Walked in the facility to look at rental properties, a gentleman greeted us...asking what we were looking for. He proceeded to inform us that one of the buildings was infested with roaches! We left immediately.

The landlord at this apartment building is a slumlord. The customer service is bad. The landlord its only concerned with money and collecting rent from his tenants. He is not concerned about fixing the repairs around the building. They have developed a bad reputation for how they treat their tenants. The only thing good about them is that they dont do credit checks and its quicker to get into. If you have a record you will not be given a chance to rent. If you decide to rent from Gem city sitting and taking Ohio be prepared to vacate to another residence. The neighbors are rude and dont believe in following the rules. The tenants in the building they love to fight over a parking spaces. The experience I had living in the apartment was very unpleasant. The building Im not in good shape they are a fire hazard. Dont rent from these people. Spell elsewhere.

I love these guys, and this is specifically why...when I walked into Gem City rentals, I walked in homeless, and not knowing where I was going to sleep that night! Long story short, I was able to speak with Mark that same day and I was completely honest with him about my current situation. He genuinely listen to me and within 30 days I was sleeping somewhere warm and had a place where I could spend sometime with my son...now that is what you call PRICELESS!! They always accept my payments, no matter the amount and are ALWAYS working with me! The only ones who have bad responses on here are those who have obviously not been homeless before or do not know what it is like to sleep in the back of a car that has no heat! What Mark and Gem City did for me is something I will always hold dearly to my heart. I mean, the roaches that I see in the apt today is bothersome, but hey, it definitely beats sleeping in my car any day!! Thank you SOoo much Gem City Rentals!

They are very nice and for anyone that might have a eviction or not so good credit They are willing to give people a chance and that i apperciate so much not many rental property managers will even consider you and makes it so very hard to find a place to rent.Thank you all for all you do and your hard work and efforts of helping people find a place they can call home I have a nice place with wonderful neigbors and iam blessed that you helped me to rent my home

Property owners please do not go with this companyDo not expect Mark or any other worker there to call you if your tenant does not pay full rent. Do not expect Mark or any other worker there to contact you if your tenant moves out. You will have to call THEM. Can you believe that? And don’t expect the calls or emails to be returned right away. Count on multiple emails, multiple calls. You will also be charged a periodic $5 for an “ink cartridge, stamps, and paper, etc.” Back to the communication issue, please do not think that they are sending you stuff via the USPS because it will not happen. You will get a monthly email about the rent.. you will get a maintenance request on occasion (is it quarterly, bimonthly, who knows) – that’s it. In light of that, the $5 is kinda steep but what can you do? I sometimes wonder how much of an ink cartridge I’m purchasing.. am I sharing it with someone who does get stuff printed out?I actually recommended this company to two other people and they got other companies when the communication and that irritating ink cartridge crap first became an issue. Unfortunately, I stuck it out and now live to far away from the rental to find another company so I’m destined to beg for info and wonder about the perpetual ink until I can sell the property. The good news is that Gem city has great follow-up with maintenance. I don’t know if they are overpriced or not but the work is done in a timely manner – it’s the one thing I do not have to follow-up on. I can count on the work being done.

Wow, Im so glad I read these reviews. I saw an apartment /home, I really liked. Yet now, Im just too skeptical. Were senior citizens, just looking for a new home. But we cant run the risk of being stuck in a terrible situation. And Im sure Gem City cant make any promises.Well keep looking.Oh, wed like a 2 bedroom, maybe a porch, and a basement.

I love Gem City. They have been KIND to me and my family. Me and my kids were homeless (staying with family), and these people got us into our home. Shortly after I began experiencing financial difficulties that were unforseen. I have been unable to make full rent payments, and should have been evicted. Gem City has worked with me and my familys situation. Giving GRACE and MERCY to us. As long as we are communicating and taking money regularly in an effort to bring my account current they have worked with me. And that is PRICELESS!!!!!!!!! I will never speak against them because they are a business that is seeing me as a human and being compassionate. It is my hope to be caught up by November and I want to personally thank allllllll the employees at Gem City but especially the lady at the counter (who some of you are calling rude) she continues to look out for us and be kind. I love Gem City. Thank you guys for your mercy. I have no words to show my gratitude.

These people do not care about their tenants!! I just got off the phone with the slumlord Mark and told him my problem and he hung up on me when I asked him..” So your tenants just supposed to deal with their property being messed with” All he wants is money

This was the worst experience that Ive ever had dealing with rental property. I paid my deposit for this house on 6/1/2017 with a promise that the house would be ready for move in before 8/1/2017. Ive checked in at least twice a week, speaking with Lisa, reminding them that the DP&L inspection was needed before it could be turned on and there was a $541 past due Water bill before they could turn it on and put it in my name. I drove past the house twice a week, no one was working in it, Each time that I called Gem City, I was assured that everything was going to be ready and I would love it, longer story short, last week on 7/26/2017, I drove past the house and someone had just started cleaning it out, 7/27/2017, Mark finally calls, but not with good news, he was asking when did I plan on calling DP&L, Vectren and the City for water, at that time, I informed Mark that Id called and told Lisa almost four weeks prior and it needed an inspection. Once again Mark assured me that it would be ready, the next day I was informed that the house did not pass the inspection, but it would be ready by the weekend, than on Friday 7/28/2017, Mark called me and said that it wouldnt be ready because of the box, but I could move my furniture in, than on Monday 7/31/2017, Mark was at a funeral, this morning on 8/1/2017 the house isnt ready for move in, no accommodations, Mark hung up on me three times, offered my deposit back and hung up again. In distress, I had to go to my current apartment manager to ask if I could stay in my current place, thankful for his professional manner and kind heart, he said that I could stay without any problems because Im an awesome tenant. DO NOT RENT FROM GEM CITY RENTALS, PLEASE READ THE REVIEWS ON THEM, I WISH THAT I WOULD HAVE!!! #slumlords
