The parking in the back of the complex is absolutely atrocious. Ive nearly ran into people multiple times because you cant see with people parking wherever they please. Kids play in the streets, making it even more dangerous. People have parked in front of my garage 3 times making it so I cant get in or out. Ive notified the leasing office of the issue multiple times, and not so much as an email has come out. Its like they see it during the day and assume its fine, and arent even looking at whats happening at night when everyone is actually home.The apartment itself is good. Maintenance has been good about fixing my issues as they come up. The price is pretty good as well. But if you want a place to park and you live in the back good luck.

And a huge part of why Ive stayed here. They will always get issues fixed, and check in to make sure we are satisfied with the solution. They always listen to my concerns and handle them appropriately. And if you need an ear, I can tell you they are great to chat with as well. (There is another office person, but since Covid limits a lot of interactions I havent had the chance to get to know her as well yet. But she is pleasant to talk to)Covid has created a few challenges, but staff has been amazing here and found ways to try and keep our little community going. Working with people, keeping up little games like Bingo, decorating contests, even opening the pool last summer (a huge hit because a lot of pools where closed)I have recommended this place to friends and will continue to do so.There will always be a naysayer and a complainer posting reviews. Come talk at the office, see how awesome they are and how nice our community is for yourself.
Price point is okay for the property quality but could be better. Overall the staff are inefficient and inappropriate. Off leash dogs are a problem on the property. I was approached or charged by large dogs 5 times from 2020 to 2021 while walking my dog. Management did not believe me and belittled my concerns. I ultimately left because I didnt feel safe outside with my dog.
My family and I have spent many years here and are still here. Current management and maintenance are awesome! Greg is very accommodating and helpful always. The maintenance team are efficient and kind. The townhome is spacious for the price and we love our finished basement (with a full bathroom). Good schools close by!
I have lived at Crystal Lakes for almost a year. I love the location especially close to the schools. Very quiet and my neighbors are great. The staff are great and very understanding. I plan to be here while.I do not hear my neighbors so you dont have to worry about that.
I really wanted to love these townhomes. You cant really find any like this with a basement and even a bathroom in the basement! The layout is great with plenty of room for a family. However, they are so old and rundown. Why do they not take care of these? The one they let us tour that was available for rent was filthy. The pantry was sticky like something had been spilled in it and the fridge and oven were dirty as well. The stairs leading upstairs were crooked and awkward. The shower heads were low, or maybe I am just tall (58 for reference) but if I were to shower I would maybe have half an inch clearance from hitting my head on the shower head. If they would update or remodel these, these would be the perfect townhomes! I almost rented it anyway despite all the flaws but unfortunately found something more modern and a bit cheaper right down the road. I hope in the future they update these as I will move in immediately.
Honestly the office staff are so lovely and easy to talk to! Way better than my last apartment! Greg is an absolute doll! The other tenants Ive never had an issue with (noise ect.) Just the occasional kamakazi kid in the street, but that comes with literally anywhere there are children. If I could rate the office staff and maintenance separately I would being 4 and 1 respectively. Now the reason being, while the office staff are very nice maintenance takes FOREVER to do even the simplest of things! Thank God I live on the first floor or I would not have been able to get into my apartment for the first 10 months I lived here! Never mind the mold thats still here or not having a stove for over a week! They have recently got all new maintenance staff though. He seems much quicker about getting things done. Im glad they are trying to fix things for the tenants that are still going to be here, but Im more happy that my lease ends soon.
I have absolutely LOVED my time with Crystal Lake! My one bedroom home is VERY spacious! I was able to pick out an accent color for one wall that really turned everything into Home. My balcony over looks the lake and Ive spent MANY mornings and evenings watching the ducks, turtles and fish.The office staff was extremely attentive to my needs when looking for a new home and found the best home for me. You can walk in the office and feel right at home. They communicate with you like you really are their neighbor, not just some tenant who pays rent.The maintenance staff is GREAT! George and Tony are top notch! I had asked for maintenance to come and check my furnace prior to winter setting in, simply so I would feel safe in my home. The very same day of my request, George inspected and tested my furnace. To top it off, the next morning, as I was heading to my car for work, he personally stopped me to let me know that he had checked everything out and that everything was working properly. I apologized for my over concern and he stated that he was happy to help me out and it was important to him that I am comfortable in my home. Not too many people do things like that these days and it really touched my heart. Every morning on my way out the door to leave for work, if George and Tony saw me they were sure to wave and say Hello.Absolutely AMAZING staff!!! Great, quiet location. Away from all the hustle and bustle of Hilliard, yet close enough to everything you need.
I dont know whats wrong with some people and I never write reviews but I feel the need to defend. I really like living here. The grounds are well maintained and usually so is the lake but right now it looks like a swamp for some reason. Its usually beautiful. Parking is usually no issue unless building is operating at full capacity which is why I wish they had assigned parking. Issues are usually addressed fairly quickly. In a year they have replaced my refrigerator and dishwasher with no questions asked. Its safe, quiet and enjoyable in my opinion. Building a house so getting ready to move so I will comment back after I give my 45 day notice and see how smooth that goes but all in all I would recommend it here...
Im not sure what the other reviewers are talking about. Trash clean up hasnt been an issue for me and Ive found the management here to be incredibly helpful and responsive. Every time either of my kids needs something, Dan has been more than helpful and I dont remember having to wait long for maintenance issues. For what were paying, Id say our apartment is a good value. I just wish Hilliard would invest more in the area and some more restaurants and shops could open up soon- walkability is my main issue but other than that, we have no real complaints.
The apartment itself is decent but the management here is HORRIBLE! People obviously dont communicate in the office very well. When we turned in our application we gave it to one person who said they would call us within a week, which they never did so I had to call them. Then we scheduled an appointment to sign our lease and when we got to the office the person we were signing with was not there that day and the other person had no idea where our lease was so we had to come back the next day. When we moved in there was a lot of little things wrong with the apartment and only a handful of them have been fixed. We couldnt use our upstairs toilet for over a month after we moved in because it was broke when we moved in and it took daily trips to the office for them to finally come fix it. Finally, they allow pets here but there are breed restrictions. However, no one seems to know what those breeds are. We were told at the office they would get the list to us and put it on our front door. Two weeks later and we still havent seen any sign of the list, so we were not able to adopt any dogs from the local shelter because they need confirmation from the management. Overall, this place may look nice and have decent prices, but it is NOT worth all the headaches you have to go through with management!!!!**addition: we have recently had our patio furniture stolen off our back patio in the middle of the day!****addition 2: the lease we signed said we only had to give 30 days notice and now the office is trying to say the policy is 45 days and if we dont pay for an extra month of rent theyll charge us anyways plus add on a breaking contract fee equal to 1 months rent. Also, instead of contacting people when the lease is about to expire like most places do, they let our lease expire then tried to tell us we owed a bunch of money for not renewing. Apparently the only requirement for working in the office is being an idiot who has no idea whats going on!**
If I could give a zero star I would. Its a nice and peaceful neighborhood no doubt but you pay for far more than you get. I signed a lease for a year making sure to go over every detail before signing.The first day I walked in, I was greeted with a very strong odor which was from the carpet. My apartment got very hot despite my air conditioning being on for hours. I reported all that including some fixtures in the bathroom that wasnt working right.For the heat in my apartment, the management just said its because am on the third floor (I believe the insulation was bad)Nothing was done about the bathroom shower until it broke off and had to sleep out of my apartment for 3 nights until it was fixed because the whole water system was shut off.And for the carpet, they insisted that it had been cleaned prior to me moving in.I was assigned a garage I never got to use because it wasnt ever ready. At least I got a $200 credit for 2 months but it still was never ready.After 3 months, I could not stand the odor anymore despite constant vacuuming and air refreshers in the apartment so I informed management of my intent to move out.I paid for 3 months rent as a buyout despite all reasons why I was moving out.I paid $249 as security deposit of which $150 was non refundable ( no questions asked)Today I received the check for my remaining deposit and it was short by $75.I went to inquire about that and the best explanation was I was supposed to clean the carpet before moving out and since I didnt do that, I was charged $75.I told them I didnt sign anything in that regard and they said yeah it wasnt part of the forms I signed but it was on their website to read.I feel very cheated and unfairly treated in every regard. I had all these issues almost all unsolved and the best they could do was offer a carefully crafted story to dupe me.I know a lot of people who have stayed there longer might not have experienced this and its a safe place to live but when it comes to money, you will be cheated!!!
I am a new resident at Crystal Lake. Ive been living here for a few weeks now. I got a new job and moving from over an hour away was a very stressful for me.(moving is never fun) Im here to say Courtney the office manager was friendly, helpful, and made the process a lot less stressful. I seen a lot of comments other properties where the office people are really nice till you move in, then after you move in theyre rude and disrespectful. Well that is not the case here. Im a person that likes to ask a lot of questions and every time Ive called the office to ask a question everyone has been very friendly and helpful. So far I think Crystal Lake should have a higher star rating. Ill be posting an update on my last month here in a year.
Ive been renting a apartment here for 14 months.@ singing they forced a garage rental on me after I had already given them a non refundable deposit.You have to threaten the management with legal action to get them to fix anything in your apartment.One month I was injured @ work and had to pay my rent late. I was 13 days late and was charged 575 dollars in late fees and already had a summons to court for a eviction hearing posted on my door.management has switched 4 times in the 14 months Ive been here.Hilliard police are always on the property.The walls are super thin.The so called Crystal Lake is always filled with trash and debris.
Went to help my boyfriends son & girlfriend move in to one of the garden apartments. Right off the bat, I got locked in a bathroom because the doorknob was broken. They also didnt have a garbage disposal that worked. That was supposed to be fixed BEFORE they moved in.They also had issues getting lease signed. A substitute management co agent, was very unprofessional. She kept swearing and had wrong dates on the lease agreement.Hope all tbis isnt a bad omen! Wishing the kids the best of luck!
*Management was switched 3 times in 1 year. Jennifer Lazo is absolutely the shadiest person I have EVER dealt with in my life. Before I moved out I requested the list of move in damages I had filled out and she acted like she didnt have it at first, I had to go into the main managers office to DEMAND that checklist.*flooded sidewalk EVERY TIME it rained- complained about multiple times, said corporate would fix, never did.*Stairways are flat out DANGEROUS.*Dishwasher leaked from upstairs apartment into my ceiling and down into the apartment below me. My ceiling above the sink even fell down and I had to complain multiple times for them to half fix it.*Sidewalk was flooded and couldnt walk through the grass because they didnt pick up dog poop/require other tenants to do so.*Water meters are super old so my water bill in a 2 bedroom apartment with just myself there was over $80 a month.*Had to even walk over a door for a few days because the sidewalk was so flooded. Trashiest place in Hilliard.*Lastly, had the nerve to charge me a bunch after I moved out, never contact me about the charges, send it straight to collections, and when I tried to call the corporate office to figure it out, of course they never got me any information as to the charges. Never called back. Jenny also acted like she didnt have my paperwork then as well. I wouldnt even want to have the headache of dealing with such an unprofessional company like T&R properties. IF you do decide to rent from them, be very careful and cover yourself. They will scam you out of every penny they can.
Hello,I currently reside at one of your properties, Crystal Lake. I have lived here for the last 10 months and it has been the worst renting experience of my life. The property is poorly managed and maintained. I feel as if I am living in a landfill, as garbage is never disposed of properly and the grounds are disgusting. Specifically, a dumpster has sat full for months, never being emptied. It is overflowing and currently a mattress lays in the parking lot, which you have to maneuver your vehicle around to park. I am extremely displeased with every aspect of your rental property. I have contacted the management at Crystal Lakes multiple times and have never received a call back. I have also contacted T&R Properties multiple times and also never received a call back. I will be sure to never recommend your “community” to anyone I know looking to rent. The place is disgusting and I am counting down the days until I am able to move out of this dump.
The amount of my rent is usually incorrect. I have had to call every month over the past six months to get it corrected. I still get charged a late fee and have to jump through hoops to get it corrected. The management has changed several times. The property is grossly mismanaged. I once found a note on one of my garages telling me that if I did not call the office my unit would be emptied and belongings thrown away. I only use my garage for storage and rarely go to it. I was told that the office did not know which garages belonged to which customers and the only way they could get a response is by scaring customers into calling them. When my lease ended they required that I return one of my garages because another customer wanted it. The customer service is poor. They do not return my calls. I always have to go into the office for help. The first 6 months that I lived here I did not have a working oven. At this moment, there is a substantial leak coming from the apartment above mine and the emergency maintenance line is not returning my call. It is going straight to voicemail.
The management has hired Shamrock Towing to come and randomly tow away cars without any notice and it doesnt matter if it is running or not. Management tries to find every little thing they can to fine people to make extra money. Management has changed at least two or three times in the 9 mos we live here. There is no area for kids to play other than the parking lot. There is almost no lighting at night. They try to force you to rent a garage but they are so small a car barely fits in there.They say they are pet friendly but told me to get rid of my dogs or move out if I continued to tie them up from the inside while cleaning my apartment. When something breaks I have my husband fix it so its fixed right and not rigged and it gets done so Im not waiting months for it to be fixed.
Management does not seem very organized and maintenance has been very slow. Both have been very friendly each time I spoke with them though. In terms of safety, I have not seen or heard anything troubling and have lived here for 4 months now. In regards to parking and towing, I have not had any of trouble with either.
This could be nice place but its like living in a third world country. Groups of future felons vandalize property and young children play in the street, oblivious to the traffic that will eventually cause a tragedy. Maintenance is non-existant. Management has checked out, waiting for the next in a never ending stream of property managers.
I am a former resident who lived at T&R Properties d/b/a Crystal Lake Apartments in Hilliard, Ohio; under the terms of a written lease which was titled, Residential Apartment Lease - Term Sheet (Term Sheet); and said lease was executed among the parties on May 31, 2013. On April 21, 2014; I hand-delivered my written Notice to Vacate; and in accordance with the 45 days written notice required by the Term Sheet.For the first time, on or about December 2, 2014; I received from the current property manager; a document titled, Residential Apartment Lease - Terms and Conditions (Ohio Form), (Terms and Conditions). These Terms and Conditions were enumerated in a boiler plate document; for which the parties had not initialed, signed, dated, nor was this boiler plate document tied, in any way to the leased premises.Irrespective of the fact the Terms and Conditions were never executed among the parties; the current property manager alleged: 1) that the co-lessee and I executed and received a copy of the Terms and Conditions on May 31, 2013; 2) that the Terms and Conditions rendered my Notice to Vacate null and void; 3) that the Terms and Conditions were legally binding; and 4) that I was jointly and severally liable for: (a) December, 2014s and January, 2015s rent payments; (b) unpaid month-to-month tendency fees for the period covering June 2014 thru January 2015; and (c) damages in excess of the security deposit.Irrespective of the fact the Term Sheet had been terminated by my Notice to Vacate; T&R Properties, nevertheless, filed a lawsuit against me; sent me a collection letter for $4,821.27; and reported the $4,821.27 to national credit reporting companies. All this based on an enforcement of terms and conditions which were never signed nor executed by the parties.In two (2) letters, I advised the debt collector that: 1) T&R Properties and the debt collectors actions violated both the Federal Fair Debt Collection Practices Act and the Federal Fair Credit Reporting Act; and 2) the $4,821.27 is an unlawful debt for lack of a judgment from the Ohio Franklin County Municipal Court.Since February, 2015; Ive written reviews and complaints pertaining to T&R Properties business practices; and my reviews and complaints have been posted at various sites. However, during this time; Ive encountered several occasions in which T&R Properties has actively, aggressively, and persistently engaged in tactics to hide, block, bury, or conceal mine, and others negative reviews and complaints against T&R Properties.Recently, Yahoos search engine had somehow been manipulated and compromised in such a manner as to produce search results; EXCLUDING certain previously posted negative reviews and complaints; but INCLUDING ad related to . . .; other miscellaneous and unrelated search results; and search results from T&R Properties operations in other states and/or locations. This apparent manipulation of Yahoos search engine was reported; and now appears to have been addressed.Googles search engine has also been somehow manipulated and compromised by: 1) EXCLUDING, altogether certain negative reviews and complaints; against T&R Properties and Crystal Lake Apartments in Hilliard, Ohio; which are posted and accessible via Yahoos and Bings search engines; and 2) by INCLUDING ads related to . . .; other miscellaneous and unrelated search results; and search results from T&R Properties operations in other states and/or locations.
Extremely happy with management and service so far! Courtney has been extremely helpful in our move and answering all of my questions. Super friendly and always reply’s in a timely manner! Looking forward to living here for the next year! Highly recommend checking this place out!

2022-06-02I have really enjoyed living in this apartment community. The staff from the Property Manager to maintenance have been fantastic. My maintenance needs are completed quickly. The guys are friendly, polite and professional. When I call or stop by the office I am always greeted by my name and Greg is always very helpful with any of my needs. The property overall is kept clean and quiet.

2022-05-11My fiance and I have lived here for 3 years and we have no complaints at all except for parking on occasion can be tight. The 1br garden is spacious and I love the layout, the landscaping is beautiful, the grounds is always clean and maintenance is great. The property manager has always been great and is quick to get back to you or set up a time to talk with you if you have any questions or inquiries, and even remembers our names when we come in or call! Ive enjoyed my experience here and I would recommend it to my friends and family if they needed a place to stay in Hilliard!

2021-10-02An All-Around Great Place to Live:I rented a 2-bedroom apartment with 2 others for 1.5 years with no complaints. The unit was up-to-date and had plenty of space. We only had to call maintenance once and they were quick to respond. Property is well-kept and I enjoyed having a balcony next to the lake. The neighborhood is quiet and the general area of Hilliard was a nice change after living in Central Columbus. The staff and front office were easily the friendliest Ive rented from, and were extremely accommodating. If I ever moved back to Columbus, I would certainly consider renting again.

2022-05-07Crystal Lakes is a great place to live. The property manager is very easy to work with and really helps to resolve any issues. The maintenance guys are great! They are very prompt getting to the maintnance requests. We have been here over 3 years and highly recommend.

2022-01-03Can say I have not had any real maintenance issues until last night great start to new year when I woke up in middle of night to no heat😳. Frustrated I call emergency maintenance now they were not able to come till first thing this morning, however right at 9 am they were in and got my heat working back the way it should. Apartment living sometimes can be frustrating no place is ever perfect but when they get the problem fixed being in and out is what you want in the apartment world.I can say office staff is pretty great too as I have had to email about late night noise from neighbor they seem to take it seriously and get it addressed quickly.Thank you crystal lake for your professionalism both in office and in field. I know your jobs are tough but you continue to make a positive impact!

2022-02-16Before applying for apartments i always ask for certain criteria and qualifications these people aren’t honest at all as a service member who is changing duty stations to be closer to my family i thought this would have been the perfect place for us to reunify until after apply they state that i would need certain terms and condition to become approved. I wonder was i singled out? Because no one told me this could have been the outcome before applying. If i would have known they were this way i wouldn’t have spent $100 in non refundable application fees. So disappointing

2020-11-30I lived in a townhouse here for four years. I feel this set of properties offers a fantastic value, and I was very happy living here. The complaints mentioned in older reviews have been completely addressed by the current management team. Greg, the current property manager, exceeds any expectation I could reasonably have for property management. The property is good, but his friendly, respectful, and prompt manner of addressing any issue brought to him made the experience great.A few particulars on the property:* The townhouse in which I lived was curiously well insulated. 2020-07-02I just moved out of this complex due to being unemployed from Covid19. That is the only reason I left! I lived here for four years, was into my fifth and loved every minute of it! Its in a great location, quite, clean, and professional. The maintenance staff was always very responsive, kind, and knowledgeable. Greg, the property manager is amazing! He was so helpful throughout everything surrounding the state shutdown, my unemployment, and eventual lease buyout. I really appreciated his customer service. My apartment was a GREAT size for the price, especially in comparison to surrounding apartments. Had a friend in the same city paying the same price for $300 a month more than I was. Highly recommend!

2021-06-15Moved in earlier this year with 2 other people and have had nothing but trouble with the complex from the start. First, we were given an apartment with a kitchen FULL of gnats and had to wait for maintenance to come exterminate them. Secondly, our door and our front window constantly leak out the warm air in the winter and “cannot be replaced” because they “don’t make them anymore.” The icing on the cake to all of this, there is absolutely NO parking after around 7pm. When I called to complain and ask why they are giving out more parking passes than they have spots, they have not even had the decency to call me back once (I have called twice now). There have been various other minor issues and maintenance needs that had to be fulfilled upon move-in, which aren’t worth mentioning here, however it appears that not a single person had even inspected the apartment before it was given to us.This is a great area of town to live in, however, I would recommend looking at another company for your living needs.
