I had to rent out my single family home in Mason for a year. John Walko helped from start to finish. He is very courteous, professional and responsive. The entire team at Equity Team shares the passion and goes out of the way to help the owners and tenants. I recommend ET to any landlord thats looking for property management as a service at a reasonable cost. High five, John & team.
I worked with Samuel Z to lease a property and was thrilled with how quickly he responded. Sam was able to provide all the information I needed and would reply within hours after being contacted, even during evenings and weekends. He was polite and professional and made the application and lease signing a stress free experience.
Problems were taken care of!! Jessica was amazing she helped resolve issues that we had from our move in!! They will fix the issues that you have with the home. We would rent here again! The only reason we are moving is because we were blessed to purchase our own home.
I just would like to say Samuel Zaragoza is a very great asset to the team. He is very helpful, professional, and responsive. He is definitely one of the reasons i went with the company outside of the house being absolutely amazing. I would recommend them to others that are in need of moving,
I moved in about a month ago, Samuel was very helpful in getting my lease and paperwork taken care of in a quick and easy manner. There were a few rough patches in the first month, getting some kinks worked out with the maintenance. But Samuel and Mark have both helped get these problems fixed since.
I am a realtor and I have placed several clients in rental properties with ET. Each property I show is updated and clean and priced well. I have been working directly with Samuel Z. He makes the process move smoothly with his direction and wonderful communication! I always reach out to him when I have a new client looking for a rental. Thanks Sam!
Great experience with Equity Team! We found a place and in less than a week she had us approved and moved in! Loved it.Almost 4 months later and they are still a fantastic company. We were having issues with our furnace not working and I sent an email to one of the agents and (not even kidding) within 5 minutes he called me and was already in the process of having the vendor contact me. The vendor had the problem fixed within an hour and a half and the furnace is working perfectly. Would HIGHLY recommend Equity Team.
Very reliable, responsive, transparent and professional. I simply could not ask for more. Maintenance is great, reports are thorough and on time, I have had previous experience with an other management company and let me tall you, the difference is night and day. I have also recommended Equity Team to many other friends and owners who are very happy with there choice to work with ET.
I highly recommend this group when searching for your next home. They are very helpful and easy to reach. This was my first experience with Equity team. During the Covid pandemic they took it upon their selves to reach out and give options to people making it less stressful and embarrassing to get the help I definitely needed being impacted by this disaster. I love the personal experience they give and Aly and Benita have been more then understanding in previous events regarding our account because we were new to having a management company deal with our needs. This is my first experience with Equity Team and I will say it has been an easy, stress free process! Hugo was great, he responded in a timely manor, answered the questions that I did have (not many because he was super informative from the beginning). So far so good!
I am a tenant currently residing at a property managed by this group. Just recently, I requested that I have an occupant put on to my lease, and inquired about the process to do so. Samuel, of the Leasing team, kept in constant communication with me, even hours after they closed for the day. He remained professional and assured that this process would be complete in a timely and proper manner.
We have had a wonderful experience with Equity Team. They are more than willing to work with you on a time slot for home inspections, very fast response to repair/work orders and you actually speak to a person! I might add that when I was very impressed recently with the company, Walter Camery Property Services. They were timely, professional and thorough. Its comforting to know I can trust who Equity Team sends to my home for repairs. I highly recommend using Equity Team and if I ever have a home I want to rent or lease out Ill be sure to use them as well! [aka Michele Price]
Moving into a new home can be an overwhelming experience, both the move itself and settling in. Thankfully, when we realized that there was an ant and spider issue in our home, understandable when a home hasnt been lived in for awhile and this time of year, Equity Team, specifically Pam, went above and beyond to help us quickly resolve it. I could not be happier with how quickly they responded to our needs. I highly recommend using them for your next home rental.
I have known John longer than Don and I can say that John has never let me down as well with regards to responding to email, phone or text. He always calls back within minutes and always follows through on what he says. He speaks honestly with the customers best interest at heart and always gives his opinion without bias. John has always been ready to help and meet me whenever I have made a trip to Cincinnati. Very helpful and knowledgeable. He is also one of the best.
My experience with EquityTeam was great! Hugo Jimenez assisted my sister and I during our application process. He was friendly, helpful, and quickly responded to our questions regarding the property. The Leasing Manager, Aly Lawhead, was also extremely helpful and personable. This was by far the easiest and most stress free application/move-in process.
I have had nothing but a great experience with this company. The process was fairly quick, we where in our new house within 2 weeks.They where understanding, and very accommodating.Any maintenance issues we have had (very minor) they have addressed very quickly.I highly recommend going through this company for your next home.
Not reliable and unresponsive. They charge an extra $30 fee on top of your rent for a 24-hour maintenance portal yet I was instructed to send a text to the emergency number to receive a response...its unprofessional and a rip off. These issues were never fixed before just selling my building and I am glad to no longer be legally leasing under them.
I cant speak highly enough about the team at EquityTeam! They research and answer questions or concerns in a timely manner. They take care of all tenant and maintenance issues quickly and at a reasonable cost. They communicate and dont make excuses when something isnt right. I dont have to worry about my rental property, I know they have it covered. Compared to other management companies I have used, EquityTeam continues to be a rock-star!

The Equity property management team have been taking care of our property for the last three years and have done a great job so far. They are responsible for renting out our property and so far they have been very efficient in handling any issues that are tenant related. We are very happy with the services provided by the Equity team and would highly recommend them to anybody who is considering hiring a property management team.
Not many tenants can say they had a great management company as their landlord, but we did for the past 5+ years. We leased two different homes from Equity Team over that timeframe and Mark was always considerate and understanding. Equity Team ensures that their properties are well looked after and get repairs when needed. His staff was always helpful and professional. We’d recommend anyone looking to lease a property to first consider one of Equity Teams’ properties. Even though we have moved on to purchase our own home, we will continue to recommend Equity Team to others.
My experience with Equity team has been nothing short of exceptional thus far. We had a few maintenance concerns when we first moved in but Aly L. was quick to respond and come up with a solution for us. Aly has been our main point of contact and has given nothing less than exemplary customer service since she first introduced herself. She’s professional, efficient and prompt, always returning phone calls for answering emails within 1-2 hours. Excellent property management , best in town. I worked with them as an owner of single family residence . Reasonable monthly PM fee with top notch customer service when it comes to maintenance issues. Updated accounting systems and online management portals make it super easy to monitor property P&L. Great doing business with equity team and I look forward to continuing to work with them in the future !
My experience with the Equity Team has been nothing short of amazing. Pam Stadler made every part of getting the paperwork and many other things very easy. She is very knowledgeable and quick to respond. I would recommend if you need a rental and you have your choice between two different companies always go with the property that is managed by the Equity Team!
Had the best experience with this company. Ann ONeal was our agent and she is the best! My fiance, myself and my children have been stuck in this horribly ran community for the last 2 years and trying to get away from it, the leasing office was even trying to give me a negative reference built off false pretenses to keep me from getting a house (resulting in a denied application for a house me and my fiance love), she helped me figure out how to disprove their credits! We are currently (but not so patiently lol) awaiting to get the keys to our new home next week!!! We are so excited! Ann is the best! She went above and beyond to help us and was there for me even when I started to have a mental breakdown with her on the phone (sorry for that). We werent guaranteed to still get the home we wanted but she was extremely helpful and gave me all the information I needed to know for future references just in case the situation came up again. She directed me in the right direction and aided me on what to do and when all was said and done we were able to still get the house we initially applied for! She always responded quickly for any and all questions we had about the process or the house itself. I cant thank her enough and we look forward to our future with Equity Team!
As good as it gets! The highest recommendation!We dipped our toe into being a landlord. We knew we wanted to go with a management company, so I researched about 5 of them. My experience at EquityTeam blew my the other experiences (which were good experiences!) out of the water. John returned my online inquiry within about 15 minutes. He was personable and easy to talk to. I had a hundred questions and explained everything was new to me. He answered everything in detail; you just get the sense from talking to him that hes an expert in his field.ET is local, which is huge for us. Some of the other companies are regional with offices in Michigan. We worked with John through the on-boarding process. He is awesome to work with. Always ahead of the problem. He had the house up and listed quickly and the property was rented within a couple of weeks. The high-level of service hasnt stopped there. John is available to answer all of my questions (Im still new... so I still have a ton) and provides the same helpful detail that he did when I was still shopping for management companies. I honestly couldnt think of a better scenario if I tried. Simply exceptional managerial work from top to bottom for about 5 months now.
Samuel Zaragoza, was fair. I had an issue with my portal and my rent didnt go through. I called and he helped me over the phone. He was patient and even when I got upset he was still calm cool and collective. He helped me get the issue resolved and followed up with me afterwards which meant a lot.
I had a property I couldnt sell and tried to be a landlord. I wish I would of turned the property over to the Equity Team years ago. They are professional, honest, and quick to answer any questions you have. It was a hard for me to turn such a big investment over to someone else, but they have done a wonderful job with my property. They found me a great tenant in 7 days after listing it! The burden off of me allows me to focus on my family and I feel confident that my property is in good hands.
EquityTeam is a horrible property management company. I recently had a leak in the bathroom from the above apartment, right over the toilet. I called on Sunday, July 29, 2018, someone showed up on Monday, July 30 to fix it. Kudos to them for the quick response on that. They fixed the leak and left the hole in the ceiling stating that someone would be back to fix the hole. He also left two planks of wood on the second step leading to the porch (3 steps in total). He had plenty of space to lean the wood up against the house or even put it out of the way on the porch. This made me think that he wanted someone to not see it and fall. Called EquityTeam the next day and was told to keep my line open. No call from their Maintenance Coordinator. Called them on Friday, August 3rd, about the hole that is still in the ceiling, to be told that they are waiting for the drywall to dry. Im sure you are thinking what I was thinking. If there is drywall over the hole then there would not be a hole. I called again on Monday the 6th. I received a return call a few minutes later telling me that someone would be out the next day, Tuesday, to fix the hole. I called the Health Dept on Wednesday the 8th. After the Health Depts inspection they called the owner of the property on August 23 and was told that he would get someone on it. Now here we are on August 31, 2018, hole is still there and now it is leaking again worst than before. I called the Health Dept. and let them know about the new leak as well as the hole still being there. Called EquityTeam on June 4, 2018 about the my tub being stopped up. I received this text the next day What do you mean stopped up? I called them June 6, 2018 about my oven (knob breaking off, cant use the oven). I received a text a week later requesting a picture. Sent picture. On July 30, 2018 a different guy shows up to fix the stove and the tub. This guy fixed the leak the last time above the toilet. He asked about the man who came earlier to fix the leak, he also removed the wood that was left on the steps. He said that he would call EquityTeam and let them know what was going on. This man was very nice and professional. Cant say anything close to that about the guy who came to fix the leak. But wait, theres more. On July 10, 2018 I called to tell them that the front door knob is not catching when closed. Someone came out on July 25 (2 weeks later) to replace the door knob. Mind you after a week and no response from EquityTeam I fixed it myself. I didnt call and tell them that I fixed it because I wanted to see how long it would be before someone would come to fix it. Especially, since it was the middle of July and no one had contacted me regarding the problems I called about at the beginning of June. Last year it only took them 2 weeks to send someone out to look at my fridge when I told them that the door was not staying closed. The door would open while I was at work all day. 2 weeks after that they replaced my fridge. Wow, only 1 month to fix an issue that they are responsible for keeping in the apartment as well as in top condition. I would have to assume from my experience with them and the maintenance guys that I have encountered (one came from Batavia, OH. I live 30 miles from Batavia) that they dont have a designate maintenance team. They outsource them when needed. I would think and hope that a property management team who, according to their website, manages over 1800 properties and has been in business since 2004 would have a designate maintenance team. Needless to say, I would not give them any stars but I have to give them at least one in order to post this.
Our experience with Equity Team management of Cincinnati has been contrary to the reviews posted on their website. We have lived in our current apartment for approximately 4 years now and Equity Team has only managed the property for the last 10 months. They have threatened us with eviction and tried extorting over $1,300 in fees and monies not owed to them to lift the eviction and even upon paying the court fees to have it lifted, Pam advised my fiance that it would not show up on his record. When attempting to apply for another apartment, we were denied placement because of the eviction and their reference. The owner of the duplex is a slum lord who has went through 2 property management companies in the 4 years weve lived there, it took over 1 year for our leaking gas stove to be replaced, the CO2 detector constantly went off because of the gas leak and only 2 of the 3 leaking faucets were replaced out of all of the things that were reported to their office to address. I would not recommend dealing with Pam specifically as she is inept when dealing with people who treats us more like a check than human beings. She asked if we wanted to put in our 30 day notice although we do not have a place to live at the moment. This company is not willing to work with us, when they were contacted, instead of answering their phone they emailed back which I find completely unprofessional.
I couldnt be more happy with the property inspection that was conducted today. The inspector actually seem to care. The inspector was on time. Did exactly what he said he was going to do. He took his time and even made sure to document things. I love the fact they want to come in and make sure things are going the way they should and that there is not damage to my apartment. Makes me feel safe living in that type of environment.
Hello I wanted to take the time to thank Mark and the equity team for making the last 5years a wonderful journey a no hassle no headache experience leasing a home with a company I built a bond with and received knowledge and encouragment into purchasing the home of which I was leasing from the equity team. Now I am a proud owner of this wonderful home.. Again Thanks To Mark and The equity Team.I moved in the property
I had to place a maintenance order online early this morning and by the time I came home from work it was already completed. This was not an emergency nor did they have to respond so quickly and promptly. I even got email notification this was done. Amazed, surprised and very happy. Thank you guys so much. Equity Team Rocks!

2022-06-29I have been actively looking for a home to rent. I have owned my own home for more than 28 years and recently sold it to move closer to work. I applied to (4) rental companies, my application went through all (4) underwriting processes and I was approved without issue. Before committing to a single family home, I reconsidered rental of a townhouse in walking distance to my employer. I applied with Equity Team Property Management. After not receiving confirmation from Equity Team that an application had been received; I called to follow up on my application and was told that it would be worked on that day. The same afternoon, I received an email advising that the application was denied for the following reasons: income low / credit history. I was shocked. I didnt understand either reasons because my salary is well over the amount necessary. I immediately pulled my credit history and as I knew, there was NO adverse credit actions on my report. ( I was confident in this because I recently purchased a new Mercedes Benz and was financed through Mercedes Financial Services). And even still, the policy in writing on Equity Team website states adverse credit action does not necessarily deny an applicant unless below 450 score. I reached out to Manny Garcia and asked why the application was denied, I provided Manny with the pre-qualifications listed on the Equity Team website. I asked for a member of management to contact me and for my application to be reconsidered - I didnt hear anything more back from Manny Garcia - no response. I have my documented income, my credit report and was sure that I met the qualifications.I have reached out to Manny Garcia through email to request a conversation for me to get an understanding or even to provide documents that I could have not uploaded previously. Ive asked for Manny to contact my employer and have provided other rental history to verify. I would have preferred to resolve my disappointment with a member of management as I believe in giving a fair chance to resolve issues. Again, no response. I am now in the process of filing a Housing Discrimination Charge with the Ohio Civil Rights Commission, I will be contacting the Ohio Attorney Generals Office to file a complaint and have recently been in contact with my Ohio Senators Office.And let me be very clear, I am not a bitter potential tenant, I have no motive to write a negative review. I am an honest person that believe in fairness. And more importantly, I have ALL my documents and paperwork to support my complaint. (credit report from ALL agencies, paycheck stubs, and documentation for additional income)

2022-06-25Tried to go to a viewing of an EquityTeam apartment, opened the lockbox using the code they texted me, but there was no key inside the lockbox. Upon calling them they said their main office was closed, and that there was nothing they could do. Very disappointed.

2022-03-20My family and I have rented with Equity Team for over 3 years now.I have never rented from anyone before that cares so much and they are always willing to go the extra mile to keep us comfortable and safe.That is so hard to find anymore and we are so grateful for them.We definitely feel valued and appreciated.Recommend them 💯% to anyone looking.

2022-05-09Very slow response times, I filled out an application the same day I saw an apartment and it took them almost two weeks to get back to me and tell me the apartment has already been rented out. Waste of time would not recommend

2022-04-14Tried unsuccessfully renting my property from afar. I contacted 3 different property mgrs and I NAILED IT. I personally flew into town and met with Equity Team face to face. Im very satisfied with them - they have a thorough process and solid resources for repairs/remodeling. My duplex needed some serious rehab and turned out far better than I thought and got a tenant for better value than I anticipated. With the ongoing virus (its April of 2020), I received valuable info as investment owner/landlord regarding loan assistance AND grants. Mark Thompson provided detailed links to help me thru this. I like details and good communication (and good tenants) - I got that with Equity Team! Shout out too to John Walko. He brings experience!

2021-12-29I applied for a apartment that I was willing to live there even though I saw cockroaches alive and deceased, a bag and tape around the kitchen sinks pipes (how you fix a leak) and Equity rushed the application on the 23rd of December so they could charge the $49.99 app fee X2 in my case. Then they tell me after they deceived me out of $100 dollars that application fees are FREE tomorrow 12-24-21 and I was beside myself but knew I had immaculate credit history ZERO late payments and received award from Equifax for six years of on time payments two months ago but Equity team denied me saying that my accounts were deliquint (because most of their tenants have this issue they assumed I did also) but they are WRONG and will say anything to cover the lies the fraudulent signature of my husbands name on the application on the 23rd or no application fees would have been pocketed. Im over qualified for a place such as this but everyone needs a place to live just save your money because Equity could care less about you and your family living situation. THEFT BY DECEPTION and I really hope that BBB and Cincinnati police department puts a STOP to these criminals.

2021-11-05I am reposting since my original review. My husband and I originally moved in and had issues with the stove and oven. It was not operating at all. Although it took longer than we would have liked once I spoke with Jessica the leasing manager she worked hard to get the issue resolved and has been checking in with me repeatedly since the issue has been resolved. Being an ICU nurse I understand how covid has affected everyone at this point and I am glad Jessica took charge and resolved the issues we were having. I hope to continue to have great communication with ET.

2021-03-09Having just moved to the Cincinnati area, while dealing with the frustrating of starting a new job while having to quarantine twice within two months, I would just like to sing the praises of the EquityTeam, but especially Samuel Z. He has been nothing but kind, courteous, and professional. Any issues that have come up were responded to quickly and a solution was provided with promptly. I high suggest giving him a call if you are in the market for a home in the area. I look forward to doing business with them for years to come. 5 stars all around
