Dave Dawkins came to assess our basement after we had a bit of flooding. We had removed the water and dried the basement as best we could but wanted a professional to come and see if there was any damage or remaining wet areas. He was very honest and said we didn’t have any damage except one area by the baseboard and everything was dry. The company we had out before Dry Effect told us we needed $4500-$5000 worth of work done. I appreciate Dave’s integrity and honesty. If we ever have any future needs we will be contacting Dave!
Dry Effect was a company that was amazing to work with. We were in a water crisis situation and it seemed like it would be a long and drawn out process. Dave was absolutely amazing! I called at 5pm on a Friday and the tech arrived at 8pm! The poor guy wasnt home an hour when they called him out to our house. He drove 45 minutes to the office then an hour to our house to make sure our home is safe for us, our baby and our doggos. I hope I dont need them again, but if I do, I know who Im calling!
We had flooding water damage on all three floors of our house. Dave Dawkins was a wonderful person to work with on our situation.He came on the evening we discovered the damage and got right to work drying and cleaning. He prepared me for how much demo was going to be needed (a lot). His crew and he came several times over the next week and were so hard working and respectful. They were great.
You would be hard pressed to find any type of contractor who was more customer service friendly. I called them in desperation on a Sunday when it was actually raining in my bedroom. They came, helped cover things and move things to prevent further damage then came back and addressed the damage. I feel they went above and beyond to remedy the situation. They ended up removing most of the walls and ceiling and helped provide restoration. It looks wonderful. They honored their estimate of services to the penny. My adjuster indicated that they were one of the best companies he has worked with, being Allstate, I think that is quite a compliment. I would not hesitate to call on them again. I appreciate everyone who worked to get my house back in order.
We had a sewage backup at our house and Dry Effect handled the cleanup and tear down. Dave Dawkins, the crew leader from Dry Effect, did an incredible job helping us through this difficult time. I am extremely satisfied with the mold remediation performed by Dry Effect. Everyone I dealt with, from the company owner, inside staff and field technicians were very friendly, knowledgeable, experienced and respectful of me and my property. Nick came out to assess my basement floor after I had found some moisture and potentially mold underneath the old laminate flooring I had taken up. Nick was extremely helpful in diagnosing the current condition of the floor as well as what may have caused the moisture issue. He showed me how my homes sump pump system was set up, and how it was designed to work. Informed me about the floor drain and how that looked to be routed, and even identified how there used to be asbestos tile in place before the laminate flooring. He gave me things I should be on the lookout for when I put new flooring down, and advised how Dry Effect could help if certain things pop up down the road. 5 stars all the way around. Dry Effect sent the ARK crew out to our house ahead of their expected scheduling time. Bub and his crew were in our basement for two days to install 70 feet of drain tile, remove an old (Installed illegally by the previous neighbors) sump pump, put in a new sump pump, fill numerous foundation cracks, etc. and inject an interior crack in our basement. They were professional and communicated with us everything they were doing, and even fixed some more things they came along just to make sure nothing would need to be done with them again in the future. I really appreciated their work - now the second phase begins - re-doing the basement!
DAVE was the best help throughout this crazy water issue we had. He made the situation so much easier to deal with and even less stressful with his kind personality, respectfulness and awesome level of service! I also loved how clear communication was and he checked in almost daily! He and his helper were quick to get things taken care and made sure to clean up any mess right after! We were very pleased with the work Dry Effect did in our home in Cincinnati in Feb. 2019. A crew, led by Dave D., responded to our call for help for water in the basement within a couple of hours. Much work was done removing waterlogged carpet and padding, removing standing water over a period of days, and providing industrial dehumidifiers and large drying fans. The Dry Effect employees were very respectful of our home as they worked, and gave us genuine consideration when calculating the charges for their services over a 10-day period. The company worked well with our insurance adjuster to make sure our coverage was maximized. As the equipment was being removed on the final day of work in our basement, both Dave and I said we hoped we would not meet again, but should we need services again, I would not hesitate to call Dry Effect in the Cincinnati area.
As we were selling our house, the inspection revealed mold in our attic. Dry Effect sent out the most professional and customer service oriented staff I have ever dealt with! Dave and Ryan were professional, worked hard in a very hot and small attic, and never complained once. In fact, they seemed to truly enjoy their jobs and love working for Dry Effect. Bobbi Jo and the other staff in the office really helped me with payments and invoicing, so we could get our house sold. I recommend Dry Effect to everyone!
We were very pleased with the work we received from Dry Effect! We had work on the outside of the house that required a team. and work on the inside of the house that required a separate team!! Both were super professional, always on time and we always felt that they had our best interest at heart. we will use again and refer if necessary!!
We rarely write reviews - but Dry Effect has been so great - we wanted to share our experience. We returned home late on Saturday, Feb 24 to find standing water in our finished basement. It turned out that our sump pump failed. Our plumber recommended that we call Dry Effect - and I am so glad we did. I was a bit frazzled when I called, but Bobbi Jo was so friendly and was able to get a team to our house that Sunday afternoon. (They extracted over 300 gallons of water from our carpet/pad in the first 4 hours). They set several humidifiers and fans (and checked humidity levels each day). They did a flood cut on our drywall and removed our ruined carpet, pad, and baseboard. I want to share that every single person (Josh, Nick, Bryan, Terah, Kyle, Hugh) who came to our house has been professional, friendly, and hard working. Bobbi Jo and Nick were absolutely great helping us navigate the entire process and went above and beyond to help us with the documentation requirements of both the insurance company and the mortgage company. Dry Effect truly provided us calm in the eye of the storm. We now have new carpet, pad, drywall, baseboard (both freshly painted). I could not be happier with the finished result - and can say unequivocally that Dry Effect has given us the best customer service that we have ever had with any company. If you are facing a water crisis in your basement - this is the company to call.
Josh was awesome, he did a great job explaining everything and took the time to make sure I really understood my mold issue. He seemed really concerned about the well being of my family. I initially did 4 Stars, but now changed it to 5. I would highly recommend Dry Affect to people. I had one issue with mold that was under the floor board that they had to come back out to treat after they had tested & gave the room an all clear. That was the reason I initially did 4 Stars. I’d rank them 4.8 if I could. They were very responsive & took care of my issues & were also very understanding as I had to resolve insurance payment issues. Overall, it was a great experience & they got the Job done.

Dry Effect did a fantastic job when I discovered a leak that was between the first and second floor of my condo. Between the mold removal and mediation and the drying of the affected area, there service was top notch. Nick Alley, who came and did the initial inspection and price quote was extremely helpful in explaining everything and telling me how to work best with my insurance agent in making my claim. Due to an installation gone wrong of a dishwasher from a different company, my house was flooded resulting in a significant amount of water damage. Dry Effect to the rescue! My husband and I bought our first house and quickly found our basement flooded! That was not something we were expecting and had no idea who to turn to. I quickly searched for some reputable companies and came across Dry Effect’s website. I am so glad I did! Our experience with their company was top notch. Not only did they send someone out the same day to look at what happened, they assisted us with scheduling the plumber to come over at the same time they could be there to clear the water. They gave us tips on how to avoid this in the future and walked us through how they were going to clean up the water. They were very responsive, courteous and extremely attentive at a time when it was hectic for my husband and I. A plumbing leak in an upstairs bathroom sent water behind our vanity and down to our first floor. At one point, it was raining in our kitchen and living room.Dry Effect was recommended by our insurance company and they did an excellent job. Dave Dawkins did a great job for us: quick response, minimal mess, a fair price and a nice guy to work with. Based on some other quotes we got for the work, it seemed like some companies figured it was an insurance job and jacked-up their estimates. Unfortunately all of it came out of our pocket, so the cost mattered. Great job Dry Effect!
They came out the next day and remediated the mold as well as removed the damage that exploded from duct condensation. Its a 30 year old house yet the mold decided to wait until now to throw a huge party in the ceiling. Dry Effect was up front with the costs, performed a thorough clean up, and performed the work as promised. I have no complaints and we recommend their services.

My house developed some mold after we discovered a leaky water valve that had been slowly dripping for a while. Josh (the owner) quickly came over to assess the situation even though I called him on a weekend and his crew was in the house for demolition within a week. I appreciate that they were able to squeeze in my job so quickly especially despite that my job occurred at the same time as flooding in Texas/Oklahoma which I understand that they sent several crews to help out with flooding damage. Josh was very knowledgeable and answered all of my questions. The crew that he sent was also very friendly and explained everything that they would be doing. The job was finished within about 6 days. Hopefully, I never get mold again but I would gladly use Dry Effect again. They are excellent professionals. After checking around, their pricing was also quite fair.
Dry Effect is great! Josh came out and surveyed the damage and followed up with a quote right away. David and the team came out and cleaned and fixed everything! They arrived when they said and made sure they cleaned up everything including vacuuming my floor before they left. Great company!

Josh at Dry Effect did a moisture inspection on a property that my family was considering buying. His knowledge of moisture intrusion was well above par. He spent a good thirty minutes going over possibilities and effects. Dealing with a situation where you need water restoration is never fun or expected. That said, my experience today with Dave turned my day from stressful to positive! He was extremely professional, knowledgable and honestly a pleasure to talk to. I had Rotorooter at my place late the evening before and was under the impression I had $4k of water damage within my walls. Less than 18 hours later, Dave used 2 tools and could not find signs of damage where I was expecting them to be. Where there was wetness and damage he encouraged me to keep airing out with fans and use a de-humidifier. While he easily could have told me his tools would work better for drying and charged me, he instead saved me tons of money and instructed me how to fix my problem on my own. He even helped by dig out the de-humidifier I had in storage and get it started. I will now forever shout to the rooftop about this company!
I have used Dry Effect multiple times to help my real estate clients as well as to fix problems with the houses that I own and my family’s homes. Recently we had a huge storm with a ton of water and some family members had a failed sump pump causing inches of water in their finished basement. My first thought was to call Lisa at Dry Effect and get on their list of customers. They were out within hours and assessed the damage and began to work right away. Dry Effect will always be my first call when it comes to catastrophe restoration and mold remediation.
First review I have ever been inspired to write. Dry Effect was SO responsive, professional, friendly. I had a sewage backup in my basement that was stressful and disgusting. Lisa (I think) on the phone helped let me know what the process was and set the job up then Dave and Aidan (Aiden?) made it out to my house (same day!, maybe took 45 minutes) to clean it up, sanitize, and just make everything feel right again. Can’t say enough good things about this company. 5 Stars.

We used Dry Effect for minor mold remediation in out basement after our sump pump failed while we were out of town. Nick came to our home and provided our estimate as well as the final walk-through inspection when the work was done, while Kyle and Kris did the actual work in the basement - dehumidifying, removing drywall as needed, and applying anti-fungal solution. All three people were friendly and professional. The work was completed on-time and for the estimated cost. The work seemed to be done very well but, admittedly, I am not an expert in the area to really know. An indication of their professionalism, however, came when we got drywall repair estimates after Dry Effect finished their work. Kris and Kyle cut out drywall from the floor up to two feet above the floor in several areas. When giving their repair estimates, more than one drywall contractor commented on what a nice job Dry Effect had done - their cuts were straight and uniformly accurate - a situation that would make the drywall repair job easier but that was apparently not always the situation with other mold remediation companies. I know that seems like a small thing, but it was good to know that they had been careful with that aspect of their work, and I can only assume that it extended to all aspects of the job. Though I dont want to need their services again, I would definitely use them again in a similar situation
Beyond incredible customer service! Entire staff from office to the men that came to my home were sincere about resolving my needs. Recent family member visited our home and brought bed bugs with them. Dry Effect heat treated our home within hours it was completed after one treatment we never have seen a sight of another bed bug bite! Their trailer had no indication of the work they were performing on our home which was a comfort to ourselves as well to our children knowing our neighbors were unaware of our situation. This was an emotional toll on our family and I wouldnt call anyone else, but Dry Effect and will for the other services they offer!
We were on vacation and our washing machine overflowed into multiple units in our building. Called Dry Effects on a Friday afternoon and within an hour they were out and taking care of business. Dave, Sydnie and the Team were top notch and professional. Coordinated the clean up with all parties involved, cleaned up all the water, and prevented further damage. Checked in with everyone multiple times during the week and made multiple trips to check the status of the clean up. Cant thank Dry Effects and the team for containing and cleaning up our issue with the utmost professionalism.
Dry Effect came in following a water leak in our basement. They did the drying, and all the follow up, including the reconstruction of the basement. There were some slight glitches in the process--but we worked through it, reaching an amicable solution. Overall we were pleased with the outcome.

After a sump pump failure and 3 inches of water in my basement Dry Efffect came quickly and removed the water and all the damaged items. They are amazing! Followed up after 48 hours to insure all was well. Excellent customer service!

Called them a few days ago after finding mold in our basement. They walked me through things I needed to do, and even said they’d walk me through via FaceTime if we ran into problems DIYing it. I couldn’t believe it! They never tried to push selling their services on me - just suggested that we tested for mold before we put the drywall back up, though never said we should use them specifically.We will be using them for our follow up testing after such an amazing on-phone experience. Hopefully we won’t need any huge remediation and hopefully we will never experience massive flooding, but we will certainly use Dry Effect if we have any of those issues!
We had a crack in our basement that was leaking every time it rained. We had reached out to several other companies, most couldn’t be bothered to come out and fill a crack, until we reached out to Dry Effect! Nick came out the next day to give us an estimate, it was very affordable and he laid out everything he was going to do from start to finish. After accepting the contract Nick was back again the next day to fix it. He had us all fixed up in less than two hours, and left the basement cleaner than he found it! I was worried about the moisture in my basement and thought I had a very costly problem on my hands. Josh McIntyre came out for my free estimate and really helped ease my worry. He was friendly, straight forward and took the time to explain to me all of my different options to solve the moisture problem and prevent it from getting worse in the future. Other companies told me all of the expensive solutions. I recommend calling these guys first because I learned a lot and felt a lot better about the condition of my basement after meeting Josh.
We thought we had an issue in our basement storage area, so I called Dry Effect for an assessment of the problem. On the day of the appointment, Josh called to see if he could come a few minutes earlier than scheduled (which was quite helpful for me). He arrived promptly and was very courteous, friendly, and professional. Upon thorough inspection, Josh informed us that we didnt have a problem and that everything looked just fine. We were so very grateful for his honesty (and relief at not having a problem) that we forgot to ask what the fee for the inspection was (I hadnt asked when I made the appointment). I called him on his cell to tell him this and asked how we should pay him. Josh said the assessment was free and that we owed him nothing. Needless to say, in this day and age, we were quite surprised and very appreciative of such excellent service, honesty and ethical business practices. After our experience, we will not hesitate to call Dry Effect for any restoration work we might need in the future. Such companies and professionals often seem few and far between in todays world.
I called late at night on a Friday about mold I had found in my apartment and Josh was able to be over in the early afternoon Saturday. He did thermal imaging and checked the relative humidity and explained what exactly we were looking at. Although he was the bearer of bad news, he offered suggestions about what I should do.It was unfortunate I needed to contact Dry Effect, but they provided great customer service and a quick response.
I called Dry Effect in the evening when I found my basement flooded. Tim and his team were out within an hour. Tim took the time to explain what was going to happen and what needed to be done. He even found the phone number to my insurance company as I was really flustered!!! I would happily use this company again but lets hope not!!!! So please call them if you have a issue with water etc. Just could not be more pleased and my basement is safe clean and looks good as new.
Dry Effect restored our basement after we incurred water damage. They were responsive, knowledgeable and professional. I wish all service contractors would adopt their business model.
Nick from Dry Effect was quick, knowledgable, and professional. I was concerned about potential mold growth after a drainage backup (that I remediated) and wanted a professional to inspect. I fully expected the hard sell on requiring testing and remediation service since Dry Effect conducts both testing and remediation. I was pleasantly surprised when Nick conducted a thorough inspection and upon finding no evidence (smell and visual) of mold growth, recommended no further testing/remediation. Its refreshing to find an honest company that puts the customer before profitability. I would not hesitate to use Dry Effect in any future need, and to recommend them to friends.
They charged 4.5k not including tax (as I was informed)to paint a wall with drylok and patch up a few cracks with hydraulic cement. Work took them half a day. Feel like I overpaid for a simple job.
This company employs professional and knowledgeable people. They took care of my mold damage quickly and effectively. When I had a problem with getting an appliance delivered they went out of the way to accommodate me. I would definitely recommend Dry Effect.
We were very pleased with the guys that worked at the house, they were professional, helpful and caring. Tim kept us informed as to what was being done and asking us what we thought about anything that came up. My dad has breathing problems and he is feeling better now since the mold problem is gone. I had a problem with my condo flooding. First and foremost , Jordan took over everything , recovering from a recent injury . I could not move anything or assist in any way . Highly recommended. One of their reps came out to do a free estimate. My husband and I were positive our house was full of mold and mildew. Their rep found the source of the odor, which came from old leaking chemicals stored under our porch. And he showed where previous mold had been mitigated. Very honest company. The rep that came out didnt try to sell me anything I didnt need.

Im overly impressed with the professionalism, work ethic, knowledge, and compassion that I received while working with Tim Warner. I dont put too much trust, confidence or comfort into what anyone says or anything thats done when my childrens health is at risk. Through all of my frantic fears that I repeated probably too many times, I always received a very calm, respectful, and comforting response. After watching every precaution that was took, I realize that Tim actually listened to all of my concerns and issues from day one! 2022-05-19David and Anthony were awesome! Very friendly and professional. David communicated what the process would be, gave frequent updates on where they were at in the process, and were done sooner than expected. My crawlspace is also VERY small, you need to army crawl to get around. But they were great sports, never complained, and my dogs loved them! Highly recommend.

2022-07-06Josh and Nick are both AMAZING! We had another company mitigate the mold in our basement and Josh and Nick have both helped us with subsequent issues and testing. They are professional, timely, super reasonable prices and amazingly knowledgable. They are also calm and patient with questions, take the initiative to solve issues and honest. We couldnt be happier with their work and HIGHLY recommend them. We wouldnt go with anyone else for water issues if we have to deal with these issues in the future.

2021-12-06Unfortunately, I have required the services of Dry Effect at least 5 times! Each and every time, they rushed to my house, dried it out after a variety of water leaks, then repaired everything perfectly. So kind and very professional. They worked with my insurance seamlessly. I know I will forget someone, but Bobbi Jo, Dave, Nick, Adam, Michelle, and many others have been so great to us when we were having a crisis. They are so trustworthy they have the code to get in my house and come and go as needed even when we are out of town!

2022-01-19We started what was supposed to be a quick remodel of our shower. When remodelers removed tile we discovered a leak that had caused mold and rot on floor below going all the way to finished basement below. Contacted two companies, Dry Effect sent Joshua right over. He gave a very good assessment, quick estimate, and said they could start next day. Other company hadn’t even gotten back to me! Andre and Dave were primary workers and I can’t say enough of what a great job they did. I had several contacts with Joshua as well and everyone who came here was outstanding. 2021-09-09I used Dry Effect for the water remediation portion of my home insurance claim. They were the only company out of 5 other estimates that used a moisture reader to accurately delineate the area of damage, which made them stand out to me.Dave Dawkins was our main point of contact and he was extremely professional, punctual, and nice. Overall, we are satisfied with the fast response of Dry Effect and would highly recommend them; however, during the repair of our home insurance claim (after remediation was complete), several contractors pointed out to me that some things that were damaged during water remediation (cabinet tear out, plaster tear out, etc.) couldve been avoided if it was better thought out/not rushed through.

2021-07-07The Dry Effect team did a great job. Our project started with a different company and after what was supposed to take 2-4 days was still ongoing after 4 weeks, we knew it was time to call in a different company. We talked with a couple different companies but ultimately decided on Dry Effect given their reviews and thorough approach to ensure all mold would be remediated. Nick was helpful in answering questions and came out before, during and after to ensure the work was completed and met our expectations. Dave, Andre and a third employee were super friendly, worked efficiently and did a great job cleaning up the work area. Communication with the entire Dry Effect team was always prompt and they were in and out in a week. Very satisfied and I would certainly recommend Dry Effect.
