Horrible experience. Still waiting to hear back from them in regards to an availability for a tour or an available home. Doesn’t answer phones or emails and their favorite line is “you application will last a year so when in need of a home wait for a year until after application expires and then try again only to look stupid is basically what they are aiming at. I emailed 3 different emails associated with them and called several times but still nothing. After they obtain your deposit, they just give you the runaround. I am starting to believe some of these constant reviews about the SAME unsolved issues constantly. Total scam!
Ive been trying to get in touch with someone for over two weeks. I scheduled a few tours of their rental homes online and each got cancelled with no explanation. I called two different phone numbers multiple times and at least three messages with no communication/calls back.
I’ve only been moved in a week at this place and had a few issues with the doors not closing and someone denting my door before me moving in. Plus a stain on a closet wall that hasn’t been looked at and cracks in the foundation that haven’t been looked at at least. Now my kitchen ceiling is leaking in 3 spots which started with 1 spot yesterday then turned into 3 today. I called maintenance right away and no one came. I called again today and reported the other two and they said they’ll send someone tomorrow! I have my pots, 2 towels and two blankets on the kitchen floor right now soaking and collecting whatever water is dripping from my ceiling because I can’t get a rapid response for my problem! I paid $950 which included the security deposit plus the first months rent and I paid the prorated rent this month which was $312. So far it’s not worth the money I’ve already paid into this place!
Take your money elsewhere. If you have any issues you wont get it fixed, I have had a leaking roof, that just got fixed but the ceiling feel in and they havent even made any attempt at fixing it, the house floods and they never told us that it does, regularly. Stay away from the house on Butler Warren, ask the neighbors.
Beware, bbrents is and will take applications fees for property that are already rented, think about this, $ 45.00 per person for a single family rental, $35.00 per person for multi family, 2 people apply for a home to rent, $90.00 non refundable application fee. Now, theres a waiting list for every house for rent, every apartment for rent, THEY ARE MAKING A FORTUNE IN APPLICATIONS FEES!!!!! 100 applications in 1 day, $4,500.00 a day, multiply by the number of houses, apartments bbrents own, WELL YOU FIGURE IT OUT!!!!!!!
I asked for a receipt they started to ignore my calls weird leasing company. THAN THEY SWITCHED UP MY LEASE AGREEMENT THEY WILL SAY YOU DONT HAVE TO MOVE SOMETHING MOVE YOU IN AND SWITCH UP YOUR LEASE AGREEMENT DONT BELIEVE THE 5 STAR REVIEWS THEY ARE PAID REVIEWS RUNNNNN
I RATED YOUR COMPANY 1 STAR CAUSES ABOUT VIEWING AND FIILING OUT SURVEY TIME 2 NO ONE EVER CONTACT ME ABOUT RENTING THE HOUSE. THEN WHEN I TRIED TO SEND YOU MY ENTEREST IN THE HOUSE IT WAS TRYING TO CHARGE ME APPLICATION FEE 😒 AFTER ME AND MY BF PAID THAT AND WHEN YOU CALL YOUR OFFICE YOU GET A ROBOT TO INSTRUCT TO WHOM YOU WISH TO LEAVE MESSAGE WITH . THIS PROCESS HAS BEEN A HEADACHE.
If you can rent from someone else, do so. Border-line slum lords. Moved in 3 years ago, dishwasher has never worked. Been reported but nothing has been fixed. Lived here for almost a year before the broken window in kitchen was fixed. Had to make threats to achieve that. Will raise rent every year regardless of lease. When they do their inspection they will change the furnace filter but will throw it on the floor and leave it. Missing floor tile, shotty work done on the entir place. Back rail started falling apart 2 months after moving in, front porch has sime spindles not attached, the door frame on the inside front door is warped and bowing in. Large gaps above and below door. No insulation so the house sounds completely hollow. Basement smelled like sewage until I bought a drain plug for the floor drain. The list goes on and on.Dont rent from this place unless you have no other options.
Horrible customer relations. Broken items will not get fixed due to them being too expensive. I.e bathroom fan stopped working. They wont replace it.Had to jump through hoops to dispute a service charge and when i finally got to talk to someone, the dispute process was it says you owe it, so you owe it they were not able to provide any proof outside of the repair man said. But still made us pay it.Paper trail everything and take a bunch of pictures for proof whenever their servicemen are at the property
My family and I have rented from this rental company since January 2020. Any issue that we had was addressed. Pest control comes monthly. Lawn care is always kept up. Spoke with the owner very professional. Also received a holiday card with a Kroger’s gift card. Thanks you for the great experience while renting from you.
They will talk to you and send you information about houses but as soon as you pay the application fee you cant get ahold of anyone and they stop sending you information. Tom is my leasing agent good luck getting ahold of him or anyone else after you pay your application fee
I love my home, it is a bit steep but, they are on top of maintenance issues. I love that they check for lead paint too. Ive had a decent experience. Everyone in the office is courteous and professional. Tom has helped a lot in finding our place and following up aftrt we were moved in!
I have put a maintenance request order for my washerto be fixed. It has been almost two weeks and I have been contacting maintenance that keeps deleting my request to fix my washer. I called today and come to find out I have to contact whirlpool myself and no one contacted me to inform me that I needed to due this but my rent has been posted with no contact about my washer. The second night I moved in I was too close to the driveway by my building. The neighbor not only hit my car but tried to lie that she didnt. Come to find out. She works for the company. After dealing with the company itself and its workers. Unprofessional and trashy.
I would give this place no stars, but sadly that’s not an option. We were currently residents with section 8 and a different business when BBRents bought the property from a different business. Since that time it was a hastle to get them to do anything. Finally section 8 did their yearly inspection and BBRents failed, in order for BBRents to get their money from section 8 they needed to fix the failed issues… NEVER DID… then because they haven’t fixed anything they tried to evict us for rent from section 8. Thankfully we were already moving cause of the failed inspection. They took our security deposit for section 8 back pay.(not allowed with section 8 contract with BBRents) then charged use an additional 700.00 something for maintenance. (From failed inspection) then tried to charge us for an eviction cost that court’s dismissed. Now on our court paper we pay 341.00 but now is charging us 506.00. Ever since we started dealing with these people it was nothing but a headache and a waste of time they never answered their phones and they allowed drug deals and drug use there, fights and people to get jumped, they left the outside a mess, trash everywhere, and they tried to get people to pay for bugs that units had. DONT MOVE IN WITH THESE PEOPLE THEY ARE SCAMMERS!!!!!
Last Update : It has been a journey! Feels like such a long time. However, Tom the leasing agent is WONDERFUL. Once we saw the property and voiced our concerns (couple minor details) Tom was quick to solve the problem and made sure we were very well informed! Im honestly so impressed with him. Ive increased my star rating to 5 stars and that is due to Tom. If you read the entire review, youll see getting into a place can surely be a frustrating and testing experience, especially if you dont have time to watch a website constantly. But if you can get passed that and just keep trying when the opportunity arises, you may get into a place. Theres some things BBRents could do better, absolutely!! However, if you are a responsible tenant, take the time to read and understand the lease, and communicate openly about any concerns you have, it can be a great experience. I highly recommend paying attention to detail and voicing any concerns up front and professionally, to protect you and BBRents. Thanks again to Tom, youve been great!Update: Put a deposit down, got the utilities switched over, now waiting to sign the lease. I increased my rating. I cant get ahold of them Im assuming due to the snow storm...Update: Its still the same. We have not gotten into a home yet. Im unsure why these people have the time to sit and watch the website but Im on a couple waiting lists. There needs to be a better way. Im sure theres people who never get into a place due to this system. If I do get into a place Ill continue to update this review as we go. Some of us are actually in need and not just moving for the heck of it. Were two adults and one child in a one bedroom apartment. We need space.Still waiting to put a deposit on a house 2 months later... I called today the moment something was posted and somehow someone got it before me. There needs to be a better way. We paid $90 to apply and for what? To play the who can watch the website like a hawk game ??? So far Im not pleased.
Paid $45 app fee a couple of months ago, got approved. Set up a time to see a place, that day, got a text it was rented. So set up another time. Drove all the way from Columbus to Dayton, saw the place, looked great, emailed them that day I wanted it. Two days later, over a holiday weekend, it was rented to someone else. Then no one answers the phone. Place is a scam. Want my money back.Update - notice how they only respond to the positive reviews? Very interesting 😕
Bottom line is they own everything under multiple different names. Theyre a monopoly so they can do what they want and they take full advantage of having peoples lives held over their heads. If you question them then theyll put you under a No renting profile. I should know I have worked here for 10 years, currently still here. Most of the employees have a weird power trip knowing they can do this to anyone so theyre rude to almost everyone. I mean why not when you get paid what we do and have to deal with everything. Dont get me wrong theres a lot of bad tenants but its 50/50. BUCKLE UP tho because theyre buying thousands of houses monthly and will soon own the vast majority of properties in butler county and surrounding areas. Also, everyone commenting on never getting anything fixed....thats because we genuinely dont care, you more than likely broke it so you can fix it and if not, then itll just come out of your deposit I have never personally rented from Bbrents but after overhearing this conversation between an employee of theirs on the phone at my work....I dont think I ever will
Extremely not pleased with this company I was supposed to be moving into a place that was listed on their website as available the beginning of May it is the end of May and I kept getting the runaround from this company they told me that they were waiting for a permit for the place that I was approved for and then they told me oh well I couldnt move into anything above the 580 after I applied to a house one Richmond Avenue and it never became available in the time frame that I needed it and then she called to tell me that they were moving on in the line but I had waited a month to hear back from something I applied to at the end of April
While I have only been here for a short amount of time, I have zero complaints. Ive seen the poor reviews this company has but I suspect those having a bad experience arent exactly conducting themselves in a respectful manner. They got us approved quickly and got a leasing agent assigned to us. She was literally flawless and has helped every step of the way while consistently going above and beyond. They found an affordable home that meets our needs and got us moved in quickly and I have no concerns for the future. I think if you pay them and take care of the home... then no problems will arise. They are in fact a business making money, they have to act accordingly. Im happy to be living in one of their homes and appreciate everything the office staff has done thus far to get us settled in.
So far everything as been a great experience with them , it’s Been a year and a half and no issues beside a few small ones , random cutting grass and then getting charged for it like we requested it but didn’t . But we paid the fee and moved on from that. Other then that things has been great , fast response, maintenance is great … only thing is the house we living in now u can tell it’s a very old home , and u can see every repair that was made and it doesn’t last long .. great company to work with
Slumlords wouldn’t recommend even to my worst enemy they did the process of eviction all wrong and threw all my daughters stuff in the dump plus my fathers urn …they’re never answer the phone when they are sitting in office they have admitted to this and plus the staff is very rude and not understanding at all they are All liers tabitha and amber I give no stars I wish this place would just vanish

Horrible Company. Came home today with my front door locks changed after matience was here to fix hot water heater. I am current on my rent so its not an eviction. No one called, texted or emailed me.Emergency after hour lady not helpful said call tomorrow couldnt get in my home but wanted me to call tomorrow smh. Im furious this is not the first problem Ive had with bbrents.They charge you for almost every matience request.They are very unprofessional.The pictures are of how my house was at move in. There was a nasty stove left and thats what was behind it .The lock and the picture of nothing owed was from today.RUN RUN RUN.
From the moment I’ve reached out to BBRents everyone has been so amazingly helpful. My leasing agent has been very responsive and communicated very effectively! He gave phenomenal customer service. With HR being my background, I can seriously appreciate the little things! I would highly recommend BBRents to anyone!!
BB rents is a terrific property management company, always polite and easy to deal with. If a problem arises they will work hard to resolve it and are very good about following up to ensure they’ve met your needs. Anytime I’ve had to speak with someone at their office they have always treated me with respect and solved the issue as quickly as possible. I’ve been a tenant in one of their properties for 3 years now and am happy to continue renting the property for years to come.
I seen many reviews about BBRENTS, some good and some bad, what they do is catered to the well kept neighborhoods and homes. If you live in a not so good part of any city they have rentals in you as well as your homes are neglected, and the first time you complain about something they shut you out and it basically will take an act of congress to get them to do anything for you, but dont be late a day paying your rent, they all of a sudden know how to get on the phone and call you then but takes days or weeks to get a response for anything else.
I currently live at a property of bbrents that is under section 8 after being here for a year. Which i dont know if they are not staying in contact with gmha or what but i am wanting to port my voucher out back towards dayton,ohio which most landlords are not accepting section 8 . which i am wondering if i am already with bbrents under section 8 with gmha can i transfer to one of you guys houses . i am currently in a 2bedroom with two teenagers and 2dogs ?
In the years we have rented from BBRents, we havent had any problems. Maintenance was always done within a reasonable time frame.I have been laid off since April 30th & during these months (and prior sometimes) they have worked with me on arrangements each month. So we have not had to worry about moving during this difficult time.I appreciate their patience in our situation & we are grateful. Ive seen some negative reviews at times, but we have no complaints about BBRents. I will continue to rent from them in the future.SA
I highly would not recommend staying at any property this company owns but specifically Bellbrook Ave. The leasing manager Tabitha is completely unprofessional, they do not have an actual office for you to speak to them in person, they barely ever answer the phone or emails. They will evict you at any moment even if you pay your bills. The property is ran down in general and takes about a week or two to fix any maintenance requests. You have neighbors searching through garbage cans and have to deal with the police at the property almost every week. The entire company is unprofessional and janky. They will take your money but will not communicate with you. And like I said before, they will evict you whenever they please. I don’t know how this company is even up and running it is a complete mess and a headache to deal with.
I know people complain about big rental companies but bbrents has always been easy to work with and professional from my experience. Had to pay rent late one time and they were more than accommodating. My AC went out and they had someone there the next morning. People who complain about them tend to be the people not paying their rent…. My experience was a good one.
We first rented from BBRents in August of 2019 and are very pleased with this company! We renewed our lease for 2 more years in September of 2020. We rented a beautiful older house in The Historic Highland Park District of Hamilton and of course with older houses there is maintenance regularly required. BBRents were always prompt with getting the work orders handled properly. We only had 1 problem with a technician who came to fix our leaking tub that was less than a year old. He said the job was too large for him to do and was going to have someone else come look at it. He never put another work order in. After 2 days I called and they sent 2 other guys out right away and they fixed the tub in about 20 min! With the pandemic of 2020 I lost hours at work and then I was furloughed from my job when all elective surgeries were canceled in hospitals every where. BBRents understood and worked with us on late payments and did not charge us the late fees! BBRents is a good company to rent from!
With a background they accepted our application, which took alot of stress off. Wait time for a house may be alittle long but worth the wait if your on top of it and looking at the website daily. Maintenance requests go through usually same day and my agent even after we got our place still is there to help me with any questions I may have. Thanks.
They bought the apartment building I live in and closed on it on Monday and we were informed by the previous owner/landlord on Tuesday morning. Came home on Wednesday and the electric to the building hallway/corridor light was disconnected by Duke. They also missed trash night on Wednesday. Trip on the steps going up to my apartment in the dark and injured my back. Tried to contact their after hours service and got no response. Tried calling BBRents four times today left two voice mails and didnt get to speak with anyone.
We have rented from Bbrents since 2019. They have always responded to any work order we have placed. Pest control comes out once a month which is great because we have a lot of open fields near us. The property says up to shape. They have work with us on various occasions when we needed extra time or help when we had issues. We recently had a fire in our kitchen and it was unsafe for us to stay there. The maintenance department was agile and getting the place fixed. The owner of Bbrents kept in contact with us throughout the process to make sure everything was done. Very sweet woman.
Its such a very scary time where uncertainty is headlines all over the country regarding tenants and landlords. Im truly grateful to be able to work with Bbrents and they are willing to work with you. They have helped me keep my home. They will work with Rental Assistance as well and accept it as payments to catch up. If you are behind. Thank you BBrents
BB rents has taken care of us during a hard time we’re most rental places or landlords would kick us out they haven’t and they work with us on late rent or what ever! All of the maintenance issues are easy to report and get fixed or working on getting fixed with in 24 hours! We plan on renting through BB rents until we are able to by our own house because we trust and love them and want to deal with anyone else!
First Ill start by saying I never have a problem with getting maintenance to come when theres been an issue on the property not even during these trying times were facing. Since all this covid pandemic my rent was late a few times over the past few months because a few of my clients parents tested positive which led to me having a decrease in hours. They responded quickly to all my panicked emails about the situation and allowed me time to sort things out. I have a few issues with the property itself otherwise I wouldve gave 5 stars. Im blessed to have a roof of my childrens and my head.
Filled out an application last year round December and paid the 45$. Was approved for housing up to 1049$, thats great ya know? Then my leasing agent emails me and we begin the who can stalk the site for new houses. Even if the house was just listed and I emailed my leasing agent about it someone else had a deposit....ok I guess, this went on for months until finally I got an email saying that my leasing agent no longer works there...... GREAT, just another issue I didnt need, so I ask multiple times about getting a new leasing agent......nothing, emailed multiple times but still nothing. My lease went up in May at my old apartment, so now Im really needing a new place but still no emails back from them.
I really appreciate you all here at bbrents. They have been so nice working with me and my rent and maintenance request as well! Every since the pandemic, I have been struggling trying to make ends meet, but they always work with me and make some agreement towards my rent they really understand, as long u communicate, I just wish I can just get it all the way on my feet cause I really get tired of being late but other than that they have very nice properties all of them are new hardwood floors , new cabinets, marble sinks., central air and Heat nice home are all around the tri-state. Thank you all so much !
They never answer the phone, almost never respond to calls when they say they will, almost never respond to text or emails either only when it suits them weeks to a month or so later. Communication with this company is terrible, I don’t know how other have said their communication is awesome because it’s not I’ve been in a rental home almost 3 months and still waiting for things to be fixed and repaired that was broken before we moved in and that isn’t right.I won’t put my personal info on here before been dealing with this company almost 3 months I have emailed makebbrentsbetter (maybe this gets sent to you) have no luck dealing with Poor management Tabitha. This is the worst rental experience we’ve ever had and I will let everyone know before renting from here
Application processes is unreasonable, you should not have to put down a deposit before even looking at a house. Never the less my partner and I did anyways. We are fairly happy with the house. One thing we did notice was NO CLEANING was done between the time the last tenants moved out and we moved in. On top of that many things were broken such as windows , bathroom fan, two different locks from the front door and the back(we only have a key that works for the front door), and much more. So we were told to fill service requests, only to have them cancelled by the company. Nothing was fixed and when calling them about the issues all we received in return was attitude. Please save yourself the time and lots of money and find somewhere else to rent from.
BBREnts is amazing and I give them 5 stars Because they deserve it. They were there to help me get into my new beautiful cozy home with no problem. The property is amazing and beautiful , they did not disappoint. I had the most wonderful, polite, most helpful leasing agent named Shante. Shante made the process a lot easier for me and she is a stellar representation for BBRents. I would recommend their service to all family and friends .
If negative 5 stars was a rating they would get that!!! All their contact numbers send you to an automated message and their mailbox is full so you never have luck contacting them. They schedule house tours on homes that already have deposits on them giving you false hope yet quick to accept the $90 application fee it costs for a couple to apply. Then claim your application was cancelled via text, lol why on earth would I cancel my application after waiting over a week for an answer and spending $90 to apply. It clearly states the app fee is refundable if the property was rented before you apply which in our case all homes we applied for had been rented with deposits already put down and yet they refuse to refund our $90 fee. They are the worst of the worst. Please save your time and money!!!!!!
Wasted 90 dollars on an application for my wife and myself. Their system for attaining a place to rent is just ridiculous. You literally have to be on their website 24/7 to be able to get a place with them. I really wish I would have just save the money from the application fee.
I have been in my house since 2015. Rented it from Florida. Came and it was better than expected. A few things and by the time I came back up to actually move in they had it take. Care of. They are Very helpful with rent assistance and timely response to my concerns. Thank you.
I have been with Bbrents for nearly 3 yrs and since Covid has hit this company has bent over backwards to make sure that I stay in my home. They have worked with me several times and have been nothing but PROFESSIONAL and not condescending on my struggles. They have also been timely when needing any repairs done and I would definitely recommend this company for your next housing needs.Melissa Cunningham
They change contracts willy nilly without written notice and play on people not knowing any better. They advertise a ONE bed APARTMENT as a 2 bed house and charge rent for the latter. They are next to impossible to get ahold of and if youre struggling, like the predatory corporation they are, they kick you while youre down charging exorbitant fees and then taking away the privilege of paying online thus, making it even more difficult. I am out of here as soon as humanly possible and there will likely be a lawsuit. The Ohio Revised Code has strict guidlines on what can and cannot be called a bedroom as well as how contracts may and may not be modified. Check them out on the BBB and youll see all my commentary and more confirmed. Also, I can confirm many of the other complaints that have been listed here in the reviews by others. I do not recommend doing business with this company as they are dishonest and predatory.
These people are something else and dont believe all of these 5 star reviews on here they are having people they know or work for them post these. They post houses that they already have deposits on or have already been rented out and still collect application fees on them. Basically they are stealing and they dont fix anything in a timely manner. I know someone who been waiting a year and a half for them to come fix their downstairs bathroom properly but I bet he pays his rent on time and he is disabled so they ought to be ashamed of themselves dont rent from these people unless its a last resort and make double sure before you apply the property hadnt been rented or something before you apply and pay these people an app fee .
Wasnt happy with the entire experience. We put and application in on a new property, we were approved then was told that the property we put the application on someone had put a deposit on it and there was a waiting list on the other properties. We were also told they didnt have any available properties for the time frame we were looking to move. They are taking application fees on properties that they know are not available, and was told that they do that just in case someone change their mind.
I been in my home since the end of 2018 and I ain’t never had problems with them I love my home and appreciate them for having me and my children in this beautiful home we love it my kids said mom can we stay here till we get grown I love it here. They worked with me on plenty of times being late on my rent I highly recommend bbrent I don’t never wanna move I’m in love with this house very good people I been telling everybody about them I wouldn’t want no other rental property
Very easy process, good customer service from staff very professional. They have been phenomenal with working with tenants during covid especially. This company cares and gives time to pay monthly rent if your behind as long as you keep good communication. I definitely recommend this company when looking for a house. The process is worth it ‼️
Communication is the key, there is all these bad reviews and for what?? No reason, everyone always stayed in contact and there was great communication with everyone, Shante is a wonderful agent, sometimes I thought I bugged her too much lol but she was very patient with me especially at a time like this with the pandemic and my family and I got a home that we just fell in love with, and in a great community Icouldnt of asked for a better agent, thank you guys for everything that you do everyday.
Maintenance came to fix water leak and cut a 12 x 12 hole in the floor fixed the leak then left the hole for 3 years!! I have health issues and was late on rent they came in stole my 2 firearms! Took whatever they wanted and threw everything away keys that went to bike and old hot rod birth certificate baby pic my HOLE LIFETIME of stuff was pillaged ! more guns on the street because of them then they lie and got busted in said lie and then they still lied about it! Low down dirty people stay away from these people! And this is not even the hole story! It gets worse
Two application fees, six phone calls (both mail boxes were full so I couldnt leaveA message), four texts and several emails later with absolutely no response, we get notification the house we applied for is rented and no follow-up on a house we were interested in as a back up.
I would be wary of applying to a bb rents property. As others have said in the their reviews you do not end up applying for a specific property, but instead are applying for any rental and will be approved for the maximum amount of rent that you will be allotted. Once you get approved it is likely that the place you wanted already has a deposit on it. Overall, it is just a frustrating application process especially after paying $45 to not be able to be first in line for a specific place.
We paid almost $500 becouse our heater broke and we had to stay in a hotel for 3 days and kennel our dogs becouse it couldnt be fixed for 5 days! Its been between 5° and 37° and now they say it wont be till tomorrow!! Instead of taking the money off our rent they just pushed it back 2 weeks! Our house is soooo cold and they dont care!
Overall, Ive had a pretty good experience with this company over the last year. My one complaint would be that they hire a lot of private contractors to do their maintenance work and most of the time they dont actually fix the issue. I will say that Ive spoken with the owner directly and anytime Ive gone to her with an issue its been resolved right away. I think the company sometimes gets bad reviews because they have so many people working for them, it really just depends on who you speak to.Most of the negative reviews Ive read are things that I feel could have been easily resolved if the tenant would speak with management prior to bashing the company online.Shortly after moving in, we found there were bed bugs in one of the bedrooms. We personally hired an exterminator and payed ourselves. We were told they were from the previous tenant because they were in a wall. We contacted the owners of the company and they were very apologetic. The owner himself drove to our house and gave us a personal check to pay for the exterminator. We were beyond impressed and grateful for how quickly he addressed our concerns and offered to pay for it.Another good experience Ive had was recent. We were having problems with the garbage disposal, we put a work order in and scheduled a maintenance worker to come fix it. It was a private contractor and I waited for two days after the scheduled appointment and he didnt show up. I left a voicemail for Missy, one of the owners. She was on vacation but insisted that the maintenance manager call me and resolve the issue. He was very attentive and wanted to make sure everything we needed was addressed. Again, the issue seems to be with the staff that speaks with the tenants directly, the people scheduling the maintenance orders and the private contractors. If you speak to actual members of management they are more than happy to resolve any issues.

Can you give no stars? This rental company is a complete disaster to rent from. DONT DO IT! They dont respond to complaints or problems even if it puts your family in danger. They will ignore you! Every person Ive come into contact with at BB Rents is unprofessional and quite frankly they clearly arent very smart. We rented for one year and got out of there! Dont make the same mistake by signing a lease.
I recently moved to Ohio from Pa, and have become a new tenant of BB rents. My experience was good, as our rental agent did an excellent job staying in contact and walking us through the process. She was helpful and kind, and her help was greatly appreciated. We like the house and the neighborhood we are currently living in. The house is beautiful, but we did have an issue with the lights in the dining area not working. After two failed visits from maintaince workers, with the promise of returning, we finally received a visit from one , who promptly fixed our issues. Therefore I will give Bb rents a five star, and hope all the employees are as kind and thorough as the two we met.
Since Ive moved in Ive had no issues with BB rents! They were very quick to provide me with air conditioning services when mine needed charged. Paying rent is super easy online, and the home was in really good shape. I have and will continue to recommended them to people I know.
I havent gotten passed the approval stage but from application to approval, it can be very disappointing. Pay close attention to the deposit pending words in the description because once you are approved, you will be placed on a waiting list because someone has already put down a deposit. With that being said, you pay the app fee just to be placed on a waiting list. That made very little sense to me.
Terrible rental company puts all kinds of extra charges on my account then when I talk to them about it they either say they don’t know why that’s there or they take it off then add a new charge the next day. Total disaster. Have to talk to them 3 times about a problem then they still don’t fix the problem.
Iv been trying for 2years to Rent the house on Gramont in Dayton . Never answered me , iv called left messages. For the second time its been rented to white familys. Also there is a house off Riverside in Dayton iv ask about never answered me back. Im going to drive by an see who lives there if anyone..
I havent lived at my apartment for a month yet, and we havent had the best start. Many issues, with a lack luster attitude about making it right. Ive got a strong case to be able to get out of my lease, if they do not make right their shady way of business. I put one star because I think the overall average needs to be much lower and the posted average is very misleading.
It took some doing to find a house that wasnt already taken. Each one we found online was gone when we asked about it. Additionally, our house needed considerable cleaning after we moved in. The stove was removed after we signed the lease and behind it is filthy. The dishwasher is so dirty its unusable even after a couple of empty cycles to clean it. All in all however we were grateful for the help of our leasing agent (though shes difficult to contact) and were excited about our new home.
Move in was shaky. The house was not cleaned before I moved in. I had issues with maintenance apparently not all things are fixed by them. Thankfully they were small things. Besides that BBRents has been great! And did try to correct the issues I had when moving in. I would rent from them again. They are the best one I have rented from so far. They look into whatever issues you have and are very pleasant people to work with.

Horrible company, will not be renting with BB Rents again. Homes consist of sloppy paint jobs and poorly installed vinyl floor along with mold covered by paint not to mention paint peels everywhere , water pressure is sad and their customer service is poor however they like to send you packets on how “ we understand that everyone’s situation is different “ then you call and all they’re worried about is getting their money or “we’ll call you back” and never do! Definitely would not recommend this company.

With this inspection of the home the representative stated exactly what she was here for and what she was and was not going to do. As before she was polite and very professional. Have never had a problem with getting repairs done. The company is pretty good at managing the property.
Bed and Breakfast properties has done a stellar job at providing my family with a place in which we have called home for 10 years. B&B has always been professional and courteous, when promblems do arise quick to respond to the matter in which helps you the renter save cost, them holding to a higher standard keeping business, and at times helping keep the beautification of what may hinder the environment in which you reside. Bed and Breakfast I have enjoyed my stay.
Horrible over priced, house smelled like urine and dog hair every where in all vents and yellow spots on base boards. Told us we should clean it to our standards. We have pictures and videos of them changing blinds saying they don’t smell anything. Unfortunately they’re buying all the houses around the butler county area and marking it up and it’s hard for a family to even qualify for they’re basic homes. Glad we purchased and home. We was surprised we received our full deposit back.
Aside from it being a little difficult to contact the person I needed to the over all service to get in was great, they have free maintenance calls and stuff in place if something they did wrong looks wrong they can help out that way. So I really enjoy the place we have.
Will keep your deposit and say you broke this and that which adds up exactly to what your deposit is i took pics of stuff that was broken before i moved in and after i moved out i left the property in better condition that when i moved in the house i lived in you can see the whole outside all the way around from the basement do not rent from bb rents
Most communication was done online, which is typically ok, but we really struggled to talk to someone in person. Eventually we did but there was enough of a delay that we lost the property we wanted. Eventually rented with them but at an abnormally high rate for the area we live in (we were moving from out of state and didnt have a choice once the first house was rented between looking at it and actually speaking with someone). Will most likely move after our lease but its due to the neighborhood, not the company.
So many issues with the house that SHOULD HAVE been fixed before anyone moved in. Bired living in my house, rotted window frames, uneven floor, broken steps and shelves in kitchen, no a.c. when lease said it had it, bathtub completely rusted and cracked. For almost $1000 a month with NO appliances I am not very happy.
Can SOMEBODY help me understand why these people would tell me to put a deposit DOWN and take it to the offices and I have not even seen the place!!! They telling me to drop it off but I havent signed a lease nothing why do I have to give my money up to a place I never seen are I dont have a lease in my name I work to hard to get my money tooking from me .have anyone ever heard of this?
Could not get a hold of tabby couldn’t get my rent probated had to complain about all kinds of things wrong with my house was lied to it was only supposed to be a year long to about the lease agreement house has black mold wouldn’t replace cabinets in kitchen has beg bud dropping all over cabinet grease where stove is supposed to be the rent is way over priced considering no fridge or stove my agent was only in my newly rented home for about three seconds three people dropped out of renting it agent was in a hurry didn’t go over the paperwork with me said she didn’t have time she just wanted a sale before I could see all the things wrong with the house staff was very rude to me two of them were you cannot tell if black mold is dangerous unless it is tested this was the worst I’ve been treated in my entire life maintenance was very rude and upset about all the safety precautions I wanted fixed and I have three children who are going to live their tabby need to get a hold of me cause maintenance said the ok to move in on November 25 So I’m not paying for the whole month when I couldn’t even move in till the last week I think this company need to get their ducks in order before renting he new to people who wouldn’t be safe living there thanks Bbrents for treating me unfairly and lying to me about the house before I even got to see it so now Jm stuck their for 18 months before I can move need to be truthful with the tenants before renting a unsafe environment for my kids also need to learn to return people phone calls I’m a human being of a maggot eating a dead animal beside the road I deserve to be treated with dignity and respect as the same as I treated you with dignity and respect I cannot believe I had to complain like a three year oldJust to get help to fix my home not very professional Bbrents

2022-07-08Originally I would have gave this place a 5 star review. But after multiple calls with the same person and talking to this person 3 times. I was informed of additional fees. So I know about the basic fee (deposit and first months rent), I was just informed on a holding fee for a property thats not even ready yet. Thats more expensive than the deposit and first months rent. I wish I knew that before paying the application fee and putting in all my information to this website.

2022-04-21If I could give them a 0 star I would.NO one ever answers the phone and when you are lucky enough to get someone to answer they are nothing but short and rude to you. Not giving much details about anything. I have only been able to talk to 2 people over the phone during my experience with them, by calling daily and random times during the day to just try and get a hold of someone. When I did get through They was just quick to get off the phone.After waiting on my application to see if it was approved they said a leasing agent will be getting a hold of me. No one ever did.Was interested on a house that was coming soon which I have tried calling about for 3 weeks. When I did get to talk to someone they said that house has a waiting list that was full. No where on the website did it say anything about a waiting list. And again I have been calling for 3 weeks and only got to talk to one person who didn’t say anything about a waiting list or If I could get on it ect I didn’t get nothing besides “that house is on my combining soon list” which I already knew and stated when the phone call started.

2022-06-02Their leasing processing is too long, too complicated and not easy. They almost never answer the phone, the house I leased was listed with an AC and it does not work, i have requested maintenance to come and fix several times and no one has contacted me to get this resolve. i keep calling their maintenance line but it is just a customer service line they dont have any way to help other than submitting an update request which i can do through the portal but i never get an update. This has been a horrible experienced since the begin of the process. I will for sure not lease a house with them again.

2022-02-17I paid my application fee and had my background check done. Waited forever to hear back. They denied the same day I had court for an eviction ( How convenient) which was dismissed. I asked if they accept housing vouchers which they said no but I see alot of comments that accept section 8... Just plain stupid and time consuming. Why cant we have more landlords that care and help families out that are having a hard time. Not every tenant is trouble makers or involved in unacceptable activities.

2022-03-16I would love to give 0 stars but I cant. Wasted $90 to do the application, sent many emails saying I was interested in a home, provided address, told them I was on a time crunch due to a horrible situation that is the reason we have to move. Got approved, sent email to Tom the leasing agent and got NO RESPONSE! Sent a second email and was told to call the office. I call and again explain the reason for our move and that it is a time sensitive matter. Only thing lady could say is we have nothing but to check their website at 7 am daily and call them at 9 am. Oh and my application is good for a year. My question is: WHAT PART OF WE ARE ON A TIME CRUNCH DUE TO MY FIANCE BEING THE ONLY NOW LIVING PARENT FOR IS CHILDREN, DO YOU ALL NOT UNDERSTAND?!?!? Have a better way to rent from you! I wasted $90 for you all to be of no help and now I have to start from square one for a place and hope to find one. Thanks for no help! But from the reviews I think I dodged a bullet!. Also if your homes are not available or have deposits pending 5 seconds after they appear online, here is a suggestion for you all....TAKE THEM OFF YOUR WEBSITE!!!!! You are running a scam business and I really hope you get shut down. SCAM ARTIST!

2022-03-16Put down my deposit to move in a month prior. House was ready when they said, actually, probably a little bit sooner than they would have liked. All my fault really, I was in a time crunch to get out of my current apartment because I did not sign a month-to-month lease and I was supposed to be out in the middle of the month. I got a hold of BBRents and Tom and they made everything happen for me exactly how I needed them too. They went above and beyond and I look forward to the future with them.

2022-04-19Rented multiple house for Two years. Horrible people will work there. They will laugh at your requests for help. Then once you leave they will sue you for damages and literally have your wages garnished. Also they will send the judgement letter to the house you just moved out of. So basically there own house so you dont have a chance to go to court so they can win. Ran by truly diabolical people when it comes to their mindset for running a business. Horrible rather live on the street before paying rent to these dispensable people. Had sewage issues in my basement for years and had over 30 request for them to fix it and still to this day I moved out and they still make the person that lives in that house truly literally live in a pile of sewage leaking constantly. Blatantly disgusting

2022-05-02If I could leave a 0 I absolutely would and I don’t even rent from them! I am a home owner and my neighbor rents through them. I’ve called at least 25 times in 1 day just to be transferred to an answering machine. The property they own have over grown trees that need attention before I have property destruction. It’s their property and their responsibility but they will not take care of it at all. If you own a property and BBRents buys a property next to you just be ready for NOTHING to be done. I guess they need to be slapped with a law suit before anyone will do their jobs and maintain their properties?

2022-04-04We were contacted over two weeks ago by text that we would have someone out the following week to do an annual inspection. Its now a week after that day and still no one has shown up. Ive been calling and emailing all day every day for a week with no luck getting a hold of anyone with answers let alone an actual person to talk to. This is absolutely ridiculous for the price I pay for my house. The least this company can do is answer a God dam phone call or respond to an email. Horrible service.
