We toured today and were so impressed with the team, specifically Jordan, that we decided to apply to live here immediately! The renovations are great and having a larger patio to enjoy seems fantastic. We especially like that you get a free membership to a larger gym, Premier at Sawmill Athletic, along with the smaller gym and pool at the club house. All the homes seem very well maintained and were quite nice to look at while we drove around to tour. The bedrooms are both quite large, and we were thrilled that there is a wood burning fireplace! Their website is also fantastic, in the 3-D viewing, you can get dimensions so you can ensure that all of your things will fit. We are quite hopeful that our application will be approved so we can move in here ASAP! We were really sad to leave our old place since it is in such a nice area and didnt realize that this gem was only 3 minutes away! We want to give a big shout out to Jordan, who showed us their model. She was very knowledgeable and so so friendly and kind, and made our day 1000 times better :)
Can never use the pool because theres constantly kids who just wonder in from wherever half not even from the property. The manager does not know what she is doing! This place is terrible I cant even leave my door or Windows open because the property always smells like curry! Maintenance will charge you to fix things that break as well...ive never heard of this before!
From personal experience, management seems careless about its tenants. After issues with their online portal we have not been helped in any manner and only have been told “checks will no longer be accepted” and to “use an e-check”. Communication could be much more interactive as well. Although it’s a large community, more interaction and more frequent communication would go a long way.UPDATE: I recently moved out of this community and the process was miserable. They dinged us for minimal infractions. They allow you to hang things on the walls and then charge you $200 to repaint once you leave. They threaten to throw Mail away that wasn’t transferred and will withhold stacks of mail before letting you know it’s there. We disputed some of our charges and it took weeks to get a response before they came back and simply told us they looked into it and we still owe the full amount. No additional documentation of the dispute was offered and there is no way to know they even reviewed the dispute. Absolutely terrible. They just want your money. They will look for ways to get more out of you.
Hi this Jagan from India .. I have visited USA / Ohio / Columbus from March to September 2021. My sons family living in this comunity since 2017.. I like somuch this place and great think so many Indian Families living in this comunity. Everyday I spend 1 to 2 hrs at leasing office. I enjoyed the pool game and movies rooms. The Crew of fieldstone stone trace very friendly with me. I never forgotten this place / crew and wonderful families..
I’m forced to even give them a 1 star. They don’t deserve this.I have requested for a recycle bin since I moved in getting to a 8 months and still haven’t received one. I only have the trash can for everything.Then the most annoying thing is this noise coming from the other apartment. I have sent emails, called on phone and being told that it is coming from bathroom vent from the other neighbors but nobody is even occupying that room now.Then they made me wait they are coming to my apartment to listen to this noise nobody came.The walls of the apartment are super thin as many reviews have said, you hear everything from the neighbor.And not forgetting the staff sending me letters about removing cabling not even in my apartment.I’m moving out at the end of my contract.My advice, find somewhere better. This is not worth $1300. There are new apartments around Polaris.
I would not move here. The walls are super thin. The upstairs never seems to cool off and is always super hot. The maintenance man broke into my apartment while I was sleeping to fix an issue. He was supposed to call and never did. He broke my door and then left it wide open while my dog was inside. Luckily he didn’t get out but he could have very easily escaped because of their error. They really didn’t do anything but say they would retrain the maintenance guy. Then they charged me an arm and a leg when I moved out even though the apartment was clean and had mostly normal wear and tear items.
I’ve had a great experience with Fieldstone Trace during my time living here. The townhouses are very nice and well finished and the property is quiet and well maintained. I think some of these negative reviews may be old or done prior to renovations/staff changes because I cannot say enough good things about this community and the people who run it and I tend to be very particular when renting. The property managers and staff have gone above and beyond for my family and I and we feel very at home here. The clubhouse, pool, gym and grounds are all top notch and well maintained. I would definitely recommend Fieldstone Trace for anyone looking for apartment/town home living with a neighborhood feel.
We recently moved back to Columbus and needed a place to call home while we house hunted. We knew it would take awhile because it was winter.The team here has been extremely responsive to every request over the last 7 months and have made us feel welcome. The grounds are kept basic but kept up on a weekly basis. One of the few apartments that allows tenants to landscape their patios, drive around and you will see some that have no changes and others that have flowers, seating areas and other decorations. The pool has been busy with families and the neighbors have all been polite. This isnt a high end property but the renovations are of appropriate quality to the price of the rent.This has been a great place to call home and we will miss having a dedicated maintenance team helping us out.
I have lived her for a year and it has been a great experience overall. Any issues or maintenance requests that I have had were quickly solved. The manager is quick to respond to me and always very helpful. The inside of the units are nicely updated and there is a good amount of space. The location is perfect and everything you could need is less than 5 minutes away!
Middle of a pandemic - $150/mo rent increase... After clarifying the details of the increase notification with management, the increase is only $75/mo.Water and electric prices are way above the market average. Also, the water is shared so it doesnt matter if you try to conserve water; youre still paying for everybody else. The community itself is alright, nothing absolutely horrible but nothing special. The railroad tracks arent the worst but it would definitely be better to live in a place not near a railroad.
Fieldstone Trace is an excellent community in the Polaris neighborhood. Marcie, the manager, has been extremely helpful. She promptly addresses the needs of the residents and goes above and beyond to fulfill your requests. In my case, I had a heating issue, and she empathized with my issue and fixed the root cause. I could not thank Marcie enough for taking care of this issue during the winter season (the need of the hour). Marie is a rocker in addressing the residents needs.
It is NOT SAFE to live here. My car got broken into, window smashed and the radio stolen. And it was parked in front of the apartments in plain view, not hidden or in the corner or anything like that. Also, the leasing office staff is EXTREMELY rude and unprofessional. They do not take care of your complaints. I have had the same complaint for 7 mo before anything was done about it. Also, if you have a maintenance request be prepared to ask for it 5 times before anything actually gets fixed. They do not have set procedures and are very unreliable. If you schedule a maintenance request you will never know if they actually came to fix whatever needed fixing because they never leave a slip or any sort of receipt to let you know the work was done.The walls are super thin and you will be able to hear your neighbors conversation. My neighbors snoring keeps me up at night (thats how thin the walls are). Overall, I would not recommend this place to anyone. Do NOT live here.
This place was decent to live in. Decent meaning leaking pipes, water coming in through the subflooring, paper thin walls and NO insulation. In winter those apartments get extremely cold. Then theres the fact that the gas company and electric company are owed by the properties management company. And when I moved out they tried to hit me with a ridiculous wear and tear bill (which I had well documented) even though they were in the process of remodeling them so they were completely gutting the units but your still gonna charge me money for something youre about to demolish?
I would NOT recommend renting a townhouse from this place!!!!! horrible, rude office staff, the townhomes are nice at first glance, refurbished and new.....but trust me, you will want to move out after a week, they basically put lipstick on a pig, the walls are paper thin, you can literally hear your neighbors walking around in their own house and can literally hear them going to bathroom, the walls are literally made of paper, the grounds and landscaping are absolutely horrendous!!!! when we moved in, I had to pay out of my own pocket to redo our patio area, it was muddy, weeds everywhere!!!! I put down new stone work and gravel to try and make it look halfway decent!! so embarrassing, they are definitely not worth the $1,300 a month!!!! the place looks all pretty at the front and the office staff is all friendly and fake nice just to get you to sign a lease, then when you move in they are rude and dont respond to maintenance request!!! I finally had to call the corporate office to get my garage fixed, then our half bath toilet broke and was leaking, I called and had no response back, so I took it upon myself to fix the toilet, again using my own money to fix something in a $1,300 townhouse!!!!! I urge anyone even considering this place, DONT!!! just take a few minutes to drive around the complex and you will actually see how trashy the landscaping is and all the big yucky dumpsters in the driveways of those units they are remodeling!!! oh and did I mention, we left our townhouse so Clean, you could eat off the bathroom floors.....we actually left the place cleaner than what is was when we moved in and we moved into a newly renovated unit!!!!! so they decided to take $45 out of our deposit because they said we were a day late turning in keys, we were not, we turned the keys in on the last day of our lease.....but whatever, they can keep it, maybe that $45 can go towards the one blonde office lady to get a makeover, she looks like she should be at a motel 6, not a place that rents $1,300 townhomes!!!!!! again, I stress big time, do not sign a lease with this place....you will regret it BIG TIME!!!!!!!
The quality of their luxury townhouses is terrible. The windows still let in cold/hot air, and you can hear your neighbors pee. The cabinets fall off the hinges, the toilets constantly break. The landscapers do not care what they ruin of yours. The front office staff has no idea what they area doing. They do not follow thru with anything and forget conversations, especially about money or repairs. When they replaced the siding they broke the lights on the front of the garages and have exposed wiring, this will never be repaired. They replaced the roof and have left nails and staples everywhere, Ive had two flat tires, requested clean up and nothings been done.To top it off, after 3 years of me never complaining or saying anything they blocked me on Facebook and my car was broken into last night.Do not move here!
Me and my husband will be moving in this week from out of state and the leasing office has been very patient with our countless questions. They run really great move-in promotions, are EXTREMELY pet friendly (the dog park is amazing), and they offer great ammenities. We still cant believe how much value you get for your money here.The renovations are luxurious - but without the luxurious cost. The location is amazing. Within minutes of so many restaurants, shopping, and entertainment. I spent hours (probably days) searching for a place with everything on our checklist and all of the other places I found do not even compare to Fieldstone Trace. We are very excited to be a part of this community and look forward to our new home!
My family and I lived at Fieldstone Trace for 7 months after relocating to Columbus. Their rate was very reasonable, especially since we had a dog and cat. The two bedroom townhouse had plenty of space for us and the one car garage and small patio were a nice benefit. My only minor complaint was that we could smell our neighbors cooking in our bedroom.
Unfortunately I had to put a star to post this but if I couldnt I wouldnt give this place a single star mainly because of my experience with the office manager (Pam Shannon) who is extremely rude! And thats to put it a nice way. Ive had nothing but problems since moving here (not even a year yet) and the office is no help. You go there to try and talk to them about an issue and the manger walks away from you while youre talking and speaks down to you. When I asked for corporates number she gave me wrong numbers and when I told her she told me I was wrong and that was the number. Miraculously she found the actual number. No apology for telling me she was mistaken, just rolling her eyes and giving rude comments. The rent not to mention is outrageous and the utility bills are high. We moved here from a 2 bedroom house and our utility bills were much lower than their 2 bedroom townhomes. I would never recommend this place based on my husband and Is personal experience with the rudeness of the office manager. Everything is all well and good and nice when they want you to move in, but beware once youre living here. I cannot express how much we cant wait to move out of here!
Total mistake moving here. Our neighbors are constantly blaring their music so we get no peace and quiet. They tried to have the maintenance guy come into our house without asking for permission first! They told us our rent was one price and then when we went to sign our paper work and had the U haul to move in that day they had a different rent price. And they couldnt even tell us when trash day was when I asked. What a joke. I cant wait until our lease is up. Dont give these people your money.
I have lived a fair number of places throughout Columbus and Westerville, this complex was by far the worst. The location and area are great, close to Polaris, but far enough away to avoid most of the traffic. But thats about where the positive aspects end and the negative one begin;Sub-metering: what they dont tell you is that the water and electric are provided by a third party, whose parent company is Ardent. While the rent at these places are fairly low, the difference will be made up with the utility bills. In addition, water is charged by the building, not unit. This can leave you feeling like you are paying someone elses water bill on top of yours.Apartment Condition;If you really want to live here, refuse to sign a lease until you have viewed the exact unit you will be renting. We viewed on that was similar, but not our unit. When we moved in, we immediately regretted it. Not only was the apartment in poor condition, but somethings were utterly disgusting. Be very careful to mark EVERYTHING that is wrong with the apartment on the move-in form.Maintenance; When it comes to maintenance, their policy is you break it, you buy it. If it fails by no fault of your own, they pay for it. In general, I never had to wait more than three days for something to be fixed. In many cases there was someone there by the end of the day or next morning. However, some of our friends and neighbors have told us of the painstaking process they went through to get anything repaired. The only thing I have to add to this is that I made more calls to maintenance at this apartment than all the other apartments I lived at previously combined.Office staff; Over the two years I have lived here there have been good and bad experiences with the front office. The majority are bad. They are not exactly rude, just more of a very uncaring group as a whole. They are a couple of times where I considered complaining to Ardent because of a few individuals who are consistently rude, however, the general feel is they just dont really care too much about what you have going on.Apartment grounds; The biggest issue I had with the grounds were the MONSTER potholes that littered the roads all over the complex. The same pot holes... For two years... Growing soul-suckingly large... On the bright side though, because of them I could probably qualify as a rally car driver. Also, their lawn maintainable is pretty lax.Overall, the time I spent at Fieldstone trace was one frustration after the other, now that I am moving out, I look forward to that last F-you they will give me with the apartment fees.It seems like a deal that is too good to be true moving in here, trust me, it is. Dont live here.
When I looked at the apartment I was told if I put $50 down to hold the next apartment when it becomes available, it was returnable upon the following reasons: If I was declined or if I decided, for any reason, to not get the apartment. I decided i did not want their apartment. When I talked to the front office concerning the return of my down payment, they changed their tune and said I would receive a refund, only if I was declined. If I were a seasoned renter, I would know how these things work as I would guess other apartments are the same way. However that is not what they told me. Certainly, $50 is a low down payment, but be warned, get everything in writing. Do not believe the words of the front office. Get it in writing.
Their staff is very very unprofessional and very rude. On the flip side, these apartments are very old and always has some problems. On top of that, they will charge every time you call them for any repairs and I am sure that you will be paying at least 200$ To 500$ based on your luck for their service for a year. Never move in here and take my word, I am a current resident from last 2 years and I am very lazy to move out but this comes to a point where it is unbearable.It is just a rip off.
Ive lived here for a few years, so far nothing has changed much in office. They are a little nicer, but still get everything in writing!!!!!!!! Most of the same things you have to deal with. No return phone calls when you leave messages, notices are sent out for people to stop doing things and nothing is done about it. like leaving their dogs tied outside with out the owner with them, parking is a big one here. Last notice said only 2 cars per apartment and your garage and the spot in front of your garage is your 2 spots. Yet I know for a fact when 2 people live in a unit and I see 3 or 4 cars they switch out. Junk cars that have sat in the same spot for months. Hand out parking permits. Clearly labeled with apartment number on them. visually inspection to show you dont have a car taking up your garage. Now there are plenty of people that rent apartments with a garage that use for storage to save money. So everyone is given one spot per apartment besides the 2 mentioned above. Which brings me to the next point.... One thing I dont believe in on that last notice....... is that parking around the grounds is for family and friends. Nope sorry, I pay rent here not family and friends. I shouldnt have to park a mile away from my apartment cause someone thought it was a good idea to have people over and take all the spots up that dont pay the bills. Family and friends can park at office and walk in. Or you give up your spot in garage or in front of garage and you take your cars out there. Im sure there are plenty of tow truck companies around that would love the business! WATER BILLS. Get ready to have to pay for water You dont use. Yes, every buildings water is connected. You will be paying for water for the person next to you or 3 doors down. Who ever it is that uses the most. Absolutely ridiculous. I wasnt told this when I moved in. You might as well take down the STOP signs. Not many use them. Ive almost been hit at least once everyday since I moved in. Walls are terrible here!!!! When you can hear someone talking as if they were in front of you from next door. Also be able to smell your neighbors food. Fried tennis shoes i think it is. Thats a problem. Hope the new and improved apartments are better......... I wont stay to find out. Im not going to pack up to move to another apartment in the complex. Might as well move to a brand new apartment that was just built in the area. You can only polish a turd so much. If you cant come up with rules or Think of them. Ask us to submit some. And then pick the ones that will work. Ive lived where people had there cars towed, or fined for things. Trust me when I say those people didnt do it a second time. Have consideration for the ones around you. Think for one second. If it was to happen to you, would you like it?
They need to fix the potholes by the mailbox. That pothole is the entrance to the community and is getting bigger. It really bothers residents when leaving and coming home.Also, the landscape ppl cut everything they see regardless of what you plant on the front yard. It is frustrating to see my plants are getting cut one day I came home from work.The wall is really thin. Might consider moving to somewhere else when leases is up.
Officer manager is rudest person. Pam will laugh at your face and tell you thats not her problem. I am writing a letter to corporate office Ardent as we speak and hope that she loses her job. I feel sorry for the people she works with. I actually watched one of her employees cringe when she came out of her office. When the construction is over it will be great. The apartments are very nice and neighborhood is great but I hope you never have to deal with her. You wont get what you asked for or even close to it.
Disappointed with the lack of care with the pool area, where any outsider enters and can use it, especially on Saturdays and Sundays that come entire families from other condominiums and take care of loud music and even alcoholic beverages, not to mention the part that sometimes the bathroom is not open for use, causing people to urinate in the water, certainly not counting the sewer drain below the sun chairs is overflowing, we pay a good amount and we cant enjoy it on weekends, and the administration doesnt seem to care, now if you leave the barbecue unprotected one day they notify you, or a bicycle they also notify you, but what they were supposed to take care of so that the residents could use it is not being done.

2022-07-05I recently moved into Fieldstone Trace. My experience has been excellent so far. This is all do to the apartment manager, Marcie Batman. Any issue I had moving into the apartment was immediately rectified by Marcie and team. Marcie goes above and beyond to satisfy any issues with the complex and individual apartments.For this, I give her and Fieldstone Trace 5 Stars.

2022-01-30The apartment was recently remodeled when I moved in.. very spacious and nice. The management was very helpful and courteous, and was very helpful with move in/out. Very convenient location, and have nice amenities. Maintenance requests were addressed on time.

2022-02-02Very disappointing that if you have the income but not credit you won’t be qualified if you are young trying to build your credit and looking for a place to live this place is not for you they won’t even work with you in no shape or form i offered a higher deposit, consigner, etc never heard of an apartment complex that doesn’t accommodate just because credit. I would have understood if i had a bad rental history ive never had a late payment.

2022-06-29If i could give a zero i would !! DO NOT HAVE COMPANY WITH A PET !! They will charge you $327.00 !!!!!!! They charged me 327.00 for having a friend and her dog over!! I called them to come over for my living room smelling like mold and they still havent fixed the issue but made sure they charged me for having company!!! As the property manager Marcie proceeded to laugh in my face the whole time i asked her for a letter of when she warned us about it and she couldnt her excuse was “She doesnt like to talk to people in person lol “ hunny your working in the wrong field then !!Update on post , They have now charged us for a friends dog coming over late fees of $35.00 for 4 months the dog has been gone this place is a scam DO NOT MOVE HERE !! Oh and my living room smells like Mildew still as we speak !!

2021-11-01The apartment was very clean and the finishes were much nicer than we expected. The garage has really helped with staging out things and we were able to get all our things in easily. There were as an issue with the garage door but it was taken care of very quickly. This is the only reason I rated it 4 stars.

2021-08-31I have lived in this community for the past 2 years. Everything about this neighborhood made it feel like home. The neighbors knew each other and looked out for one another along with the property managment. I would recommend this to anyone and everyone who is looking for a well maintained and respected neighborhood for their family.

2021-10-11Lived here...rent is stupid high for all the rules that are ludacris, they wanted to fine me because I had my childs bike on the patio when she was taking a nap. It is a dangerous place to live as there have been multiple and continual theft and break ins around the area, front desk and management will consider the safety of the tenants, also there are no security cameras anywhere. Overall, it an expensive ghetto.

2019-12-26I have lived here going on 5 years. I moved from an older unit to a newly remodeled unit. I have been greatly satisfied with the townhome. They are very spacious and upgrades that were made are wonderful. A lot of people complain about hearing their neighbors. I would say I hear my neighbors no more than I have in any other rental property I have lived in. As for maintenance request, I have never waited more than a day for the normal request to be handled, emergency calls are addressed quickly in my experience. My interactions with the office staff has always been top notch. I have received a couple notices for having a satellite dish, which I do not have but the office has always been apologetic for the errors. While it is true the utility processing is not explained to you upfront, like the water is split by all the units in your building and that the electric is processed through a third party and the cost for all the street lights, garage exterior lighting (which are on 24 hrs a day) and the cost of electric for the club house and such are divided by all the tenants so you are paying about $13 a month extra on your electric for this.The grounds are well maintained throughout the year and they have begun to resurface the streets.I would recommend living here it is convenient to things and a great community.
