I relocated to Toledo in 2017. I gotta admit I was not impressed with the outdated building and unit but the views are nice and the price was right. The windows, carpet, kitchen flooring, and bathroom fixtures are old/outdated however I was able to decorate the space to my liking. VAlso the unit was not move in clean. I had to hire professional cleaners during my move-in phase.I moved in under a different property mgr. Please keep in mind the current property mgr, Amber Root, is hands on and turning things around for the better. At the end of my first year lease I met with Amber to determine if I wanted to upgrade to a 2 bdrm or renew my lease. Amber scheduled a time to stop by my unit and hear my concerns. She genuinely seems to care. And she kept her word by replacing my non-working stove and fridge. Yeah I went almost a year without a working oven and freezer. On the bright side, I have never had any issues with bugs or rodents in my unit. Amber has implemented a routine pest control schedule and shes strict with ensuring pest control services are completed - which is needed and is appreciated.Fast forward to my recent meeting with Amber. She continues to be hands on and cares about improving this apartment building. She mentioned the building now has security. I am truly impressed by her work ethic. She has a tough job but makes it look easy.I wish Amber was the property manager when I initially moved in as Im certain I would have moved into a much nicer unit. No regrets because overall I like it here and my paycheck goes a long way - meaning its affordable highrise living.I honestly believe Executive Towers is moving in the right direction under Ambers leadership. She has done a lot of great things in a short amount of time. Crossing my fingers she stays onboard.Do I recommend moving to Executive Towers Apartments?Yes, only if Amber Root is the property mgr.Thanks,T. Jones on the 9th floor
Never move to Executive Towers. Let me give you a massive list of reasons why:-Many in Toledo wonder if their water is safe. At Executive Towers, you get to wonder every day if it will even be on. At least one week out of every month, your water will be on and off without warning. Any warning given will be horribly inaccurate. Ask management about this most basic thing, and expect to get an lol idk type of answer.-People can easily break in, and when they do, and literally rip things off the walls to steal, management will leave a gaping hole as a reminder (for over a year) about how they wont fix your maintenance problems, and dont give a crap about the building.-Speaking of maintenance... During a massive plumbing problem, I got to watch as water showered down into my bathroom FROM THE LIGHT SOCKET. All the electrical went out in there, but did they ever do anything about it? Nope.-My fiance had a leak in his bathroom that he reported to the office. They fixed it. And by fixed it I mean made the leak worse, used his clothes and towels to mop it up (which they left on the floor), and left a note that said sorry it still leaks a little. It was leaking out at least a gallon a day.-Good luck enjoying the pool. Theres 2 self appointed pool lady residents that will sit there, stare at you, and criticise your every move. Management promotes this behavior from them, though they do literally nothing to make the pool experience any safer for residents.-Just LOOK at the building. You can see where the integrity of the building is so compromised, that a giant hunk along the entire corner is about to break off soon.-The laundry room in the basement is so old, gross, and decrepit that it constantly smells like halitosis and you have to wait 5-10 minutes between each load because the plumbing cant handle ANYTHING that it should be able to for a building of at least 500 people.-They include AC in the rent because the AC doesnt actually work. At all. If you live above the 2nd floor, you should live your life as if you DONT have AC at all. False advertising for sure.I could go on, but basically its a crapshoot. An overpriced one at that. I forgot to mention that my contract said I would owe 100$ if I didnt give them notice of moving. Magically that changed in my fiances contract, who now owes them almost 400$ because he didnt give notice that he was moving out on the date agreed upon a year ago. 400$ in the apartment that they left a note saying sorry, ur toilet still leaks lol and used his CLOTHES to mop up their mess. Right on.
NOTICE-This is not a 5 star rating by an employee of the Executive Towers, any of its sister properties (The Brick Lofts, La Salle or Commodore Perry). This an actual review from a previous tenant, not an inaccurate and misleading representation (as all of the pictures and online descriptions posted on behalf of the property and Monarch Investment Group are).I will try to be brief as I mention the countless shortcomings of the Monarch Investment Group and Executive Towers. Upon moving into the apartment during their first month free rent special, the apartment was not move in ready as promised. The carpet in the bedroom was stained around where a bed used to be, there was no hot water in the bathroom sink, the lightbulb above the stove was out and (the biggest problem) the bathtub would not properly drain. I had to stand in dirty water to take a shower. This drainage problem spanned for a period of weeks, with 2 unsuccessful maitenance attempts before it was actually fixed. As if providing a months free rent excuses pure incompetence! The community room had worn out furniture, which was eventually replaced. Another problem, which is not apparent when initially viewing the property as prospective tenants enter the building from the front lot, is that there is very minimal pavement in the back lot (where the majority of the tenant parking is located) that is intact-it is filled with massive potholes-some of which measure 2.5 feet long. During my one year of residency rumors of this issue being addressed with an actual notice of its impending repair was posted in the elevator. However, the hopes of these repairs occurring quickly diminished as a subsequent notice notifying tenants that no such repairs would take place. Then there is the laundry room, which constantly smelled akin to raw sewage with a vending machine that had a snippy notice on it placed by property management that it would no longer produce change. There was a two to three week period during which the community room was closed due to a BED BUG INFESTATION. Then there was a tenant on the lower level that left water running, emphasizing an unaddressed plumbing issue that caused the majority of the ceiling in the lobby to collapse and intolerable odors of mold to permeate the entryway that were resolved two weeks later. There are water leakage issues throughout the building, with water damaged walls on the Penthouse level. There are numerous issues of vandalism in the area, and my car tire was slashed in the rear tenant parking lot towards the beginning of my lease-causing me to miss work. Yet another problem were the included services of heating and air conditioning, which never properly functioned causing several tenants to threaten rent escrow. The building is far from sound proof, as fights from the street level and other tenants interrupted my sleep quite frequently-causing me to call the police on over a dozen occasions, I would hear shopping carts rattling through my hallway at 3am almost every other night, the tenant above mes insanely loud wake up alarm at 4am, and the tenants on the 12th floors parties and loud music-which caused me to call the police on a few more occasions. Then, there was the banging sounds from garbage collection in the front lot at about 4:20am every week. Every now and then a tenant would cause the fire alarms to go off throughout the entire building, waking everyone up and summoning emergency personnel that made the alarms cease roughly 30 minutes later. The condo that I am currently staying at charges $5 for a replacement laundry card, whereas the Executive Towers among other inflated penalties and fees charges $25 per replacement card issued. I purchased a new car towards the end of my tenancy and while I had it parked in the front lot, someone committed a hit and run with damage estimates around $700.So, needless to say youre better off not living here or paying these inflated prices! By the word included, Executive Towers definition is synonymous with HIGHLY PROBLEMATIC!
My dad and I look at a few apts here and saw EXACTLY what he wanted. My dad was called and told a unit would be available on 4 the beginning of January. My dad was so excited to be moving in ON THE 4th FLOOR. At 74 yrs old he still trys to be independent, well he goes to pay his rent & deposit ($895). Hes excited to show me he handled his business. I said oh your moving on 12, he said no 4. We called to TRY to rectify the issue. The lady on the phone was rather rude. Now we are in wait mode while they try to I guess hold his money for 30 days. Really? Im heated, but still prayerful.
This place is horrible. As I entered the elevator I was greeted by 2 piles of runny dog diahrea. The hallway carpets are filthy and littered with trash. The pool area was being used by people who had jumped the fence. It is filled with unsupervised children playing on elevators. If you like high-rise ghettos, this is the place for you
Less than one star is deserved. Management does not care about residents or the cleanliness of the building. Rent is astronomically high for the lack of cleanliness and building upkeep. Most residents are section 8, and marijuana fumes are present on every level of this building (especially on the weekends), and you may find a half eaten fried chicken breast or other random garbage in the common areas. The rear parking lot is loaded with pot holes, there WAS a television in the fitness center, the lounge area on the ground level is furnished with worn and tattered couches and chairs that have seen better days. It is obvious that the owners are not interested in providing a quality living environment and are more concerned with lining their pockets. DO NOT RENT HERE or from any of the other apartments belonging to the Monarch apartment complex monopoly. You have been warned. We will see how things go, perhaps 13 Actions News will be my next stop.
There has been some sort of leakage happening in my apartment for over a week now and when I told them about it, all they did was put a fan in my room to dry out the water on the carpet. The water is still leaking. Im very much looking forward for my lease to end so I can get the hell out of here.

2021-09-17Run as far away as possible. Fast.Im not kidding. This is a real review from a real person that used to live in this apartment complex and I cannot express to you enough that this place is a nightmare.I absolutely loved the apartment layout. I had a huge balcony and a great view. Thats where my positive remarks end.ROACHES. CONTINUAL WATER DAMAGE THAT THEY COMPLETELY IGNORED FOR MONTHS. Horrible communication ever since new management came in. They tried to evict me for not paying rent one month, but my auto-pay simply hadnt gone through because of THEIR swap over to a different system. No grace period. They are refusing to refund my security deposit as they claimed I moved out early. My lease ended 9/8/21 (the day I left) and they are claiming my move-out date was 9/9/21. They are charging me $450 for no notice of an early move out. Early move out WHERE?I have told them many times of my move. Through email. In person. Over the phone. I feel as though their disorganization in the transition has costed me, even when Ive been taking all necessary measures.Just because I dont have written proof that exactly 60 days before I moved out, they are charging me. I gave them notice. I do have written proof of 30 days, but I didnt anticipate 60 days. I have a hard time believing everyone in that complex who has moved out in the past two months (and there have been MANY) has given them 60 days notice, or any notice at all.You would think businesses, especially those supporting your living and well-being, would be more communicative and understanding, especially in a global pandemic. I suppose not.The only helpful person there has been Sarah, who was able to waive a couple of the fees that they were charging me on move out (that I shouldnt have been charged in the first place). Other than that, no one else has even responded to my communications. Other than some strange guys that work there (both new and old management) who keep finding my information in their records and following me on Instagram. Even had one maintenance guy ask me out while fixing my toilet handle. UNCOMFORTABLE MUCH?All this isnt even mentioning all the safety issues and crime surrounding that place. But those arent exactly things I blame them for, since it more-so has to do with the location. Even still, its just an additional warning to heed.Other things to note: Trash everywhere (new management did thankfully implement fines as a penalty), dog pee in the elevators constantly, false fire alarm goes off every two weeks (so much so that I stopped leaving the building and would watch the firemen stroll in with their suits not even buttoned on because they were so over it).I hate writing bad reviews. Ive only ever written one other in my entire life. This one seemed necessary.

2021-06-30SlumlordsAC does not work consistently, which is a bit of an issue when its 90 plus degrees outside. The place has roaches and they fail to make even the most basic of fixes to the units. You can get more space if you rent from a smaller landowner in the OWE and your AC might actually work. Slumlords.

2018-09-26Ive lived here for 3 years and have seen many changes. Since a new manager came in earlier this year things are again improving. New carpet in the halls was very much needed. Parking lot lights are on and flags are up. Pest control is regularly scheduled to prevent future outbreaks. This is a large building but most people are friendly and helpful, and the views are incredible. The gym has been repositioned, and hopefully the equipment will soon be updated as more people are using it. Thanks go to Amber and her staff for their hard work in improving our home!

2017-05-21One star for my horrible experience. I seen two fights there. I had schizophrenic pot smokers and alcoholic people that live there as neighbors. Management knew about it and did very little about the harassment they did. Maintenance really didnt want to fix nothing. I told them my ceiling was leaking and they told me that its only going to leak temporarily thank God I was moving out in two weeks because it kept leaking. They say they are dog friendly but that apartment complex is no place for a dog. Not to mention you have other neighbors that dont like your dog if it barks or if it has a dog smell. I was woken up out of bed three different times because maintenance had to keep, doing expections. That apartment complex is old and worn down and needs a lot of repairs. Air condition was always messing up because its old as dirt. Office management will act like its a great place to live but dont say I didnt tell you so that place aint nothing but ghetto.

2017-05-12I have lived here for going on 2 years, and I love it here. The staff are helpful and reply quickly to problems. Ive never seem any bugs in my unit, and its normally quiet. I cant give it 5 stars as so many units need updating, as does the lobby. New carpet and some seating would make a nice difference!

2018-01-20Ive lived here many years. The building isnt perfect, but acceptable with the exception of the a/c in some of the apartments. You cant beat the location, esp if you depend on the bus. The elevators do break down, but there are two and only once were they both down at the same time. Two problems I have are that the rent goes up EVERY year and the aforementioned air conditioning problem, but overall, Im very satisfied.

2017-06-14I have been here a month and the air conditioning doesnt work and they are acting like they are fixing or nothing is wrong with it causing me not to get any sleep. For medical reasons I need to be able to get rest and breathe. I am putting my rent is escrow and contacting the news about these poor living conditions. Ive taken pictures of my thermostat repeatedly to document how hot it is. There are elderly people staying in this building and they should me ashamed. Then my bathroom tub looks atrocious. The unit they showed me is nothing like the one I live in. If they fix these problems instead of putting a band aid in it it would be a great place to live.
