had to wash them all before moving in any rugs etc. overall I am happy with our new home and I look forward to building stronger partnership with the staff.

2021-11-11My smoke alarms went off unexpectedly during the night. I can placed a work request in and within 30 minutes the gentleman were here, found the faulty smoke detector, replaced it, AND replaced the batteries my other smoke detectors. Efficient and Friendly. What great service!!!

2022-06-19I LOVE this place. Maintenance is second to none and the Office has helped me with a responsiveness unmatched. I completely feel at home and everything is maintained beautifully. I cant imagine a nicer place to live. My dog Remy agrees! He LOVES this dog friendly community and its people.
