As of October 2020, the new management in these apartments doesnt even deserve one star. I have been living in these apartments for like 4 years now. But recently, their management changed. These new people are rude. They do no treat you right. I havent had a single issue past 4 years but now with these people, I have to call them once a week. I have even involved lawyers.. Their price has bumped up for no reason. They got no AC so its a pain to live through summer. and if you wanna add a portable you have to pay the extra money. Everything is a scam. If you wanna get a new place, plz do a lot of research beforehand. And this place is not worth it...
Great place to live! Management is very nice and maintenance is quick and efficient. The apartments are big with enough storage room and pet friendly! Very close to Wright State and Meijer, which makes it very convenient to get where we need to go. In unit laundry hook ups are nice too. Quiet neighborhood and very clean!
I have been living here for almost two years now and I will be extremely honest in my review. I have had none of the bad experiences that other people have mentioned in their reviews. When I was first moving in I was a little sceptical because of the poor reviews, but I decided to give it a try anyways. The apartments are not fancy in any way, shape or form. However, they keep it pretty clean and are trying to update things (The balconies being one.) I have had nothing, but friendly interactions with the staff. They have always been super nice and very helpful. The apartments are worth the relatively cheap price and I never have any problems getting the maintenance people to fix things that need fixed. That being said it is not all positive. Each year they have been extremely late in getting the pool open. Personally I feel as if it should be open on time since it is listed as an amenity on their site. They also have had the gym closed to do maintenance for about a month now and looks as if it hasnt been touched in a while. Again, I wish there was a little more push to get things done faster. I dont blame the maintenance people, however, since it seems like there are only two of them. Another issue is the parking. They only allow two parking passes per apartment. This screws me over almost every day. Wright State students constantly park right in front of my apartment causing me to park clear down the street for my own apartment. This is one of the most infuriating things about living here, especially since my parking lot is usually mostly empty. Other than those few things, I highly recommend living here. Pay your rent on time, dont break your lease and youll have a great experience here.
The apartments in Meadowrun are very cozy and enjoyable. The staff are more than helpful with situations and questions that you may have. We frequently reccomend these apartments to our peers. Animal friendly, affordable, and most importantly in a convenient location between Wright State and Wright Patterson. Great place to stay.
This place is amazing! I have never had any problems. All the rooms are great sizes. They do apartment checks every 6 months to insure everything is going as it should be. The staff is ready to take on anything and will listen to anything you may be concerned about all while staying professional and positive.
In my breif year experience with meadowrun it has been an utter nightmare. Halfway through management changed so Im not even going to start criticizing old management. No, around june 2020 a new leasing company out of Colorado has been running things and they are absolutely the worst. When I moved in, bedbugs and roaches were everywhere. Meadowrun accused me and my roomate of the pest problem and then a few months later informed us that our problem was now a mutiple building wide problem. They continue to screw people out of money by changing lease rates halfway through the lease. The maintenance was just as bad. I had my bathtub and commode leaking from the point I moved, till the day I moved out. No repairs, the attempts only made things worse. I wouldnt reccomend meadowrun to anyone in the beavercreek area. Peppertree is better, the highlands are better. Literally anywhere else in the area is better then this dump.
Dont waste your time here. the place is cheaply made. the locks on the doors do not seem secure. even the chain on the doors are cheap and fly off. the screens to the balcony door is cheap and wont close all the way, and not all outlets dont work if you have an issue no one is ever answering the phones. the only people that answer is the maintenance. people, which is great. but for other minor issues, no one is around. when you go to the office no one ever answers the door. ive left messages, no one calls back. been calling for weeks. Let something happen with payment, and all of a sudden they are at your door posting notices and available to pick up phone calls to help you resolve the issue. Do yourself a favor and seek else where. been here for a few months and im not happy at all.
These are great apartments in a great area. The maintenance and office staff are always friendly and quick to respond to such issues. The entire staff always greet you with a smile and are very helpful to our needs.There are some good features such as workout room, dog parks, swimming pool, and awesome location.5mins driving to WSU and Air force, a lot of good restaurants and supermarkets in the area.I have loved my time here and will always recommend it to others.
I have lived at Meadow Run for a total of 4 years. Meadow Run offers a fairly priced apartment with great amenities. Meadow Run has one of the best apartment layouts in the area with 2 bd. 1 bath featuring a large master bedroom with walk in closet and large utility room. One thing most college students dont realize is that Meadow Run has a walking path directly to Wright State. This saves students from having to pay for an expensive parking pass and the stress of finding a parking spot. When I walk to school, I can easily get there in 10 minutes. Youll find several other apartment complexes in the area but most are overpriced and not as nice. Meadow Run offers a pool(Memorial Day-Labor Day) and gym. You wont find better apartment management anywhere else. They are honest and truly want you to have the best living experience.
I absolutely love my apartment and the Meadowrun community. I have been here for nearly 3 years and will be here until I graduate from school. I moved to Dayton for school and I searched high and low for an affordable, comfortable apartment in close to proximity to most of my needs and Meadowrun has been that AND MORE! I would personally recommend to anyone especially college students or military. There is no other option in the area that can say they encompass all of the following: spacious, clean, washer and dryer hook ups, multiple coin washer and dryer units, gym, pool, adequate heating and cooling system, peaceful neighborhood, respectable and caring staff, prompt response to maintenance request, close proximity(less than 10 mins) to airforce base/Wright State University/Central State University/multiple grocery stores/mall/restaurants, and AFFORDABLE!
Management is awful. they filed an eviction within only of month of being late. there was alot of confusing with one person saying something while another person said something different. i have emailed them to get my total balance to pay off and i havent received anything back in return.
I lived here for more than a year, the leasing office staff they are great people, great experience, the maintenance staff they are great too, anything you need to fix or do you need to give a notice tho so they can schedule it for you. The apartment is good, had no problems while staying.
UPDATE: I have called the apartment complex per their response to my review and left a message. They never called me back to discuss the matter. This just goes to show that theyre trying to cover up the issue. This has NOT been resolved. Original Post: Very frustrated as a recent resident here. Overall we had no major issues with the apartment in the span of 2 years living here besides the occasional issue of other tenants smoking or not cleaning up after their dogs. However, when we went to move out we talked to the leasing manager, Vanessa, about whether or not we needed to move out our washer/dryer. We weren’t planning on keeping it and offered to leave it for future tenants if wanted. Vanessa told us we could leave them in the unit when we left and we would not be charged for it. A few weeks later we were charged $50 from our deposit due to not removing them. Today we went in to discuss the matter and Vanessa stated the owner dealt with our unit and charged us and she apologized, but did not offer to resolve the issue. We are frustrated because we were specifically told we would not be charged for this. If we knew prior that we would have been charged, the machines would have been removed during move out. Very frustrated that this was not resolved correctly. Do not promise your tenants something you cannot keep with.
This place is very rude. The manager makes you pay extra fees with out letting you know even if you are a resident. I’ve been a well known resident & nice to all the staff, up until I had to pay $300 extra of their expense for parking fees. Vanessa didn’t seem concerning towards me, considering this is my first apartment. Don’t go here.
I moved in with my best friend back in March. The transition was very smooth and I have to give a HUGE shout out to Vanessa! She is the nicest and most considerate person who listens to your concerns and puts your mind at ease. Any time I call her, she is on top of it (for example my cold water not working). It was handled in such a timely manner! LITERALLY! Rent is definitely affordable since we live in a 2 bedroom apartment.
I would not recommend this place to anyone! I have lived here for a few months and it’s been nothing but HELL from day one. They take forever to fix stuff. On top of that the apartment looks nothing like the model that they show you. You sign the least and get your keys only to be disappointed that it’s not like the model. The hot water on last 10 mins so you better wash quick. I have had this addressed plenty of times and they call themselves fixing it but nothing is fixed. I’ve found mold in my apartment do you think they did anything about? NOPE sure didn’t. If only I could post pictures on here. Please stay away, it’s not worth your time, money, or your sanity.
Rooms are big in size and master bed room has an extra closet which allows us to keep things in more organized way and fair price of rent which is very helpful for students. The problem is solved immediately if any complaints are given and very close to university i.e., 5 minutes walk. The office is very friendly and responsive
As of August 2020, the new management is extremely rude, extremely non co-operative with the issues and requests without even looking through it. I wouldnt recommend anyone taking on a new lease with the new management. Its a mental pain to deal with the management and their rep.
Meadow run seemed like the ideal place to live. It was affordable. It was close to Fairfield commons mall and I-75. We were happy.We started having issues about three weeks after I had moved in. It rained and rained, causing our basement apartment to flood and become damp. Our humidity gauge we happened to have would say it was 80% humidity. We called management. They said they would help us. It too weeks for anyone to even look, and that was after much pestering.That was never fixed.Now the worst of it all, we found black mold. It started growing quickly in our humid damp apartment. It was horrifying. We called management, someone came and painted over it. A month or two went by and we just tried to ignore that it wasn’t a great fix.In September of 2017, we found our shower was leaking in the apartment. Everything was damp and when we called, it took several weeks for anyone to look into getting that fixed. The dry wall was damaged from it all. They finally came in and tore out some dry wall to fix it, and when they went on lunch break, I walked in and saw a horrific amount of wood that was covered in mold and rot. I took pictures and videos and sent it to the management and they asked us to move out and they cut us from our lease. They proceeded to cover up the mold with more dry wall, so I’m sure someone else is unfortunately living there now with that just lying in the foundation.Edit: here are some photos of the wood foundation beneath the cover up.
Management lost one of my rent money orders and still requested that I pay rent ($360 that I already paid that they lost). Tow company that they employ took my car despite having a parking pass and the owner clutched a gun on my boyfriend while threatening to fight him. I was told by management that it was nothing that they could do because they pass was not visible so I got my car illegally taken, had to pay $180 during a pandemic, and physically threaten with a gun by a company they employ.
The worst apartment Ive ever lived in. The staff take months to handle any issues and always say they will call you back and never do. They dont ever honestly fix anything for you. The apartments are so cheap and old that there falling apart. The carpet is so old that its stapled to the ground.

2022-01-04Overall not a horrible place to live! Any issues I’ve ever had were resolved within a timely manner. The only complaint I have is I accidentally put my rent to come out of my savings instead of checking, I emailed the office immediately once I realized and they still gave me an eviction notice to vacate the premises within 7 days. I had to pay an extra $130 and a notice of eviction for being late once even when I communicated the issue.

2022-05-04I put my application in and was ready to pay the fees and sign leases. I then started emailing and telling them about my concerns and just wanted peace of mind and my questions answered. Instead of answering my questions they completely stopped emailing me and canceled my application. I was not denied, they just canceled it without even telling me.

2022-03-03THEY REFUSE TO GET RID OF ROACHES. WE HAVE MADE 3 MAINTENANCE REQUESTS WITH NO RESPONSE TO ANY OF THEM. We keep our apartment clean and have never had any bug problems in the 2 full years we have lived here. We saw a single roach in our bathroom on January 28th. No response. We saw another single roach on February 11th. No response. We saw another roach yesterday. No repsonse. Clearly whoever is in charge does not care at all about their tenants. Do not rent here.

2022-02-20Wouldnt be a bad place if people would pick up after their own dogs & wouldnt come from two units over to do laundry that just gets left in the machines all day sometimes overnight. Maybe lay out some ground rules for animals & laundry usage & I wouldnt be considering not signing another lease!

2019-11-11Meadowrun has been a great place to live as a college student, as well as a young adult entering the workforce. The apartments are clean and ready to go upon move in. This year our dishwasher went out in that same week Vanessa( property manager) and the maintenance workers were able to replace it with a brand new appliance. The apartments are walking distance to the Wright State University campus and to a couple major superstores and food-chains. Another huge benefit is each bedroom has its own thermostat. Once again management, especially Vanessa, is wonderful to work with and accommodating to different needs.

2019-01-04I’ve been living here for about 6 months, and I absolutely LOVE it! Management is supper nice and understanding when it comes down to paying rent and she is very patient with residents. Rooms are a great size, big living room space, and bathrooms are great. I’ve only had one problem with the bathroom sink that was IMMEDIATELY fixed by maintenance. The outside pool and basketball court is great. By far, living at Meadowrun Apartment has been an awesome living experience for me.

2020-08-07I am a college student at Wright State university and have lived here for 3 years. Despite issues with my AC-- this place is perfect if you are looking to get away from the dorms. Management has always been friendly to me and for what you pay its pretty nice, especially since its my first apartment. Dont let other reviewers scare you away, if youre looking for a cheap place with decent living space right next to school then Meadow run is probably your best bet.Update:What was once five stars has gone down the drain. Beware of new management.

2021-07-27The current management is the worst. Ive been in Meadowrun for more than 5 years.If you are a student trying to have roommates in your lease, this is not the place. Find somewhere else. Management will be nice until you sign the lease. After that none.

2019-10-29I have lived here for over a year. It is very pet friendly and clean. The rooms are very good size with the master bedroom having a large walk in closet. The office is very friendly and I love Vanessa. Very affordable for a college student and a 5 minute walk to most of my classes. Very friendly neighbors. Also a great referral bonus!

2018-10-08I moved in with my boyfriend who had lived there for a year before. We stayed another year and then had to move for school and work. We were really sad to go because the management is wonderful, understanding and fast. We only had one problem with mold but we were on the ground floor and just had to clean to get it out. Its in a safe area and the people are really nice. My dog loved the area too. Theres a few dog parks around and tons of sidwalks to walk your dog. The apartment we have now is a joke compared to Meadowrun apartments. Theyre wonderful. Highly recommend.
