If you’re looking for an apartment DONT come here. When I first was looking at the two house homes they let me walk into one of their units. When I finally signed my lease I walked into the dirtiest apartment I have ever seen! There was still hair in the bathtub, my fridge was filled with mold and my sink cabinet is rotting. Complained to office sent maintenance out and they said there was nothing they could do. Half of the electric plugs in the house don’t even work. Had a problem as well with rent. I had set up autopay which is how I was paying my rent for the past couple of months and then they left a 3 day eviction notice at my door saying I didn’t pay rent when I looked on their website my autopay was deleted. Called to complain and they said I HAD TO CALL THE WEBSITE OWNERS MYSELF! And that I would still have to PAY $135 worth of late fees. This place is not worth it!
My stay here has been delightful. I’ve been here 2 years ... I’m reading reviews on this place and I’ve never had a problem with maintenance or management . Yes they require a 60 day notice if you decide to end your lease . They also give you a notice asking if you would like to renew your lease 90 days before . If you choose to renew your lease they may offer to keep your rent the same if you respond by the date given ... my rent stayed the same for 2 years ! All my neighbors are cool and no one bothers each other .
Not a good apartment complex, not a good location. Over priced for what you get, do not sign a short term lease no one will tell you but the short term lease fee is outrageous an additional 100 dollars a month. Not to mention I moved in the place was atrocious and during my walk through the guy mentioned thats considered normal wear and tear but Ive been moved out for over a month and have not seen any return on my deposit.Additionally if they are offering an incentive to leave good reviews please report this to the BBB because that is unethical and will leave an unfair representation of their actual businessLastly if was walking my dog at night I would have to call someone as I didnt feel safe, and I had several times for which I had to call the cops for disputes or detectives showed up at my door because something bad happened in apts within my building and on the property.
I currently live in the Arlington village flats and I can honestly say that, even though the apartments are affordable they are just made as cheap as possible. Our apartment is updated but every update made was a cheap upgrade and everything is falling apart. The floor has torn where their flooring company did nothing to level or even clean the floor before laying new laminate flooring down. Tricap maintenance company is useless. We were told before we moved in that our drawers in our kitchen would be fixed due to them falling out when you open them. They are still not repaired. I cant tell you how many times I have called them for something and nobody ever called or anything. Nobody has ever showed up. Our kitchen floor is soaked with water because the sink is leaking and I told them about it 3 weeks ago now. Still nobody has come to even survey the situation. Our faucet is also broken which was also mentioned in my service request. Again, nothing HAS been said about it. Very poor ownership on these apartments. I wouldnt recommend my worst enemy to live in this place. It is truly ridiculous that these people care so little about their tenants who are paying so much money that they wont even bother to have a decent maintenance crew who will make necessary repairs to the apartments, especially when the leaky faucets are causing damage to their apartments. This is the worst renting experience I have ever had by far.
A few weeks ago, when speaking with the Arlington leasing office, I was asked to provide a positive google review for an incentive. After being offered the opportunity, I realized that this may have been how they accumulated the few positive reviews that Arlington Village has and this is beyond unacceptable. Instead of falsifying a google review I decided to write this in hopes that I could save someone an experience of deep despair. Everything within my apartment has been “ghetto rigged”. I have problems ranging from rodents to leaking ceilings. Dog and cat fecal matter lines the hallways within my building. Without it being cleaned by the pet owner(or maintenance taking responsibility after it has sat for weeks), it remains and you can only imagine the smell that reeks through the units. I have brought all issues to maintenance. I’ve called the office, went to the office in person, and also put in requests via the Arlington Village website. I would advise all perspective tenants to speak to a current resident and ask questions, drive by throughout different times of the day, and if allowed walk through the buildings to see and smell for yourself. I do not recommend that you lease from Arlington. Please take your time to view other apartment complexes and/or spend the extra money to find decent living.
I was really excited to move here, but now Im just waiting for the day my lease is up. The townhome are indeed spacious and I appreciate that, but the people that are working for Arlington are not good at all. We moved into a home with a room full of cat pee. When I asked about having the carpet replaced they instead sent someone to come and spray the carpets. Of course that didnt work. It took us leaving a bad review of the maintenance services to finally get our carpet replaced. Our toilets flush, but expect to flush them at least five times before your waste goes away. Currently our kitchen sink has been spouting water when we have the hot water on and I put in a request to have it fixed before Thanksgiving. Someone came, but they didnt fix it and we havent heard anything since. Yes, I have called back numerous times to put in more requests, but still nobody has showed up. The worst part, and I know we just got unlucky with where were were placed, is that our neighbors play their music so loud that our walls and floors vibrate. I have spoken with the property managers numerous times and even called the police, but still nothing is done. I am so frustrated with this place.
The apartments change ownership very frequently, and that makes them very unlikely to fix any problem you have because they know theyre about to sell to the next people. I lived there for years, and every time it was time to renew the lease they promised they would take care of it and they never did. The trash overflows out of the dumpster on a weekly basis, they wont pay to get it taken out often enough. Every new management company cuts every corner they can, and you have to annoy them constantly if you want something done... something I wasnt willing to do often enough.
If youre thinking about it, look elsewhere. This has been a horrible experience. We moved into an apartment that had carpet soaked in cat pee, a refrigerator that leaked, a heater that didnt work, basements that leaked water, and toilets that didnt flush. Currently, our pipes under the kitchen sink pour water whenever we turn on the hot water. The staff has been nice, and maintenance has fixed some of these things, but its unreasonable that we were moved into an apartment that wasnt up to code in the first place.We also have neighbors who play their music loud at every hour of the day and night. Our assigned parking spaces mean nothing since everyone parks wherever they want. There have been countless times that, after a long day of work or school, weve had to park in a completely separate parking lot and walk to our home. Ive literally seen people park in my spot for the purpose of drug transactions.This has been a horrible experience. I will not be staying here and really wouldnt recommend this place to anyone. Definitely, the worst renting experience Ive had out of all of the cities and states Ive lived in. Again, if youre thinking about it, look elsewhere. Well probably put our rent in escrow for the remainder of our stay.
Staying at Arlington Villages has been a good experience the staff in the office has been very helpful to answer questions and the Maintenance staff has been quick to answer calls. When we first moved in the maintenance staff did take a long to to answer our call but it was because they inherited all of the previous apartment owners maintenance problems and had to caught up on the repairs. Since then the service has been great. For example I called and within a hour the maintenance staff was there to look at the problem and he figured out what he was going to need to complete the job. The next day Jason did a great job fixing the problem with our 6 outlets, leaking tub and closet light. Very happy with the service we received.
I just moved here recently, and despite many bad reviews, I have had a very pleasant experience so far! I think the new management is doing a great job! Although from the outside it isnt the most up to date in appearance, the apartments are actually very clean, reasonably priced, and pretty quiet although it is a community type of apartment building. From what I can tell, the new management is doing a great job of getting this place in shape! Looking forward to the pool in the summertime 😊
Fairly nice, we’re first time renters and were super excited about our ‘upgraded’ apartment. Unfortunately we’ve only been here for 5 months and have filed on average 1 or 2 maintenance requests a month. Maintence is slow, if you have a leak or something of importance it can take weeks to get it fixed. It took us 2 weeks, ruined personal property, and not being able to use our restroom to get it fixed.The apartments are nice. The paint is cheap and peels or cracks whenever it’s touched. The doors that slide open even have scratched off paint. The towel rack fall off the wall constantly. The good thing is I think the walls are pretty thick, we don’t hear anything. The neighborhood is nice and we’ve never had a problem with any of other tenents.
I dont even know where to begin..To start, the clowns they have working in the main office are unprofessional scatter-brains that cant keep track of anything. Ive had to send and make multiple emails and calls to get in touch with them. Dont expect them to get back to you.Theyve entered my apartment multiple times without 24hrs notice.They require a 60 day written notice if you plan to vacate. But expect them to start harassing you 120 days before your lease is up. At first, theyll increase your rent by about $10 (which, to those scumbags is a deal for you - note: its not a general rent increase because if you look online, the prices for the floor plans are exactly what they were a year ago), then another $18 if you dont respond within a couple of weeks. If you dont give them notice to vacate or that you want to renew within 90 days, theyll threaten to switch your lease to month-to-month, adding an additional $200/mo. Which is absolutely ridiculous... But not as ridiculous and unprofessional as the fact that they TAPE the notices to your door, so if they happen to fall off and get picked up as trash or you toss them thinking theyre some random maintenance notice, youre essentially screwed because theyre unwilling to negotiate prices.Theres always trash/animal feces around the front of the building, in the parking areas, and around the trash cans. People dont do a great job of picking up after their pets around the complex and the apartment complex makes zero to little effort trying to keep things clean and tidy.Expect noise, rude (and even aggressive) college students and young adults. As well as a dirty living environment, peeling ceiling paint, water damage, possibly mold, having to take your laundry off-site to do it, possible issues with parking, car damage (from the giant ramp that these morons didnt fix last June when they did an update to the parking lot), and the smell of mj smoke (not a big deal if that doesnt bug you, but people frequently smoke in their apartments and its obvious).The only redeeming part of this awful place are the maintenance guys that are quick to respond (at least they have been for me) and the space for the --intital--- cost.Otherwise... This place is a headache and a joke. Save yourself time, money, and anxiety and look elsewhere.
The worst complex/management company we’ve ever dealt with. They over charge like no other. We gave our 60 day notice when moving out and they claimed they never got it so they charged us an extra 2 weeks rent. Didn’t get a dime of our security deposit back, in fact they want us to pay them for a “cleaning fee” when we left the place nicer than when we moved in. I would NOT recommend this place to ANYONE!
I got the keys Monday 15 July 2019 however did not move my belongings within the apartment until 18 July. Upon move in it was brought to my attention by bug bites that bugs (most likely fleas) were within my apartment.At this time it was 1030 pm beyond office hours. On 16 July I notified the office of the infestation. They stated they would be calling an exterminator to sprey the room and I would be okay to return after work to a bug free home. After work I presented to the apartment and it appears bugs were still within my apartment. I brought this to the attention of the staff within the office again whom stated it would be spreyed again next Tuesday the 23rd of July. I have been within this lease and residence since the 15th and have not stayed inside the apartment since receiving the keys.
This is the worse apartments ever to live at, the people are so races the office is very unprofessional!!! Maintenance is a creep and enter ur home without notice! They almost walked in on my 8year daughter getting dressed! The white lady in the office is very distasteful rude and unbelievably disrespectful!!! I cant believe they charge a great amount for a apartments that are very out dated!! Warning go elsewhere
I lived at Arlington Village Apartments since June 13, 2018 and can truly say it is a great place to live. Not only the location but for older residents as well a younger ones. The staff is wonderful and when something needs none they are on it. No long waits. They do extra things for their residents such as take out our garbage because my daughter and I have recently been unable to lift or go to the dumpster due to health issues. They are wonderful and we appreicate them very much. If you want a great place to live and a wonderful staff come to Arlington Village Apartments.
Upon move in, I was allowed to do a walk through of a similar unit to the one that I’d be renting. I NEVER DID A WALK THROUGH OF MY ACTUAL APARTMENT. Based off of the unit that I saw I made my decision to rent. Unfortunately, I got my keys and walked into a roach infested apartment with poorly painted walls, outdated appliances and fixtures, and mildew in the bathtub. Stay away!!!
The management has gotten worst they dont fix anything theyre lazy & increasing but not making any importments horrible place to live wouldnt recommend to anyone lease almost up @ i cant. Wait to move. They come in your apartment for no reason & 1 day they came in while I was there Ive notice an item missing and I still dont know why they where in there without any notice or a work order or me opening the door.pictures speak for themselves
This place is truly regrettable . I could be homeless and live better. 4 years, 3 different management companies and same results. Bad management and maintenance . There is BLACK MOLD in most if not all the apartments because the water is not draining properly and the buildings have not been sealed to stop it in recent decades . This complex was one of the better in Fairborn but its way past its prime what they want for leasing out these crappie apartment . I wish I have all the time to tell all the horror stories and experiences, but its not my problem anymore . Just be aware $650.00 dollars or more for this complex is quite laughable. I give zero stars just to truly tell you how bad this place is. Please reconsider moving into these units. And should you choose to stay, consider having a walk-through the entire apartment, especially, the basement where mold exists and will exist. Be mindful to take pictures before move in date and after move out date. They will charge you for items that need(ed) repaired prior to move in and through the duration of your stay. The Property Manager, Kim Salmons has poor professionalism, loud & unnecessary attitude, AND, poor management skills. She should never have been behind the desk in this property to manage business in the first place.
This complex is so filthy, trash, dog poop, and more litters the property. Inside the building the hallways are dirty, unswept, not maintained, and stains cover the walls and light fixtures dont work. I have had many rude encounters with fellow tenants and have had to call the police 3 to 4 times due to domestic violence, explicit drug use, and noise. We have requested repairs and they are not being made timely or at all. We will NOT be renewing our lease!
I love my apartment especially since it is my first one. I only pay 595 and I have 2 pets and two bedrooms. One of the problems is how we have had paranormal activity in the apartment. We will be sleeping and things will be moved across the room. The door open and closed by itself. I have seen a figure a couple of times. I have never believed in these things but it gets freaky. I also have heard my spouse talk and he was no where in the apartment.
Worst Apartment management ever, I parked my car in front of my apartment with valid parking permit and left the state for just four days. when i got back i didnt find my car, when i spoke with property management then say: that the my car tire got flat and they had to tow it !!. and No Body even bother to contact me !. what a horrible experience.I had to pay $122 for the towing company to get my car back. I dont recommend anyone to come to this apartment complex
If youre looking through reviews to figure out whether or not this is the place for you, just walk away. This place isnt worth the frustration or the ridiculous costs - that continually add up the longer you stay. I cant believe how awful they are to their residents, from not answering calls and not responding to emails to allowing the smell of pet poop/urine to permeate the hallways. Great step up from a crack house, tho!
They respond to reviews telling you to call/email for help yet they cant be bothered to email back. Absolutely ridiculous. Seriously... DO NOT LIVE HERE. There are better apartment complexes just up the road that are cheaper and will treat you better. This place and the women that run things in the office are incredibly rude and disrespectful to their residents.
Aug 2015 to Sept 2016 Ceiling leaked for months I have documented photos of it told 5 times it was fixed before it finally was. Roaches. No parking. Cheapest everything from the flooring to the paint to the cabinets. Slowest maintenance response time ever. Have had an outlet that hasnt worked since the 2nd month we moved in. Had no working ceiling fan or light I our livingroom/dinning area for 2 months. Overpriced hell hole.
I just got out of the hospital yesterday November 6th. I was admitted November 2nd. I had not yet paid my rent, which I was going to do on the 2nd, which was Friday. I had an eviction notice when I got home from the hospital on the 6th. Okay fine, but there was $150 late fee. I was sure if I took down my paperwork from the hospital they would waive that. Ummm.......no. I had to pay the late fee then wait too see if the corporate office would reimburse me. I was so stunned I just said okay and left. I WAS IN THE HOSPITAL!
Parking is so terrible. Plan on parking out in the Main Street if you live here. They say there is 2 car spots available. Must be more than 2 cars per apartment. Doesn’t matter if you have a designated spot they will park there anyways. So when I get up at 5 in the morning me and my spouse in each of our cars have to walk all the way to the front... in the snow and rain is the best. because no available spots including designated spot. They used to be strict and tow cars. That is something that should happen again. I’m not parking up front in the winter sorry to whos spot I’m in.
Owners will go above and beyond to nickel and dime you here.Constant furnace issues in the winter. Constant A/C issues in the summer. Basement of my townhouse flooded everytime it rained and therefore entire thing smells like mildew.Recent influx of drug dealers and sub par neighbors has ruined the atmosphere.These sub par neighbors also trashed both of my new cars with their clunkers! Multiple scratches and dents from tweakers bashing the doors into them.Take my advice and overpay somewhere else. You will be glad.
This is the worst place to rent an apartment. They have zero clue how to business. Make sure you triple sign your non renewal notice and give them 5 copies as they will tell you that you never gave notice. Terrible customer service. Didnt have air conditioning for 6 out of the 12 month lease. Pathetic excuses. You have been warned!!!
I would give 0 stars if I could. This is the worst rental place I have rented with. I asked them to fix many issues which because they didnt fix one, I now have an 800 dollar water bill and they refuse to pay it even though there the reason its so high. Also if you do not give a 60 day notice they charge you two months rent even if your lease is up. I would not rent here. They are not about working with there tenets, more about money then anything else.
If I could give this place no stars I would! Management is terrible! The Blonde lady, she’s rude and disrespectful! She doesn’t open the office on time and if you walk in you will get yelled at! She doesn’t care about the people in the military she was yelling at her to for walking in at 9:05Am. She has issues and she needs to learn how to speak to people! DONT LIVE HERE stay clear from her she’s crazy and needs mental help!
The service is terrible I walked in the leasing office and no one bothered to acknowledge that me and my friend had walked in. While they were joking around talking we sat there for 30 mins before anyone said anything. Then the ladies at the desk made me nervous because they had terrible miscommunication with booking rooms for the upcoming enrolling season.
Wow. Worst service Ive had at an apartment complex. They say they respond to emails but they dont. More than likely their response will be to give me the same email they wont respond to anyways. For anyone looking, save some time and find a different apartment complex.
Living at 1777-H Arlin Pl Fairborn OH 45324 . If you are planning to move here i beg you DOOOOONNNNNNNT do it. They are plenty of nice places out there . The new management that just took over is extremely rude and not nice. They ll never get your problem solved. I hope there was an option of giving them -5

2022-07-07I genuinely hate this place. If I could give it 0 stars I would. If you are thinking about living here - dont. I cant stress this enough, no one here cares about the residents or their jobs. I have lived here for 10 months and I cant wait to get out.The day before I was supposed to move in they had to move my move-in date back because they needed to clean the apartment still. When they handed me my keys (before I even stepped foot in the apartment) I was informed that the cleaning crew had just left that morning and didnt have enough time to get to my bathroom and that theyd come back the following Tuesday. So I moved in to an apartment with sopping wet carpets and a nasty moldy bathtub. No one came the following week to clean my bathroom, and still to this day they havent. The office and property manager lied to my face about getting my bathroom fixed and came up with 10 different excuses on why they couldnt do it.I have called and left countless voicemails and no one calls me back. No one is helpful and no one cares even a little bit. Save yourself the time, DO NOT LIVE HERE.

2022-03-04Alot of negative reviews on the fees. I should have looked here before applying. Straight lost a ton of money paying fees just to get denied. I didnt realize how outrageous fees are. Why make someone pay so much just to deny them and not even give half the money back! Will be asking more questions from now on. Aint no body got time to throw money away like that. Anyone looking for a place to live always look at reviews first. They tell what you need to know

2022-02-04Id give this place negative stars if I could. I havent had any issues with roaches personally, but all the other bad reviews sum up my whole experience living here. Makes me wonder if the good reviews are bots. But Ive lived here 2 years and hated every bit of it.

2022-06-21So once again Arlington Village succeeds in making summer a bust, NO POOL ON THE TOWN HOUSE SIDE, they keep telling us soon first it was mid- June now it’s whenever they feel like it. Probably will open it in September! If you plan on renting here I would be aware, they have a excuse for everything this pool has not been open in 3 years no one seems to care that their residents our inconvenienced by having to go across the street to the smaller pool!

2021-10-11I have lived most of my life here and I love it. This is my home. Maintenance requests are always addressed. Had an air conditioning problem a few weeks ago & the maintenance guys showed up immediately & fixed it within about 40 minutes & let me know if they had to order parts they would not leave me with no A/C. I was freaking out because it was 95 degrees. They calmed me down. During these unfortunate times with the pandemic, it is extremely hard to get parts & sometimes everyday items. Just my 2 cents worth.

2021-11-05This place has some good qualities like spaciousnesses and semi-affordablity. However, it’s still expensive like a $125 late fee for one day late, bad paint job and 2 pools (the bigger one was closed all summer but still included in items/amenities that are included in rent.) and the smaller pool even though the website advertises a gas fireplace it is not useable. ( both pools close at like 9 pm in the summer which is a bummer) also I reached out a few times to get accommodations for parking since I’m physical disabled and never hear anything back. Plus side most of my neighbors keep to themselves which is nice👍

2022-02-12To start (application fee:$50)(security deposit:$200)(additional deposit:($459)(admin fee:$75) total application charges:$784.00 add Lease Charges:$224 OTHER FEE:$10??? Oh don’t forget about next months rent $672 = $1690!!! That’s what you need to pay just to move into this apartment.My personal experience? It smells disgusting, literally everyone smokes inside and the stench is stuck to the walls. I was embarrassed bringing girls over cause if it. Not to mention walls are paper thin, there is 4 washers in all of building 249 that do an awful job and all that just for them to charge you an extra $125 if you’re one day late on rent.If your military and looking for a cheap place to live it’s not worth it to stay here and no they don’t offer a discount.Trust me, live somewhere else.

2021-09-04They are quick to close the pool early when they are supposed to be open until 9pm. Just two weeks ago they sent an email out stating that the pool will be open until Labor Door but nope, the pool was closed 4 days after that email was sent smh. They are very nasty and disrespectful & act like you are a bother if you call for something. The one Maintenance man always rushing to do his job that’s probably who he’s been having to redo stuff here a lot. Oh, don’t call them with an EMERGENCY MAINTENANCE request because they will find every reason under the sun to find a way to “make an appointment” like it’s not an EMERGENCY. Terrible place to live…..

2021-08-15DO NOT LIVE HERE!! RUN!! Only 1 star so that this will post. This place is really bad. The maintenance crew is a joke and do not want to repair things. They try and do a patch work job or tell you they will be back and never come back. The people at the office are rude, hateful and just want to collect rent. They have raised the rent on 2BRS/ 1.5 bath to $900.00 a month no utilities included. $900.00 a month and place is falling apart soft floors, water damage, kitchen items dont work. Dont give 24 hr notice for entrance.
