I love living here. I definitely recommend an apartment here. The neighborhood is quiet. Nice area to walk, with hiking trails, the grounds are kept-up nicely. The rent and pet policy are very reasonable. The maintenance team are super-efficient, the staff is courteous and always been helpful. It is a short commute to Wright-Patterson Air Force Base.

I lived here for a year and just moved out in August 2012. Overall it was a great apartment. The pros are a great location, well maintained, a relatively low-crime area, move-in specials, and its got a pool. The cons are lack of storage, rent was overpriced for the square footage, 60-day notice to vacate, and the finishes in the apartment were builder-grade.One impressive thing though, was that I forgot about the pet deposit of $200 after we moved. AM Management sent me a check for the full amount about a month later. Many landlords Ive dealt with in the past would have just kept it.

Overall, a very nice complex and I would highly recommend but it does have a few issues. I ordered new blinds because the ones they had badly fit the windows. The dryer hose outlet was placed in an odd way as to not allow the dryer to be placed all the way back towards the wall and the overall construction is not that great. For example, my towel rack in the bathroom is visibly not level. The guy who hung it must of been drunk.

For $835 I was able to get a Type D two bedroom, one bath unit with fireplace, washer dryer connection, and one car garage.Pros: Management was very responsive to any issues. Maintenance crew was quick to repair or replace when requested. Loved the natural gas heat and fireplace during the winter. Garden tub was very large and roomy. 9 foot ceilings made apartment feel large and open. Landscaping was clean and kept nice during summer months. Maintenance crew did a great job with snow removal. Location is next to Wright-Patterson Area B, I-675, Meijer, Wright State, and very close to the Commons Mall.Cons: Electric water heater a no-go. Natural gas heat is fantastic during the winter months, but stuck paying Vectren service charges during summer months even when gas not used. Bottom line, having a natural gas water heater and furnace would allow for constant usage of gas year round and save on utility costs.Nails popping out from rear deck boards create hazard. Some kitchen flooring tiles were unglued. Air conditioner was ineffective during strong summer heat. Cooking or having parties with several guests caused apartment to heat up like an oven. Air conditioner ran more often than other apartments my friends rented. Small wall passage for washer dryer forced taking off back panel of dryer to allow it to fit, very poor architecture and design. Birds got into the wall cavity and lived between my unit and the upper neighbor; could hear them all day during the summer months. Could hear neighbors talking and playing music below me; not exactly insulated very well. No ceiling fans or ceiling lights.Important reminder; address is Fairborn and was hit with $60 per check in Fairborn taxes; that’s $120 a month. Charter Woods cost $955 a month when including Fairborn’s ridiculous taxes. For that price could possibly rent at The Lakes of Beavercreek, The Enclave, The Promenade at Beavercreek, or the Lofts at the Greene. Unfortunately all these apartments were fully booked when I was searching; plan ahead.

Ive live here 3 years and have enjoyed it. It has easy access to Rt-4, I-675 and I-35 which will get you about anywhere you want to get in Dayton. The apartments lack in storage space but makes up for it with gas fire places, a decent backdrop with a pond/woods, pretty reasonable rent and good responsiveness to maintenance issues. Its also right across from the 24hr gate for Area B of WPAFB which is nice since if you work on base.
