A couple of wks ago my maintenance man Mr Jared was super great. This wk I as a tenant, Ive never seen a property mgr get down& dirty with the maintenance crew. Her name is MS Emily. Out of the Dayton area. If this is how things are going in a new direction Cudous!!! IM the longest tenant in this building on Wayne Ave, Dayton, OH. I appreciate it. Thanks to ALL!!!

The office personnel do a great job and work very hard to help you. Though, I have had bad experiences with the maintenance team not fixing issues properly or not showing up at all.

Great place to work. Family owned business. The owners arent like most owners they can and will get out in the field and work with you side by side. They wont ask you to do something that they havent or wont do themselves. Opportunity for advancement as well.

This management company has become lax in its care of a tenant due to the end of his lease being near. This is an unacceptable way to maintain clients and creates a bad name for the company.

The people at All Serv properties work extremely hard everyday to provide affordable housing and service for their tennants.
I have been a repeat customer for 5 years. I do not plan to move any time soon. My concerns are always taken seriously and fixed in a timly manner.
I live in the flowerdale property and love it. maintenance is super efficient and office ladies are very friendly.
They came in today to treat for pests, as we are right next to a restaurant. More than nice and super helpful.
Bad service, additional charges, rent hikes, and Keirsten is the worse of them all, not helpful at all.

2021-11-10I had been looking for an affordable place to live for a few months, and had no luck. A friend told me about AllServ and I found a better place than I could have ever dreamed of! Thank you Stacy for being awesome! You guys rock!!

2021-05-21Dayton AllServ is not a reputable company. I obtained the keys to my unit Friday afternoon around 4 PM and by 6 PM while unpacking someone helped their self to the back of my car to my personal belongings. Like any logical human I no longer felt safe at this residence. I contacted the police and they never showed up and then contacted the leasing company. They said that the loss was not their fault, which is understandable but I was stuck in the lease although I was not in the dwelling more than two hours and did not feel safe returning. They have kept $2015 from me which I chalked up as a loss and now I have a bill for $863.95. The reality of the situation is that they already have the bulk of my savings, I’m without a home, and now they’re wanting more from me when I already have so little.The property was rented out again within days by Dayton AllServ which complied with a tort law of mitigation of damages.This bill is unjust and the management is refusing me to let me speak with the owners.Dayton AllServ is a disheartening reminder that even though we’re in the middle of a pandemic and housing crisis, they’re willing to do nothing but take advantage of people who only just need a place to sleep at night.Be aware of the painted shut, bullet hole ridden windows and just stay away.Dayton AllServ make me sick. Kierstan is an atrocious human being. I don’t know how she sleeps at night.

2019-03-23Working for All Serv Properties is so much fun! The best part of my job are our residents, hands down! We truly do have the best residents! I am really grateful to have this opportunity to provide quality, affordable housing to some pretty awesome people in our community. Our team is really great and work hard everyday. I am really appreciative to have such a great team and they make everyday a great day at All Serv! There’s not a day that I don’t wake up and look forward to coming to work!

2021-05-25The Neighbors Are Great- The Management Is TERRIBLE!When we first moved in, the place was absolutely filthy- paint stains on the floor and door, discoloration to the front door, dead flies on the windowsills, insect feces under the sinks, black grime on the shelves in the kitchen and bathroom cabinets and on all the baseboards, etc ). To their credit, All Serv Properties agreed to send in people to clean up the apartment (after I posted a negative review). They were also able to fix an issue with the lock on the front door pretty quickly.Unfortunately, that is where the positive Customer Service ended. The original agent we were dealing with either left the company or was assigned to a different property, and her replacement was (to be polite) less than stellar. There were numerous issues (many of which were never resolved and I have needed to hire attorneys to resolve)- sometimes I had to send 10 or 15 emails just to get a reply!The worst was when we moved out. I assured All Serv that we would leave the apartment in better condition than we had found it...after all, we did not have any dead flies or insect feces to leave. Imagine my surprise when part of the initial deposit was withheld for unknown substance splashed on door, clean under stove replace window blinds and clean baseboards in all rooms. I contacted the property and let them know that the stain on the door and the dirty baseboards where there when we moved in. I also reminded them of the absolutely filthy conditions when we first moved in. They insisted that they would not change the amount of the refund, not even for things which existed before we moved in and had nothing to do with (the dirty baseboards and the stain on the door). I really liked my neighbors, but the headaches (literal and figurative) we suffered while living there are not worth it.

2021-01-07Emily and Kayla are so awesome. That was then, now I’ve been here for almost a full least and my heat has never worked which is included in the rent among other problems that they will not fix. But they raise the rent 🤔. The property is very low quality and the charge high quality prices smh. They screen their phone calls can hardly ever get an answer on the first call. They love to text back after you called. They increase rent prices without fixing any problems in the unit. Very poor overall I will not recommend them to anyone. I would give 0 stars but would not let me post without giving at least one star, which is not deserving in my opinion.

2019-06-21I never thought Id like my landlords, but these guys are great! I live in an extremely affordable apartment in Old North Dayton. Management is super friendly and strives to right any issue at all - once the lawn man accidently ran over my small garden with a lawnmower, but the office went far above and beyond, building a raised bed for me and giving me a gift card at a garden nursey to replace the plants. Really reccomend them.

2019-05-06I woke up on Thursday 5/2 to water all over my basement floor, I swung by the office, 1st thing in the morning, as i couldn t get through their phone lines. I explained to them what was going on and they said they would have some right out. about 11:30 Jason was there to assess the problem, he told me that we were getting a new hot water heater that the old one was bad. A bit later Jerry arrived to help. They were both so kind, and understanding, and got the job done very quickly. It was very nice having guys as nice as them coming into my house to do repair work. I highly recommend them both.

2019-08-26I recently moved into a unit provided by All Serv and they made the experience easy and stress free. Kierstein, the representative I spoke with, answered all of my questions with patience and assured me that if I were to need anything in the future they wouldnt hesitate to help. They have been very kind and respectful.

2020-01-25Find it really odd that half of the positive reviews for this company all have the same last name or say they are employees working there...doesnt really seem honest but Maybe if the employees and owners werent all spamming google with fake positive reviews, they would have time to run the place better. My cousin lived there and could not get repair issues taken care of and I would not recommend them to anyone.
