My friends live in this place and it’s literally horrible. The stairways smell like pee, theres stains all over the carpets in the hallways, there’s ceiling tiles missing,Trash in the hallways, rocks were thrown through windows and all they did was put wood over the windows and everyone knows they won’t fix it In a timely matter. My friends don’t even like living there and are ready to get out. But the layout of the apartment and the appliances are nice and updated.
I’ve lived here for almost two years now and have had nothing but an amazing experience! The staff has been so helpful and so great. I’ve never had any problems with my apartment other than little minor things such as the drain backing up and the maintenance guys are always so fast and friendly. Overall this is an amazing place to live especially for the prices, it is perfect for an Akron U student and it’s the cheapest apartment for the best quality around the area. It’s walking distance from all of the downtown life. Everything is included in the price and you really can’t beat it!
I lived at 22 for 2 and a half years. That means I went through several changes of management and other staff and building changes. Overall, my experience was great, personally. Anytime I needed something, Anastasia and the other leasing professionals were super prompt to get it done. They were also sooooo nice and personable. I would recommend this place to anyone. I lived in a 2-bedroom standard and I loved my kitchen with the huge counter tops and the bathroom was big. I lived with someone I was extremely close to so we painted and really made it our home! Highly recommended!
Its been a Year living in this apartment with my roommate, Ive enjoyed everyday of my life here in 22 the New Management is the best so far and have been very cooperative. All the bad reviews are very old/from old management when it was faulty and not organized at all. The location is perfect since all my classes are nearby then got my food also nearby stadium, Everything you need is here.
Such an incredible and clean apartment complex! Im applying for graduate school and relocating to the area. Ive been searching for safe, affordable, and clean places and 22 Exchange is now top of my list. The office staff has been very helpful and the maintenance staff are truly keeping the building together. I have friends who live their now and have nothing but positive things to say and how maintenance requests are handled quickly. Im looking forward to moving and signing my lease for the fall.
I have lived at 22 Exchange since August 2017. I have had a great experience and have already renewed my lease at a lower rate. This apartment is fully furnished and has plenty of amenities. The new management has made many changes and I urge you to come in for a tour. The rent is also the lowest on the market.
I stayed in 22 Exchange for 2 years and over that time period the staff has been very helpful and polite. Unlike most apartments complexes 22 Exchange actually cares about the residents. When it comes repairs or anything needed for the room, the maintenance handles it fast while keeping the area neat. Overall i enjoyed staying here and I’m pretty sure you will too!!
I’ve already wrote a review from one account 8 months ago but it’s time for a new rate.! 8 months laters and it’s worse. So happy I moved out. Please don’t live at 22 unless you are desperate. They switch management almost every other month. This new management is the worst. It’s so much I could day about them. About how unprofessional they are, unorganized, how they lost my checks for my rent, and so much more. I would go homeless before I ever live here again! I don’t even look at them as a real apartment complex
Staff is super nice & very understanding; but the maintenance team seems to not care about a lot. Ceiling has needed to be painted for 6 months, door to outside has been broken for over a year so people without keys can get into the building. Trash sits in the hallway every week.
22 Exchange is a good place to live. Its management is trying to improve the buildings everyday. Does it take on some terrible tenants? yes. Is it currently overwhelmed? Sometimes. but I do like living here. Its up-to you on how the stay here goes, just be persistent with getting help from the management and they will be sure to help you.
The staff have been beyond helpful for me. I moved into 22 at the last minute before the semester started. When I was going through the lease process every one of the office staff I spoke to were there for me and made sure I was signed and moved in promptly. After reading the reviews I was very skeptical about how my experience was going to be but I hope this management company is here to stay because I see them turning this place around really fast. Lastly the maintenance men run around like crazy I can’t imagine their workload but of the two service requests I’ve had they were both fixed within 24-48hrs. All around great living experience. Friedman management keep it up!
I have lived in this apartment since August and it is terrible. The WiFi is complete trash just like how the hallways smell. They find it appropriate to walk into your apartment if the door is not answered within a minute. Recently they decided to fix a water main break and we still do not fully have hot water which I tried to call to see what was going on but of course they decided not to answer. Sent them a very wordy email which I cannot wait to hear back from. The door that is right by our apartment that leads outside is broken and has been for months. Upon moving in it took me and my roommates hours to clean the place because it was filled with dust and grease. Never give them a check for your rent because it takes them over 2 weeks to deposit and they have no receipts which is fantastic. And don’t be surprised if you fall behind on rent even if you’ve been paying on time. I will say the tour for this apartment sold me right away but do not let that show room suck you in like it did to me. Appliances are awful mattresses suck, we were told we would have free printing but I guess the $500+ we pay a month for this below par establishment isn’t enough for free printing! Also the couches are terribly cheap after a month of living here they started to rip almost every appliance of ours has broke thankful that we are friendly with the maintence or nothing would ever get fixed. THIS PLACE SUCKS FLAT OUT
Worlds worst management. I cant believe they hire such incompetence people to run a place like this with so many educated college students near by. I never got the items I was told I would get for signing. The management tell you one thing then does another. They were all so sweet and kind when I signed then it all changed. Besides the furniture is garbage, Our couch broke the first week. The mattress is so uncomfortable that a foam top didnt even help and a good nights sleep was only a dream due to the paper thin walls. The washer leaked the first time my roommate used it. Yes, they may have a few amenities but they are not ever close to being worth dealing with the management in this place. Dont do it. Id look at 411 or even living on campus before ever living here again. PLUS THE WI-FI reception sucks royally.
Do not rent here! Again, do not rent here. I read the bad reviews and was skeptical. I regret ever giving this place a chance. The current bad reviews are completely accurate, do not rent here. The application process was a breeze and they make you feel like it’s a good choice, but it’s a disaster. The 8 page lease they have you sign does not represent what you had discussed with their associates or what was indicated during the application process online. I thought I had read the lease throughly, but I was misled in pile of legal jargon. I am now paying more than what I was told when applying. Apparently, I was basically already paying to live at the complex but I hadn’t even moved in yet. My move in date was still weeks away, but I was already paying to live there, how is that fair. The staff was “pleasantly” condescending with the issues I had, which made the situation even worse to me. It definitely is not worth the headache and I began living at the complex with an immediate sense of distrust. The associates there even stated that they too didn’t agree with what was going on but still refused to remedy the issue. To fix the issues would take little to no effort at all, but they will not do it. This is not what I wanted. How this place operates makes me uneasy and it’s not right. I don’t need the added stress along with my studies and work schedule. I will be leaving the day the lease ends and I will never recommend this place.
Staff are very friendly, knowledgeable and eager to assist you. Has amenities that are unheard of in an apartment (dorm like setting!) rental. Very, very clean and modern. Id recommend it highly to any person looking to rent and especially to a parent looking for a safe and secure place for their student to live off campus!
Cant beat the price of this place! Especially since all utilities are included with no cap! Sean is always on top of it, whenever I have a maintenance problem or have a favor to ask he responds within minutes. The maintenance team for the most part is pretty on top of it and will get to apartment issues you may be experiencing within the week you submit a request.
I wish I could rate a 0. It has been a disaster living here since the day I moved in. I had such high expectations, the buildings have so much potential but not a single management company has been able to do anything positive for this place. The apartment was in NO WAY move in ready. The floors, walls, bathrooms, and floorboards were dirty and covered in stains. I tried to get a parking clicker for 7 MONTHS. I went into the office or called almost every week to try and get one and they told me the same answer every time: “we ordered them, they’ll be here soon”. I was never able to get a parking clicker to park in the lot which is designated for residents if you wish to pay extra every month. The option to pay in the lot was extremely important for me during winter and walking from the university lot a block away at night. I even expressed this to management, steessing that it was a safer option and they did not care at all. The parking lot was basically empty all year. I also have had several problems regarding rent. They charge you overdraft fees if you go over their “set limit” on electric. I was gone for two months, along with my roommate, and we were still charged extra when we turned our AC off when we left! The management is rude, unprofessional, and truly does not care about a single resident living in the complex unless you work in the office. This was the worst first living experience of college mostly because of the management!!! DONT live here unless it’s years down the road and a sensible person/company is actually doing something positive with this place. It’s sad to see a place with so much potential suck so bad!!!
Sean Lacey, who gave an unprecedented 5 star review, is their marketing associate. Clearly, biased and shows a conflict of interest against everyone.Im on my second lease. Not renewing. They changed management and apparently no one signed lease so its rather empty. To get new leases out they lowered the rent so a bunch of uneducated, ill-mannered kids roam the hallways knocking and running from your door. Not to mention the trash that they leave on the elevators, hallways, etc.Remember that you have no control over your roommates since management will assign them wherever there is vacancy.Dont expect them to clean the sidewalks throughout the winter. Must cost a lot, I guess. They cut off the water to fix a main water break last week. Did not notify anyone about it. Since then there has been intermittent hot water. Again no notification. I called and they said they e-mailed out everyone. Obviously not true, only emails I have is from their offers to renew my lease. I agree with every negative review given to this place by other people (including about the smell of drugs). The walls are so thin. You can hear everything from the adjacent rooms. We waited 6 months to get a key to our mailbox. Every time we went down they said the key guy already left and maybe in two weeks. Lie.Avoid the hassle and go rent elsewhere.Im expecting a response from 22 Exchange asking me to contact them...Not sure what to get out of it anyway since previous complaints posted here have yet to be addressed.
When i moved in i was had a group of people to live with me and expressed to management several times. We even signed the lease agreement together. When it was time to move in i was the first to do it, i drove a hour to be put into a apartment that was already full with random people. I had to wait an hour for them to find me a place to stay and another hour for maintenance to clean it (which they never fully did until the end of the week) i wasn’t able to use the stove or refrigerator. The people above me were always loud and banging, there’s poop in the stairways from the dogs trash everywhere smells beyond terrible people in the leasing office are beyond unprofessional and beyond poorly trained. When you have a problem there always just as confused as you what kind of management is that. Shyla is the worst always has an attitude. Maintenance is just as bad i moved in January and my dishwasher was giving off a terrible smell so i called for maintenance and the dishwasher was never fixed. They told me to put ice down the disposal wich didn’t work and they’ve came to look at it twice. Do yourself a favor and say NO TO 22. The worst decision i made
One time i was minding my own business living peacefully in my passable apartment for 2 years when suddenly i was forced to move into a horrible different unit so that the awful experience outside my unit doors made sure to affect me inside it as well. 0/5 the new management is somehow even worsealso my car has sustained over $1800 worth of damages from just parking in their lot where people seem to enjoy damaging other people’s cars and of course there’s nothing I can do about it
The maintenance crew is the BEST maintenance crew weve had. They get things done quickly and efficiently, theyre also super friendly and replace your light bulbs and smoke detector batteries. And if you need something done over the weekend theyre super organized with their priorities. I give the maintenance crew 5 stars but the leasing office a 1 star.
22 apartments is TERRIBLE!! When I first moved in IT WAS DIRTY and NOT MOVE IN READY and I’m not over exaggerating. Floors weren’t clean, paint on the couches, dryer was broken, my carpet needed to be replaced, no toilet seat in one room and a hole in the shower wall in another room. The list goes on and on. Did I mention NO WIFI or AIR CONDITIONING!! Even though it’s in our apartment contract. They fixed most of the problems a month after but still never received WIFI OR AC. Promised a gift card NEVER RECEIVED IT. Promised concession on my rent, was told I wouldn’t receive it, mind you I was paying $565 for a four bedroom. My air conditioning was fixed in May and I was living there in August but moved out early so they could’ve kept it broken 🤷🏾♀️ Dan and Sean are the only people that actually LISTEN AND ACT when there is a problem. Other than that they suck, supposedly the lowest priced apartments only because people are moving out. They treat the second building like a foster child. If you don’t believe me ask to see the second building and see what they say. And to 22 don’t respond with a generic “We apologize about your stay, please contact..” KEEP IT ! Unless y’all are trying to give me some money back don’t speak to me
Lived here for a 12 month lease, if you cant find a house or really dont care about your roommates (or better yet you have roommates picked out) then its passable, but if you have options then go with something else. All apartments on and off campus are swindlers and absolutely not worth the money. Again it depends on a lot of factors, like neighbors, economic status, etc, but youre better off elsewhere.
(Update below) If I could rate this 0 stars I would. This place is horrible. My building stinks theres trash everywhere. They tried to blame it on the first week of move in but Im in the 3rd month and its worse than the first week. The entrance smells horrific , the hallways smell disgusting. I hate living here. When my lease is up I will NOT BE RETURNING! I recommend living in The Depot , where it is much cleaner and looks much nicer for a similar price. Im not getting what I paid for here , absolutely disgusting. The building that they give the tours in are clean but they dont tell you about the other buildings downtown !! Filthy !! Do NOT MOVE HERE, you will not get your moneys worth!!!(Updated) 2018I don’t know what’s up the new management. But 22 is and has been wishy washy since I moved here in 2016. Switching management like more than twice within a year like what ?? Notifying everyone super late on how to pay with their new system and all that. I got a 3 day notice to leave the primises and that was given to me a day after it was printed. Banged on the door like they had an police search warrant or something. Something the management team at the property back in 2016 would have never done despite their many discrepancies. Make sure you answer the door though because they will put the notice outside your door and the whole complex will know you’re on your way to eviction. Some 5 star comments are from people that work in the office so don’t even look at those when considering to live here. They probably replied to their own comment as well. I don’t wish to renew my lease for many reasons and the main one being the way the people in the office handle and run things. I wish they would have approached the residents in a different way rather than just posting papers on the doors that “Friedman” would be taking over as new management. 22 has potential but they won’t even answer your calls ! I called 4 times and not one time did they pick up, meanwhile there are people in the office chilling while phones are steady ringing. There are many ways that 22 could approach situations but choose to approach them so poorly. I agree with my older comment as well as all the other one star reviews on here.
My account literally has not been accurate since it became Friedman Management. Ive been down to the main office on seven different occasions about my inaccurate balance. After the final time, instead of just emailing the accountant, who is in another state, they pulled out my file to show me a forged lease agreement they never told me about. I was told that they lost the original lease they offered me and I signed, so they put my electronic signature on a new lease at a higher rate as a stand in until the situation was fixed, except they never contacted me about it to resolve the issue. A simple email asking me to come down to the office so they could explain how they lost my lease agreement and how we can work it out would only make logical sense, but this story shows just how inept and inexperienced Friedman is. They just expected that I wouldnt ask about it and would pay more money than I owe for their mistake. It wasnt until after 4 months of complaining about my inaccurate account that they finally looked at my file and casually told me that they just put my electronic signature on a new lease that was never discussed with me, which is forgery and illegal. Luckily I still have the lease I was originally offered, so after sending them the original lease I signed back in May, they still cant get it right. They just added a new concession to my account, but havent changed the rate or corrected the previous months of inaccurate accounting. They cant balance their own books, but theyre more than happy to put an eviction notice on your door on the third day of the month, even if your payment just hasnt been processed yet. I havent even gotten to all the broken stuff that they simply refuse to fix. The window in my living room has been cracked for two years and rather than replace it in the summer, they just put tape over the crack and said dont open it until we fix it. My roommates and I have put in at least five different maintenance requests for it over the last two years and nothing has been done about it since they first put tape over it. Now its too cold to fix and it likely wont get done until we all move out, if ever. Its furnished, relatively cheap compared to college dorms and other apartment complexes nearby, and its close to Akron University. Save any paperwork you sign and keep a close eye on your account if you have to stay here. I would strongly suggest you look somewhere else though. At this point, Id be willing to pay more for experienced and organized management that actually communicate and work things out.
This is the worst place anyone could ever live in. The management sucks and are super unprofessional . The walls are paper thin and the fact that you have to pay over $600 per person a month for a small room and a shared kitchen and living room with 2-3 other people is absolutely ridiculous. I honestly cannot wait until my lease is up. This was the worst decision ever. Not to mention the apartment building itself is gross and smells. I had to change rooms due to a roommate issue And my new room was disgusting! Even though they claimed it was cleaned before i moved in , i have pictures to prove how dirty it was. There’s nothing good about this place. Do not live here. You are better off getting a REAL apartment And getting your moneys worth , this is nothing but a bigger and more private dorm.
I just moved in and i love it !!! Its a great place to be ,very clean and organized environment.they have very nice and friendly workers a amazing maintenance team . The gym is open 24/hours a day which mean you can go workout whenever is best for you ! The game room is very nice and the tv room and study rooms are wonderful if you need to get away for a bit and just need some time alone . Overall i can say that i think i will enjoy my stay at 22 exchange and if you ever loking for a nice room for rent you should definitely give them a look they are really amazing !!i would give them 10 stars if I could
Do not live here. WiFi never works, doors broken for months, which allow anyone to walk in at anytime. Management is very very unresponsive. Been contacted multiple times being accused of being behind rent when in reality they misplaced checks or just plain out have no idea what they are doing. Applicances are cheap and will break down on you. Management will just walk into your apartment when they feel like it. Hallways smell terrible all the time. All in all stay away from this building.
Was told we would get our security deposits back upon moving out and never got them back. Ive called and emailed multiple times. My emails have been entirely ignored and on my phone calls they tell me something different every time. Either I will get my deposit back soon or they are having errors and trying to get the deposits out. Ive been moved out for over 5 months now and have been trying to get my security deposit back ever since. Everyone that has stayed at 22 exchange that I knew also said they never got their security deposits back. Just be careful upon signing your lease. They will tell you that you have to make a $150 deposit and that you will get it back after your lease. They will never give it back. They simply just steal it.
Please chose another place to live. I left the dorms to find a worse dorm like setting. The move in was a mess and inconvenient to get my keys. The rent amount I had originally signed for my lease was changed without previous notice. My roommate and another tenant have paid their rent every month on time but was given an eviction notices for not paying rent. The keys to the building, mail room, and master key to all rooms are on one key ring left out in the open where anyone could take them. Management may enter the room at any time without notice or even knocking. On one occasion I thought my home was being broken into. There is parking but you have to pay $40 a month for each car.The Wi-fi is so terrible here it is difficult to open a single google search. My roommate and I have to take turns sitting in the one place in our apartment where the Wi-fi works slightly above one bar of connection. The fire alarms go off when boiling water on the stove. The doors have electronic locks that break down, and I have to be let in by roommates. The back door has been broken since the first week of move in and still has not been fixed to this day. The door has now been baracaded and it is the emergency exit for the entire back half of the building. There is cable TV in the shared living space and the bedrooms but after 4 months of living here they removed the cable from the bedrooms. The drains in the bathroom were clogged and the trash bins are full. I had asked management to unclog the drain and waited 3 months before going out and buying my own materials to only partially fix theThe air conditioning does not work. I have tried setting the thermostat at 45° but the vents still blow out hot air.I am overall disgusted with 22 Exchange in all aspects.
Go ahead and walk on in because the main door doesn’t lock like it’s supposed to. And hell check the doors if ones unlocked move on in!! exactly what happen to me. they wouldn’t remove the person who wasn’t paying, so i had to move apartments. Took months to finally move i didn’t even feel safe in a place i’m paying for... so i didn’t stay there for 3 months......... DONT LIVE HERE.
New management is terrible, all of the doors have been broken for two weeks (safety hazard) , the workers down in the leasing office act like they have attitudes all the time and don’t want to deal with the residents. The printer is always broken and now we have to pay for our own printing paper. I have to put in a maintenance request at least 3 times before they actually show up. I enjoyed living here before the new management came the old wokers were nice and always eager to help. The game room is terrible the pool sticks look like they were chewed on, the tv in the doesn’t work. I don’t recommend anybody to live here it looks like a nice place to live but it’s not everything is always broken. Do not waste your money at 22 Exchange!
If you can help it, don’t move here. I’ve only been here for a month and when I moved in my room had no toilet seat, my door wouldn’t lock, our a/c and WiFi still doesn’t work after complaining for weeks. Our washer didn’t work for a week. They’re very slow with fixing problems and seem like they don’t care. It’s supposed to be 80+ all week and we still have no a/c. The new management is terrible. Also they are rarely ever in the office and don’t like to answer their phones. Please if you can help it DO NOT MOVE HERE.
I don’t know about anybody else but i know for sure have these reviews fake or they asked for good reviews. I been living here for 3 years and this building has become trash and I mean literally. My account is messed up every week new property managers all the time. Trash everywhere, people barely live in this building anymore and I can’t blame them. I also don’t need no response because everybody know that nothing gets done in this building it’s only two maintenance guys be real. I would give this a negative 5 stars but I can’t!!
I have not enjoyed living here at all. The internet is constantly going down so, it is impossible to do your school work. I have currently been without wifi for almost 2 weeks! Also, if you are not in the main building they do not seem to care for since our building always smells, the wifi is always down (in just our building), and we typically only have 1 of 2 working elevators. The management is easy to talk to, but very slow at getting things fixed. I will be moving out in July and could not be happier.
My daughter lived here and I wouldnt recommend it to anyone. The management changed hands multiple times during her year lease and it never improved. Every person I spoke with was unprofessional, rude, and not helpful, with the exception of the maintenance man. They kept arguing about the cost of rent and couldnt locate her original lease when asked to present it. Its unorganized, unprofessional, and not as safe as they lead you to believe. They nickle and dime everything they can. On two separate occasions they had my daughter sign documents, then added to the documents after she signed them. They know these are young adults (mostly college students) and they take every opportunity to take advantage of them.
The apartment all together is so big and spacious and everyone had their own bedroom and bathroom. Also just recently 22 exchange has come under new management and they are awesome!! They are always willing to help you with whatever it is. I highly recommend living in 22Exchange!
This place doesnt even deserve one star. Do not live here under any circumstances. Ive lived here for 2 years, (moving out asap) and the windows have never worked. They said they would be fixing it over summer 2017. They didnt. Now they have no timeframe of when people will have working windows. The hallways are always filled with garbage and it makes the place smell awful. Management has NO idea what they ate doing. They will create a fake late fee just to get you to go talk to them about some problem they caused. Worst of all, we have spent many days without water. Sometimes you get a warning, sometimes its off for 2-3 days before they say or do anything. Please, do yourself a favor and live anywhere else.
Hands the most disorganized management of any rental company I have ever used. The place constantly smells like weed and the elevators smell like something died in them. For such a high price you would think youre getting something more than paperthin walls and new, hidden charges every month. No free parking. Great Location.
This place isnt that bad. I would give this place 3 stars, but I just cannot do that, because trying to pay your bills with 22 Exchange is a nightmare. You can pay your bill through a portal thats set up by them, so I go to pay my bill and the site rejects my payment even though I have the funds in my account to pay the bill. Also you cant even make small payments if you didnt want to pay all of the bill. That needs to change.
I dont even live here and I can tell you that its terrible. On the tour of the facilities, you could see the damaged and stained furniture, as well as the almost spooky-looking hallways with dim lights. This is without mentioning the pungent smell of weed immediately upon entering. The only reason people live here is because of the exceedingly low rates (lower every year), but I wouldnt live there if it was free. While the staff in the leasing office was very kind, and I dont rest any of the blame on them, this is a garbage place. When I asked about recycling, they replied that they do not offer it because it is not required. Every other apartment building in the area does offer this service, and its something that every apartment building should offer, in my opinion. Do not live here.
This place really needs to starts listening to the bad reviews, they are all correct. Save yourself from a company that tells you what you want to hear but can not deliver. The leasing office is not trustworthy and just wants your money. Go somewhere else! There are plenty of respectable complexes in the area and descent private homes to lease from.
Avoid renting at 22 Exchange! My daughter is a graduate student living on the 4th floor for 2016-2018. Recently, on July 7, her Apt. lost Air Conditioning! With this being summer time and temperatures reaching in the high 80s to 90 degrees, her Apt is uninhabitable on most days!! She has had to leave to go to coffee shops to study and drive home to Dublin, OH for the weekends because her Apt is unbearable to live in. Thus far, management has DONE ABSOLUTELY NOTHING to resolve the situation. She has NOT been offered a portable AC unit; or a different Apt until her AC is fixed. We call and talk with the front desk people daily and have reached out to the Management team, Leslie and Tyler, and they make empty promises, and nothing is resolved. While rent is extremely high at this property, we expect our daughter to be able to live in a safe environment, with AC and heat, as we were promised when we signed the lease. The management team truly DOES NOT CARE. They do not return your phone calls and to quote Leslie....Well, I grew up without air conditioning......and basically went on to tell me that my daughter needs to develop patience and adjust her level of comfort???? DO NOT RENT from 22 Exchange. You may want to check out The DePot at Akron. Sadly, we wish now that we would have rented there instead.
If you’re looking for a genuine section 8 experience at top dollar price then look no further! 22 has it all! The never ending reek of marijuana, the loud screaming people, the trash all over the floors and hallways, missing and broken “amenities”, constant maintenance issues, flooding water lines, dumpster fires, and a resident background screening process conducted by maybe a google search at best! So if you love living in an apartment complex shared with the most misbehaved Heathens that destroy everything in site and managed by the worlds finest circus clowns here you have it!! Water taste on a champagne budget, if that saying is you come see a leasing “specialist” today! (Would give -35 stars if at all possible)
22 Exchange is the best place for any student at Akron U to live. The price of living is at a reasonable price(for example my rent is $450 a month). Now I know what youre thinking $450 a month is to good to be true, but when you have your own bathroom, bedroom, living room area, kitchen, all unties are paid for with good Wi-Fi. So if you are a freshmen on campus move out of your dorms in December and come to 22 Exchange. Its well worth it.
Hate the new management, none of the doors work , not worth the money now they are going down on rent because nobody will move in!!! I’m a athlete here and can say it is a absolute waste of money when other apartments can provide much more amenities, me and my roommates will be moving out as soon as my lease is over. Only thing they provided for us was a printer which does not work anymore.
What a nightmare from the first move in day. We were promised a 500.00 visa card if we signed the day we toured. We explained that we did not have the rent yet and needed to wait till then to move in. Oh no problem they stated we will just have you sign a promissory note on move in day. Will we still get the 500.00 visa card. oh, Yes that wont be an issue as long as you sign the promissory note on move in day. So we signed...... Then it all began... Move in day all rent is due no promissory note until after a huge argument and being told it wasnt on the lease agreement. We were told it would all be done on move in day. Foolish us for trusting the manager. Well, he finally got an agreement and moved in and it only got worse. We paid the rent current as soon as the refund check arrived from the school. No you cant get the refund as your rent was late. REALLY this was the agreement. We also had to fight and call the corporate office just to get the 20.00 gas card promised if we bought a overnight parking pass on campus. It was a fight to get anything they promised. We moved our boy out in November due to the 22 exchange not following through on their promises. He turned in his key and left the place as it was at move in. We were told they would re-rent it asap not to worry about it as the rent was current. Well here we are in March getting an attorney and ready to prepare for a court as now they are evicting us. REALLY evicting someone that moved out..... OKAY so I call only to hear I need to bring the account current and then they could rent it out again. DUHHHH it was current when we moved out. They turned it over to collection for rent till next September. I guess no plans of renting it as as there are too many empty vacancies.....Why rent it when you can sue the parents.... Cynthia Smith The manager called only made thing more concrete that I am so glad we are out of that place and no longer have to deal with the management. It is horrible and the San Diego is no better. DONT SIGN unless you need a headache.......
22 Exchange is the absolute worst place Ive had to live in and Im comparing it to constant fire alarms and loud party roomate in a dorm. Ive only been here a month and Ive had rent trouble, maintenance trouble, Ive had to call 4 times because my room change isnt updated in the system properly, I keep getting told to change, Im paying for a 2 bedroom apartment and they are trying to make it a 4 bedroom when I worked out with building management that I had to be moved and rooms in my space are locked, my mother had to come from Cincinnati to deal with things with management because they think they can boss college kids into doing whatever. Its the worst. I hate it here. The apartments are nice but the management is the worst. I got no news for move in, had no idea about any roommate until I moved in, then had to move because we couldnt live together, and they still harass me on phone calls. Hate it. Look somewhere else. Wish I could give a 0 star rating for this management.
These people will try to harass you into renting an apartment. They got my phone number without my consent and send me texts and calls after Ive requested they remove my phone number TWICE. I had someone tell me they would remove my number on 2 occasions and they have not. I also had a friend who moved into their apartment here and it was infested with fleas when they moved in. 22 Exchange made them pay to remove their own problem, and the fleas werent gone after the treatment. These people are scum and incapable of performing simple tasks. Shady business.
The wifi here is beyond awful. As a college student, I cant even do my homework here and I have to watch Netflix on my phone because it is that bad. They make up lies about things. I have brought the wifi issue to management multiple times and there is always an excuse or they say something is coming this week and then nothing ever changes. They advertise for a tanning bed, but it has been broken for months and they always say its going to get fixed and never does. This place is not worth the money they charge and I suggest looking somewhere else.

2018-03-28Walked out my apartment to the hallway to find trash laying there more times this week than not. Still have not fixed a door that has been broken for 7 MONTHS which Im about fix myself. Was even told it would be fixed in January. They must be having some serious money problems cause they have so many empty rooms. They may have cheap apartments right now but consider that you have to get your own internet because theirs is so bad. They dont offer free printing anymore. The gym equipment barely works. The people are extremely loud and the walls are paper thin. It constantly smells of cigarettes and drugs. Its a waste of time to tell management about any of these problems cause they do nothing or yell at you and still do nothing. Do yourself a favor and live absolutely anywhere else.

2021-02-18I moved into 22 Exchange in Summer 2020, and it has been great! The rooms are nice, affordable, and the commute to campus cant really be beat. The management is very dedicated to creating a change to any problems with the building or any personal problems that I have had. They have also been very quick to respond to any emails with questions or concerns especially Sean Lacey- who helped my me and my roommates sign our lease. Highly Recommend to anyone looking for an apartment that wants to live near campus!!

2020-11-04Ive lived here for a couple years and Ive enjoyed my time so Ill be honest. The good parts: The size of my apartment and its layout is great, maintenance typically gets to your requests within a day (depends on urgency), everyone in the office is nice and helpful, and they really try to get residents involved with events. The not so good parts: hallways and doors are a mess and in need of work (they are working on this currently), the changing of management is an annoyance, and walls are thin so you can hear your neighbors if they talk loudly.

2020-10-2522 Exchange Apartments has been amazing and great for the price. Compared to other surrounding apartments, the price at 22 cannot be beat. I would rather pay less and have to walk an extra 2 minutes to campus then pay $300 more a month at other apartments. 22 is so close to the west parking deck so having not to pay for additional parking is wonderful. I feel safe. Reviewing other reviews about some common issues like trash or noise, so far noise has not been a major issue for me. The walls are not super thin and as for trash, if trash does occur, It is picked up within a day. The gym is a short walk and I love the cardio equipment! One major component that I find important is the absence of overage of utilities, everything is a flat rate. This means we do not need to worry about leaving lights on or the TV which is nice when it comes to budgeting while being a college student, you know what you owe every month. 22 also just updated their system to have a mobile app where you can make maintenance requests, pay rent, and more which is handy! Speaking of Maintenance, they are wonderful and super nice! They are also quick to repair things which I know is an issue in other off-campus apartments. We love it here and have so many good things to say!

2020-10-25For the price and for a college student, the apartment is in a great location, the staff is extremely friendly and they provide all the essentials you need. Anytime I needed anything I feel welcome to ask and have been kindly assisted every time. The maintenance guys are very friendly and make a point to say hi and ask how I am every time they pass me in the hall. The office employees are extremely friendly and do their best to accommodate any need.

2020-10-24This is a great step up from living in the dorms, and its not too expensive compared to the other student apartments. The location is a nice walk to campus and other places downtown. I generally feel safe here, even at night. I was surprised with the large size of the rooms and everything that was included. The staff is always nice and helpful with any maintenance problems or questions we have.

2021-05-08I like it. The unit is nice and it’s a plus because everyone has their own private room and bathroom. Management and office is great they respond in timely a manner & will help solve any problem if you contact them about it. I only rated 4 stars because unfortunately I was put in the same unit with people that don’t clean up after themselves. When I moved in the place was looking a mess and it isn’t management fault, but the people in the unit isn’t keeping up with the place.

2020-08-05I was a resident at 22 for over a year and I had a wonderful experience, I didn’t have any issues with the leasing office or any of the employees. If you’re a college student you can’t beat the price and the roo comes right to the door which makes it easy to get to class. If you don’t have anyone that can move in with you, they match you with other residents which is great because.. they are really good at matching you with people with similar interests. I made life long friends and that would not have happened without 22. 10/10 would recommend :)

2021-02-18As my first year living on campus this apartment gave me a great experience while also being cheaper then most of the other apartments on campus. Staff treated me and my roommates better then expected and were always helpful. Would definitely sign there again
