Capstone is a great place to live. Bob is a great landlord and easy to work with. At the time I was looking for an apartment, he did not have any units available. Once one became available, he called me. The rent is very reasonable and the apartment was clean and in good working condition. The property is quiet and well maintained. I would have stayed longer if I did not have to move.
Simply put, Capstone is one of the best property management companies in the country. Weve rented apartments and houses in different states, but we have to say that Bob Prebe of Capstone treated us better than any other.We contacted Capstone while searching for a good home for us (husband, wife, a daughter, and a mini Australian Shepherd) prior to our move to Athens. He was easy to talk to regarding the house we wanted, and did not mislead us in any way. He met with a friend who confirmed (after a good tour of the house) that the house was exactly as advertised. When we moved here, we were excited to see that the house was huge, amazingly maintained, and a bargain for the price. We were very happy living there. We had minor maintenance issues, and Bob and his staff dealt with them swiftly and professionally. We only left Capstone because we decided to buy a house, which by the way, Bob, as a Real Estate Broker, helped us find and purchase. He is really good at that!Our family agrees: you won’t go wrong by renting from Capstone Property Management or buying (or selling) through Capstone Realty Services!
My experience with Capstone was extremely positive. The property offers a quiet retreat only a short drive away from the university, and my two-bedroom townhome felt more like a home than an apartment. Bob was always prompt in his response to email correspondence, and he was exceptionally attentive to maintenance needs - of the numerous quality apartments I have lived in, this was by far the cleanest apartment to move into (cleaned by Bob himself).
Capstone Properties is a wonderful place to live in Athens, Ohio! The owner Bob and his staff are always quick to fix any small issue that may arise. The apartment is very clean! You really get a great value for your money. I would highly recommend Capstone Properties to anyone looking for a great place to live in the Athens area.
We moved in after other tenants moved out, the house had not been cleaned, and was disgusting. Bob actually stated the floor hadn’t even been swept. We dealt with bed bugs being in the apartment behind us, and a roach infestation. Bob expected me to call to set all these things up to have them taken care of, even though that should have been done. Towards the end of our stay here, there was black mold growing in the tub and the floor next to it was sinking in/ rotting. Bob put it off for months, would say someone was coming then put it off for another week, etc at-least 4 times. When the guy came to fix this issue he pulled up the tile, left it in the middle of floor, left our shower completely in functional and ripped walls out. Bob called me stating there was dog urine under the tile. I explained my dog has maybe used the bathroom accidentally once in there, if even that. I also explained how the previous people must have had dogs, as there was a horrible smell, and I had to scrub the tile many times before. This tile was not properly installed, was laid over not one but two older laminate floors. I told Bob the black mold was causing health issues and he told me “ to move out”, so we did. Our security deposit was taken for flea treatments, new carpet, and a million other things. My dog did not have fleas as he was treated monthly and the carpet was so old and disgusting already when we moved in. Bob was a joke and told me that I shouldn’t have a dog, all we did was “party” etc, making assumptions of me. I wouldn’t recommend capstone to anyone.
My fiancé and I rented a small, two-bedroom house a short drive away from OU’s campus and I can honestly say that we couldn’t have asked for a better renting experience! Maintenance repairs were always promptly handled, rent was extremely affordable, the property was well maintained, and all calls and emails were quickly returned. Bob is an exceptionally professional and considerate landlord who genuinely cares about his tenants. I highly recommend Capstone to anyone looking to move to the Athens area!
Ive lived there for around 2 years, and its the best overall value around Athens. Its a short drive to campus and out of the way. Its very quiet compared to living near campus. The quality of the apartments are usually pretty good. Management was good about getting things fixed and in good time. Never had an issue getting my full deposit back. The only thing I didnt like was that rather early in your lease, you are asked if you plan on renewing your lease, and if you dont know, he will sign your apartment to a new tenant. Other than that, good value and pretty solid apartments overall. I would go back there if there was an open apartment when my current lease ends.
Bob is by far the best property manager I have ever had, if not for the job i wouldnt be leaving this house. Not only is he the nicest, he is also the most user friendly property manager ever. Period.Capstone also has the best maintenance staff around! The very few maintenance issues weve had were dealt with very promptly and professionally.Could not recommend anymore than I already have! If there were 6 stars, they would definitely get that extra one.
My wife and were relocating from California to Athens, Ohio for one year and when I contacted Bob Prebe about Capstone properties he helped us find a beautiful place at their condos in University Estates just minutes from the University. The two bed, two car garage we rented was truly a fantastic place to live for the year. It was quiet, clean and wed frequently see deer in our back yard. Bob at Capstone was always on top of things and very responsive to our needs. I couldnt recommend renting from Capstone enough!
My wife and I loved living in Capstone. Whenever we had a maintenance problem, the staff responded quickly. Bob is a great landlord: upfront and honest about how much rent and related expenses were per month. We had to move to be closer to my wifes work; otherwise, we would have stayed in Capstone until I finished my PhD in 2021.
Capstone is a great value - you get a lot of space for your money. Its quiet, a very short drive from campus, and Bob is a very kind and fair landlord. The units are really, really energy efficient, so our utility bills were always extremely low. Located right in front of a quiet neighborhood, so if you like to jog or bike ride, youll have plenty of space. Also right next to small grocery store and a gas station, which was convenient. The only downside is that if you get an un-renovated unit, as I did, the apartments show their age. Also, there were no lights in our portion of the parking lot, which made it very dark at night. Maintenance was also hit or miss, depending on what you needed, but they always did come and fix the problem.Not sure what they other reviewer is talking about with their deposit. Its pretty common practice to be charged a small fee for things like carpet cleaning, and I got almost all of my deposit back less than 30 days after I moved out. Take care of your unit, and youll get your deposit back!All in all, a great place for grad students or a newly graduated professional to call home while in Athens, especially if affordability, quietness, and space are your main priorities.
Bob was excellent at replying to emails or calls whenever we had a question or concern, and was always courteous and helpful. Overall we had an easy and pleasant experience with Capstone, after living in 2 of their properties. Our second apartment was newly remodeled and very clean. My only complaint is the maintenance/remodeling crew...they didnt quite seem to know what they were doing! We had several things installed improperly...shower knobs backwards, my first apartment key didnt work the first time because they had installed the wrong lock, and our outlets werent grounded right in the second place. Minor problems only. I would recommend Capstone!
I moved to Athens for a 3 year graduate program in art. I moved every year-- mostly because of location, etc. I never had a bad landlord. However, the Capstone Property apartment was my favorite, and the apartment I wanted to leave least. It had a great location, friendly neighbors, and good lighting. Bob was good about getting things fixed, and I cant think of any real complaints about the place. Ive since moved from Athens, and I miss it a lot-- especially that apartment!On a side note-- I can vouch for Bob and say hes a nice guy. I had some artwork being shipped back to me after a show just as I moved. The gallery mistakenly sent it to my old address (the capstone property), and Bob was kind enough to get in touch with the current residents and see if theyd received the package. They had, and they returned it to me.
My wife and I lived in Capstone Apartments for almost 5 years. They were very fast at responding to any maintenance needs we had. In a town with a lot of crappy landlords it was great to rent from a company who actually cared about its tenants and properties. We purchased a house and were allowed to get out of our lease with no hassle at all. We also received our FULL security deposit after moving out.
We lived at capstone for two years and had a good experience. The management was accommodating and typically responded quickly if we had any issues. Very spacious and roomy with three levels (basement with washer and dryer), main level with living room, 1/2 bath, and kitchen, and the top level with both bedrooms and full bathroom. Very affordable especially for the space you get! Highly recommend! Floors are fairly creaky so you can hear your neighbors walking around but usually can not hear voices of neighbors at all!Mailboxes are covered and there is a covered back stoop. Very reasonable and comfortable townhouses.
A great and quite apartment. Just a short drive from Athens, Capstone offers a large communal green space and community gardens. The property managers were quick to respond to all needs. Everyone was friendly. Neighbors had kids. Very dog friendly. I liked seeing the happy cows in the pasture nearby. We never had bad smells.
The location of Capstone is pretty convenient. It is just off the highway with gas station and small grocery store nearby. It was convenient for me when I forgot to fill the gas tank and my fridge after my trip home on weekends. The price is affordable. I would definitely recommend it to you if you want an affordable place. The place (at least the apartment I stayed in) was kept reasonably clean when I moved there. Overall, it was not a bad place if you are just looking for a place to stay for the few years you are in school.
I lived at Capstone for about 4 years and overall it was a great experience. I lived in one of the townhouses in Capstone village.Bob and the maintenance people were always on top of things and easy to work with. The location was far enough away from campus that it was quiet, but close enough that you can get to uptown Athens in about 7 minutes.The only downside I can think of is that (at least when I lived there) it seemed like the apartments werent totally insulated and youd lose heat/AC during different times of the year. So heat/electricity could be a bit price-y, but then the townhouses are also pretty large which factors in to it.Overall, great experience and you probably cant do much better in Athens.
We were shown a property in Guysville….the pictures on line showed a beautiful rental property. The pictures were very old and when we arrived at this property it was in much need of repairers! There was a pool which looked as though it had not been cleaned for several years. Very disappointed!
We lived at Capstone Community for about a year and a half. The kitchen and bathrooms were newly renovated before we moved in! Bob worked with us when we needed to leave early because we bought a house. The garden space was amazing in the community garden. I would highly recommend Bob and Capstone Properties!
Capstone properties gave us what we were looking for, in terms of being slightly off campus, but not too far. The property management took care of our problems in a timely fashion and treated us with respect. We received most of our deposit back as well (which is uncommon in Athens). There is a small, relatively short trail located on site, which is great for walking pets or taking an afternoon walk in the summer. Having a grocery and dollar store just around the corner is nice as well. The only complaint I have is in regards to the interstate noise, which is probably irrelevant to most of the apartments at Capstone, but our apartment was right on the highway.
The apartment/townhouse was excellent value for the location and condition, situated in a quiet neighborhood at CR38 and US50, a few miles SW of Athens. A small shopping area featuring Dollar General Store, a drug store/pharmacy, hair salon, tanning salon, and gas station are within walking distance. Traffic noise from US 50 a few hundred feet away was sometimes noticeable, but never bothersome to me. People very sensitive to traffic noise might object to units that face the highway.The management office and maintenance personnel were friendly and responsive. I had a special need for a short-term lease, which Capstone was able to accommodate due to a last-minute vacancy.As a small rural town dominated by a major university with high demand for rental property, I would not classify the area as renter-friendly. Capstone was in my case a welcome exception, proving to be both friendly and flexible. Capstone was the only place that responded positively to my inquiry about a six-month lease, and one of the few that even bothered to respond at all.
I rented from Capstone for 2 years. Bob was great at responding quickly to any maintenance requests or concerns. My husband and I were looking to buy a place near Athens and Bob even helped us find our new place! I would definitely recommend Capstone to anyone looking to rent in the Athens area.
Rented a nice condo in a quite area less than 5 minutes off campus with a great view. I have had a couple of bad experiences back in college so I was nervous to be renting again. Great experience with this group. I needed a place to stay for 6 months while waiting on my family to move to the area. I was so happy with the ease of our relationship that when I found out the owner had a realty license as well; I asked him to be my realtor and refer anyone I hire to call him before looking at other sites. Great businessman, if youre looking for a place to live for short or long term you NEED to give them a call 1st to see if there is anything open.
The greatest experience Ive had with a rental company. Bob is very up front with expectations and is very friendly. The house I moved into required A LOT of work and I needed things done within 3 weeks. Between the hard work of him, his crew and myself, we accomplished the timeline with time to spare. He purchased custom blinds (almost $500 worth), laid NEW carpet at our request and every time Ive call I get what I need within a day or two. I highly recommend this company and Bob. I was in the military for 7+ years and moved quite a few times in the process and this is easily the BEST company I have ever dealt with. You can make their rental house your home without fear of being scrutinized. I have one 1 con and that is with re-signing the lease. You have to declare your intent 180 days before your lease is up which I not fond of, however, barring a complete financial collapse on my part Ill be here for a very long time.
When moving to Athens a little more than 5 years ago, Capstone stood out in my web search as having everything I needed. Bob worked with me to make sure I would have access to my place when I got to town, even though it was after hours. During my first year there they redid my entire kitchen which was a very nice upgrade. After an amazing storm the tore off part of my roof, the crew was there in no time redoing the whole back bedroom and bathroom that suffered damage. Bobs first inquiries, though were related to my well-being and if any of my things were damaged, not about the building. The last two years they put in a neighborhood garden that I enjoyed immensely. It was a very friendly place to live. I would still be there if it were not time to have my own place.
Bob is a wonderful landlord. Patient and professional. He had all of the problems fixed in a timely manner and made sure the work was to my satisfaction. I spent almost 4 years in 2 Capstone apartments. They were comfortable and well maintained. I would highly recommend them.
We rented a small small house in a country setting a few miles from downtown Athens for about two years and it was wonderful! The landlords were very attentive when we had a problem and always returned our emails promptly. All around it was a great experience! Highly recommended!
I really like living here (~2 yrs). It was pretty quick to get to campus and downtown (not in walking distance though). Even though its just a mile down the highway, its just far enough along that everyone you see wandering around the complex are your neighbors. Bob was friendly and quick to get repairs taken care of. I was able to get my full deposit back including the pet deposit. Very pet friendly.
Not willing to work with you and will waste your time and not tell you up front that they dont want to deal with it!! I feel like I was discriminated against because I have hud. I only have a limited time to find a place and he (David) wasted almost two weeks because he couldnt tell me upfront he didnt want to figure it out. You would think you would want to put a family in your rentals because they will be there longer than students. Not discriminate against familys.
During my undergraduate school, graduate school and professional journey, we lived in 8 different rental properties and very few property management companies stand out. I was referred to Capstone Property Management with Mr. Bob Prebe, by a fellow medical school student and has been the best experience. We lived in a small unit in Albany with great neighbors who were kind and courteous; we were invited for football games and provided us with Wi-Fi. When one of my neighbors complained to Mr. Bob of a damaged window in our Tri-Plex, he decided to replace all the windows, even though our window seemed new, so, that the Tri-Plex can have uniform set of windows; these windows were not cheap. He also, replaced our screened door, when we asked for it and few weeks later, my neighbors doors were replaced. I believe whatever we asked for in the apartment, he would have accommodated it, but, did not want to take advantage of his kindness. Due to unforeseeable circumstances, we had to break the lease and he allowed us to break it without any negative consequences. I decided to give five stars, because, Bob Prebe is the most kind and understanding property manager that Ive ever met and many times, good experiences go unsaid; therefore, I want to share mine.
Bob Prebe is the the best landlord we have ever had. He is flexible and is willing to fix anything that needs replaced. My husband and I have had a really rough few years. Capestone has always been so supportive and understanding. If you take pride in the property and just take care of it. They are more than willing to do whatever they can. We had a busted sanitary line in the yard. Fixed with in two days. We needed blinds and they were sweet enough to get them for us. We needed more light in the basement. Kent came out and installed a few more. They really let us make the property our own. We have been here 4 years now. We will be moving soon due to my husband getting a job up north but, If you want a great landlord go with Capestone. We are so sad to be leaving because we know we will never find a better landlord.
During the process of relocating from NC back to OH, we stumbled across Bob and Capstone Properties. We are certainly glad we did. We very close to having to sign a high dollar, long term lease due to lack of rental home availability. I explained to Bob our situation and he immediately went to work and we had a short term rental within a couple of days. This community is a nice, quiet haven that is the perfect distance from downtown. My wife and I could be to court street or the university in seven or eight minutes. Bob is always willing to chat and hear if you have any maintenance requests. We really enjoyed our few years living in the community.
We lived in the property for two years, and enjoyed our time there. Ample space, and the bang-for-the-buck was as good as youll find in Athens. Close enough to town to get there quickly, but far enough away to not feel caught up in it all the time. We referred many people to the property, and would recommend it to others as well
Ive lived in various places in Athens for 10 years and they are, by far, the best landlords. Affordable, professional, and they take care of tennents. I rented from them for 4 years & only left because I had to move for work & they didnt have properties where I was moving. If I ever move back to the area, their properties would be my first choice.
We have friends that live in these apartments and we have considered them ourselves. However, the safety of the area is very concerning. There are many apartments in a condensed area and there is VERY little outside lighting. It is very dark to get to any of the apartments at night and is unacceptable that there is no public lighting in the common area or parking areas. I dont consider living there because I dont feel safe walking in that area with that many people as a woman by myself at night. It would be a much better area is lighting was added outside. The apartments themselves are fine and there are no other safety concerns - the outside light is just a huge need.
I wanted to rent from them. They had a beautiful home that was available right when I was looking to rent, however I never got the chance to even fill out an application. Their website doesnt say which properties are available when, so you have to call the office. I am pretty sure they only have one person working there because the same person always answered the phone. There were many occasions when I called and all I got was Yeah let me call you back. And then I would never get a phone call back so I would call again a few days later. When I finally got out to view the house, no one was there to show me the property. The only person who was there was someone doing renovations on the house and he couldnt answer any of my questions. On top of all that, no one told me I couldnt park my car on the side of the street I was on (there were no signs either) and I found a tow truck outside about to take my car when I was leaving. That right there REALLY turned me off to this company but I loved the house so I called the office and told them I was interested. Once again, I was told let me call you back. And heard absolutely nothing. I figured if this is how they treat potential renters then there was no way in hell I would ever rent from them. So even though they have nice properties, the company just seems very unprofessional and like they have no idea what they are doing.
Excellent experience renting from them! Super responsive and very friendly. I received a reply to all my questions immediately, I got all my deposit back, and any maintenance concerns were addressed as soon as possible. Wish all my renting experiences were like this one!

2017-01-03I rented an office from Capstone Property Management at their Center Albany location and was very happy with my experience. The management was friendly, flexible, easy to get in touch with, and responded to requests quickly. The rent was very reasonable and affordable - before I decided on an office at Center Albany, I looked at other properties and Capstones blew other places out of the water in terms of all the amenities included in the price of my rent. They seem to care about their tenants and their properties. I would rent from Capstone again!

2020-08-03I lived on a Capstone Property near Guysville for two years and I can say this rental agency is one of the best in the region. Bob (my landlord) was always quick to respond to issues and addressed any concerns. If you are considering renting in the Athens area, please consider Capstone. I can personally attest to their excellent reputation in the area.

2014-09-02We had a great experience living in Capstone for a year and a half. The property was well maintained and we did not have issue with the 7-8 minutes drive to town. We wanted to rent a bigger apartment with ample storage space, and the townhouses fit our needs perfectly. The office manager, Bob and his maintenance team are all nice guys, and are easy to work with. Non-emergent maintenance could be slow sometimes, but there were not many issues during our stay.

2019-11-22The best rental experience I had in Athens!I have lived in Athens for 10 years, both attending Ohio University and working in the community and Capstone was the best rental experience I had. I entered the lease via sublet, and was able to extend it for an additional year with ease. Maintenance requests were addressed promptly. When leaving my lease due to purchasing a home they helped facilitate finding someone to sublet for the remainder of my lease! 10/10

2019-10-09I was very happy with my Capstone rental experience.This is one of the rare companies that understands that pets are part of the family, and I was able to pay a small fee to have my two pugs. That feature was the reason I went with them; but they also turned out to be great landlords in all other aspects. The rental team was always quick to respond to any issue. When the dryer broke, there was a repair guy the very next day! I enjoyed the house very much. It was clean and well kept. I would have stayed, but I purchased my own home. I recommend this company to anyone searching for a nice rental.

2019-04-30My wife and I lived in Capstone Village Apartments for 6 years while she worked her way through grad school and secured a job at OU. We had many positive experiences with the staff, maintenance crew, and neighbors in the area, while raising our two children. The prices were the most affordable when compared to what we found in uptown Athens, especially considering the size of the apartments available. Our landlord, Bob Prebe, was always quick to respond if we had any questions, concerns, or maintenance issues. I highly recommend renting from this company, whether you are a college/grad student or just starting a family in the Athens area.

2019-02-28I had a great experience with Capstone. They were always responsive and answered my maintenance requests quickly. I transferred for a job but I would have stayed longer if not for moving. Bob also helped me with my transfer and went out of his way to help me to find someone to take over my lease.Would definitely recommend to anyone looking to move in the Athens area.

2017-02-16I lived in a Capstone property for 7 years. Bob made every effort to fix issues with the apartment as quick as possible. He made improvements to the apartment to make it a better living experience including adding an air conditioning unit and improvements to heating while I was there. I really have no complaints from the entire time I rented from them. He chose quality tenants so I never had issues with loud neighbors. I also received my entire deposit back (minus last minute utilities). I was a graduate student in the biology department and I know nearly 10 other graduate students who used Capstone and I never heard a complaint from anyone about them. I would say it is one of the best places to rent from in Athens.

2018-04-30Spent two years at Capstone when I returned to Athens, was recommended to Bob Prebe/Capstone via a friend who I attended Ohio University with. Very easy to work with Mr. Prebe when I needed housing on short notice with employment offer. He had a unit available a few weeks after I was planning to move to Athens, but accommodated me in another place for the gap period. Both properties I stayed at were within easy reach of the City of Athens and the highway.Any issues were quickly taken care of, and full security depots was returned well within the advertised 30 days. Was a great pleasure to work with Bob and everyone at Capstone, and would gladly do business with them again!

2017-05-06My partner and I rented a townhouse from Capstone site unseen and moved to Athens having never been there. Bob Prebe, our agent and property manager, was helpful and responsive throughout our search for a home, and he advised us well. We were pleased with our townhouse in Capstone Village, and liked the quiet an out-of-town location afforded. We loved being on small farm roads so we could walk out dog or ride our bikes. Bob was a great property manager - quick to respond to issues and to send over someone to resolve them. The townhouse itself was spacious, and actually let in more light than the relatively few windows anticipated. My favorite features were the pink and blue showers - details that made what would feel like a cookie-cutter home a bit unique. Overall, Capstone supplied us a two-year stress-free rental experience.
