My husband and I applied and for the price its pretty high..they have taken 2 weeks to complete our application and still havent. They never answer phones..they dont keep you updated on your application overall they sound like unprofessional management that isnt doing there jobs correctly. Glad I will not be renting with them, I dont recommend anybody to go thru this property. Luckily we found a nice big 3 bedroom house and knew within a day of getting approved. Thats how it should be. You guys are awful!
I have had a problem with my apartment almost every month of my lease. When i moved in, Sam was transitioning into the apartment manager, replacing Dee. Sam does not seem ready for this job. Whenever I went to her about a problem, she didn’t do anything about It. She seemed pretty clueless. Candace is the only one that ever solved any problems. I lived here a separate time in 2015-2016 when Candace was training to be a leasing agent. Ever since then, Candace has been my go to girl. She is so nice and friendly and gets along with everyone. She gets the job done for sure, but being the leasing agent, she can only do so much. She’s always been nothing but helpful and she’s always smiling even when she’s had a bad day. She is great with people. I met a woman named Laquita or something like that and she is so rude. I’ve never seen her be friendly with a tenant. My air conditioner went out and I went over there to tell them and she instantly gets mad before I say anything and says “what! What is It now. What DIDNT they do this time!?” I’ve had problems with leaks, when I moved in my carpet was saturated in cat pee, the carpet had rips and tears, the linoleum in the kitchen had holes in It. I have a mouse problem, I’ve got black mold in my bathroom, just one problem after the other. There’s police here flashing their lights and going through buildings almost every night. I don’t know whether I should feel safe that they’re here or scared that they have to keep coming out. The only thing that’s made my stay here worth It is Candace’s great customer service and willingness to work with you and solve your problems to the best of her ability.I definitely will not be renewing my lease here and will not be recommending this place to anyone.
4.5 years I go to renew and get met with attitude. I was willing to renew. I talked to Candice, she was awesome as always. I changed my mind after talking to the staff the next day. Rude rude rude I would never rent from that office. It was nice the first 3 years, dirty now hallways a mess, smelling of pot,dog hair and peoples junk in the hallway and outside. I will never rent from Monarch ever again. Bumbs stay away. Oh and mice they never did anything about.
Id love to know why annual inspections need to be done several times a year. What about the MANDATORY cable package that you cannot opt out of. How about all the other added fees on my rent? My $550 rent turns into $700 rent because of all your fees. Save for pet rent, all of them are bogus. Managers are nosy, rude, and not helpful at all. Neighbors are loud college kids who seem to forget they have neighbors when it comes to their intimacy and weed problem. Neighbors leave their trash in the hallway or their junk furniture in parking spots near the dumpster. Theres been an old couch sitting next to one of the dumpsters for months and nothing has been done about it. The parking lot is poorly lit and dangerous. Theres not enough parking for everyone, and I often have to park at another building and walk in the dark to mine. Id advise an interested renter to go literally anywhere else.
My daughter applied for an apartment at Breckenridge with me as a co-signer. They took $50.00 from each of us for an application fee plus $50.00 to hold the apartment. They said everything on the application look good up until a few hours before she got the email that she was denied. That took 2 weeks to get an answer. We have emailed and left a message about the refund for the $50.00 hold. No responds. I have now disputed the $50.00 worth my credit card company. This is really a racket. Take all this money for application fees and then reject them. What a moneymaker for doing nothing but ripping people off. Stay away from this place!!!So Breckenridge is so sorry and wish my daughter the best, why wont they give me the $50.00 deposit back. Not the $100.00 application fee, I understand that is non refundable but I have every right to get the $50.00 back.
This is my first apartment on my own. I am very satisfied with the friendly staff in the office and on sight maintenance staff. This apartment was way more than I expected. The second bedroom for my kids Is way bigger than I hopped it be. So glad if I have an issue or consern. The staff and managers at this place is willing to help and work with me. I love it here. Cant wait to try the pool out this summer. :-D
The maintenance here is non-existent. I filed a maintenance request two weeks ago because my toilet was running continuously, wasting hundreds of gallons of water a week. When I submitted the maintenance request I was emailed:Dear Resident, We have just received your work order request—thank you! It is currently pending review, and someone from our office will contact you shortly.Again, this was two weeks ago and I have not been contacted, nor has a maintenance person come to my apartment at any point. After waiting weeks and wasting thousands of gallons of water I finally just went to Home Depot and spent MY own money on the parts to fix a toilet that THEY are responsible for maintaining.You may save some money by living here, but the frustration is not worth the savings. If I was currently looking for a place to live again --My lease isnt up for months yet.-- I would spend a little more money to live somewhere that actually bothers to maintain their apartments.
I have lived here for two years, we have filled for multiple maintenance orders our window seal is broken all around the window and crumbles also leaks when it rains.They have landscaping done at 8am so it will always wake up small children. There is multiple spots where there is black mold we have filed an order for this also and were told to just scrub with a warm rag all of our outlets are so loose plugs fall out everytime.
When we moved in 2 years ago this place was great. The management and staff were all super helpful and friendly. Some of the neighbors were crazy, but not much you can do about that. The apartments were all kept up maintenance-wise (except the guy they previously had flipping apartments painted our bathtub! WHY? Why would you do that?). The grounds were clean, it was obvious that the staff cared and liked being here. It’s been like that for the last two years.But then Dee left (traitor!) and... She came. She. The She-Devil. The most arrogant woman I have ever met in my life (and I work in healthcare). Samantha is, by far, the worst property manager I have ever had. The staff are utterly miserable. The residents are miserable! She began her reign of terror by instituting weird rules and fees. The grounds are now nasty af, litter is everywhere. If she doesn’t like you she will find reasons to add fees to your rent. I am having to pay extra pet fees far beyond what anybody else is having to pay, for example.When we hit about second winter/mud season, she targeted our building for smelling weird. It smelled like wet dog. There are a lot of dogs living our building. Dogs go outside in the relentless rain/snow and get wet. Then the smell comes in. Or maybe it has something to do with MANAGEMENT CONSTANTLY PROPPING OPEN THE DOORS AND LETTING RAIN AND SNOW AND WILD ANIMALS INTO THE BUILDING, SAMANTHA. Anyway, so she decides the February Fire Inspection shall include a cleanliness inspection, because adults must conform to whatever her standards are, right? She comes into our apartment, sees my cat lounging on the coffee table, sees my statue of Bast, and thinks, “Oh, they have two cats,” and procedes to overcharge me for months.Don’t move here. Avoid all Monarch Investment properties. Save yourselves.
Lousy. Maintenance was non-existent. Pest control was paid for but never seen. Mice holes. My roommate went through two units with a ceiling cracking and mold. Went half the lease with half the stove-top not working, despite putting in a maintenance order. In new hands now, so Id make sure before signing a lease that you ask what they did to the maintenance team. Watch out for the cable they sneak into your lease, and ask for what utilities you pay before signing.
Current resident of Breckenridge Apartments, overall its a typical Fairborn apartment complex. Extremely loud neighbors, people blaring music at 3 am on a weekday, people screaming at each other in the parking lot. The apartments though are nice, baseboard heating and unfortunately one air conditioning unit in the living room, so the bedroom gets extremely hot, wise to purchase another air conditioning unit. The faculty is amazing, Candace is the sweetest human on the planet, love her to death, shes extremely friendly and knows what shes talking about. Washer/dryer hookup, meh amount of counter space, the large living room is my favorite part! The only reason I didnt give this place a 5 star reviews is the amount they inspect the apartments, Ive been here for 4 months and theyve already came and inspected 3 times. I feel its a bit invasive of my privacy but I guess its their policy and maybe seeing all of the negative feedback theyll back off a bit. The cable is included in the package which is STUPID because most college students more than likely arent going to use basic cable. I recommend Breckenridge as the apartments you should check out if youre looking to stay in the Fairborn area.
Wish I could give this place 0 stars. This is the worst place Ive ever lived. Terrible maintenance. Terrible office. Terrible apartments. Rent is advertised at $569 for a one bedroom and $589 for a two bedroom. What they dont tell you is that they charge you for maintenance they dont provide, pest control they dont provide, utility billing, and cable is mandatory and cant be removed for an addition $40 a month. Total rent is a little over $700 for a two bedroom. God forbid you have a financial issue and need to be 2 days late on rent or have an issue with it pulling from your bank and its $30 for returned payment and $125 for late fee. If you dont comply with their letter about your late payment or cant pay within the three days required? $300-400 in legal fees and eviction. This place is garbage. You want a good place to live around here? Go live at Ivy Manor. Would never recommend this place to anyone.
Three years ago this place was great but they have gone to hell! There is not enough parking. The parking lot is dark. Everyone has Pitt bulls and dont put them on leashes and dont pick up after them. The grass is splotchy and there are large mud spots. People throw their furniture beside to dumpster and it dont get picked up for weeks. They have NEVER cleaned out the shared dryer vent (this is a fire hazard) neighbors sell drugs and play loud pounding music at 6am 2am .. the halls reek of pot. They advertise that rent as 550 but once they are done tacking on fees its 700. There are broken crack pipes in the parking lot. It is not somewhere I want to raise my child !
THIS PLACE IS A JOKE!!!!!!!! Seemed like a great place, until I actually started living there. Like other reviewers have mentioned, the place constantly smells like marijuana. There are other obvious drug deals frequently going on as well. There were always bed bug scares with new tenants, and no one ever seemed to live there long enough to even unpack. Noisy, unsupervised children. The pool was never open. And STUCK UP staff in the office. Constantly over-charged with little to no explanations, and nothing ever got fixed. Thrilled toNo longer live there.
Ive been there a while month my toilet clogs daily and has spewed over the floor and into the downstairs apartment multiple times when I call u get yelled at and accused of stuffing I dont know what down the toilet, I felt very disrespected by Dee who stayed they never had an issue before I moved in. Upon apologizing profusely to the neighbor below he stayed the problem started At least 4 months prior to my moving in and there apartment smelled of waste and mildew because theyve never come to clean the mess down there. BTW 2 flushes after maintenance left my toilet is clogged yet again so we use the gas station because I dont want to flood the neighbor and I certainly dont want to be yelled at! Feeling frustrated!!!!
Under new management, as of the latter days of 2013, this apartment complex has undergone many positive changes, including better maintenance, cleaner grounds, and better neighbors. One of the most important contributions to these changes is permanent office staffing. The previous management group changed management staff every 4 - 6 months, using the excuse that the previous staffers were liars to explain every shortcoming.This is no longer a problem. The leasing agent, Dee, is forthright, honest, and truly helpful. She gladly works with any future, or current, resident to address problems or concerns. Dee helps make living at Breckenridge a great experience once again.
As a Wright State student working on a budget, splitting the rent with a roommate makes for a very affordable option. Good size for the money, and the unit was well cleaned when we moved in. Office staff and maintenance has always been prompt. The unit is fairly quiet, I dont hear my neighbors often, and when I do it is usually because of their dogs or their music turned all the way up. Even then, its fairly muted.There are only a couple of issues I have had, and those can be attributed to typical apartment living. One is the drug use, I can smell marijuana in the building fairly regularly in varying degrees of potency, but it doesnt seep into my unit unless its particularly dank.Another is a mildew/dampness issue that we experienced during the summer. Due to the high humidity and frequent rains, our carpet as well as out furniture was often slightly damp. There was also a buildup of mildew under the sinks in the bathroom and kitchen. However, in a sub-basement lower unit this wasnt too much of a surprise. Apparently it was a problem all over the complex. We were given a dehumidifier and maintenance came as soon as they could.The biggest drawback is that they force you to have Time Warner cable. Not having cable is simply not an option. As a result, to get internet I have to pay for a time Warner cable package which is redundant to the service that is already required. In essence, I am wasting that money per month they automatically charge me, since to get internet I also have to have a cable package through TWC.I have lived here for almost a year, and had no second thoughts about renewing for another year.
I love Breckenridge Apartments!!! The apartments are nice and roomy!! They are also so kind and understanding and caring. Candace and Dee you guys are awesome and Great office personnel. I strongly recommend Breckenridge Apartments to all my friends and family for all their sheltering needs!!! They are super wonderful.
I just wanted to say that I have had the pleasure of living at Breckenridge for a little while and everyone in the office and maintenance has really turned this place around,. I’m really noticing how much these people care for this property. Every time I have an issue or a question I call and speak to Kelsie (not sure about spelling) at the office and she ALWAYS is very nice and personable and I really enjoy the experience each and every time. Thank you to all the staff at Breckenridge your awesome!!!!
If you would have asked me a month ago how I felt about this complex, I would have given at least four stars. However, since my sister and I fully moved out on the 6th (the last day of our contract) and we received a bill dated for October 15, with numerous charges that they wont discuss, I am giving them one star. The following is why...1) Continued drug problem. The premises claims to be drug free, and yet, marijuana can be smelled at all times. Threats posted on the doors dont do anything.2) Invalid charges. When my sister and I moved in, we selected the apartment we had because the carpet was not new. We knew we planned to get a pet and that the pet might have accidents. We were assured that the carpet wasnt new and not to worry about anything because it would be replaced after us. On Monday, we received a bill for various things, including carpeting that they claimed to be new. Im not sure how carpet can be new when it has furniture marks on it from the previous tenants.3) Continued invalid charges. My sister and I were also charged going through the end of the month, as though we were living there for the entirety of October. However, seeing that the letter was post dated for October 15, this clearly wouldnt be the case.4) Inability to respond to contact. I have called Breckenridge three times. I left two voicemails and the last time, the phone was answered, but there was no sound. Clearly they do not wish to talk to me. Im not sure I would talk to someone I was lying to either, especially when it comes to charges that total up to more than just a few hundred dollars.Moral of the story, dont rent here. Period. I used to sing this places praises. I sent people here in droves. And now this? I dont think so. This is pathetic.Breckenridge, if you want to make this right, you need to contact me. Period.
This property has been through its fair share of transition. The new staff in the office and awesome maintenance seem to be eagerly working to turn any issues Ive seen around. I will continue to suggest this complex as a warm place to call home! Happy New Year- 2019 will be a wonderful year for all here!!
I gave it a 3 only bc I ended up picking a different complex so I dont know everything about this place. I did want to say how wonderful Candace is. She was so nice and very helpful when I came in to look at an apartment. She put up with all my emails and many, many questions and was always nice.
They are taking forever to go over my application. I currently do not have a permanent place to lay my head due to the recent tornado and I am annoyed. I need somewhere to and for the price, I thought Breckenridge would be good and fast. But I guess not... they dont seem to care
My son is living there with his family for 4 years, they wouldnt renew his lease so they found and bought a house. My son then asked if they could get out of a half months rent and they wont let him. Wont let him stay there and wont let him out of a half months rent. Very disappointing for a business.
Constant drug problem. Dirty grounds. Surplus of water damage that was never addressed, despite the 7 calls to the office. Unexplained charges on last bill during move-out. Would never answer the phone or return any voicemails at that point. Started out loving the place. Moved out hating it.
The worst place to live in Ohio. The main office is money hungry. If youre looking for your first apartment I insist you try somewhere else. During my first 3 months living here I paid 3000 for rent and light. Please People to avoid a lawsuit stay Away From Breckenridge Apartment
The worst apartment complex you could ever live at!! These people dont care about anything other than getting your money each month! I lived there for a while and I had several maintenance issues that came up and nothing was ever getting fixed properly! Probably because the maintenance staff walks in off the street and gets hired without knowing the first thing about fixing something! There is mold and mildew in the apartments. The halls smell of trash, litter boxes and burnt food! Kids run up and down the halls and no one cares! The pool is closed more than it is open because the residents dont care what they do to it!! Just a bad, bad, bad place to move to!! You would be better off living in a cardboard box in an alley in Drexel!
Ive been at Breckenridge now for 3 years , and Im home .. I feel safe , they have always taken care of Me , when I had surgery they put up a rail to help me get up those outside steps and gave me a handicap spot right in front .. I could not ask for a better home to live in .. Oh and ever since u got rid of that other women and Candice and D are there , everything is so much better .. Thank you Ladies for everything.
I dont live there yet but I went for a tour today with Candace . Hey she is awesome and D they came in making jokes and Christmas music was on .. the only thing I hate is that bulk bill why is it so much .. I mean rent was 599 but 120 extra for cable I dont need .. smh but the environment is awesome .. I will be back girls
Me and my wife have lived here for over a year and we have had so many problems with our apartment it’s not the best place to To live they don’t do nothing that you asked them to do our ceiling was chipping in my one year-old was eating it and all they want to do is caulk it and we have black mold growing in our closet I have three little kids all the under the age of 10 my newest baby which is two months old I’ve called the health department I’ve called the building inspectors and they don’t wanna do nothing about it so if I were you guys this is not the place to move if I can give negative stars they will have 10 negative stars f*** this place
This is the absolute worst place I have ever lived they are completely money hungry. The maintenance there is terrible the office staff is rude. There were rodents in the walls and I legit watched a raccoon crawl up into the building one night. I had the cleanest apartment in the whole complex even got complimented on it by the staff and they still took my entire security deposit. I had to clean the hallways by myself my guess would say that it stinks in the hallways. They make you pay for cable even if you don’t want it.The rent is never the amount they say it is. I rented a carpet cleaner bought brand new cleaning supplies and removed all the trash from my apartment for them to charge me multiple cleaning fees on the day of move out. Don’t move here it will be the worst thing you’ve ever done
If I could give this place 0 star I would. They are beyond money hungry. My sister Just moved out In June. I helped her clean the unit from Top to bottom and they charged her an outstanding amount of clean up charges. Their hallways stink and are dirty. They dont explain all the ins and outs of how their leases and move out procedures work. They have crickets in their units. Its ghetto out there and not worth what they ask for every month. Im glad she moved.
This place is money hungry. Please do not move here. They charged my Fiancé an outstanding amount in cleaning fees when she moved out when I helped her clean the whole house and carpets before move in. They put my fiancé in a horrible unit def was not anything like the model they showed. When she moved in the carpets were still dirty, greese stains on appliances and not properly cleaned. DO NOT MOVE HERE YOU WILL REGRET IT

2022-03-22The management has continued to get better and better since I first moved in 5 years ago. Liz, Kelsey, and the whole maintenance team are fantastic individuals. Thank you so much for making our stay so welcoming and amazing. They really take care of their tenants. Thank you for allowing our band, My Dark Reality, a home and not for kicking us out when we jammed hahaha. Much love y’all ✌️😁👊🔥

2021-12-07This place cares NOTHING about the tenants. Money is their only concern. Even if someones health is involved, they dont take ANY steps to resolve the BLACK MOLD issues in the apartments. It aint about spraying bleach to cover it up. It goes waaayyy deeper than that. Yet they still want money. The place needs condemned.

2018-12-01If youre thinking about moving here because its a budget place- DONT DO IT. DO NOT. THERE ARE SEVERAL REASONS TO NOT DO IT. These people are lucky they have Candice in the front office because her charisma is literally the ONLY thing keeping this place going.The apartments themselves are hit and miss. Severe leaks from rain, mold problems, communication issues, unlivable conditions, maintenance is understaffed, and a lot of false hope given from the front desk. I could go on, and on.I absolutely hate it here and would NEVER recommend it to anyone because you have a chance of getting an unlivable mess or an actually stable apartment.Its been a nightmare since we moved in. If I had to choose one word to represent Breckenridge itd be unprofessional.Pictures below are from various points of time since move in date.12/1/18- Theyve completely cycled staff in the maintenance, office, and Im assuming almost every other area-They seem more responsive, but Im genuinely exhausted with this entire complex and their parent company should be ashamed allowing Breckenridge to struggle with basic resources-(examples: Fixing a roof when its broken? Replacing or just cleaning carpeting when new tenants move in? Fixing appliances that arent functional? )This place is definitely NOT worth the price tag.Having the maintenance worker explain to me that other apartments in this complex have it worse is horrific.I cant wait to move.

2019-11-22I have lived here for 4 years, it started out nice but when management changed around a year ago it went downhill. I currently havent had hot water for 2 weeks and maintenance is refusing to properly fix it even though I have a small infant and need proper hot water for the cold weather. They have updated some of their apartments (they update as residents move out Im assuming), but due to my recent issues with maintenance I will not be resigning my lease.

2019-01-04The new office is staff is amazing, they actually take the time to listen to any issue you may have. Maintenance is quick and will fix things right the first time. Love living here and will definitely be renewing my lease this year and for years to come.

2020-09-03Stay away, staff is more interested in sleeping with each other than doing their job. Multiple work orders not complete with non stop excuses. Owell. Will not be renewing. Oh and management your property manager and maintenance supervisor are sleeping together, you might want to address that!!

2019-07-09I love living here. Since the staff change in October of last year this property has become a joy to live at. The property manager Stephanie is the most experienced, professional person I’ve ever felt with. Anytime I have an issue or a work order I get a prompt response from the staff. Kelsie at the front desk is also very professional and pleasant to deal with. This place is me of the best run properties I’ve ever rented at, bar none. It saddens me to see these negative reviews from people that are just trying to get out of their lease early because they can no longer afford their rent. These people should have never signed in the first place, it’s pathetic to smear a business because of your own shortcomings. If there is a situation in an apartment with mold, which unfortunately is out of anybody’s control, but the staff deals with it promptly and efficiently. So to the people here smearing this wonderful staff because your broke, get a life, I’d rather you live somewhere else anyway. Oh and I also wanted to add there maintenance in my praises, Tyler is also wonderful to deal with. Over and out, keep up the great work Breckinridge!!

2019-04-24Just stay away from this place!!!! I moved out a couple of months ago but my overall experience was mostly mediocre. First off the maintenance will not get to your request any time soon and constantly say your on a waiting list. I didnt have a working A/C for 2 of the 3 years i was there and I was on the 3rd floor 😑😑. I had to call and email corporate for ANYTHING to get done. If you do decide to move in, take pictures when you move in,dont expect to get your security deposit back, make sure your A/C WORKS before you sign your lease, and expect them to squeeze every amount of money they can from you with no desire to do what there supposed to do or deal with your maintenance requests. I saw towards the end of my stay that there was some management shifts that had made some improvements but to me thats still no excuse and it can always get worse again with new management changes again. I was a resident who was always respectful and on top of my rent payments and checking on my maintenance requests but it all still didnt really matter to them.I honestly believe you should just stay away and find a place that has your price range and can treat you truly right.

2020-06-08My family and I have rented here for the last 4 years. In that time, the complex has been through many transitions. More recently, the changes in management and maintenance team have improved significantly. Tyler (maintenance manager) is amazing and attentive to residents needs. He is super responsive and gets things done.

2018-05-31I have lived i five apartments in ohio and i can say his is the worst place to live. First you are told that rent is $x but actually you have to pay additional charges of about $125. For the two bed which they say $592, its actually about $723. You must pay for cable, $ 40 even if you are not interested and they wont tell you on day 1. Ask for emergency maintenance and someone will be there 5 days later. Air conditioning is not emergency so if you have A/C problem, you will have to wait for some days. Dont step on grass outside because there is dog poop everywhere. one window type air conditioning in living room and nothing in bedrooms, bedrooms get really hot in summer. the best i could get after running a/c continuously was 78 degrees so if you have kids id advise you to buy portable air conditioner, about $350 or find another place to live. Tiny swimming pool for a large community, its like having 4 people in a regular bath tub. This is the only place where bath tub is painted white, it looks really beautiful on day one but after one week, he paint peels off and the ugly face appears. Who in the world paints a bath tub? ill continue later......
