Nicest mobile home park Ive ever visited. The homes were clean and the yards and trees were well trimmed. 10 mph speed limit keeps this nautically street named park very quiet and safe.

The community is mostly quiet with a feeling of safety. However, there are some issues. First, it costs me about $1000 a month to live here (tax, insurance, lot rent) and I bought the home for cash, so that doesnt include a chattel loan. Consumer and tenant protections are extremely weak in land lease communities. Frank Rolfe said a mobile home park “is like a Waffle House where the customers are chained to their booths”. You are at the mercy of the property manager. You cannot ever talk to the owner. There is a Princeton Crossing mafia here, consisting of park employees, contractors, and allies. They take great joy in their domination. You do not get any respect or appreciation as a resident and customer. You will get orders, talked down to, and treated like a serf. Neighbors are like a cult where the members keep each other in line. The creepy thing that goes unmentioned is all the 50-something unemployed men who roam around here all day. Some of them try to mow lawns or do home maintenance for a little cash. Its unnerving to have them prowling around while you are gone all day at work. There are a lot of rules which are inconsistently enforced, so used against one person but not another. Some people feel the cost is affordable with access to Lakota schools. Good access to highways and stores. Off street, covered parking. No township services because this is private community.

You will think that it is not expensive to live here until they make you fix up your trailer every month. They do inspections every month and it is inconsistent. One month they told me all i needed to fix was the garden, the next month I had a whole long list of things to fix. I keep wondering why they didnt tell me in the earlier inspections! They love drama, they must be bored! When i moved in my trailer was a mess. Somehow the people who lived here before me did not have to do as many repairs as I have to do because I have been fixing this thing up since the day i moved in. I am sick and tired of fixing problems I did not cause. I should not have to pay for repairs that were issues before I moved in. They are very inconsistent and play favorites. They will make you want to pull your hair out. I have thought about suing the managers more times than i can count and i have all the proof if i choose to do so. If you move in I HIGHLY suggest keeping each inspection paper in case you choose to sue. I wish i wouldve started keeping them sooner. I have painted my deck twice in the past 3 months and they want me to do it again. If i try to tell them that i already did it twice they will just fight with me. I thought they would have compassion for families and kids but they do not. They do not care about their residents. They also have 2 overflow parking lots and the residents are not allowed to park their cars in there because they say they are for visitors only, you also cannot park on the street. If you have more than 2 cars or have kids that will be driving soon you can literally not live here. They will kick you out for having more than 2 cars, it is a rule. They knew i had 3 teenage kids and they didnt tell me about the car rule until after i moved in. My kids cannot keep their cars here if they want to live with me. Listen to the people who call the manager Hitler because she is the worst! They will make you fix more than 5 things a month, even in the winter they will ask you to paint your deck (that really happened to me). They use all the loopholes they can to kick out anyone who doesnt bow down to them. They havent liked my family since the day i moved in even though i have done everything they have asked me to. My neighbors are racist and i have been driving and heard racial slurs yelled. Neighbors will spy on you. If you are not white or old they will kick you out. They would tell me I had to repaint and replace things all around the outside of the house but when i drive around there are plenty of trailers they look much much worse than mine, and need i remind you that I have lived here for months, all the worn out things on the outside of my house are from the people who lived here before yet i have to fix them. If you think they will pay you back for the repairs you make you are wrong! wish i could give 0 stars or negative stars.

I hate this place. When I was a teen living with my family I wasn’t aloud park in my family’s driveway without being harassed. I could not park on the road or in the overflow parking because “that’s for guests.” So where am I to park, Cruella Deville? When my mom called asking this question, their answer was to ask the business across the street if we could park there instead. They stuck a letter on our door asking us to change our curtains because they simply didn’t like them. I was harassed walking to my car and got accused of being a solicitor. Cruella Deville (or Hitler as other reviewers named her) walked up to my yard with a ruler to measure our grass, we constantly find them walking around our property. This doesn’t begin to cover our unhappiness with this place, read other reviews to get more of a feel for how unwelcome it is.

My mom and stepdad live here. All I want to say is the lot rent there is insane, Im sure its expensive everywhere but when people have to pay for their home and an outrageous lot payment plus taxes, I dont know how anyone can do it.On a positive note, Princeton Crossing is very clean and very well kept.The folks that live there are very nice as well.

The clubhouse may be nice and the front entrance disguises a tyrannical Hitler-like regime in the office! Yes because you have a West Chester address they lot rent almost doubled from original price when we moved here in 2005! The manager actually measures the grass and harasses you constantly! Our front yard was completely dead but no replacement grass was ever provided, horrible driveway cracks never repaired. The playground equipment was dismantled and the basketball hoop also! Where are kids supposed to play? The manager insists everyone do things her way or they will eventually eliminate you! The current lot rent is much more than other parks in the surrounding area and with these outrageous fees repairs are slow or non-existent! Perhaps if you own your home and have someone provide lawn care and exterior cleaning services and dont have children this is the place for you but otherwise, I recommend looking elsewhere. I noticed a lot of reviews made by people who have never lived in this park themselves. Take it from a past resident, NEVER AGAIN!

Ive lived here 7 years and my rents went up 5 times. Theres home that have been for sale for 3 year because its so high. If i could sell i would management is terrible and they harasse people here constantly. They forced my fiance to do a background check even though she has her own appartment and doesnt live here full time. You cant have company at your house unless there car fits in your driveway. Basically just plan on having notes on your door for somthing as little as 5 leaves in your yard. The people that work here are so bored they just ride around on lawnmowers looking for yards to mow so they can charge people $40 for 3 minutes of work. Who ever reads this do yourself a favor and just rent an appartment itll be way less costly and way way less aggravation.

This place is horrible!!! Management is terrible and we made a terrible mistake living here. They harass young families and play favorites with the older people. One of the older neighbors came to our house and drunk screamed at us that we were dirty Mexicans and that he would continue to harass us until we leave. The lady who drives around on a golf cart acting like she owns the place will randomly do inspections on your house and make things up as she goes and threatens to evict you if she doesn’t like the work you did. This review doesn’t even display how angry and upset i am at the people who run this place and the tactics they use to over charge people and treat them like dirt.

Hate living here. Do NOT make the mistake of moving here, you will regret it after day one. Sick of dealing with the Hitler management and their harassment. There are many problems here and they waste their time harassing people about cars and pulling a few weeds. They need to focus on how to be better managers and leaders rather than harassing tenants about small things. I recommend LORI takes classes on how to deal with people and not be racist.

Would give 0 stars if I could. WORST place to live ever. Complete waste of money. Management is completely unreasonable and treats residents like garbage. They constantly harass the young families and play favorites to the elderly. Constantly harass people who park on the side of the street just to run into their home for a minute and leave, but let their favorite people have multiple cars parked on the street for days.
