It sure feels like Kikos is getting sloppy in their advertising. Im interested in two properties that will be auctioned next week.The sign in front of the property, the Mls and zillow all gave two open house dates. A number of us showed up for the first date, only to be told that showing had been canceled.The second property, located 2 1/2 hours away has no viewing date, just 1/2 hour before the auction. Thinking that has to be a mistake, I have called, left messages, including through the website, but no one has returned my call.I would hate to be the property owner, depending on them to represent my property. I know that when I used them to sell my entire restaurant I wound up with peanuts.
Tait helped us find our dream home after about a year of searching. She has always been there to answer any questions and available at our request to show us anything we wanted to see. As the buyer at my first auction, I felt swindled. Partly my fault, I didn’t have the house inspected before purchasing it, but the auctioneers really looked out for the sellers’ interests only. There may have been a “plant” at the auction, because near the end, there were only two of us bidding. I couldn’t see the man who kept bidding just slightly more (around $1,000 each time) to ensure the price was higher. I paid more than I was comfortable with and also had to pay the seller 10% above the final price.The sellers’ disclosure form was incomplete. They didn’t indicate that they had had water problems in the basement, but before I moved in (after one day of heavy rain), the finished half of the basement had water covering at least a third of it. 2 window wells had filled up with water and it ran down the wall all over the carpet. I had to remove all the carpet which had been glued on over linoleum that looked like it was from the ‘70s. The carpet covered up a drain on the finished side and there were obvious old water marks on the unfinished side that hadn’t been visible because of the sellers’ items. I had to replace the carpet, paint the wall with water-resistant paint and have the patio adjacent to the window wells that filled up raised so that water ran away from the house.The disclosure indicated that they had a pest inspection 2 months before the auction and carpenter bees and carpenter ants were found. They didn’t follow through and have the exterminator treat anything, so I asked them through the auctioneer to deduct that fee ($300) at closing. The seller agreed, but the auctioneer told me that he said, “Not a penny more!” I guess he couldn’t afford anymore given that his current residence is a $1.3 million condo in Bonita Springs, FL.I wasn’t given the opportunity for a final walk-thru before closing, but I did see the garage. It was filthy and full of junk (empty oil cans, owner’s manuals for mowers, trimmers, etc. that had been sold at the auction, old garden hose and a rusty holder) leaking faucets. I asked that it be cleaned out before my move-in but there was still unusable items left behind. The house was worse; every closet was full of hangers, garment bags and some woman’s clothing, the linen closet was full of old, mildewed towels and sheets, some cosmetics, personal hygiene items and dried up cleaning items were in every bathroom, and the kitchen pantry was full of old half-used foodstuffs such as pasta and numerous packets of condiments from fast food restaurants. There was a container of keys that didn’t match any doors in the house. The loft has one wall that is all bookshelves and they were full of old books. One bedroom had a large, heavy European TV that I had to pay to get rid of. I couldn’t figure out the light switches and ended up paying two electricians $1,000 to fix them. They said that they had never seen so many three-way switches and one four-way in one house, none of which worked.They did disclose that there had been a leak in the roof around the big chimney, but that had been repaired. The first winter I was here, I had to pay over $800 to an animal control service to remove 9 squirrels from the attic. They were getting in via openings around the big chimney!Shortly after moving in, I had to have a huge ginkgo tree removed from the front yard. The tree remover said that this type of tree is common in Japan but only the “male” trees are planted. The one I had was a female that dropped small light orange fruit that smelled like vomit! The fruits were all over the front yard and driveway and would get smashed into my tires so my garage smelled horrible.This was the sixth time I had bought or sold a home and was by far the worst experience in my life. Needless to say I would not recommend Kiko’s to anyone!
As another professional in the area I had always been familiar with the Kiko name. A situation presented itself where several properties needed sold at once. Although I wasnt familiar with the auction process, Ashley Ritchey explained it all and made sure all parties were comfortable. Ashley exceeded our expectations and made sure everything went smoothly!
Dick Kiko was the auctioneer at our charity event. He was engaging and fun and he really helped us sell our items for higher bids. This auction company not only is very professional, but they are experts in the auction arena. Thank you for all you do for our community!

2022-02-14This place is dead to me, which is a real shame because Ive bought some nice things there for far too little, but their lack of professionalism is just too severe.Won an item online on a Sunday and emailed their preferred shipper, a UPS store, for an estimate. On Tuesday, having received no reply, I drove three hours to go pick it up. Took them 10-15 minutes to realize theyd released it to the shipper - no authorization required! In my experience, auctioneers require your permission to release your item to the shipper, or to anyone else. That way, theres accountability, and they have a list of what the shipper is taking. Apparently this place lets the shipper take hostage anything he likes! They offered no remedy, nor any apology, not even an Im sorry for the inconvenience, and in fact said it was MY fault because emailing the shipper indicated that Id like it shipped. (I was very clear that I wanted only an estimate and might prefer to pick up myself.) Finally heard from the shipper on Wednesday, with a reasonable quote that Id have gladly paid if I hadnt already driven to Akron and back. I did eventually get my item a month later, when I happened to pass through on other business and stopped by the UPS store. I had to pay the shippers $15 pickup fee as ransom, but the item had sold for little enough to make it worthwhile.And to top it off, Kikos admitted that all you need to pick up is winners name: no ID, nor bidder number, nor lot numbers required. If youre the thieving type and you know anyone who bids with them, why not go on in on pickup day and help yourself to whatever theyve won?

2022-07-04Thought we were scheduling for a private showing, but there were a lot of people present at the house going up for auction in 10 days. It just would have been nice to know in advance that others would also be there. Only managed to get the auction rep. alone to ask one question; his time was monopolized by all the other people.

2022-06-15Horrible service blocked me from proxibid last year for something I didnt pick up for 17 dollars because they didnt take credit or debit the day I went to pick it up. Shame because I was trying to buy something at an auction currently listed. Now I will have to create a new proxibid account just because of a spiteful employee who runs the proxibid sites. Nothing good to say about people who treat others as if there are no circumstances that require some finesse. Thanks for nothing. Dont to bring cash or else they will block you and smear you anyway she can. You know who you are.

2021-02-01Our family (8 owners) was disposing of two parcels of land. A trusted friend gave me the name of Sara McIntosh and suggested she be consulted. Through her work, we were able to sell the property at an exceptional price. She made sure everything (all the documents from each party) was in place and that our party was prepared for the sale. 2021-06-01Went to an auction. To say they didn’t do their job is an understatement. Couldn’t close right away because they decided to hold an auction for a property that the heirs had a claim on. Then when we finally closed they failed to send us all the leases and failed to accurately account for all security deposits and months rents paid. As it stands we are owed over $1000 on rents that they didn’t transfer to us. My calls to Kiko were either ignored or I was passed on to someone else. They handed up a bag full of keys and almost none of them worked. We actually weren’t even given the key to the unit that the auction itself was held in. 1/10. Would never buy from them again.

2021-10-30They put plants online to sell I bought them. By the time they aloud people to come get there plants, they were dead because they didnt water the plants not once for the customers. How can you sell plants and let them die before Im aloud to pick it up.. more of my money wasted do to negligence
